2016 Leadership Academy Brings Awareness to Sadowski Members of the Realtor® Association of Sarasota and Manatee (RASM) commended the success of the 2016 Leadership Academy class at the RASM Annual Meeting on September 27. The RASM Leadership Academy is designed to train emerging Realtor® leaders who want to get involved, make a difference and expand their leadership skills. Each year, a new class of leaders completes a project of their choice. The initiative of the 2016 class was to bring awareness to the William E. Sadowski Affordable Housing Act. They achieved this effort with a multi-part project to empower and benefit local communities as well as Realtors® throughout the state. With more than 100 members of RASM and the public in attendance, the class hosted an Affordable Housing Lunch & Learn on July 21 with Jaimie Ross, President and CEO of the Florida Housing Coalition. Attendees learned about the state of affordable housing in Sarasota and Manatee and how to access these funds in an effort to get more families in homes for future stability. In addition to the luncheon, the 2016 class also produced a dynamic video about the Sadowski Act, an initiative of the Florida Housing Coalition. The video was shared among Realtors® both virtually and at the 2016 Florida Realtors® Convention in August. Lastly, the class made the decision to donate the surplus of money raised to cover costs of the video, promotional

materials and Affordable Housing Lunch & Learn to Loveland Center, Inc. The Loveland Center is funded in part by Sadowski dollars and supports adults with developmental disabilities, teaching important life skills to equip students with independent living skills. The 2016 class leveraged their donation with a match in the Giving Partner’s Giving Challenge, resulting in a $2,300 donation to the center.

Schools & Housing Report Card A+ Schools Boost Area Home Values No doubt about it, home is where the heart is. We care for our homes in many ways. We raise our families at home; we entertain, cook our meals, love our pets and relax in our homes after a hard day. We take pride in our homes and as such, they are a reflection of our tastes, our lifestyle, education, background, and even our family values. We go to great lengths to pick the “perfect” location to call “home,” a location which will hopefully guarantee a return on investment (ROI) when it’s time to move on. Many factors are involved in a successful ROI equation: location, access to local amenities, a thriving job market, arts and cultural outlets, and predominantly, superior quality, top-rated schools. According to NAR’s Realtor® Magazine and the new ATTOM Data Solutions 2016 Schools and Housing Report, home values can get a big increase from having even one highly rated school nearby. ATTOM Data Solutions analyzed 2016 home values and price appreciation along with 2015 average test scores in nearly 19,000

NOVEMBER 2016

elementary schools nationwide in 4,435 zip codes with a combined 45.9 million single family homes and condos. For purposes of this report, a “good school” was defined as any with an overall test score at least one-third above the state average. Out of 1,661 zip codes with at least one good school, the average estimated home value as of July 2016 was $427,402, 77 percent higher than the average home value of $241,096 in 2,774 zip codes without any good schools. Home owners living near at least one good school have gained, on average, $74,716 in value since purchase, an average return on investment of 32 percent, the study found. On the other hand, home owners in zip codes without any good schools have gained, on average, $23,311 in value since their purchase, an average return on investment of 27.5 percent. In addition, The ATTOM Data Solutions report found that on average, home price appreciation has been much more volatile in zip codes without any good schools over the past decade compared to zips with at least one good school. Year-to-date 2016 median home prices in zip codes without any good schools on average are still 1 percent below median home prices during the same time period in 2006, while median home prices in zip codes with at least one good school are up 4.5 percent on average compared to 10 years ago. the short term but not over the long term of at least 10 years.” According to NAR, more than 75 percent of parents say their child’s education is an important factor in their search for a new home, according to a new survey conducted by Bank of America of 1,000 home buyers. Of those, 53 percent say they would buy a new home in a specific neighborhood to get their child into a better school. Sixtyfour percent of parents say that knowing the quality or ranking of nearby schools is extremely important to them before purchasing a new home. Also, 37 percent of parents say the school’s extracurricular reputation is also important in their decision. Home values in zip codes with at least one good school are 113 percent higher than home values in zip codes without at least one good school in Manatee County, and 26 percent higher in Sarasota County,” added Blomquist. So… what does this say about the beautiful communities of Sarasota and Bradenton that so many call “home” and how are our educational intuitions ensuring that we retain (and grow) our community’s home values and make certain the Sarasota/Bradenton area continues to be an ideal place to live, invest, work and play? For starters, it’s important to recognize that Sarasota and Manatee counties are a true educational hub, a mecca of quality, top-notch schools, from prekindergarten through post-secondary career and technical training. This vast infrastructure provides enormous opportunities for today’s students to ready themselves as tomorrow’s educators, leaders, politicians and professionals. In no way is this article meant to be an extensive list of every school in our two county area, but rather highlight some of the major contributing factors that are shaping and prepping our next generation and keeping our community a highly desirable location to invest. “One of the first things that most people consider when buying a home is ‘what are the schools like?’ This is a question that we take very seriously,” said www.MyRASM.com


Dr. Diana Greene, Superintendent of Manatee County School Board, “and my simple answer is: excellent, and getting better every day.” “The Manatee County School system is a major economic engine in our community. We are the largest employer in Manatee County, with over 6,100 full time employees and over 500-part time employees. We are proud of our schools, faculty and staff, and we are a major contributing factor for why people choose to call Manatee County home. We continue to work hard every day to prepare, and educate our students to be contributing members of our beautiful community,” said Dr. Greene. Preparing children for the future starts right at the PreKindergarten level. “We believe that every child, regardless of income or background, deserves an aesthetically pleasing, safe, friendly, encouraging and academically sound school. We focus on educating the ‘whole child’, addressing all their needs, equipping them with ‘real life’ skills, so that there aren’t any road blocks to their success,” added Dr. Greene. Each year at the elementary level, Manatee County schools add additional STEM classes (Science, Technology, Engineering and Mathematics) to their current curriculum, so students learn how to problem solve, and develop true learning skills. STEM classes continue through middle school students can take part in the TSA program as well (Technology Student Association), prepping students for technology-based careers. Additionally, high school students have access to AP, IB, ACIE, engineering academy courses, and vocational courses. In addition, the Manatee County School system has strong partnerships with postsecondary schools including New College, Manatee Technical College, USFSM, and the Manatee Chamber of Commerce. The Chamber routinely volunteers with a program called “Project Teach”, in order to share real-life career options and create a strong connection with area businesses. “It’s a great opportunity for our students to connect with our local business community,” added Greene. The Sarasota County School District mirrors this same passion and dedication to their students and to our community; and the district is likewise a major employer in Sarasota, with 5,056 full-time employees and 1,098 part-time employees. “The value of high-quality education to individual students, their families and their futures is impossible to overestimate,” said Lori White, Sarasota

County School Board Superintendent. “One of the most important factors in the decision of a family or a business to relocate to a community is the quality of its schools. Good schools support property values and the quality of life for everyone in the community, not just the students. Outstanding schools demonstrate that a community is invested in the quality of the lives and futures of all of its children and families. Good schools prepare students for successful careers and enhance economic opportunities. They generate a strong workforce that attracts businesses. High-quality schools support a rich cultural life that makes the community a place where new families

want to live and young residents want to stay,” said White. The Sarasota County School district is preparing for the future of the community by providing the best possible educational opportunities for all students at all grade levels. They also focus on the STEM subjects of science, technology engineering and math and offer outstanding programs in robotics and technology starting in middle school The Sarasota County School district has also initiated International Baccalaureate and Cambridge Advanced International Certificate of Education Diploma programs to provide enhanced college-readiness for high school students. “We begin our career and technical education programs in elementary school to help students understand how their studies relate to potential careers. These career courses often times lead to industry certification in fields as diverse as cosmetology, culinary arts, auto mechanics, precision machining, medical assistant, and emergency medical technician,” added White. In 2017, Todd Bowden will succeed Lori White as Sarasota’s new Superintendent when White retires, and he plans on continuing in her impressive footsteps. Good schools come in all shapes and sizes. Sarasota and Manatee Counties both offer various charter schools and unique specialty schools. One such distinctive institution is IMG Academy, a premiere boarding school and sports training facility located in Bradenton.

This unique school offers an integrated academic and athletic college preparatory experience, with programs centered around eight sports: baseball, basketball, football, golf, lacrosse, soccer, tennis, and track and field and cross country. Their staff is comprised of former collegiate and professional players and coaches, dedicated teachers and advisors, performance specialists, and support staff, working to prepare future leaders, influencers, and game-changers of tomorrow. After primary and secondary school, higher education awaits. Our community’s educational hub expands to offer enormous graduate and post-graduate opportunities, positioning the Bradenton/Sarasota area as a true education destination. Taking advantage of these many opportunities has never been more convenient, thanks in part to the College Consortium on the Creative Coast (C4). The C4 is comprised of six members: Eckerd College, New College of Florida, Ringling College of Art and Design, The Ringling/FSU, State College of Florida, and the University of South Florida Sarasota Manatee. A foundation partnership including the Barancik Foundation, Community Foundation of Sarasota County and Gulf Coast Community Foundation came together to provide support. Dr. Laurey T. Stryker acts as their Initiative Manager. The Consortium is working to maximize unique but complementary assets for the benefit of their students, employers and community. The group has several ambitious initiatives. The first is to make the region a higher education mecca. “Not many know that collectively the four local institutions have 15,000 students, nearly 400 full time faculty, 133 programs, 1,500 employees and 3,000 graduates annually”, said Dr. Laurey Stryker. Four of the campuses are within 6.2 miles dotted along or close to Tamiami Trail. The second goal is to implement cross registration, which allows students to take courses from another college if space permits. “Connecting the intellectual capital across the campuses offers so many exciting prospects. These collaborations are popular with national foundations. In fact, the Mellon Foundation just announced $750,000 funding over five years for an arts and humanities collaboration led by New College of Florida (NCF). There are 80+ STEM fulltime faculty – think about the ways they and their students can work on community problems and future company formations,” added Stryker. Continued to page 30

Market Analysis Sales and Prices Up, Inventory Remains Tight Total closed sales in September in the two-county area are up 2.6 percent over September of last year, with single family sales up 3.8 percent, and condo sales down just under 1 percent. Single family home sales in Manatee County posted a 13.8 percent increase, while condo sales in Sarasota County were up 3.3 percent over last year. Sales were down year over year by 3 percent for Sarasota County single family and down 6.2 percent for Manatee County condos.

While inventory in the two counties is up 19.8 percent from last year at this time, levels have been declining since the end of the season, a typical trend each year. Single family home inventory in Sarasota increased by 19.2 percent, while Manatee experienced an 11.1 percent increase, year over year. Sarasota condo inventory increased by 39.4 percent and Manatee County increased by 14.9 percent. “Historically, listing inventory will rise in the coming weeks as sellers position themselves for the upcoming season,” says Linda Formella, 2016 RASM President. Both counties saw an increase from last year in median sales prices for single family homes with Sarasota experiencing an 11.3 percent jump to $249,000 and Manatee a 1.1 percent increase to $269,000. Median sales for Manatee condos increased by 13 percent, to $178,000, while Sarasota condos experienced no change, remaining at $192,500. Distressed sales continue to become more insignificant in the market, with only 96 recorded in September this year, accounting for only 5.8 percent of all sales, compared to 200 in the same month last year, when they accounted for 12.4 percent of sales. The reduction in distressed sales accounts for some of the increase in median prices, as those sales are typically priced below market for similar non-distressed sales. A seller’s market remains in both Sarasota and Manatee County. According to September 2016 data, Sarasota single family homes are at a 4.2-month supply and condos are at a 5-month supply. Manatee County single family homes are at a 4-month supply and there is a 3.8-month supply of condos. A balanced market is considered to be a 6-month supply. September reports of pending sales (those in which a buyer and seller have signed a purchase contract) showed the typical seasonal trend, slowing from last month. As things slow down a bit between Thanksgiving and the Tony Veldkamp 2016 CID President end of the year, it is a great time to do a year-end review and to plan and goalset for 2017. What did you do right in 2016, what was a success? What did you do wrong, or was a time-waster that you need to remove from your life? (Hint: Facebook!) Also as you are starting to plan for 2017 success, think about your volunteerism and getting more involved here at RASM. The game plan for a successful real estate career, and life in general, is a good balance between work and family, leisure and volunteering, socializing and your faith life. Giving back to your profession by volunteering for a RASM and/or CID committee is a great way to volunteer your time, but also network and socialize with others in your profession. When it is time to negotiate that big deal, knowing the other agent on a more personal level will cause things to go quicker and smoother. 2016 NAR Conference The 2016 National Association of Realtors® Annual Conference and Expo will be in Orlando November 2nd -7th. This is a great opportunity to go while it is in Florida and enjoy the education and networking with CRE agents

Global Business Council PLATINUM Global Achievement Program Award Winner By Marie Avery, Global Business Council Chair

We are very proud to announce that our Global Business Council has once again been awarded the PLATINUM Global Achievement Program Award from the National Association of Realtors®! We recently had our 10th Annual International Real Estate Conference. It was well attended with over 125 attendees. We had major speakers educate our members on the latest trends and tools for local and international real estate practices. Brad O’Connor, the Chief Economist for Florida Realtors®, showed how there was a slowdown in progress across much of the world well before Brexit hit. Our US dollars have strengthened as of late, but it does weaken the incentive to buy in the US. On the other hand, you may see some international owners selling their Florida homes to take advantage of the strong monetary ratio. Clark Toole, Operations manager from Coldwell Banker Residential Real Estate, told us some of the ways to get ahead of the game when working with international buyers and sellers. Kelly Kutchin, Moneycorp, gave an international currency exchange update. Alain Forget, Director Head of Sales and Business Development for USA RBC Bank, offered tips on how to overcome foreign exchange trends for Canadian clients. Richard Silver, Sotheby’s International Realty Toronto Owner, gave us the Canadian real estate client’s perspective on purchasing stateside and how it differs from Canadian real estate practices. Rhett Damon, Move Inc. taught us how to use the tools that are free to use as part of our Realtor® benefits. Cindy Faith, Director of Global Marketing and Communications for NAR, provided us with additional ways to work and sustain our international business with international clients. As you can see we had a great opportunity to learn how to maximize our international real estate business. If you were not able to attend this year, be sure to mark it down for next year. The National Association of Realtors® (NAR) has mandated that all Realtors® complete a 2.5-hour training every four years as a condition of membership. RASM Supports Forward Manatee

The Realtor® Association of Sarasota and Manatee (RASM) presented a $10,000 contribution to Forward Manatee. This contribution to Forward Manatee will assist in the passage of Manatee County ballot items to improve local schools and capital projects for Manatee County. In addition to RASM’s contribution, members of the Association will champion for the passage of both ballot items. “Forward Manatee is deeply appreciative of the contribution from RASM. This generous action is a reflection of their strong belief in the need to support the quality of life in Manatee County,” says Mac Carraway, spokesman for Forward Manatee. “RASM members have the opportunity to work with the people in Manatee County every day and have a special insight into what makes Manatee County great. This support for sales tax initiatives #6 and #7 on the ballot will help ensure that Manatee County will continue to be the community we all want it to be.” Forward Manatee is a Political Action Committee formed to promote two half-cent sales taxes in Manatee County. The group is asking citizens to support the renewal of an existing sales tax for the Manatee County School District and a new infrastructure sales tax for Manatee County Government. Cover Story Continued Another goal of the C4 is to collectively improve the transition from college to work with an emphasis on area employer connections. Recently, the Gulf Coast CEO Forum made up of 100+ company CEOs brought 70 students from across the campuses together with 80+ CEOs to discuss ways to “mind the gap” between graduation and career starts. By Holly Switow, Premier Sotheby’s International Realty Anna Maria Island was first discovered and inhabited by Timucan and Caloosan American Indian tribes and, later by Spanish explorers. In the early 1900’s the island began to take the form that we see today when Tampa Mayor Madison Post took an interest in the island which it is said he formally named for his wife Maria and his sister-in-law Anna. Anna Maria Island is part of a chain of barrier islands whose closest southern neighbor is Longboat Key and seven miles up the island to the northern most tip where the Gulf waters meet Tampa Bay. Today it is known and loved for its exquisite white sugar sand beaches and a charming and relaxed old Florida vibe enjoyed by both residents and visitors from around the world. Anna Maria Island has three cities, Bradenton Beach, Holmes Beach and the city of Anna Maria, each offering its own unique atmosphere. For local Floridians, Anna Maria Island is a favorite day trip destination with ease of access across three bridges onto the Island. My personal favorite is the bridge that crosses from Longboat Key to Bradenton Beach with its breathtaking views of the Gulf on one side and the sound on the other. Just over the bridge is Coquina Beach offering a wonderful public park on both sides of the road with parking, facilities and picnic areas. The island can also be accessed from Cortez Road and Manatee Avenue. Hint: On weekends, get an early start! Traffic onto the island can back up at all access points and public parking is limited. Real Estate on Anna Maria Island has remained if not brisk, fairly steady the last few years. Investors, full time residents and second home owners are enjoying a return to pricing that is nearing that of late 2005 when last the market peaked. There is a wonderful mix of condominiums, colorful bungalows and state of the art new construction to appeal to all buyers. Currently pricing is running in the low $200’s for a small one bedroom condo all the way up to over $4 million for a Gulf front home. Hint: Seek counsel, each of the three cities has its own governing body and rules and regulations regarding building and rental policies. Affectionately known as Island Time, life on Anna Maria Island is seemingly less complicated and best enjoyed with schedules put aside and cell phones on mute. Getting around the island is fairly easy. Cars are permitted but there is also the Island Trolley and bikes or street legal golf carts available for rent. Conveniently located, to airports with Tampa/St. Pete 45 minutes north and Sarasota 30 minutes south. Hint: Cell phone service on the island is spotty at best. Most rentals and some shops have Wi-Fi. Shopping and eating on Anna Maria Island is a delight. Boutique shops, art galleries and all types of cuisine from five star gourmet Gulf front dining to taco carry out can be found. All restaurants and shops and boutiques are local. Bradenton, just off the island, offers all major box stores. Hint: Anna Maria Island has very few chains, only Publix grocery, two pharmacies and a discount type dollar store. There is no place quite like Anna Maria Island. Come for the day and you will be charmed into wanting to come for a week and then a life time. www.MyRASM.com

Changing of the Seasons The 2016 RASM Business Partners held their 7th Annual “Changing of the Seasons” Open House Gala on Wednesday, October 19th from 5:00pm to 8:00pm at the RASM South Office. We had over 300 attendees this year. The Business Partners worked very hard to make this the best Realtor® event of the year. This year we had a Pasta Bar, Cheese and Fruit display, Antipasto with Artisan Breads, Italian Chicken Roulade hor d’oeuvres and a cash bar with wine/ beer catered by Sarasota Catering Company. We also gave out goodie bags and over 40 door prizes which were donated by your RASM Business Partners. A great time was had by all!

IMPORTANT DUES INFORMATION – PLEASE READ CAREFULLY 2017 Dues Invoices Are Now Available and Due Dec. 15th For the Who, What, When, Where, and Why’s regarding mandatory electronic online dues payments, please visit the RASM website at www.myrasm.com and click on the MEMBERS tab near the top of the page > FAQ’s > Dues and > Accounts. • When and Where are dues invoices sent? Individual dues invoices are available @ http://www.myrasm.com (under MY ACCOUNT at top, right of the page), where they can be viewed, printed, and paid. In addition, an email was sent to all members notifying when the invoices were produced and available for payment. • What is included on this dues billing? Annual dues: Local, State, National, CID (if applicable), Global Business Council (if applicable) and voluntary Florida Realtors® PAC. • Payment Methods: ELECTRONIC PAYMENTS ONLY! Two payment options: 1. Deduct directly from your checking account via: A. Debit card (MC,V) – the easiest way to have the payment deducted from your checking account. (please note that if your debit card is simply an ATM card without a MasterCard or Visa symbol it will not work). If you use a debit card with the MasterCard or Visa symbol, you will check “credit card” as payment type *(log-in required). B. Electronic check – use same information as on your check. 2. Credit card (MasterCard, Visa, or American Express). Instructions for all payments • Go to www.myrasm.com • Click on MY ACCOUNT at top, right of page and log in • Under My Services, click on “Pay/View Bill Online” • Continue until you see the successful transaction page • Online charges will appear on your bank and credit card statements as “Realtor® Association/MLS Chicago IL” • To print a copy of your invoice, click on the invoice number OR Come to the RASM offices and use our computer in the lobby which is programmed to open directly into the log-in screen and has easy instructions located at the workstation for your use.  Once payments are made online, they are updated to your account within 72 hours. We encourage you to go online to check the status of your account. • Due Dates, Termination of Services, and Refund Policy Due: December 15, 2016; Past Due: January 16, 2017, 5:01 p.m. $50 late fee assessment on open balances as of January 16, 2017, 5:01 p.m. Members with open balances as of 5:01 p.m. on January 16, 2017 will be subject to suspension of all Realtor® services. Members with outstanding balances at 5:01 p.m. on February 15, 2017 will be terminated. Reinstatement any time in 2017 will require payment in full of all amounts due at date of termination, plus a $75 RASM reinstatement fee. For a member whose license is placed inactive prior to Jan. 1st and who has paid their invoice, the inactive member will receive a full refund of the payments made. For a member whose license is placed inactive on or after Jan. 1st and who has paid their invoice, all payments received are non-refundable.
