Each year, a new Leadership Academy class completes a mandatory project of their choice. This year, the 2017 Leadership Academy focused on bringing awareness to the topic of “sustainability” as it pertains to the real estate industry. This impressive group had lofty goals for the year, goals that were reached and exceeded! Their multi-faceted project was designed to educate the real estate community and the public on the benefits and importance of sustainability. One of the main achievements of the 2017 Leadership Academy was the development of the website, www. projectbegreen.com. This educational site provides valuable information on the importance of sustainability, including the best ways to protect our environment, money, and energy savings ideas, green retrofitting, tax savings information, a helpful guide to the MLS and much more. The site even contains a link to a family sustainability kit through Sarasota County, designed as a fun, interactive family activity to help children understand the concepts of conservation, stewardship, and sustainability, so that we might fully educate the next generation.
Additional 2017 Class Goals Achieved:
• Educated themselves on the topics related to sustainability, by reaching out to educators, and vendors. • Created an informational brochure out of recycled paper. • Created digital media to be displayed on YouTube and on the RASM website. • Created Video BLOGS on an educational topic related to sustainability. • Planned for Participation in upcoming trade shows and events. We are also looking to partner with USF to complete artwork for a sustainability c o l o r i n g book for children. This tool will be useful for educational opportunities at places like the Boys & Girls Club and Big Brothers / Big Sisters. The possibilities are endless! We will continue to update the website, www.projectbegreen.com, with fresh and current material to educate the public and our Realtors®,” said Barrett. “I feel that the 2017 Leadership Academy gave me great opportunities for growth both personally and professionally. I was able to work with a fantastic group of people, with creative ideas, and overcoming challenges that you don’t experience when sitting behind the desk in the office,”added Barrett. In addition to the team project, Leadership Academy participants are required to attend several mandatory classes, events, and meetings throughout the year. “The Leadership Academy requires a significant commitment, both time and otherwise. Commitment to the program means you can't skip a session because you have a closing or are meeting a client. One of the nice things about our Leadership Academy is that only 15 applications maximum are accepted each year, which makes for an intimate group. Participation in all classes and in the class project is mandatory for graduation. Participants will have the dates laid out for them before they sign their commitment to the program and are accepted,” said Catherine McCaskill, RASM Director of Professional Development. RASM Employee Anniversary Janet Wilkins RASM happily recognizes the workplace anniversaries of our dedicated staff! Janet Wilkins is an Education Assistant, supporting Catherine McCaskill, the Director of Professional Standards. Our project meant that I had to go and talk to people and introduce myself - and strangers quickly became colleagues and in some cases, good friends. Trips to FREC and the Florida REALTORS® Conference opened a new world of understanding and appreciation as I learned what it really meant to be a Realtor®, and how I could help the Association, and my community. The educational sessions were great, as was the networking with like-minded professionals.” “Without the Leadership Academy, I would not have moved my career forward so quickly. What Lessons did we Learn from Hurricane Irma?
By David M. Levin, Esquire, a Shareholder with the Icard/Merrill Law Firm I have lived and have been practicing law in Sarasota since 1982. During that time, according to hurricanecity.com, Sarasota has experienced a “direct hit” from a hurricane or tropical storm only six times, with the only hurricane impact being that from Hurricane Irma. Location, location, location. Since 1870, Tampa, Sarasota, and Port Charlotte have received direct hits from 25, 26, and 23 hurricanes respectively. On the other hand, Miami, Boca Raton, and Palm Beach have received direct hits from 43, 45, and 40 hurricanes respectively. These statistics likely reflect the fact that most hurricanes which impact Florida originate in the Atlantic Ocean and travel from east to west. Also, in recognition of the fact that hurricanes impacting Florida typically travel from south to north, the maximum sustained winds associated with landfalling Florida hurricanes will typically decrease as the storm travels northward. By the time it reached Sarasota, Hurricane Irma’s sustained winds were substantially less than those recorded at the same time on the east coast. Since hurricane winds move in a counterclockwise rotation, the greatest effects from hurricane-induced storm surge are located in the upper right-hand quadrant of a hurricane. Accordingly, greater storm surge impacts may be expected on the east coast of Florida as compared to the west coast. Hurricane Irma, which traveled across Florida in a predominantly south to north direction, passed to the east of Sarasota. As a result, Sarasota experienced considerably less storm surge impacts than the east coast of Florida. While no location in Florida is immune from serious hurricanerelated impacts, available historical statistics would suggest that, particularly since 1960, the residents of most coastal locations around Florida are at greater risk than those residing in Sarasota. Our recent experience with Hurricane Irma supports this observation. Hurricane-related damage is generally caused by storm surge, flooding, and wind. Beginning in the 1970’s, minimum design and elevation requirements for new construction were imposed by local governments participating in the National Flood Insurance Program. While there remain numerous legally and illegally nonconforming structures which continue to place ground level living areas at risk from flooding and storm surge, those impacts will become less with an increase in conforming structures. Similarly, the development of Florida coastal construction standards in the 1980’s requiring structures to be elevated above predicted storm surge elevations has reduced the potential impact from hurricanes. Structural damage to residences by flooding and storm surge may be covered by most flood insurance policies. However, Hurricane Irma’s structural storm damage, at least on the west coast of Florida, was primarily caused by the wind, not 12 NOVEMBER 2017
storm surge and flooding. Unlike flood insurance, windstorm insurance is not mandated by the federal government, nor is it available for purchase as readily as flood insurance. It should also be understood that the cost of windstorm insurance is generally significantly greater than the cost of flood insurance, and the premiums of both are likely to increase in the near future, due to the recent storms in Texas and Florida. Buyers of waterfront and near waterfront property will be well advised to investigate the availability and cost of both flood and windstorm insurance during their “Inspection Period” to ensure that those costs are in line with the budget for their purchase. Another lesson learned from Hurricane Irma was the phenomena called “reverse storm surge.” Just as the counterclockwise rotation of hurricane winds creates a buildup of destructive waters in the upper right-hand quadrant of the storm, the winds in the upper left-hand quadrant can cause waters on the west coast of Florida to be pushed out of bays and inland waterways. The reverse storm surge caused by Hurricane Irma has resulted in numerous seawall failures along the west coast of Florida. Normally, the water pressure on the face of seawalls balances the pressure from the landward side. Since Hurricane Irma, what has been observed in many cases is that the temporary removal of the waterside pressure by the reverse storm surge caused damage to seawalls. Much of this damage is evident with the substantial collapse of seawalls. When the waters returned, the waterside pressure returned, but significant structural damage may have already been done affecting the integrity of the structure. The ultimate failure of seawalls can lead to the failure of swimming pools or residence foundations in close proximity to the walls. After Hurricane Irma, buyers of waterfront property will be well advised to have marine contractors evaluate the structural integrity of all seawalls during their “Inspection Period” to ensure that the seawall has not been damaged. By the way, all buyers of waterfront and near waterfront properties should be advised to purchase standby generators to power air conditioners and refrigerators during outages, just saying. David M. Max Brandow recently joined the RASM staff as the new Government Affairs Director. Max grew up in Sarasota County, but is a recent transplant from Colorado. He attended Florida State University to study economics and political science. After working on state campaigns in Florida, he moved west to attend the University of Denver Law School to study real estate law. In Denver, he worked for the Senate Majority Leader of the Colorado State Senate as a legal and policy aide. "I'm very excited to join the team at RASM," said Max. Hurricane Irma Stalls Sales in Sarasota and Manatee
The Sarasota and Manatee area was mostly unscathed from Hurricane Irma but, real estate sales were hit the hardest. With office closures, reinspections and tight scheduling for new appraisals, September 2017 reports a decrease in closed sales, pending sales and new listings. Compared to this time last year, combined closed sales for the twocounty area decreased by 16.8 percent. September’s decline in sales isn’t an effect of the current housing supply and demand, but is directly related to the business and school closures around the storm. “With Labor Day and office closures, there were 20% fewer business days in September to complete a sale,” said 2017 RASM President, Xena Vallone. “When a storm like Irma comes around, our focus shifts from day-to-day business to the safety of our homes and loved ones.” This limited business days this month also contributed to a decrease in the number of properties that were put on the market. New listings for single family homes in the two counties decreased by 31.8 percent. Condo new listings decreased by 20.9 percent in the two-county area. “We typically start to see more listings in September as buyers prepare for season,” said Vallone. “But, when the storm started its path toward Florida, sellers weren’t preparing to list their house, they were preparing to keep it safe.” While inventory may be slightly down from August, overall inventory does show slight improvement from this time last year. Single family homes in the combined two counties improved by 1.9 percent, while condos increased by 2.9 percent. Inventory supply typically starts to grow in the fall, which brings good news for post-Irma market recovery. Irma’s arrival also brought fewer shopping days for buyers to select their purchase. New pending sales, or the number of properties that went under contract in the month, decreased in both counties. Sarasota County www.MyRASM.com
experienced a 29.8 percent decrease in new pending sales, while Manatee County decreased by 26.2 percent. Pending sales are a good indicator of future closed sales. With so few pending sales this month, Irma’s impact on closed sales will trickle into October. Notably, median sales prices are up, an indicator that Florida’s housing market is experiencing a delay over a crash. The median price of single family homes in Sarasota County increased by 8.4 percent to $269,900, while Manatee County increased by 9.3 percent to $295,000. Sarasota condos increased by 11.2 percent to $220,000. Condo prices for Manatee increased by 2 percent to $181,500. Commercial Investment Division The 3 G’s of CID Golf, Generosity, Good times
The Commercial Investment Division (CID) just wrapped up our 16th Annual CID Golf Tournament at the Founder’s Club. It is one of the most anticipated social events for our members and guests. In real estate, and it’s associated industries like lending, title companies and such, we all work hard, with big deadlines hanging over our heads and Rico Boeras long negotiations that can be stressful. A day 2017 CID President of playing golf, wearing some wild shorts or socks, like the king of wild shorts, our very own Nick Devito, is just a great way for us to cut loose and have some fun! This year was another record year and I have to really thank our amazing committee headed by Barbara Williams and co-chaired by Brian Arledge, and assistance from Tony Veldkamp, Tim Mapp, and a few others who really helped to make this year a great success. Every year, CID chooses a charity in our community to give ALL of the proceeds of the event. We make it a point to give locally, so that the money goes to improving the lives of individuals right here in our community. This year was another record year for sponsors, and a presentation of the proceeds to our charity for the year will probably be at the November general
membership meeting on November 21. This year, we are happy to present a check to the Harvest House. The Harvest House is a nonprofit organization, dedicated to the premise that all people deserve safe, stable housing and the opportunity to renew their hope and dream again. As a pioneer in the transitional and permanent housing movement, they are the only organization in Sarasota to participate in the development, preservation, and management of affordable, service-enriched housing. This model is becoming the standard for serving families and individuals who are working to rebuild their lives. They believe that affordable housing and supportive programs improve the economic status of residents, revitalize neighborhoods, and stabilize lives.
They serve a variety of populations with residential programs for families, veterans, and unaccompanied youth who are homeless, and individuals with a history of homelessness, substance abuse, and incarceration. Our CID board chose this organization because they are helping to rebuild people’s lives right in here in Sarasota. Rebuilding lives here gives CID the opportunity to give back to our community! International Conference gets Irma'd! By Ivan Gould PA, Broker Associate | RE/MAX Alliance Group Inc. Hello everyone! I am proud to be stepping into Robin Adair’s shoes as the Chair of GBC for 2018! This article was meant to be a review of our annual International Conference on September 13, but that pesky storm Irma blew in and, regrettably, we had to cancel as speakers were unable to fly into our area. No internationally renowned speakers on stage tends to lead to a dull conference! So, instead of a report on the Conference, I thought that it would be worthwhile taking a quick look at the latest international buyer statistics, our updated logo and brochure and a taster for early 2018.
According to the Florida Realtor® Magazine, foreign buyers spent $19.4 billion on 47,000 residential properties across the state in the last year. This indicates an average value of $412,000 per transaction, compared to the average single family home value of $258,000 in Sarasota County, and $287,000 in Manatee. The total spend in the Tampa/St. Petersburg/Clearwater Metropolitan Statistical Area (MSA), of which we form part, was $155 million, with the top 5 countries by dollar volume being Canada, Brazil, Venezuela, UK, and Argentina. No great surprises there then! In fact, Latin America and Caribbean regions accounted for almost 40% of the overall foreign real estate expenditures. So, it’s fair to say that international buyers remain an important part of our potential client base! Moving on, I do hope that you like our new logo, which is below!

The first part of 2018 has been outlined – we will have our Jump Start Your Global Business session in February, and Deborah Vallendor from the Miami Board of REALTORS® in March. We’ve also decided to pull forward the Annual Conference, to hopefully avoid Irma II, and this is likely to take place in May, 2018. In addition, we’ve recently been designated a Gold Global Achievement Program Award winner by NAR, so 2017 has been a busy and successful year to date. Here’s hoping 2018 continues in the same vein!

Neighborhood Spotlight Golden Gate Point
Premier Location for a Life of Luxury in Downtown Sarasota By: Charlotte F. Hedge, Broker Associate, The Hedge Team Golden Gate Point, a 22 acre peninsula located in the city of Sarasota, was developed in the 1920’s by circus celebrity, John Ringling, and developer Owen Burns, to be the starting point for the first John Ringling Causeway Bridge, connecting Bird Key and Lido Key to the mainland. The two men called it "Cedar Point" because of the Australian Pines that ringed the peninsula. The two-lane bridge, with a cost of $425,000.00, opened in February, 1926. In 1937, Newton Shockey, a manufacturer from Detroit, built the first house on Golden Gate Point as a winter home. In July 1973, when the tallest building stood 70 feet high, the City of Sarasota restricted building heights on the Point to 75 feet. Pier 550, a 51 unit condominium previously known as the Seahorse Motel, remains one of the oldest buildings on Golden Gate Point. Today, many of the most expensive waterfront condominiums are found along the East and West perimeter of the Point, with an eclectic and diverse interior of condos, duplexes, a single family home, and a few building lots. In 2001, the Golden Gate Point Association and city of Sarasota entered into a partnership, which resulted in a streetscape project for a redesigned roadway. The project included underground utilities, and waterlines, paver bricks, lush landscaping, beautiful lighting, and other amenities. The streetscape was completed in 2009. Today, Golden Gate Point is a neighborhood of 330 homes, within walking distance of Sarasota’s vibrant downtown restaurants, shops, opera, theatre, galleries, parks, and it overlooks the inland waterway, Sarasota Harbor and Marina, and the Ringling Bridge. Current real estate prices of the 19 homes on the market range from $599,900.00 to $3,490,000.00, for some of the newer homes constructed over the last few years.

Members of the Global Business Council (GBC) were recently treated to guided tours of the Ringling College of Art and Design. Two tours of 15 members each were held in September and October, 2017. This impressive Sarasota gem is worth exploring and cannot be appreciated just by simply driving by on US-41! The 1,400 students currently enrolled enjoy a faculty/ student ratio of 1:11. Most of the students graduate with a Fine Arts degree, but the business end of art can be learned by graduating with a degree in the Business of Art and Design (and there are twelve majors altogether). Over eighty companies recruit on campus each year such as Pixar, Disney, Dreamworks, Hallmark, and NBC Universal Studios. Keep a lookout for additional tours, hosted by the GBC, to be scheduled in the new year. Registration is required.

The Women's Council of Realtors® offers you the opportunity to network and learn from the area's top producers while distinguishing yourself as a leader within your community. We host several networking events throughout the year in addition to our business resource meetings. As we enter the fall season, the Manatee Network is hosting two social events open to all members of RASM and YPN. Continuing with our dedication to giving back to the communities we serve, we will host our 4th annual golf tournament on Thursday, November 9th at the beautiful Esplanade Golf and Country Club in Lakewood Ranch. All are welcome to participate, golfers and non-golfers alike. A portion of the proceeds will benefit the Manatee Children's Services. In December we will sponsor a bus tour of the beautiful Christmas lights in downtown Bradenton, followed by a chili cook-off in February. A vital part of the growth in all of our businesses is continuing education. At our business resource meetings, we learn about the latest legislation, regulations, and zoning plans impacting Manatee County as they relate to growth and taxation. Additionally, we offer reimbursement for any member pursuing their NAR designations, such as ABR, CRS, GRI and many more. Just as important is the opportunity to exchange referrals. Doing business with colleagues you know and trust makes your transactions flow more smoothly from contract to closing.
