2019 RASM President, Amy Worth, Empowers Members to Take Action

No stranger to taking initiative, Amy Worth, a secondgeneration Realtor® and Broker Associate with RE/ MAX Platinum Realty, was born to lead. Great leaders empower others; a theme of Amy’s goal as your 2019 President. On December 6, 2018, the REALTOR® Association of Sarasota and Manatee (RASM) installed the 2019 officers and directors and recognized six deserving award winners at the Annual Installation and Awards Banquet. The newly installed president announced her goal to focus on the professionalism, productivity, and profitability of RASM’s 6,500 Realtor® members. During her speech, Amy declared 2019 as the year to MAKE IT HAPPEN, empowering members to use the support and tools of the Association to become more successful in their business.

And now she’s empowering others to do the same. “To me, ‘make it happen’ means having a goal and doing whatever it takes to meet that goal,” said Amy. “If my clients want me to sell their house in 30 days, I say ‘we’ll make it happen.’ I don’t get bogged down by the details, that’s what a team is for. It’s so important to delegate and enable others so that together, we can make it happen.”

How She Made it Happen

When she was ten years old, Amy’s parents moved from Indiana to Sarasota to start a real estate business. A graduate of Riverview High School and the University of Florida, this Riverview Kiltie considers herself a local. After earning her Bachelor’s in Business, she moved back to Sarasota and with a friendly push from her parents, she entered the real estate business. When her parents retired their business, she made the switch to RE/MAX Platinum Realty and has been with the company for more than 20 years. Ongoing education has always been important to Amy. During her professional career, Amy earned her Graduate, REALTOR® Institute (GRI), the Accredited Buyer's Representative (ABR®), Certified Luxury Home Marketing Specialist™ (CLHMS), and the Transnational Referral Certification (TRC). Amy was eventually approached by Doris Edwards, Broker with A&D Edwards American Dream, to join the Women’s Council of REALTORS®. Not long after joining, she signed on as president of the WCR Sarasota Chapter in 2006. Her involvement brought her to serve as the 2013 President for WCR Florida Chapter. As her leadership roles have expanded, so has her business. 6 JANUARY 2019

The Association exists to support Realtors® in their business. Amy credits much of her business success to her involvement with the Association. But for others, that success might correlate with the pursuit of education and designation classes, attending networking events to build relationships, using information like market statistics, or finding a group of like-minded people in the Young Professionals Network, Global Business Council or Commercial Investment Division. “We’re all business people, we all have something to gain. I want members to view the Association as a support network, ready and willing to help members to achieve individual success. I believe success in the real estate industry requires us to foster both positive and productive relationships,” said Amy. “The Association provides an environment in which we can create and nurture relationships at many levels, from bottom-line business transactions to ongoing mentoring and career development. I challenge you to be enthusiastic, get off the sidelines and get on the playing field. We’re going to stop wondering ‘what’s in it for me’ and start saying ‘we are in it for you’!” In the rapidly changing real estate industry, it’s imperative for Associations to be fresh and innovative; “the way we’ve always done it,” just won’t cut it anymore. Amy is determined to see the advancement of members who take advantage of their Association membership. “Our members have access to so many valuable tools. But access doesn’t always equal success. If you don’t know how to use the tools or even use them at all, there’s no real benefit. Our members must make it happen for themselves and get involved,” added Amy. Realtor® Attorney Joint Committee Florida Homestead Exemption

Pitchford, Board Certified Real Estate Attorney at Shumaker, Loop & Kendrick, LLP The Florida Homestead Exemption reduces the value of a home for assessment purposes by up to $50,000 dollars. In addition, Florida’s “Save Our Homes” amendment to the constitution caps the rate at which homestead property assessments may be annually increased to the lesser of 3 percent or the rate of inflation. The application of the Florida Homestead Exemption laws can be complicated and below are just a few of the issues that can arise: Claiming Two Homesteads in Florida Separated: Generally, a married couple is considered a “single family unit” and is only entitled to one homestead exemption. While Florida law does not recognize legal separation, at least one Florida court has held: (a) if a couple is actually living separate and apart; (b) if neither party is dependent upon the other (no support, maintenance, etc.), and (c) if the separation is “bona fide” (not resulting from some fraudulent intent or designed to take advantage of homestead or other laws), each party may claim homestead. This approach has been upheld by the Florida Attorney General. Out of State and within the State of Florida: Under Florida law, a person who is receiving a tax exemption in another state (where permanent residency is required) is not entitled to Homestead Exemptions in Florida. The penalties for fraudulently claiming exemption are severe. Owners who intentionally cheat on homestead will have a tax lien placed against their properties, be back taxed for up to 10 years (as applicable), be required to pay a substantial penalty (50 percent of the unpaid taxes for each year) and pay an interest rate of 15 percent per year. Rental of Homestead Thirty Days in Two Years: Florida law states that if homesteaded property is rented in total or in part for more than 30 days per year for two consecutive years, the homestead owner loses the homestead exemption. Violations of this provision can result in penalties in addition to the disapproval of the homestead exemption such as a 50% penalty and 15% interest for any year or years the property was rented in the prior ten years.

certification naming the beneficiary, thereby defeating the purpose of the land trust. The Sarasota County Property Appraiser’s office, however, merely requests a copy of the trust to review and keep on file. The Manatee County Property Appraiser’s office also only requires a copy of the trust for their files and will not record anything further in the Manatee County Public Records, however, the tax rolls will list the name of the beneficiary. Continuing Homestead after Residence Is Demolished: Intentional: If the homestead is demolished for replacement and the owner is temporarily living elsewhere, many Florida property appraisers deny the homestead exemption. A few property appraisers, including the Sarasota and the Manatee County Property Appraisers, will consider preserving the homestead exemption on a case-by-case basis. The Save Our Homes cap, however, will be affected by the demolition. The main factors considered are the timing and the length of time for rebuilding. The first step is to communicate with the property appraiser’s office. Disaster: When homestead property is destroyed by a natural disaster, the homestead exemption continues under Florida law, if the property otherwise qualifies and the owner notifies the property appraiser of intent to rebuild and live in the rebuilt home (and does not claim a homestead exemption on any other property). Failure to commence the rebuilding of the homestead property within three years after January 1 following the property’s destruction constitutes abandonment of the property as homestead.

Military There is a military exception to the above rental rules. When property is owned and used as a homestead by a person serving in the military, the service member may rent the homestead property without abandoning their homestead exemption.

Suncoast Regional YPN Moving and Shaking in 2019 By Angela Moon, 2019 YPN Chair Cheers to the New Year! Welcome to 2019, the 19th year in the 3rd millennium AND the 21st century; the last year of the 2010s and the Chinese Year of the Pig. I’m honored to be writing my first article as the 2019 YPN Chair, introducing my “reign,” as I jokingly call it! This year will be focused on member engagement, recruitment, organization and growth of our committee. We just recently held our 2019 planning session, and I am impressed with the opinions that were shared and the ideas that were generated. Our committee has big plans for the year! We are already planning dates, educational subjects, and speakers well into the second half of the year. We are very encouraged by the committee’s motivation to provide our members with events that will balance networking, education, and FUN! As some of our founding members moved on to new endeavors, we welcomed MANY new faces in 2018. While it was so amazing to see, it was a bit concerning at first, as we were hoping for the same level of involvement and success that we‘ve seen in the past. However, both Brian Tresidder (2018 YPN Chair) and I were blown away by how these newbies dove in HEAD FIRST and pulled off an amazing 2018! We are both very proud of their efforts. For 2019, plan to see even more YPN activity on social media! Plan to see more videos, and more ways for our members to interact within the network (without always having to come to an event or meeting). Plan on more ways to engage with each other, communicate, and HAVE FUN! We have also discussed better ways to recruit new members, introduce members to leadership opportunities, and better explain the benefits of being involved in YPN and the Association! Our newest event, “Coffee Talk: Wake up with YPN,” began in December and will continue on the first Wednesday of every month. This MORNING event went very well for a first-time event, offering coffee and lattes, and featuring Shana Hamel, Realtor® with Key Solutions Real Estate. Shana discussed business planning, and great networking opportunities. We know these events will be a great addition to our yearly schedule and we hope to see you at one in the future! Our January event will focus on financial planning for Realtors®. This month, we’re also bringing back Celebrity Bartending: Back to School Rally on January 17 at the Office Bar SRQ. We are raising money for the RASM Scholarship Fund, and we know that after the great feedback we received last year, this event will be even more successful! It was such a great way to get EVERYONE at the Association involved and this year’s lineup features bartenders like our RASM President, Amy Worth; 14 JANUARY 2019

By Max Brandow, Government Affairs Director 2018 was a very busy year in the RASM Government Affairs department, from supporting local ballot initiatives and political candidates, to putting on the largest Casino Night event, to taking our members to Tallahassee and Washington, D.C., to meet with our elected representatives. None of which would be possible without the great support of the REALTOR® Party through RASM member RPAC Investments. RPAC investments are the lifeblood of the Realtor® political arm. On behalf of RASM and the 2018 RPAC Chair, Michelle Crabtree, we would like to thank all of our 2018 RPAC Major Investors. Below you will see just some of the accomplishments we were able to achieve locally this year due to RPAC investments:

Market Analysis Housing Inventory Rises in November Overall, November 2018 reports an increase in closed sales, median prices and inventory in the Sarasota and Manatee market. On trend with a typical November report, the market slows in new pending sales and new listings during this time of year. Year-over-year, closed sales in the combined twocounty area increased by 4.5 percent in November. Condo sales increased by 12.9 percent in Manatee County and decreased by 4 percent in Sarasota. Manatee single-family home sales increased by 7.6 percent, while Sarasota single-family home sales increased by 4.2 percent. November 2018 experienced a decrease in pending sales, or the number of properties that went under contract this month. In Manatee County, pending sales for single-family homes decreased by 8.4 percent, while condos decreased by 31.4 percent. Pending sales in Sarasota County decreased by 9.8 percent for singlefamily homes and by 18.8 percent for condos. Inventory is up overall by 9.9 percent, compared to last year’s two-county totals. Sarasota singlefamily homes increased by 16.3 percent to 3,131 available properties, while Manatee increased by 4.1 percent to 2,229. Sarasota condo inventory increased by 9.5 percent to 1,811, while Manatee condo inventory is up by 5.6 percent to 931 available properties. In addition to yearover-year, inventory also increased month-over-month in November. “As we close out the year, inventory showed an increase from October 2018 to November 2018,” said Greg Owens, 2018 President of the REALTOR® Association of Sarasota and Manatee. “New listings also start to rise as sellers prepare for postholiday season buyers.” New listings increased year-over-year with a combined increase of 2.9 percent. For single-family homes, new listings increased by 6.2 percent in Sarasota and by 5 percent in Manatee. Condo new listings decreased by 2.7 percent in Sarasota and decreased by 1 percent in Manatee. Aside for Sarasota condos, median prices increased when compared to November of last year. Manatee singlefamily homes increased by 8.5 percent to $313,496, while Sarasota prices increased by 5.3 percent to $300,000. Condo prices www.MyRASM.com

in Manatee increased by 2.9 percent to $186,500 and decreased by 4.6 percent to $229,000 in Sarasota County. “Even with rising median prices and a tight month’s supply of inventory, sellers will need to be patient when it’s time to negotiate,” added Owens. “If inventory continues to rise, buyers have more options and likely more time before purchasing a property.” The market continues to favor the seller with the month’s supply of inventory under 5.5 months. Singlefamily homes in Sarasota increased by 14.6 percent to a 4.7-month’s supply. Manatee single-family homes sit at a 4.1-month supply, a 4.7 percent decrease. As for condos, Manatee County decreased by 7 percent to a 4-month’s supply and Sarasota is at a 5.1 month’s supply, a 1.9 percent decrease from last year. The median time to contract, or the number of days between the listing date and contract date, hovers between 40 to 50 days in November. In Sarasota County, single-family homes spent a median 38 days on market, down 14 days from last year. For Manatee County, singlefamily homes were on the market for 50 days, down by one day from last year. As for condos, Sarasota county increased by 12 days to 49 days on the market, while Manatee condos decreased by 13 days to 46 days on the market. Goldstein Since its inception in 1973, the Commercial Investment Division has worked to fulfill our Mission: To be the leader in our marketplace by promoting professionalism to our membership through education, communication and business development. Our success is a result of individuals who stepped up to lead this organization over the past 45 years. It is the result of the efforts of both presidents and their Board of Directors. Recognizing the past leadership is imperative to moving forward. I enter 2019 proud and grateful for what the 2018 Board accomplished under the leadership of David Roth. He is both a no-nonsense guy who says what he means and means what he says and has been open and supportive of change. Thank you, David, for your leadership. With this leadership, CID has: • Exceeded attendance and money raised at the Annual CID Golf Tournament. • Maintained high standards in selecting speakers for monthly education programs. • Hosted a CCIM class to make the internationally acclaimed curriculum more accessible. • Implemented a complete overhaul of the sponsorship program. • Recognized RPAC’s commitment to the Commercial Real Estate industry by increasing our investment to the Platinum R level ($10,000).

Neighborhood Spotlight Tallywood By Glenda Jane Matheson P.A., Realtor®, GRI, RCC, GREEN,TRC,SFR Tallywood, an active 55+ community is a quiet, friendly, well-maintained and peaceful sanctuary in Sarasota close to many amenities. It is located between N. Lockwood Ridge Road and N. Beneva Road, 12th and 17th St. It has an updated clubhouse with heated, screened and recently resurfaced community pool. There is also an exercise facility, library, shuffleboard courts, and a fenced dog park.

Residents can participate in the many organized social events in the community as they wish to. Hello everyone! It was my great honor to have been installed as the first male President of our Network on December 14, 2018. Many people ask me why I have taken on this role and my response is simple – it provides me with an instant network of professional REALTORS® across the country to whom I can not only refer business, but also locate in one place. My aim this year as President is to deliver excellent Member Benefits. Our reserves have been built up over many years through the generosity of our members, and I intend to use some of those funds to increase both the ability of our members to earn more, as well as to keep more of what they earn! Our first event, on January 16, 2019, will be to hear from a nationally recognized real estate coach, Karen Coffey. We have deliberately chosen January to run this event in order to provide all attendees with a kick-start to their year. We have selected RASM South as the venue, and we hope to fill the place. Tickets are just $15 for Women’s Council Sarasota Members and $25 all others. As Karen’s strapline is “How To Increase Your Commission By $100,000 In 100 Days,” I hope we will sell out. As if that is not enough, we will also provide drinks and nibbles afterward to facilitate some networking. In March, we will hold our first “Happy Appy Hour.” This will be a chance to not only get hands-on experience of some of the best real estate phone applications, but also a chance to mingle in a relaxed setting. Later in the year, we will hear from Kate Rossi, of Coldwell Banker, who is recognized as one of the ten most influential women in U.S. real estate, and also from Emily Menke, who specializes in helping Realtors® plan their exit strategy in order to maximize the allowable tax breaks. But it’s not all business! In May, we will hold our second dance party, entitled "Motown Madness" and this will be at the new Grove Restaurant, Patio and Ballroom in Lakewood Ranch Main Street (formerly the Polo Grill.) And let’s not forget the ever-popular Fashion Show to be held on September 4 once again at the Hyatt Sarasota. This year we will be partnering with Goodwill to prove that you don’t need to spend a fortune in order to look professional in front of clients. We are currently looking for catwalk models – if you’d like to get involved, please get in touch with me!

I can’t believe 2019 is here, but the Women’s Council of Realtors® Manatee Network is READY! Our leadership team is made up with the best in the industry. Elise Jakub (with SaraBay Suncoast Realty), will be serving as our 2019 President-Elect; Ann Fontanetta (of Fairway Independent Mortgage Corporation), is our 2019 Treasurer; Karen Lamphier (with Turner Real Estate Network), is our 2019 Secretary; Newly installed WCR Manatee Network and Tina Darling President, Sherry Grooms, with husband (of IAS Marketing Barry, at the 2019 WCR leadership Services), is the 2019 installation. Membership Director. We will be building our membership and growing our network further as Ashley French (SaraBay Suncoast Realty) takes on the role of our 2019 Program Director.
