EDITOR’S LETTER
IN WRITER GRACIE WILLIAMS’ DISPATCH from Palmetto Bluff (“Coastal Cabin,” page 40), she sets the archetypal scene for fall: Crisp air, jewel-tone leaves, the scent of fir and firewood. Although eventually we get hints of such simple pleasures, here in the Lowcountry we’re much more likely to experience them in January or February — certainly not in late September, when the autumn equinox hits, and just about the time I’m writing this very letter. So what best embodies the change in season down South? Perhaps it’s the subtle shift in decor and landscaping, evidenced throughout this issue. Or maybe it’s preparing your guest room and other spaces for family as the holidays approach (head to page 30 for a few ideas). It could also be the real estate market, which after a usual summer slow-down is bustling once again, according to the experts on page 71. For me, though, it’s something more intuitive and instinctual: the light. The other day, as I sat in my living room, I had the feeling fall was near. The light was dappled and golden, hinting at autumn in a subtle yet undeniable way. Just the look of it, flooding through my Ardsley Park home, made me want to snuggle up beneath a blanket (in my interview with interior designer Lana Salter, featured on page 34, she extolled the virtues of Pendleton blankets. So, too, did interior designer Jon Peters on page 36). Alas, it was 88 degrees that day. I’m hopeful that by now, as you read this issue, the temperature will finally match up with my plans for the coziest season. Find me under a Pendleton.

conversation — or, of course, a good book. “One of the most famous spots to meet was ‘under the clock’ at the New York Biltmore Hotel in Manhattan before heading out on the town,” Graham shares. “I would love to see that tradition to take shape here in Savannah, and for locals and guests to meet ‘under the stairs’ before enjoying the hotel, Eastern Wharf or the Historic District.”

PRACTICALITY AND BUDGET PREVENT most of us from completely overhauling a space each season, but there are ways to hint at the passage time without breaking the bank, says interior designer Stephanie Hoey. The key? Hone in on soft surfaces. “Organic textures speak to the season, like woven fabrics, corduroys and subtle plaids,” she says. Hoey suggests sticking to a two-color plaid, sometimes called a gingham or buffalo check, to facilitate easy mixing and matching. Plus, she says, “plaids can get cheesy.” Once you’ve selected patterns and colors, use a simple pattern to create throw pillows. By keeping your decor and staple furniture pieces neutral, seasons are a snap — just change out the pillows. Or, to

be more specific, the pillow covers. “Stick with the same shapes and sizes so you only have to change out the covers. It’ll save you money and storage space,” Hoey says. As a general rule, Hoey prefers starting with 22- or 24-inch pillows for the outer sides of a sofa, using gradually smaller sizes for pillows toward the center of the couch. “Layer a 18- or 20-inch pillow in front of a larger pillow, and end with a lumbar in front to layer patterns and textures,” she says, noting that a good lumbar size for a sofa is 12x20 or 12x24. For a bed, Hoey prefers three 26-inch, Euro-size pillows across the back for a king-size bed and two for a queen or full bed. “Then, just like the sofa, layer in front with smaller pillows and end with a lumbar.” Throw pillows are decorative, of course, but they also help visitors feel at home. In fact, Hoey says plenty of pillows and blankets were the inspiration for her guest room, pictured here. She also added an eye-catching velvet chair for yet another soft accent — part of her ultimate triumvirate for modern hosting: “Every guest room should have a cozy chair, a box of tissues and a full-length mirror,” she says, laughing.

DESIGN BRIEF
Cottage Core Project: Sea Island
cottage den Principal: Liane Brock, Wiregrass Studio DESIGNED BY LEGENDARY architect Francis L. Albreu in the 1920s as the original Cloister was under construction, Cottage 48 in the Sea Island development, a survivor of several poor additions, was ready to be slimmed down and reinvigorated. “There was a lot of taking away of bad additions first and then trying to expose as much as we could,” says project architect Liane Brock, co-owner of Wiregrass Studio along with her husband, Nathan. “Luckily, there were still a lot of the original bones.” With a grand, two-story guest house addition satisfying the family’s spatial needs, the architects highlighted the historic home’s features, dousing walls and cabinets in shades of white and incorporating rich texture with pecky cypress ceilings in the den off the breakfast nook. “We tried to find good, surgical places to make that move,” says Brock of her decision to keep the homeowner’s beloved, perforated wood planks reserved for ceilings. With ceilings just eight feet high, the tannic wood envelops the den, adding dimension and complementing the homeowner’s brightly colored kilim rug and buttery leather sofa. River-recovered pecky cypress gets its

distinct coloring from the mud and minerals under which it sits submerged for years — in this case, just over a century. “When they were logging up the rivers during the 1890s, some [boats] would sink and get covered with dark mud in a completely anaerobic environment,” explains Brock. Protected from the air, the wood soaked up minerals, creating a rich color and adding patina while the planks awaited to be uncovered. Now, beautifully featured in the heart of the family home, the well-preserved boards (and cottage too!) are enjoying the spotlight. — Margaret Daniel

Coastal Cabin For a secluded Palmetto Bluff property, inspiration comes from up north Written by GRACIE WILLIAMS Photography courtesy COURT ATKINS GROUP
FALL / WINTER 2021-2 2

SNUGGLING UP BY A WARM, CRACKLING FIRE and catching the scent of fresh pine in the crisp evening air is the archetypal snapshot of that perfect fall feeling — for climates that allow such simple pleasures, at least. Here in the Lowcountry, people often have to settle for a light jacket and a few browning leaves crunching underfoot. Native Northerners migrating South are in for an adjustment; finding a way to recreate that magical fall feeling is easier said than done. In Palmetto Bluff, Mark Aher and Jacqui McCoy’s cozy cabin retreat, which serves as a meeting place for their extended family, has achieved that careful balance. The location is coastal, yet the home evokes the homespun cabins from Aher and McCoy’s childhoods. “Jacqui loves the log homes of her youth in the Pacific Northwest, and I recall the stick-and-shingle style of family camps in the Adirondacks and New England,” Aher says. For their generational dream home, Aher and McCoy reached out to William Court, the lead architect of Court Atkins Group. The assignment: capture some of their idyllic, formative memories, and merge them with a Southern flair.

“What evolved was a more modern interpretation of a rambling, Lowcountry river camp.” —William Court “What evolved was a more modern interpretation of a rambling, Lowcountry river camp,” Court explains. (Aher agrees, calling the home a ‘rustic river house.’) “This was carefully infused with subtle touches from lake homes in Alabama, shingle-style cottages from the coastal Northeast and even arts and crafts lodges from our Western Coast.” Keeping in theme, interior designer Kelley McRorie of KS McRorie Interior Design opted for a neutral, earthy color palette, but also added a touch of the ashy beach tones reminiscent of the coast. “To balance [the earth tones] we used a lot of lighter-colored furnishings and textiles to brighten the spaces,” McRorie shares. “The light, stacked stone fireplace, custom mantle and hood and metallic accents also help to balance the darker elements.” The larger-scale spaces, such as the main living area and primary bedroom, are equipped with soaring ceiling heights and plenty of natural light, but the rustic interior finishes — custom-stained wood walls and hand-finished oak floors — lend an innate coziness reminiscent of a cabin or lodge. Still, the homeowners concede the best part is the coastal landscape in its many forms. As it goes, the dreamy marsh surroundings are what attracted Aher and McCoy to Palmetto Bluff in the first place. But what truly sold them were the variety of landscapes they hadn’t realized existed. “Before we visited, we knew the May River estuary and surrounding marsh were the main appeal. What we didn't realize is the amazing diversity of the land: the dense forests, grassy meadows and freshwater lakes,” Aher says. After being positively captivated, they worked with a property agent, who led them to a lagoon-front lot for sale, filled with attendant pines, palms and ancient oaks covered in Spanish moss and resurrection fern. For Aher and McCoy, it immediately felt like home. “This site is uniquely private — so much so that most Palmetto Bluff residents would have no idea where it is,” Court says. “It is truly tucked in the wilderness and is nearly surrounded by water, live oaks and groves of natural palmettos.” Sitting on their spacious screened-in porch or in their skylit living room, every day feels like a Southern safari of sorts. “We expected the deer and alligators, but we've been surprised by the armadillos, the family of foxes and the bobcat that peers in our

windows to see if we're home,” Aher says. “We love the panoramas of the living and sitting rooms and the treehouse feeling of the second-floor bedrooms in the forest canopy.” It takes a special kind of pull to trade a distinct change of season for a perennially mild ocean breeze, but Aher and McCoy won’t be trading back any time soon. “For anyone who has experienced Palmetto Bluff, ‘romance’ is on top of the list of emotions it evokes,” the homeowners share. “For us, the romance is the lifestyle of simpler, relaxing times, enjoying hot, lazy days and ‘porching’ in the Lowcountry style.”

and raises her hips into Downward-Facing Dog, hidden from view by the white-painted balusters. “Sometimes, I let them know I am up there,” says Susan, laughing, of the happy observers admiring her handiwork. Besides yoga, Susan enjoys reading, gardening (she has a background in horticulture), and cooking extensively — hobbies that her home perfectly accommodates, thanks to her careful planning and that of her husband, Tim. A design enthusiast and commercial real estate veteran, Tim

Nichols found the couple’s 1893 Victorian after searching high and low across the Southeast. Keen to relocate from land-locked Dallas to the Georgia coast, Tim sought out unique spaces (including two abandoned churches) to transform into the couple’s dream home but, after striking out more than once, he decided to start over, hunting this time in the Historic District for a house. Just blocks from Forsyth Park, the Victorian manse enchanted Tim with its ornately carved moldings and divided-light stainedglass windows, and, in 2018, he and Susan purchased the property.

Even with its abundant outdoor spaces and intact craftsmanship, the home was short on space. “Victorian houses have very small, divided rooms that are closed off from one another,” says Tim. “The only way the house was going to work was to open it up and push out the back.” Fearless in the face of a challenge, Tim got to work sketching plans for a 1,250-square-foot addition with space for a generous chef’s kitchen, breakfast room, butler’s pantry and second-level master suite. Taking advantage of his sizable backyard, he also drafted plans for a new, wraparound deck and master bedroom balcony. With ideas aplenty, Tim and Susan called in architect Christian Sottile, who organized the couple’s ideas, adding his signature flourishes and perfect proportions to Tim’s drawings, ensuring the Historic Preservation Commission would approve their grand plans. As soon as the green light was given, the couple moved into the carriage house at the back of their property (newly renovated under Tim’s guidance) and watched their home take shape. Intent on honoring the home’s original style, they saved the decorative windows and millwork and incorporated trim of similar scale in the addition. With the home’s numerous fireplaces and architectural bones salvaged, the couple widened doorways and opened rooms to flood each space with light and expand views of the landscape just beyond the windows. Tying each space together are the off-white walls and darkstained hardwoods that run throughout. Atop these finishes, neutral upholstery and blown-glass chandeliers feel light and airy, accentuated by the couple’s extensive and colorful art collection.

Upstairs in the master bedroom, French doors bathe the room in abundant light, while a round window, the genius of Sottile, adds a delicate touch, contrasting the scale of the suite and the visual weight of the handsome vanities in the adjacent master bathroom. A freestanding bathtub offers a luxurious place to soak and stare out the bank of windows above — showcasing swaths of sky and gnarled oak branches. Downstairs, the sparkling white chef ’s kitchen makes up just over a third of the grand addition, totaling more than 500 square feet. Complete with four ovens, a double refrigerator and massive island, the kitchen suits Susan’s every need. “I know how I work in a kitchen, so I designed everything around that.” Susan got her dream kitchen — one that is light and airy, where every space is used, and everything has its place. Brass lighting and cabinet pulls complement her gleaming white cabinets and tile, ensuring the room looks delicate while standing up to daily use. Eager to capitalize on natural light and views of their backyard oasis, the breakfast area just beyond the island, benefits from two walls of floor-to-ceiling windows and French doors, bathing the table in light. Here, guests comfortably nosh on Susan’s unparalleled cooking and, when parties grow too large, additional places are set at the dining room table beyond the wet bar. The hosts’ al fresco gatherings are equally well-accommodated on the back deck or in the courtyard where guests perch on loungers and wander through the side garden with its layered plantings and curved garden beds drawing eyes and feet to explore. REAL HOMES
THE LIVING ROOM of Deborah Morcott’s downtown Savannah home boasts all the characteristics of a curated gallery. Figurative portraiture, embroidered pillows and touches of gold and silver give the space a historic, European effect. Each piece is its own statement with its own story, a past waiting to be told. It doesn’t come as a surprise, then, to learn that Morcott is the principal interior designer of DDM Designs, a Savannahbased firm with decades of experience designing and decorating spaces like Drayton Tower, The Haven at Indigo Square and numerous private residences. What does come as a surprise, however, is that her distinguished brick townhouse isn’t something circa 1880. But in Morcott’s capable hands, the 2012 build feels as historic as any on Gaston Street, Jones Street or even farther afield in places like Washington, D.C., or London. And, of course, that’s by design. “I’ve always lived in big cities,” she says, ticking off time spent in capital cities like aforementioned Washington D.C. and London, plus New York, Vienna and Brasília, Brazil, not

to mention scores of exotic locales she’s visited, if not outright called home. Morcott’s well-traveled past is apparent right here in Savannah, with pieces around the house alluding to her life abroad. A runner in the hallway is from Morocco, a sculpture hails from Mexico and a quirky little painting in the powder room (the canvas is a miniature ironing board) comes from an artist’s studio in Scotland. “I like people to be surrounded by things that have meaning,” Morcott explains of her design philosophy. “Your home should be a reflection of you. You should have interesting pieces that you’ve collected throughout your life because you were attracted to them for some reason.” And pieces don’t need to be expensive to be special. To wit, consider Morcott’s “ABC Chair.” When she first began her design career in the nation’s capital, she spotted a $40 chair at

a sidewalk sale. Since then, she’s had it re-upholstered in a playful alphabet print, and it’s now a centerpiece of the primary bedroom. With a keen eye for shape and design, Morcott has imbued her home with a collector’s aesthetic — a real sense of each room being created over time, with an intentional assortment of eras and styles. In the dining room, a striking Victorian folding screen is suspended on iron chains that feel practically Medieval. The triptych, several feet tall, is a decoupage from the 1870s, with black-and-white images meticulously cut and glued together to create a sort of pastoral toile: farm animals, musicians, leisurely boaters and carolers all comingle together. It’s the kind of piece one could ponder for hours, and with such high ceilings, she says, its vertical volume is a great way to use space. The accompanying dining table is one of Morcott’s favorite pieces, an original Eero

IDEAS FOR YOUR
window treatments
U P G R A D E S T O E L EVAT E YO U R H O M E ST Y L E & L I G H T C O N T RO L .
Secrets from the professionals… 1. SHUTTERS
Shutters add value to a home by offering a traditional look and feel. They are versatile and can be configured to match any need or style — like café, bi-fold (pictured) or bypass — and are available in white, a custom color or a stain.
2
2. AUTOMATION
1
Migrate your home into the smart future with home automation. Control your shades with a remote or compatible smart devices. Use an app to set up scenes that automatically take place.
3. SHADES Versatile in function and style, shades can match a variety of interior styles: modern, traditional, minimalist, rustic and more. Choose a woven wood to add natural tones to your room or select a modern style like the pirouette (pictured) for optimal light control.
4
4. AWNINGS Enhance your exterior and curb appeal by adding window and door awnings. Retractable options are great for outdoor entertainment areas and can reduce the heat by up to 20 degrees!
3
5. MIX & MATCH Mix and match window treatments for the best look in your home. You can choose to change the window treatment from room to room or layer window treatments for a sophisticated look. This gives you the opportunity to make sure each room’s treatment is extra functional for your needs. When mixing treatments a good tip is to keep it neutral in color. This gives you a great foundation to work with in each room.
6. STORM PROTECTION Not only do shutters offer protection during hurricane and storms, styles like rolling shutters (pictured) also function as a home-security system.

Saarinen Tulip table that her grandmother — featured in a painting above the living room fireplace — purchased in the ’60s and passed down to her. Such an iconic design is best left alone, but Morcott isn’t afraid to add her own stamp to other heirlooms, like a hand-me-down coffee table from her mother. It was previously a shade of oxblood red, Morcott explains, but she had it upholstered in a faux python vinyl. Like the ABC Chair, it’s gotten a new life, and a new name: Slither. (It lives in the living room.) For Morcott, everything in her home is so much more than just furniture. These pieces are reflections of Morcott’s family and past, things that are repurposed, reused and given lasting value. With so many special objects in her oeuvre, choosing what’s on display is an ongoing process constantly in flux. It’s the most difficult part of the trade. “There’s nothing worse than an interior

Morcott needed to create cohesion through precise layouts and careful compositions. Palette, too — tones of grey or silver, in this case — helped bring it all together. “Using color, scale, and texture, you can get things to work with each other that might not be the same period or style.” Back in D.C., where Morcott first got her start, the Smithsonian Institute’s 19 museums and galleries display only about

She’s got much more in her full collection, she says, but she doesn’t plan on changing her decor or fussing with the existing furniture too much. After all, each piece is personal and tells a story, and many are handmade and vintage, therefore built to last. This philosophy of non-disposable, cherished items is something Morcott says she felt strongly while living in Brazil. “It’s a different mindset in terms of the disposable versus using what you have,” she says. “We made do with what we had. If we had beautiful things, we put them out. We used them.”

TEMPERATURES ARE EASING UP, but the proverbial mercury is only rising when it comes to Savannah’s whitehot real estate market. While sellers might experience a welcome windfall to line their pockets, buyers are in a
tricky position: they want to make a home in the Hostess City, but at what cost? We spoke with local real estate experts on what buyers can do to come out on top amidst a sellers' market.

ON BEING EXTRA EARNEST:
As a buyer in today’s market, in my opinion, you need to figure out how to be as non-contingent as possible. One way to do that is putting more earnest money down. Instead of the usual 1 percent, do 3 to 5 percent. Shorter due diligence periods — say, seven or 10 days instead of 14 — have also been winning offers.
ON PULLING THE TRIGGER:
One of the things I would really caution any buyer in today’s market is that waiting will cost them. This is a true housing shortage with a large demand, so waiting a year to see if pricing is going to go down is not going to save you any money.

ON SETTING A BUDGET:
Whether it’s a sellers’ market or a buyers’ one, we tell all our buyers to know their number. This is the price, following a comparable market analysis, that they are comfortable going up to — and if the price exceeds it, they are comfortable walking away.
ON PUTTING EMOTIONS ASIDE:
Choosing a home is such a personal decision and can become very emotional. Try to keep your feelings in check: You don’t want to overpay in a multiple-offer situation because you let your emotions take control. Remember, there’s more than one “perfect home” out there.

ON A KEY CONTINGENCY:
You can have a shorter due diligence period, but never forgo an inspection. In a market where many houses are hundreds of years old, you want to know what you are getting into.
and know exactly what type of home will suit them best. The right house wants the right buyer, too.
ON GOING LOCAL:
Never use an online mortgage company. Use a local lender so if things need to be done on the fly, there’s someone who will be ready to help at the drop of a hat — and at off hours. Bradford Moody, Seabolt Real Estate
ON STANDING OUT IN A CROWD:
If there are multiple offers on a property, even if you aren’t necessarily coming in at the highest price, you can still succeed. High earnest money, a quick close and not asking for home warranties are all ways to set yourself apart. Make the offer as strong as possible — but also as simple as possible. Liza DiMarco, Berkshire Hathaway HomeServices
ON MAKING A LIST (AND CHECKING IT TWICE):
When a buyer works too hard to fit themselves into a property out of fear of loss, it could be the wrong fit in the end. Buyers should create a list of features they’d like in a home
74
SAVANNAHMAGAZINE.COM
ON PRACTICALITY:
Buyers should have realistic expectations of the market they’re dealing with. They should not expect bargain-basement pricing, especially if a home is priced according to today’s market.
ON OPTIONS:
Adequate research will help buyers know the general pricing and neighborhood conditions. Given the state of the market, they should be knowledgeable on what their price point will get them in multiple areas of the city. An experienced agent — one who has working relationships with other agents — is mandatory for the best possible deal at the best possible price.
