A Monthly Update from Knight Frank Residential South Africa
A
nd just like that, we are in the last month of 2021. Another year has come and gone and while things are close to returning to our pre-lockdown days, it has still been a tricky and uncertain year for many to navigate.
On behalf of myself and the Knight Frank team, I would like to thank you for your continued support over the last 12 months. We are very lucky to have had a strong year with the property market recovering much faster than expected. More importantly, we are fortunate to have great partners and a strong team around us and we are grateful to everyone who has contributed to our success. As an agency we strive to deliver unrivalled customer service and look to build long-standing relationships with each and every client we work with. South Africa, Cape Town in particular, has welcomed the return of many tourists back into our beautiful country. There has definitely been an increasing buzz around the city in the last few weeks and all signs point to a very busy summer and Festive Season. While local property sales have picked up significantly over the last six months, activity amongst international homebuyers and investors is once again heating up. The Cape is known to be one of the most popular tourist destinations worldwide as it offers an unparalleled lifestyle and value for money. It beckons visitors with brilliant Blue Flag beaches, incredible mountain trails and outdoor activities, unbelievable food markets, a buzzing nightlife and some of the world’s finest restaurants, vineyards and wine farms.
The geographical location and price points appeal to a large number of foreigners looking for second homes or relocation opportunities. This is why, despite growth having been subdued over the last 18 – 24 months, Cape Town property has always performed very well and proved to be a strong medium to long-term investment. To demonstrate just how favourable South Africa’s property is for international buyers, let us look at a simple example of a R10 million property in Pounds in November 2019 vs November 2021.

ZAR Volatility in 2021 According to leading Economist Dr Roelof Botha: “Over the past couple of months, the South African rand has suffered the same fate as most emerging market currencies, namely weakness resulting mainly from the imminent end of accommodating monetary policy in the US and, to a lesser extent, the renewed surge in Covid-infections in Europe. A combination of higher bond yields in the US and uncertainty over new lockdown regulations has predictably led to a persistent risk-off sentiment amongst international fund managers.” The pandemic has left a distinct scar on global markets and currencies alike, with the rand reaching its weakest level in over a year. A strong US dollar coupled with US inflation reaching its highest point in 30 years, has emerging market currencies on the ropes. Growing concerns around a fourth wave will probably have a go at the rand as well. We can all agree that the rand has seen better days, but it is not all doom and gloom.

With a high likelihood of rate increases by the SARB and the revival of global economic activity in the coming year, the appeal of the ZAR may indeed pick up. It is just a matter of when. Currency Compass A monthly analysis of the real & nominal value of the rand featured in The Bright Side, written by Dr Roelof Botha. Note on the real value of the rand: The real effective exchange rate (REER) of the rand is based on the trade-weighted average exchange rate against the country’s 20 largest trading partners, adjusted for inflation differentials. It is calculated as an index, with 2010 equal to 100.
South Africa’s currency started October with a bang, gaining almost 5% against the US dollar during the first three weeks. However, all of these gains were wiped out during the last ten days of the month, with the rand ultimately ending October marginally lower with a depreciation of less than one per cent. The Indian rupee followed an opposite trend to the rand, weakening considerably during the first two weeks of October and then clawing some of the losses back towards month-end. An outstanding feature of emerging market (EM) currency movements
during October was the lack of a consistent pattern. Asian currencies fared reasonably well, especially the Thai baht, whilst the Chinese yuan and the Malaysian ringgit both strengthened by one per cent against the US dollar. A different pattern emerged in South America, where several currencies weakened gradually throughout the whole month. Turkey was the worst performer by a long shot, demonstrating the importance that fund managers place on sound monetary policy that is not influenced by political leaders. As a direct result of President Erdogan’s
firing of three senior officials at the country’s central bank, the Turkish lira took a hefty knock of 7% against the greenback. A narrowing of the bond yield spread between the US and several EMs represents one of the reasons behind the general weakness of EM currencies during October, but several other factors are also to blame, especially the drop in export commodity prices. Russia was largely insulated from these trends, due to the high demand for its energy commodities. ater is a wonderful thing. A valuable resource we all rely on. Something to be celebrated and respected rather than flaunted or misused. When it comes to landscaping, water adds a softness and a sense of flow to a garden. The finishing touches and a soothing aspect that no other element can really match. It also invites special wildlife such as birds, frogs and dragonflies to frolic and thrive. A garden without water is a desert of dreams. But, in these times of water scarcity locally and abroad, how does one go about choosing an environmentally-friendly water feature for your garden that brings pleasure rather than guilt? For starters, going the eco-conscious route will help refine your options with regards to types and sizes of water features to consider. Next, you will have to determine where you would like to display the feature which will play a role in specifications, installation and future maintenance costs.

The Glen A Wooded Greenbelt in a Quiet Corner of Camps Bay
T
he Glen sits in the valley to the left when coming down the steep yet scenic Kloof Road from Lion’s Head’s side, towards Clifton and Camps Bay. The 14-hectare Glen Forest Nature Reserve is a wonderful, wooded greenbelt in Camps Bay. Once the hunting grounds of Lord Charles Somerset in the early 1800s, the Glen is now simply a tranquil area that makes for great picnics and walks. The bumpy road that leads here was first built in 1848. Flanking the greenbelt are a few luxury apartments and retreats in close proximity to the beautiful beach, cafes, eateries and bars. These accommodations typically enjoy incredible views of Lion’s Head, the Atlantic Ocean and the Twelve Apostles Mountain Range. Right at the bottom you will find Glen Beach, a spot popular with surfers.

The ocean can be a scary place at times, not to mention cold – especially if you are braving the Cape’s refreshing seas.

idal pools, however, are generally a much more welcoming option. Whether manmade or natural, they typically block or significantly reduce the size of larger waves, depending on the tide. It has to be said that one of the most special things about living on this continent is the ability to make use of the outdoors. We are gifted with a climate that makes easy living in outdoor entertainment spaces a reality for a fair amount of our year.
T
here is nothing better than ending a year with long lazy lunches, days around the pool and wet feet pattering in pursuit of a plush towel waiting on a covered verandah – one that is able to hold the family, friends and all the extras that go with entertaining in our gardens.
Creating an Outdoor Space Sometimes we overcomplicate what a truly magical outdoor space needs to be. A beautiful big tree offering some shade in a garden is really the ultimate covering for an outdoor area and a long table underneath it has to be one of life’s greatest luxuries. Talk to your landscaper about how to create a base that is natural, low maintenance and comfortable – while making use of the natural structures your garden offers. We are often asked if existing covered spaces can be enclosed. This route makes an outdoor patio area more habitable year-through. It might require a council application, but adding room to one’s all-year living arrangement can really be worth it. In this instance, think about creating an atrium-like space. Use stackable aluminium doors that can completely open up, allowing it to be indoors or outdoors, depending on the weather.
Planning and Positioning We believe a successful outdoor living area needs to lead off the living space of one’s home. It must, ideally, link to your living room and dining room and be near the kitchen. If there is an area that connects to one of these spaces, this is where you should start planning your new outdoor living haven. Be aware of the sun and your position. You want the sun, it adds warmth, but positioning is important. If necessary, a lightweight sun shield needs to be considered. Perhaps a covering extending over a pergola, a retractable awning or even a natural creeping covering that will grow over the years.
The Hard Finishes Choosing finishes for a new outdoor space can be overwhelming. While remaining aware of costs, consider using materials that will help prevent slipping, be kind to bare feet and robust enough to serve you without too much hassle. A deck is simple enough to install, but be mindful of your timber choices, use a reputable installer and be prepared to maintain it.

Living and Furniture The possibilities are endless here, but comfort and practicality are really key. Remember, ultimately this space is for relaxing and because of its outdoor status it is likely more casual than the rest of your home. Think about existing furniture pieces creatively. When purchasing new pieces, always ask if they can take sun, hopefully rain and whether they are generally robust enough to handle the elements. Remember storage too, easily solved through the right (outdoor allowing) joinery. A generous basket for towels and extra cushions are always handy. We also believe in the magic of hooks. One can never have enough big beautiful brass ones for hanging a basket or towels ready for anyone stepping out of the pool. When it comes to an al fresco dining area, you want chairs to be comfortable and usable. This is a space for long, lazy gatherings after all.

Nice-to-Haves Other items to consider is a basin mixer – ideal for a quick rinse, a glass of water or to fill with ice and drinks. An outdoor beverage fridge is a great addition too.
Always Remember Outdoor living is really about family, friends and enjoying the environment. A space does not have to be big, overcomplicated or overdesigned if it connects you with nature, a wonderful beverage and great conversation. A simple cast iron fire bowl holding a crackling fire can create all the sense of ‘place’ that is necessary. If the past two years have taught us anything, it is that life need not be complicated. It is about coming together and our homes which – through only a sense of imagination and creativity – can offer so much more than what we give them credit for.

ABOUT ZEANNE DUMINY “Design is about creating the opportunity to think that anything is possible. It is that small whirl of magic and excitement that really makes it all so worth it.”
Tell us about your background. I was born on the Mines in Carletonville, Johannesburg. From there my parents relocated to San Francisco for a few years and we ended up in beautiful Cape Town, following my father’s career. My formal education started at Grove Primary, an excellent school, which introduced me to some of my most influential teachers. I then attended Herschel Girls School, where the possibility of exploring one’s dreams was endless. Following that I completed first my BAS and then BArch at UCT, where I spent many a night in the Centlivres buildings studio, forging some of my best friendships and architecture ideas and having amazing discussions.
Which countries have you worked in and what did you love about them? I have been lucky enough to travel extensively. I spent some time in Australia during my working year, a country that explores architecture and design in a climate similar to our own. However, I am most proud to be working in Cape Town. It’s like a working holiday with a coast, mountains and winelands on offer. It is a privilege to be carving a career in this city.
What initially attracted you to architectural design? The opportunity to pursue a profession that offered creativity, problem-solving, dreams, realisation and a very strong humane element. For me, design is all about being humane. Understanding, listening, responding, nurturing – and then realising the dreams of people.
What do you love about the industry today? That there is so much inspiration available and so many platforms that encourage engagement, learning and linking. I love that we can view the work of industry leaders, changers and creators through easily navigable and interactable platforms. The industry is ever-changing, evolving and we are operating on a world stage. I’m also happy that design, architecture and interiors have become IMPORTANT. They have been brought to the forefront of conversations. How we live in our homes has become significant and understanding how we live the best, through design, I feel, has become a far more relevant conversation.
What are your specialities and how does your skill set and experience serve now? This might be a nuanced answer, but I believe my greatest skills – taught to me by a mother and father whom continuously lead by example – are

passion, hard work and determination. I by no means think I have honed them, but I am working on it! It has also been the deep knowledge that we rely on each other, our teams and the people we work with. From the artisans and contractors to the client, we are part of a symbiotic relationship that, if nurtured, makes for a stronger and far happier whole. My father taught me this and I’ve never experienced it any other way.
What is the most rewarding aspect of what you do? When the people I work with are proud. By that I mean the team who made it all true, my partner James and the team who builds and executes. After that, when a client walks into a home and is happy. When they feel that magic and you know they do. And above all, when my husband and my boys think something is great. Whether it be a table set, or a space realised. Design is about creating the opportunity to think that anything is possible. It is that small whirl of magic and excitement that really makes it all so worth it.
In general, what keeps you inspired? My family, my boys, my husband and my sisters! Then, opportunity and great conversations with inspiring people. Seeing! Books, travel, coffee shops, shops, the insides of homes, how people dress – just seeing; keeping my eyes open!
Do you have hobbies outside of the professional realm? I am building a little coffee and decadence shop, Paradise Road, in Newlands Village. The concept is being built with Table Seven and this is my hobby. I pop in, chat, think, grab a coffee and manage its Instagram account. This for me is a hobby. I can think about cake and flowers, instead of concrete and flooring! I love that my industry can be translated into so many things. For me, Paradise Road has been an alternative universe. In truth, my passion and luxury are my home. I work hard on others’ homes, but having the opportunity to work on my own style, move things around, be with my boys, be quiet – this is a luxury and a strange hobby in a way. We joke in my household that weekends are for rearranging.
Tell us about the most interesting places you have travelled to and why. Sri Lanka, because I followed the work of Geoffrey Bawa extensively. I stayed at his country estate (Lunuganga) for a few nights and visited many of his works, spending hours in each of them; drawing, scribbling and trying so hard to take it all in. His use of black and white, details and evocative spaces and frames... This was a hugely inspirational trip for me. Further to that, India. I dream of going back – to Udaipur in particular.
Paris, with my sister, because of the magic of being in those streets for hours and hours just seeing – design, passion, so much… Being on the Zambezi and in Mana Pools National Park in Zimbabwe has to be my most sacred. There is little that can make me happier than seeing my husband ‘home’ and experiencing what Mana has offered us as a family.
Career highlights? Handing over homes to clients that have become friends, handing over homes to friends and handing over a home to my own family. There is little more to it all.
Any advice for young professionals starting out in the industry? Love what you do and when you realise that you love it, sink into it – live it, breathe it and be grateful. My dad always said to me that he has ‘never worked a day in his life’. I suppose that’s the goal. For me, now, it’s to find that balance, to stay inspired and to keep learning. ALL ABOUT ADDERLEY STREET
Cape Town’s Adderley Street is not just any city street. It is considered the main street of the central business district (CBD), AKA Cape Town’s City Centre.
T
his bustling thoroughfare starts off at Heerengracht Street in the foreshore and ends at the entrance of the Company’s Gardens where it nonchalantly turns and transforms into Wale Street. Running alongside St George’s Mall in the northeast, Adderley features street markets, retail stores, the railway station, eateries and office towers. Its end in the southeast is roughly marked by the oak-lined Government Avenue that cuts to the left and hugs the Company’s Gardens. Still, there is more to this iconic street than many might know, in particular its rich history.
Before it gained its current name it was called Heerengracht Street. The change was made in 1850 in honour of Charles B Adderley. A British member of Parliament, Adderley strongly supported a campaign against British intentions to transform the Cape into a convict station. A few decades later, on 13 October 1881, the street’s first electric lights were installed. But things have certainly evolved since then. In the last few decades, during the festive period, the already vibrant streets come to life in an even more significant way thanks to Christmas-related light fixtures and (when permitted) a Street Night Market.
2019 was the 50th anniversary of the official Festival of Lights. The tradition entails the mayor turning on the lights on the first Sunday of December, followed by a free street party. Understandably it will take some time for this tradition to return to its full glory, a celebration of joy, love and unity in the Mother City. Other places of interest and attractions on and near Adderley Street include: • •

Kommetjie A Calm Coastal Town with Welcoming Attractions
K
ommetjie, translated as small basin in Afrikaans, sits halfway down the Cape Peninsula’s west coast.
Reminiscent of a rustic coastal village, this quiet suburb is set around a small rocky inlet, or shallow basin, that makes for great fishing and surfing. Tourist attractions include Imhoff Farm, Long Beach and Slangkop Lighthouse. Imhoff Farm is a historical Cape farmstead that offers something special for everyone in the family to enjoy. Stunning views, first-rate food, unique retail shops, a beer garden, horse riding on the beach and animal encounters are just some of the many experiences on offer. The lovely Long Beach in Kommetjie, one of the Cape’s most striking beaches, is over 8 kilometres long. This expansive sandy stretch welcomes couples, families and dog walkers while the waters call to surfers and bodyboarders. A beacon for Kommetjie and one of the oldest lighthouses in South Africa, is the circular Slangkop Lighthouse. With its coat of white paint, it is noticeable against the green mountain slopes where it acts as a nautical guardian angel. Standing 33 metres tall, its light shines 33 nautical miles out to sea. About 1.5 kilometres south of the lighthouse is De Kom Tidal Pool.

Now, in addition to this threat, there has been a wide-scale reporting of dead and sick seals. The cause is yet to be pinpointed. To make matters even

What to Do When You See a Seal that is Hurt or Deceased Please remember, share and take the following steps: 1. Maintain a safe distance and keep dogs on leads 2. Do not feed or pick them up as they
are strong and may bite out of fear 3. Never ever drag them into the ocean* 4. Dead seals painted with dye have been counted and do not need to be re-reported 5. Take a photograph 6. Make a note of the location 7. Send this information via WhatsApp to +27 (0)72 988 5193 or email it to seasearchseals@gmail.com *Adult seals will either drown or convulse and die and baby seals cannot swim for the first four months of their lives. Those who harm animals may be dangerous and should not be approached. Instead, report any incidence of wildlife crime ASAP directly to the police or SPCA, with a location pin.
