O

ctober has been a very busy month of sales for Knight Frank. Volumes have continued to pick up and with the weather beginning to improve and the summer months ahead, the outlook seems very positive for the coming months.

While interest and activity are increasing across all price ranges, properties ranging from R1m – R3.5m are still dominating in terms of volume. This continues to be aided by the low interest rates which are allowing first-time homebuyers to enter the market more readily. The current rates will most likely not last much longer as they are bound to start increasing as the economy strengthens. In addition to the favourable borrowing rate, the property market has cooled off slightly since 2018. This was compounded by the pandemic which presented an opportunity for buyers to acquire homes that may have previously been beyond their financial reach. Judging by the current movement in the market, prices are expected to start rising again. Historically, cycles in property prices generally occur in waves of around 5 – 7 years and wise investments made by first-time homebuyers entering the market at this stage could prove very beneficial as we know the more regulations ease, the faster the economy will continue to pick up. This will inevitably mean an increase in both property prices and interest rates.

What initially attracted you to the industry?

No deal is the same and each has its own challenges. From salaried / selfemployed / part-time / commissionbased applicants to those who purchase in legal entities, everyone is different and with these deals knowledge is key. Working with agents and being able to assist them in closing deals and providing additional knowledge, sometimes more than just processing the clients’ bonds, is what inspires me in general.

I have a 23-year banking background which includes investments and insurance as well as home loans. The world of home loans is very challenging and having a client entrust me with the biggest purchase they will probably make in their lives, gives one a real sense of responsibility and gratitude.

What do you love about the industry today? I love the fact that we can negotiate rates for our clients and that nothing is actually cast in stone because the institutions are always willing to fight for good business.

How does your skill set and experience serve you in 2021? 2021 has been challenging, but in the origination space we have all learnt to work better online and become more tech savvy.

What is the most rewarding aspect of what you do? I pride myself on client service and as a company we aim to satisfy our clients’ needs and to perfect their bond application journey.

What are your hobbies and interests outside of the professional space? I used to run, but now I love walking and hiking and have done a Camino or two. Being creative is also a passion, but one does not always get time to dabble as our type of work often keeps us busy after hours. Family is very important to me and spending time with my grandchildren and watching their activities help me relax.

Is there anything else you would like to share about yourself or the industry? Buying a home is a stressful experience so I am committed to a high standard of professionalism and quality of service, taking care of everything and always keeping my clients up to date on their progress. My knowledge and many

years of experience as a bond consultant/ originator is my passion and I go above and beyond to secure the very best deal for my clients. I am also resourceful and have a strong determination to succeed in whatever I take on. Your credit record, the property value and the size of your deposit will determine the amount you qualify for, your chances of receiving home loan approval and the interest rate you are offered. Once your home loan has been approved, a number of legal procedures need to be conducted before you finally receive the keys to your new home.

Buying your first home is one of the most momentous milestones in your life. But, as exciting as the prospect of becoming a homeowner is, there are a lot of things to consider, in particular getting a bond in place to finance your dream home. That is why ooba created this step-by-step guide to help first-time buyers get on the property ladder.

Where to Begin The first issue to consider before you even begin the house hunt is to determine what you can afford. ooba Home Loans can help with our free online tool, the Bond Indicator, which will prequalify you for buying a home. This means you will get your credit score, a solid idea of what you can afford and a certificate of prequalification to show to estate agents. The Importance of Your Credit Score Having a good credit score is key to acquiring the loan you likely need to fund your home purchase. You can obtain your credit score via the ooba Bond Indicator. The credit score is a three-digit number between 000 and 999. A score of 600+ will give you a fair chance of home loan approval, although this may vary depending on which bank you use. If your credit score is not high

enough, do not give up just yet. There are ways to improve your credit score, namely:

Pay bills on time Reduce spending Do not apply for more credit Settle accounts and credit cards

A good to excellent credit score will enable ooba Home Loans to negotiate a preferential interest rate for you on your home loan, saving you thousands over the term of your loan.

You Found Your Dream Home The first step is to sign the offer to purchase, an agreement between you and the home seller that stipulates the conditions which need to be met before the sale can commence. It can be helpful to have an estate agent or attorney look over the agreement with you to ensure you have not missed anything important. You will want to make sure the agreement includes an obligation on the part of the seller to conduct a home inspection and inform the buyer of any defects. When you sign the offer to purchase, you will normally stipulate conditions that need to be fulfilled before you can complete the purchase, such as the sale of your current home or the granting of a mortgage. This gives you time to acquire the necessary funding. For the seller, this part of the agreement can be a cause of frustration as the process will remain in limbo while they wait for these suspensive conditions to be fulfilled, which can take a while. This conundrum led to the introduction of the 72-hour clause which entitles the seller to the following:

They can continue to market the property, even after accepting an offer to purchase from an interested buyer. If they receive a better offer, they can provide the original buyer with written notice, informing them that they will have to waive the suspensive conditions and go ahead with the offer to purchase within 72 hours, or the offer to purchase will be rendered null and void, freeing the seller to sign a deal with the new buyer.

It is important to look out for the 72hour clause when inspecting the terms of the offer to purchase. Many buyers go ahead and sign an agreement with a seller, believing they will have ample time to get their affairs in order. But if the seller invokes the clause, you are suddenly left with only 72 hours to acquire the necessary funding or sell your existing property so you do not lose out on the home.

Financing the Home Purchase Once the offer to purchase has been made, you typically need to acquire a home loan and gather funds for a deposit. Applying to a bank for a home loan is probably the most important part of the process. You can make it easier by using a home loan comparison service such as ooba Home Loans that will apply to multiple banks on your behalf. Different banks have different lending criteria so this option gives you the best chance of finding a good home loan deal with favourable interest rates. The Deposit The higher your deposit, the better your chances of having your home loan

approved and the lower your interest rate. A deposit of 10% of the purchase price is usually required, but again the higher you can go, the better. Of course, for many first-time buyers, gathering the funds for a deposit may be difficult. Fortunately, many banks are offering 100% home loans, meaning home loans that do not require a deposit. This is a good option to have, especially for young buyers.

Your Home Loan is Approved Home loan approval is a big relief, however, it is not the end of the home-buying process. A number of legal procedures are still required. For example, the bank will appoint a bond attorney who will draw up documents for the purchaser to sign. Meanwhile, the seller will appoint a conveyancing attorney who will take care of the transfer of property process (transferring the property to your name). Many people are unaware that they need

to cover the costs of transfer and bond registration fees before their new home is registered. These can be expensive, especially if you have not budgeted for them. The conveyancing attorney will charge you for the transfer of property and the bond attorney will charge fees for the registration of the bond. The fees you will have to pay depend on the value of the property. You can use the ooba Home Loans Transfer Cost Calculator to determine what the bond registration and transfer fees will likely be. If the property is valued at more than R1 000 000 (valid for March 2021 to February 2022), you will also need to pay transfer duty to SARS (tax levied on the value of the property acquired).

Rondebosch The Academic Epicentre of the Southern Suburbs & Home to Sites of Conservation Significance

P

roperty in Rondebosch – the academic epicentre of the Southern Suburbs – is highly sought-after as numerous of the top schools in South Africa can be found in the area and surrounds. The University of Cape Town, which enjoys a commanding view over the whole suburb, epitomises the academic excellence of all the schools and colleges in the area. In terms of shopping, Rondebosch has its own village shopping centre as well as several convenience stores throughout the suburb and Cavendish Square is mere minutes away. The suburb’s proximity to Cape Town International Airport, Cape Town’s City Centre, the V&A Waterfront and excellent healthcare providers is another advantage. The area is steeped in history and home to many wellknown sites such as Rondebosch Fountain (an ornamental Victorian drinking trough for horses) and Rondebosch Common. The latter is a national monument, protected conservation area and a proclaimed heritage site consisting of approximately 100 acres. It contains one of the only surviving pockets of the critically endangered Cape Flats Sand Fynbos (CFSF), a vegetation type that occurs nowhere else in the world apart from Cape Town. Rondebosch Common also conserves a few patches of Renosterveld (one of the major plant communities and vegetation types of the Cape Floral Kingdom) and a seasonal wetland. At least nine of the plant species found here are on the Red Data List. In addition, this stretch of land protects 110 bird- and four snake species, along with other small mammals, reptiles and amphibians. Another landmark is the Baxter Theatre which over the past thirty years has produced many local and internationally acclaimed theatrical and musical performances of an exceptionally high standard. 17

ndividuals and families continue to downsize for different reasons – from large homes with sprawling gardens to smaller homes, luxury apartments, townhouses and retirement villages. Rightsizing is becoming more prevalent as well, that is, moving to a home tailored to your specific lifestyle needs. But where do gardens fit in? Even if you have the very smallest of sites, a garden can go a long way in supporting and benefitting your well-being. In the last couple of years, our appreciation of and gratitude for nature has certainly been reawakened. A small patch of soil can inspire hope and encourage nurturing in anticipation of the joys that await. ​​ Whatever the size of your garden, it is possible to play around and create the illusion of space. There are many thoughtful techniques and devices one can implement such as smart design, elegant styling and garden décor to enhance your spaces and increase the notion of size. Compact is by no means limiting, rather an opportunity to engage the imagination. In fact, giving rein to design can be both fulfilling and dramatic. Sometimes, the greater the challenge, the better the results. So do not be daunted by small spaces. What appear as restrictions can be harnessed to beguile the eyes and soul into believing you occupy a spacious domain. To achieve the most favourable results, a smaller garden often requires similar landscaping measures as a larger garden

– such as excavating, moving rocks and shaping to achieve the ideal structure. When approached correctly, it can be as fun as it is necessary. Even if your garden is broken up into small conventional patches (for example, a front entrance, back patio and narrow seemingly constricted spaces down the sides), you can integrate these spaces with clever design and perhaps repetition of plants and building materials to achieve a seamless flow. You cannot go wrong with strong architectural lines. You can also draw spaces together with a theme or a strong colour – think Yves Saint Laurent’s Majorelle Garden in Marrakech with its vivid splashes of blue and yellow. Drawing inspiration from the Dylan Lewis Sculpture Garden in Stellenbosch, perhaps place some modern sculptures around your garden. Also embrace shrubs which can be trained and trimmed as well as trees as they give shape and colour and height. Many concepts applied in larger gardens can be achieved in smaller ones. Instead of an impractical pool, opt for a complementary size and perhaps integrate it with a water feature. But be bold and dare to dream beyond conventional lawns and beds. Take this garden of a house that was renovated in Newlands village. Previously incredibly tightly spaced,

today it is a symphony of space, air and light, providing green lungs that breathe into the house at every opportunity and mirror the calm, contemporary interiors. The stately old palm tree, so much a part of the historic urban landscape, was nurtured and carefully cared for during renovations. Believe it or not, the plot is just under 600 sqm so there was no other option but to integrate the garden utterly and completely into the living spaces of the house. Just as a living room needs layering with elements to capture the eye, your garden needs varied features. Think of it in terms of floor, walls and ceiling space and do not forget lighting as this extends the life of the garden after dark. Situated as it is on an intimate and narrow side street in the village, a high and solid boundary wall seemed inappropriate. A low wall topped with a palisade covered in greenery provided a gentle option, serving not only as a living, secure screen for the house, but also an attractive aspect for neighbours passing in the street. Décor is simple with terracotta pots planted with neatly clipped Buxus. The small pool you can literally plunge into from the living room has an integrated fountain of three jets that

provide a means of breaking up and liquifying noise from the street. Water also created an added surface and depth. A palette of green and silver and white was used in the plantings around the boundary to provide a calming vista from every window. Saplings were also planted strategically to screen high picture windows that look down on the street. Most importantly, this garden has purpose, function and interest. T

here is so much you can do to enhance smaller spaces without falling into the cramped and cluttered trap. General Concepts to Keep in Mind • •

Convenience: Accessibility of items you use regularly is important. Function: You want to make the most of the space you have without limiting movement. Visual Aesthetics: To achieve a pleasing overall appearance you need to keep balance in mind. Sensory Queues: Lighting, colours and textures can be used to alter perception. Cohesion: Through strategic placements and inventive storage you can bring it all together.

TIPS TO MAKE SMALLER SPACES WORK FOR YOU Let Your Layout Lead the Way Each space has a purpose and the characteristics of the room or corner in question should play in your favour. For example, natural light would be lovely in the relaxation area while a quieter corner can promote peaceful slumber. Consider Furniture Shapes and Sizes Bulky or heavy items not only literally take up more space but can visually make a space seem much smaller than it is. Solutions include couches with legs, minimalist chairs and tables with slender legs.

It comes down to how you balance the look. Be Smart with Showcasing and Harness Vertical Space

If natural light can be used to your advantage, do it. This could be as simple as playing with blinds and curtains or eliminating them altogether. Alternatively, removing a door or updating it with a glass panel can make a real difference. Of course if renovations are on the cards, a whole world of possibilities opens up.

Remember to use the surfaces you have, such as windowsills and do not be afraid to add additional ones such as floating shelves. Think horizontal and vertical when looking at wall space. For example, a ceiling can appear higher if wall hangings on the same level are hung lower or if the entire height of the wall is used for a display. Adding a form of storage space above a door is another way to take advantage of an otherwise wasted space.

Preserving this biodiversity is critical to maintaining the health of ecosystems. The ocean provides an incredible source of beauty and inspiration, not to mention recreation opportunities which also benefit tourism.

Also educate yourself on other ocean-harming products and try to avoid them or simply buy alternatives.

When choosing food for your pets, try to be mindful of seafood sustainability. Never flush cat litter. If you keep fish, do it ethically and sustainably and never release any aquarium fish into the ocean or other bodies of water. 7. Educate Yourself and Others About the Ocean and Support Marine Conservation Organisations Research to find an area or cause you are passionate about and consider offering monthly financial support, doing frequent volunteering or promoting the cause. 8. ‘The world is full of stories waiting to be told.’ ABOUT IZAK FOURIE Artist Izak Fourie grew up on a farm in the North West Province. While he never had any formal training, he was fascinated by the world of art from an early age and always loved to create. ‘I think it’s part of my soul and in my blood.’ Through his eyes the world always looked different and he had to express himself that way. ‘I used shapes, colours and textures to tell my story and those of others.’ Izak’s aunt gave him his very first paint set and that’s where it started. ‘Telling a story, not just through words but colours, became my life.’

Of course appreciating human connection is one of the many lessons we all learnt during the last two years. St Moritz records strongest property price growth in 2021 with increases of 17% London, UK – Knight Frank’s annual Ski Property Report launched on 18 October 2021 reveals that Swiss resort, St Moritz recorded strongest price growth in 2021 with property prices increasing by 17% according to the firm’s Ski Property Index. A shortage of stock and strong demand has had an inevitable impact on pricing. In June 2020, 90 ski homes were available to buy in the resort, a year later there were close to 20. Swiss resorts lead the Ski Property Index for the first time in three years, as well as stock shortages and strong domestic demand; the pandemic also shone a spotlight on the advantage of Swiss Independence. The country’s ability to set its own travel rules, its decision to reopen its ski resorts in December 2020 (the only European country to do so),

Chamonix (6.1%) and Megeve (4.7%) proved to be France’s frontrunners, due primarily to their ease of access from cities such as Milan, Turin and Geneva and due to their relative value.

It’s arguably ‘the’ safe haven market in the French Alps, buyers know they’re getting a foothold in one of the most desirable ski resorts in the world, plus it delivers on service and amenities, the challenge is finding stock.”

The report also shines a light on Colorado. Following a 51% surge in transactions in 2020, sales slowed in the Aspen market in 2021, not due to a lack of demand but due to a shortage of stock, which continued to have an inflationary effect on prices. According to Miller Samuel, Aspen saw 19 new listings in August 2021 (condos and single family homes), down from 61 a year earlier. This fall in inventory has seen sales dip, 25 contracts were signed in August 2021, down from 54 in August 2020. Riley Warwick at Douglas Elliman, Knight Frank’s residential partners in the US points to one particular sale to show the extent to which Aspen has become a seller’s market saying: “One property I’m familiar with sold for US$6.65m in 2019 and was resold in 2020 for US$9.3m despite no significant refurbishment, almost a 40% increase.”

Further findings from the report reveal: The proportion of global buyers that are more likely to buy a ski home as a result of Covid-19 increased from 11% in 2020 to 18% in 2021 •
