Cheers to 2023!

One of my main focuses this year will be maintenance engagement. I think our Maintenance Team members are often forgotten, and even though they are on the front line they are also our industry’s backbone. I have had an advantage over the years being married to a Maintenance Supervisor. He is looking to retire in the next few years. Many of our experienced maintenance team members are leaving the industry, and I think it will be important that we actively remind people that this can be a career like it has been for my husband and is more than just a job. I want them to feel like they are part of a larger organization and see the GNAA as a resource to help their long-term goals. We as an industry need to re-glorify trade education.

I want to thank all of you who have attended the Maintenance Committee over the years, and most recently the engagement in this year’s focus group that is going to help shape what our maintenance programs look like in the future. I want to thank all of you who have encouraged your team members to be active participants, and those who have been and continue to be mentors to others. I want to be sure to mention my

gratitude to those suppliers who have supported and will continue to support our maintenance events.

To everyone who might be timid about being active or perhaps just hasn’t found their place, I promise there is a committee for everyone – keep coming until you find it!

There are so many great people in this organization who are here to support each other, and I am so proud and thankful to be part of it. I am even more thankful for everyone who has given me their support over the years, I wouldn’t be where I am today in my career today without it. For all of you, I promise to do my best to make you proud. I am really looking forward to working with such a talented Executive Committee and Board this coming year.

So does being the Chairman of the Board mean I’ve “made it” in my career? No – absolutely not! I realize now that making it is when you are known as a mentor to others in the industry like Chari and Wes were to me. Cheers to 2023!

Join the GNAA LEAD Program!

The LEAD Designation is an honorary distinction certified by the Greater Nashville Apartment Association. LEAD provides a complete development curriculum for current and aspiring maintenance professionals. LEAD is designed to recognize the development efforts of maintenance professionals upon completion of a specific task.

Students will get a complete overview of the program at the Kick-Off & Basics of Maintenance Course on Tuesday, February 28 from 11:00 a.m. - 4:00 p.m.; lunch included.

Whether you are a current or future NAA designate, the LEAD Program provides a pathway to your success. By attending seminars, achieving a designation and volunteering with the GNAA, you will obtain an honorary distinction in your area of expertise recognized by industry leaders.

Attendance to the required list of events is tracked in the GNAA database. Once completed, students will

be recognized in the News & Events magazine and presented a tool pouch with standard hand tools at the October Maintenance Luncheon on October 18.

Students have until October 18, 2023 to complete this program to receive the LEAD Tool Pouch and hand tools.

Students are required to attend one of each of the following events:

(1) Managers, Supplier, Maintenance or General Membership Meeting Luncheon

(1) Basics of Maintenance Course – February 28

(1) Committee Meeting of the student’s choice

Tabitha Knox Gill Community Manager, Rivergate Meadows Tabitha is the community manager at Rivergate Meadows Apartments in Goodlettsville, TN. She joined her company, Timberland Partners, in February 2019. She is active in her organization as a leasing mentor, a participant in the regional manager green track program, and serves on MAC (Managers Advisory Committee). Tabitha has been in the multifamily industry since 2007. She is an active member of the Greater Nashville Apartment Association, serving on three additional committees (Trade Show, Gala, and Education), and is part of the 2022 Lyceum Leadership Program. Tabitha is also actively in pursuit of getting her TN Real Estate License. In her spare time, she enjoys spending time with her husband, family, and friends and vacationing in Panama City, where she can lie on the beach and listen to the waves crashing.

Staffing Maintenance Personnel

The number one reason residents renew their lease at an apartment community is satisfaction with their maintenance team. Everyone loves a quick and precise response to service requests. However, multiple factors have converged to create an environment that makes it increasingly difficult to find top-of-the-line maintenance employees in today’s candidate pool. All indications are that it will be even more challenging in the next decade.

With many workers being either underqualified or unreliable, employers must be especially cognizant of what makes a strong maintenance technician candidate. Hiring the right staff not only simplifies day-to-day life for apartment owners but for residents as well. It is one of the critical factors that separates the good from the great apartment communities – ultimately creating longer-term stays from residents.

We have outlined what we feel are the core qualities that make a stellar maintenance candidate.

Customer service – While this may not seem like the first skill that comes to mind, maintenance personnel must deliver a high level of customer service to every person they encounter on the job. For instance, maintenance techs often hear complaints directly from residents, making it imperative that they maintain professionalism in all their communications and listen to residents’ concerns. The most effective maintenance technicians are those who know how to effectively communicate in a professional and approachable manner. As you interview candidates, make sure to evaluate interpersonal skills, such as eye contact and nonverbal communication, as these traits are crucial to a top-notch technician!

Attention to Detail – In addition to practical skills and abilities, the best maintenance technicians are those who proactively identify potential property issues and take initiative to resolve them – before things get out of

hand! Finding candidates that demonstrate attention to detail in handling property concerns is key to ensuring your property undergoes regular preventive checks and routine inspections. Ultimately, your main goal should be to hire technicians who are proactive in taking corrective measures and can spot problems quickly, as this will ensure your property remains safe and runs smoothly.

Problem Solving – Every maintenance job is different, requiring techs to adjust their focus and identify the best solutions for each project. Technicians who apply knowledge from past experiences are best suited for making decisions and implementing the most effective repairs within a reasonable timeframe. Working well under pressure and prioritizing tasks while completing small and large assignments is essential for succeeding in any maintenance role.

Adaptability – The best maintenance techs can shift their skillset and focus. An ability to adapt to many repair needs involving various matters – such as electrical, plumbing, HVAC, heating, and cooling – is key for fulfilling many types of job requests. Typically, workers in the maintenance field with multifaceted experience on different projects are most appealing to employers (especially those in the multifamily industry) that need qualified, reliable help to keep their properties functioning at an optimal level.

Investing in hiring the most qualified maintenance technicians can have instrumental effects on the way your property is managed – and the satisfaction of your tenants. As you grow your team, keeping the factors above in mind will help you identify candidates with the right background, skills, and experience for the job.

Once you have identified and hired a good maintenance technician, pay attention to the details that will keep them engaged and loyal to your company. Recognize their value and show your appreciation.

Mario Patterson

One advantage of a career in the multi-family housing industry is the opportunity to advance. While for some, that first maintenance or groundskeeping job is a shortterm solution, others choose to pursue a rewarding career in the industry. Mario Patterson is an example of the latter.

Mario began his job as a groundskeeper at IMT 8 South in October of 2021. He came to this role through Shelters to Shutters, a non-profit that helps the situationally homeless achieve self-sufficiency by finding housing and employment in the multi-family housing industry. Within three weeks on the job, his supervisor, Joe Lowe, started to encourage him to work toward his EPA certification.

Mario studied twice a week for two hours over a twomonth period, took practice tests every week, and then took the test. On his first try he passed three of the four sections. One week later he passed the fourth part and was granted his EPA 608 Certification. With that certification he immediately earned a raise and a promotion to Certified Maintenance Technician. Mario says he uses his new skills on the job two or three times a week.

While Mario was obviously ready, willing, and able to advance, his employer played a crucial role in his success as well. A supervisor initially encouraged him to pursue advancement, the community manager suggested a work schedule that allowed time for Mario to study, and IMT Residential paid for the testing materials and the test.

Michelle Pasquarelli, community manager at IMT 8 South, says, “Mario was eager to achieve success from the very first day he started here at IMT 8 South. IMT provided the tools to help him grow in his career, and he has put in all the work to ensure he succeeds in his new position. We cannot be more satisfied with the great work Mario provides IMT and our residents on a daily basis.”

Mario has continued to advance in his career by taking more online training through IMT, has earned additional raises and another promotion to Senior Certified Maintenance Technician.

Mario loves his new career and is proud of the fact that he has never gotten less than five stars in his performance reviews. When asked his favorite part of the job he says the people he gets to work with. His least favorite part of the job should come as no surprise – being on call. “2:00 a.m. calls are no fun,” he says.

Mario’s advice to others: “Keep your integrity and don’t give up. It all pays off in the end. You get out what you put into it. And hard work really does pay off.”

An oft-heard cliché is “it takes two to tango.” Mario’s story bears this out. Combine a willing and motivated employee with a supportive employer and success is the result. Even with the 2:00 a.m. phone calls.

What upcoming GNAA event are you excited to attend and why?

Beer Butts and BBQ. 2022 was my first year attending and it was an absolute blast. Loved it! I am also super excited about Lucky Hour this year.

If you could get a “do over” for something in your career, what would it be and why?

Absolutely nothing. I believe I am right where I am meant to be and I am blessed to be in a position to help others.

Any advice you could give to the rising stars of GNAA?

Keep coming and take full advantage of as many education and career development opportunities as possible.
