Home Maintenance Checklist

Part I: Exterior Maintenance

don’t want to say it, mostly because I’m having so much fun this summer but fall is around the corner. Fall is a great time to prepare your home for the winter months and to get caught up on the yearly maintenance items for your home. This will be a two part series – Part I is focused on the

The roof takes on the biggest brunt of weather, although if your home is on Douglas that is questionable with the winds coming up the channel. After the roof is cleaned where does all the debris go? Well it’s likely in the gutters. Gutters are the next item on my list of home maintenance items for the exterior of the home. Clean the gutters and make sure all the roof water is going into the gutters. Make sure the gutters are draining and sloped properly to the down spouts. It is important to complete gutter maintenance in the fall as well as in the spring to ensure that the snow and ice throughout the winter did not knock anything out of whack. Next, it is good to check all windows and doors making sure that there are no leaks or broken glass. Make sure all seals on the windows and doors are working properly. Check to see if they are sealing tightly, keeping the heat in and the water out. Proper flashing and caulking plays a big role in how windows perform on the exterior of

paint, as well as bubbled or bowed siding. Another thing to look for while inspecting the siding is any sign of critters and insect intrusion. With the introduction of exterior insulation many homes have become an attractive place for insects and little animals, like shrews and mice to burrow into. This could greatly affect the insulating value of your home. Another part to check in relation to the siding and exterior is where decks connect to the side of a home; this is where I often see problems, including rot. This connection can take a beating from the weather and water splashing against the home often creates water problems and intrusion especially if the deck is not flashed and connected properly to the home. Drainage around a home plays a very important role in keeping a home dry and

healthy. If the slope around your home is not adequate, water has the opportunity to enter the home if it is below grade or if the home has a crawlspace. A home needs about a 2% slope away from it for proper drainage. This slope equates to about a 1-inch drop for every 4 feet. Check your gutter downspouts. The downspouts should extend approximately 4’ away from the home or into a separate drain that extends away from the home, so any roof water draining will not back into the home. Vents and intakes are another very important item and usually need a quick cleaning twice a year. Dryer vents are very important to check because lint build up can become a fire hazard and affect the efficiency of the dryer itself. Other exhaust

vents include kitchen and Heat Recovery Ventilation (HRV) System vents. These should be cleaned and checked to confirm that all flappers are working properly. If your home has a HRV system, you will need to check the intake as well. The intake of a HRV will often collect a lot of insects during the summer months. The interior maintenance of HRV systems will be covered in more detail in next month’s article. One quick check of your outdoors spigots will save a lot of grief in the spring thaw. Make sure all hoses are detached from the hose bib before temperatures start to drop. When a hose is left on the spigot, water cannot drain properly out of the cold part of the hose bib with a hose attached, thus freezing just inside the wall cavity. When

the spring thaw comes the frozen hose bib that is cracked by the ice expanding will release about 7 gallons of water per minute into your home, properly flooding it. One of the last things to check on the exterior of a home is bushes and trees. Walk around you home and make sure all bushes and trees are trimmed back from the home. Any trees, shrubs, or bushes in contact with a home can create problems with moisture, insects, or just plain rub a house the wrong way. Look for any dead limbs or trees that could fall when the Taku winds come blowing. This type of maintenance will help keep roofs and gutters clear. Set aside one day in late summer or early fall to do all your outdoor maintenance.

These maintenance items usually only take a day or possibly a weekend to accomplish. Next month I will go over a checklist for all the interior maintenance to help you maintain a healthy, safe, and durable home. JUNEAU – One of many nautical superstitions says it’s bad luck to sail on a Friday, and it seems this should be especially true on a Friday the Thirteenth. But on Friday, July 13, when Juneau was so socked in you couldn’t see across Gastineau Channel, a cluster of white sailboats dotted the water. A group of stalwart sailors sets sail each Friday evening in summer as part of the adult race series organized by Juneau Youth Sailing, and anyone with sailing experience is welcome to join. Throughout the summer, the nonprofit Juneau Youth Sailing offers classes for youth, as well as the occasional daylong adult class as fundraisers for the youth programs. The teaching vessels are Vanguard 420s, two-person racing dinghies with names like Andromeda and Poseidon. Home base for the program is a container in the Juneau Yacht Club parking lot off of Channel Drive. Though the Yacht Club and Juneau Youth Sailing are distinct organizations, Friday evenings

This summer the Juneau Yacht Club began hosting socials after the races, encouraging club members to come watch or participate, then enjoy refreshments and a potluck dinner. On a recent evening, the spread included chicken and vegetable stirfry, broccoli salad and jalapeno cornbread. Club members and racers mingled in a cozy room under burgees from other yacht clubs around the country. r

Organizers caution that the race series isn’t designed for beginners. You don’t have to have racing experience, or experience on a Vanguard 420 to race, but you should have sailing experience or partner with an experienced sailor. The boats are small enough for solo sailing, but most people race in pairs. Serious competitors show up weekly, and points are tallied for each month of races. But even if you can only make

it to one race during a month, it’s hard to argue to with the cost: just $25 a month, whether you race four weeks or just enjoy one evening out on the water. Races start around 6 p.m., and participants should show up about 15 minutes early to get suited up (there are loaner drysuits available) and rig up the sailboats. If you’re new to the boats, Vanguard veterans will cheerfully offer pointers, even during the race (provided you’re not winning!). Buoys mark the race path, which varies from night to night, and each evening includes several races on the course. To emerge cold, wet, and exhilarated afterwards and be welcomed into the warm Yacht Club with hot food and a refreshing drink, you might start to believe it might not be bad luck to go sailing on Friday after all. ah I remember what a special place it is. I frequently have the pleasure of seeing Hoonah come to me, in the form of a box of halibut cheeks, half a king crab or even an inperson visit from my mother in law. It is less frequent that my husband and I are able to make it over to his hometown. Hoonah is a less than 25 minute plane ride from Juneau but we don’t make the trip as often as we should. Whenever I do come to Hoon-

When I first visited Hoonah the roads were still unpaved. It gave the village character but everyone was pretty excited when paving began. The roads are black top now but you don’t have to travel far to access the miles and miles of dirt logging roads that stem from this community. These roads are great for a scenic cruise or to access great berrypicking, hunting or fishing spots. There is an undeniable peacefulness about Hoonah. I think this comes in part from the slower connections on my iphone which forces me to substitute work emails and facebook updates for the bear stories and hunting stories which are told in the restaurants, on the street corners, or wherever someone can pin you down. I like that there is

couldn’t really hear Anthony asking me to hurry up over the noise of the engine. I had a great time. However, despite the peaceful pace in Hoonah, this village is a thriving cruise ship port in the

summer. Icy Strait Point, built on the site of the old cannery a mile and half outside Hoonah, welcomes around three cruise ships a week. Icy Strait Point offers 23 different excursions including whale watching tours, fishing charters, guided bear tours, traditional dance performances, culinary classes and of course, the longest zip-line in North America. I had the opportunity to do the whale watching tour and the bear tour last summer and both stunned me. I saw a mama bear teach her twin cubs to fish and watched humpbacks

bubblefeeding in the same weekend. However, no I have not been down that zip-line. The zip-line is 5,400 feet high and requires a 45 minute drive to reach the point of departure. The ride itself is about 90 seconds. My sister tells me it’s not that scary. My husband tells me it’s great fun. One of my husband’s uncles used to ride the zip-line every morning to test it and seemed to think nothing of it. I once watched a wedding party gleefully descend on the zip-line, corsages still intact. However, the two restaurants, the shops and the spectacular view at the cannery are enough for me. For anyone in Juneau looking to try out

I have to say I’m very happy with the way the custom ordering worked. I had been looking at houses for a while, and day-dreaming about one much longer, and was getting put-off by going through place after place and thinking “that needs to be fixed and I’ll need to change that”. Going through the floor plan options allowed me to identify those items that were important for me and see how the layout could be adapted to fit the patterns of how I would use the rooms. It was easy (for me) to have the light switches, outlets, and dropboxes added at the builder instead of after everything was built. Working with you on getting the changes I wanted was great, you helped identify those things I hadn’t thought of (like extra light in the kitchen). Everything worked well from my viewpoint, even reviewing the specifications prior to finalizing the order let me identify items that could be made more to my liking at the builder instead of waiting until after I’d moved in to make changes. Even something so simple as being able to pick the colors for counters and flooring, instead of living with something that would do until I could make a change, has made the place much more “mine” right from the move-in. I really appreciate the work you did to make the process go so well for me.

I LOVE my house! My porch is quite possibly my favorite feature! I have so much fun showing it off to anyone who visits, pointing out how we made one wall larger to accommodate a large screen TV; that I picked out the floorplan specifically for the ease of giving the dogs a bath; that I have a skylight in my kitchen and master bath; we picked out the highest grade carpet so it would stand up to the dogs! We began with a basic floor plan and went back and forth, asking Julie if we could try this, sending the idea down to the manufacturer, then having them send back a response. The most comfortable part for me was knowing that I could change things if the cost went too high. I had a lot of fun picking out colors for carpets and counter tops, picking out the type of floor, type of lighting, and type of siding. Overall it was a very easy experience! Amber’s Full Circle Summer Cherry Salsa Ingredients

Recipe

1 pound Cherries, pitted and quartered ¼ c fresh lime juice ¼ cup minced garlic scapes (or chives if yours are growing as big as mine)

2 jalapenos minced, with seeds if you like it hot 3T fresh minced herbs, I used a mix of fresh cilantro, basil and fennel 3T onion, fine dice 2t kosher salt

Instructions: Mix all ingredients and let sit for at least 15 minutes (if you can stand it) serve with warmed chips, pork chops, Wild Alaskan fish tacos or just with a spoon. I hate to admit it but I think I ate the entire bowl myself (after the girls decided it was too spicy for them and had to make a sans pepper batch of their own). If you’re in the mood feel free to add a few cherries to a blender of margaritas or a gin and tonic too. e’ve got cherries on our mind, yes America. Why fight it, embrace them. They are everywhere this time of year (except ripe around Southeast) you’ve got your classic Bing Sweet Cherries (the red ones) and Rainer Cherries (the yellow and pink ones) and our sour little southeast Tart Cherry. Originally from Siberia, this cherry was cultivated by Russian settlers of Sitka, Alaska, capital of Russian America. In the 1920’s the Sitka experiment station

distributed this sour cherry throughout Southeast Alaska. It has adapted so well to the area, escaping to roadside ditches and clearings, it could be mistaken for a native plant. why not try it out! It came with a new cherry pitter which I’ve been meaning to replace for a while, a couple jalapenos, some fresh herbs, garlic scapes, limes and bag of Bing cherries. The new cherry pitter from Progressive International actually pits four cherries at a time and has a under compartment where they are deposited. That’s right, no more cherry splatters when pitting, it has a tray that fits four large or reverse to fit four small (say for olives) stone fruits, one press and whamm-O

you’ve got four cherries ready to go. My girls (ages 2 and 6) loved this part of the recipe, and were bickering over who would press it each time and were counting and adding the pits in the bottom to keep score.
