What does it Mean to Build Green? M
any people use the phrase “green building.” But, what does it mean to build green? Can someone build (or remodel) green in Southeast By Greg Stopher Stopher Construction Alaska and how do they go about it? What are the benefits to making your home greener and what are the costs? These are some questions I get, as well as questions I sometimes ask myself.
behind wanting to have a greener home can be purely to help mother earth or to save some money for the family or a combination of both. Green building can be complicated, but I will do my best to simplify some of the things that I focus on here. I would say that in Southeast Alaska, the reason most people want to build green has to do with reducing energy consumption to save money while improving the comfort of a home. Let’s review some information regarding energy consumption and waste generation in an average household. This data is taken from a paper published by the Environmental Protection Agency (EPA) titled, “Buildings and their Impact on the Environment: A Statistical Summary.”
There are many elements to building a green home. Some people I talk to focus on building materials, others are concerned about indoor air quality (about family members breathing clean air free of allergens and dust) and still others are interested in improving the energy efficiency of their home. The motivation
• Energy consumption of buildings accounts for 39% of the total energy use and 72% of the total electricity consumption. • Building occupants use 12% of the
total water consumption on a daily basis to a total of around 26 billion gallons of water daily.
I will focus on just a few items here to illustrate how the benefits of a green built home can outweigh the extra work.
• Buildings produce 38% of the total carbon dioxide emissions.
Many people don’t consider green building at the point of site prep of a piece of land. But if properly planned, this can help reduce energy consumption of a building and this important starting point can be crucial to how a home functions and how much energy is saved. A building design and its orientation on a piece of land can reduce its energy use through the seasons. Trees can block a northerly wind and a hillside can work the same way. Orientation of the home can take advantage of the sun and gain heat with a southern exposure. Large overhangs can not only keep rain off the side of the building but also shade the building from the sun in the summer when it is high in the sky.
• In the building industry, construction and remodeling activities account for 26% of the total non-industrial waste generated in the U.S., per year. There are many degrees of building green as well as ways it can reduce our impact on the environment. Green building can be how a building is constructed, how we use the land it sits on, the design of the building, the life cycle of a building, how it is maintained, the buildings operation, the materials used in the building and how they are produced and transported. Green building involves durability, a healthy indoor environment, a building with efficient use of water and energy, and reduction of waste and pollution. This list seems a little overwhelming but in this article

When selecting products for a building, why not research the product a little and see how it has impacted the environment. Can the product be produced locally? There are not a lot of products produced locally but there are local lumber mills in Southeast Alaska who harvest lumber from forests in the region. Lumber is a renewable resource but it is also dependant on how the lumber is harvested. T
he owners of this home had spent years dreaming of what they wanted and doing re-
search about how to get it. They wanted a home they could “age in place” in with access from the street into the garage so they could enter their home without having to traverse steep driveways and steps. Having a home fully accessible by persons with limited mobility was a must. They also wanted a beautiful, craftsman style home finished with natural materials. Along with this, they needed their home to be affordable to live in over the long term so energy efficiency was another key to success. They chose Alaska Renovators, Inc. to partner with as they took the final steps
to make their dream home a reality. They wanted a builder with a proven track record for attention to detail, expertise with building in a cold, wet climate, and a focus on energy efficient construction. As the owner of Alaska Renovators, Inc. I strive to use energy efficient construction methods, materials and technologies. Careful application of the materials is just half of the job. Good communication with the owners, understanding the relationship between design, budgets, and how the process works is key to a positive relationship and successful completion of a dream home. With energy efficiency in mind, we used environmentally friendly soy based spray foam insulation. The insulation values exceed those required by local codes by more then 50%. Exterior walls have interior and exterior insulation which results in a combined exterior wall R-value of R-30+. The ceiling features R-60 spray foam insulation. A combination of spray foam products was selected to take advantage of the higher R-values and ensure optimal sound control. Spray foam insulation offers
more R-value per inch then other products commonly available. Because of its spray-applied nature these products offer air tightness that surpass all other methods and products and is the greenest product available. Controlling moisture and air infiltration is critical in airtight homes. To insure fresh, clean air a heat recovery ventilator (HRV) was installed. Taking energy efficiency to the next step a propane fired combination domestic hot water and radiant heating system was selected. Two thermal collectors will supplement the heating system. The collectors heat an 80-gallon tank of water within a few hours on an average summer day. Storing “extra” heat in an insulated earth envelope below the home’s foundation is also used. This stored heat can be withdrawn through a layer of piping to recirculate through the boiler. The solar collectors added cost is projected to pay for itself within five years. Energy efficient green products are only half of the equation. Proper application of all the different products is a must. Understanding this is key to creating a home that

I
n this extensive bathroom remodel, we addressed the lack of spatial organization, choppy layout, lack of storage, and dated finishes to achieve a design that brings this space into the 21st Century and honors the style of the home and the clients’ personal tastes. The first task was to rearrange the layout and to enhance each space to its max. We first moved the sitting room that was originally located at the front of the home and flipped it to the back. Not only does this new location act as an extension of the bedroom and eases the transition between the bedroom and open vanity area, but it now takes advantage of the amazing ocean views found right outside of the window we added to this space as well! We then relocated the wet zone from the enclosed interior space to the back of the bathroom where the sitting room was. The large window centered above the new jetted tub fills this space with natural light and ends what used
to be a dark experience for bathers. From there, the closets were moved to the enclosed interior area that originally housed the water closet to create a walk-in closet now large enough to be considered a dressing room. To finish things out, the vanity is now centrally located between all zones and is complete with superb storage and luxurious details! With the new layout determined, it was time to direct our attention to the finishing materials. Our task was to mesh our clients’ opulent style in with the cleaner lines of this MidCentury home to achieve a happy medium between the two. Our solution was to incorporate classic materials and finishes and install them with a bit of a modern twist; clearly illustrated by the floor and wall tile. A monochromatic color palette was achieved through the use of Crema Marfil and Emperador Light marbles tiles in various surface finishes. The floor is made up of tumbled 12x12 tiles and

This tumbled finish adds more texture to the floor to prevent slippage while the smaller polished tiles reflect light and sparkle as you walk across the floor. The walls are a mixture of 12x12 polished tiles and 3x12 honed tiles in a horizontal format to trick the eye into thinking the room is wider than it actually is. Furthermore, these smoother tiles are also easier to keep clean in the enclosed shower section, help bounce light around, and even reflect the views from nearby windows. A linear, mosaic tile was then chosen for the base of the tub and shower seat and is the same material as the marble slab used for the tub deck and vanity countertop to achieve complete cohesion between the two areas.
The vanity area is equally as impressive with its own designer details as well. Custom back-lit mirrors were constructed by mounting a beveled mirror over frosted glass that diffuses the light emitted from behind. The
same type of frosted glass was used in the pocket doors that provide privacy for the water closet and dressing room but still allow light to flow through to each area. Custom painted cabinetry

Classic Chocolate Mousse Ingredients:

8 oz bittersweet chocolate (no more than 60% cacao), chopped in small chunks 3/4 stick unsalted butter, cut into 6 pieces 3 large eggs, separated
1 tablespoon Cognac or other liquor (I Love Framboise and B&B, or Frangelico, Grand Marnier, Drambouie) 1 cup very cold heavy cream 1/8 teaspoon salt (I also love to play with gourmet salts here as well) One large heatproof bowl, spatula, two medium bowls and kitchen aid whip and a metal bowl & beaters, chilled in the freezer. Mise En Place: (MEEZ ahn plahs) means is to have all your ingredients prepared and ready to go before you start cooking. Translated, “to put in place.”

first two weeks of the month finding the perfect compatible school craft for my girls to complete in harmony with out sugar fits it’s always been my tradition to cook a romantic meal including a decadent chocolate dessert, and not to mention a bevy of romantic beverages. The Catholic Church struck St. Valentine’s Day from its official calendar in 1969 and you did make some of your resolutions right, nothing to feel guilty about so let’s start with dinner planning… I like to keep most of the meal pretty simple, just done really well and with love… and pick a few signature items to gush over with fleur. A meaty heart shaped protein for my beau, a nice but elegant starch and some side veggies and a simple salad… I’m not going to forget my new year’s resolutions 45 days in will I? Drinks Picks you ask? Unleaded: Shirley Temples with homemade grenadine (it’s simpler than you

think), Raspberry Tonics, Ginger Apple Fizz and just about anything with Cherry or Pomegranate juice added. Beers: Rouge Chocolate Stout (in single or double), Ayinger Celebrator Doppelbock, and to finish Raspberry Lambic or Kreik.
Melt chocolate and butter in a large metal bowl set over a saucepan of barely simmering water, gently stirring occasionally until smooth (or tempering, establishing good crystal formation in your cocoa butter). Or throw chocolate in the microwave in a glass bowl for 30-45 seconds remove and stir and continue to nuke at 15 second intervals until almost smooth and silky just keep folding it with your spatula as it continues to melt from the heat of the bowl and surrounding chocolate (do not overcook, (known as breaking your chocolate!)Remove from heat and set aside.
Red Wine: 2009 Beaujolais are good right now, Russian River Pinot Noir, Argentinean Torrontes, or a 2009 or later red blend featuring Cabernet Franc.
• Meanwhile, beat yolks in a small bowl with an electric mixer until thick enough to form a ribbon that takes a few seconds to dissolve, 2 to 4 minutes. Whisk yolks into chocolate mixture along with liquor of choice, and then cool to warm. Immediately wash your beaters and put in the freezer.

Now that I’m tipsy just from thinking about all the wonderful combinations on this list, did I fail to mention I’m a child of the 80’s? To me my favorite nostalgic chocolate dessert while dreaming of romantic nights in Paris is a rich and fluffy chocolate mousse? It can be dressed up with sauces, berries and chocolate garnishes or stand alone in a simple ramekin and look elegant all by itself.

• Let stand at room temperature at least 30 minutes before serving. A few kitchen geek facts for you: Manufactured chocolate – the chocolate you buy as an ingredient for cooking – must be tempered before it is used in confectionery for dipped or molded chocolates. Tempering is done for three important reasons: 1. It gives candies a desirable glossy appearance. 2. It makes the chocolate easier to handle as a solid. 3. It also gives a ‘snap’ to the chocolate when you bite into it. If you don’t temper, chocolate can have a dull, matte appearance, develop spots, and be soft to the bite. Scientifically tempering helps to establish beta crystals in a portion of the cocoa butter. This is a very specific type of crystal that is desirable in couverture. Temper is established within a narrow temperature range. For dark, bittersweet chocolate, temper occurs between 88°F and 90°F, with the target being 89°F. For milk chocolate, the range is 86°F to 88°F, with the target being 87°F. For this I would grab a bar or two Chocolate XOXO bar and a half square of dark chocolate from the pantry, for dark chocolate purists you could substitute additional squares as well but I find a quality bar and one to be just right. It is true chocolate has great antimicrobial and antioxidant properties, it is also known to increase serotonin levels in the brain. From my table to yours, enjoy… with Love, Amber
