Happy June everyone! This I can operate it on my own. I love the convenience of wax pot warmers, and to use them safely I fill the warming reservoir with coconut oil and then add a few drops of pure essential oils. The coconut oil is solid at room temperature which minimizes spilling when not in use, it never reaches a temperature that might cause burns, and it lasts a very long time. In fact you will likely need to add more drops of essential oil before you need to replace the oil. In the winter a pot of water with whole

Traditionally our local Labrador Tea Ledum groenlandicum was boiled on stoves with rosehip to stave off a variety of ills. While not especially fragrant Ledum does have a soft pleasant aroma. t’s little league season in Juneau and I’ve signed up to be a t-ball coach this year with six and seven year-olds and if there’s one thing I’ve learned already, it’s the importance of planning. Before practices I plan out age appropriate drills, I have a back-up plan in case kids forget gloves and I always have an extra snack, just in

idea of a project from the beginning and have identified a budget. Projects big and small have their costs. Having a good plan usually costs nothing. Not house plans, they actually do cost something. But what I’m talking about is a strategic plan to tackle a home project, addition, or new construction project. In Southeast Alaska, the cost of living and the cost of getting things done can and are usually a little higher due to a variety of variables. Without having a plan to tackle a project, projects can linger causing costs to escalate. Sometimes I feel like I’m reacting, not planning and I’m working with my clients to shift from reacting to planning. Added work, upgrading materials, and last minute changes can all drive the cost of a project through the roof. Everyone wants a dream kitchen, master suite, bathroom or home. And they want to keep a project on time and budget meaning a homeowner may need to make a few adjustments to their plan.

Planning can help identify where these cuts or adjustments can be made. First, define the project. The project could be a bathroom, a new roof, a moisture problem, or new construction. Whatever it is, have a good definition of the project you would like to complete. What are the needs and or purpose of the project? Do you need more space or an updated space? Does the roof need to be replaced or is there a moisture issue that needs to be resolved? Define what needs to be done and why. A good definition of the project will help tremendously with making decisions. I suggest making a list of “needs” and “wants.” The “needs”

can include the nonnegotiable items – the things you absolutely must have. The “wants” can include items you’d like to have if they fit your budget. And you must have the flexibility to make some “needs” into “wants” in the event your budget does not allow for all of them.

Once the project is defined, it is time to determine the scope. What are the project goals? An example of a project goal would be to stop a moisture problem or to update a bathroom. What are the procedures that need to be taken to accomplish this goal? Is the scope defined as a new roof with 50 year shingles, new

flashing, replacing 24 feet of rotted fascia board, stripping the old roof, and new underlayment? What happens if upon removing the old roof, rot is found in a small area of the roof? There may need to be some contingencies built into the scope. For instance if rot is identified under the old roofing, then it must be properly repaired. The scope of a project includes fine details or tasks that need to be accomplished, decisions to accomplish those tasks, materials to complete the project, and any contingencies that should be considered. Specifications also fall within the scope of the project. For a roofing project a specification could include the use of Malarkey 50 year architectural shingles in a Weathered Wood color selected by the homeowner. That is very specific and well-defined specification and the contractor can easily determine the cost of that material. But when we get to countertops, specified as granite, this is not well defined to a contractor. CONTINUED ON PAGE 8

Granite prices without installation can range from $10 per square foot to 12 times that, so some materials specifications need to be spelled out in greater detail. Also it’s important to know which products you want before the product is needed. Builders and remodelers will help with this but when it is time to install a bathroom vanity and the vanity yet been selected, it can cost more if the contractor has to return to install. A contractor should specify when the decision for the vanity should be made so it’s on time for installation. Plumbers can be delayed and costs can escalate if a bathtub is needed in eight weeks but a homeowner can’t decide on a tub.

Having a budget will determine what can be accomplished and put some constraints on a project. The bottom line is some compromises will need to be made if the budget doesn’t allow for that choice. Let me describe this with the view of a contractor or professional. A baseline of tasks needs to be accomplished, let’s say, for an addition on a home. Good builders and remodelers will start with a solid foundation, drainage, and solid practices for weatherization, insulation, or the real guts of a house that no one usually sees but is necessary to make the house solid, comfortable, and durable. There will be a price for this, which is the baseline price to accomplish these tasks correctly. Good builders and

Your contractor will have answers on the “how to” and “why” but will need help from the homeowner to identify the goals or outcome of the project. Work with your contractor to plan a project and to be sure any surprises that come up during the project will be handled as efficiently and effectively as possible. Affordability – It’s not me…It’s You L

ast month we explored some ways that we could “be the change” on Affordable Housing (Side note…I wish Ghandi would have lived in the Twitter age so we didn’t all have to reuse the same quote). This month we’re going to look at the “It’s not me, it’s you” problem with Affordable Housing. Let’s be honest, living within our means may be of utmost importance, but it doesn’t even scratch the surface of the Affordable Housing mess (which doesn’t mean that last month’s article was worthless). Affordable Housing means different things to different people. To some, Affordable Housing is simply a Thesaurus ready term for subsidized housing. And, while it is true that we need adequate housing for people across all social strata, that’s not what we are exploring here. The Affordable Housing we are hoping to create in Juneau is one where graduates can find decent apartments, where young families can get into a home that grows with them, and

people who have spent 20 years helping to better our community with their faithful service to whatever their occupation may be can reasonably build a home that is uniquely fit to their desires. This shouldn’t be “Pie in the Sky” wishful thinking. We raise our families to love the outdoors (inhospitable as they may be). Our children who excel in the classroom are given amazing University of Alaska scholarship opportunities. Then, after 25 years of learning to love Alaska, we reward our best and brightest with a stagnant job market and an aging supply of apartments, condos, and homes—homes they won’t even be able to afford until they get married and get a couple second jobs (and don’t even think about having kids). We can’t let it go on. So…who can we blame? Well, the list is long—there’s the city, the state, anyone who’s ever had the first name President, the banks, the builders(though we’ll skip that one for now)—and each has contributed to the problem with their own bit of short-


sightedness. As we look forward though, what can we do different? How about appraisals (don’t worry, we’ll get to land costs next month)?

People who may be able to comfortably afford a payment on a $700,000 home, may still find it difficult to part with the $150,000 cash it will cost to cover the gap between cost and appraisal. I know, I know—it’s rare to find the hearts that bleed for our fellow citizens who are struggling to build the custom home of their dreams, but their problem is ours too. If it’s difficult for the families with six-figure incomes, it’s nearly impossible for anyone else. What’s more, with each of their decisions to simply remodel or add on to their

existing house, there is less opportunity for another family to move up. What should be the free flow of housing is instead the swampy mire where we currently find ourselves. Unlike some of the other challenges to Affordable Housing (land costs for one), this one can and should be fixed. Like every other affordable housing issue, it will only get fixed when we decide to demand “a little less talk and a lot more action” from our elected officials. BEFORE & AFTER The greatest reward when working within this industry is achieving an outcome of a project in a way the client never thought was possible. It is through careful attention to not only the words spoken but to also the gestures of the client and our own observations of how the home is used that lead us to the solutions of a great design. In our initial interview for this particular project, we discussed the typical dreams of a kitchen that incorporated new colors, surfaces, appliances, and their coordinating features; however, the biggest change wasn’t suggested by the client at all but was actually based upon the observation of how the kitchen and the adjoining spaces were used. The overall floor plan was quite large, but it was also subdivided into smaller rooms that all felt disconnected. While many would suggest opening each space up to achieve one great room, the client shared that they preferred to maintain individual rooms and a hallway for displaying an art collection. At the same time, a large change was needed because the highest used room- the kitchen- was disconnected from the amazing views seen from the adjoining rooms. The living and dining rooms also had gates at each doorway to prevent the family dogs from entering while unattended, which ultimately also led to the rooms’ decreased amount of use by humans as well. It appeared it was just easier to pass by these rooms with amazing views than to take down the dog gates when the client wanted to use the space. Noting this behavior, the ability to control the spaces, the client’s love of finer things, and our desire to utilize the potential views this home could offer were the driving forces behind this new layout. We decided to give a sense of an open floor plan, yet preserve the client’s desire of maintaining individual rooms by incorporating three sets of beveled glass pocket doors. This became the base plan for the layout of the entire space and the rest fell into place

soon after. By opening up the wall located between the kitchen and dining room, there’s now a stronger connection between the two rooms and the beautiful mountain views can now be enjoyed from any point within the kitchen as well. We also tripled the size of the original 3’ wide window located above the sink to a 9’ wide opening that achieves a stronger connection with another one of the client’s passions; the landscaped garden. This same pocket door concept was repeated between the dining room and the living room as well as the living room and the kitchen, thus achieving a greater connection between the individual rooms that make up this large space. Since blue is the client’s favorite color, we certainly wanted to reference this hue without achieving an overwhelmingly BLUE kitchen so certain materials and accents represent this favorite hue throughout. The quartz countertops have a slight hint of blue, along with black, gray, and beige tones that tie into the dark oil rubbed bronze hardware, fixtures, and also the accent tile found within the custom niches. The large scale subway tiles were grouted with a navy blue grout which ties into the hint of blue found within the countertops as well. These subway tiles are also the same color as the walls found throughout this main space, which

also helps visually tie each room in with one another and this off-white paint color serves as a neutral surface to display artwork upon. After changing the layout and selecting these finish materials, a cabinetry stain color was chosen to contrast against the lighter tones found within the wood floor and this stain also relates to the darker stained antique furniture located in the living room. Another feature that helps achieve the perception of an open floor plan is the continuation of the same wood flooring into the kitchen and then into the living room. The continuous flow of this material helps enforce the connection between each space by minimizing the transition between each space. The client’s love of mirrors and crystal led us to suggest the Thermador induction cooktop in the mirrored finish and it is absolutely the perfect fit in this home! Thermador double ovens, a wood-clad Bosch dishwasher, Liebherr refrigeration, and a Sharp microwave drawer finish out this suite of appliances. Working in the kitchen couldn’t be better now with the connection with the home’s surroundings and with the power of these new

appliances. While the majority of this home was once divided and underused, the glass pocket doors allow this main floor to be opened up for entertaining or subdivided for everyday living, all while maintaining the beautiful mountain views. The ease of opening these

spaces now welcomes their use and enjoyment at anytime and the concept of achieving a sense of an open floor plan is now realized and enjoyed. Jamaican Jerk BBQ Chicken

Recipe

Ingredients: 1/2 cup peanut oil 1/2 cup fresh lime juice 4 tbsp. dark brown sugar 2 tbsp. apple cider vinegar 2 tbsp. dried thyme 2 tbsp. soy sauce 4 tsp. fresh ground allspice 8 cloves garlic 8 habanero chiles, stemmed 8 green onions, chopped 2 shallots, roughly chopped 1 -1” piece ginger, peeled and smashed Kosher salt and freshly ground black pepper, to taste I prefer heavy on black pepper 8 whole skin-on, bone-in chicken legs and thighs

The epitome of summer is barbecue foods, comfort foods best enjoyed in sunshine, with friends and family. Nothing makes me think of Father’s day or summer fishing and camping trips more than camp Contributed foods. I took an amazing trip by Amber King to Jamaica years ago and fell in love with jerked foods. What specifically is “jerk” you ask. It references jerky and the method of seasoning with an amazing mix of Caribbean spices and drying before hardwood barbecue. Origins of West Africa found their way across the Atlantic to the mountains of Jamaica where it has become a national dish.

I love Jerk with Grace’s Fish and Meat sauce. I haven’t found it in Juneau yet, but thanks to online ordering I can still relive those sandy warm beaches and afternoon rain squalls with this magical combination. While traditional Jerk is cooked over a steel drum might be hard to duplicate for most Southeast folks there are some amazing bbq pits and outdoor ovens that can be accomplished in Alaska. 1. Combine the oil, lime juice, sugar, vinegar, thyme, soy sauce, allspice, garlic, chilies, scallions, shallots, ginger, and salt and pepper in the bowl of a food processor and process until smooth or use a mortar and pestle. Place chicken in a 9” x 13” baking dish and pour marinade over it; massage marinade into chicken, making sure to push it under the skin. Cover chicken with plastic wrap and refrigerate for 8 hours or overnight. 2. Build a medium-hot fire in a charcoal grill or heat a gas grill to medium-high. Or, heat a grill pan over medium-high heat. Place chicken on grill over direct heat and cook, turning occasionally, until it begins to brown, about 10 minutes. Transfer chicken to indirect heat, or reduce heat to medium-low, and continue cooking, turning occasionally, until chicken is cooked through, about 45 minutes. To serve, transfer chicken to a plate.
