Where the heck are all these buyers coming from? Just when we thought it was time to have a breather after all the swallows had returned to their nests in Europe, the local buyers exploded onto the scene! Showhouse attendance is even higher than usual and web site hits are more than they were this time last year. It seems like this is not only relevant to the Southern Suburbs, but nationally the market seems to be strong. From the evidence in the Seeff sales figures in the Western Cape, it seems like all branches and franchises have reported a significant upturn in sales this year. So what is really happening? There seems to be a sustained positive attitude towards residential property – as residence and investment. Not only have sales prices shown stability and in some areas, steady increase as demand increases, but rentals are also increasing steadily.

March Madness! According to the reported sales figures released by PropStats for March 2014, sales of over R600 million were reported for the Southern Suburbs – this is more than 50% up on the average reporting month! Much of this turnover was made up of foreign purchases – Seeff alone has concluded over R150 million year to date to foreign buyers in the Southern Suburbs.

And the prices? It seems that buyers are reluctant to spend in the upper end of the Southern Suburbs market at prices more than R30 million as evidenced by the sales achieved by all agencies recently. Even so, we know of at least 2 sales in the upper R20 million mark which collapsed as a result of the buyers not fulfilling their obligations. This can be an occupational hazard when dealing with a fast moving market especially when the heady weather of a Cape Town summer’s day can

persuade a tourist to impress the family by ‘buying’ a pad in the Cape – only to return to a miserable European winter and allow the whole thing to fall apart.

And the local buyers? As always, more than 75% of the properties sold in the Southern Suburbs are to people who already live here. This percentage seems to be a constant and this is still reflected in the movement of buyers in and out of property in the area. Buyer attendance at showhouses, especially in the school belt, reflects a significant increase in demand for property here. It is not unusual for property to be sold at full price, especially in the areas close to schools and in the price ranges to around R3,0 million. Property valuations in high demand as market booms I am a qualified property valuer and registered with South African Council for the Property Valuers Profession (SACPVP), which is a statutory body that regulates and enforces a strict code of conduct for valuers. (Property Valuers Profession Act, 2000 (Act No. 47 of 2000). My registration is that of a ‘Professional Valuer’ with no restrictions, and I have practised as a valuer for 22 years. My experience includes valuations for various financial institutions, consultancy work for the City of Cape Town, which includes the General valuation, supplementary valuations, objections and appeal court. Capital gains tax valuations, insurance valuations and divorce action valuations are also included within my scope of experience. I am a sworn appraiser for deceased estates for the Wynberg district. (Rosebank through to Muizenberg). Valuations encompass Commercial, Industrial, residential and special properties. PROPERTY EDITORIAL and time required to complete the valuation. It should be born in mind that certain properties (commercial) require extensive research regarding establishing value. This would include market research on rentals, analysis of leases and rent rolls, expenses pertaining to the property and capitalisation rates. Establishing value for residential properties There are various value forming attributes that contribute to establishing market value. It is important to first understand market value. What is the definition of Market Value? It is the estimated amount for which a property should exchange in the open market on the date of valuation between an informed willing buyer and an informed willing seller in an arm’s-length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently and without compulsion. Market value implies that the highest and best use of the property is taken into account. What is the meaning of Highest and Best Use? It is the most probable use of a property which is physically possible, appropriately justified, legally permissible, financially feasible, and which results in the highest value of the property being valued. So, what is the role and function of a property valuer and valuation process? First and foremost, a valuer requires a written instruction as to what is to be valued and why. The instruction should include the minimum of an erf number and street address. This is to enable the valuer to identify that the correct property is being valued and can confirm ownership.

Finally, what method of valuation is used to value a residential property? The generally accepted method for valuing residential properties is the direct approach or more commonly known as the comparable sales method. This is the primary method used by professional valuers and estate agents. In order to establish an estimate of a property’s market value, arm’s length comparable sales are used. Generally, three recent sales of similar/comparable type properties that are situated within close proximity, or comparable locality are identified. It is important to try and use similar ‘type’ properties that are comparable in erf size, building style, size of improvements, type of construction, accommodation offered and condition of improvements. One can then begin to understand the market value of the property to be valued. It may prove difficult to find exact comparable sales. In these circumstances, allowances and adjustments must be made for the differences. Rand adjustments are made for the differences between the subject property (property being valued) and the comparable sale. Valuers at times consult with resident agents that are familiar with the area, especially when market conditions are unfamiliar to the valuer. How do we establish value for residential properties? There are various value forming attributes that contribute to establishing value. They are as follows: 1. Location. 2. View. 3. Size of erf. 4. Size of improvements. 5. Age of improvements. 6. Type of construction. 7. Accommodation offered. 8. Quality of fittings and finishes. 9. Access to municipal services. 10. Landscaping/garden. There are other factors, which are taken into account, such as security, lighting, general flow of the accommodation and special or unique attributes of the property. ‘Kerb appeal’, marketability, lettability and saleability are also factors considered when finalising value.

Calling all sellers – pent up demand points to ideal time to put your house up for sale The housing market seems to be taking on a different tone, shifting from an overwhelmingly buyers’ market to more favourable conditions for sellers in many areas. The prospects for sellers have improved month-on-month since about mid-last year and we have seen a strong start to this year, despite the economic setbacks and recent interest rate hike. As we head into the cooler months, the market remains fluid and demand continues to heat up. For the first time in five years this has opened up a window of opportunity for astute sellers to take advantage of the buoyant demand, but they would need to continue to price realistically. While there are buyers aplenty, buyers are smarter and not prepared to overpay. Although fluid, the market is still fluctuating and sellers should therefore continue to work with a credible real estate agent to ensure that

there is demand in the area before listing. Get the facts on what is selling and at what price ranges. The demand is there, but the price needs to be just right, overpriced homes are just not attracting interest. Going to market at an unrealistic price could set you back. Although we are beginning to see multiple offers, there is still no real bidding. So if your agent says it is a good offer and it is close to your asking price, it is probably advisable to accept it unless you have good reason to wait. ISSUE #05 KNOW YOUR AREAS’ HISTORY

HISTORIC CLAREMONT Until the arrival of Dutch colonists in 1652, the uncultivated veld of the Cape Peninsula was used by the nomadic Khoisan to grazed their cattle. The Dutch established an outpost on the shore of Table Bay, and in 1657 they established a number of farms south of the outpost. The most southerly of those original farms, named Louwvliet and Questenburg, are today covered by the suburbs of Claremont and Newlands. The area was agricultural for about 150 years. Other estates that were established included Veldhuyzen in 1676, Stellenberg in 1697, Weltevreden (originally part of Stellenberg) in 1730, Sans Souci (originally part of Questenburg) in 1786, and The Vineyard in 1798. They produced grain and grapes, and some farmers made wine. After the colony had been taken over by the British in 1814, the area gradually changed its character. British settlers and officials bought the farms, renamed some of them, and turned them into country residences. Weltevreden was subdivided in 1822, and it was a portion of it that was later to be renamed Claremont. The distinguished British astronomer Sir John Herschel put the area on the map by living at Feldhausen (formerly Veldhuyzen) from 1834 to 1838.

Village (1840–1886)

The village grew during the 1840’s and 1850’s. Public transport consisted of horse-drawn omnibuses which plied along the Main Road from 1837 until the railway was opened in 1864. In 1863, the Anglo-Italian immigrant and businessman John Molteno, who was later to become the Cape Colony’s first prime minister, bought 140 acres of land centred around the Claremont House estate. The property was subdivided and developed from 1897 onwards, and Claremont House itself, situated in modern terms between Molteno Road to Pine Road, was later demolished. However its two extensions, Greenfield House and Barkly House, still stand today as schools.

Claremont Train Station

The opening of the railway from Cape Town to Wynberg in 1864 spurred subdivision and development. The Feldhausen estate (also known as “The Grove”) was subdivided in 1869–1870. A new Congregational Church was built on the Main Road in 1877. The Claremont Hall was opened in 1879. The land along Lansdowne Road east of the railway line was subdivided and developed from 1882, creating a large residential area which is now known as “Harfield Village”.

Municipality (1886–1913)

A village began to develop on the main road near Feldhausen in the 1830’s, and by 1840 it had become known as ‘Claremont’. The annual Cape Almanac for 1840 described the area and stated that:

In 1882, a village management board was formed, and in 1886 it was replaced by the Municipality of Claremont, which managed neighbouring Newlands too. The privately owned Claremont Hall was taken over as a town hall. The first telephone system was installed in the early 1880’s.

The new village of ‘Claremont’ succeeds, near to which, on the left, is ‘Claremont House’, the property of R. Waters Esq, who has lately laid out the grounds with much taste, in the manner usually known as the English style of landscape gardening.

There was further residential development, with the subdivision of the Claremont House, Lansdowne, Milburn House, and Paradise estates in the 1890’s. An electricity power station was built, and an electric tramway

service was introduced in 1897. The housing boom which followed the Anglo-Boer War saw the subdivision of further estates in the 1900’s. Most streets were named in 1903–1904, many of them thematically (e.g. after saints, explorers, British counties and towns, American presidents, and British politicians).

Suburb (1913– )

In 1913, Claremont and several other municipalities were incorporated into the city of Cape Town. Considerable residential growth took place in the 1920’s and 1930’s, when estates such as Palmyra, Keurboom, Ravensworth, Sanatorium Estate, The Vineyard, Wyndover, and Edinburgh Estate were subdivided and developed. An additional railway station, named “Harfield Road”, was built in 1931. The government enforced its apartheid system on Claremont in the 1960’s, forcing the Coloured residents to leave. As a result, large areas of the suburb stood derelict for several years. Claremont remained predominantly residential until the early 1970’s, when commercial development began. A major shopping mall, named Cavendish Square, was opened in 1973, and other shopping centres followed. There was a further building boom in the 1990’s, and the suburb is currently experiencing another, which includes the construction of three large apartment blocks, a hotel, two office blocks, the re-modeling of three other commercial buildings, and the construction of a transport interchange and a bypass road. Father’s Day Celebrate Father’s Day this June 15, 2014.

The history and origins of Father’s Day can be traced back more than 4,000 years ago. In Babylon, a son called Elmesu carved a message to his father on a clay card. Elmesu wished his father a long and happy life.

Though fathers have been revered through the centuries, the official recognition of Father’s Day only happened in the early 1900's. Several people are credited for furthering the cause of Father’s Day, but Ms. Sonora Louise Smart Dodd is seen as the key person in making this great celebration happen. Sonora Dodd is seen as the Mother of the Fathers Day Festival. In 1909, Sonora overheard a a Mother's Day sermon, and begun to recognize the hardships that her father must have gone through while bringing up his family. When Sonora was 16, her mother died during childbirth, and left her father, Civil War veteran William Jackson Smart, to raise his six children and the newborn on his own. Sonora pondered the fact that there was a day for mothers, but not for fathers. Initially, many people laughed at her idea, but her mind was made up. She began a sincere campaign lobbying for the cause of Father’s Day, and finally, her efforts began to show. On June 19, 1909, along with the support of Spokane Ministerial Association and the local Young Men's Christian Association (YMCA), the first Father’s Day was celebrated.

10 ways to sneak exercise into a busy schedule With technology as it is these days – smartphones being the norm rather than the exception, global meetings just a Skype call away and e-mail exchanges at the rate of knots - we are often instantly available 24/7. This can create immense pressure in our lives as people have come to expect instant replies and action. Sadly – with work just being one demand on us, not to mention all the other roles we may play in life - exercise is often the so-called “unnecessary element” that gets dropped from the schedule. BAD CHOICE! Let us help you find ones to activate your day. The American College of Sports Medicine (ACSM), advises that even just using your body weight in strength-training exercises is adequate so often you don’t even need equipment to sneak in these snippets of exercise in a hectic schedule.

1. Home based exercise a. There are lots of ways to get an extra work out at home. It is easy to increase your proprioceptive balance by practicing balancing on one leg while performing tasks like cooking or brushing your teeth. Once you have mastered this you can make it harder by adding small movements like calf raises or bending down to pick things up. Increasing proprioception has many advantages, like increasing your ankle stability which reduces your chances of falls and sprains.

2. Office based exercise a. Tricep dips, push ups and sit-to-stands as well as walking around are easy ways to get some extra work into your day at the office. Because of the time spent sitting behind a desk, our lower bodies and even upper bodies are not utilised nearly enough. Simple exercise can be used to break the monotony of your work day. Sit-tostands and walking are the best way to increase blood flow to the legs, while the tricep dips and push ups by your desk get your arms involved.

3. Driving and Parking tactics a. While idling in traffic you can perform a number of exercises to strengthen your core and shoulder stabilisers. Transverse Abdominus (T.A) activation is a top choice for core strength while scapular setting is a must for the shoulders. (Ask our Biokineticists at SSISA how to do these two exercises). Traffic is part and parcel of getting to and from work and once again you find a lot of time spent sitting. Correct posture forces the core muscles to do a bit more work when sitting. b. Try parking a little further at work. This will increase your walking distance to your office and will definitely add to your fitness. If you find this too easy – then speed up the pace or take the stairs as well. Why not purchase an OMRON pedometer and monitor your daily steps? Ultimately – if you can succeed to accumulating

10 000 steps a day – you will achieve amazing health benefits.

4. Coffee and lunch breaks a. Get up and walk around while the kettle boils, or make sure you eat lunch away from your office. You can even use this time to catch up with work colleagues.

5. Breathing and posture a. At your desk focus on core exercises. Bracing your core, TA and back strength are easy ways to get these muscles strong.

6. Personal/buddy training a. Being accountable to someone, is another way to ensure you get your workout. The added motivation and decreased pressure to plan a workout might improve your motivation.

7. Shorter sessions/mixing exercises a. A lot can be accomplished in short harder sessions. According to the ACSM guidelines 15 to 20 minutes of moderate to hard physical activity most days of the week, is all that is needed to maintain health in adult populations.

8. Speed it up

Speeding up the pace of your everyday activities is a different form of increasing the intensity of activities. This will help burn fat leading to increased muscle tone as well as getting things done faster.

9. Stand more (phoning, working and warming up) a. Sitting has become another silent killer as long periods spent sitting leads to a lower basal metabolic rate and an increase in several risk factors. Ideally if you work at a desk station - you should get up for a few minutes every hour. .

10. Passive stretching a. Sitting at a desk can also lead to decreased flexibility – so stretch regularly. This will help maintain flexibility and reduce the risk of musculoskeletal injuries during exercise.

– Glynis Coetzee Estate Manager “No, not StoneHENGE,” I said, “StoneHURST” This was in reply to a query from a friend about the large security estate above Westlake Golf Course in the Southern Suburbs where, in 2007, I had just began building a luxury home for another friend, resident abroad at the time.

Exercise doesn’t have to be all about calisthenics. These activities help you make it fun! Before our lives were so high-tech, family members were more physically active and got plenty of exercise naturally. Today, however, we go everywhere by car and sit for hours in front of the TV or computer. This sedentary lifestyle has been tied to obesity and a slew of related-health problems ranging from diabetes to depression. Dr. Shannon also suggests limiting any other sedentary distractions such as sitting at the computer. “Put your computer in a common area so kids are not in their bedrooms for hours at a time,” he says. Now that you’ve set the ground rules for sedentary activities, plan some family togetherness time. The idea is to get 60 minutes of moderate to vigorous exercise every day. So, how can you get your family moving in a way that’s fun and doesn’t feel like a punishment? Here are some easy ways to reach that goal together.

Walk to school

Lace up your walking shoes and join the kids for a brisk walk to and from school each day.

People have the ability to play tennis, bowling, baseball, skateboarding, and snowboarding,” Shannon says. “Kids love them. I’m generally trying to get kids away from the TV, but in this case, if they are swinging a bat or dancing, it’s great.”

Build strong bones

Be sure to include bone-strengthening exercise as well, such as hopscotch, jumping rope, gymnastics, or volleyball — any “weightbearing” activity, one that you do standing up.

Take a tour of the park

Make going to the park a reward for a job well done, a good test grade, or anything that deserves a positive non-food reward. When you get there, play a fast game of Frisbee or pitch a ball.

Turn birthdays into an active adventure

Make your presents for birthdays related to activities. Plan a family ski or snow-tubing day trip or visit a nearby zoo. A bike makes a great gift for every family member, as does a basketball hoop in the driveway and a badminton net in the back yard. Make sure that Mom and Dad are included in the bike rides and pick-up games, too.

Get to the playground

Muscle-strengthening exercise doesn’t mean just weight lifting. Take the kids to the playground to swing on the bars, climb a tree, or play tug-of-war.

Go to the head of the class

To learn a new activity, take a class together, such as martial arts, dance, or yoga — a favorite among hard-to-please teen girls.

Walk the dog

Treat your dog to daily walks that include the entire family.

Plant a garden

Whether you choose fruit and vegetables or just some pretty flowers, get the kids involved in an organic gardening project. They’ll get some brisk exercise digging, planting, and weeding. Then the whole family can enjoy the fruits of their labor with fresh produce and cut flowers.

Follow your kids’ lead

“This year I bought my granddaughter the Playskool Dance Cam because she loves to dance,” Shannon says. “It takes a picture of a child dancing and puts it on TV dancing with cartoon characters. A CAPE TOWN INITIATIVE April – July 2014 The Union of Jewish Woman (UJW) a National registered NGO committed to providing services to needy communities invites you to assist us in a very exciting initiative. We aim to collect 25,000 pairs of shoes between April – July 2014. Through this initiative we will be supporting thousands of previously unskilled and unemployed men and woman in third world countries to have the opportunity to learn the skills necessary to repair and restore these shoes to their original glory and then sell them to earn an income to support their families! We would really appreciate it if you would consider supporting this initiative. We are looking for any 2nd hand shoes (yours, your children’s, husbands) which can be donated to our campaign. All you have to do is collect as many pairs of shoes as possible and contact me to arrange collection. Your support of this initiative will ensure that you are part of the solution to creating skills development and job creation. Please also forward this invitation to your networks.
