More than just selling property I am not sure about you, but I have noticed that these days, every conversation seems to either begin or end with a discussion about the Banting Diet! In an attempt for us all to understand what this was all about, we decided to launch our Breakfast Club on the back of this contentious issue. We had real fun at our inaugural event at Steenberg. We hosted around 90 Southern Suburbs residents and the talks by Dr Toni van der Merwe from Skin Renewal who presented some tips regarding skin aging and skin cancer prevention followed by Kim Hoffman,local nutritionist, who discussed the Banting diet and compared this with a Balanced Eating regime, were really well received. Many of us pointedly ignored the delicious Steenberg breakfast buffet until after we had heard which pastry was going to be better for us than the next! The event also allowed us the opportunity to promote our Numeracy Project. Being a business focussed in the highest school density areas in the country, most of which could be classified as ‘privileged’ schools, we have decided to concentrate our community efforts in assisting in the development of numeracy amongst previously disadvantaged learners, with particular reference to primary school children. We launched this project as a result of the requirements suggested by Mrs Johnson, the Principal of Constantia Primary School. She suggested that the way to promote numeracy with young learners was through the use of an abacus. We promptly bought and donated the 120 abacuses needed for this school. The Numeracy Project was also inspired by the understanding that South Africa apparently rates as the second lowest in the world with respect to Mathematics proficiency. An understanding of Numeracy, therefore, would be a start in the improvement in Mathematics proficiency amongst primary school learners. So what about property, then? More of the same, really! I am sure that everyone is tired of hearing about the buoyant market and it continues to be just that.

Happily, I can report that we are getting more property to offer the apparently insatiable appetites of the buyers out there! I would suggest a note of caution, though. I cannot see that prices can increase any further. The basic economics of supply and demand will continue to dominate this process – and it seems that more properties are being listed. Recent buyer activity at showhouses has actually slowed. We have seen a decrease in activity by about 20% of new buyers visiting showhouses. It is always difficult, though, to measure a trend by considering a few weeks in the property cycle.

Real estate gets its sizzle back After idling at a sluggish pace over the last few years, the residential real estate market has got some of its sizzle back. Activity is buoyant and stock shortages are now a challenge across the major metropolitan areas. Despite the subdued economic outlook and the recent interest rate hike, we expect the buoyancy to continue and for this to be a good year for sellers and for property. While we may see a seasonal dip over the cooler months and buyers will undoubtedly have to budget carefully going forward, the overall performance is still up on previous years. Consumers have been cutting back, improving their credit standings and saving for their deposits over the last few years and, we now see the effect on the housing market. The market has turned the corner and is now in a definite upward phase. Homes are selling twice as fast and about 90% of buyers now pay close to, or the full asking price. Seeff’s turnover is up by between 20%-40% in the major metros and in many areas, we have concluded record sales over the last year. Multiple offers and strong buyer competition is driving better offers and prices. There is no doubt that we are now in a sellers’ market in the metropolitan areas with strong demand and a shortage of new property listings almost across the board. Even at the top end, R20 million-plus sector of the market, stock shortages are a significant draw-back. Foreign and trophy home buying are at the highest levels since 2007. On the Atlantic Seaboard and in the Southern Suburbs alone, trophy home sales are about 40% up year-on-year, great news for prospective sellers. Not even the cold weather has kept house hunters away this winter and they just keep flocking to our show houses. In some instances, properties are selling before we even have a chance to list it on our website, such is the demand. Seeff’s Southern Suburbs operations for example report that homes priced below R5 million are selling within anything from the day of listing to well within a month. With stock levels down by about 40% year-on-year, our agents now sit with a backlog of cash and credit ready buyers just waiting for new listings to come onto the market. Certainly, for sellers, conditions are now at the best levels since the 2007/8 down-turn, but we would urge would-be sellers to act sooner rather than later. Not just a run in the park parkrun was first held on 2 October 2004 in Bushy Park,Teddington,U.K.It had 13 participating runners. Today there are over one million runners taking part every week in a free 5 kilometre run or walk all around the world in countries like Australia, Denmark, Ireland, New Zealand, Poland, Russia, South Africa and the USA. The man who started parkrun,, Paul Sinton – Hewitt , was recently awarded a CBE by the Queen for his hard work in establishing parkrun as a community - driven essential in so many people’s lives. Wimbledon was the next chosen venue and the early pioneers had to prove that they could manage more than a single event at a time. Eventually technology was embraced and so the parkrun website registration and barcode result system was born. All events around the world are made possible only by dedicated teams of volunteers, for which every parkrunner is grateful. Now hundreds of thousands of runners are processed each week, websites updated and emails sent. The parkrun community is growing all the time – but it’s all still based on the simple, basic principles formed right at the start: weekly, free, fun, 5 km, for everyone regardless of age or fitness, forever. parkrun is such a simple concept: register once ever online at www.parkrun. co.za, bring along your barcode and run or walk 5 kilometres whenever and wherever you want at absolutely no cost in a safe environment. It doesn’t matter how fast you go as there is no time limit and the volunteers will always wait patiently to shout hearty encouragement for you at the end. It doesn’t matter what you’re wearing or what you look like. The ONLY thing that matters is that you take part and have fun. Dogs and prams are most welcome and encouraged at most parkruns. parkrun is all about inclusiveness, wellbeing and a sense of community. We want as many people as possible to feel part of a real local community brought together by our events, as well as our global parkrun family. Your parkrun barcode is welcome all over the world. Bruce Fordyce then decided to bring

parkrun to SA and the first event was held at Delta Park in Gauteng in November 2011, with 22 runners taking part. Bruce and his wife Gill have grown parkrun in the last 3½ years to 64 000 runners covering 1 625 235 kilometres in 34 locations – a fantastic achievement indeed and proof of the success of the concept. Rondebosch Common parkrun was born on 8th February 2014, the proud baby of Roger McCallum, a local Claremont resident and avid long distance runner for more than 30 years. The Common was an obvious choice as he had spent many a Wednesday evening completing or helping with the Celtic Harriers time trial. It has many benefits in that it is a beautiful setting in the shadow of Devils Peak, is safe and free of traffic and is simple to navigate. Quite by chance as well that twice around is conveniently 5 kilometres. It was also recently completely revamped by the City of Cape Town at great cost and the entire perimeter tarred. The inaugural run was supported by 136 eager parkrunners and they now have over 2 500 registrations at the Common in the short space of 6 months. They all meet at the Common Ground Cafe after each event and get to know fellow parkrunners over a cup of coffee or a delicious breakfast. A lucky draw is held once a month and very well supported. They average 185 runners per event with their record being 277. The male record-holder is regular winner Stephen Courtney in 16:49, the woman’s record holder is Elian Bogers in 19:18 and the age-graded record holder is the indomitable Viv Williams who ran a blistering 19:48. The course lends itself to fast times and any visiting parkrunner is very likely to set a Personal Best on the day. As is the norm with parkrun, volunteers are relied on to ensure the event takes place. Yunus Vollenhoven and his wife Suraya have been stalwarts and are basically running the event now together with Roger McCallum, the Event Director. The database of volunteers is growing weekly and the positive team spirit is contagious. There are many regular parkrunners that wouldn’t miss a single parkrun for anything, and every week about a third of all runners for that day are first-timers. Everyone is encouraged, regardless of age or level of fitness, to join in at the start line in Park Road, on Rondebosch Common at 8H00 every Saturday come rain, hail or shine. Bring the whole family and have fun. There is no time limit – the main thing is to get out there and get active. www.parkrun.co.za

Watercolour According to Creative Director of homebuildlife.com, a trend predicting site, Lisa White, watercolour prints have been trending for a while but are expected to bloom even more in the northern hemisphere’s spring, meaning you can expect them in Australia to really start coming out by September/October. ‘We will begin seeing a steady flow of watercolour patterns, often in blooming floral or summery seaside colours,’ said White.

ISSUE #08 KNOW YOUR AREAS’ HISTORY

HISTORIC TOKAI Tokai, named after Tokaj, a range of hills in Hungary, was originally an open area with various wine farms and smallholdings. Today, though most of the wine farms are no longer there, there are still a few old Cape Dutch houses like those found in Constantia. The suburb was built in the late 1940’s, and was built quickly because of the urgent need for housing for predominantly white, English-speaking South African soldiers returning from World War II.

Tokai Manor House

Tokai Arboretum, Tokai Forest The Arboretum was laid out in 1885 by Joseph Storr Lister, Conservator of Forests of the western conservancy of the Cape Colony, thus marking the beginnings of a forestry industry in South Africa. The Arboretum is well known amongst botanists, horticulturalists and sylviculturalists on account of the large variety of indigenous trees grown here. It was declared a National Monument under old NMC legislation on 9 August 1985. 32 | THE PROPERTY PAGES | SEPTEMBER 2014

The Steenberg Estate, originally known as the Zwaanswyk, was granted to Catherina Ustings in 1688 and was one of the first farms in the Western Cape. Its Cape Dutch homestead was erected in about 1740, and its verandah and outbuildings were added at the beginning of the 19th century. It was declared a National Monument under old NMC legislation on 7 October 1983.

Pollsmoor Nearby, is the Pollsmoor Prison, where Nelson Mandela and other political prisoners were incarcerated by the Apartheid regime. Mandela was there for four years (1984 to 1988) after his transfer from Robben Island, before moving on to Victor Verster Prison until his release on 11 February 1990.

The Ghostly Manor of Tokai The grazing rights on the lands around the Tokai Manor House were once owned by Simon van der Stel. In 1792 the estate was sold to Johan Andreas Rauch, chief of the armory and head caretaker of the Groote Schuur Estate. The following owner, the German Andreas Teubes, was ultimately responsible for the construction of the manor house. The gifted French master architect Louis Michel Thibault is credited with its design. The homestead is unusual among Cape Dutch houses, in that the verandah, or ‘stoep’, was raised well above the customary ground level. The very high front ‘stoep’, with its massive round pillars, was created by dramatically curving the twin flights of stairs. The residence was completed in 1796 and was described as the most out-standing homestead on the

Peninsula. The cost of building this splendid house ruined Teubes financially and he was forced into bankruptcy in 1799. In the early 1800’s the residence was owned by Petrus Michiel Eksteen, an exuberant and indulgent man. He was a gregarious spendthrift who spared no money in hosting the finest banquets for the Cape’s socialites. His parties became well-known and his cellars were always well stocked. He was eventually declared insolvent in 1849 and the estate was put up for auction. Eksteen’s two brothers, Sebastiaan Valentyn and Jacob Pieter, became the new masters of the estate. The Spectral Horseman During a lavish Eksteen New Year’s Eve party, young Frederick accepted a wager from his father to ride his horse up the steep staircase and into the dining room. The guests watched expectantly as he mounted the precipitous steps of the Manor House on horseback. The horse-man circled the dining room table, hooves clattering , spurred on by cheers and laughter from the revellers. Tragedy followed: in full view of all the dinner guests while descending the exceptionally steep steps, the horse tripped and both horse and rider fell. The eccentric young man broke his neck in the fall, and was lying dead next to his horse at the bottom of the staircase. It is said that the spectral horse and rider still canter through the forest and sometimes, especially on New Year’s Eve, they still try to repeat their foolhardy act. Over the years there have been several reports about the pair frequenting the area around the Manor House. Without a logical explanation, sometimes exuberant laughter and neighing of horses can be heard from inside the Manor House at night. In the dark early hours of the morning forestry workers have heard a horse at full gallop along the road. The rider reportedly wears clothes from a bygone era heads straight towards the old house and mounts the steps! The Tokai Manor house was proclaimed a National Monument on 8 September 1961.

Frequently encountered dilemmas when choosing a home

and his or her family. Purchasing an old building in a good location and renovating over a period of time is therefore an option worth considering. Having made that decision, the question then arises as to whether to employ the services of an architect or not.

Considering the fact that purchasing a home will probably be the biggest capital investment that they will ever make in their lifetime, and considering the fact that they will be spending much of their life living in this investment, I believe that every effort should be made to tailor their home to suit their lifestyle and aspirations.

When choosing a place to live, one of the most frequently encountered dilemmas is whether to rent from a landlord or to purchase one’s own home. It is probably true to say that most people aspire to own their own home, as opposed to renting. Whilst it may not always be financially possible to fulfil this aspiration, the prospective homeowner could consider buying in a less desirable area, rather than renting in a more desirable area. By doing so, one could progressively move up the property ladder and over a period of time, ultimately end up owning their own home in their preferred location. If it is one’s aspiration to own one’s own home, it is probably better to get a foot onto the property ladder sooner rather than later. There are many factors that need to be taken into account when electing to purchase one’s own home. These include maintenance costs, rates and taxes, purchase price relative to current market and location. Some people argue that location should be the single biggest consideration. The prospective property owner is faced with further options including whether to buy and to renovate, to buy a new or recently renovated home, or to buy a plot and to build. It is generally cheaper to purchase an existing property rather than to build new. It is, however, not always possible to find a home that suits the requirements of the homeowner

Notwithstanding the fact that it could be argued that as an architect, I have a vested interest in promoting the architectural profession, I honestly believe that an architect with experience in domestic architecture can add value to any prospective property buyer, whether considering purchasing and renovating or building from scratch. An architect can also assist a potential purchaser in selecting a new home or plot of land by commenting on the condition of existing buildings, orientation and suitability for building or renovating. Most young architects begin their careers in the domestic architectural field but few persevere due to the special nature of the work, as the nature of the work is often demanding. Most move onto commercial architecture, not that that field does not hold any challenges. As alluded to earlier, considering the fact that the purchase of a home will be the single biggest capital expense, paid for with their hard earned, after tax earnings, I believe that any client is entitled to decide on the way their money is spent and entitled to be demanding in respect of design in order to realise their dream home. Being a domestic architect requires its own special set of skills and competence and is often considered a “calling”, rather than

a profession, similar to that of a teacher or family doctor. Architecture, by its very nature, is multi-disciplinary in that the architect is expected to have many skills in addition to design, conceptualisation and implementation thereof. This includes building science, engineering principles, accounting and quantity surveying. I often like to joke to my clients and colleagues that in addition to the abovementioned skills, an architect practicing in the domestic field also needs to be a psychologist, diplomat and on some occasions even a marriage guidance counsellor! ELECTRICAL COC In terms of Regulation 7(5) of the Electrical Installation Regulations, a change of ownership cannot take place unless there is a valid certificate of compliance, not older than 2 years. What does the electrical certificate cover? Ÿ Distribution boards and all wiring Ÿ Socket outlets light switches and isolators for fixed appliances Ÿ Earthing and bonding of all metal components, including antennae’s and satellite dishes The electrical certificate does not cover fixed appliances such as: Geysers, stoves, motors, fans, underfloor heating etc.

The best advice we can give is to have the inspection done early, before a potential buyer is introduced to the property. This will help you to make cost-saving decisions such as: Ÿ Removing incorrectly installed extension leads, temporary lighting or garden lights. Ÿ Removing TV antennae that have been replaced by satellite dishes Ÿ Removing incorrectly installed supplies to Wendy houses, water features, etc

BEETLE COC Is a beetle certificate of clearance required by law? No, there is no law that obligates a seller to provide a Beetle Free Certificate. Then why are properties being inspected for beetle when they are sold? This dates back to the 1940’s when wood destroying insects were infesting properties on an epidemic scale. Financial institutions would not issue a bond to a buyer unless the property to be mortgaged was declared free of wood-destroying insects. And so the need was established for suitably qualified people to carry out inspections, and where infestation was identified, recommend remedial measures to eradicate such infestation. This requirement was written into the Offer to Purchase and it became the seller’s obligation to provide the Beetle Free Certificate.


WATER INSTALLATION COC The City of Cape Town introduced a new water by-law in 2010. It stipulates that before a property can be transferred, a COC must be issued for the water installation. It is a local by-law and only applies to properties sold where the City of Cape Town is the municipal authority. A new certificate needs to be issued each time a property is transferred. Does the Water installation certificate cover all of the plumbing? No, this certificate IS NOT a plumbing certificate. It is limited to the by-law and is not as comprehensive as a plumbing certificate. Some buyers will assume that this COC addresses all plumbing defects. However, our mandate is to inspect to the required standards only. This is to ensure compliance with the by-law, while incurring the minimal cost to the seller. WATER INSTALLATION COC

Ÿ There are no leaks and the components are in a safe condition - i.e. not corroded Ÿ Emergency shut off valves have been installed in the correct positions Ÿ Outside cylinder are the required distances from doors, drains, windows & electrical apparatus. Ÿ Gas components are correctly positioned in relation to electrical points (e.g. switches) Ÿ Certifies that the maximum volume of gas has not been exceeded. i.e. there is not more than 38kg of gas on free standing property; not more that 9kg in an apartment.

ELECTRIC FENCE COC Since 1 October 2012, an electric fence certificate must be issued when there is a change of ownership of the premises on which such electric fence exists. The certificate is valid for 2 years.

Reaching out in Transkei The Qolora Isolomzi Outreach Team left Rondebosch on Sunday 6th July, heading for another special Transkei teaching and musical adventure. Our party consisted of 21 Rondebosch boys from Grades 10, 11 and 12, Mr Rowan Harmuth and his partner Marion Wasdell, Mr Terrence Scarr, Jonathan Prest (an old-boy), Mr Jock McConnachie and his wife, Mary. We were delighted to be joined by two families, namely the Fisher family, and the Sanby family, both of whom contributed greatly. After a one-night stop in the Wilderness, and another one-night stop in Grahamstown, visiting the National Arts Festival, we drove to the famous East London Windmill (where the boys attempted to finish a “Dagwood Special”), then moved our way across the Kei River to Trennerys Hotel, our home for the next nine days. We were very fortunate to have eight extremely gifted musicians with us, who were about to unleash their talents to the Transkei, which they not only did at Trennerys Hotel 54 | THE PROPERTY PAGES | SEPTEMBER 2014

in the evenings, but also at Isolomzi High School during the day, before, as well as after lengthy teaching sessions. The Bosch boys did a fantastic job teaching Grade 10, 11 and 12 English, Accounting, Economics, Mathematics, Mathematical Literacy, and Computer training skills. The Isolomzi Matric pupils received past Bosch and NSC examination papers (and answers) in all of their subjects, and a study plan was given to them. They also exchanged email addresses and cell numbers with our boys. The enthusiasm and appreciation showed in their faces. The Bosch boys did not only sing and teach. Classes stated at 9am and finished at 1:30pm. Thereafter, time was their own, playing soccer on the beach, swimming and surfing, hikes, visiting the local Songoma, visiting the famous Transkei Gates etc. Many people sponsored funds for this trip, and to mention all is not possible. However, special thanks must go to Mekor Ford for sponsoring two vehicles, to Caltex for their petrol contributions and to Steve Palframan (Eurolux) for contributing a vehicle and also for a huge donation towards future trips. Rob and Nick Stodel

Gardening with Keith… South Africa lost a gardening giant recently and we would like to pay tribute to him. Rob Stodel has been a mentor, colleague and my friend for many years and it is sad to say farewell to him. We are looking forward to paying tribute to him this summer by flocking to our garden centres to get the latest varieties from our favourite growers.

It’s farewell to Robert Stodel, a South African gardening giant Robert Stodel (1941-2014) died on 22 July 2014 after a short illness. His special touch in the garden retail and environmental conservation industries will be visible for centuries. Rob’s influence in the industry spanned some 52 years. He began working on Dutch bulb farms during school holidays and over weekends. Rob studied horticulture in Aalsmeer. It was our gain when he immigrated to South Africa, taking on a job with the late Rie Kramer, an importer of Dutch bulbs. It was no surprise when he established his own bulb-selling business, operating from his garage in Plumstead. His stand on the Grand Parade is remembered to this day. Many recall Rob visiting their homes to sell bulbs and he 56 | THE PROPERTY PAGES | SEPTEMBER 2014

consulted with many local flower growers. By the late 1960s, his business had evolved, and he was already importing in excess of 20 million flower bulbs annually. Rob opened a retail centre in Kenilworth in 1968, a one-stop outlet to purchase seeds, bulbs, plants, flowers and gardening products at discounted prices, previously only available at various stores. This vision for garden retailing in the early 1970s led to the transformation of nurseries into garden centres. Stodels Kenilworth was South Africa’s first fully-fledged garden centre. Stodels in Bellville, opened in 1973, is the flagship of the business today. The South African Consumer Council selected him to head up the South African Mail Order Association (later the Direct Sales Association). He was chairman for 15 years. He received the Marketer of the Year Award in 1995 from the Institute of Marketing Management and the highest tribute in the gardening industry in 2008 from the South African Nursery Association, a SANA Gold Medal. In 2007, Rob’s son, Nick took over the reigns of the company. Robert leaves his wife, Rosemarie, two sons Mark (a medical doctor and Nick (managing director at Stodels Nurseries), their wives and three granddaughters.

The 2014 SPCA Royal Canin Mutt and Meow of the Year are Shaggy and Tigger. The announcement was made at a prize-giving ceremony held at the Cape of Good Hope SPCA (CoGH SPCA) premises in Grassy Park on 15 August 2014. 2014 SPCA Royal Canin Meow of the Year Tigger entered Sheira Pragt’s home in March 2012, thin and covered in motor oil and fleas, dodging the morning traffic. Pragt’s family knew it was fate and fed him, cleaned him and kept him. One month before his estimated birthday, it seemed his luck had run out. Tigger was knocked over by a car when the Pragt family found him. He lay in a pool of blood with his left eyeball outside of the socket. They rushed him to the nearest available vet. Tigger’s jaw was broken and his eye could not be saved. It was also possible that he would be blind in the remaining eye due to the serious head trauma. “We didn’t have to think twice,” says Pragt, “he had shown what a brave little fighter he was from the start and we could not give up on him. Weeks of surgery and rehabilitation went by and it was still unclear if he would ever see again, but he took everything in his stride. Over time we noticed how he would follow us and even brought the odd lizard inside. Miraculously, our baby could see! He has continued to fill our lives with so much love and happiness. Not a day goes by that he doesn’t prove to us how grateful he is and brings a smile to all around him.” McQueen says, “We are proud to be involved with CoGH SPCA.
