Tribute to Andy Todd, a great leader and innovator of the Southern Suburbs property market The passing of Andy (Andrew John) Todd, Seeff’s managing director for the Southern Suburbs area, on the 8th October, is an immense loss to the Cape property market, said chairman of the group, Samuel Seeff during a memorial service held at Wynberg Boys’ High School where Todd was once a teacher. A long-standing resident and well-known figure in the Southern Suburbs, Andy joined the Seeff group some 27 years ago. He served in various capacities including management and ultimately as co-owner of the Southern Suburbs operations for the past 11 years. He also served on Seeff’s national board and was the current chair of the southern region. Seeff said that he was one of the most innovative and creative people in the property industry, much admired by his agents, clients,
peers and industry competitors. Under his guidance, Seeff’s operations across the Southern Suburbs expanded significantly and his passing came amidst what is arguably the best year for the area.
his agents and staff, he was also caring about others. Just recently, he had overalls made for the caddies at Royal Cape Golf Club and raincoats for the street vendors to protect them from the wind and rain.
On a personal note, Seeff said that few individuals had left the marked impression that Andy had. A large man physically; a larger man by his influence on others around him and someone who will live on in his accomplishments and the contribution he had made to everyone around him.
Debby Fannin, manager at Seeff Southern Suburbs enjoyed an 11-year working relationship of mutual respect and friendship with Andy. We were so extremely lucky to have him as our leader and I feel so honoured and privileged to have been his right hand person, she says. Working with Andy was exciting and I never knew what each day would bring. His constant innovation was astounding and not a day passed without Andy coming up with yet another idea to take the marketing of our clients’ properties to another level of greatness.
Andy was cherished as a great teacher and remarkable leader by his estate agents. Newlands team, Barbara van der Westhuyzen, Vanessa Clerke and Maria Fish describe him as a charismatic property mentor who was compassionate and supportive with a phenomenal sense of humour and a person who left an indelible mark. Belinda Keys added that he was a friend who took the time to get to know each agent personally, helping them to grow and achieve their very best. Bishopscourt agent, Ingrid McFarlane, who had known Andy for 25 years as far back as when he was still manager of Seeff’s Newlands branch, describes him as an visionary entrepreneur who has left an enormous impression. Besides the interest and care for
In closing, Seeff said that judging by the large gathering of family, friends, staff, colleagues and industry competitors at the memorial service, it was quite clear that Andy had a massive effect and influence not only within Seeff, but across the community and property industry. He has left an indelible mark and will be remembered for many things, chief amongst this, his ability to relate to everyone, from office support staff to top agents and executives. Real estate set for a splendid summer This is by all accounts a good year for property and especially for sellers. History has shown that it was always just a matter of time before buyers would return in numbers as we have seen since early last year and into this year. Buyers continue flocking to show houses, properties are selling faster and for close to and, in some instances even more than the asking price. GolfLAB leads the way in sporting innovation It isn’t often that something truly progressive comes out of the miserable Cape winter, but it seems like that is exactly what has happened in the creation of the GolfLAB. It was just after a year ago, after yet another sopping wet golf day at Stellenbosch Golf Club, that Etienne Olivier and Simon Gregory, fed up with their drowning golf shoes and ruined golf slacks, first discussed the idea of an indoor golf facility. What they have actually created here in Westlake is something truly unique and revolutionary. It is a South African first, one of a kind, all inclusive, golf improvement and entertainment facility that by their own admission, far exceeds the dreams and ideals they had for the GolfLAB. The initial concept was simply to turn a warehouse into an indoor driving range of sorts that could facilitate golf lessons. The idea started to transform however early in 2014 when Olivier and Gregory visited the PGA Merchandise show in Orlando, Florida. Being exposed to the absolute frontline of data capturing technology and simulators is what turned their focus to instituting a place where one could finally begin to account for all the myriad of variables involved with moving a golf ball from ’as it lies’ to where one would like it to lie. The thing is, a golfer is a complicated being. No two of us are alike. Some are tall, some short, some muscular, some are delicate. Some are old and young, stiff and supple. Some have injuries, some are confident,and some anxious. Then we have our equipment- shafts, heads, grips, lie angles, bounce, loft, ball cover, ball compression, dimples…. How on earth can one try to make sense of all of these things at the same time as worrying about the lake running up the right side on the 18th when the wind is off the left? Enter the GolfLAB. They have brought us a facility where we can either by ourselves, or probably more sensibly with their help, go about addressing all the parts that make us play golf the way we do. The lab features five Golf Simulator bays all with top of the range Foresight GC2 launch monitors with HeadMeasurement-Technology, one bay with the cutting edge MAT-T system developed by Taylormade also featuring Focusband, a green with the SAM Puttlab putting training system, Golfscience who are club fitment specialists who will be custom fitting from the LAB and the Golf Lab studio- a golf specific gym with a trainer. Now that all sounds really flashy, but what does it do? 26 | THE PROPERTY PAGES | SUMMER 2014
he has one in his bedroom. The Simulator bays are just that. You hit the ball, the GC2 picks up everything that happens with your club and ball at impact and the software projects the flight of the ball on the 3,5 by 3,5 meter screen in front of you, right to the moment the ball lands and comes to rest. You can choose the view you have of the ball flight, whether it is the uber-cool ribbon tracer that we have been spoilt with of late watching golf on television, or just the normal view you have in real golf of the ball disappearing into the distance. The GC2 is first in its class when it comes to launch monitors and ball-flight simulators and is accurate to half a meter. You aren’t just hitting onto a driving range either, you set the simulator up with what you would like to work on or you can play one of the 28 international golf courses. The morning I was there we played a skins game on the Ailsa course at Turnberry, in the late afternoon on super-fast greens with a 23km/h wind off the sea and some light rain. Picture the greatest Playstation plus Wii game of all time, but on steroids, with a life size screen and the only way to play is by actually physically hitting a golf ball with the required club. The technology comes into its own however when you or your coach starts looking at the smaller details. The MAT-T system is the next level up essentially and there is a good reason Justin Rose uses it regularly. Reflective markers are placed on strategic points on your body and a full 3D image of your swing is created. This technology has significantly improved the understanding of how the body works during the swing and, together with the data from the GC2, can account for every single physical variable that is involved when you hit the ball. Recommendations on swing adjustments, club adjustments and conditioning adjustments can then be precisely made to help you stripe the ball down the short grass more regularly. Focusband is probably the most impressive of all the gadgets at GolfLAB. It feels like something in-between a lie detector test and electromagnetic mind-reader. A band on your head analyses brain waves, facial tension, breathing, focus of attention, right and left brain activity and ‘quiet eye’ all during your pre-shot routine until you hit the ball. Coach Quintin van der Berg says, ”It is designed to train you to transition from using your left brain (analytical and conscious) to using your right brain (execution and subconscious) more efficiently, helping you to get in and stay in, ‘the zone’”. It is truly a remarkable piece of equipment. Like a sport psychologist that can measure actual performance minus the pep talk. SAM Puttlab is a putting training system based on ultrasound measurements that analyses 28 parameters of your putting stroke. The feedback is instantaneous. Darryn Pitout, one of the Etienne Olivier Golf Academy coaches says, “It is nearly impossible to coach putting with the naked eye, the movements are incremental and often just too small to see”. And if you ever doubted the credibility of this particular piece of equipment consider that Tiger Woods has one in his house. In fact,

From building you a set of clubs specialised for you, to shaft replacements, grips, lie-angles, any alterations you need can be done on site. Added to that the GolfLAB Studio gym, with TPI certified golf fitness professional Christine Sparks, can ensure you are swinging the club as efficiently as possible, with whatever limitations your body has, while strengthening the muscles that need to work. Etienne mentions that while there are a handful of coaches around the country who have one or two of these elements, we have never, in South Africa had it all easily accessible and all in one facility. You may ask if all this hi-tech stuff is necessary when you are a high handicapper or someone who feels like the less they think about their golf swing the better they play. The answer is that no matter what level you are at in this game, you want to improve. From the moment we hit the ball in the air for the first time, the golfing gods planted a seed of hope in us that made us believe that we can do it again, and higher, and straighter and more often! And so to improve we need to practice. Unfortunately, the traditional driving range has a few limitations in this regard. They are almost always outdoors, which leaves us at the mercy of the weather. But my personal pet hate about driving ranges is the golf balls. Whether they are the mass produced budget items that fly between ten and twenty percent shorter or the lucky packet of balls collected by most ranges, the fact that they probably add more variables due to their inconsistent nature and are then your only feedback on how well you are hitting the ball, makes about as much sense as playing darts. The GolfLAB isn’t just for elite players or perfectionists either. As a beginner, some people get nervous when there are other players around them. At GolfLAB you can get your own bay where you can go about getting better in private if you so wish, with the right tools to do so. And it is this last point that is as exciting as anything else about the Golf Lab: fun factor. PJ Pywell, the GM at GolfLAB, believes this is one of the crucial aspects that will also be focused on. “We wanted to create a place that is not only state-of-the-art, but also one with a strong social life. A space where corporates could come and have a teambuilding event, with a par 3 contest or a longest drive, or where anyone could come and just hang out with a few mates and have some fun on the simulators.” So whether you’re kicking back on the big couches with a beverage watching your mates trying to out-drive you or getting to the dirty details of your swing statistics with your coach or aiming the lazers on the Puttlab, you are going to have a great time at the GolfLAB, and become a much better player while you’re at it! HISTORIC NOORDHOEK Noordhoek, meaning the Northern Corner, was first named in 1743 when it described the north corner of the farm Slangkop which was occupied by Christina Diemer, the widow of Frederick Rousseau. However, long before this the valley was occupied by Khoi nomads. This is evidenced by the excavation of skeletons in Noordhoek. The first permanent European inhabitant of the area was Jaco Malan who built a house there. In 1857 the area was divided into six portions, most of these were bought by the de Villiers family. The farmers grew vegetables to supply the ships calling at Simon’s Town. An article in the Wynberg Times of May 1902 describes the village. The correspondent took the train to Fish Hoek and then walked along the road (in atrocious condition) to Noordhoek, about 61/2 kilometres away. He arrived at the Post Office/Shop/ Farmhouse. He climbed up the mountainside and looked down upon “nice farm-houses scattered all over, surrounded by cultivated gardens growing nearly every kind of vegetable.” There were fine oak trees and a mountain stream watered the gardens and 34 | THE PROPERTY PAGES | SUMMER 2014
land. To the south and west was a wonderful view of the Atlantic Ocean bordered by the white sands of the glorious 7 kilometre stretch of beach. The wreck of the famous steamer Kakapo lay prominently high and dry on the beach. The article ended, “I have never seen in all my travels a prettier place than Noordhoek, or one more worth a trip to spend a good long day.” Today Noordhoek remains one of the Cape’s treasured destinations. Noordhoek is situated below the Southern Slopes of Chapman’s Peak Drive. Noordhoek is Cape Town’s rural treasure with a farm atmosphere and famed for its long white sandy beach, so it is not surprising that Noordhoek is often called Cape Country at the Beach. It is common to find horses, pigs, cows, hens, ducks, geese and rabbits roaming around the gardens, leafy lanes and public spaces of Noordhoek. This is a place where horses are almost more important than cars and the lifestyle of the residents is tranquil, relaxed and unhurried. The village of Noordhoek is sandwiched between sea, mountains and a prized wetlands area. Noordhoek is reached by driving some of the most spectacular roads in the Western Cape – via Chapman’s Peak Drive or over Ou Kaapse Weg (with the Silvemine
section of Table Mountain National Park at it’s centre). Cape Point Route recommends horse riding on Noordhoek beach for a close up natural experience. Try surfing on Noordhoek beach or walk to the Kakapo shipwreck. Look out for the Verreaux eagles, enjoy sundowners overlooking Noordhoek beach or purely absorbing the atmosphere with a walk along the beach (watch for whales or dolphins in season) and do take a moment to appreciate the ancient milkwood forest. Noordhoek is also home to an award winning wine estate, with the Noordhoek vineyards producing white varietal grapes for the Cape Point Vineyards Sauvignon Blanc. Gourmet dining has become standard fare with the likes of the Foodbarn Restaurant and Café Roux at Noordhoek Farm Village. Pub Grub is available at the Toad or the Red Herring. Shopping in Noordhoek is fabulous for unique arts and crafts, particularly at Noordhoek Farm Village, but every modern convenience can be found at the large shopping mall. You can do your banking, shopping or stock up on supplies if you are staying at one of Noordhoek’s self catering accommodation establishments. The importance of quality kitchen cabinets Kitchens are busy rooms and kitchen cabinets are the busiest furniture units in any household. They need to stand up to the general day to day wear and tear but you would also hope they can handle the unexpected and this is all down to good quality cabinets and fittings. In SA we don’t actually have any best practice or minimum standard guidelines when it comes to the construction of standard kitchen cabinets. For example, in the UK you would be expected to use an E1 and FSC certified 18mm melamine panel, edged with 1mm impact edging with a backing panel of 6 8mm thick for extra rigidity. The units would be supplied fully assembled or flat packed with a cam and dowel jointing system which

ensures stability. In South Africa this isn’t the norm so it’s down to the consumer to know what you are looking for when it comes to buying your cabinets. There are a number of quality systems available locally, just be sure to look out for the following: 1. Ensure only quality 16mm melamine chipboard is used. 2. The edging should be 1mm or thicker and ask if the edging is water resistant, this is the latest technology in edging and ensures your cabinets last longer. 3. The cabinets should come with a good quality height adjustable footing or leg system as standard, this not only allows for easy levelling when installing (which is essential for the longevity of your cabinets) but also protects the base of your units from any water leaks or flooding. 4. Cabinets should be predrilled for easy and accurate assembly. Look for cam and dowel assembly systems for added rigidity and stability. 5. Metal draw boxes are a must ensuring
maximum durability in high traffic kitchens. 6. It’s always worth spending a bit extra on good quality drawer runners and hinges; look for hardware that is FIRA certified which is effectively a 20 year guarantee. 7. FSC and E1 certified products can add to the cost of your units, the former is sourced from sustainably managed forests and the latter minimises the use of formaldehyde in the production of wood based panels, but this is the greenest way to build your cabinets and has direct health benefits; find out from your supplier the difference in price and decide for yourself. Prescribing the use of good quality cabinet fittings and a best practise construction method will definitely ensure that the benefits and enjoyment will be long term and when you do decide to refurbish your kitchen in the future you need not replace the cabinets but merely facelift the space by replacing doors and tops. ELECTRICAL COC In terms of Regulation 7(5) of the Electrical Installation Regulations, a change of ownership cannot take place unless there is a valid certificate of compliance, not older than 2 years. What does the electrical certificate cover? Ÿ Distribution boards and all wiring Ÿ Socket outlets light switches and isolators for fixed appliances Ÿ Earthing and bonding of all metal components, including antennae’s and satellite dishes The electrical certificate does not cover fixed appliances such as: Geysers, stoves, motors, fans, underfloor heating etc.

BEETLE COC Is a beetle certificate of clearance required by law? No, there is no law that obligates a seller to provide a Beetle Free Certificate. Then why are properties being inspected for beetle when they are sold? This dates back to the 1940’s when wood destroying insects were infesting properties on an epidemic scale. Financial institutions would not issue a bond to a buyer unless the property to be mortgaged was declared free of wood-destroying insects. And so the need was established for suitably qualified people to carry out inspections, and where infestation was identified, recommend remedial measures to eradicate such infestation. This requirement was written into the Offer to Purchase and it became the seller’s obligation to provide the Beetle Free Certificate.
WATER INSTALLATION COC The City of Cape Town introduced a new water by-law in 2010. It stipulates that before a property can be transferred, a COC must be issued for the water installation. It is a local by-law and only applies to properties sold where the City of Cape Town is the municipal authority. A new certificate needs to be issued each time a property is transferred. Does the Water installation certificate cover all of the plumbing? No, this certificate IS NOT a plumbing certificate. It is limited to the by-law and is not as comprehensive as a plumbing certificate. Some buyers will assume that this COC addresses all plumbing defects. However, our mandate is to inspect to the required standards only. This is to ensure compliance with the by-law, while incurring the minimal cost to the seller. WATER INSTALLATION COC

ELECTRIC FENCE COC Since 1 October 2012, an electric fence certificate must be issued when there is a change of ownership of the premises on which such electric fence exists. The certificate is valid for 2 years.

Summer holidays are nearly upon us and gardens are getting ready to entertain There is always great anticipation as the year draws to a close. We get excited as we look forward to a break after a long, tough year. Well, what about making a difference in your garden this year. Make sure it is ready to entertain you when you decide to spend some good old downtime right in your own garden. Garden centres run some great specials during this time. Get to your nearest one this summer and take advantage of what they have on offer. Of course, potted plants have always been a great hit, no matter where in the world you are.
Potted plants – the ultimate centre piece
Whether they're used to spruce up a party, your home, or given as a gift, the versatility of potted plants make them the ultimate living centerpiece! Summer seems to bring out people's need to have a party. Whether it is a casual backyard barbeque or a fancy garden party there is nothing better than enjoying friends at an outdoor event. Once you've decided to have a party your thoughts immediately turn to guest lists, menus, and decorations. I'll leave the guest lists and menus up to you, but I have a few ideas that you might want to use to decorate your tables. If you are preparing to showcase your garden with a party and if you are having a summer party your garden will be showcased whether you mean it to or not, now is the time to take a quick look to make sure all of your planters 56 | THE PROPERTY PAGES | SUMMER 2014
and beds are in top condition. You might even want to add a planter or two to your patio to make sure you are optimizing your garden WOW factor. Adding planters and making sure your garden beds are in top shape are pretty standard actions for most gardeners just as adding centerpieces to the tables is standard at parties. You might pick flowers from your own garden to make your flower arrangements or buy flowers at your local florist to make beautiful arrangements. However, have you ever considered making living centerpieces? It would be easy to buy small decorative pots,10 to 15cm sizes would work best for small tables, for larger or round tables you might be able to use 20 or 25cm pots. You could then use small pots of flowering annuals to make beautiful living centerpieces. If you wanted to easily re-use your decorative pots you can usually just slip a round 10cm nursery pot into a small decorative pot. If you are using slightly larger pots, the 20 to 25cm sizes, you could easily put together a small combination planter using 2 or 3 different plants. The small planter pictured here is one example. It would be best to plant the combination planters 1-2 weeks prior to the party to allow the plants time to grow and mingle together. You can plant the combination planters the day of the party if you don't have time to do so beforehand. However, the combinations are likely to have a slightly chunky feel rather than the mingled look you get after the plants have had time to mesh together. While you will need to water fairly often when it is warm, you can easily grow a 20 or 25cm planter through the summer. Enjoy your gardening during the summer months.

A stroll through vineyards helps Cape Town’s Animal Anti Cruelty League So popular was the inaugural Royal Canin Animal Anti Cruelty League “Paws through the Vineyard” dog walk held at Eikendal Wine Farm in February this year, that it was decided to hold it a second time in the year on 28 September 2014. The vineyards, in hibernation at this time, provided the perfect backdrop for puppies and adult dogs of all sizes and breeds to take a leisurely stroll through one of the country’s well-known wine farms to raise funds and awareness for the Animal Anti Cruelty League (AACL). A sunny, cool spring day welcomed dogs and owners who all eagerly got to the starting point filled with anticipation to walk through one of Cape Town’s most picturesque vineyards. Along the way dogs had a chance to cool off in one of the farm’s dams, with Labradors – of course! - leading the way by leaping into the water. Louise McQueen, marketing and area breeder sales manager of sponsor, Royal Canin, says, “It has been incredible to see the wonderful response at the beginning of the year. Such was the success of the inaugural event that this one brought even more entries than we had anticipated. It is fantastic to see the support from so many pet owners and the passion that they have to their dogs. This truly bears testament to the acceptance of responsible pet ownership amongst dog owners. The physical condition these dogs are in is wonderful and for that we are so proud of South Africans.” Celebrity guest, ex-Springbok, James Dalton accompanied dogs and their owners on the course, proving that even after retiring from the game of rugby, he has maintained his fitness levels. He made himself available to
present prizes to lucky winners and judging by the smile on his face throughout the day, we can only say he was just as impressed as the organisers with the success of the event.
