Buyers Beware the lazy agent! With the unprecedented demand for property in the Southern Suburbs in the traditionally slow winter months, it is advisable if you are a serious buyer that you make sure your agent alerts you immediately on listing a new property.

are still the same number of sales. • Many new release properties attract multiple offers. • Many properties are being sold at listing price (and sometimes more). • The average days that property stays on the market has reduced by 50%. The really hot part of the market is in the price range below R4,0 million – but all suburbs are in real demand at the moment. What will happen to this market is unsure – if you believe in property cycles, then the market should start cooling down some time next year.

Many properties do not make it to showhouse – they are sold at midweek open hours or even before any marketing takes place. All agents should have a list of ‘hot buyers’ and if you are serious about buying make sure you are on the list! So how do I know all this?

If you decide to offer on a property, remember that you might not be the only

one in contention to buy. The agent has to perform very tactful balancing acts to ensure that multiple offers are dealt with fairly. It is important to remember that the ultimate decision will be the seller’s. He can choose whether or not to sell to you (or to anyone else) and there is little use forcing the issue with the seller or his agent. Some sellers will ask the agent to play one offer against another (sometimes a perilous tactic as this could ensure that both offers are lost). As agents, it is best practice to advise the seller to ask that all buyers make their ‘best and final’ offer – in this way, no buyer is prejudiced in any way. If you really want the property, go for it! I can’t remember how many times I have tried to be overly clever and lost the opportunity through being petty. I see this happen all the time – and so often, these are the buyers who blame the agent for their loss.

There is a dramatic decrease in the amount of time that new release properties stay on the market – from nearly 3 months to less than 2 months. When examining the detailed statistics, the lower priced properties are selling even quicker than the 2 month average – in many cases, these properties are sold within 2 weeks of listing. This is also a factor with respect to the showhouse indicator – many new release properties never go ‘on show’ so in many areas, showhouse numbers are down significantly. The above most certainly reflects a sellers’ market in the Southern Suburbs – although at this time, it appears that the market is becoming more stable – the Seeff agents report an increase in the number of new listings in certain areas. The message to serious buyers, however, is that in order to be given an early opportunity to see the latest property listings, make sure you are highly visible on agency buyers’ communication databases. INTRODUCING THE CONSTANTIA SUPERTEAM As you can see, the market this year is similar to that of 2013 in that the number of sales year on year is similar (108 sales in June 2013 – 114 in June this year). The improvement in value of sales, however, shows that there is greater interest in the higher priced end of the market. The increase in interest in the Constantia market is a sign of increased confidence in the Upper end of the market. Not only has this market increased,

but the Seeff Constantia agents have recorded a record month as well as a record year in this end of the market. Year to date, our Constantia Team has recorded 24 sales to a value approaching R150 million. Interesting about this kind of activity is that many of these sales have been made from Constantia residents to other Constantia residents. Understanding this trend, we have evolved a Constantia ‘Superteam’ of 8 agents working in harmony to deal with this kind of inter-suburb trading. This has been a very effective way of

ensuring that all buyers interested in the area are given a more comprehensive tour of our total portfolio. Many Constantia residents, for example, are downscaling to the many unique lifestyle estates in the area and co-operation between competent agent teams is a must in understanding client needs. It’s a sellers’ market It’s a sellers’ market! The primary housing market is hot right now and despite the onset of the annual winter freeze, the high demand across the metros is showing no signs of cooling. In recent months, we have also seen the buoyant buyer activity spill-over into the secondary investment and leisure markets. If last winter’s trade is anything to go by and judging by the escalated activity this year, we expect the buying frenzy to persist even having regard to the subdued economic outlook and looming interest rate hike. The market is nicely balanced, packed with eager buyers who are flocking to show houses and snapping up well-priced homes within anything from a week to a month of listing. Demand is high, supply is low and we are in a sellers’ market almost across the board in the high demand areas. With buyer appetite at a five-year high, this is an unprecedented opportunity for sellers to attract good offers, potentially even in excess of their expectations. Sellers still waiting and watching, possibly in the hope that prices will blow out of the water, may just miss the perfect opportunity, especially if they in turn want to upgrade or downgrade. Buyers are by and large just not able to pay excessive prices and bank valuations remain conservative, all of which in any event makes for a more sustainable recovery of the market. Having said this, price records are tumbling in many areas and about 90% of all buyers now pay the asking price or close to it. Sellers also need to be mindful that if prices go up, they too will have to pay a higher price. Setting your price expectation too high will put off potential buyers, of which there are bucket loads right now. By pricing just right, you can attract some competition amongst buyers and not only get close to your asking price, but even more as we have seen in recent weeks and months in many areas across the country. The South African property market continues to show its resilience and it was always just a matter of time before buyers would be back and buying. Seeff started this year on the back of strong year-on-year growth of 20% and we continue to see record levels of turnover with sales volumes up by anything between 34% and over 100% in some areas. This is undoubtedly a good cycle for sellers, but wait too long and you may just have to stay put. Color blocking is an easy design trend for do-it-yourselfers Interior decorating often pulls its cues from the fashion world and we see various design trends - both fashion and home decorating - repeated throughout time. Color blocking is one of the latest movements to return to the runway in a big way. Perhaps, not surprisingly, it's jumping right over the catwalk to interior design as well. "Color blocking is a super-modern, very contemporary type of decorating," said Katherine Speas, with Speas Interior Design. "It's fun to do and can create some very fashionable interiors." Simply put, color blocking is pairing two or more colors to make a bold statement. Because the emphasis is on simple shapes, color blocking offers a straightforward way to create dazzling style without reinventing the entire room. Speas suggests choosing tones that are complementary - such as blue and orange, red and green, yellow and purple - to get the best results. "It's also good to stay in the same color family, such as all neons or all pastels." Part of the fun of color blocking is its versatility. You can use color blocking to create a statement wall, as artwork or to emphasize specific elements or features in a room. "Color blocking is a way of designing that works with certain personality types," said Christie Cassidy, with Cassidy Interior Design. "Just like the person who is always wearing the newest fashions, it's perfect for someone who wants a really big punch." This bold trend is about arranging solidcolored shapes in a way that the overall image takes on a geometrical design. That doesn't necessarily mean the color blocks have to be uniform or symmetrical - because part of the fun is arranging them in whatever way you like. "It's a great trend for do-it-yourselfers," Cassidy said. "You can have a lot of fun choosing your favorite colors and creating patterns that you love."

Paint a horizontal stripe near the floor to produce the look of wide, painted baseboards, or near the ceiling to suggest crown molding Adding color to a recessed wall can make it recede. Incorporating a color block can also help make your fireplace pop. For instance, painting the area surrounding the fireplace (up to the ceiling) with a different color than the rest of the wall. For most folks, straight lines make sense for square rooms and sharp edges give a more serious, structured feel to a room. So, block shapes tend to be the most commonly used. However, creating circles and curved lines can give your space a lighter and more original touch. "Color blocking can be very effective for kids' rooms or basements," said Cassidy. "Paint is an economical and easy way to decorate - and also easy to replace down the road." Making inexpensive and playful headboards or frames around mirrors or artwork with color blocking is an easy and powerful way to dress things up. "Some people suggest only using only a couple of colors," said Speas, "but you can use as many as you like." Some basic color blocking ideas might be creating stripes on a wall, or using curtains and rugs to add color. With a few cushions and-or throw blankets and adding some accessories, you can color block your living room quite easily. Try it out on sofas by using slip covers and pillows to create contrast. Also, painting the edges of bookcases a different color than the interior or refacing the drawers of a dresser with a different color can be eyecatching. If you choose to implement color blocking with paint, most design experts suggest practicing your ideas on paper before beginning your technique on the walls. Plan the shape on the wall according to the size of the space and make sure you consider the placement of furniture in the room. Creating a template to work with will help apply the shapes in a professional and structured manner. Measure your shape or pattern on the wall, drawing very lightly with a pencil, then apply painters tape to the lines if they're straight. If using curved lines, it's best to use a stencil. Color makes life creative and fun, so why not bring some of this whimsical character to your home? 7 Spring cleaning tips If spring is in the air, don’t let a musty house spoil it. Here are seven tips for giving the season the welcome it deserves. 1. The best refrigerator cleaner is a combination of salt and soda water. The bubbling action of the soda water combines with the abrasive texture of the salt to make a great cleaner. 2. The best way to get rid of lime buildup around the faucet it is to lay paper towels over the fixture, soak it with vinegar and let it set for an hour. If drapes are looking drab, take them out of the window, remove the hooks and run them through the air-fluff cycle in the dryer along with a wet towel (to draw off the dust) for 15 minutes. Hang them back in the windows immediately. 6. Clean the blades of a ceiling fan by covering them with a coat of furniture polish. Wipe off the excess and lightly buff. 7. Sometimes comforters, blankets and pillows don’t need to be cleaned, but they do need to be aired out after a long winter in your closed-up home. Beds are the main focus Bed placement should acknowledge the focal point of the room, says Valencich. “If your room has French doors, place your bed opposite them.” Or use an available corner nook. Having a small room presents a big challenge for bed placement, warns Surmelis, but placing the side of the bed against the wall is a good option. 1. Area rugs belong under furniture Former HGTV host and celebrity designer Angelo Surmelis says that “you want to expose some flooring, but for the most part, go big—almost as big as the seating area, or whatever area you’re working with.” An undersize rug will make a small room seem smaller and a large room look disconnected. Place the rug underneath at least the first set of legs of your bed, couch or chairs to create a cohesive look, he explains. Los Angeles– based celebrity designer Nicole Sassaman agrees: “Rugs typically look better when all the furniture is on them.” 2. Couches should be surrounded by a little space “Placing a couch even a few inches away from the wall will create a little breathing room and make a space seem larger,” Surmelis says. If you can’t pull it away from the wall because of space restrictions, move chairs or side tables a few inches out to open up the room. If you’re working with a big room, feel free to put the couch in the center facing a set of windows or a fireplace to break the room into two separate spaces. 3. Light the entire room "Lighting is one of the most important elements in a space,” says HGTV designer Erinn Valencich, who has appeared as the style expert on E! and Access Hollywood. “And placement should maximize light in the room.” Spread light sources around a space, she explains, and make sure every corner gets equal attention. Surmelis agrees: “You want to keep it balanced,” he says. If you have a lamp next to your bed, place two more strategically in the room to create a triangle of light. 5. The higher the curtains, the better “Go as high as you can possibly go,” Surmelis says. Sassaman agrees: “In most situations, it’s best to hang drapes from the ceilings to the floors—it makes the ceilings seem a lot higher and expands the room.” If you go too small— either the curtains are too short or hung too low—they seem like an afterthought, Surmelis explains. You should also hang curtains 1 to 2 feet beyond where the casement ends to make the window looks wider. 6. Dining room tables go under overhead lights Though it depends on the architecture of your home, for dining tables, Surmelis always suggests the classic placement in the center of the room under a light fixture. If your dining room chandelier is slightly offcenter, you can try looping the excess chain it hangs from onto a hook that is positioned so the grouping will work. But, in most cases, Surmelis explains, if the light is off-center or your room is too small for the traditional arrangement, you shouldn’t try to force it. “Do something fun, like placing it against the wall and creating bench seating.” 7. Coffee tables should be large “Go as big as you can,” Surmelis says. “If you can’t go too big because you have a narrow living room, then go skinny but long.” Like rugs, a large coffee table can help expand and connect a room. An oversize table contributes more to a room in terms of both function and aesthetics, Valencich adds, and all experts agree that coffee tables should be placed anywhere from 12 to 24 inches away from your couch. 8. Dressers are not stand-alone pieces

Dressers belong—and look best—up against a wall. All experts agree angling a dresser in the corner not only looks bad, but wastes space. “Placing a dresser in a corner creates a weird, dead space behind it—like a black hole,” Valencich says. She suggests centering a dresser on a wall. If placing it off-center, put another piece of furniture next to it to achieve balance, she adds. 9. Hang paintings and mirrors in relation to the rest of the furniture “People have a tendency to hang pictures too high,” Sassaman says. Wall art should ground everything around it. So when putting it over a piece of furniture, hang it 24 to 36 inches above, though that rule varies depending on the height of the artwork itself. Before you make any holes in the wall, try this trick: Use the paper insert provided with a frame (or a newspaper cutout) to figure out the best placement. Put it on the wall and move it around to get a feel for how the piece will look in the room. Apply the same rules when placing mirrors, which are best hung opposite something you want to see more of—such as beautiful wallpaper or windows to bring in more light.

HISTORIC BERGVLIET Bergvliet is a suburb of Cape Town, South Africa. Bergvliet, which means “Mountain Streamlet“ in Afrikaans, is bordered by Retreat, Meadowridge, Kreupelbosch, Tokai, and Heathfield. Bergvliet is home to three schools: Bergvliet High School, Bergvliet Primary School, and Sweet Valley Primary School. All three of these schools were built in the late 1940’s and early 1950’s.

History Bergvliet was formerly a large farm owned by Simon van der Stel. The original farmhouse of Cape Dutch design still stands on a large property on the Western border of Bergvliet. The Bergvliet Farm, as it is known, is a very beautiful place with a small natural pond which is also a tiny bird sanctuary. The farm is also a favorite dog walking and running location. The original farm was made into a residential suburb for returning South African servicemen from World War II.

The Story Behind the Naming of Ladies Mile There is more to Ladies Mile than meets the eye: A strong-minded woman named Leonora Colyn will forever be remembered as the tenacious and obstinate woman she was. Nineteenth century Constantia was a lively place with many interesting people and Leonora was most certainly one of those! 30 | THE PROPERTY PAGES | AUGUST 2014

The original Constantia farm was a great tract of land stretching from the foothills of Table Mountain out towards False Bay. After Simon van der Stel (Governor of the Cape) died in 1712, his Constantia farm was auctioned off, and subsequently divided up into three parts: Groot Constantia; Klein Constantia and Bergvliet. Over the years many different parties came to own the separate properties, yet none more famous than Leonora Colyn. When Klein Constantia and Bergvliet farms were formed, all the appropriate legal procedures were followed. On the original Deed of Sale there was a footnote which would prove to hold much significance in a childish public spat which was to follow: the footnote entitled the owner of Klein Constantia to graze cattle, cut wood and use the roads on Bergvliet’s land. There was very little in the way of public infrastructure back then, thus co-operation between neighbours was often the only way to get around. Hendrik Oostwald Eksteen became the owner of Bergvliet farm, whose neighbour at Klein Constantia was a rather wealthy man in Lambertus Johannes Colyn. After Lambertus died, his wife Leonora inherited his property and became known as the Widow Colyn. She decided to settle both of her sons on separate properties: one at Nova Constantia which was close to her farm and the other at Sweet Valley, which was on the other side of the Bergvliet property. Every day the Widow Colyn could be seen riding her horse with fervour as she visited her son at Sweet Valley using the road across the

Bergvliet farm. Eksteen was not impressed at all. He took exception to Leonora using the road on his farm and responded to her actions by digging a ditch across the road she used the most. Leonora was enraged and demanded the Court inspect the situation. After the honourable gentlemen decided that she was within her right to use the road without impediment, Eksteen employed an advocate and Leonora followed suit. Both parties refused to budge on the issue as an elaborate game of brinkmanship ensued, of which there could only be one winner. After intensive legal wrangling in the Court of Justice, the advocates whittled the argument down to whether the Deed of Sale allowed Leonora to use the roads on or across the Bergvliet property. The Court finally decided in favour of Eksteen but the battle was not yet over! The indomitable Leonora then did something which had never been done in the relatively small Cape community before: she invoked her right as a British colonist to appeal to the King in counsel. After review the King and his counsel decided in favour of Leonora and she finally won the battle in a long and drawn out saga. Eksteen on the other hand was forced to pay all of the legal costs involved, something which would ultimately result in his insolvency. Whether you call it obstinacy or perseverance, Leonora Colyn did not give up and to this day the road she used to visit her son is called Ladies Mile in her honour. Wooden pallets keep on coming into our lives as opportunities to create a huge diversity of useful items. There are many ways of turning pallets into unique pieces of furniture. You’d probably imagine that there isn’t much left to see, well you can’t be more wrong. Check this out!

Pallet coffee table for backyard

Since we already established that pallets are a cheap way to build extraordinary objects with only two major ingredients: imagination and ingenuity, this back yard setting proves once again the versatility of this amazing object. To get started you will need two pallets, 4 coasters, a little something for spacing and of course a little bit of paint. After you have adjusted the height attach four legs using L-brackets on the top pallet, then place on top of the second pallet using the same bracket system. Flip the table and mount 4 coasters on each corner to ensure maximum mobility. This particular table has a dark gray stain for subtlety, matching the chairs in the same time.

Recycled wood pallet dining table

Create an original table out of four wood pallets. A pallet table is functional for both indoors and outdoor use, with its simple and rustic look. The table can be customized to size, and its design can change as you build. (Be sure to choose wood pallets that have not been chemically treated.) Finish it off with oil, wax, or a polyurethane/deck sealer to add durability and weather-proofing, and you’re done.

Here’s an extremely easy-to-build coffee table that was made of two pallets, stacked and screwed one on top of the other. Then some casters were added to the bottom, and it was done. Depending on the type of wood pallets you use, you could create a similar coffee table with more or less rusticity to match your design style (or paint it another color altogether). Bonus – the pallet coffee table’s design means there’s a practical shelf to hold coffee-tablelike items, such as books, magazines, or anything else you might want to store there.

Wood pallet daybeds

If you need an extra bed, you could consider just making one out of pallets. It’s easy and much cheaper. These daybeds, made out of wooden shipping pallets, look safe and quite comfortable. However, they are not meant to be used by adults, so it’s best to let the children enjoy them. Just stack some pallets on top of each other, secure them together, and add a comfy mattress on top. It’s that simple.

Says Dr Rains: “Unfortunately it is impossible to fully protect yourself against exposure to pollen, especially with the types of outdoor activities that people engage in during the warm seasons. However, there are a few things that you can do to minimise exposure”. “Mid-morning is when pollen levels in the air are at their highest. During this time make sure you stay away from densely planted areas. Also stay clear during hot humid weather especially after thunderstorms, rainfall contributes to a rise in pollen spore counts in the grass/plants. Staying indoors on windy days, keeping the car and bedroom windows closed, recycling car air whilst driving, and having a filter in your air-conditioning system will also help”. If you are going to work in the garden, you could wear a dust mask or wet handkerchief over your mouth and nose. You could also avoid hanging washing outdoors on windy days and refrain from keeping flowers indoors. If you are sending flowers to an allergic individual, refrain from choosing allergenic flowers which predominantly include windpollinated, darker-coloured plants. These flowers are usually not scented or include nectar. Brighter-coloured flowers depend on

The brighter the flower the less-likely it is to cause allergies. “Prevention is better than cure, but if you do experience symptoms associated with spring allergies, there is medical treatment available for relief,” says Dr Rains. Antihistamines and decongestants are the best treatments for spring allergy symptoms, but they will not cure your allergies. Antihistamines target the chemical called histamine, which your body makes when you have an allergic reaction. Antihistamines are available in pill form and are useful for relieving your sneezing, itchy and runny nose. Topical corticosteroids in the form of a nasal spray are the most effective maintenance therapy for intermittent and persistent allergic rhinitis. These should be started 2 weeks before the onset of the season and continued until it is over. Allergic conjunctivitis may respond to anti-allergy eye drops but if the redness or irritation persists beyond 48 hours, it is best to seek medical attention. The best way to investigate the triggers of these symptoms is a simple skin patch allergy test for inhalants which is requested by your doctor. The laboratory typically use allergens, such as pollen, cat/dog hair, and apply it to the outer layer of your skin, and will then check for any reactions at 72 hours“, explains Dr Rains. “Everyone loves spring because this is the time when we get do to the outdoor activities that we enjoy. For allergy sufferers, this does not mean they should hide themselves indoors. Being aware of your environment, taking necessary precautions when outside and making sure you have medical treatment on hand – will help make your springs days a little easier”, says Dr Rains. Royal Canin delves into past and future of health nutrition According to manufacturers of dog and cat health nutrition, Royal Canin, pet health is increasingly getting more attention from nutritionists, veterinarians and breeders. Royal Canin’s corporate affairs manager, Michelle Christie, speaking at the World of Dogs and Cats (WODAC) held from 18 to 20 July 2014 in Johannesburg, says “Pet health nutrition is a relatively recent discovery. It was only 40 years ago that health through nutrition began to receive attention Modern pet health nutrition can be traced to the 1970s when diets were tailored for energy needs. In the 1980s, nutritionists focussed on the correlation between activity and age. In the 1990s diets were formulated for age, activity and size. From 2000, scientific formulation of digestible and beneficial nutrition combined nutrition and pharmaceuticals (nutraceuticals) to improve quality of life and the protection and maintenance of a healthy lifestyle and in recovery after illness. The future of health nutrition will focus on individualised health with attention to lifestyle and specific nutritional demands and precise nourishment, risk prevention and therapeutic care. Nutraceuticals, vital not only for health maintenance, but also for recovery during and after illness include: • Anti-oxidants slow down ageing and fight cancer

• Chocolate could be dangerous for a 30kg Labrador if he eats 1,35kg of chocolate (just six 220g slabs or only 135g of dark chocolate) • 28g of raisins can be toxic to a 10kg dog and can cause serious illness • Onions and garlic are toxic to cats from ingesting only 20-40g Christie warns against table scraps and household items that can cause poisoning. USA Reports show that, in 2010, 7 367 dogs suffered illness or death from human food 4 750 from human medication, 33 400 from insecticides, 7445 from rodent poison, 7 897 from household cleaners, 4 000 from chocolate, 2 482 from fertiliser, 1 700 from toxic plants and 1400 from herbicides. Differences in cats and dogs are evident when comparing their physiologies:

- Digestive enzymes: none in saliva - Stomach: small meals frequently - Stomach acidity: very high Christie offers some tips for healthier dogs and cats: • Feed the very best targeted dog or cat food that you can afford. • Vaccinate as a puppy (3x) and kiteen (2x) then yearly thereafter. • Feed your dog or cat according to size, age, weight and breed. • Take your dog or cat to the vet if he is ill. • Spay/neuter to prevent wandering, behavioural issues and unwanted litters. • Never give human medication; it can be lethal. Always check with your veterinarian before administering any medication. Christie warns of a condition known as torsion, twisted stomach, GDV or bloat in larger breeds. This condition can be genetic but can be caused by activity after eating. To prevent this Christie advises to feed half portions twice a day. Raise the bowl onto a step to help prevent the swallowing of air. Always feed a a high quality diet, watch for swelling of the stomach or signs of discomfort after feeding, reduce the rate of ingestion by placing a rock or ball in his bowl to force him to eat around it and do not exercise just before feeding and for at least 1 hour after feeding.
