FOR SALE BY AUCTION - A TENDER TOPIC? I have always been a fan of property auctions. This method of selling is fast, efficient and successful – but not here and not now! One of the most frustrating things as a property seller is not knowing when the property will sell. After 25 years in real estate, and having sold many of my own properties, I know the feeling of returning to your home on Sunday afternoon just after the agent has held her first showhouse.
terms. I would think that sharp practices at auctions are a thing of the past. The days of dummy bidders and vendor bidding should be over – but even then I suspect it would take a while before the poor publicity and reputation of auctions dissipates and buyers feel more at ease with property auctions.

As a seller, you know that you will have at least 3 offers to consider. Sadly, this rarely happens! An auction, on the other hand, provides a result (or it used to!). At least after an auction there was generally an offer to consider.
A good option for the home seller wanting answers could be selling the property by tender. This process is similar to that of an auction, except that the buyer is able to make his offer on his conditions and at his price. Buyers are thus not put off by the list price of the property (and you would be surprised how many buyers will simply not make lower offers when confronted by their perception of an overpriced property). The suspicion surrounding property auctions and the costs associated with these (10% commission rate in most cases) has meant that property auctions these days are mostly attended by speculators and investors hoping to snap up a bargain. This is not the place for the homebuyer needing a bond and hoping to secure a contract on his
The tender would have a closing date so that the seller has a date by which he can make a decision. The buyers also understand that they are dealing with someone who wants to sell – not someone ‘testing the market’ - and the results are private! For more information, e-mail andy@seeff.com.

HEAVY RAINS CAUSES DRAMA... Heavy rains in the middle of April caused minor (and at times major) panic with homeowners and tenants. The force and quantity of the wind driven rain caused issues with properties that previously had no problems. Some water leaks were caused by blocked gutters and downpipes (remember we have trees that shed copious quantities of leaves in the autumn… if only Van Der Stel had planted something more sensible!). The effect of this seemingly minor issue, however, this means that water damage can be quite significant. Water poured through the roof at our Constantia offices, causing quite serious damage to the property as well as furniture and stationery… the result of a few oak leaves clogging the downpipe. One of our new owners who moved in in January experienced the same problem with rather serious damage to an internal wall. All this water damage lead to numerous discussions about latent defects and whether the seller should or should not be responsible for this.
TODD’S TRIVIA Who was the lady of Ladies Mile Road – and is the spelling correct? First correct answer gets a dinner for two.
Latent defects in a property are those which the seller has deliberately not told anyone about, although he knew that this could be a problem. A property might well be defective, but the only time that a purchaser would be able to claim from the seller is if it can be proven that the seller knew about the defect and did not disclose it.
Last month, we asked Where in Cape Town was a famous photograph of Formula One cars taken in 1939? THE ANSWER to the trivia question last month was ‘Pollsmoor’. Apparently there was a formula 1 race at a circuit there – and the field included a lady driver. (Perhaps this is a clue to this month’s trivia question!) If the seller had no idea about the problem and it appears after he has sold, he is covered by the ‘voetstoots’ clause in the agreement of sale. WHAT THIS MEANS Immediately recognised is a 20% increase in value of sales between 2012 and 2013 – unit sales remained the same. This does not mean that prices have increased – it means that more higher priced properties are selling this year compared with last year. Our Upper end market of Bishopscourt, Upper Claremont and Upper Kenilworth had a
bumper month in March – Ingrid Macfarlane sold 6 units with a total value of over R40 million – at an average price of nearly R7,0 million, these kinds of sales push up the average price sold in the Southern Suburbs. March 2013 sales could have contributed to the inflation of the 2013 Q1 figures – the reported sales value was R500 million –
almost 30% up on an ‘average’ month. Particulary noteworthy is that the number of showhouses held weekly has decreased by 26%. There are fewer properties on the market and agents report stock shortages in the traditional high turnover areas such as Newlands, Rondebosch, Claremont, Plumstead, Bergvliet, Tokai and also in the investment markets of Sectional Title. The
average number of buyers attending showhouses has increased (39%) and new buyer activity is up 56%. This could point to a turn in the market, but predicting these trends after a 3 month cycle could be dangerous. We need to ‘watch this space’ – and be careful that the March sales could have caused this spike.

MARKET CONFIDENCE IS ON THE UP, BUYING NOW COULD BE YOUR SMARTEST MOVE Indications are that buyer confidence is on the up. Seeff’s turnover for the first part of the year is the best since 2007 and our agents are reporting more buyers at show houses and multiple offers, something that we have not seen much of for some time. Although still cautious, the banks are a little more willing to lend and, in many primary areas we are seeing a narrowing of the supply and demand gap and growing stock shortages. Encouragingly, we are also seeing more high value sales and even record prices upwards of R35 million in the luxury sector of the market. While we would need to wait until midyear to assess whether the pent up demand is seasonal or a sign of better things to come, there is certainly more energy and the market seems to be moving in the right direction, albeit still slowly. While the US economy and housing market is on its way to recovery, our interest lies more within the UK and Eurozone economies and increasingly in the Chinese economy. Until there is notable economic recovery there, we are
unlikely to see any real economic and property market uptick. Constrained household liquidity and high inflation also continues to weigh heavily on the market. The property market typically follows a 7 to 10-year cycle and, given that it has been six years since the introduction of the National Credit Act, it is time to start seeing an improvement in the unsustainably low sales volumes. If economic conditions remain as is and hopefully improve as the year unfolds, we can look forward to a further strengthening in demand and sales volumes. House price growth on the whole though is likely to remain muted. Considering that we were in the top five global markets with average price growths above 20% at the height of the market, a gradual recovery in prices is probably better in the long run. Unrealistically high growth is not sustainable as a market correction is inevitable.

With the interest rate set to remain at the lowest level in more than three decades, homes have never been more affordable. The flat house price growth also means that buyers can still get a good deal, but this is unlikely to last too much longer. Timing the market is difficult given the economic uncertainty and something that can only be done with certainty by looking back. Prices are unlikely to come down further and, all things considered, now certainly seem to be a good time to buy. If you need to or want to sell right now, it could be a good time to list. If you are a seller who wants to move up to a more expensive home or neighbourhood, now could be the best time to do so. After this rather exhausting exercise, they found that the rates valuations in Rondebosch were surprisingly close to what the agents would have deemed market value. RHS CHELSEA FLOWER SHOW
In my world, there is some excitement going on right now. We have a wonderful trip planned from 18 to 30 May to visit the world-renowned RHS Chelsea Flower Show, where the South African National Biodiversity Institute’s (SANBI’s) Chelsea Flower Show Kirstenbosch Exhibit consistently
achieves a Gold Medal. On this trip we will be visiting some of the most beautiful gardens in England and Ireland. If you are a keen gardener, a trip to this part of the world should definitely be on your list of places to see.
CAVALLI WINE AND STUD FARM What would a Western Cape publication be without mentioning a wine farm? Cavalli Wine and Stud Farm nestled on a prominent ascent between Somerset West and Stellenbosch offers idyllic views of Cape Town to the west and the majestic Helderberg mountain range to the east.
Visitors are mesmerised bythe tranquility of an Olive grove at the entrance and lavender fields, vineyards and citrus trees. From the main entrance you are directed up past paddocks to the main barn. A formidable avenue of Pin oaks adds balance and character to the barn, besides welcome shade in the hot summer months. Strong lines of the access roads, paddocks, large barn housing stables and an indoor arena, manager’s house and pavilions on either side of an outdoor arena with bleachers forms the backdrop to the gardens. Their statement is functional and natural fynbos and the majestic Helderberg Mountains enhance their juxtaposition to the landscape. The garden integrates seamlessly with the hard landscaping with a careful balance of large indigenous trees (some non-invasive exotics), mainly indigenous shrubs, perennials and groundcovers. A natural swale directs rainwater off the road to retention dams. Large rocks and boulders create ponds and slow down the water flow. Ornamental grasses, water loving plants and flowering perennials spill onto the edge of the road. Plane trees (Platanus x acerfolia), shrubs and fynbos strengthen this swale. Indigenous plants meld in with the endemic vegetation. Existing fynbos is interspersed between vineyards, dams and waterways, farmland, paddocks and abound with a large diversity of wild flowers, wildlife and atmosphere.
GARDENING Indigenous and non-invasive exotic plants (mostly Mediterranean types) have certainly found a fine balance in the South African landscape and can
work well together in your garden too. If there is one thing I can recommend, it is to enjoy your garden the way you want to. Remember, sustainable and responsible gardening is in.

APPROPRIATE VERSUS INAPPROPRIATE ITEMS FOR THE WORKPLACE PART ONE BY JANE SHONFELD All companies want their staff to project a professional, businesslike image at all times. This includes personal image as well as personal dress. I am often asked to sit in clients’ reception areas and take note of the dress code of the staff as they come and go and believe me, more often than not, it is not a pretty sight! Friday ‘dress down’ days are cause for serious concern. If your clothing says ‘weekend’ so does your brain and that’s why Fridays are the most unproductive days of the week! It’s all very well to say that there is a global trend towards dressing up in business, but what exactly is appropriate for work, and, even more important, not appropriate? If you want to project confidence and elegance, dark shades are always the safest. For men I would
recommend a well-structured suit which is solid in colour (with or without stripes).

Make sure that it is comfortable and that it fits well. Wear this suit with a long-sleeved shirt. Traditional dress such as a longsleeved “Madiba” shirt should be buttoned at the collar and worn with suit pants. Belts should match your shoes and must always be worn if your trousers have belt loops. If you match your belt buckle to your watch you are really styling!

Not sure of the correct length for your pants? They should touch the floor at the back without shoes, or, if wearing shoes they should cover the back of the shoe (not the heel).
Chinos are also acceptable for less formal companies or for Fridays, but remember that if the chinos have turn-ups this will tend to make your legs look shorter, so

Classic skirts and dresses (lengths of skirts should not be more than 4-6 centimeters above the knee) and smart pants are advisable. Have fewer bottoms and many more tops – that way you will be able to mix and match more. Traditional dress can also be worn but again must look smart. FROM THE HORSE’S MOUTH Farriers are specialist in equine hoof care, that includes trimming and shoeing of the horse, knowledge of anatomy, physiology and the biomecanics of the limbs of the horse. A farrier combines blacksmith’s skills in fabricating, adapting, and adjusting shoes.

CAUSES
Hoof care becomes more vital during the winter months especially thrush.
1. Standing in wet conditions. 2. Unhygienic stables. 3. Incorrect hoof care. 4. Horses that stay in their stables for prologonged periods of time. 5. Hooves with collapsed heels. 6. Narrow and deep hooves can contract thrush as dirt and muck get stuck deep in the collateral grooves, if not cleaned and flushed out. 7. Certain horses are just more likely to contract thrush than others regardless of conditions.
[DEFINITION] THRUSH: A bacterial infection of the sulci of the horse’s frog.
HOW TO IDENTIFY THRUSH 1. You will notice a foul odour. 2. A mild case of thrush will be rough and ragged. 3. Severly infected areas will have black holes on the frog which will be oily and sticky in appearance if not treated can cause lameness due to sensitive tissue being exposed. 4. Can be found in the commissures under the side of the frog on overgrown frogs. 5. At the apex of the frog (point of frog). 6. At the central sulcus . The bacteria prefer dark and moist areas.

TREATMENT 1. The farrier should remove all thrush infected areas of the frog in mild cases. Exposing oxygen to the bacteria. 2. If however the thrush has eaten right into the sensitive tissue, a vetenarian should be called in that can prescribe a antibiotic to help cure the infection and should be treated as a abcess. 3. Daily cleaning, keeping the hoof dry and treatment will insure a fast recovery. Do treatment for two weeks, every day then slow down to every third day there after. 4. Ensure that the horse’s stable is clean and dry at all times. 5. Regular and proper trimming. 6. There are many methods to use and treatments from yester years but be sure to ask your vetenarian or farrier to make sure it is not abrasive to the hoof or detramental to your horses health. 7. There are various products available on the market for thrush e.g. NecroSpray, Thrush buster or Frogade. 8. Clean out all the dirt with a hoof pick and scrub with a soft brush. A mild solution of peroxcide can be used to clean and bubble out the hard to reach places. Dabbing it with cottonwool to clean the remaning peroxcide off. Necrospray, Frogade or ointment of choice can be applied on after. General hoof care will take you a long way. Rather prevent than cure. 9. Happy riding.

MIXING PATTERNS LIKE A PRO Mixing patterns is one of those interior decors areas that people seem to shy away from, not quite knowing what to match up and where. Here are a few tips to give you the confidence you need to mix it up! QUALITY VERSUS QUANTITY Odd numbers work well when grouping patterns for the home. Three is always a good number to start with; go up from there if you feel you need to. Choose three different patterns that compliment each other.
