DESPITE GROWING SELLERS’ MARKET, IT IS STILL A GREAT TIME TO BUY PROPERTY With buyer sentiment growing, more balance in the market and coming off one of the best years since the economic downturn, the residential real estate market appears to be on solid ground as we head into 2014, says Seeff chairman, Samuel Seeff. Last year saw trading conditions in the primary urban sectors of the market at the best levels in more than five years with stock shortages and growing sellers’ markets in the high demand areas. While the favourable buying conditions are set to persist, there is now for the first time in years, encouraging signs for sellers as well, he adds. The tenuous macro-economic landscape however, is likely to keep the real estate market under pressure throughout the year and while optimistic, we remain cautious, says Seeff. This notwithstanding, it will be business as usual for buyers and sellers. Provided that the economy remains stable, we anticipate a good year for real estate with buyer sentiment and the willingness to buy continuing to strengthen although. FNB’s latest Property Barometer confirms the improved market conditions and notes that the demand and supply rating at 48.73 for December is edging closer to the more balanced 50-point benchmark. It also reports the average house price growth at 8.7% as at December and predicts 9% for the year,

something that should encourage not only sellers, but also buyers who may still be uncertain as to whether it is the right time to buy, he says. For those still hesitant, now is indeed a great time to buy, but these favourable conditions are not likely to last too much longer, says Seeff. Buying now means that you can still pick up great value and take advantage of the historically low interest rate. The longer your wait, the more you will pay. Aside from a potential interest rate hike towards the end of this year, house prices in the urban, high demand areas continue to rise although still at modest levels. Using the ABSA house price index as a guide, then a small home (80140sqm) that would have cost R709,500 on average in 2009, now costs around R804,000; R94,500 and 13% more than in 2009. Mortgage lending too is improving, advises Seeff. While the high national household debt ratio will continue to influence the levels of mortgage granting, the latest National Credit Regular data points towards accelerated growth of 20% in mortgage granting over the last year. Prospective buyers that are in good credit standing should take real encouragement from this. One of the contributing factors to the improved market conditions has been that serious sellers
are heeding the call to adjust their pricing expectations in line with market dynamics, says Seeff. This has facilitated the clearing of some of the oversupply of stock in the primary areas with shortages becoming prevalent. This in turn paves the way for those looking to sell to get their properties listed and now is indeed an opportune time for serious sellers, he adds. The low home loan borrowing costs and flat house price growth will continue to boost home affordability and encourage buying. Pricing in line with prevailing market conditions will remain vital for sellers hoping to conclude a successful transaction, says Seeff. Having said this, sellers in high demand areas are seeing good offers, sometimes even multiple offers and getting closer to their asking prices. Prospective buyers are encouraged to shop around and ensure they buy below their means and pay fair market value. Investing a deposit and careful budgeting for the costs of home ownership, especially in view of the rising basic living and travel costs will be more vital than ever, he concludes. The Property Pages magazine turns one! While Seeff celebrates its 50th birthday, the Property Pages celebrates its 1st! I am delighted to say that after 12 editions of our magazine (this is the 13th), we are beginning to understand what it is that our clients want and how we can provide for this. If you have read other editions of the Property Pages, you would have seen that we have tended not to focus only on property but rather the neighbourhood in which the property business functions. We have tried various kinds of articles of interest, some with great success, others with limited following. What has been reinforced to me, however, is that selling property is not a business which can be sustained without proper attention to the neighbourhood, and the businesses and the people through which the property market operates. Selling and buying a home is only part of the process (and sometimes the easy part!) The real effort comes with moving, renovating, getting to know the new home, finding the new route to school, realising that the paintings that you so carefully collected are not going to find the right wall, etc. The cost (financially and in frustration) can be quite daunting. It is best to get it right first time and to make sure that your new home is made to suit your family. The frustrations of having to re-do renovations or shoddy repair work will drive you crazy! We hope to provide some help through the promotions and advice in the Property Pages. We are enjoying a huge response to our property features, competitions and articles. Our advertisers are also getting a great response (I moved recently and used 5 different services with great success). We now have a branded delivery vehicle (you have probably seen it around) and plenty of magazine stands all over the Southern Suburbs. At last count, we had magazine stands at over 50 outlets.

So what of 2013? So many real estate companies talk of massive growth and huge percentages but what does this really mean? Yes, Seeff had a record year in 2013 but so what? How is this information of help to the buyer and seller of property? We have analysed the market carefully in order to understand more clearly how things are actually going. The hype of saying how well the agency is doing is not necessarily an indication of the state of the market.
PROPERTY FIVE’S
So here are some indicators from 2013:
One of the first questions you’ll probably need to ask yourself when buying a house is whether you want to buy a newer or newly-constructed one or an older house.
• Larger number of first time buyers entering the market (up to 60% of showhouse attendees) • Continued showhouse interest and activity • More responses to retail property advertising • Top end of the market starting to move • Similar number of sales but higher sales volume (Rand value) • List price to sale price difference narrowing (particularly in the ‘affordable’ market) • List days reducing (particularly in the ‘affordable’ market) • Rentals in the R10 000 to R20 000 price level have risen dramatically.
And this year? The inevitable interest rate hike happened eventually. The weak Rand and the shaky labour and trade union relations in the country are not ideal. Tourism in Cape Town (as evidenced by the amount of German spoken on the golf courses this year!) seems to be at an all time high. There are more foreign buyers around (although not much evidence of property buying) than there were last year. There seems to be a strong likelihood of more interest rate hikes this year. Who knows what effect the elections will have? So it seems that 2014 is not going to be easy to forecast but there are some immutable truths about the Southern Suburbs: • The scores of top schools and UCT are not going anywhere • Cavendish, Blue Route and Constantia Village are still the best quality shopping destinations • Property here has always been and will always be in demand • There is just no more land to expand so demand for property will always outstrip supply.
5 DISADVANTAGES FOR BUYING NEWER HOMES
1. Smaller yards - If you’re really particular about the yard area, most newer houses may not satisfy your preferences. It’s not unusual for people in newly built communities to live very close to each other because of restrictions in space. 2. Some newer houses have bland architecture - Old houses have a distinct charm about them. At times it’s something lacking in new architecture. 3. Settling - New houses will need to settle, regardless of the material used on them or on the type of soil they are built on. 4. Foliage around them isn’t matured yet Old houses usually have old trees and mature foliage and vegetation surrounding them. Newer houses need time for vegetation and gardens to establish around them. 5. Smaller living spaces - Small room sizes and a lack of storage space is often cited as the most common complaint about new build homes. The current trend of building three storey homes which eat into useful loft storage is making the problem worse.
I do not believe that the market will weaken at all this year. I think that now is the right time to sell (I do not see the market rising at all) but I also believe that if you are selling and buying in this market, you can’t go wrong. As far as buying property for investment is concerned, this part of the market is hotting up. There are a number of private investors and syndicates out there waiting to pounce on good deals (mainly through distressed seller programmes through the banks) but which are also looking closely at agency offered properties and new developments. This kind of activity restricts itself to the market up to around R2,0 million. The new (or relatively new) zoning laws make life easier for developers so land with R4 zoning should increase in value. We will see more multi-storey projects as this is the only real way of increasing supply of property in the Southern Suburbs. It will become easier to develop double dwelling opportunities as these provisions are being relaxed. So, in my opinion, 2014 will be another great year for property and industries related to property. So far this year, we have concluded 2 large sales in Bishopscourt (a plot at over R14 million and a house at R16,5 million) and Newlands and Claremont are still leading the way as most popular suburbs (10 sales so far in January and February). The Sectional Title market continues to boom (15 sales in 2 months) and Wynberg has really taken off (a record price was achieved in February for a house in Wynberg). It is noteworthy that Plumstead average prices have risen well over the last 12 months. So, to find out how 2014 was, have a read of the Property Pages in January 2015!

During the period 1827-1838 this land changed hands several times, finally becoming the property of James Maynard in 1838. During 1840-1850 many of the plots were randomly sold to individuals and in 1876, on the death of James Maynard, JM Hiddingh acquired the balance of the plots which remained in his name until 1929. In 1929, two companies (Saxteno & Naruna) owned by Isaac Ochberg bought the land east of Princess Avenue, and Ochberg named this area Edinburgh Township. a remarkable man – he was a Ukrainian Jew who arrived at the Cape in 1895, penniless. He worked hard and built up a vast business empire. If he was offered a tract of land which appeared to other business investors to be useless, he would proceed to make it habitable, open up the area as a township and sell the plots. He would even assist with finance so that people could erect their own homes. One of his interests was helping underprivileged children and he brought many orphans to this country and saw them happily settled here. Two of his other ‘townships’ were Paradise and Southfield. Development in BISHOPSCOURT VILLAGE started in the 1930’s and it is thought that the first houses were built in 1934 in Robinson Avenue. Ochberg named the streets after members of his family: Angelina, Bertha, Noreen and Princess Avenues. These were all prefixed with ‘Upper’ in the late 1960’s after the dual carriageway of Edinburgh Drive opened in 1966 and bisected Edinburgh Township. Edinburgh Drive is presumably named after Edinburgh Township. Robinson Avenue was named after
Julius Robinson who married one of Ochberg’s daughters. Maclear’s Beacon is in a straight line with Maclear Road but the beacon is not visible from the road which suggests that the name was given by a surveyor. Balfour Avenue was named after Arthur Balfour, British Prime Minister (1902-05) and Foreign Secretary (1916-19), who was responsible for the Balfour Declaration (1917) which promised Zionists a national home in Palestine. Ochberg built an office block in St George’s Street and named it Balfour House. Colenso Road was named after Bishop John Colenso. In 1939 and 1943, Mr & Mrs CA Abrahamse – Hilda and Alan – bought some land on Bishopscourt Drive and built a house which they named ‘Hildalan’ and the street was subsequently named Hildalan Road after the house, as was Hildalan Lane. There must be a lot more interesting history of BISHOPSCOURT VILLAGE which needs to be documented - the gravel quarry, the Liesbeek in the early days, interesting people who have lived here, etc. If anyone can provide more information, please contact Joan Parker or the BVRA Committee. If horizontal top lights are too close to the mirror, the bulbs will reflect back into your face when you view yourself. Too far away and the light source can create shadows. GARDENING WITH KE I love getting lost in the beauty of Kirstenbosch Botanical Gardens and I cannot resist sharing this with you. Renowned for its rich natural heritage I had no option but to also include these wonderful gardens in my latest book, Gardens to Inspire, published by Struik Lifestyle. The following are excerpts taken from Gardens to Inspire: Kirstenbosch National Botanical Garden is world-renowned for its location, high planting standards and the rich mixture of fynbos and other plants of the Cape Floral Kingdom. Since its creation in 1913, Kirstenbosch has been devoted to indigenous flora. The emphasis is on the fynbos and strandveld-fynbos biomes, with notable collections of restios, heaths, proteas and pelargoniums. It was the vision of Harold Pearson and the skill of Joseph William Matthews that set the gardens on their path to the future. It is thanks to their understanding of the landscape that sweeps of lawn, wooded glades and beds of annuals should be natural and free form flowing effortlessly out of the mountain backdrop. The first part of the newly proclaimed garden to be redeveloped by Pearson and Matthews was around the Dell. Today, this tranquil, shady spot, where indigenous yellowwoods (Podocarpus spp.), African holly (Illex mitis) and tree ferns surround the spring-fed Colonel Bird’s Bath, still forms the heart of the Garden. The natural amphitheatre facing the Dell was the perfect spot for Harold Pearson’s collection of over 400 cycads, acquired from the subcontinent. This collection of Encephalartos, which represents most of the South African species, is a world-class living gene bank of these remarkable, but threatened and endangered, plants. While the lower reaches of the Garden are the most visited, the upper gardens best represent the flora of the fynbos. Proteaceae occurs only in the southern hemisphere and was named for the mythological Greek god Proteus, who had
the ability to transform himself into many forms. This large family includes species as diverse as pincushions (Leucospermum), cone bushes (Leucadendron), common pagodas (Mimetes) and many others. Some 220 of South Africa’s 387 protea species are represented at Kirstenbosch, including the king protea (Protea cynaroides), South Africa’s national floral emblem. Another family in the upper gardens is the Ericaceae, the heaths or ericas, at least 682 species of which occur in the fynbos biome; 104 in the Cape Peninsula alone. Kirstenbosch displays over 250 species, many of which are threatened in the wild. Ericas from different regions are grown side by side in a series of beds, along with associated fynbos species, including proteas, buchus, restios and bulbs. Like most fynbos plants, ericas favour welldrained, acidic soil. Their tubular flowers, in shades of every colour except blue, contain abundant nectar, making ericas much loved by sunbirds which, in turn, facilitate pollination. Restios, or Cape reeds, exemplify the diversity of the Cape flora. Of the 314 species of restios found in South Africa, some 55 grow in Kirstenbosch. Restios had always been difficult to propagate, until a chance discovery, in 1988, by Kirstenbosch botanical researcher Hannes de Lange, revealed that smoke was the key to germination. Gardeners can now buy smokeimpregnated discs that, when soaked in water with seeds of receptive fynbos species, will aid in germination. The aromatic buchus, one of the groups of plants that give fynbos its characteristic aroma, are well represented in the gardens. The north-facing slopes are home to an‘enchanted forest’ where some 450 indigenous tree species, including tree fuschia, keurboom, turkeyberry, wild pear and Cape myrtle provide cover for shade-loving plants. This includes 40 species of Streptocarpus, among them Cape primrose (Streptocarpus rexii), and clivia or forest lily, including a rare winter-rainfall species, Clivia mirabilis,
discovered in 2000 near Niewoudtville in the Northern Cape, and Plectranthus, whose pink, mauve, blue and white flowers cover the forest floor in autumn, making way for the orange and red clivias in winter and early spring. PASSPORT TO A WORLD OF FLAVOURS “LOCO Lounge International Restaurant, Café and Tapas” was born in Panama across a dinner table back in 2010. Panama was Tom’s (hubby) 7th posting with UNICEF and I had been along for the ride for the last 4. Tom with his nutrition degree was not an easy man to feed, especially in foreign countries where the vegetables all looked like they were props for a sci-fi movie. As a bored UNICEF wife Tom kept me occupied, and thereby himself well fed by buying all sorts of kitchen equipment. “Debbie’s jugetes” (toys) as they were affectionately called by my lady in Uruguay, prepared me well. Maldives created the bagel, “not a roll with a hole” (as quoted in “Top of The Times” Jos Baker’s review) and our very popular “Papple” juice. Thailand was our bolt hole, and every cooking course possible was attended. Now this is how to tease the FLAVOUR zones. Memorable food experiences in the Maldives included a pud exchange with the Presidential Palace and becoming the “Sandwich Lady” feeding the UN disaster teams that arrived after the tsunami. Uruguay had me taking a pic of a cow to the butcher, who spoke no English, and lots of finger-pointing to ascertain their strange lumps of meat. It was in Uruguay, too (pat yourselves on the back South Africa), that babotie got a standing ovation. New York offered the Culinary Institute, the best burger on the planet (now on our menu) and how not to cook Thai food. To be fair, that restaurant was the one we tried. Asking the Thai waiter where we could get good Thai food, he thought for a while and then answered: San
Diego. Tom’s German apple cake or rather, apple with a bit of cake, was fought over by UNICEF HQ staff at their fundraiser for Haiti’s earthquake victims. Panama saw bagels sneaked into handbags by desperate New Yorkers at our farewell breakfast. It was also my favourite time playing with the “Sous-vide” machine, my top jugete. Everything except our Siamese cat was vacpacked and popped into the controlled water bath. At 4 p.m. every day we had a pelican squadron “fly past” our apartment window, no doubt on their way to the local fish market, where the most delectable, strangest catches of the day were on display. Cooking “sousvide” seriously enhances the natural flavour, as I discovered to my mortification, that what I thought was a flat sea fish actually lived in mud. The first bite was like eating your mud facial. And now to Harfield Village and what I overheard in LOCO, “the noise I am making is not appropriate for food”, to which the boyfriend said: “and I am the boyfriend and quite frankly I’m jealous”. Hopefully by the time you read this, our website will be up and running as we have some fun events planned, like we did for New Years Eve where we turned LOCO Lounge into an airplane and travelled 10 time zones to welcome the countries which turned 2014 before we did. “The Harfield Village Carnival”, “Easter” (and LOCO becomes the “playboy mansion”), “Eating-in-the-Dark” are but a few examples. I looked down at my waist, breathing heavily after walking up a flight of stairs, my mind screaming, “enough already”, my brain saying, “baby, you have to do something” and I decided to see if this promise was true or just another gimmick that had arrived in the Mother City. Well, a few of us called. Expecting the usual sales pitch along the lines of having to get ourselves to the premises and then find out more, we were floored by the passionate response we got to our questions. Ok, so Troy from BODYTEC was flooded with questions, but it was the way he made us feel so at ease, the way he explained so clearly that had us yearning to know more. We made the appointment and headed down to BODYTEC in Newlands. Entering the branch, the calm enthusiasm continued from the instructors. SUNSCREENS: MYTHS AND TRUTHS By Dr Maureen Allem
Buying sunscreen is as mindboggling as standing in the vitamin aisle. So let’s start with the sun’s rays and the two categories of UV light, which are UVA and UVB. UVA is about 95% of the UV radiation from the sun. The rays are deep-penetrating and can cause long-term damage to the skin, and skin cancers. UVB is a shorter wave light which causes sunburn, as well as skin cancers. The skin needs protection from both so find a sunscreen that shields you from UVA and UVB rays. Apply it 15 to 30 minutes before exposing your skin to the sun. There are two types of sunscreens: chemical and physical. Chemical sunscreens absorb UV rays and “neutralise them”. Physical sunscreens form a layer on top of the skin and reflect the UV rays like light bouncing off a mirror. Both are classified as broad spectrum and they are designed to protect you from both the UV ‘devils’. The greatest sunscreen myth of all is the SPF factors. We tend to think that the higher the SPF factor, the better the protection. The increase in protection is very small from SPF 15 to SPF 30. Whereas SPF 15 absorbs 93.3% of UVB rays, a SPF30 will absorb 96.7%. However, a SPF 30 remains “active” for a longer period of time on the skin than the SPF 15. So if you are not going to be diligent in reapplying your sunblock regularly, then rather use a higher SPF. RUNNING PROGRAM - TIPS AND TRICKS Well begun is half done! When you are embarking upon a beginners’ running programme, you may need some running tips to help set you off onto the right path. As a beginner runner you are, hopefully, enthusiastic about starting a beginners’ running programme. The tips in this article aim to help you overcome the first hurdles.
1. DISTANCE, NOT SPEED
Running is a serious sport that involves certain well-trained core techniques like any other sport. Just because there aren't balls or bats or special gloves or all that much equipment involved doesn't make running any less of a particular sport that requires certain built-up ability before you take it to a higher level. If you are a starter, you have to understand that and you should not attempt to run at a great speed. A good running speed for beginners is easy pace or "conversational pace" as it is also called. This is the speed at which, if you were to run with someone else you would be able to maintain a conversation.
2. BUILD UP GRADUALLY
Next to starting off slowly, you need to build up the time and distance you run gradually. With running, you are just begging for injury if you do not keep this in mind. It will also make sure you "ease into" your training rather than make it too hard for yourself and come to hate running. And that would be a real shame as you would lose out on all of the incredible health and wellness benefits that running gives you.
3. WALKING AND RUNNING
Mixing walking with running is nothing to be ashamed of at all. It is an old technique for conditioning and training that even serious, experienced competitive runners have used. You are not proving anything to anyone, except perhaps what a fool you are, if you push yourself hard through sore tendons, strained muscles, burning lungs, light-headedness, or gasping for breath when you are a beginner runner. In fact, without wanting to scare you too much, there is the slim, outside chance that you can give yourself a heart attack by doing those things! By a combination of running and walking you can actually maximise the

A journey of a 1 000 miles starts with the first step. As a beginner runner you face some obstacles. Your confidence may be low, you are not sure you will be able to get good at this "running thing", etc. The important thing is to believe in yourself. Choose a great beginner running programme that involves running and walking and that builds up your running gradually and within two to three months you will already be a changed person. No doubt there will be difficult times. But believe in yourself, persist with the programme and you will get the outcomes you are after. Although some of the above advice seems really straightforward, it is amazing how often people start a beginners running programme completely incorrectly. the reasons why you actually enjoy the daily routine. You’ll certainly see that there’s a lot to be happy about. This is a list that you should keep safe, too. You might, for instance, want to pin it on a message board. Alternatively, it could be attached to your fridge. Ideally, you’ll want to place it somewhere that it can be seen every single day. Every time you look at the list, you’ll be reminded of the fantastic elements of your life. This focus on positive issues is likely to become more and more important to you. A number of scientific studies have discovered that people who believe that they are lucky
will tend to get more positive results in life. In a sense, they will actually become lucky as a result. The same can be true when it comes to happiness. If you assume that you have a lot to be happy about, then it’s likely that more and more situations will make you smile. What you’ll discover is that you actually have a lot to smile about and to be thankful for. Living life in a positive way can be hugely rewarding. It’s something that you may want to try! 5 CHARACTERISTICS AN ENTREPRENEUR MUST HAVE What is an entrepreneur? According to Wikipedia, an entrepreneur is a person who has possession of an enterprise, or venture, and assumes significant accountability for the inherent risks and the outcome. To translate it into simple terms, an entrepreneur owns a business of which the entrepreneur is responsible for the risks and outcomes. To be an entrepreneur, one has to possess defined characteristics of an entrepreneur. What are the characteristics of an entrepreneur? Are these characteristics vital? It's a no-brainer actually; of course it's important! Your chances of business success are significantly lower if you do not possess these characteristics. The characteristics of an entrepreneur consist of:
1. GOOD LEADERSHIP
Leadership is a rare characteristic. It is very hard to find individuals with good leadership qualities. This is because not many people dare to take responsibility, or take the lead. Alan Keith of Genetech once said, "Leadership is ultimately about creating a way for people to contribute to making something extraordinary happen." Precise and straight to the point. To be a good entrepreneur, you must be a leader. You must be able to guide, direct, influence and affect people. This way, all your business problems can be overcomed with ease.
2. RISK TAKER
All businesses involve risks. There is not a single business in the known world right now that is 100% risk-free. You can't make money if you are not willing to take risks. If you are not willing to take risks, then you are bound to fail in the business world. But, a successful entrepreneur does not take all the risks he faces. All risks must be evaluated first, before taking the dive. You wouldn't want to dive into some unknown waters, would you?
3. HONEST AND TRUSTWORTHY
This is an undeniable characteristic that all entrepreneurs MUST have. Let's face it, would you give your money to some stranger who guarantees you to make 1 000% profit on the street? No you would not. Maybe if that stranger asked for R10 or he convinced you with hard facts, you would, but that's out of
the ordinary. As the saying goes,"Honesty is the best policy." Everyone likes honest and trustworthy people. Being honest and trustworthy is considered one of your most important characteristics. It would take years to build your credibility and honesty, but it would take just a few seconds to totally destroy your image should you do something dishonest.
4. YOUR PASSION
Your passion fuels your actions. And your actions make money. Any entrepreneur should be passionate about his or her business to perform well. You must maintain your enthusiasm and interest in your field. For example, when making money online is your passion, you wouldn't feel like it’s working even if you stick yourself to the monitor 24 hours a day. Your passion makes it easy for you to act. Working no longer means working when you work with your passion. It just means doing something you like. If you like to play games and playing games is your 12-hour job, it certainly wouldn't feel like working 12 hours a day.

Scammers are out there somewhere, preying for a weak target everyday. To resist being scammed or being duped, an entrepreneur should be smart and alert of who you are dealing with. If not, you would eventually suffer some uncalculated losses. These are one of the few characteristics of a successful business entrepreneur. These characteristics will, no doubt, help you overcome obstacles you may have to face when you are operating a business. And without these characteristics, your business may eventually fail and you will have to bear the losses. What if you have the main characteristics of an entrepreneur already? PHILANI CHILD HEALTH & NUTRITION PROJECT
The Philani Child Health & Nutrition Project is a community-based non-government organization (NGO), operating in the informal settlements of Khayelitsha, Crossroads, Brown’s Farm, Mfuleni, Nyanga and Delft on the outskirts of Cape Town, 20-30 km from the city centre. An estimated 750,000 to 1 million people live in these areas (the majority of whom originated in the Eastern Cape), in simple core houses or informal dwellings made of corrugated iron, wood, and plastics - many overcrowded and without water and sanitation. Unemployment, poverty, poor housing, and lack of basic services cause malnutrition and poor health in our communities. Women and children are most vulnerable. Twenty per cent of the population comprises children younger than six years of age; one in every ten children is underweight for age, and one in every four children is stunted. Half of the adult population is unemployed (The Khayelitsha Survey, UNICEF, 1994). The HIV pandemic has hit these communities especially hard, with women bearing the brunt of it. Around 30 per cent of pregnant women here are HIV positive, leaving young children orphaned in high numbers. TB is another major problem, with a high incidence of women and children suffering from both HIV and TB. www.philani.org.za.
HELP2READ
help2read is a developmental organisation which was founded in 2005. Although our beginnings were based on an established UK child literacy charity, over the years the programme has been adapted to meet the needs of South African society. help2read is working to address national development in South Africa in two ways. Firstly, help2read addresses child literacy, a key component to national development. help2read works in public primary schools with learners in grades 2-4 who are struggling with literacy. We pair each learner with a trained volunteer from the community who provides twice weekly one-on-one tutoring. Secondly, help2read address as the lack of skills development and unemployment statistics within the adult South African population. We are currently piloting a version of our programme in which we specifically recruit literate, unemployed adults. This pilot includes extended skills development training and other incentives for our Literacy Tutors who then in turn help a larger amount of struggling learners than those volunteers in our standard programme. www.help2read.org.

A LESSON IN LASTING RELATIONSHIPS IN CAPE TOWN His T-shirt says it all: “I am M24”. For the past 12 years Nicolas, the client liaison working in the lobby of the building, has been synonymous with a visit to Naspers and Media24. Born in Pudimoe near Kimberley, Nicolas has called Cape Town home since 1990. A career in security landed him in the Naspers building as an employee of an outsourced security company, but his diligence and warm personality so impressed Naspers’ top brass that they asked him to join the company permanently and since then he’s been a fixture. During more than a decade of working at 40 Heerengracht, he’s ushered sport stars and singers, actors and even the Western Cape Premier Helen Zille through the glass doors for shoots and meetings with editorial teams and publishing executives. But you don’t have to be famous, notorious or even mildly important to get the royal treatment from Kaptein. “I realised through my study of psychology that I needed to empty myself; that I needed to be disinterested in myself in order to be open to other people,” Nicolas says. “A human being craves attention and it is so easy to give. When I see that someone coming through the door is not happy, I say: ‘Good morning, my friend, I can see that the situation is not right, but don’t worry, that problem is only temporary.’ And tomorrow we’re friends.” Nicolas explains that this attitude is not simply about doing a job but a way of being in the world: “When you are on the bus, thank the driver for getting you to your destination safely, pay attention to the people around you and be interested in them. It is all about recognition, respect and appreciation. Most people just want to be seen and to be heard.” Nicolas certainly lives up to his moniker Kaptein, in being a leader and example of how we should treat the people we encounter on a daily basis. Take your cue from Kaptein and cultivate a healthy interest in the people you work with and cross paths with on the street. A kind word and a warm smile can help to build the type of urban community that we all want to be a part of.
