N

estled in limestone hills a short drive from I-10 out Ranch Road 783, an oasis appears. Your interest peaked, you stop. The moment you step out of your vehicle you know you’ve arrived someplace different—and very special. The nostalgic clues are many. Some say it’s the aroma of home-cooking slipping out The Café’s screen door. Others follow the fresh-baked scent drifting from The Wild Flour Bakery across the wooden porch. Many head straight for The Gardens’ acres of native plants, saying they’ve never seen anything like it. “I hear folks make those kinds of comments and I know it’s a good day,” shares The Ridge Marketplace owner Billy Long. Indeed it is a good day for The Ridge—its guests and its employees—a community united as the family Billy envisioned five years ago when the doors first opened.

Marketplace The Ridge experience “Before we arrived,” says Billy, “the place was just an old grill café on some rocky land. I asked myself ‘how could we serve the community way out here?’ It meant coming up with a different way of thinking about things—not your typical business plan.” Rules and guidelines needed to be studied and followed for The Ridge to become its own water purveyor and septic system operator. Oak wilt ran rampant on the property— thirty trees already had been cut down when the land was purchased. Billy oversaw environmentally sound strategies to keep other magnificent trees alive and well on the acreage. In the past five years, The Ridge has blended elements of wood, stone, and metal in a variety of artistic ways that speak to visitors. The Café, The Wild Flour Bakery, and The Gardens all come together to create an experience, not just a destination, for their guests. The Café and The Wild Flour Bakery General Manager Stacy Light describes that experience. “We offer a community gathering place that feels like Grandma’s house. Our menus reflect that down-home sensibility—including daily specials and homemade soups. Fresh flowers brighten all the tables. We strive for excellence in everything we do.”

Billy adds, “And we’re still expanding and growing—actually evolving The Ridge experience every day.” You can see that experience blossom throughout our community. The Gardens at the Ridge helps with landscaping for the Kerrville Sculpture Prayer Garden, featuring the Empty Cross monument. The Café also serves as a safe afterschool haven for Harper ISD students dropped off by their school bus to wait for parents to pick them up. The Wild Flour Bakery provides each child with a yummy home-baked cookie. Additionally, The Ridge supports our local Red Cross and Young Life with financial donations and by hosting events for them. “We believe in a grassroots approach to our community,” says The Ridge Marketing Manager Emily Cain. “We reach out to the community and let them know they can ‘Come on home to The Ridge.’”

They learn how to function as a team, no matter where they work here—even Billy waits tables if needed. “It’s a nurturing environment. ost of us who enjoy feeding backyard birds typically have a tube feeder that holds loose seeds; a Nyjer feeder for the goldfinches, and a hummingbird nectar feeder. These feeders work well at bringing in our “usual suspects”—Cardinals, Chickadees, Titmice and House Finches. By adding a vertical landing spot filled with suet products you could greatly increase the variety of birds coming to your feeder station. There are a few types of vertical landing spots to choose from. Perching branches are one of the most important elements of your feeding station. Branches can double or even quadruple the number of birds visiting. The reason being is that birds need branches for perching or gathering as they prepare to visit feeders and as they leave. This gives them time to check out their surroundings before approaching or leaving the feeders. It also gives you a great view into the social behavior along with the opportunity to see three-tofour times as many birds. How cool is that? A tail prop suet feeder is another example of a vertical landing spot. These work especially well with the three woodpeckers in the Hill Country. The tail prop on the feeder allows woodpeckers to land naturally using their rigid tail feathers for support.

Texas Lions Camp a community built on strength

ach summer over 1,500 children with physical disabilities and serious health challenges arrive in our beautiful Hill Country for a life changing experience.

For these special children this means leaving behind a daily focus on their disabilities to newly explore themselves, growing their self-image as leaders and helpers in a community of other kids facing much the same challenges. Texas Lions Camp Director of Marketing and Public Relations Trish Wilson says, “The Camp offers them a ‘Can-Do’ philosophy—allowing them to live life as an adventure for one week a year. They find confidence in themselves that grows and flourishes at Camp and that encourages other kids to do the same.” 22 | MAY-JUNE 2017 | KERR COUNTY PEOPLE MAGAZINE


A history of healing

In the 1940s, one of the largest polio epidemics swept the United States killing over 2,000 and leaving over 40,000 disabled—many of them Texas children. In 1949, responding to the distinctive needs of these children, the Lions of Texas formed the Texas Lions Camp to serve children with physical disabilities. Since then, the Camp’s mission evolved to include children who have all manner of physical disabilities, cancer, and diabetes.

Trish continues, “Today we serve children with over 150 kinds of disabilities, including sight and hearing impairment, asthma and scoliosis, heart murmurs and Down syndrome. And in our Camp cabins we blend the children with different disabilities so that a community emerges, building on the kids’ individual strengths.” A 501(c)(3) nonprofit corporation, Texas Lions Camp is the largest of thirty Lions Camps around the world operating yearround—serving as a venue for other organizations to hold conferences and classes in an idyllic setting among the hills out Highway 27, just past the South Texas Veterans Health Care campus. An integral part of Texas Lions Camp history for the past twenty-five years, CEO Stephen Mabry began work there—while still a student at Texas A&M University—in the Camp’s horse barn as a seasonal staff member and later as the Equestrian Director. He raised his family at the Camp, going on to become Program Director and eventually Executive Director. Trish sums it up. “Stephen Mabry has invested his life and his heart in his family and the Texas Lions Camp.”

The residential camping facility

Every summer Texas Lions Camp opens its 500 acres to children with disabilities,

inviting them to attend one of nine weeks. Each week is designed for fun, exploration, and challenge—with horseback riding, swimming, hiking, camping out, high-ropes course, and crafts. For many of these kids it’s the only chance they have to explore on their own, outside the constant safety net of parents and medical caregivers. “It’s tough for a lot of parents to let go of their children for a whole week and to trust us to keep them safe,” comments Trish. “Camp helps to give the parents and any other children in the family a necessary respite.” No doubt it helps for parents to know that the Texas Lions Camp—licensed by the Texas Department of Health—maintains on-site medical facilities and a medical staff. During their weeks of children with type-1 diabetes, the medical staff grows to provide more care for the needs of the campers. Trish adds, “Equally important, kids at Camp learn about what’s going on with their body and health—and how to take care of themselves.” During the summer, in additional to the year round sixteen-member Camp staff, 160 young camp counselors come from all over the world—the US, Canada, Mexico, Australia, New Zealand, the UK, Ireland—enriching the children’s Camp experience with new elements from the mix of cultures. Their desire to invest their lives in the lives of these children has a tremendous effect on the campers. continued on page 26

All children attend Texas Lions Camp at no charge to their family. “But it’s not free,” points out Trish. “Somebody pays all the expenses so kids can come. We’re grateful to our Texas Lions, with over 908 clubs in Texas and over 26,000 members who make the Camp possible. “We are thankful for outside donors—foundations, businesses, social organizations, and individuals. One of our biggest outside donors is the San Jacinto High Rollers—150 bikers who come to town each year to personally deliver their check.” In addition to the annual 1,500 campers and their parents and siblings, Texas Lions Clubs come to town and positively impact our local economy at hotels, restaurants, shops, and recreation sites. During the summer they generously give their time to help facilitate Camp check-in, meals, snacks, and awards night. Throughout the year, they attend work weekends and other events at the Camp—each time staying, shopping, and eating in Kerrville. Additionally, over 300 Texas Lions Camp Board members and their spouses come twice a year to our lovely locale to further bolster those numbers. (See sidebar on next page.) For the ultimate blessing, Trish shares a story from ten years ago at her first Camp summer. Her job then as Developmental Director was to shoot photos and videos. She was very busy that special day at the highly entertaining talent show featuring the campers.

This year is the 7th year for “What Does Music Look Like?” art program sponsored by Robert Earl Keen and Keen Productions. This art contest is held in conjunction with the Robert Earl Keen Concert for Hill Country Youth Orchestras. The purpose of this art contest is to bring awareness to the students and the community of the importance of the art programs in the public school system. It is hoped that by involving art and music together, it will give the students exposure to all the various arts programs available. Market value and replacement cost differences Make sure that your home is insured for at Least 100% of its estimated replacement cost

To determine your amount of homeowner’s insurance coverage: • Get an estimate of the replacement cost of your home. • Select the home insurance coverage amount that best fits your needs. We recommend that you purchase an amount of coverage at least equal to the estimated replacement cost, but the choice is yours. Determining your home’s estimated replacement cost is important because this will ultimately determine which policy options are available to you. Since it is impossible to predict today

what the exact cost will be to replace your home in the future, it’s important to have enough coverage to account for unforeseen circumstances.

Market value vs. replacement cost

Market value is the amount a buyer would pay for a home, including the land, regardless of how much it would cost to rebuild the home. Replacement cost for this purpose is the rebuilding cost necessary to replace the entire home.

Replacement cost IS NOT:

• The market value of the home. • The home’s purchase price or the cost of the land. • The outstanding amount of any mortgage loan.

ome of the questions we’ve answered every day since the move “all the way across the street” are amazing. Yes, Agapanthus and Calla Lily (our store cats) have settled into their new home. No, they have not ventured back across the street. Yes! We are still the original Plant Haus 2. No, we have not changed owners. Yes! The new facility is twice the size of the old one. No, we are not operating next door too. Still in the finishing phase—we’re trying to get the grounds organized, and the greenhouse floor graded and graveled. We hope to be completely finished this summer and anticipate our grand opening in the fall.

is a busy place—there’s always something new and interesting going on, and lots of active people enjoying themselves. Besides providing great meals, stimulating classes and activities, the Center also has a Community Services Department which offers help for those who are less active, as well as their caregivers. After signing a contract to purchase a home or piece of land and escrowing the contract with a title company, you will receive a title commitment. We get frequent calls from buyers asking, “What did you just send me?” or “What do I do with this document?” Below is some basic information about the commitment.

ABCs of the title commitment Schedule A

This portion of the title commitment contains basic information about the proposed transaction, including proposed policy amount, current owner of record, and legal description of the property. Make sure each of these items is consistent with your signed contract. Schedule B Here you will find exceptions from coverage. These items were discovered during the title search and include property restrictions. Standard exceptions such as mineral and water rights can be found here. The title policy will not insure against loss from problems listed in Schedule B. Check Schedule B for restrictions on the use of the property. Talk to the title company if you have concerns.
