Culture + Context As designers working across the country in various office markets, we bring a broad perspective and knowledge to our corporate projects. However, we know that there is not a single, prescriptive solution to office design. Regions, cities, industries, and workforce populations each provide a unique reference for our approach to design. Being knowledgeable about national trends in office and workplace design is important, but we believe that each project must be a tailored to respond to each market and city’s particular context, as well as each client’s unique brand and culture.

Office
Telegraph Tower Mapping the scales of the surrounding context and celebrating Oakland’s vibrant arts scene inspired the design concept for Telegraph Tower. The tower is broken down into discrete glass volumes that respond to the proportional scales and views of the neighborhood. A perforated patinaed metal seam features balconies for each office floor, separates the glass volumes, and visually connects the base with the tower. Each glass façade contains a unique pattern of pleated curtain wall modules with exterior vertical fins optimized to reduce solar loads and glare. The building spans an underground BART tunnel that runs diagonally through the site, necessitating the inclusion of several long-span trusses. These trusses create column free retail space and also inform the stepped office profile above the building base. The lobby and outdoor plaza incorporate several large, local art pieces including Oakland artist Karen Cusolito’s stunning steel sculpture of a figure that appears to be holding up the corner of the building. Inspired by the notions of community, connection and wellness, the interior of the tower features virtually column-free, expansive floorplates with interconnected workspaces and high ceilings that provide panoramic views and maximize daylight. The building incorporates the latest advances in smart and energy efficient building design, including 100% outside air filtration systems. Three terraces and 33 balconies create 30,000-square-feet of combined outdoor access on every level and deliver unobstructed views of the Bay, San Francisco, and the East Bay. Location

30 Van Ness 30 Van Ness is an 824,000-square-foot, 47-story residential and office building located in the new “Hub” of San Francisco, an area created by the confluence of commercial, civic, and cultural uses at the corner of Market and Van Ness. Clad in a rich texture of linen-hued panels with deep, bronze-toned window surrounds, the building’s façade is detailed with delicate twists and features a prominently chiseled corner. The building’s nine-story podium is comprised of 234,000 square feet of open office space surrounded by walls of expansive electrochromic glass, allowing customizable access to daylight year-round. Along with a high-performance, fresh air circulating mechanical system, each level also features a large outdoor landscaped terrace. The project will be all-electric and is targeting LEED Platinum, as well as WELL Silver and WiredScore Gold certifications for the office component. Entering the building under the sculptural “Altos” canopy, the office lobby is a welcoming and expansive multi-use space that is closely connected to the neighborhood outside through double-height glazing. The residential tower rises 38 stories above and includes 333 condominium units ranging from studios to three bedrooms. The residential amenity floor is located on the tenth floor and offers green space and outdoor lounge areas, including a solarium and spa. At the top of the tower, six residential units open onto a series of private terraces. Location

520 Mateo As the first high-rise in Los Angeles’ historic Arts District, 520 Mateo is a contemporary interpretation of the surrounding urban fabric. The one million square-foot mixed-use development is composed of a 35-story residential tower; a six-story, 105,000-square-foot creative office building; 20,000-square-feet of retail space; and a 748-car parking garage. The building’s façade references the strong grids found in many of the district’s historic warehouses and factories. The grid shifts and breaks in tandem with the various programmatic elements, while the language of façade remains legible at the scale of the paseo, the office, and the tower. The five-story office component of the project is geared towards tenants in the creative industries, offering virtually column-free floorplates to support open and collaborative work environments. Designed to accommodate varying tenant sizes, each floorplate is easily divisible to accommodate smaller tenants and anticipates needs for larger tenants with areas designed to easily accommodate interconnecting stairs. All tenants will also have access to a landscaped terrace on the third floor. WPA served as an associate architect on the office portion of the project. Location

Town Tower Proposed as the tallest office building in Oakland, the design concept for Town Tower was inspired by the cultural and contextual dualities of the site and program. Oakland has a rich history of industrial manufacturing, a thriving art and craft and maker scene, and is home to some of the Bay Area’s most notable corporate and tech companies. The dual massing of the tower embodies this clash of cultures by contrasting a textured volume with exterior vertical fins with a narrow and smooth volume topped with an outdoor roof terrace. The ground floor spaces and landscape design uses the urban scale of the neighborhood’s smaller commercial streetscapes to contrast the large scale of the office tower. At the corner, the public lobby is a triple-height space with an open stair and conference/event center, clad in terracotta, just like many of the Art Deco buildings in Oakland. The main elevator lobby is separated from the public space and offers a more private and secure atmosphere for tenants. The lobby also hosts a café with indoor bike parking for tenant use. Location

625 W. Adams Stitched into Chicago’s West Loop, the design for 625 West Adams responds the various contextual influences of the neighborhood. The transparent glass north façade features two large outdoor terraces and the main lobby entrance, which are positioned to take advantage of the views of Heritage Green Park. The west façade reduces the amount of vision glass with a grid pattern of metal and glass to mitigate solar loads and control views to the residential property across the street. This patterned façade rises up and over the building and peels back toward Lake Michigan to reveal a steel trellis that caps the tower. The building’s parking garage and a large, ground floor auditorium supports the programs and congregation of the neighboring Old St. Patrick’s church during non-business hours. Location

601 Davis Street 601 Davis Street is a new, Class A speculative office building located in Evanston's downtown core. As the city’s first new high-rise office tower in over 20 years, the state-of-the-art, tech-enabled building will introduce over 300,000-square-feet of modern, sustainably designed office space to the expanding downtown market. From a bird-friendly glass facade to the detailed masonry retail base and plaza, the building knits itself into the contextual urban fabric of downtown. The 18-story building’s approximately 16,000-square-foot floor plates with a central core are envisioned to attract companies looking to expand their footprint in the city and others interested in relocating to the suburbs from Chicago. At the ground level, 4,500-square-feet of retail space activates and enhances the pedestrian streetscape. Tenants will enjoy building amenities including a conference center and fitness facilities; a shared tenant lounge and outdoor terrace for private events and gatherings; as well as a 40-car parking garage and 150-space bicycle storage room. 180 Walnut Nestled within the Banks of Cincinnati, a new-mixed-use entertainment and park district between Cincinnati’s Great American Ballpark and Paul Brown Stadium, 180 Walnut is a 362,000-square-foot, 15-story speculative office building. The mid-rise development is comprised of 12 levels of office space with floor plates ranging from 25,000-27,000 square feet, two levels of above-grade parking, two amenity floors, and over 3,000 square feet of retail. Tenant amenities include a fitness room, bicycle parking, a building tenant lounge, and a roof terrace. The building will be constructed over an existing below-grade parking structure, challenging the designers to work within the existing column grid structure and building core, while allowing the building to cantilever over the property line to the south. The building is oriented towards the Ohio River, offering tenants unparalleled views to the river and the new Smale Park. At the ground level, retail spaces are positioned along the more active 2nd Street, while the main office entrance and lobby are located on Walnut Street. Location

Two Cathedral Square Two Cathedral Square is a mixed-use office and residential tower which completes the one-block master plan of the Cathedral Basilica of Saints Peter and Paul in Philadelphia. The 40-story project combines 300 residential apartments and amenities over 400,000 square feet of multi-tenant office and amenities. At the street level, active retail lines a new pedestrian greenway running through the entire block. The design for the tower was inspired by the unique forms and architectural features of the Basilica’s façade and interior spaces. The tower’s curved form and coloration echo the soft forms of the Cathedral’s brownstone façade and fluted columns. In an urban gesture, the massing of the tower steps up from Sister Cities Park, creating several large terraces for both the offices and residences and vertically breaking down the tall tower into discrete components. The office floors vary in size from 30,000 – 40,000 square feet with 14.5’ floor-to-floor heights allowing for maximum natural light and views. The residences have uninterrupted 360-degree views of the entire city and feature top-of-the-market amenities including a 10,000 square-foot outdoor roof garden and pool deck. Hollywood + Cahuenga 1708-1732 North Cahuenga Boulevard is a new 14-story speculative office building with approximately 30,000-square-foot floor plates with a central core. At the ground level, 4,500-square-feet of retail enjoys a prominent location at the corner of Cahuenga and Hollywood Boulevard, while five floors of below grade parking provides 547 spaces. The bold geometry of the new building complements the adjacent terra-cotta clad Security Trust & Savings building (1920) by taking massing and materials cues from the finely detailed structure; a large tenant terrace on the 7th floor continues and enhances the cornice line of the Security Trust & Savings building, while the dignified, but restrained, façade of neutral colored glass, ceramic frit and matching grey metal is softened by eased corners as a nod to the radiussed arches of its historic neighbor. An open panel roof sign evokes the glamor and drama of the surrounding district and embeds the new building within its context. The non-street facing side of the sign features a large viewing screen, creating an outdoor theater for tenants within a larger landscaped outdoor amenity deck. Repositioning + Amenities As workforce demographics shift from Baby Boomers to Millennials, office buildings are changing to reflect new work styles and life styles. Modern office amenity programs are blurring the line between work and play, and the design for these spaces are drawing from the hospitality, residential, and retail markets. Spaces for group collaboration, individual focused work, and conferences provide tenants an extension of their office when needed. Social lounges, recreation offerings, and outdoor terraces offer workers a place to unwind and reset. An increased focus on wellness is reflected in modern gyms and fitness studios. To stay competitive with these newer builds, existing office buildings are re-examining key elements of their programs including tenant amenities, street frontage, main entries, and public spaces. SCB is experienced in recognizing and revealing the intrinsic value of existing properties and uses the knowledge gained from new construction projects to help inform strategies for repositioning projects.

801 S Canal SCB is leading the repositioning of 801 South Canal, a 6-story, 850,000-square-foot former single tenant office building that stretches almost a full city block in Chicago’s South Loop. The design for the new multi-tenant Canal Station includes significant upgrades to the building façade to allow for more natural light within the building, as well as create a new identity for the building’s main entry. Inside, the lobby is completely reimagined, incorporating a new monumental stair and a signature media screen. A new security desk is envisioned as a sculptural art form, serving as a central focal point within the generous volume of the lobby. Layered materials and textures of bleached maple, cold-rolled steel metal screens, and concrete floors offer a sophisticated urban ambiance and sense of welcome to the space. New retail spaces envisioned for cafes or bars open to the lobby, activating the space. The second floor hosts a new tenant amenity program designed with a hospitality-focused look and feel. A luxurious and cozy feeling bar and lounge area features a dark-colored terrazzo bar paired with custom rattan seating niches and modern lounge furnishings. A two-sided fireplace defines the lounge from a generous pre-function area and flexible conference center. Also located on this level is a 5,000-square-foot state-of-the-art fitness center that, in addition to cardio and strength building equipment, offers a fitness-on-demand studio as well self-guided digital workout mirrors. All of the amenity spaces have access to a new 4,000-square-foot outdoor terrace along the east side of the building, offering views to the Loop and the iconic Willis Tower. Location

303 E. Wacker SCB was engaged as the interior designer for the repositioning of 303 East Wacker, an office tower located on the Chicago River. The designers were challenged to transform a formerly dark storage and mechanical floor into a new tenant lounge and fitness center. New floor-to-ceiling windows were added to the space, opening it up to the expansive views of the Chicago skyline and bustling River Walk. Along the northeast corner of the floor, the windows become operable, allowing the space to transform into an outdoor terrace in warmer months. The design for the space was conceived as a modern interpretation of a 1970’s vibe, borrowing cues from the era in which the building was designed and constructed, and merging them with more sophisticated clean lines. Designed with a distinct hospitality feel, the lounge features light and classic finishes punctuated by saturated colors and a variety of textures. Sophisticated gestures such as a volumetric brass fireplace, glass and wood screening elements, and bright graphic flooring form spaces that are both vibrant and inviting. Seeking to stand out amongst other multi-tenant office building fitness offerings, the design for this new fitness center is centered around a “Ninja Warrior”-inspired training course. A mix of cardio and strength training equipment as well as studio space for spinning or yoga and new locker rooms rounds out the wellness program. Location

One S. Wacker SCB continues its long relationship with 601W and Telos Group with the repositioning of One South Wacker, a Class A+, 1.2M square foot office tower. The project scope consists of a bold re-design of the lobby, a new amenity level with fitness and event space, the addition of two outdoor terraces, and spec suites. The design for the lobby is a study in the experience of scale. By removing a portion of an existing catwalk, the lobby is transformed to create a grand sense of arrival; embracing the existing marble walls while introducing more modern elements such as cold-rolled steel panels and soft gold, suspended art installations. A promenade of columns flow through the space and provide sight lines to the building’s outdoor plaza. The scale and grandness of the space is brought down to a human scale through various intimate lounge seating areas surrounding custom millwork portal-like forms. The main amenity floor on level 28, is organized around a sculptural, faceted element that guides users through the space and defines various zones of activity. A fitness center and an adjoining fitness-on-demand studio are supported by locker rooms awash in natural light. A quieter spa zone offers two nap pods and a massage treatment room. Moving into the more social amenities, tenants are welcomed by an illuminated coffee and cocktail bar. The room opens up to a double-height, glass-enclosed lounge with custom furniture, a fireplace, bronze screening elements, and an large-scale kinetic sculpture. The capstone to the project is a new verdant, rooftop terrace overlooking the city. Location

Prudential Plaza Built in 1955, Prudential Plaza is an iconic office building along Millennium Park in Chicago. Prudential added a second tower to the site in 1990 and connected it to the original building at its base. SCB led the design for the repositioning of the building through the addition of a new amenity program and re-envisioning of the lobby to attract the new generation of Class-A office tenants. The lobby showcases a 50-foot-long digital art wall and ceiling lighting to brighten and broadcast images to the exterior entry plaza. The building’s original structure is revealed in a 4,000-square-foot tenant lounge and a 10,000-square-foot modern fitness center featuring industrial lights, patterned ceiling panels, and original artwork. Rounding out the amenity program is a 12,000-square-foot rooftop terrace and park with tiered seating, an outdoor bar, and a boardwalk designed to take advantage of sweeping views of Millennium Park and Lake Michigan. 111 S. Wacker With the modern office-user in mind, SCB designed three floors of unparalleled interior amenity space at 111 South Wacker, a Class-A office tower in Chicago’s Loop. The 10th and 11th amenity floors feature a renovated and expanded fitness center with a steam room, yoga studio, golf simulator, and shuffleboard. The 11th floor hosts a large tenant lounge and coffee bar featuring oversized pendant lighting; custom, built-in banquettes; and an exposed wood ceiling. A connecting stair adds visual interest and an openness to the space, and also facilitates interaction between the two floors. The 29th floor hosts a 400-seat, double-height conference space. During the warmer months, tenants can take advantage of an outdoor terrace with expansive views of downtown. Location

John Hancock Center SCB was entrusted to reposition this iconic, Class-A asset in Chicago’s thriving North Michigan Avenue market. A minimal and modern glass canopy identifies and defines the building’s office tenant entrance, helping to distinguish it from the entry to the building’s observation deck. The interior design for the lobby reconceived the spatial character of the space and brought luster back into many of the original architectural finishes, coupled with modern upgrades. A large commissioned installation by internationally acclaimed artist Wolfgang Buttress utilizes light and reflectivity to create an ethereal art piece that breathes new life into the space. Location

Planning + Circulation While the generational shift in today’s workforce is changing the workplace, new industries and sectors are also changing the office market. SCB’s approach to office design is rooted in a belief that a well-designed office building can support and facilitate collaboration, enhance productivity, encourage camaraderie, and spur innovation. The continued growth of the tech sector has led to the emergence of a new class of office buildings— the creative office. This new building typology is noted for larger floor plates that can house more employees within visible proximity of each other, increased floor to ceiling heights that create a more loft-like feel, and off-set cores that allow for open space and maximum flexibility. Taking cues from the creative office, traditional, urban Class-A office design is also evolving. While floor plates, sizes, and center cores continue to guide the design for new buildings, more emphasis is being placed on maximizing daylight within the building, locating private spaces along the core, and allowing for the perimeters of the floors to remain open and flexible. Presently a new hybrid office/lab building typology is emerging to serve the rapidly growing life sciences sector. Until now this segment of the industry has been mostly located coastal markets. However, recent expansion into new markets is highlighting the need for more of this specialized space to meet local demand and the needs of research-focused tenants.

400 N. Elizabeth 400 N Elizabeth is part of the rapidly growing life science and biotechnology sector in Chicago. The 500,000 square-foot project combines office space, labs and research support spaces, and tenant amenities. Located on a tight urban site between two commuter and freight rail lines, the materials, scale of spaces, and patterns are inspired by the history of rail in Chicago, and the significant role it has played in the city’s growth and economic success. Patterned screening elements inspired by box cars with perforated and slatted metal walls, a mix of metals referencing hard iron rail tracks and softer brass oil lanterns, and brick facades relating to the original buildings in the West Loop ground the building in its context and site. A south-facing patterned glass volume set into a larger brick mass breaks down the scale of the overall massing allowing for floor-to-ceiling glass for the lab/office tenants. The ground floor lobby faces Elizabeth Street with a 30-foot floor-to-floor height, presenting an active and large volumetric space to the neighborhood. Above, typical floors will be 32,230 square feet with a center core configuration and 16’ floor-to-floor heights. The building is targeting LEED Silver and WELL Certification, and incorporates the latest in health safety and technology with an emphasis on environmental sustainability including reduced carbon dioxide emissions, increased fresh air, and significantly reduced heating and cooling costs. Wilshire Courtyard The redevelopment of Wilshire Courtyard transforms an existing office complex and underutilized site into a new, two-tower, mixed-use destination on Los Angeles’ highly desirable Miracle Mile. The project proposes the addition of 2.1 million square-feet to the site, including flexible office space, street level retail, and an additional 2,115 parking spaces, bringing the total size of the development to 3.1 million square feet. Two subtly-sculpted towers with chamfered edges create a bold new composition and identity for this highly visible site, each shaped and positioned to create a different and dynamic visual expression from various perspectives within the surrounding neighborhood. A series of bridges link the two towers at several locations, allowing for larger floorplates and private outdoor terraces. The project includes 8 levels of parking, with the top three levels designed to convert to additional office space. A shared tenant amenity floor with a large outdoor terrace is provided atop the parking levels on the 8th floor of the eastern tower. A public park, landscaped plazas with outdoor seating and open space will surround the 115,000-square-feet of new retail space, which includes a grocery store, expanded fitness center, and a host of food and beverage offerings. Valvoline The new Valvoline Headquarters was designed to support the growing company by creating a unique, open, and flexible workplace that reflects the legacy and future of the Valvoline brand. The design response is composed of two four-story office bars connected by a central glass volume, forming a dynamic, V-shaped plan which embraces a vehicular drop-off court. The transparency of the ground floor allows the building’s mass to appear to float above the landscape, while the beveled ends of the office bars evoke a sense of movement and motion. Access to daylight was a key design driver for the project. The uniquely-shaped plan for the building, coupled with narrow floorplates, ensures that all workstations have access to natural light. The glass connector serves as the social hub for the building, providing meeting rooms, breakout spaces, a pantry on each floor, and the formal entry lobby on the ground floor. The double-height lobby features an exhibition on Valvoline’s history and innovations in engine performance; flanking the lobby are the building’s shared amenity spaces including a cafeteria, fitness center, and conference/training center. 210 N. Carpenter A modern atelier was the concept behind the design for 210 North Carpenter, located in the Fulton Market district of Chicago. The handset brick and glass base of the building, held to the familiar 10 stories of many of the neighboring timber loft buildings, is topped with a three-story modern metal and glass pavilion. A full-floor amenity level, surrounded by a large outdoor terrace, boasts a large fitness center complete with an indoor lap pool, social lounges, and a conference center. The offset core allows for an uninterrupted 75-foot lease span with 12-foot exposed concrete ceilings. The interior design draws inspiration from Foote Brothers, an aircraft motor company who occupied the site in the 1920s. Sleek, aerodynamic-formed ceiling lights and exposed metal panels line the lobby walls that feature abstracted images of airplane parts. Steel cross bracing and exposed metal fastener details are used throughout the exterior and interior of the building. Location

320 N. Sangamon 320 North Sangamon is a modern take on the traditional loft-style building in Chicago’s Fulton Market. The 13-story, 312,750 GSF speculative office building features floor plates between 23,000 and 26,000 square feet with lofty ceiling heights and exposed concrete. Tenant amenities on the top floor include a fitness center, multi-purpose room, and an outdoor terrace with lounge space. A private terrace on the sixth floor steps the building back from the smaller scaled buildings of the historic district. The project also includes 5,000 square feet of retail and 41 indoor parking spaces. The building features two exterior expressions. The brick, loft-style façade reinterprets the industrial character of the neighborhood with warped precast panels and large protruding bay windows that create depth found in traditional brick buildings. A narrow volume of fritted glass is carved into the brick façade, visually connecting the ground level to the top floor amenity space on axis with Wayman Street. The building’s innovative DOAS ventilation system with high-efficiency chillers saves both energy and floor/ceiling space within each tenant floor. The building is targeting LEED Gold. Location

Hub Group The design for Hub Group’s international headquarters focused on a creating a streamlined and transparent building that features a high-performance, floor-to-ceiling glass curtain wall to capitalize on natural light. SCB’s interior design focused on encouraging collaboration and connectivity among employees by creating thoughtful adjacencies and floor plans sensitive to different work styles. The open floor plans incorporate spaces for both private and informal breakout meetings that serve to balance the desire for a productive, engaging workplace with operational needs. Hub Group’s brand identity was reinforced by incorporating the company’s ubiquitous green shipping containers as low partitions to demarcate break-out spaces. Location

320 W. Huron 320 West Huron is a 324,000-square-foot, 18-story speculative office building in Chicago’s thriving River North district. The building is comprised of 10 levels of office space with floor plates ranging from 19,000-25,000 SF, four levels of parking, and ground floor with integrated retail space. In addition, the new development will feature a 5,000 SF public park located on the west side of the building. The tower’s massing is broken into two volumes of differing heights, representing and responding to the existing neighborhood context. The architectural seam between the two masses incorporates double-height balconies for the office floors. The 18th floor will offer a comprehensive amenity program for building tenants including a fitness center, lounge, and 5,000 square-foot outdoor terrace. The project is targeting LEED Platinum through a variety of sustainable design strategies including a 50-well geothermal field, a highly efficient floor-by-floor VRF mechanical system, and a high performance building enclosure. WMS Gaming WMS Gaming, a software gaming company, commissioned SCB to design a new Chicago headquarters that would help attract leading gaming software designers, foster creativity, and demonstrate the company's commitment to environmental stewardship. The new LEED Platinum building is located along the north branch of the Chicago River and showcases an interplay of high performance technological building innovations with passive design strategies. A highly efficient building enclosure coupled with high performing mechanical systems increases the overall efficiency of the building while reducing energy consumption. Natural light is abundant throughout the space and an automatic system controls window shades and interior lighting as needed. Rainwater is harvested on site and reused for landscape irrigation as well as toilets. A green roof and outdoor terrace for staff boasts panoramic views of the Chicago River and downtown. Location

The Walsh Group The new Walsh Group Headquarters is a completely customized, renovated facility that represents the construction group’s commitment to the environment. Originally a three-story warehouse building constructed in 1908, SCB undertook a complete renovation of the building, capitalizing on the existing structure and adding sustainable design strategies. The original facade was fully removed and replaced with a new high-performance masonry exterior envelope. A large central atrium with an operable skylight was added to naturally ventilate the building and bring daylight into surrounding offices. The building is the first in Chicago to utilize SolarDuct solar thermal technology to preheat outdoor air. The occupants enjoy thermal controllability via ceiling fans for open office areas and operable windows for private offices. Rainwater is collected from the roof, and is then filtered and reused to irrigate a the vegetated roof, as well as flush high-efficiency plumbing fixtures, resulting in a reduction of total water use by 40 percent and potable water use by over 70 percent. ComEd North SCB provided architectural and interior design services for ComEd’s new office complex which includes a 105,000-square-foot, three-story office building, warehouse, parking structures for fleet vehicles and employees, vehicle service facilities, and storage yards. The goals for the project included highlighting innovative technologies in sustainable building design, creating a collaborative and flexible workplace, and supporting ComEd’s commitment to education with a new community STEM (Science, Technology, Education and Math) Center. The project was conceived as an advanced facility for the exploration of energy-saving strategies in design and construction and is targeting LEED Platinum. Floating above the rectangular mass of the office building is a layer of glazed photovoltaic panels in a series of linear arrays; each array positioned to achieve the optimal solar angle. A steel framework cantilevers the system beyond the footprint of the office plates to maximize the area of the solar exposure, while simultaneously shading the façades below, reducing glare and heat load. The building features a super-efficient exterior enclosure that minimizes heat gain through the seasons of the year, along with a highly-responsive building mechanical and management systems. The design of the building façade responds to both the orientation and proportions of the building mass, as well as the context. The east and west façades, facing the main thoroughfare and the service courtyard respectively, are simple, long surfaces of warm, rust-colored terracotta relating to the brick bungalows seen in the surrounding residential neighborhood. The north and south façades of the building are wrapped in glass - vision glass in combination with insulated spandrel glass complementing and reinforcing the planar expression of the long east and west elevations.
