Residential

Hub50House

Hub50House is a striking addition to The Hub on Causeway, a mixed-use, multi-phased development surrounding the Boston Garden. The project typifies a larger national trend focused on using professional sports venues as a catalyst for new entertainment-based districts that are active year-round. Capitalizing on its height and views of the Charles River and downtown Boston, the tower elegantly steps outward on the site’s north side to maximize the number units with views to the city. The diversity of uses within the larger Hub on Causeway is echoed in the diversity of unit types offered in the residential tower, ranging from “metro” units to three-bedroom residences. With floor-to-ceiling glazing in each unit, the design brings a unique urban living experience to downtown Boston.

To differentiate the residential tower from the larger project, the tower cantilevers over a highly-activated retail base, offering a visual break between the two masses. The design utilizes two different shades of glass to visually break up the mass of the tower, as well as to highlight the social/community amenities located throughout the building. To demarcate the transition between retail and residential at the ground level, the materiality changes from brick and steel to wood and glass respectively. The entry for the tower is positioned along a pedestrian thoroughfare to the west of The Hub; its lush landscaping and presence on Causeway Street providing a unique sense of place and identity for the residential tower.

The amenity-rich program offers residents three separate amenity floors. Located on the fourth floor is the “woof deck,” a large, elevated dog park that is protected from the elements as it is located beneath the cantilever of the tower. The 15th floor features a fitness center with studios and a climbing wall, a business center with meeting spaces, social lounges and a coffee bar, and a flexible multi-purpose room that can be divided into three smaller spaces depending on event size. Rounding out the amenity program is an outdoor rooftop pool and sun deck.

414 Light Street

Rising 44 stories above the Inner Harbor, 414 Light Street stands as the tallest residential building in the city and the state of Maryland. The tower’s sail-like structure honors Baltimore’s rich history and nautical heritage, while the steel and glass composition reflects the water in the harbor. The project is LEED Silver and offers a new and unrivaled residential experience in the heart of the city with an emphasis on a healthy, sustainable lifestyle.

The building is composed of 394 apartment units, half of which have private balconies, ranging from studios to two-bedrooms. The seventh floor features 40,000 square feet of bespoke amenities including an outdoor skyline park with sweeping city views, pool and sundeck, fitness center, entertainment dining room with kitchen, and resident lounges. The ground floor offers 12,000 square feet of retail/restaurant space.

The Bristol

The Bristol represents a new luxury residential experience in West Palm Beach. Located along the Intracoastal Waterway and adjacent to the Royal Park Bridge, the design was inspired by the notion of a yacht sailing along the water and its ensuing wake. The contemporary architectural expression features an undulating floor-to-ceiling curved-glass façade that activates the elevations and evokes images of waves on the water. Deep curving balconies add to the design’s fluidity while also providing shade to the units.

The 25-story tower features 69 condominiums, ranging from 3,575 square feet to a 14,500 square-foot full floor penthouse. Each of the units are floor-through, offering all residents views of the water, and are served by private elevators. The open floor plans orient the main living areas and master suites to the east, capturing views of the waterway and Palm Beach. A series of private, below grade 2- and 3-car garages offer a total of 165 parking spaces. The Bristol offers a bespoke collection of luxury amenities for residents. The elegant two story lobby features white marble with brass architectural detailing and opens to a lushly-landscaped waterfront terrace. The main salon provides an elegant and comfortable space for residents to meet, while an adjacent card room offers space for games and events. A private beauty suite and business center rounds out the amenity program on the main level. On the second floor, a well-appointed fitness center with separate men’s and women’s spas connects to a south-facing pool and sun deck.

2301 JFK Boulevard

Located on a idiosyncratic site along the Schuylkill River and sandwiched in between the elevated Septa Train Lines and JFK Boulevard, 2301 JFK takes inspiration from the existing and past rail yards for its material accents and soft curves. Fueled by the vibrancy and continued growth in University City, the gateway mixed-use building will define and anchor the entry to Center City from the 30th Street Station. The project contains 30,000 square feet of commercial office space and 282 residential units. The modern and efficient units are designed to appeal to young professionals, while an amenity program focused on wellness and community offers views of the River and downtown.

Mather Lifeways

The Mather Tysons is a new 748,000 square-foot, two-tower senior living community located in Tysons Corner, Virginia. Phase One consists of a 186-independent living unit residential tower, with Phase Two closely following with an additional 114 independent living units. When complete, the development will include approximately 13 different unit types in addition to the 300 independent living units, including 16 assisted living units, 43 life centre suites, and 20 memory support suites.

The two towers are connected by a multi-story concourse which houses a robust amenity program for the Life Plan Community including multiple dining venues, a fitness center with an indoor lap pool, wellness spa center, multipurpose room, art studio, library, and numerous outdoor terraces. Rounding out the development is approximately 15,000 square feet of street level retail, as well as a community plaza and 3+ acre park. The building is targeting LEED Gold.

Recently, plans for the building’s systems have been updated in response to the Covid-19 pandemic. New measures include HVAC systems which include UV light purification and 100% direct outside ventilation and touch-free, motion-activated features including doors and plumbing fixtures.

Cathedral Place

Located on a prominent site next to Philadelphia’s historic Cathedral Basilica of Saints Peter and Paul, One Cathedral Square is a 23-story, 250,000 sf residential apartment tower. The tower’s location next to the historic Cathedral Basilica of Saints Peter and Paul inspired the design’s quiet and light architectural expression; a response that does not detract from the Cathedral, rather enhances the iconic domed structure.

Through its responsive form, the tower shifts away from the neighboring buildings, while its simple, reflective glass façade visually opens up the backdrop for the Cathedral from Logan Square. On the street level, a landscaped courtyard is nestled between the tower’s retail base and the Cathedral, creating a more private, contemplative outdoor public space to complement the larger, open Logan Square.

The project is composed of 273 residential units, ranging from studios to two-bedroom apartments. A 10,000 square-foot amenity program consists of a co-working lounge, social lounge with communal kitchen, spa and fitness center, and a rooftop terrace with views to Benjamin Franklin Parkway, Philadelphia’s main boulevard for arts and culture.

23 & Cherry

Influenced by the rich textures of historic Philadelphia row houses, 23rd and Cherry seeks to integrate into the neighborhood with a quiet and rhythmic language. The front corner steps of the four-story building reinforce the local vernacular of townhouse stoops. Copper-like accent panels pay homage to the traditional shutter, and the rich paneling allows for texture and appropriate neighborhood scale. The 23rd Street façade is augmented with a porcelain-tiled base; the undulations of unit balconies not only provide a great unit amenity, but also allow for further street activation and connection to the overall neighborhood. The project contains 115 units, averaging 650 NRSF, and 42 parking stalls.

Mixed-Use

The Laurel

The Laurel is a 583,000-square-foot mixed-use residential tower located on Philadelphia’s iconic Rittenhouse Square. The building features 66 condominium units, 184 luxury apartments, and 44,000 square feet of ground-floor retail fronting Walnut, Sansom, and 20th streets.

Located on the last undeveloped parcel on Rittenhouse Square, SCB’s design for The Laurel responds to its historic and urban surroundings. The stone-clad entry pavilion respects the historic street wall through its contextual materiality and rhythmic articulation, while the 48-story stepped glass and metal panel tower provides a modern complement to the pre-war architecture of the area. The building is crowned with a glass-encased structural frame that will be illuminated in the evening.

The Laurel sets a new standard for urban luxury living in Philadelphia. The mixed-use nature of the project required the design team to develop two unique amenity programs, one for the condo owners and one for the residents of the apartments. The condo amenity deck is located on the 26th floor and was designed to be a peaceful retreat from the city below. Amenity offerings are focused on wellness and include an indoor pool, fitness and yoga studios, and a lounge with terrace overlooking Rittenhouse Square. A bespoke amenity program for apartment residents on the third floor seeks to engage with the spirit and energy of the city. The floor features an outdoor pool and landscaped deck, fitness club, game room with demonstration kitchen/bar, as well as a library and music room.

The Reston

The Reston is a new 872,000-square-foot mixed-use development and part of the four million square-foot, LEED-ND Gold Reston Town Center NXT master plan extension. Taking advantage of its prime location, The Reston integrates with the developing urban fabric of the immediate town center by inserting vibrant, pedestrian-focused spaces and connections to world-class dining and entertainment, recreation, and the highly anticipated Dulles Airport Metrorail Station.

Two buildings – an intentionally simple glass and masonry residential tower rising from the center of textured metal and brick office and residential podium – frame the new development. The four story, 80,000-square-foot office component offers tenants contiguous 18,000-square-foot floor plates and a generous indooroutdoor co-working amenity space. The 39-story tower and five-story residential components are connected by a shared amenity space on the fifth floor that features a community kitchen and bar space for entertaining with lounge seating, co-working space with conference rooms, and a roof deck pool and terrace. The residential tower offers 485 traditional style studio to three-bedroom units, while the lower residential building features 23 artisan/ maker loft style units and three townhomes at the base of the building with a private connection to the public park. The project also includes 12,000 sf of street level retail and 631 parking spaces.

SCB’s design for the Reston introduces a new take on the traditional style architecture of the neighborhood. A combination of glass and masonry facades breaks down the scale of the project, while metal grid façade accents, alternating floor-to-ceiling windows and generous balconies provide visual interest throughout the full scale of the building. Active residential and retail uses wrap the podium, concealing the developments parking garage and enhancing the pedestrian streetscape.

1620 Sansom

Located adjacent to Philadelphia’s Liberty Tower and between Center City and Rittenhouse square, the contemporary design for 1620 Sansom creates an architectural dialogue between the city’s past and future. Fusing the old with the new, the scale and materiality of the red/brick hued/colored retail base gestures towards the lineage of the surrounding buildings while the full glass entry/ double-height lobby nods to the future and illuminates the narrow streetscape. To enhance the pedestrian experience, the tower is set back five feet to accommodate retail and public use.

Once complete, the 27-story tower will offer 299 studio to two bedroom apartment units. The ground level will be composed of 5,000-square-feet of commercial retail space, while the retail on the second floor will feature a 20,000-square-foot restaurant. Residential amenities will include a 12,000-square-foot rooftop garden terrace; fitness center with outdoor pool; dining and entertainment community rooms; and a rooftop observation deck.

Two Cathedral Square

Two Cathedral Square is a mixed-use office and residential tower which completes the one-block master plan of the Cathedral Basilica of Saints Peter and Paul in Philadelphia. The 40-story project combines 300 residential apartments and amenities over 400,000 square feet of multi-tenant office and amenities. At the street level, active retail lines a new pedestrian greenway running through the entire block.

The design for the tower was inspired by the unique forms and architectural features of the Basilica’s façade and interior spaces. The tower’s curved form and coloration echo the soft forms of the Cathedral’s brownstone façade and fluted columns. In an urban gesture, the massing of the tower steps up from Sister Cities Park, creating several large terraces for both the offices and residences and vertically breaking down the tall tower into discrete components. The office floors vary in size from 30,000 – 40,000 square feet with 14.5’ floor-to-floor heights allowing for maximum natural light and views. The residences have uninterrupted 360-degree views of the entire city and feature top-of-the-market amenities including a 10,000 square-foot outdoor roof garden and pool deck. The project is targeting LEED Silver and WELL Certification.

Life Sciences

Hartwell Labs

Hartwell Labs is one of the first projects to be proposed as part of Lexington’s plan to reimagine Hartwell Avenue as a vibrant, pedestrian friendly, life sciences corridor. The six-story mixed-use project reflects the increase in density and height afforded by the re-zoning of the suburban office park and consists of office, research and development lab space, ground floor retail, and an adjacent parking garage. The project features flexible and large floorplates, averaging 50,000 square feet, that can accommodate a multitude of tenants.

The building’s design emphasizes horizontality, both in terms of its massing and exterior expression, and features elements inspired by aeronautical design found at the nearby Hanscom Airforce Base. Creating a pedestrian-friendly streetwall along Hartwell Avenue allows for maximum retail frontage, meeting the city’s desire to transform the corridor into an active thoroughfare. Columns inspired by historic propellors span a two-story expression at the base and anchor the building above a plaza, envisioned for public use. A vertical glass intervention at the mid-point of the building breaks the horizontal visual scale and highlights the main entry and lobby to the office and lab space. A separate entry from the parking garage is provided for tenant use. A setback on the fifth floor creates an outdoor terrace for building tenants, also aiding in breaking down the scale of the building, as perceived from Hartwell Avenue.

Hartwell Labs demonstrates a future-ready high-performance design to meet the state’s growing clean energy requirements focused on reducing greenhouse gas emissions. The building is nearing all-electric and features a full-coverage array of solar panels across the top of the parking structure. The approach to the HVAC design allows for a reduction in fossil fuel consumption approaching 99%, with energy consumption tracking approximately 41.5% better than the current baseline Massachusetts code.

Higher Education

The Summit at University City

Developed in partnership with Drexel University and American Campus Communities, this 1,315-bed, 24 story tower blends the principles of high-rise design with the unique needs of student residents. SCB drew from the firm’s extensive experience in the high-rise residential market to design efficient floor plans that maximize views to the city and campus and incorporate a variety of 2-4 bedroom apartment and suite style units. The building responds to the character of the adjacent Powelton Village neighborhood with a low-rise retail storefront base that enhances the pedestrian experience on Lancaster Avenue, while rising to a tower in relation to the higher density University City towards campus.

The design team sought to activate the ground level of the building, emphasizing community spaces including a lobby lounge connected to a Starbucks, recreation and fitness center, theatre, and group study rooms.

As an addition to both the university campus and the greater University City neighborhood, ACC and Drexel recognized that the building should provide amenities to students and members of the broader community alike. To address that need, the building offers Urban Eatery, a full service dining facility that is open to the public. Urban Eatery features a variety of dining options including numerous themed eateries and a late night grab and go café. With the iconic dining pavilion and an engaging entry plaza, The Summit is a new hub of student life within University City.

Urban Eatery

Urban Eatery is a full-service dining facility located within The Summit at University City, a mixed-use student residential tower and retail center at Drexel University. The design team was challenged by Drexel to create a new model for an urban university dining hall, one that would bridge town and gown, serving students and residents of the surrounding Powelton Village neighborhood.

The design for the 12,000-square-foot, 400-seat Urban Eatery was inspired by the tradition of a city market – a lively urban center where food and people intermix. Urban Eatery features six unique dining platforms: international street fare, a grill, Mediterranean-inspired cuisine, a NY-style deli, locally sourced salad/smoothie bar, and a grab and go café. Seating areas are dispersed throughout the space, each designed to support a variety of gatherings- from friends grabbing a coffee, to small study groups. The centerpiece of Urban Eatery is an iconic, transparent glass pavilion, activating the street frontage and blurring the line between the University and the neighborhood.

The palette, interior finishes, and furniture for Urban Eatery reflect a contemporary urban sophistication with a modern fritted glass pattern, natural steel staircase, warm wood ceilings, and modern furniture. The design deliberately avoids the use of the University’s brand, which further demonstrates the space as a shared community facility, not just for the students but for the neighborhood as a whole.

Health and Social Innovation Centre

The new Health and Social Innovation Centre is an interdisciplinary health science facility that aims to facilitate collaboration amongst disparate research groups and students and faculty. The building occupies a prominent site in the campus’ academic core and redefines the central quad with its modern and transparent design.

The building’s program ascends from public, more student-centric spaces to quieter, private spaces. By stepping down a level, the design team was able to connect the building to the campus’ existing pedestrian tunnel system. This floor features a retail food outlet, a large gathering space for students, and two active learning classrooms. A social stair connects the space to the quad-level above, which features active-learning classrooms, as well as a suite of flexible spaces that can be used as faculty offices, conference rooms, or group study rooms. Researcher offices and associated support spaces are located on the second floor, along with student study spaces, giving students exposure and access to the research based program. Level three offers a large multi-purpose room paired with a test kitchen, and quieter places for individual contemplation.

The interior design reflects the programmatic ascent with the notion of water, land, and sky. The palette of materials for the lower levels take their cue from the blue tones of the ocean, and meet the land at the large wooden social stair. The land continues through the next two levels with warm neutrals and wood, reaching the sky on the third floor, signified through a cloud-like ceiling element.

Bentley Hall and Pennoni Honors College

Originally constructed in 1969, Bentley Hall at Drexel University typifies a common challenge faced by many universities: a large, in this case 406-bed residence hall that is outdated and no longer serves the needs of students. SCB served as architect and interior designer for a full renovation of the existing Bentley Hall and an 11,000-square-foot academic addition.

Renovations of the original Bentley Hall included a full building systems update and complete remodel of the student residential units and bathrooms. Lounges adjacent to the elevators were added to each floor, and alternate between social and study uses to help build a sense of community among residents. The ground floor was re-imagined to connect seamlessly to the addition, housing three seminar rooms, a large multi-purpose room with a kitchen, quiet study space, and a “living room” for the honors college. The interior design for the space takes several cues from the original mid-century vintage of Bentley Hall including exposed brick walls, modern furniture, and lighting inspired by the era.

The new addition provides the honors college with a new identity and is differentiated from the larger Bentley Hall through a modern stone and glass architectural expression.

Interior Design

Michael Best & Friedrich LLP

The contrast of old and new is captured in a tailored palette of classic white, polished concrete floors and exposed columns, glass, and backlit marble. Elements such as a burled walnut accent wall and curated furniture pieces reflect the firm’s 150+ year legacy, while modern accent pieces and lighting signify its reputation as a growing, forward-thinking firm.

Universal-sized offices demonstrate the progressive culture of the firm and reduce the emphasis on hierarchal office allocations. All-glass office fronts provide the full floorplate with access to daylight and views of the waterfront. To encourage a collaborative, connected workplace, a multi-purpose room serves as a gathering space for meetings and encourages daily use through its grab-and-go Fresh Market food station. To reserve space for future growth, SCB’s plan for the space incorporates two temporary sublease spaces, with separate entries, that can be rented to tenants now, but easily convert into more office space for Michael Best in later years.

Located in The Wharf, a newly revitalized waterfront neighborhood, Michael Best’s DC office was inspired by the unique energy and history of the nation’s capital.

United Polaris

SCB continues our long-standing relationship with United Airlines as the design partner for the new luxury passenger lounge, United Polaris. A key component of the airline’s reimagined international business class experience, the lounges have been strategically deployed in nine airports worldwide. SCB has designed over 100,000 square feet of Polaris-branded space to-date, focusing on providing exclusivity, personalization, and user-comfort for United’s premier customers. The primary design objective is to generate a sense of continuity between the on-board cabin environment and the lounge experience. SCB achieves this through thoughtful spatial planning, creating different zones within the lounges that celebrate the excitement of travel. SCB has also incorporated numerous hospitality-level amenities into the lounge to support United’s vision for an unprecedented standard of guest services. SCB’s studied use of materials, distinctive lighting, and impactful art creates a truly differentiated experience for travelers.

Mizner Grand

The Mizner Grand Condominium complex is a unique 12-story waterfront luxury property named for Boca Raton’s famed architect, Addison Mizner. Located adjacent to the iconic Mizner-designed Boca Raton Resort, the residents of Mizner Grand engaged SCB to reimagine the arrival court, entry pavilions and interior public spaces in order to maintain Mizner Grand’s position as one of the premier properties in the Boca Raton luxury condominium market. Referencing Mizner’s distinct blend of Mediterranean-influenced architectural elements, the design combines timeless materials, contemporary furnishings, and lush indoor landscaping to create a fresh and forward-looking approach for South Florida coastal living. The new amenity program includes a coffee and cocktail lounge, card room, media den, and fitness center with spa.

1735 Market

SCB was engaged to reimagine the entry and lobby experience for 1735 Market, a 54-story office tower in downtown Philadelphia. As the first phase of a major repositioning strategy for the building, the design approach focused on creating a more significant presence for the main entrance to the building. A new illuminated glass canopy denotes the entry amid the street wall. By enclosing a former open-air vestibule with floor-to-ceiling glass and installing a bold, sculptural light installation to draw attention indoors, the new entry is more recognizable and welcoming to visitors and tenants, alike. The light installation mimics the tower’s iconic pyramidal form on the skyline. A material palette of granite walls, terrazzo flooring, and stainless steel accents visually connects the new enclosed vestibule to the existing lobby. Within the lobby, new lounge furniture with curved forms softens the linear and geometric nature of the interior space, while a new front desk provides a secure entry point to the two tenant elevator banks.

Beginning in 2013, Huron retained SCB to address multiple projects across the United States ranging from the renovation and expansion of the company’s downtown Chicago corporate offices, to updating the Boston and New York offices. Concurrently, SCB led the design of professional services and document review spaces for several other locations. The underlying intent across all projects was to maintain a distinct level of finish and standards, effectively respond to and support specific operational issues, while allowing each office to reflect its own unique culture and regionality.

Hinshaw & Culbertson

SCB’s relationship with Hinshaw & Culbertson spans 15+ years, having designed over 20 office locations for the national law firm. The forward-thinking firm adopted a progressive approach to their new office spaces, reducing spatial hierarchies and embracing a clean, modern aesthetic to help support their evolving brand. The spatial organization of each office is reflective of the forward-thinking nature of the firm’s leadership and culture – prioritizing access to light and views for all and eliminating the hierarchy of space among attorneys. By utilizing universal-sized offices, the design allows for greater efficiency throughout the spaces and creates flexibility to accommodate future growth. The space plan for each office was also informed by key adjacency needs between partners, associates, and administrative staff. This new approach to space planning and standardization of office sizes has reduced the firm’s square footage per employee, in some cases by 45%. The new look and feel of the shared spaces is greatly influenced by a hospitality-focused design approach; timeless and tailored with a sophisticated palette of materials including beautiful stone, warm woods, and steel paired with contemporary furnishings.
