tructure and Design is pleased to have already featured some successfully completed projects by ConDev Property Development (Pvt) Ltd. Some time back in issue 13 we covered the 100 on Montgomery project, situated on the corner of Arcturus Road and Montgomery Road in Highlands. This property comprises 27 upmarket townhouses within a secure, gated complex. In the same issue we covered the outstanding Arkenstone development within Borrowdale Brooke. Arkenstone consists of 10 exquisite, individually designed homes set into the stony hillside above the Brooke. The steeply sloping site called for some serious engineering and earthworks, but the advantage is that each home has outstanding, unobstructed views – some northward towards Domboshawa and some with east facing views towards Shamva. All the houses are largely off-grid and the complex has a sophisticated water storage and recycling system. Both projects were built in conjunction with Sarah Morgan Architect, and with Cardinal Corporation as the developers and project coordinators.

commercial profile Other recently completed ConDev projects include 19-on-Kingsmead - 9 homes in a complex designed by architect Bruce Rowlands from Architexture Spatial Design, and 8 on Pevensey - 7 luxury villas designed by architect Graham Cochrane from Architectural Planning Studio. These developments have given ConDev a wealth of experience in the construction of upscale residential complexes in Harare and together with other commercial and private residential projects has propelled them to become leaders in the field. It has also allowed them to build up a group of highly experienced personnel and resources and to establish a well-deserved reputation for good cost management and adherence to budgets, and the capacity to finish projects on time without sacrificing top quality workmanship. Completed towards the end of last year 10-on-Paxford is one of their most prestigious and sort after developments. Situated on

a quiet cul-de-sac off Crowhill Road and overlooking Borrowdale Brooke, the Paxford project consists of 10 spacious, light filled, modern homes, once again designed by Sarah Morgan Architect. Each home is set on around 1,300 square metres of private garden (easy to maintain) with extensive communal spaces around. The houses have been carefully set out on the gently sloping site to allow for privacy while maximizing the views and taking advantage of their north/north east orientation. The site includes undisturbed stands of indigenous Msasa-miombo forest and slopes down to small natural wetland recreational space. When setting out the houses on the site great care was taken to preserve as many of the existing trees as possible, preserving the natural ecology. The project has other ‘green’ credentials too – each house has its own solar panels and a 5kVA inverter, a 2,000 litre water storage tank, and there’s a black water recycling system for the complex which irrigates the common gardens.

The houses are designed with a very generous master bedroom, dressing room and en suite bathroom and there are an additional two smaller bedrooms each with their own bathrooms. The living room, dining room and kitchen are open plan with views out to the garden and the verandah. A mono-pitch ceiling and glass gable end allow the area to be flooded with natural light. The large verandah adjacent to the main living space lends itself perfectly to our Zimbabwean love of relaxed, outdoor living. ConDev are currently involved in a progressive ongoing development at 31-on-Edinburgh, near to Sam Levy’s Village and the new Village Walk, once again designed by Sarah Morgan in her signature style. The project was started in September 2019 and is on schedule for handover in September this year. The project was marketed through Marillier Properties and was completely sold out off-plan in a matter of weeks. The houses have three bedrooms and three bathrooms, an open plan living room, dining room and kitchen with a separate scullery, pantry and storeroom. They have an entrance courtyard and entrance hallway, as well as central courtyard and a large verandah. There’s covered parking for two vehicles utilizing a unique custom-designed solar carport, with the option for a lockup garage and a swimming pool. Each unit is fully walled for privacy and the whole complex is very secure with wall-top electric fence and perimeter security beams. In line with Morgan’s environmentally friendly ethos all the houses are totally off grid with new-generation gas geysers, gas hobs and ovens in the kitchen, and low energy water pumps.

T
he magnificent Cape Dutch house at 36 Broadlands in Emerald Hill no doubt has an intriguing history, some of it merely hearsay and some of it sadly lost forever. It was probably built in around the 1930s but there don’t seem to be records of who it was built for or who the architect was. The original owners must certainly have been a well-established and prosperous family. Compared to most other homes of that time the design is certainly opulent with an imposing entrance way leading to an elegant spiral staircase and a grand reception room. Some architectural flourishes, like the detailed moulding on the gables and the stylish arched doors and windows, testify that the home was built for a very influential client. It would also have been in a desirable location on the western side of Emerald Hill with views over what is now Avondale West. There is speculation that the architect might have been W D’Arcy Cathcart who was designing some important private and public buildings at that time. Rumour has it that it was once a diplomatic residence. Certainly some other prominent Zimbabwean families have made it their home over the years. A series of owners made some changes to the property, not all of them in sympathy with the original design. At some point a swimming pool was added on the south side and inside a sauna and a Jacuzzi had been built. It was bought by Bhika Brothers Properties in the 1980s at a public auction for a deceased estate. At the time it was purchased it fetched a record breaking price for houses sold at auction in Zimbabwe. After the acquisition the house was rented out to a variety of tenants and then stood empty and neglected for a while and had begun to fall into disrepair.

The property has remained in the Bhika Brothers portfolio. A few years ago Bhika Brothers made the decision to convert the house into offices for Bhika Brothers Properties and their sister company CV People Africa in order to consolidate various offices around town into one venue. Mouse and Cathy Bhika engaged architectural and interior designer Celso Ribeiro from Galleria Celso to look at renovating the property and converting it to more practical office space. And so began what has been a two year labour of love for the Bhikas and the Ribeiros. Celso (together with Project Manager Ocky Ribeiro and landscaper Julie Ribeiro) has taken a holistic approach to the project including not just the interior dĂŠcor but also the layout of the building, the various outbuildings, some sympathetic extensions and the garden hardscaping and landscaping. While the original footprint of the house has not been significantly altered the most dramatic change has been the addition of a conservatory on the south side where the swimming pool used to be. The structure of the pool is still there under the new floor and is now accessed via a trapdoor and used as storage. The conservatory is a beautiful space with aluminium framed glass windows and doors on three sides providing views over the garden in front and an enclosed courtyard at the back. The roof of the new section echoes the existing roof in height and pitch and is clad in dark grey Chromadek that blends with the existing slate tiles. The front verandah of the conservatory follows the dimensions of the verandah running along the older section of the house although Celso has chosen to use metal balustrading rather than the cement balustrades on the older section. Inside the ceiling follows the pitch of the roof and has exposed trusses with skylights along the eastern side so the structure feels light and delicate.

The conservatory connects to the house through a small link section and the old sauna and Jacuzzi have been converted into cloakrooms. A passage runs from the link through to the reception lobby with offices or meeting rooms, converted from the old bedrooms, leading off – one on the east side and three on the west side. The master bedroom and en suite has been combined to create a boardroom with adjacent space for teas and refreshments. The other bedrooms are surprisingly modest in size for such a grand house but now function well as office and meeting spaces. In front of the reception Celso has created a small lounge or waiting room using aluminium and glass panels which links the design to the conservatory structure. The glass and aluminium motif has been repeated in numerous places clearly defining the old and the new parts. Behind the reception the existing kitchen, pantry and scullery needed to be completely gutted and have now become a modern, practical space. The kitchen leads into the old dining room which now functions as a training/meeting room, and also to the new sun lounge which works as a break out space for staff to enjoy tea or lunch or just to take a break from their desks. The sun lounge has aluminium and glass walls and also opens to a partially covered pergola overlooking a rockery and water feature. In addition it serves as a link to the old lounge or grand room which is now a large open plan office. The existing fireplace has been concealed but the plaster moulding around the north facing picture window has been preserved and functions as a frame for the view. From the original lounge or reception room the spiral staircase sweeps elegantly down to the lower ground floor and what was originally the main entrance to the home (conjuring up images of the Golden Age of Hollywood glamour).

To the right of the entrance foyer are the IT room and the server room while to the left is the executive management suite. In the executive suite there’s a small lobby, a billiard room and entertainment area, and a spacious office for Mouse and Cathy and Bhika Brothers’ Project Manager Ocky Ribeiro. The office, which is an extension to the original footprint, opens through glass and aluminium doors to an enclosed outdoor space that has a distinctly Mediterranean feel. An existing, and rather impractical, little balcony below the framed picture window was removed to allow for the clear polycarbonate roof which shelters part of the courtyard so it can be enjoyed in all weather. Terracotta paving stones, a tiled water feature, a barbeque area and large potted plants complete the ambience.

While the main façade of the house has not been drastically altered Celso and Julie Ribeiro have managed to enhance some of the house’s original grandeur. The circular drive which once led to the main entrance has been removed and replaced by a shorter driveway and parking area with the driveway entrance sheltered from the road access by a small new decorative wall. The old camphorwood tree which was in the middle of the driveway has been pruned and fed and is once again flourishing. The original main entrance to the house is now partially concealed. The new approach to the house is along a brick pathway to a double staircase that leads visitors to the upper ground floor and the main reception area. Celso has mirrored the existing outside steps to form a rather splendid split staircase and the pleasing symmetry enhances the formal appeal of the façade.

Julie Ribeiro has transformed the garden which had become very neglected and overgrown. Apart from preserving the magnificent camphorwood tree a cluster of palm trees has also been kept and serves to soften the front face of the conservatory. The front garden was previously terraced and felt unplanned and fragmented. Now a vast swathe of lush, park like lawn flows from the house down to the car park only interrupted by the formal walkway flanked by mini Victorian- style lamplights. At the back of the house and around the east side Julie has created a sequence of low maintenance, water wise rockeries and water features. It’s a clever way to address the steep, rocky slope and provides a pleasing view from the windows at the back. Although they’re still quite new they’ll quickly fill out and become more profuse.

D
avid and Jenny Littlewood were considering downsizing when they found out that a friend of theirs in Borrowdale Brooke was planning to subdivide their property. They eagerly jumped at the opportunity to purchase the land and build their new home. Because of the nature of the sub-division a small existing building was included on their stand, which has now become an office/storeroom. In around 2014 David and Jenny consulted with Bruce Rowlands from Architexture Spatial Design to begin planning their new home. They were familiar with Rowlands’ style and had seen a house he’d designed which was similar to what they were looking for, so he was a natural choice to become their architect. Together the Littlewoods and Rowlands devised the final plans – a process Jenny looks back on fondly. Sadly David passed away recently, after spending just four years in their new home – so Jenny’s memories are now particularly poignant.

residential profile The design of the house bears many of Rowlands’ signature touches. The main living area has a high ceiling with exposed trusses that follows the line of the Chromadek roof and there’s a row of high clerestory windows on either side for additional natural light as well as generous glass and aluminium doors opening to a large verandah. In this home the open plan living and dining room have been partially demarcated by a double sided hearth with a freestanding chimney breast that rises up to the ceiling. It helps to make the large space feel more intimate and cosy without fully breaking the area into two separate rooms. It also doesn’t overly impede the view from the front door through the house and out, over the pool, to the garden beyond. The property is right on the edge of the golf course with no wall or fence to mark the boundary, so the whole golf course and waterway becomes part of the garden. A great example of ‘borrowed scenery’!

residential profile The open plan space has been decorated in a very personal style with a well-chosen mix of vintage, antique and modern pieces. Persian rugs soften the teak floors, there’s loads of comfortable seating from sofas to single chairs, and a few quirky touches – like vintage suitcases used as side tables – add to the charm. A very modern, plain white console supports a wide screen TV with matching antique-style lamps and candleholders each side. It feels as if every piece has been carefully curated so it all works together – and each piece has a special meaning and history behind it. Bi-fold doors lead out to the huge verandah and effectively double the living space with two lounge seating areas – one more formal and one more relaxed with cane and wicker furniture - and a second dining space. There’s also a bar that opens to the verandah that’s ideal for entertaining friends and family around the pool. The home has two bedrooms, both with en suite bathrooms. The master bedroom en suite boasts both an indoor and an outdoor shower within a private courtyard and a dressing room. Although the area is prone to flooding in the rainy season, being close to the natural waterway, Rowlands’ design (together with engineer John Ridgewell) has accommodated this with a series of foundation piles so the home is totally stable and safe from the seasonal rising water.

residential profile In 2018 Jenny Littlewood decided to convert the double garage into a separate and self-contained apartment. It works well as both a rental apartment or as accommodation for visiting family members as it can be accessed from the main house or it can be completely independent. While the original house was built by Elevate Construction the garage/loft conversion was built by Kalamain Construction. Together with her sons Mathew and James Jenny worked on the design and construction with Rowlands as the architect again. Rowlands’ design has echoed the design of the main house so that it blends in well and forms a single integrated edifice. A small linking section between the main house and the cottage houses batteries and inverters for the solar system. The double garage conversion now has an open plan living room, dining room and kitchen downstairs with a bedroom and bathroom upstairs. The kitchen fits neatly against the back wall while the front of the space opens out to a new covered verandah. The bedroom has big east facing windows and a glassed in gable so it feels light and sunny, and a small pony wall separates it from the west facing bathroom and also acts as a backing wall for the bed. The en suite bathroom has a dividing wall so the toilet is partly set apart. The freestanding bathtub below the window feels spa-like and luxurious – a special place to relax and unwind. The double storey garage conversion on one side and the existing storeroom on the other side create a formal entrance courtyard to the main house lined with standard roses. The garage has been replaced by covered parking on the street front and access to the main house is now through double wrought iron gates – designed and manufactured by Basil and Lindy Rowlands, formerly of ArtMart at Doon Estate. Six palm trees now preside over the paved entrance and parking space. Together with input from her family, and with the design skills of Rowlands, Jenny has created a lasting tribute to her husband David. She’s created a warm and comfortable home with a distinct, if slightly eclectic flavour, perfectly suited to her lifestyle and ready for entertaining – once our current lockdown is over. ISSUE 32

Esor Zimbabwe is jointly owned by Zimbabwean investors and the South African based Esor Group. It operates in a largely autonomous way although the directors still report to Esor SA and are able to draw on their skills and experience. Esor Zimbabwe was previously known as Zimfranki Projects (wholly owned by the South African Esor Group). Esor and Franki were amalgamated in South Africa and listed on the JSE.

Zimfranki stopped operating locally in around 2004 due to the economic downturn but resumed work in around 2011. However Esor later sold out the Franki section of the corporation although they kept their Zimbabwe office which is still operational today. In 2013, in compliance with indigenous legislation, Esor sold 51% of the Esor Zimbabwe business to English Breeze Investments, a 100% indigenous company.

The Esor group has achieved the highest possible ratings in construction from the CIFOZ as well as SABS 9001, and OSHAS 18001 and ISO 14001 Health and Safety Occupational Certification, empowering Esor to tender for construction projects of unlimited size and value throughout the region and to draw on a vast and diversified set of skills. Recent projects in Zimbabwe include the foundation work for the Eastgate SME market and the Lupane State University as well as a number of joint ventures with, R. Davis & Co, and water and sewerage reticulation for ZINWA including the construction of reservoirs, pipelines and pumping stations. Other projects include piling for private houses (notably an impressive project in Borrowdale Brooke), warehouses and commercial ventures. One of their latest projects to be completed is the impressive Metro Peech & Brown and Meat Market warehouse and retail outlet along the Seke Road on the corner of Boshoff Drive. The huge new construction is very imposing and impossible to miss. Its 180m x 40m and stands at height of 12m at the peak of the roof, with ample paved parking space on both the Seke Road side and the Boschoff Drive side. Currently construction is complete (bar the usual few snags and finishing touches) and the tenants are busy fitting out and stocking the interior in time for their imminent official opening. With no other commercial retail venture of a similar type and scale in the area it promises to alter the shopping opportunities for locals as well as for the workers and residents in the whole southern region including Sunningdale, Parktown, Mbare and the surrounding suburbs. In fact, it promises to draw both wholesale retailers and household shoppers from across Harare looking for an enormous range of products at very competitive prices. The project was designed in conjunction with Engineer Valentine Zvomuya from UIP (Urban Infrastructure Projects Africa), initially built on spec by a local property developer but later with some input requirements from the prospective tenants. Work began on site towards the end of 2018 and was mostly completed by mid-2020, despite delays caused by the Corona pandemic. ISSUE 32

industrial profile Steelmate Investments recently opened their brand new – and very smart – distribution centre in Willowvale. The company started out in 2015 and in just 5 years has become a leader in the field of steel distribution. Steelmate Investments is a wholly Zimbabwean owned company led by Mr Clive Chisenye and Mr Edmond Chiduro who between them have more than 20 years of shared experience in the steel retailing business. Their first outlet was situated at Gate no 8, Magaba Home Industries in Mbare. It proved so successful that they opened a second branch, also in Mbare, at 1 Esterman Place, Magaba. Initially supplying steel products to the home industries, through friendly service, sound technical advice for their customers, and the most competitive prices, Steelmate Investments soon became the preferred steel suppliers for a wide and diverse customer base. Their clients now include consumers from various sectors of the economy including the agricultural sector, mining, engineering, manufacturing, construction and even other steel retailers. However, at all their branches, they continue to supply smaller quantities for individual customers. Steelmate Investments pride themselves on the fact that for them no order is too small or too big, and every customer receives the best possible service. As their client base grew the Mbare branches soon became too small to service all their prospective customers. In addition, access for bigger delivery and collection trucks proved to be a little challenging and awkward. So the decision was made to expand the business yet again and open a third branch in Willowvale at 346 Affirmative Way. The Willowvale branch is conveniently situated close to a number of major industries, access is easier for deliveries and collections, and there is more warehouse space enabling Steelmate to house and distribute a wider range of stock. The new premises were designed by local architect Brian Malunga and custom made to suit their needs. Construction was relatively quick, starting towards the end and 2019, and despite the delays caused by the Corona pandemic, Steelmate opened the doors of their venue on 1st June this year. The buildings basically form an L-shape with a generous paved forecourt providing covered parking for customers and enough space for bigger vehicles to easily access the warehouse. 68

The parking area is protected from the street by a palisade fence and a guarded gate so it’s very secure. The longer arm of the L-shape consists of the warehouse section while the shorter arm, which is a double storey structure, provides the sales, administration and management offices. The exterior of the office block is painted a dark steel grey colour similar to the Chromadek cladding on the warehouse which helps the two structures to look more unified. The doorways and the windows on the office block have a bright orange frame around them which echoes the Steelmate logo and gives the building a crisp, modern look. There’s a small balcony which extends out from the first floor and provides shelter and covering over the entrance to the sales department.

To the right of the sales is the door to the reception area and the management section. The reception desk is at the top of a short flight of stairs with steel treads and steel balustrades that show off the versatility of their product. The interiors are bright and light with loads of windows, bright white floor tiles and recessed lights. Overall the interior fittings throughout are very contemporary in style with simple lines, and in shades of black, white and steel grey. The huge warehouse section is solid brick at the bottom with Chromadek sheeting extending over the top part of the walls and onto roof. Inside the high roof there are numerous skylights so there’s loads of natural light and there is also additional electrical lighting, so it feels bright, airy, clean and well organised. There are big roller shutter doors providing easy access for larger vehicles to load and off load. In addition there are two 5 tonne overhead cranes to make loading even easier and quicker. One section of the warehouse has rows of racks for their wide range of stock while another section has machinery for cutting, bending and forming. Their huge range of stock includes flat bars, square bars, deformed bars, angles, pipes and tubes, sheets, plates and expanded metal, as well as a variety of wire and mesh – in fact just about every type of steel you could ever need. Of particular interest is their range of Q-tiles which are becoming increasing popular with architects, designers and home owners. Q-tiles are manufactured on site to the customer’s requirements and are basically Chromadek or IBR sheets designed to look like conventional roofing tiles. The advantage is that they look good but are much lighter and more durable than traditional roof tiles.

It is very quick and easy to apply; and has been specially manufactured for internal application onto brickwork, concrete blocks, and Siniat plaster boards. It can also be applied on sand cement substrates as a as a finishing plaster. COVERING CAPACITY: The approximate coverage of a 20kg bag of EasyLite Multipurpose Plaster is detailed in the table below. These coverage rates are according to laboratory tests.
APPLICATION INSTRUCTIONS: 1. Apply EasyLite Multipurpose Plaster onto surface with a steel trowel. 2. Using a steel trowel smooth surface as much as possible 3. Leave until partially set. 4. Rubber floating the product will bring fat to the surface to help smooth any imperfections. 5. Using a steel trowel scrape the fat off the wall. Throw the access fat away. 6. Leave to harden and polish with a steel trowel. MIXING INSTRUCTIONS ● ● ●
