PUBLISHER’S MEMO

A

s the early mornings and late evenings get chilly we wish you a very big, warm welcome to our latest issue. Our cover feature this issue is Grand Homes’ new Sibaya Private Estate in Newlands. It’s their third development, in conjunction with Troika Design Workshop, and probably their best to date. We’ve covered their previous development – Sitari Private Estate in Greendale. Sibaya offers First World design and convenience adapted to our unique Zimbabwean lifestyle. We also look at the philosophy of Phillip Kudzayi (partner at Troika Design Workshop) concerning how we should approach new urban lifestyles and residential options. Aspindale Park’s new Aspire Heights development fits neatly into the idea of upmarket, high-density housing that’s well thought out, appropriate and affordable. It’s the latest phase of the enormous housing development along Kambuzuma Road that promises to reshape the western suburbs. We’re also delighted to cover Lafarge Zimbabwe’s opening of their Dry Mortars plant which is set to change the local construction industry. The plant will vastly increase their production capacity eliminating the need for imported products and opening the avenue for exports to the region. The project also ties into the brand new 3D Printing Construction technology as it will be able to produce the mortar needed for this exciting new building technique. The first 3D printer used for construction is expected later this year. Borrowdale Race Course is rapidly becoming a new and interesting

business centre for interior and design orientated people. There’s TMC Steel and Aluminium Structures’ new showroom and office where you can see their unique range of products and get a quote for your new building or renovation project. On the design front take a look at Laura Toft’s new venture, The Showroom, just next door to TMC Steel and Aluminium Structures. The Showroom offers decorators and home owners the opportunity to browse through Laura’s carefully curated Artisan range of samples of wall and floor coatings as well as décor products from other selected suppliers. Laura will be available for colour consultations, and workshops will be held periodically for training programmes in DIY décor schemes, Cemcrete products and furniture painting. Still within the Borrowdale Race Course premises is the recently opened Old Stables Market. The market is buzzy and vibrant on Saturdays but a few of the outlets are open during the rest of the week. Pharoah’s Trading is open Monday to Saturday where you’ll find a unique range of antique and cottage furniture and décor accessories. Pharoah also repairs and renovates furniture and can custom make pieces to client’s specifications. So sit back, relax, keep warm and enjoy our latest issue. rand Homes has just completed their third Private Estate complex in Newlands – called Sibaya – along Walmer Drive. The first project was Sibiti Private Estate in Greencroft which was completed in 2018 and consists of 26 three bedroom, double storey, semi-detached garden flats. The second project was Sitari Private Estate in Greendale which was completed in 2020. Sitari consist of 48 three bedroom duplex apartments, semi-detached, each with a small private garden. Within the

complex is a swimming pool, a private gym and a community club house. Sibaya is the latest feather in their cap and is made up of 13 three storey, free standing, detached townhouses each with four bedrooms and three bathrooms. Like Sitari the complex has a swimming pool, private gym and a clubhouse. SIbaya is positioned as a high end townhouse development, offering a standard of living comparable to a freestanding home, but with the additional privilege of lock up and go convenience.

All three Estates have outstanding security with electric perimeter fences and a single access gate which is manned and guarded 24 hours a day, as well as backup electricity and water supplies. They all have fully fitted kitchens with stoves, ovens, microwaves, fridges and washing machines. The units at Sibaya are available to rent unfurnished or partly furnished with lounge and dining room suites, beds, curtains, large screen TVs and all the essentials clients need apart from their personal linen and cutlery and crockery. There’s also ZOL internet connectivity and DStv. The concept is similar to modern, up-market, move-in-ready housing estates in Sandton (Johannesburg) or in cities in the USA like Miami. They’re ideal for young couples, older people looking to downsize, diplomats or corporate executives who are here in Zimbabwe for limited assignments. The excellent security and the community feel makes for a perfect lock-up-and-go option. All three projects were developed by Troika Design Workshop alongside KS Trust. The three projects bear some similar design signatures. The exteriors are mostly low ISSUE 39

Interiors at the three Estates are largely open plan on the ground floor with the kitchen, dining room and lounge all interleading. Kitchens have top of the range appliances for convenience, and a touch of luxury, and the open plan spaces lead out to private, secluded gardens. There’s a separate exterior door leading from the ground floor service area so domestic staff can have their own entryway without disturbing the residents. Scullery and laundry areas are separate from the main kitchen and entertaining areas. Phillip Kudzayi, Partner at Troika Design Workshop outlined their development philosophy in connection with the various townhouse developments. Land and space within the City limits, with easy access to places of employment and shopping facilities, is becoming more restricted as our urban populations continue to swell. Fifty or sixty years ago a suburban home set on a one or two acre plot was the middle class norm when both domestic staff and up keep costs were affordable. 22

STRUCTURE & DESIGN

These days the costs of maintaining a huge garden and an older house are becoming prohibitive, so much so that what was once a middle class home is now an urban luxury. The urban population density grows each year and housing options need to follow suit. Good quality, high density housing alternatives place less pressure on the existing infrastructure and services. Currently the City of Harare is struggling – and failing – to provide basic services like water and sewerage reticulation, garbage collection, road upkeep, street lighting and other basic services. Denser and less spread out housing options, in theory, make more economic sense. As our lifestyle choices evolve towards more high density urban living our housing options need to follow suit. People need to live closer to their places of employment and we need the convenience of local shopping and entertainment options. We need to have schools, health services and other facilities catering to the community within easy travelling distance. Newlands provides all the convenience of inner city living and still manages to maintain a quiet, leafy suburban atmosphere where parents can feel that their families are safe from the hazards of city life. The bathrooms have high end, low maintenance finishes and the bedrooms have built in wardrobes for storage. All three projects have balconies for outdoor living. At Sibaya the first floor bedrooms have doors opening out to the expansive balconies while on the top floor, designed to be the children’s rooms, access is restricted to a single door from the shared pyjama lounge for safety reasons. space of the month need for continuous upkeep. Sibaya Private Estate offers a very attractive solution – homes that are easy to maintain, excellent security within a community set up, shared facilities (like the swimming pool, gym and clubhouse) and small gardens that don’t take too much time or cost too much to look after but still offer the outdoor living experience. Communal spaces are maintained by the Estate and the rental option means that any plumbing, electrical or other issues are taken care of by the body corporate. For people who travel a lot the lockup-and-go convenience is very attractive, knowing that your home and your possessions are safe and secure. Combining the Dulux Colour of the Year With Natural Blues and Greens

Inspiring colour combinations with the Dulux Colour of the Year 2021 Transform your walls with Dulux Colour of the Year 2021, Brave Ground™ and one of our easy-to-use colour combinations. The blues, greens and greys of the Earth palette work naturally together and give any room a comforting connection to the world outside.

Brave Ground™, is a warm, natural neutral that creates a firm foundation for any interior scheme. Bolstering and balancing, it’s a colour that echoes the fabric of the earth – soil, clay, stone, making even an urban space feel rooted and part of the natural world. Brave Ground™ is also a colour that lets other shades shine, and it works naturally with the Earth colours of blue, grey and green. Used in

combination, these tones create a calming, restorative feel that’s easy on the eye and that works in a modern or traditional setting. Whether you choose to focus on one or two colours or get creative with an easy-to-achieve paint technique, this palette is perfect for giving any room a fresh new look. Here are four easy and inspiring ways to use it…

1. COMBINE THE COLOURS OF THE EARTH, SEA AND SKY FOR A CALMING BEDROOM Bring the outside in with toning shades of green, combined with deep blue, for a bedroom that connects you back to nature. Finish the effect by adding a touch of the Dulux Colour of the Year, Brave Ground™. Here, painted shutters and coordinating cushions anchor the look, while a natural wicker chair completes the picture.

3. USE SKY BLUES IN THE DINING ROOM FOR AN ALFRESCO FEEL

Dining room painted with a blue square framed with brown, plus table and plant.

Paint a deep blue square against a pale blue wall, and frame with a band of Brave Ground™ to give a trompe l’oeil window effect. Fresh and calming, this will bring an airy feel to any interior dining space and, mixed with lush greenery and natural materials, will make you feel as if you’re eating outside. 28

Impact of COVID-19: Challenges & Opportunities - An Engineer’s Perspective By Eng. Joy Makumbe (Permanent Secretary – Ministry of National Housing and Social Amenities)

T

he effects of the COVID-19 pandemic are difficult to ignore, as the coronavirus has inflicted a swift and massive shock that has caused the broadest collapse of the global economy since 1870. A thick cloud of smoke has engulfed the world like a dark evil blanket, bringing its churning wheels to a grinding halt. The whole world has been sent into panic by a virus none knows much about. All talk in Government and society has shifted to anything and everything to do about COVID-19. We have forgotten what it was that occupied our thoughts before COVID-19 snuck in like a thief and took centre stage in our minds.

The virus has wrecked havoc in social, economic, and spiritual spheres of our lives. Many will relate to the rat race that has taken captive of all humanity. Daily, we chase the wind and go to bed tired but unsatisfied. On waking up the following day, we repeat the whole routine all over again. Our lives needed to slow down but we would not do it on our own volition. The pandemic had to force that on us. We no longer spent time with our families. We forgot what those dear to us liked as a favorite dish or as a favorite colour. We lost touch with our children. As we now spend more time with our families, we have rediscovered each other again, to a refreshingly new start and a boost to our relationships.

As death has robbed us of those dearest, we have been forced to recalculate and ascertain what exactly was of paramount importance in our lives. We have realized that health is more important than the amount of money you have or the latest gadgets you have acquired for yourself. It has become important to have health insurance than to have a golf club membership. The pandemic has confined people in small spaces because of the lockdown. As a result, a shadow pandemic has crept in unnoticed and unchecked. Domestic abuse has spiked during these months of lockdown, with people venting their frustrations on weaker members of the family. BBC reports ISSUE 39

41

construction councils that domestic abuse has gone up by 20% worldwide as a result of the lockdown. Some cases however go unreported. Some people who have been locked down with no one to talk to have sunk deeper and deeper into depression as loneliness has taken its toll. Some have abused substances as a way of escape whilst others have seen suicide as the only way out.

Economic Impact of the COVID-19 Pandemic on African Economies by Deloitte

In all that is happening around us, I believe that nature needed a time out from the insatiable lust of human activities which have been far from being sustainable. Men have continued to take and take, more than what the environment could regenerate. As the whole world ground to a halt and took cover under the safety of their homes, the environment started recreating itself. Air pollution kills seven million people a year, according to an article on National Geographic. Now, from China’s Hubei province to industrial northern Italy, pollution levels have plummeted during the lockdowns. Economies have not been spared either as industrial production has gone down due to country lockdowns. The economic impact of the COVID-19 pandemic on African economies by Deloitte is shown in the diagram. These economic effects have been felt at an individual, business, and country levels. INDIVIDUAL LEVEL Challenges Many people have lost their jobs due to COVID-19. Others have been forced to go on unpaid leave or accept pay cuts. The most affected are workers in the informal sector and casual labourers. In the airline industry, workers have suffered up to 75% pay cuts. Most business is now being conducted online e.g. purchases, payments, and banking but most individuals are not tech-savvy to navigate those waters. Some people have no access to a smartphone and data. Access to protective wear like masks, and hand sanitizers, has moved out of the reach of many. Prices have doubled or the products are not available on the shelves. As classrooms have become virtual, with applications like Edmodo and WhatsApp being employed to engage students. Students need access to a smartphone or laptop as well as data for connectivity, which is outside the reach of many. Schools need 42

to purchase online teaching software, which was unbudgeted for cost. Individuals in the arts and craft industry have been affected by the suspension of international flights that used to bring in tourists. Tourists were their main customers for the wares. Most individual businesses will collapse, as people dig into the business capital for daily sustenance. As the saying goes, every dark cloud has a silver lining. There have been opportunities created for individuals as a result of the pandemic. Opportunities Individuals can now work from home and cut on travel costs, spend more time with their families, and make better use of the time they otherwise spent locked in traffic jams. E-commerce has boomed over the past months. A recent analysis by ACI Worldwide (Financial Markets Association) shows that global e-commerce sales rose by 209% in April 2020 compared to the same period in 2019. People need to be trained on popular software packages so that they are more

STRUCTURE & DESIGN

tech-savvy. If you can teach these packages then there is money for you there. Businesses that sell tech equipment and accessories will record increased sales as most people will need to purchase a smartphone to be able to connect onto the internet. For the book writers, now is the time to publish online. Readership for online books has increased. E-book writers can focus on books that address current needs like Video Marketing, Zoom Conferences, Content Creation, and Social Media. Health is now a top priority for people as they rush to boost their body’s immune system. If you can offer wellness and health products, you are in business. With COVID-19 challenges, more and more people will need all the mental and emotional help they can get. Teaching students online privately is another need to be solved. Schools are closed but students still need engagement of some sort so that they do not lag. This is the era for digital innovation. If you are great at app development, the time is now to develop apps that make life easier or faster online.

BUSINESS LEVEL Businesses have not escaped the scathe of the pandemic. Challenges Companies are faced with huge overheads and payment of salaries every month, whilst experiencing low productivity levels. Contractors on building sites have forced both their expats and local employees on unpaid leave as a result of the lockdowns. There is a decline in construction projects’ financing as lenders are feeling uneasy due to the current high risk in projects not being completed. The supply chain of materials to construction sites has been disrupted causing delays in project completion. For engineering projects, there is confusion as to whether the Force Majeure clause should be triggered or not. Who is going to bear the costs, the Client, or the Contractor? This will see many litigation cases arising if

project teams fail to settle the issue amicably among themselves.

time, sustainability, and healthy living will need to be driven by trusted leaders.

The Construction industry employs a lot of people who will be required to work in one place. There is a need to come up with ways to resume operations but safely to protect all the employees.

Opportunities

Private schools depend mostly on school fees payments from parents, for their administration. As a result of the school closures, teachers have been on unpaid leave, some have been informed to seek employment elsewhere if they so wish. If the closures persist, these schools might cease to exist.

Businesses need to rediscover who their customer is post COVID-19. What is their new consumption or purchasing pattern? Goods might need to be priced downwards or changed completely to suit. To remain relevant, social and public places will have to come up with ways of embracing social distancing in their setups to build patronage confidence.

Marketing of businesses and products has migrated online. One has to skill up or be frustrated.

Businesses will cut on office rentals as workers continue to work from home. Some businesses will migrate to working remotely as they have seen that it is possible.

With employees working remotely, how does the business ensure effectiveness in its workers’ productivity and data safety? This is a major headache for businesses.

This is the time for businesses to trim their workforce and operate lean. They can now identify what services are essential and which services can even be contracted out.

A post-COVID-19 era employer will have to prove that they are aware of the changes that now exist. Policies that encourage family

Innovation is the new buzz word. Traditional companies will have to be innovative or go extinct.

construction councils Telecom businesses have reported increased sales in both airtime and data bundle packages. Cybersecurity, cloud services, online education services, teleconferencing platforms are in demand. With borders being shut down, purchases of electronic goods, clothes, and other luxuries will now be done in the country, boosting local businesses. Home entertainment, Home fitness will be on-demand. Companies that produce PPE have seen an increase in business to satisfy the local and export markets. For gamblers, now is the time to buy shares in companies in the airline industry, agriculture, education, or transport sectors as they are selling cheap. COUNTRY LEVEL

have stalled due to decreased revenue collections. Governments have to come up with some incentives to cushion the population like tax cuts, food incentives, and some cash injections for businesses. The question is, “Are they able to sustain such a huge bill?” As a result of the pandemic, the number of people working from home has increased. Adoption of online communication and streaming services like Zoom, PlayStation, and Netflix has grown, making a positive impact on their revenues. Governments have taken notice, and a few of them are pushing ahead with their unilateral digital tax plans. Kenya is one of these countries. With most company operations going digital, there is an increased concern of Africa’s vulnerability to misuse of data and information (given the role of US tech giants like Microsoft and Amazon in building internet infrastructure), It should be noted that maybe African governments should be prioritizing internet access and data security in their policies.

Challenges In countries like Tanzania, Uganda, and Kenya, border rows have erupted over the testing of truck drivers for COVID-19. Horticulture, which is one of Tanzania’s economic pillars, has been hit hard due to these border rows. Jomo Kenyatta International Airport is used by Tanzania to export its horticultural produce to Europe and the rest of the world. This has been on lockdown since March 2020. In general, agricultural exports from Africa to the rest of the world have been affected due to countries being on lockdown. Africa exports 80% of its agricultural produce to the European markets. Government-funded construction projects

46

The gap between the rich and the poor has further increased. Governments need to concentrate on mass health and mass welfare. If not, about 40 million people could sink into poverty. Countries will be faced with food shortages due to disruption of the supply chains in food production, conversion, and transportation, as a result of the lockdowns and policies laid by different countries in a bid to contain the COVID-19 virus. Opportunities The implementation of the African Continental Free Trade Area. This will see Africa build the infrastructure and manufacturing bases that will connect

STRUCTURE & DESIGN

everyone. Countries in Africa will be able to process their raw materials and not wait to export them to Europe as has been the current scenario. African countries have realized they need each other to fight a common enemy. This has cemented relationships between them, for any future cooperation. African countries have been receiving additional funds to tackle COVID-19 from both public and donor communities. These funds can be used to strengthen the health systems via immediate response and longterm provisions. Governments should be buying as much oil as possible, as such prices may never be seen again in the future of oil. Western economies have been badly battered by this pandemic, while its effects in Africa have not been felt as badly as previously predicted. Global Capital could flow to Africa if we can act efficiently to pull it our way. There is a gap that has been identified of the need for financing/donor companies/ organizations to invest more in water and sanitation infrastructure. Governments have to be directed as they distribute funds for infrastructure development. Looking at the positive side of the pandemic will make us move on stronger as a people into a new world with a new way of living and doing business. Besides, whichever way you want to look at it: THE CHANGE IS HERE TO STAY …..LET US EMBRACE THE NEW WORLD! Joy Makumbe The Tech Girl The Joy Makumbe Trust Joy Makumbe

It all adds up...

In today’s fast pace world, getting the job done accurately and quickly is essential to any business. Time, our most valuable asset, is too often spent on inefficiencies resulting in materials being wasted and unnecessary dollars spent on avoidable inaccuracies. Streamline your manufacturing process, reduce your costs, improve your quality and increase your productivity with accurate parts - just Programme - Cut - Bend!

Programme

Programming is the first process in precision cutting and bending. With the software available to us today, constructing and calculating parts has never been more accurate. Once parts are designed and programmed, they are nested to ensure the most efficient use of the metal sheets. Cutting and bending plans are created - jobs are processed fast, precisely and with minimal wasted material.

Fiber Laser Cutting

Laser cutting is a thermal cutting process for processing sheet metal. The laser beam is created by a resonator and passed down a fibre optic cable to the cutting head where a lens focuses it at a very high intensity on a very small diameter. This focused laser beam meets the sheet metal and melts it. Fibre lasers are the most efficient way of laser cutting thin to thick

sheet materials from steel, stainless steel, aluminium and also other non-ferrous metals.

Bending

Bending is a procedure for forming a flat, sheet metal workpiece. It works hand in hand with the Laser as the Laser will cut to suit the bending requirements. Using various press tools and with the CNC programming of the bender, almost any shape can be bent up.

Aspindale Park Reaches New Heights – First block at Aspire Heights Completed Text by Michael Nott, Photos by Structure and Design

D

evelopment of the Aspindale Park housing estate began in 2017 with the establishment of over 1,200 fully serviced residential stands set out on a 56 hectare site, conveniently situated at the corner of Kambuzuma Road and High Glen Road. The masterplan was to create a unique community-living experience where residents could enjoy a safe and secure environment with fully serviced roads, street lighting, water, electricity and sewer connections as well as high speed internet service. The development plan includes easy access to a shopping mall with a Pick n Pay supermarket and other retail outlets (including a pharmacy and a hardware store) and the Aspindale Farmers’ Market. There are also schools, day care centres, churches, clinics and other facilities. The project is part of a broader town planning scheme which aims to decongest the City Centre and create smaller independent neighbourhoods which are more attractive and offer friendlier lifestyle choices. It’s also in line with the government’s drive for Smart City status by 2025.

The latest phase – which was always part of the masterplan – is the construction of 12 four storey apartment blocks called Aspire Heights set within a secure perimeter with a gated entrance. There’s 24 hour security plus the main gate offers a concierge service. There’s secure parking for residents’ vehicles as well as visitor parking. The apartment blocks have safe drying yards for laundry and there’s even a private refuse collection service. Each block contains between 12 to 16 apartments so there are

152 individual units in total, creating a unique community feel. Aspindale Park’s tag line has always been “A community like no other” and

The uptake for the first phase of the residential stands has been phenomenal with all 1,200 stands having been sold out within 18 months and 90% of the stands now having residential structures built on them. The developers have planted loads of trees to ‘green’ the area and make it an extremely attractive (and aspirational) suburb. Within Aspindale Park there are safe open spaces for kids to play as well as communal picnic tables and braai areas for family entertainment. ISSUE 39

they’re certainly living up to their reputation. The whole development is exceptional within Harare both in scale and in the facilities and convenience offered. The flats have two bedrooms (both with built in wardrobes), a well-appointed bathroom and an open plan kitchen and lounge area. They have big windows so there’s loads of natural light and the ground floor units have doors opening to a small outside space. The upper floors will have small Juliet balconies for a connection to the outdoors. Although the units are fairly compact the interior spaces flow well and function with maximum efficiency. The apartments are either 45 or 48 square metres with tiled floors throughout for easy maintenance.

and a cooked meal. Piped gas has long been used in First World countries as it’s affordable, efficient, convenient and safe. Having a single central gas supply means residents don’t have to carry gas canisters up and down the stairs and, of course, you never run out unexpectedly. Water supply is guaranteed - it’s a hybrid system so that

when Council provides water the water line will be fed and when there’s no supply from Council there’s a backup system connected to the borehole. The units have individual metres for gas, ZESA and water all of which are connected to an easy to operate app making monitoring and payment quick and easy. There’s even provision for residents to

The interior design for the show flat (done in-house by the developers) is modern and clean and shows off the potential of the property to good effect. The kitchen has ample storage space, both gas and electric cooking facilities, an extractor fan and a two-in-one washer and dryer so it’s move in ready. install their own electrical backup system of inverters and batteries. In addition to high speed fibre internet DStv is all set up and ready to ‘plug and play’. The apartments are ideal as a starter home for young couples or small families. For executives who travel a lot the ‘lock up and go’ convenience is very appealing and the second bedroom would make a great home office. They’re also perfect for retired couples looking to downsize and wanting the security and stability of community life with neighbours close by. At the official launch of Aspire Heights, in a speech read on his behalf, the Minister of State for Provincial Affairs and Devolution in Harare Metropolitan province, Senator

Oliver Chidawu praised the project noting, “The proposed development will follow the Zimbabwe Human Settlement Policy on densification which recommends that at least 40 percent of land for housing development should be reserved for the construction of flats. I wish to commend the developers for adopting this strategy which is in sync with our national policy so Henkik Investments will definitely complement the Government’s efforts to decrease the housing backlog.” Work on Aspire Heights began in October 2020 and although progress was slowed by the lockdown the first block was completed in May this year. Progress on the remaining blocks is expected to be much faster and it’s anticipated that all the blocks will be completed in the next 18 months.

The story of Artisan dates back to the beginning of the 2000’s when Laura Tofts established Benco Paints’ Msasa outlet in 2001. The main warehouse and retail outlet is still situated at St James Building in Borgward Road in Msasa.

The new showroom expands Artisan’s reach and accessibility to the northern suburbs and allows customers to view samples of both Artisan and other suppliers’ products in a practical and relaxed setting. Laura and Paul have carefully selected and curated their brands, some with exclusive distribution agencies within Zimbabwe. Pharoah’s Trading Relocates To The Old Stables Market At Borrowdale Race Course

text by Michael Nott photos by Structure and Design

Pharoah Tsaga has been in the business of interior décor and accessories for a long time, so he has loads of experience, particularly in antique and cottage furniture and vintage décor accessories. He started out in 2005 as the shop manager for the Biggie Best franchise in Newlands – which has sadly since closed. Biggie Best specialises in a softer, romantic look in their fabrics, soft furnishings and homeware and it was here that his passion for the country cottage look began. When Biggie Best closed Pharoah went on to become the shop manager at The Ginger Tree in Borrowdale under the auspices of Natalie Detering and Carmen Guthrie. He started at The Ginger Tree in 2012, as the shop manager dealing with the stock-keeping and sales, and later overseeing the carpenters doing repairs and renovations. He learned about sanding and resealing furniture – just how much work would enhance a piece without destroying its character and patina. He also learned about painted and distressed finishes. A lick of paint and new vintage-style handles can transform an old set of drawers into a valuable and desirable piece of furniture right on trend with current décor style. In 2017 Pharoah set up his own business in Chisipite just behind the shopping mall. The shop was very successful and Pharoah became more focused on repairs and renovations, as well as buying and selling for discerning home owners, collectors and professional decorators. 66

STRUCTURE & DESIGN

Earlier this year in March Pharoah’s re-located to the up-coming and newly trendy venue at The Old Stables Market at Borrowdale Race Course. The new shop is much bigger so more of his unique stock can be displayed, both within the shop itself and on the verandah and outside garden area. The current shop was originally three smaller rooms which have been opened up to single large display space. A new roof was added on top of the existing roof to keep

the place cooler. Pharoah has also added a verandah space with indigo blue cement columns to match the blue doors. His extensive stock spills outside to the verandah with outdoor furniture in the garden beyond.

Abby Maddon from Madd on Flowers (just next door) has assisted with the landscaping in front of her shop and Pharoah’s Trading and made the whole area more attractive. While Pharoah’s place is open throughout the week the busiest time is on Saturdays when the Old Stables Market is in full swing. It’s a buzzy and exciting place to meet and to see what other local craftsmen and artisans have to offer. At Pharoah’s you can find unique antique and vintage furniture – including chairs and tables, bedroom furniture and a range of cabinets, drawer units and display cases. He also stocks lighting and décor accessories, silver and brass items, glass and crystal ware, china and ceramics, tableware and a small range of linens and soft furnishings.

Pharoah repairs and renovates furniture – including repairing rattan and reimpie chairs and sofas, and repainting and resealing timber in different finishes. Recently he’s been making new pieces using reclaimed and re-cycled timber, with Oregon pine being his preferred material. He’s created hall stands, kitchen and bathroom cabinets and a variety of other exclusive pieces using different timbers, as well as other materials like mirror, glass, metal mesh and pressed metal ceiling panels. And he makes Oregon pine kitchen or dining tables – and other special commissions to order. TMC STEEL & ALUMINIUM STRUCTURES Now Have A New Showroom And Sales Office In Borrowdale Text by Michael Nott, Photos by Structure and Design, Additional photos courtesy of TMC

🅃

MC Steel and Aluminium Structures is a subsidiary of Stallion Trailblazer (Pvt) Ltd. While Stallion Trailblazer specialises in extensions and renovations for homes and offices (including roofs, decks, brick work and plumbing) TMC Steel and Aluminium Structures, as the name suggests, specialise in the manufacturing and installation of steel and aluminium doors, windows, shower cubicles, garage doors, sliding gates, office partitions, shopfronts, burglar bars and security doors, balustrades and staircases – in fact, just about anything for your home or office that’s made of aluminium or steel. A new aspect of their steel work involves converting shipping containers into shops, offices and homes. Apart from installing the doors and windows in the containers they provide a full turnkey service which includes the interior insulation, floors and ceilings, the air conditioning and everything else the customer requires. While TMC Steel and Aluminium Structures stock a fairly extensive range of standard sized doors and windows, the majority of their products are 70

STRUCTURE & DESIGN

custom made to suit individual project. Their consultants have a background in both IT and architectural drawing and are more than happy to work off plans from architects or engineers to draw up specifications for doors, windows or partitions – and their services include site visits to measure up and ensure that all the specifications are correct. Once the client and TMC Steel and Aluminium Structures agree on all the details they can be supplied with a Bill of Quantities and a quotation and the manufacturing process can begin. For an average home – depending on the size and the complexity – everything for a brand new home can be delivered and installed within 14 working days. For renovation projects, where old doors and windows are being replaced, they offer a full service including plaster and brick work patching and painting around the new installations. The bulk of TMC Steel and Aluminium Structure’s business revolves around residential projects - the manufacturing and installation of tailor made products, in particular doors, windows, showers, partitions and security bars and grills. Their manufacturing workshop started out in Willowvale but recently, at the start of 2021, they moved the factory to Harare Drive in the Marlborough Light Industrial area. Their new showroom and sales office at Borrowdale Race Course has been operational since the beginning of April this year, although the official opening was on 1st May 2021. The showroom displays a range of products including custom windows, sliding and folding doors, balustrades, security gates and shower cubicles. The aluminium frames come in a standard selection of anodised colours – white, black, charcoal grey and bronze – although clients can choose from a wide selection of other custom colours. Should the architect, designer or home owner specify red window frames and blue door frames they are willing to accommodate their requests!

Most of TMC Steel and Aluminium Structure’s aluminium profiles are sourced from either South Africa or China and then cut and joined at their Marlborough factory to the client’s specifications. Locks, handles, hinges and window fasteners are carefully selected from South African company Architectural Hardware who only supply top of the range, well known brands and products, ensuring customers of world class fittings and fixtures. Glass is generally sourced locally from various local suppliers including City Glass, Centurion Glass and Easymark Glass and both clear and obscure glass options are available.

A great feature of the aluminium system is that the glass sheets slide into the profile and are then held in place with special rubber sealing strips, similar to those on car windows or windscreens. The rubber sealing is completely water tight and very durable. It means that there’s no need for messy putty to hold the glass in place, it’s quicker and easier to install, and unlike putty it doesn’t need frequent replacing or re-painting. TMC Steel and Aluminium Structures also specialises in the design, manufacture and installation of bespoke steel staircases and balustrades. The current trend in interiors for residential design, and for the hospitality industry, tends towards a more understated look with staircases that appear to float with barely visible structural support. Staircase and balcony balustrades are similarly minimalist with either clear glass set in frameless panels or with a pared back nautical feel. Working with architects and designers, TMC Steel and Aluminium Structures can create the most modern and elegant design options. Apart from their residential projects they also supply and install

office partitions and suspended ceilings for corporate clients as well as shop fronts for retail and commercial clients. TMC are continuously innovating and expanding their product range to suit clients’ requests and the changing trends in architectural and interior design. A new area of development includes supplying motorised and automated retractable blinds and skylights. Zimbabweans really enjoy their outdoor spaces for entertainment or relaxation but the weather is not always ideal. Retractable blinds and awnings allow people to enjoy their outdoor space more by controlling direct sunlight and providing shelter from sun, rain and wind with the minimum of effort or inconvenience. TMC Steel and Aluminium Structures pride themselves on their unique consultation services and their connection with their customers from start to finish ensuring that you always get exactly what you need, on time and on budget. They’re a young company – innovative and energetic – and willing to go that extra mile for customer satisfaction.

Driven: P-SERIES D

RIVEtorque knows that Zimbabweans are very brand conscious and are devotees of their chosen badge. At this moment though, money talks. We do not believe the introduction of the P series is going to dramatically shift buying patterns immediately. Much like its Haval brethren, it is going to create a slow burn amongst consumers. We will see many opting for the GWM brand once they see the value for money and levels of quality. The P Series is styled like a Ranger. It is as tough as a Hilux .It drives like an Isuzu. It costs a heck of a lot less. In all honesty the opposition better keep an alert eye out. Zimoco are on to something here. This is no fly-by-night Chinese brand that will leave you in the lurch. With a growing base of consumers trusting in Haval, we think it will be a lot easier for buyers to take the leap of faith and buy into a GWM vehicle. We have no doubt that it is going to be a serious top 3 contender before long.

DRIVEtorque has been tracking the P Series for the past 4 months. We are the first publication to report that it is now in the country. We are the first to drive it as well.

STYLING It is a handsome looking creation. There is an attractive aggression to its shape and size, with a unique, wavy and cascading grille. Features found inside the P-Series no longer live up to expectations of the former shoddy build quality and asthmatic engines of the Chinese makes. It radiates an almost luxury SUV-type aesthetics with features like touchscreen infotainment and a digital instrument cluster. It has Bluetooth connectivity, a digital 17cm78cm virtual instrument cluster and 22.86cm touch interface infotainment system with Apple CarPlay and Android Auto integration, a multifunction steering wheel, cruise control, lovely artificial leather covering on the seats and door panels, a sunroof, park distance control, reverse camera and much more.

THE DRIVE The P series is off the hook, off the charts. It rocks. This is such a departure from what we have come to expect from Chinese cars. It is such an eyeopener. It is still a double cab running on leaf springs in the rear so the double cab bounce is still. It is greatly reduced. You can only feel it on heavily ribbed roads. We felt it because we were not loaded. The bin was empty. The front suspension felt compliant on the road. It was though were in the Haval H9. In fact, the entire drive train and handling dynamics felt very H9 like. This is not a bad thing, for this is what separates the good double cabs from the workhorses, i.e. the ability to have a drive that feels SUV like. The drive was absolutely fantastic!! An excellent interior with low NVH, an amazing 4-wheel drive system that took some serious punishment and steering to fall in love over, direct, not to light, not too heavy and not vague in the slightest. ISSUE 39

75

drive design The P series really shone once we took to the dirt. It has comparable off-road spec of 29 degrees approach angle, 19 degrees breakover and 25 degrees departure as well as 4H/4L, Diff lock and hill descent control. The rough stuff was no match. What surprised us even more was the 4-wheel drive system that handled everything we threw at it and then some. Even with the road biased test tyres, the P Series made light work of a 380mm deep mud bog, gravel terrain as well as sand and rock-strewn climbs.

PERFORMANCE With most double cab offerings now heading towards the 2.0 turbo side of things it is interesting to note that the P series boasts higher engine outputs than its two most obvious rivals. The P series will be available with a 2l turbo diesel engine mated to either a 6-speed manual or 8 speed auto. The engine puts out 120kW and 400Nm which is a few more than the competitors. You most definitely can feel it. Our day-long test did not reveal any shortcoming, save for the usual of lack of oomph under 2000rpm which is normal with most trucks except maybe the Amarok. The P series utilizes a low compression diesel engine that has been de-tuned for our climate and fuel and because of the high altitude on the reef, until the turbo spools up, there is almost no powerful drive. Blame it on altitude not the manufacturer.

SPACE AND COMFORT This is where the P Series really stood

out for us. The interior is incredibly well trimmed for what is essentially an entry level commercial grade vehicle. Electric leather seats, auto aircon, 9-inch (22.86 cm) touchscreen with Apple Car Play and Android Auto, a sunroof and a number of USB and 12v outlets made lengthy drives rather enjoyable. Also, of note is that interior space was comparable to that of the Amarok with plenty of space for even the burliest of blokes and all their gear. Not only was the P Series very comfortable to drive, it was also delightful to be a passenger in it. It has more cubbys and holders than you would think, making the interior very user friendly.

SAFETY From a safety aspect the P series we tested was short a few of the offerings. The adaptive cruise control and lane keeping

assist as well as the park assist system that is on offer in the higher spec models was missing. It is fitted with 6 airbags, a reverse camera and keyless entry. DRIVEtorque can confirm that the entry level test unit was better equipped as standard, than its closest competitors It will be very interesting to see where the P series falls in the global NCAP ratings. Many of its other SUV offerings have fared well with 5 stars on plenty of their other vehicles.

FUEL CONSUMPTION Due to our reservation around the engine, we kept a very close eye on this. During our test drive we recorded our best reading of 9.8l/100km with the worst numbers of 13l/100km coming in while we were off-roading. We can confirm that these numbers are pretty much in-line with just about every double cab that we have tested thus far.

PRICE The P Series is going to slot in from USD$35,500 which is way less than its closest competitor, making it a very attractive option for cash strapped Zimbabwean. It comes with Zimoco’ s five-year/100 000km warranty and five-year/100 000km service plan is also a better offer than most.

Verdict Contact Zimoco on 0242-885329/30 for a test drive. 76

Lafarge Cement Zimbabwe Opens Their New Dry Mortars Plant

text by Michael Nott photos by Structure and Design

STRUCTURE & DESIGN

O

n 28th April President Mnangagwa officially opened one of Lafarge Cement Zimbabwe’s hugely ambitious three phase expansion plan projects; the Dry Mortars Plant. He was accompanied by Vice President Constantino Chiwenga, Finance and Economic Development Minister Professor Ncube and Industry and Commerce Minister Dr Nzenza. The first stage of the three part plan, which was installed in 2019, is the 3 Megawatt alternative power generator and this Dry Mortars (DMO) plant is the second phase. The final phase, which is currently underway, is the installation of their vertical cement mill expected to come on line in January 2022. The total investment by the Swiss based Lafarge-Holcim Group will be around US$25 million, making it one of the most significant investment in industry and agriculture in recent times. This long term investment plan is a demonstration of the Lafarge-Holcim Group’s commitment to the economic recovery and development of the country and demonstrates that Lafarge-Holcim is optimistic about Zimbabwe’s future growth. The projects were awarded National Projects status by the Government of Zimbabwe. The DMO plant will increase Lafarge’s capacity to produce dry mortar products from the current 7,000 tonnes to 100,000 tonnes per annum. The added production volumes will improve domestic supply, thereby creating leverage for import substitution and subsequently saving foreign currency. In addition, the business will also be exploring export markets. The DMO plant manufactures cement based value added products which include pre-mixed dry mortar (just add water), tile adhesives, grouting, plasters, renders, screeds and waterproof cement all of which is packaged on site into 20 or 40 kg bags and distributed mainly through hardware stores and other outlets. Also coming out of this plant is the agricultural lime range which is a soil enhancing product. The plant can also produce customised products for specific applications. 99% of the raw materials for these new products are sourced locally with cement supplied by Lafarge, sand and aggregates sourced from their own quarries, while only around 1% of the additives are imported.

STRUCTURE & DESIGN

An exciting new product which the plant has the capacity to produce is the specialised mortar used in Construction 3D Printing. This new technology is set to revolutionise the construction industry across the world. It’s already being explored and developed in other countries where buildings can be created in a remarkably short time, reducing the waste often associated with construction and ensuring that the raw materials are used most efficiently. Remarkably, the superstructure of a standard house can be constructed in around 12 hours. Lafarge chief executive officer, Mrs Precious Nyika, was quoted in The Chronicle, saying, “Imagine the difference this technology can bring to cover the infrastructure backlog we have today. We anticipate that we will receive the printer in the third quarter through a subsidiary of Lafarge-Holcim called 14 Trees and we look forward to the usual Government support in its importation and subsequent approval for use.” 14 Trees is a Lafarge-Holcim and CDC Group joint venture committed to providing affordable housing options across Africa and is already operating in Malawi and Kenya.

ISSUE 39

81

industrial profile The DMO plant was designed and manufactured by Turkish company Varlik starting in 2019. It was shipped to Zimbabwe in April 2020 to be assembled and installed. The civil work began in May 2020 and installation was completed in December the same year. Three months of commissioning and performance testing followed before the plant was officially opened in April this year. Four local companies were involved in the project with Sinoma Zimbabwe doing the civil and construction work, AGES as the main installation partner, GEC supplying the transformer and electrical work and WCrane supplying the specialised lifting equipment. Because of the travel restrictions brought about by the pandemic Varlik supplied remote assistance and oversight, although they did send out a small team to provide training for their Zimbabwean counterparts in the operation and maintenance of the plant. The entire installation took around 34,400 man hours and was completed without a single Health and Safety incident.

82

STRUCTURE & DESIGN

Apart from radically increasing Lafarge’s production capacity the plant has other advantages. The manufacturing process is fully automated from the control room which improves and standardises productivity, ensures that the quality of each product is consistently and dependably the same, and it allows for a wider range of products – and customised products – to be produced. It also operated in line with Lafarge’s commitment to Health and Safety standards and Environmental Management Systems. The new DMO plant has created a number of new employment prospects – these being highly skilled and well trained technicians, and a huge increase in their Sales and Marketing contingent. In addition the plant will boost the local construction industry creating downstream job opportunities. The last phase of the expansion programme, the vertical cement mill, is set to increase Lafarge’s production of high quality cement from the current 450,000 tonnes to around one million tonnes per annum. Even with the introduction of the 3D Printing technology this is expected to exceed local demand opening the avenue for exports to the region.
