St Anne’s Hospital in Avondale has just opened up their new helipad – designed and built by Distinct Design and Construction to CAAZ specifications. It brings St Anne’s facilities up to date with the best international standards in health care. The new helipad will be a lifesaver for critically ill patients needing urgent care or for transferal to other medical treatment facilities. Liz Howes from Howes and Homes has recently completed renovations to two homes within Dandaro Village. Although the houses originally had the same interior layout, they’re now very different, reflecting the needs and tastes of the individual owners. One home has a modern open plan feel in the kitchen and lounge while the other has a more traditional layout

with a totally separate kitchen. The bedrooms and bathrooms have also been renovated and updated in completely different styles. Take a look to see how one original plan can be adapted in two distinct styles! Climate change is probably one of the most important and thought-provoking issues in today’s world. We’ve looked at two sources of clean, renewable and environmentally friendly energy production. DPA/DPT has set up solar power plants across Zimbabwe and in this issue we’ve focused on their project at the Tanganda Tea Estate in the Eastern Highlands. This infrastructural development is exciting news for Zimbabwe and hopefully we’ll see many more alternative, non-polluting power generating schemes in the near future. Local architectural firm Studio 5 has recently completely refurbished and re-purposed the old Standard Chartered Bank building at 123 Chinoyi Street. The building was partially destroyed when a fire broke out in December 2019. After extensive structural assessments work began on the restoration in April 2021 on behalf of Old Mutual – the project managers – and has recently been completed. The exterior has been restored and new windows and access doors fitted. Inside the layout has been re-configured to include market stalls, offices and a restaurant on the top floor.

Congratulations are in order to Property Shop who have made the exciting move to new premises at 8A Kingsmead Road. Their new offices are situated in what was once an old residential property with lush, established gardens. It’s much more relaxed and private than their old offices in Sam Levy’s Village – great for their employees and their clients. They still have the same dedicated staff and they’ve kept their phone numbers and email if you’re wanting to contact them.

Property Shop first opened in 2009 and quickly grew to become leaders in the very competitive Zimbabwean real estate business, focusing on a select up-market niche in the real estate sector. property news On the 1st of April this year Property Shop relocated – fairly close by - to 8A Kingsmead Road in Borrowdale. If you’re coming from town along Borrowdale Road it’s the second road to the right after the traffic lights at the intersection with Whitwell Road. If you’re coming from the Village it’s the fourth road to your left. There’s a big billboard on Borrowdale Road to point the way! Their new offices are situated in what was once a rather splendid and sprawling residential property which has been elegantly up dated and modernised. It’s set within a lush garden with manicured green lawns and mature palm trees. The gardens provide a tranquil and serene environment in contrast to the hustle and bustle of the Village. It’s a more focused working environment for the staff who are no longer tempted to pop down to the shops for a cup of coffee or a spot of shopping. It’s also great for clients – there’s safe and secure parking and it’s much more private. The old homestead has recently been updated with a smart new Chromadek roof and new crisp white aluminium door and window frames which contrast well with the dark grey exterior paintwork. There’s a large square archway at the main entrance which gives the structure a modern and contemporary image. At the back there’s a big verandah with two seating areas for the staff to have a break outside or for informal meetings with clients, overlooking the pool and the lush green garden. There’s an existing slab set in the back garden which will soon have a gazebo set up on it for future functions and events. Inside the offices have been recently renovated with new wood floors in the public spaces and white porcelain tiles in the office areas. The reception desk is quite generous and modern, constructed with plain white panels and teak counters. There are other built in cabinets which follow the same style and Property Shop has enhanced the theme with teak chairs and tables in the seating areas and tasteful decorative touches like lamps, pictures and ornaments. It creates a comfortable and welcoming atmosphere without being too fussy or cluttered.

To the right of the reception is the Managing Director’s office and along a short passageway there’s a kitchenette for the staff. Branching off there’s a chill out room for employees or for informal client meetings. There’s a storeroom and a server room, two private offices and an open plan office which accommodates the 12 sales consultants, as well as the boardroom. All the offices are light and bright with big windows overlooking the garden. To the left of the reception there’s a small informal lounge, Sontine Travel’s office and the two partners offices. The partners’ offices have doors opening out to the garden.

space of the month Part of what sets Duravit apart is their continued research and development which has seen them introduce special products and product features like HygieneGlaze, an anti-bacterial glaze, waterless urinals which are ideal for use in remote areas, space saving concealed cisterns and bathroom mirrors that have adjustable lighting and demisting features. SensoWash is another of their great innovations, which is combination of a toilet and bidet in one that is electronically operated. This makes it an ultimate luxury for the modern home. Duravit has been unwavering to its commitment to good design. The manufacturer has worked with some of the best architectural and industrial designers in the world – most notably the maverick designer, Philippe Starck.

Just a few of their top designers and their ranges which are available at Leisure Lifestyles are listed below: Philippe Starck Starck is a world renowned French industrial architect and designer known for his wide range of designs, including interior design, architecture, household objects, furniture, hotel interiors, watches and luxury yachts. Some of his most iconic designs include the Ghost Chair and the orange squeezer that looks like a sci-fi spider. His designs for Duravit include the ME range, the Cape Cod range, SensoWash and Stark 1, 2 and 3. His range includes bath tubs, basins, toilets and bathroom accessories. Probably his most ico nic design is the Starck 1 range which includes the free standing basin on a conical base available in a variety of colours and finishes. The range was inspired by the traditional bucket and bowl used in bathrooms but with a fresh modern twist. Starck has also designed a range of accessories including towel rings, rails, hooks and toothbrush holders. Cecilie Manz Manz is a Danish industrial designer who has won numerous awards including designer of the year in the Design Awards by Bo bedre, Costume Living, Nordic Living and Boligmagasiet. In September 2014, she won the Danish Crown Prince Couple’s Culture Award (Kronprinsparrets Kulturpris) for her contribution to design. Her work includes furniture, jewellery, lamps and sculptures. Her Mikado table has been included in MOMA’s design collection. One of her designs for Duravit is the Luv range which blends Scandinavian simplicity with timeless elegance. Manz has incorporated satin matt furniture and counter tops in natural shades and coordinating mirrors. sieger design Duravit’s collaboration with Dieter Sieger started in 1990 and has continued to this day. Dieter, a respected architect, and later his two sons Michael and Christian, developed the Happy D.2 and Happy D.2 Plus range for Duravit. He was one of the first architects to fit bathrooms with two washbasins and specially made mirrored cabinets. Apart from the Happy D.2 ranges Sieger has also designed the Viu/XViu range characterised by gentle organic shapes and available in Champagne Matt and Black Matt. Sieger has also designed the D-Code range with seven different furniture options for the vanity cabinets. Kurt Merki Jr. Merki is a Swiss/Ghanaian designer with a Master’s degree in product and interior design and he’s worked for a number of architectural firms in Zurich and Milan. He worked at the Studio Antonio Citterio in Milan before returning to Zurich where he opened his own design studio in 2010. For Duravit he has designed bathroom furniture for the Vero ceramic range and the faucets for the C.1 range. He also designed the XSquare bathroom furniture series which includes vanity units, mirrors and mirror cabinets. The design won the iF Design award for 2019.

space of the month Christian Werner Werner is a German industrial designer based in Hamburg. Since 1992 he has run his product design and interior architecture studio, designing furniture for the foremost international manufacturers and undertaking a variety of projects for exhibition stands, restaurants, publicity agencies, shops, franchises, and others. Christian Werner was the first furniture designer to work with Duravit and started with the Ketho furniture range in 2010. He then went on to design L-Cube in 2015. In 2016, he presented C-bonded, a completely new technology and a very clean, clear-cut design. Werner also designed the Brioso range of furniture, mirrors and cabinets with ergonomically designed handles.

123 Chinhoyi Street Shopping Arcade stands in stark contrast to surrounding buildings in downtown Harare CBD - With its white terrazzo cladding, contemporary large spanning windows and the evident black sun shading devices.

The project was completed in March. When project managers Old Mutual, consulted Studio 5 Architects they requested a complete restoration and redesign of the building to meet the new functional needs and take cues from current architectural trends.

The building itself has a fascinating history, having served as a Standard Chartered Bank branch until it was shut along with many other branches. After the closure of the branch, the same building became a flea market with vendors spread around the ground floor space.

A fire broke out in the mall on 31 December 2019 destroying most of the tenants’ belongings. The cause of the fire was not ascertained and was later ruled an accident. It would be over a year before renovations started.

The renovations started in April 2021 after a lengthy structural assessment performed by Studio Five Architects and the engineer. The structural assessment process mainly involved investigating the integrity of the structure to meet new functional needs. Research was also conducted on how to strengthen the existing structure with minimal impact. During these initial stages it was decided that the plumbing, the tiling, the roofing, the electrical system, and many other aspects of the structure were in were in need of repair. The Standard Chartered Bank owned arcade has three floors including the mezzanine. It is a mixed-use building design with offices, shops, stalls, meeting rooms and even a restaurant on the second floor. The basement area which was previously a storage safe for Standard Chartered Bank will house a printing business in the second phase of the project.

There are three access points into the arcade, one access point from Chinhoyi Street and two other access point from Robert Mugabe Street which sees more traffic in comparison to Chinhoyi Street. On entry from Chinhoyi Street, you are immediately met with glazed aluminium cubicles. There are fifty-seven of these which are going to function as shops for selected tenants whose applications for occupancy were successful. Occupation was scheduled for the 1st of April but there have been some lastminute delays. ISSUE 48

The interior is painted cream to give an illusion of spaciousness to these cubicles which differ in sizes. Kamatech was subcontracted for electrical wiring which involved installing sockets in every shop. Each occupant will be supplied with a key to lock up their cubicles at the end of business hours as an extra security measure. The building also has fourteen roller shutter doors and once they are all shut, there is a central lock system prohibiting access to the building post business hours.

All of the windows had to be removed during the restoration process. Alumen Shopfitters was sub-contracted to fit aluminium windows and doors throughout the building. Larger spanning windows were installed to facilitate natural lighting and ventilation in the arcade which is poised to be a hive of activity. The deck, an additional feature built in to add more shops and offices above the ground floor shops, is accessible through a staircase on the northern far end of the building. The second floor houses an innovation hub, media and graphic design offices, an open sitting area, meeting rooms and lettable offices.

Delomic Construction used a mixture of porcelain and ceramic for tiling, putting porcelain tiles in areas that normally experience high traffic because of the material’s durability, especially the ground floor areas.

The terrazzo cladding on the interior walls is both old and new terrazzo unlike on the facadewhere it’s exclusively new terrazzo. The old terrazzo dates back to 1963. Some of the terrazzo finishes had not been affected by the fire and only needed specialist cleaning. In about six months the washed terrazzo and the new terrazzo will match in colour in such a way that one wouldn’t be able to distinguish the old from the new. To add on to the two ablutions on the first floor and the disabled one on the ground floor, another set of ablutions can be found on the second floor, two for men and two for women again side by side. These are modern restrooms complete with granite countertops, drop-in basins and hand dryers. Twelve more restrooms are to be established in the basement in the second phase of the project. The floor on which the dining area sits had to be extensively restored. Water penetration had damaged the beams so much that the floor was unstable and threatened to cave in. After the structural assessment, instead of removing the damaged concrete beams, the original beams were repaired and thereafter, extra steel beams were added to ensure maximum safety in the case of carrying capacity exceeding the specified load. A special chemical was sourced from South Africa to repair the beams and the beams were restored to 98% of their original integrity. The kitchen is right beside the open sitting area and is designed in line with the fire bureau regulations to withstand heat in case of future fires breaking out. Adalet fitted the kitchen with thick 2-hour fire rated double doors and a fire escape system with firefighting water tanks being installed in the second phase of the project. A solar geyser is to be installed later on for the purpose of supplying the kitchen with hot water. A 5000-litre water pump delivers water into the two large reserve tanks installed on the rooftop. Water is then supplied from the tank to all parts of the building by gravity. This is a temporary measure as water will be pressurised in the second phase of the project. Also on the cards is a solar power project expected to take most of the space on the rooftop. The long-term plan is for the shopping arcade to run exclusively on solar. The exposed flooring on the rooftop has also been waterproofed using a torch on waterproofing membrane to guard against water penetration as had happened before. 38

The refurbishment of 123 Chinhoyi Street Mall conveys a breath of fresh air to its urban context which is downtown Harare. This invigorating adaptive reuse of the building is forward looking both in its concept and design. It contributes to sustainable urban developments within a critical zone of the city currently grappling with urban decay challenges. Through its conversion to an inclusive mixed-use facility, number 123 Shopping Arcade helps propel downtown Harare towards a world class-city status in the near future. It is such projects that are at the core of Studio Five Architects an awardwinning architectural company based on five principals: 1. Inclusivity (including access for disabled and blind people). 2. In around 2017 DPA was formerly incorporated and they started supplying power solutions for residential and commercial clients. DPA has recently rebranded, in November 2021, to DPT (Distributed Power Technologies). DPT is a part of Econet Global Group which has since been restructured to become Cassava Technologies, also the holding company for Liquid Technologies, Africa Data Centres, Vaya Technologies and others. Econet Wireless Zimbabwe is a sister company. Cassava Technologies is Africa’s first fully integrated technology company which stretches across the continent with operations and activities in more than 15 countries. Cassava Technologies’ business incorporates digital services and infrastructure, fibre broadband networks, data centres, and renewable energy, as well as cloud and cyber security, fintech, and digital platforms. Cassava Technologies’ aim is to provide a digitally connected future for the whole of Africa from major cities to more remote areas. While DPT plays a vital role in realising Cassava Technologies’ goals by providing clean, affordable, environmentally friendly solar power solutions to support digital connectivity, they also provide hybrid power solutions 46

for many different C&I (Commercial and Industrial) applications – like the Ratelshoek project, an estate which is part of the Tanganda Tea Company. DPT operates across the region with special focus on projects in South Africa, Kenya and Zimbabwe. They have also successfully completed solar power projects in Ivory Coast, Burundi and DRC. Just a few of DPT’s recent key projects in Zimbabwe include installations for the Surrey Group in Marondera, Schweppes - Willowvale and Beitbridge Juicing Plant, Luxaflor Roses Farm in Mazoe and UNESCO HQ in Harare. Recent regional projects include Nanyuki Cottage Hospital in Mt Kenya Region, and Makro South Africa. DPT’s focus is on engineering, procurement and construction of hybrid solar solutions to power businesses. They design, develop and construct projects from 50kW to 5MW working with local construction teams to build and deploy the systems. DPT has a sister company, Ugesi, that focuses on retail solar for smaller, mostly residential, projects and they will be introducing an “energy as a service” financing scheme this year. DPT offers flexible finance schemes which include a Power Lease Financing plan whereby

they raise the finance through investors, and offer a 15 year payment model on a fixed monthly rate with an option to purchase or renew at the end of the lease agreement. There’s no initial deposit and DPT continues to monitor and maintain the project for the lease period at no additional cost. Many people consider the initial cost of solar power to be a deterrent but this option makes solar power a more attractive and affordable solution. The second option is for customers to purchase the installation upfront and own the assets outright, while DPT will continue to offer a regular maintenance service. According to their website www.dpaafrica. com, “The company guarantees its customers zero technical risk, by employing the best technologies available. DPT takes full responsibility for funding, engineering, procurement, installation, monitoring, maintenance and warranties”. Apart from DPT’s comprehensive energy management service they also provide remote monitoring and reactive maintenance of customer power equipment. DPT monitors all installations real-time and you can monitor your energy use on your own digital devices.


DPT has a technology partnership agreement with world leading French company EDF (Électicité De France) to jointly develop C&I hybrid energy solutions in selected African markets. EDF are a shareholder in the Kenya operation. DPT also has a partnership with the renowned clean energy company Tesla to supply and install Tesla Powerwall for DPT customers in telecoms and commercial businesses. They have installed Tesla Powerwall for Econet Wireless Zimbabwe base stations. DPT’s choice of technology is top tier from manufacturers including Canadian Solar, SunPower, Huawei, SMA, Schneider, Tesla and Blue Nova. This allows DPT to extend warranties up to 25 years to their suppliers. DPT offers a variety of solar solutions: Grid Tied – solar power when sunlight is available; Grid Tied with Storage – solar energy is stored in batteries to be used when sunlight is not available; Blended Systems which integrate solar, batteries and generators to ensure 100% power availability 24/7 with seamless switch over between the power sources. On construction of solar projects DPT works with Construction Partners with large workforces who regularly train solar installers. DPT has expertise in project engineering and solutions design and has dedicated operations and maintenance teams to support all their installations. They also work closely with small scale IPP (Independent Power Producers) developers with ‘ready to construct’ projects.

Although DPT’s current focus is on solar power there are plans to expand into other areas of alternative power supply. DPT CEO Africa, Norman Moyo has recently stated, “Our core technology of choice remains solar PV plus lithium battery technology, however we are expanding our generation technologies to include, wind and hydro energy to ensure that we deliver renewable energy efficiently.” Tanganda Tea Company recently commissioned DPT to install a 1.8 MW ground mounted hybrid power solution with PV (photo-voltaic) and diesel generator. Work on the project started in Jan 2020 and it was commissioned in 19 October 2020. At the time it was completed it was the largest PV plant built for self-consumption in the C&I sector in Zimbabwe. Tanganda has gone on to commission two more solar power systems for other estates. Tanganda decided to invest in solar power for a number of reasons. The ZESA power supply in the area is notoriously unreliable which was causing major disruptions and delays in their productivity. Tanganda previously relied solely on diesel generators during periods where the grid power was down which was becoming prohibitively expensive. They’ve since reported substantial savings on diesel costs during power cuts. They have increased crop security through having consistent power for irrigation and they also utilise the power for manufacturing and packaging with less

down time. Power from the system is also fed into the local villages helping to improve their lifestyle. Tanganda also took into consideration the environmental benefits of solar power. There’s a significant reduction in the use of non-renewable fossil fuels and hence less air pollution and reduced greenhouse gas emissions. Less trees in the area are being cut down for cooking and heating helping to preserve the environment. These are important factors especially in these times of climate change and global warming! DPT continues to provide 6 monthly check ups inspecting the wiring and switch gear and ensuring the continued smooth operating of the system. Daily maintenance, carried out by Tanganda, includes visual inspections washing the panels when required to remove any accumulated dirt and debris and planting lawn around the site to lower the ambient temperature and reduce the dust which can settle on the panels. Tanganda also has a 24 hour operator on site to manually attend and override any technical problems should they arise. Commenting on how they see the future of solar and alternative power in Zimbabwe, Africa and across the world, DPT said, “Future focus will be more on smart grids, distributed systems, and energy efficiency. The generic vision is to create a virtual electron economy in which extra power from a building can be used up by another building within cabling radius through an intelligent meter,

ST ANNE’S IS A PRIVATE ROMAN CATHOLIC HEALTH FACILITY LOCATED IN AVONDALE, HARARE. IT WAS STARTED 1937 BY THE CATHOLIC SISTERS OF THE LITTLE COMPANY OF MARY. THE HOSPITAL HAS VARIOUS DEPARTMENTS WHICH INCLUDES OPERATING THEATRES (OTS), INTENSIVE CARE UNIT (ICU), CORONARY CARE UNIT (CCU), HIGH DEPENDENCY UNIT (HDU), EXECUTIVE EN SUITES, PRIVATE SINGLE ROOMS, GENERAL WARDS AND THE PAEDIATRIC UNIT. health profile In 2021 St Anne’s commissioned local company Distinct Design and Construction (DDC) to design and build a brand new helipad on the hospital grounds. Work on the project started in September 2021 and construction was mostly completed by the end of November the same year. Relevant authorities were engaged to ensure compliance with regulatory requirements. These include the Environmental Management Agency (EMA) and the Civil Aviation Authority of Zimbabwe (CAAZ). After clearing and levelling the site approximately 1 metre of soil was removed. Preparing the site for the concrete slab involved installing four layers of sand and gravel which were each hydraulically compacted and rigorously tested before the next layer could be added. The surface layer is 300mm to 500mm of grade 35 concrete, usually used for pile foundations, with a lattice work of 12mm deformed steel bars for extra reinforcement. The concrete premix was supplied by Scribante – about 40 loads of 6-8 tonnes each – and cast in 3.8m2 sections with expansion joints in between. The slab took about 28 days to fully cure and had to be periodically hosed down with water to ensure it reached the correct strength and didn’t harden too fast and crack which would have compromised the final integrity and strength. The helipad structure was designed in accordance with specifications from the Civil

Aviation Authority of Zimbabwe (CAAZ) and can support a load of up to 60 tonnes. There’s also a backup power supply so the landing pad can be used at night even when there’s no electricity. CAAZ has installed the radio communication system for air traffic control as well as a windsock to help guide the pilots’ landing and take-off. DDC also designed and built 140m of covered walkways so gurneys can access the landing pad and transport patients to and from the

hospital. One side of the passageway leads to the paediatric hospital while the other side gives direct access to the main hospital. There’s also ambulance access to the site for accidents and emergencies. Structure and Design spoke to Maria Ngwirima, General Manager P.A., at St Anne’s Hospital who kindly supplied more background about the project. 1. Why did St Anne’s decides to invest in a helipad and why now? St Anne’s Hospital has always endeavoured to achieve and maintain the highest standards of healthcare service delivery in Zimbabwe. As a hospital, we have a holistic approach to our care, with a vision to make St Anne’s Hospital a one-stop medical hub. As such, plans to build a helipad as one of the essential services have always been in place. As well as this, operational experiences of serving patients from the region also supported/ augmented the decision. Concretely, there are instances where time to access services can be the difference between life and death. For example, during the covid-19 pandemic, there was a great need for timely access to medical facilities. The helipad for St Anne’s would help in achieving quick access to services for patients from any part of the country and the world. In case of emergencies and outbreaks, the facility will be availed for the purpose of saving lives. All in all, this was a worthy investment for the good of humanity and the nation at large.

2. Is the construction of the helipad intended to bring St Anne’s facilities up to international standards and also in line with the recent renovations and updating of the hospital’s other facilities? Yes, it is. The standards have to be international and the recent and ongoing renovations and updating of the hospital facilities are part of the plan. Everything has to match up. 3. I presume the helipad would be used to bring accident and emergency patients to the hospital from remote areas. Is that correct? This is correct. The helipad would be used to bring patients from any point, near and far. The need to treat and serve all with dignity and respect guides St Anne’s Hospital in service delivery. 4. Would other hospitals be able to make use of the helipad? If a patient needed to be transported from a remote area to a medical specialist in Milton Park could they make use of your facility? Yes. Other hospitals will make use of the helipad.

Terms guiding this will be put in place to avoid inconveniences in service delivery between and among healthcare providers. 5. Are there only certain medical services like ACE or MARS that are allowed to use your helipad or is it available for anyone? Currently, there are no ambulance service providers listed although some have shown interest in the use of the helipad. Engagements with those that have shown interest and those who will come after will be dealt with as they present themselves. However, any registered ambulance service provider who meets approved requirements and standards for such purposes will be allowed to use the facility. 6. What else could the helipad be used for? Emergency deliveries of drugs and medicines? The helipad will be used for any medicalrelated emergencies, guided by the SOPs and Guidelines. Any need for use of a helipad that may arise will be authorised as long as it is within the agreed terms.

7. I presume most flights would be bringing patients in to the hospital. Would it also be used to take patients out from the hospital to the airport or to other facilities? The facility will also benefit patients who need to be ferried from the hospital to the airport or any other health facilities. 8. How did residents in the area respond to the building of the helipad? The advertisement for the helipad was flighted 4 times in our local newspapers and no objections were received. This led up to the next step of the actual construction of the helipad. Some residents were not happy to see some of the indigenous trees which were on the route of the helipad being cut down. There were some emotions attached. 9. How are St Anne’s (and the patients) likely to benefit from the new helipad? An easy and timely movement to access health services that need airlifting.

EACH PROJECT WHICH LIZ HAS DONE AT DANDARO HAS BEEN UNIQUELY TAILORED TO SUIT THE OWNERS’ NEEDS – AND ALL OF THEM HAVE A DIFFERENT AND DISTINCTIVE STYLE. 56

Liz consults extensively with the owners and together they work out the interior design plan and the finishing details. The body corporate at Dandaro discourages alterations to the exterior style and the footprint of the homes although the addition of verandah extensions and covered porches is permitted. The policy is intended to maintain the look and character of the Village but owners are free to customise the interiors – including the structural layout – to suit their specific tastes and requirements. Howes and Homes has recently finished renovations for two more homes with very different results. Over the years Liz has built up a great team of subcontractors which she frequently works with, including highly skilled builders, carpenters, artisans and craftsmen. Her personal supervision and attention to detail ensures that every project is completed to a high standard, on time and on budget. The first home we looked at is a very clean and modern, open plan design where a number of the internal walls were moved, or completely demolished, to totally transform the internal plan and function of the spaces. Probably the most significant change was to the master suite. The wall between the main bedroom and the smaller guest bedroom was removed to create one generous and spacious bedroom and the bedroom door was moved so there is now direct access from the lounge. The existing built in cupboards from both bedrooms were removed and recycled and refitted in a more convenient layout creating an informal dressing area and some relaxed seating space. Part of what was originally a guest bathroom has now been incorporated into the main en suite so there’s now space for a tub as well as a large shower, and a new toilet and vanity were fitted. Because of the clever new layout there’s still space for a separate guest toilet with access from the lounge. New tiles and fittings were installed throughout and new plumbing was fitted to accommodate the changes. Despite making the two existing bedrooms into one there’s still a second guest suite. What was originally a domestic helper’s bedroom and bathroom have now been incorporated in to the main living space. The domestic worker’s rooms were previously self- contained and independent from the main house with access only from the small enclosed kitchen courtyard at the side of the house. Large double cabinets in the kitchen were removed so a door could be fitted from the kitchen to the guest suite which has an ample bedroom and a separate shower room with a toilet and vanity. The original doorway from the courtyard was bricked up and new windows were installed. ISSUE 48

Other structural changes included bricking up the Lazyman garage door and demolishing the interior wall between the storeroom and the study. A new window - matching the existing windows – was installed alongside the main entrance to the home. This effectively doubled the size of the study/ home office making it a bright, spacious space to work with a view of the entrance and the small front garden.

The position and the layout of the open plan kitchen was not dramatically changed although the existing cabinets were updated with new doors and handles, new pot drawers were fitted, as well as a new double sink and new taps.

Provision was made for fresh, up to date appliances. The wall and floor tiles were replaced and new granite counter tops and splash backs were fitted. It’s now a neat, modern kitchen and feels like an integrated part of the main living area.


Howes and Home’s scope of work included all the new electrical and plumbing work, repairs to the ceilings, cornices and skirting, new lighting, new floor and wall tile finishes and a fresh coat of paint inside and out. In the lounge the fireplace surround was renovated and a new mantelpiece fitted as well as built-in shelving and cabinets on one side. The back verandah and the courtyard were freshened up and even the front door was repainted. It’s now an elegant and functional home that’s perfectly suited to the owner’s needs and incorporates her style and taste. The second home Liz renovated is quite different in both the style and the interior layout. The most distinct difference inside this home is that rather than preserving the open plan layout between the kitchen and the lounge a new wall has been built to completely separate the two rooms. The kitchen breakfast counter, which previously demarcated the two spaces, had to be moved back and refitted to accommodate the new partition wall and a moulded door from the lounge to the kitchen was fitted. In the kitchen the cabinets were refurbished with provision made for deep pot drawers and new appliances. Granite tops and splashbacks were fitted and the floor and wall tiles replaced. A generous pantry cupboard was provided for extra storage. The kitchen leads out to the side courtyard/ utility area where a new roof was supplied and fitted made up of a combination of solid Chromadek and translucent sheets. There’s a small gap between the top of the wall and the roof to allow for natural ventilation. A new laundry tub was fitted to replace the

old fibre cement one. The door to the staff bedroom and bathroom remains in its original position in the utility area so the staff accommodation is completely separate from the main house. In the lounge the fireplace has been refurbished with a new surround and mantelpiece, the door to the guest toilet has been bricked up and new floors were installed. The existing glass and aluminium doors which led to the old verandah were moved outward a few metres to create a new dining room area incorporated into the main living space. In contrast to the first home this home is filled with solid timber furniture and bookcases, original artworks and ceramics which gives it a more traditional character as opposed to the modern feel of the first home. Because the original verandah at the back has now been incorporated into the living area to create the dining room Howes and Homes added a new verandah extension. A floor slab was cast approximately three metres deep and extending part way across the back wall. A Chromadek roof was fitted with Alububble insulation and a tongue and groove ceiling beneath and a partial wall built on one side for privacy. ISSUE 48

Within the house the two original bedrooms have remained the same size with the smaller bedroom now used as a dressing room. The main en suite bathroom has been made larger by incorporating space from the old guest bathroom and a new toilet and shower have been installed. Fittings have been updated and new floor and wall tiles fitted to create a more generous, functional and attractive bathroom. A new guest room, with a small en suite, has been created at the front of the house. The existing garage has been divided in half with a partition wall so one half becomes the guest bedroom – with a new window - and the other half, at the front, is now used as a workshop. Unlike the first house, the Lazyman door is still in place and functional. A guest bathroom has been fashioned with space taken from the kitchen recessed area and the staff accommodation and now has a shower, toilet and vanity.

Similarly to the first house the scope of work covered all the main construction as well as the plumbing, tiling and electrics – including the installation of a solar pressure geyser and moving the DB board and change over switch from the garage to the kitchen. Ceilings, cornices and skirting were replaced or repaired where necessary and the interior and exterior were repainted. All the floors were tiled or fitted with new carpets and even new curtain rods and blinds were installed. New door locks and handles were fitted and a new stable door was fitted at the front entrance. Comparing the end results of the two renovations shows Howes and Home’s versatility and the wide scope of their expertise. Attention to detail and close supervision ensured the success of both projects. ISSUE 48

Kaylite King Pvt Ltd, based in Workington, Harare is the only manufacturer of expanded polystyrene (EPS)/ Kaylite in Zimbabwe. They have recently upgraded manufacturing facility to include a paneling line that manufactures insulated panels for freezer and cold rooms.
