PUBLISHER’S NOTE

Dear Readers, As you can feel in the warmer air, springtime in Florida is finally here along with all the wonderful experiences that this season of new energy and excitement brings. After that unusual freeze and devastating flu season we had this winter, the more comfortable temperatures and longer days are a pleasant reminder of what Florida weather is all about. On top of it all, our economy is in a great mood, the housing market is on the upswing and our local businesses are blossoming. Spring is the season of new beginnings, which makes it the perfect time to jump into the real estate game. Our research team is continually monitoring the local, regional and international markets, and it reports that our residential home prices are comparatively lower than those around the globe. Why wouldn’t you want to invest in a new property in one of the most exciting city in the country? There’s no need to look any further than the current Tampa housing market that is still priced amazingly reasonable. But be sure to act sooner than later; prices on the rise again. (YES!) Unlike other publications in the City, we feel a responsibility to give our readers solid and valuable resources to help make decisions in their everyday choices, from finding the latest looks for spring to discovering the best local services, and you all know that we love your input. Your comments, questions and concerns are welcome with our ‘open door’ policy of transparency, so don’t be afraid to contact us directly. It’s so important to us that you play a vital role in informing our business clients that you saw their advertisement in Tampa Style… where “real value” is found every time!

OFFBEAT FRIENDS GET THEIR OWN EXHIBIT SALVADOR DALI & MARCEL DUCHAMP

By Yngrid Lindores

The catalogue for The Dalí Museum’s new exhibit, “Dali/Duchamp,” explores the friendship and strings of influence between the two artists. Duchamp’s groundbreaking assemblages and readymades are put on display, while Salvador Dali’s most inspired and technically accomplished paintings and sculptures are showcased. Convergence between the two mavericks is also shown within collaborative pieces. The exhibit is made up of approximately 60 pieces of artwork, including some of the artist’s lesserknown pieces: photographs by Dali and paintings by Duchamp, all of which invites visitors to examine the relationship between Salvador Dali and Marcel Duchamp. Their friendship commenced during the early 1930s when Marcel Duchamp met Salvador Dalí through the surrealist group in Paris, and the pair remained close until the Duchamp’s death in 1968. The exhibit is presented in the form of a conversation that highlights the parallels and crossovers in Dalí’s and Duchamp’s work. Both artists shared similar interests, such as wordplay, optics, and games. These interests can be seen as reoccurring themes in their separate bodies of work. Yet another theme

the artists shared was symbols of eroticism. In other words, these two were not afraid to push boundaries and mix irreverent concepts in order to create thought provoking pieces. That shared sense of humor and audacious attitude is perhaps what helped encapsulate them as notable figures, even to this day. The sense you’re supposed to get as a visitor is that these two iconic mavericks were more than just art history’s odd couple; they challenged and thus altered the conventional views of art. Consider this: Since Dalí and Duchamp’s art projects in the 20th century, Salvador Dali’s famous lips continue to inspire designers with considerable acclaim, Marcel Duchamp’s readymades are still concepts used in modern art, and their shared artistic tenor for erotic innuendoes still circulate modern art collections. What’s more is that the irony—the mix of silliness and intelligence, and the madcap that they embraced—is still used as a source of inspiration by artists today. To pay homage to these two greats and see their assortments of art, in the flesh, head over to The Dalí Museum in St. Petersburg, Florida; the exhibition will be going on until May 28th.

“WHILE TAHITI, FIJI AND POLYNESIA HAVE THEIR STUNNING BEACHES AND CORAL REEFS, NO OTHER PLACE ELSE ON EARTH CAN MATCH THE ACCESSIBILITY, BEAUTY, FRIENDLINESS AND AFFORDABILITY OF THE BAHAMAS.”

TRAVEL ‘N STYLE

PRIVATE FLYING TO

THE BAHAMAS... By Elliot Mintzer, President of MySky Aviation

There’s no place on Earth like The Bahamas. It almost seems like the entire chain of 700 islands was imagined and created by some ancient person with a passion for intense beauty and tranquility. While Tahiti, Fiji and Polynesia have their stunning beaches and coral reefs, no other place else on Earth can match the accessibility, beauty, friendliness and affordability of The Bahamas. If you add unmatched snorkeling, fishing, diving and boating, you begin to see the place for what it is: paradise. A lot has been written about this chain of islands that dot the mesmerizing emerald and turquoise waters southeast of Florida, and there’s a reason they appear in publications around the world. In layman’s terms, they’re tailor-made for private flying and there’s no better way to experience these unbelievable islands. Some 54 landing facilities cover 100,000 square miles of shallow, swirling blue water strewn with more islands than Polynesia or Hawaii, including 2,000 pristine inlets and cays (pronounced “keys”). Five percent of the world’s coral reefs live here, with sea life to match. The people of The Bahamas have wisely fostered a deep love affair with pilots and airplanes and have created a burgeoning and friendly infrastructure that beckons them.

But there remains an enormous percentage of people who have never ventured to The Bahamas. Island hopping in the Bahamas should be on every travelers bucket list. It’s fun, exhilarating and surprisingly easy to do, even in a small airplane. Getting out on the water—whether by swimming at Harbour Island’s spectacular pink beach, bonefishing off Andros, or whizzing through the massive Atlantis waterpark on Paradise Island. Taking part in (or at least watching) the wild parades of Junkanoo, the islands’ most exuberant local celebration. Sampling fabulous Bahamian dishes like conch fritters, fried grouper burgers, and stone crab claws—along with bottles of the great local beer, Kalik. So why private flying….It’s About Time. Private flying allows you great access to all these remote islands commercial airlines cannot serve. From Orlando, you can be in the Bahamas in under 90 minutes and in tropical paradise. Boomerang Air Charter located at the Orlando Executive Airport www. flyboomerang.com offer private TurboProp service for 9 passengers or less in the Swiss crafted Pilatus PC12. BMW designed interiors provide luxury and comfort that surpass commercial airlines. Reaching the islands is a breeze….

A BEACH IN A BOWL Welcome the warm weather with this lively blue tropical punch drink By Lauren Hough Bigger is definitely better this summer, and we’re not just talking butts. We’re talking cocktails. Say goodbye to dainty cocktail glasses and hello to your new best friend this summer: fishbowls. Yes, we said fishbowls. A hand picked blend of fruitflavored liquors, delectable juices, and Swedish Fish candy will send your tastebuds swimming. Not to mention, it’ll make you feel like you’re sipping straight out of the Great Barrier Reef -- if the fish were made of candy and the salt made of alcohol, of course. Top it off with bright bendy straws that, with an imaginative mind, mimic the

beauty of coral reefs. These fish-themed cocktails are delicious, fun, and most importantly, 25 times bigger than your typical cocktail. For first-timers, we recommend a friend or two to aid with the journey; unless, of course, you routinely drink a gallon’s worth of cocktails at once! Fish bowls make the perfect summer treat, whether you’re on the beach already, or looking for a drink that’ll transport you there. Share them with friends on a hot summer day, or have one all to yourself -- we’re not judging!

BEARD ETIQUETTE

The Do’s and Don’ts of Beard Styling These days, you never know what kind of men’s facial hair trend is next. We’ve seen everything from infamous handlebar mustaches to actual braids filtering down from a far, far too overgrown beard. Don’t fall victim. Gentlemen, if you want to know how to style your facial hair, listen up, ’cause we’re about to share with you the do’s and don’ts of beard styling. We’ve even included a guide for determining the best beard style for your specific face shape. (And if your beard falls into one of the “don’t” categories, well, that’s none of our business.) DO keep your facial hair trim and cropped. Nothing is worse than men with overbearingly long and messy beards. Who wants to go in for a kiss but get a mouth full of facial hair instead? So unless you want your date to run in the opposite direction, we suggest running over to your local barber shop and getting a trim, pronto. DO keep it simple. Women aren’t attracted to crazy styles like the ones mentioned above, so lets keep the muttonchops to a bare minimum. When choosing your style, make sure to keep your face shape in mind. Different styles will look different depending on the person. Someone with a square face rocks styles differently than someone with a round face and vice versa. Take a look at our Face Shape Guide to determine what style will work best for you!

By Lauren Hough

DON’T blindly begin to shape your facial hair yourself -- at least not at first. Chances are, if you’re reading this you need some serious facial hair refinement, and if you attempt an “At-Home Chin Strap” or a “Do-It-Yourself Goatee,” you’re looking at making things 10x worse for yourself. So please, do us all a favor and schedule an appointment with a professional. DON’T accessorize your beard. Not with braids, not with beads or strings, not with crazy hair dye, and definitely not with the food you ate for lunch. Though you’ll definitely be turning heads, it won’t be for the reasons you’re hoping. Face-Shape Guide Square Face: Keep your hair looking fuller in the middle and shorter on the sides. Round Face: Grow your hair a bit longer at the bottom and keep it shorter on the sides. Rectangular Face: Keep the sides a bit longer while trimming the front shorter. Oval Face: You got lucky -- take your pick from any of the styles!

Warm weather is approaching fast and that means summer vacation is right around the corner! Though it’s still only March, it’s never too late to start getting your summer body beach-trip ready. So don’t get left in the dust! Get ready to be kickin’ it with your besties beach side, feelin’ and lookin’ better than ever. But don’t start stressing just yet. We’ve got some great tips for easy, stress-free workouts to get your peach plumper than ever! Don’t have the time to make it to the gym? We’ve got your back. Some of the best workouts for your bum can be done right in the comfort of your own home. And you’ll only need a few things to get started: resistance bands, some dumbells, and some steps! But don’t think you need to run to the store and get everything mentioned right away; you can get your booty poppin’ without any equipment. Or get those creative juices flowing and substitute dumbells for some gallons of water (you’ll need them anyway!), or make some use of those longforgotten books on your bookshelf to substitute for some steps! Resistance bands are one of the best tools to get toned. Add them to any excersise you do, and the exercise instantly becomes 10x harder and 10x

more effective. Begin with a moderate strength band and work your way up from there. Some great excersises to try out with resistance bands are deadlifts, donkey kicks, hip thrusts, and hip abductors. Start your workout with a circuit of these 3 excersises - doing each 20 times a piece and you’ll have a sculpted rear end in no time! Another staple is the widely known and user friendly dumbell. You can choose anywhere from an easy 3-pounder, or, if you’re feelin’ it you can work all the way up to an astonishing 375 pounds (though that might be pushing it just a little bit!) With the help of dumbells, your squats and lunges will be that much harder and that much more effective. If you’re looking for a challenge, you can even throw on a resistance band and double the intensity for a more extreme workout. Steps can also be incorporated into almost every excersise. Getting bored with squats? Try jump squatting onto your steps! Or try out some inclined lunges for a bit more definition. Combine these tips and techniques in a way that works for you! Everyone is different, but one thing is constant for everyone - consistency is key. Grab a friend and get to squatting! Your butt isn’t going to shape itself!

With so many technological advances, it’s no surprise more and more people are working from home these days. Working from home allows space for saving gas and childcare. Besides that, it allows you to separate more time for family. Laboring at home also brings freedom to decorate the work space in any way you’d like. Whether you are just beginning to adorn your area or you are remodeling it, here are two helpful tips to always implement!

Decorate your walls An important aspect of an office environment is its atmosphere. How well does it inspire you? A good tip is to avoid bare walls. Add splashes of color by hanging chosen pieces of artwork or a canvas with your favorable quotes. Let there be light Good lighting is key in nice spacing. First, consider natural light. Where is your window located? It is often a good idea to situate your desk nearby it.

New Year, New Colors

By Georyana Santos

2018 is moving in a new direction. Goodbye, pastel tones! It’s all about bold hues this year: red, blues, vibrant greens. Neutral palettes have made an exit and it seems like they’ll be taking more of a background position on interior walls. For example, you can have a bold color such as hot pink, but different shades of the same tone. Jazz up your home space by adding a few statement colors!

If you desire a warmer, more comfortable atmosphere during the night, chase after ambient lighting. Use rope or string lights and position them in a creative format. Hang a collection of pictures on the walls and place the lights around them for decoration. Ambient radiance can be a good stress reliever.

I know that sometimes using your hands is more convientient, but unless you really wash your hands right before touching your makeup, the dirt and germs on your hands can irritate the skin. Use a makeup brush or sponge instead and clean them regularly. With that being said... Using dirty makeup brushes and tools This may be worse than using your hands! By not regularly washing your brushes, a lot of bacteria and germs will build up in the bristels. Each time you use your brush, you are applying those bacteria all over your face and worse, your eyes. You can purchase brush cleaners, or simple soap and water works fine!

Not washing your face at night It is very important to wash your face before you go to bed. Even more so if you have a full face of makeup on. You can use makeup wipes, but they aren’t enough. When wearing a full face of makeup, oils can get built up under the heavy makeup and can cause breakouts. So wash your face fully to avoid those nasty break outs. Read the lables When buying makeup, try to find water-based products. To limit any irritation, look for makeup labeled non-comedogenic, hypoallergenic, and fragrance-free. And if your skin is extra sensitive, maybe consider oil free moisterizers or ones that use natural oils. Covering your acne with makeup Perhaps makeup may or may not be the main cause of your breakouts, but covering up your acne is just making it worse. Applying makeup irritates your skin, which can cause inflammation and more severe acne. Also the makeup makes it harder for your pores to unclog.

DON’T MISS THE BEAT

By Courtney Caggiano

As you step into spring, the most attractive accessory is confidence, and no one knows how to rock their confidence more than Demi Lovato. At the young age of 25, Lovato has overcome a world of insecurity, obstacles, and critics and is here to encourage you with her latest album, Tell Me You Love Me. She might unashamedly declare that she’s not sorry in the hit single that championed the charts in 2017, but courageously flaunting her self-assurance like a second skin has not always been easy for the “Sorry Not Sorry” singer; her newfound boldness marks the victorious end of a long road paved with doubt and inhibition. Tested by a lifetime of heartache and hardship, Lovato has battled back from her diagnosis of bipolar disorder, found refuge from addiction, and recovered from an eating disorder. She has learned to embrace the difficulties that have plagued her past and has grown stronger from the fight. In 2015, Demi Lovato spearheaded a music inspired movement to free women from the traps of comparison and self-consciousness. Her song, “Confident,” shared Lovato’s belief that there’s nothing wrong with being confident in your own, unique body—a trait that has been tough for Lovato to epitomize. Perhaps the most challenging factor in

Lovato’s life has been her struggle for self-acceptance. Discovering the beauty of her natural figure and viewing her curves with positivity takes chief importance in Tell Me You Love Me, Lovato’s musical manifesto. The singer has stated that the album is about her journey of growing up and finding herself, with learning to value oneself as the most significant lesson to be learned. While many of the songs seem to be about past relationships, a closer listen will hint at a more metaphorical relationship, such as the dependency Lovato has had with vices—including using food as a medicine. “You Don’t Do It For Me Anymore,” might be about a former lover, but it is more dimensional, exploring the freedom of bidding her addictions adieu. The title track of the album expresses Lovato’s understanding of the necessity of becoming vulnerable—not just with others, but also with herself. Through powerful emotion, the songstress opens up to the fragility of a heart letting itself be loved, and realizes that this love needs to begin with herself. She sings, “Everything I need is standing in front of me, I know that we will be alright,” as a mantra for those longing for confirmation of their own worth. This inspiring message is central to Lovato’s platform of teaching others to love themselves and take care of their mental, physical, and emotional health, and her passion for a mind, body, and spirit that are full of vitality is a hallmark of her current North American tour. Hitting the road with DJ Khaled, the bombshell singer is making her way to Tampa on March 31. The show is sure to include fiery fan favorites and uplifting new tunes that will invite you to live your best life this spring and learn to love yourself all year long. STYLETOME.COM |

CELEBS BANNED FROM FOREIGN COUNTRIES By Riesa Pascal

Some celebrities have to learn the hard way that fame comes with a hefty price! That price is an increased level of scrutiny from the public eye and all over the world. If you’re not careful, you may just end up offending a foreign government and forever losing your right to step foot across their border. Surprisingly, the list of celebrities banned from foreign countries is quite a lengthy one, so this month we’ll narrow it down to the most popular country on the list—the People’s Republic of China!

CELEBRITY SOUP

Name dropping isn’t going to get you out of this one! KATY PERRY In 2017, the singer-songwriter was banned indefinitely from China which prevented her from performing at the Victoria’s Secret Fashion Show in Shanghai. Her ban comes from an incident in which she donned apparel in support of Taiwanese anti-China protesters during her 2015 Prism tour.

JUSTIN BIEBER In 2017, the Beijing Municipal Bureau of Culture spoke of Justin Bieber in a statement saying “Justin Bieber is a gifted singer, but in order to maintain order in the Chinese market and purify the Chinese performance environment, it is not suitable to bring in badly behaved entertainers.”

SELENA GOMEZ Pop artist Selena Gomez is rumored to have been banned from China and forced to cancel her shows when a 2-year-old picture she took with the Dalai Lama resurfaced in 2016.

BRAD PITT Hollywood heartthrob Brad Pitt was banned from China for more than 15 years due to his role in Seven Years in Tibet, a film that the government was particularly offended by due to their pro-Tibet views.

MILEY CYRUS In 2009, the Hannah Montana star was banned from entering or performing in China after she posted a racially insensitive picture of herself using her fingers to make her eyes look slanted.

HARRISON FORD Despite starring in the world’s most successful media franchise, Harrison Ford has been banned from China since 1995 because of his outspoken advocacy for a free Tibet.

MCLAREN SENNA:

THE ULTIMATE

ROAD-LEGAL TRACK CAR

The McLaren Senna has been designed, engineered and developed with single-minded purpose: to be the ultimate McLaren trackconcentrated car for the road. Legalised for road use, but not sanitised to suit it, the new Ultimate Series deliberately compromises McLaren’s trademark breadth of supercar daily usability; instead it provides the purest connection between driver and car, to deliver the most intense circuit experience of any road McLaren. The technical recipe is classic McLaren Automotive supercar, a pedigree established and earned in the short time elapsed since the pioneering sports and supercar company was founded in 2010, but taken to another level entirely in the McLaren Senna. Ultra-lightweight construction, with carbon fibre chassis and body panels. Mid-mounted, twin-turbocharged V8 McLaren engine. Rear wheel drive. Sophisticated race-derived suspension that delivers an unparalleled blend of control and dynamic balance. Electro-hydraulic steering that rewards accurate inputs and gives the purest feedback. And two seats – but with absolute focus on the importance of the one that the driver occupies. The carbon fibre Monocage III chassis that forms the core of the McLaren Senna is a further development of the structure that underpins the McLaren 720S and the strongest monocoque ever built by McLaren for a roadlegal vehicle. Every body panel is made from carbon fibre, in line with a relentless focus on the weight of every individual component that has resulted in the McLaren Senna being the lightest road-legal McLaren since the iconic F1 road car, at just 1,198kg*.

With maximum power of 800PS (789bhp), the McLaren Senna enjoys a power-to-weight ratio of 668PS per tonne. This statistic immediately underlines the performance credentials of the newcomer to the McLaren Ultimate Series, a product family introduced with the McLaren P1™ that is reserved for the rarest and most extreme McLaren cars. Unsurprisingly, there are strong echoes in the new McLaren Senna of the incredibly focused philosophy behind the McLaren P1™; where the latter was designed to be the best driver’s car on road and track, the ambition for the McLaren Senna is for it to be the best road-legal track car, setting a new benchmark for circuit excellence with track prowess absolutely taking precedence. “The McLaren Senna is a car like no other: the personification of McLaren’s motorsport DNA, legalised for road use but designed and developed from the outset to excel on a circuit. Every element of this new Ultimate Series McLaren has an uncompromised performance focus, honed to ensure the purest possible connection between driver and machine and deliver the ultimate track driving experience in the way that only a McLaren can.” Mike Flewitt, Chief Executive Officer, McLaren Automotive

the best on the track. The McLaren Senna driver is hardwired into the dynamic experience the car delivers. Their connection to the car comes through the steering wheel, the pedals and the seat. Every sensation that comes from driving at speed is precisely communicated, putting the driver in total control. The indomitable spirit of Ayrton Senna has always been alive at McLaren and the McLaren Senna will further amplify his global legacy and link to the McLaren brand. “Our family is extremely proud of the naming of the new Ultimate Series McLaren Senna. This is the first project that really connects with Ayrton’s racing spirit and performance. The McLaren Senna honours my uncle because it is so utterly dedicated to delivering a circuit experience that allows a driver to be the best they can possibly be. There is an absolute, seamless connection between car and driver and this pure engagement, these sensory cues that a driver responds to and relies upon, ensure an experience so focused and immersive that you are left in awe of the depths of excellence the McLaren Senna possesses.” Bruno Senna, racing driver and McLaren Ambassador.

Given the famous name that this new McLaren bears, its unrivalled extreme performance and dynamic excellence should be no surprise. The legendary Formula 1 racing driver was renowned for his exceptional powers of concentration and single-minded focus on being

DAYS TO A SIX PACK? By Lauren Hugh

March is here and that New Year’s resolution of getting toned abs is still at the back of your to-do list. In the midst of planning for spring and summer vacations you realize you’ve neglected the one thing you told yourself you were going to accomplish this year: defined abs in time for summer. Worry now begins to kick in because getting a six-pack of abs overnight is virtually impossible ... or is it? Though achieving a six-pack in one night might be a bit of a stretch, taking the week before you go on vacation to crack down on your diet and exercise is going to do your mid-section absolute wonders. Let’s start with the most important aspect to achieving drool-worthy abs quickly: diet. And if there’s only a week before the start of your vacation, your diet needs to be extra rigorous. Try incorporating these tips: -High protein intake -Few grams of healthy fat per meal -Water, water, water -Smaller, more frequent meals -Lots of vegetables -No sugar According to Men’s Fitness, you should also eliminate all possible allergens from your diet, even if you don’t think you have any. Even a slight reaction in your body can cause you to bloat, and if this is the case, you can kiss your abs good-bye. The second most important step to miracle abs is exercising. Making sure to do core

workouts with 10 times the vigor and 20 times the sweat will vastly accelerate the process. In order for these ab workouts to be effective, you need to be motivated and challenged. Otherwise, you’re just going to get bored and give up like you have in the past. To stay motivated and excited, change up your ab routine daily. For example, everyone knows how to do the basic (and boring) crunch, but not everyone is as versed at executing a reverse crunch or a vertical leg crunch. These exercises engage your abdominal muscles better than a crunch could ever dream of, plus, they’re a lot more fun. Try incorporating some of these ab-blasting exercises as well! -Russian Twists with weight

-Hanging Leg Raises -Barbell Ab-Rollouts -Side Jackknifes -Exercise Ball Pull-ins -Flutter Kicks -Leg Raises

“IN ORDER FOR THESE AB WORKOUTS TO BE EFFECTIVE, YOU NEED TO BE MOTIVATED AND

Slow and steady wins the race, and with ab exercises, there is no exception. Slow and controlled movements will maximize results, making for quicker six-pack abs.

CHALLENGED.”

There’s no miracle solution to getting abs overnight. It takes hard work and perseverance. If your mid section is looking more like a six-pack of soda than a six-pack of abs a week before vacation, take this as a lesson to incorporate these tips into your everyday routine. That way, next time summer vacation plans are underway, there will be no last ditch efforts for abs – you’ll already have them.

Always consult with your doctor before going on a new diet or exercise regemine.

Can you still get BIG while on a vegan diet?

NO MEAT DOESN’T MEAN NO MUSCLE! By Lauren Hough

60

| STYLETOME.COM

Calling all athletes, bodybuilders, and gym rats alike – if you’re getting bored with your diet of meat, meat, and more meat, but are constantly worried about losing muscle mass without it, we’ve compiled a list of protein packed alternatives that’ll keep you meat-free, dairy-free, and nutrient-full. The best part? No meat doesn’t mean no muscles. You’ll be forgetting in no time that you ever thought meat was the only way to get your daily fix. I’m sure you’re probably thinking, “How am I supposed to gain muscle on a diet full of vegetables?” And you’re right, you probably wouldn’t – they hold hardly any caloric content. That’s why vegans include beans, lentils, grains, nuts, seeds, and meat alternatives in their diets to go along with all the vegetables. This way, vegans are just as capable of gaining muscle as someone who’s chowing down on chicken, steak, and pork all day – plus you’ll be chock-full of fiber and all sorts of vitamins and nutrients.

It’s not a secret that meat substitutes have had a bad rep for years, but for no reason! Tofu, tempeh, and seitan can taste just as good as meat if prepared the right way. Seitan has been dubbed the best tasting meat alternative out there, and it packs a punch with 75 grams of protein per 100 grams. There are seitan burgers, tacos, ribs – the options are endless. Lentils and beans are also amazing ways to get the protein you need. One cup of boiled lentils gives you 18 grams of protein, while other beans typically give you anywhere from 12-14 grams per cup. Throw a cup of boiled lentils (18 grams of protein), a half cup of seitan (31.5 grams of protein), a cup of chopped broccoli (2.6 grams of protein), and a side of mixed nuts (27 grams of protein) onto your dinner plate and you’ve got just under 80 grams of protein in one meal. Don’t get us started on the world of protein supplement options. Soy, pea, and hemp protein are all complete proteins, which make them a great substitute for whey based protein powders. They’re packed with the same amounts of protein without all the fat and cholesterol. Pea protein is great for increasing muscle thickness, is also cholesterol-free, and is easy to digest. Hemp protein is packed with Omega-3s and fills just about half your daily fiber requirement in one serving. Being aware of your levels of iron, calcium, zinc, and vitamin B12 is important. Many vegans can lack in these departments if they aren’t consuming the right foods. Spinach, kale, and collard greens are great for supplying iron and calcium to your body while nuts and seeds supply your body with zinc (and protein, remember?) There are also hundreds of supplements that can help you out as well. When someone hears the word “vegan” the absolute last thing to come to mind is muscle, but we’re here to change that. If you’re still doubtful of all the benefits, just ask the hundreds of athletes and bodybuilders who have already made the switch and are absolutely loving it. Always consult with your doctor before going on a new diet or exercise regemine.

LIFTING THE VEIL OF SILENCE LEGAL OPTIONS FOR THE VICTIMS OF SEXUAL ASSAULT

It has been estimated over 40% of women in Florida and over 20% of men have been victimized by sexual violence other than rape.1 These statistics are astonishing to say the least. Historically, victims of sexual violence were silenced because of the lack of understanding surrounding these issues and the stigma associated with their victimization. Our culture did not support the open discourse that we see today. Victims had to rely primarily on the discretion of prosecutors and the criminal justice system for retribution. Moreover, even after a prosecution and conviction, a victim’s compensation can be extremely limited in the criminal forum. However, in the wake of the numerous sexual assault scandals that we hear about daily and the #metoo movement, victims have been more willing to pursue their assailants and other responsible parties in civil actions. The veil of silence has been lifted and now is the time, if any, to understand the options that may be available to you if you have been a victim of sexual assault.

Avita M. Samaroo, Esq., M.B.A., Associate with NeJame Law & Mark NeJame jointly contributed to this article

Criminal prosecution plays an integral role in the context of preventing, discouraging and punishing assailants but victims of sexual assault should also be aware that there are other legal forums available to them. Among the limited landscape of options, is the option of pursuing a personal injury claim. Civil suits can always be brought directly against the assailant on intentional tort theories such as assault, battery, intentional infliction of emotional distress and false imprisonment. In assessing the viability of such a suit, one should always consider their goals, whether it be justice, closure, financial compensation or something else along with the likelihood of obtaining a collectable judgment. It would not be wise to subject yourself to the stresses of this type of claim without a full understanding of your goals

and the possibility of actual financial recovery. The legal analysis does not stop with the assailant. You should also consider whether another person or company should be held responsible for your injury. In analyzing the situation, you must ask if someone else was in a position to prevent the assault from occurring in the first place. If that answer is yes, it may make legal sense to pursue a claim against third parties such as an employer, landlord, school, or hospital for not preventing the assault. These causes of action are often based on theories of negligence and can include general negligence, negligent failure to protect, negligent hiring and retention, negligent security and negligent infliction of emotional distress. Given these companies’ ability to prevent the assault and the higher likelihood of actually being able to collect on a judgment, they may be viable targets for legal action. While justice can be found in the criminal forum, the civil forum offers victims other avenues to justice. Filing a lawsuit may seem to be extreme measure but for some, it may be the only way to protect one’s self and receive adequate compensation. If you have been a victim of sexual assault, the most important thing you can do is talk to someone, you are not alone. 1. Florida Council Against Sexual Violence: Retrieved (Jan. 10, 2018) http://www.fcasv.org/information/sexual-assaultstatistics (citing National Intimate Partner and Sexual Violence survey.)

SPOTLIGHT ON REAL ESTATE

WHY SHOULD I INVEST IN

By Hooman Hamzehloui

COMMERCIAL REAL ESTATE? The economic crash of 2008 sent

commercial real estate prices into a free fall. According to the Massachusetts Institute of Technology Center for Real Estate, property values plummeted by 10.6% in the fourth quarter of 2008. As we all know, it only got worse from there. This created a spectacular buying opportunity for savvy investors. They didn’t have to reach for low hanging fruit. All they had to do was pick the fruit off the floor. Commercial real estate investors don’t make emotional buying decisions. Investors are primarily focused on getting the highest return on their investment while minimizing their risks. Usually the deals with the highest risk offer the highest rewards. A perfect example of this is a shopping center we sold to a client in January for $1,525,000. The property consisted of 149,000 square feet, sitting on 15 acres of land at a very busy intersection. Now this center was only 50% occupied and it needed some renovations, but it was still bringing in a net operating income of $166,000 a year. The main tenants of this center were Cash America Pawn and Mcdonalds. One doesn’t need to be Donald

Trump to see the value in this acquisition. Our client started with a fresh coat of paint and the center started to come to life. Prospective tenants began to fill the vacancies and the net operating incoming slowly started to climb. The Mcdonalds ground lease will soon be closing for over $1,500,000 dollars and our client will be playing on the house’s money. Within a year, they will have received all their money back, and they will have a shopping center that will bring in over $200,000 dollars a year until they decide to sell. As their occupancy reaches closer to 100%, that net operating income will only continue to rise. With annual escalators in the leases, that number will eventually reach north of $350,000 to $400,000 a year. Can you say “Show me the money?” This was such an incredible deal because it required a little work and some strategic planning. There are plenty of buying opportunities out there that will produce similar results. Keep in mind that in the game of high risk, high rewards real estate investing, it is imperative that you use the help of a seasoned commercial real estate professional. Before you choose your broker, ask them to show you their

recent resume of investment sales. Ask them to show you the letters of recommendations from their past clients. Don’t just take their word for it, look up the transactions online and verify if the numbers that they’re bragging about match up to the numbers recorded in the public record. The numbers don’t lie, but swampland sales people do.

RECORDING CONVERSATIONS CAN BE A FELONY IN FLORIDA

By Mark L. Horwitz Criminal Defense Attorney Law Offices of Mark L. Horwitz, P.A. Offices in Orlando and Tampa P: 813-397-3613 mark@mlhorwitzlaw.com www.mlhorwitzlaw.com

Many people believe that they have the right to record their conversations when talking with someone in person or over the phone. While this is correct in many states, in Florida it may be a felony.

causes another person, by whatever means, to illegally record a conversation also violates the law. In addition, it is also a crime to disclose the contents of a conversation obtained through an illegal recording.

With modern technology it is easy and tempting to record a conversation either in person, over the phone, or over the internet. Just because modern technology makes the recording easy, it does not make the recording legal in the state of Florida. The recording of a telephone call or face-to-face conversation without the knowledge of all parties to the conversation, can be a felony punishable by up to five years in prison or a misdemeanor. The purpose or intended use of the recording determines whether the crime is a felony or a misdemeanor. The terminology used in the Statute is complicated and technical, and may not be easy to understand, but violating the law is a crime. Even a face-to-face conversation cannot be recorded without all parties knowing of the recording.

The Florida law prohibits any illegally recorded conversations being used in a court proceeding or before any agency or officer of the State. Law enforcement may, however, authorize a person to record a conversation without notifying the parties of the recording.

We are all familiar with commercial phone calls which begin with a statement that the call may be recorded for quality control or customer service reasons. This announcement gives notice to the parties that a recording may be made and complies with Florida law. If you wish to record a conversation you simply must inform the parties that you are doing so. The Florida law not only makes the undisclosed recording of any call or face-to-face meeting illegal, it also makes it a crime to use, or even attempt to use, an illegally recorded conversation for any purpose. A person who

A person who is negotiating a business contract may decide to record the conversation due to concerns of a future disagreement as to the contract terms. If the recording is made in violation of the Florida law, the person making the recording committed a crime even if the person is a party to the contract. In addition, the recording can not be used in any legal hearing or other official proceeding, such as a law suit over the contract terms. Before recording a conversation, you should consider your actions carefully. If you believe it is important that the conversation be recorded, you should announce at the beginning of the conversation while the recording device is on, that you are recording the conversation. The other person may say that they do not want to speak with you or that you need to turn off the recording. In that event, you can announce that you will not turn off the recording and if there’s going to be any conversation, it will be recorded.

GET THAT PUP IN

SHAPE! By Yngrid Lindores

First, is your dog overweight? Ask your veterinarian to evaluate your dog’s size at every check-up. In between visits, as a rule of thumb, you can conduct the “chub pup” test. This is a simple test to tell if your pet has put on a few pounds too many. First, gently feel around your dog’s rib cage. If you are unable to locate the rib cage with just a thin layer of fat separating it from the skin, then you have an overweight dog. There should be a thin layer of fat in between the ribcage and skin. If you have a difficult time locating the bones, then you have an overweight dog. Putting your pooch on a diet After you’ve verified that your pet needs to slim down, consider his daily calorie intake. This means taking into consideration all the nibbles and treats your pet consumes throughout the day. If you need to scale back on portions, simply follow an allotment routine. First, decide at the beginning of each day exactly how many treats your pooch is allotted: put this amount in a bowl, and when it’s empty, that’s it. Also consider switching out their treats with healthier alternatives, such as green beans or sweet potatoes. This allotment technique can also be used to reduce the overall portions of meals your pet consumes.

90

| TAMPASTYLEMAGAZINE.COM

Start by cutting your dog’s daily food intake a little less than a quarter for a few weeks, then assess the results. If you prefer, you can enlist the help of your veterinarian over your pet’s food consumption; he will be able to calculate the exact amount of calories your pet needs per day in order to lose those excess pounds. Get your canine into cardio It’s always a good idea to start your dog off with a low-impact warm up, like a walk, before moving into cardio. After your dog gets accustomed to his warm-ups; you can begin adding some cardio to your dog’s routine. This might be a more brisk walk following the light warm-up. Fetch is another great option for your canine’s cardio training. Generally most dogs run fairly fast for a thrown object, so it is important to keep this in mind, as this automatically makes fetch comparable with the intensity of sprinting. Dogs with joint problems should stick to low-impact activities like swimming or leash walking.

Extra tips to lose extra pounds Your overweight pet may whine and cry for more food, but aim to only serve him the correct portion. Remember that giving in to the

whining will only deter your pet from reaching a healthy size. You may decide to use diet dog food for your pet’s weight loss journey. Just be sure to use a nutritional variety of diet dog food and make the switch slowly, by mixing the diet dog food with your pet’s original dog food. During cardio training rounds of fetch you can use a ball launcher if you’d like to increase the distance your dog sprints.

You can enroll your pet in a specialized doggy fitness center. Here are two to try: Courteous Canine, Inc 414 Melissa Country Way, Lutz, FL 33559 813-949-1465 9am-8pm Barking Dog Fitness 240 N Harbor City Blvd, Melbourne, FL 32935 321-622-8971 7am-7pm
