Different parties to a residential real estate deal can identify transaction costs in different ways, so it’s very important to have an accurate and complete idea of what’s involved in closing the sale of a Florida House or Condo, and how much it is going to cost.

included in Closing Costs and some are not. This is the source of much confusion because most of the charges are third party pass-throughs and can be categorized differently by various service providers to the transaction.

As you read this article, keep in mind that whether or not a Transaction-Related cost is openly called a Closing Cost, any charge or fee outside the contract’s sale price is still additional money either the Buyer or Seller has to pay.

Let’s look at some of the charges associated with closing a real estate transaction, categorized by who receives them:

Escrow Account by the Mortgage Servicer. This is so enough of the Buyer/ Borrower’s own money is available to pay the next Insurance and Tax Bills when they are due. Failure to pay either one can

place the Loan in Default, and Escrowing reduces the chance of non-payment. Depending on the closing date and when the bills are due, 2 to 6 months of Property Tax and Insurance Payments may need to be paid into Escrow at closing. Important - Insurance is paid in advance (for the coming year), while Taxes are paid in arrears (for the past year). Because of this, lenders require proof of the first full year’s Property Insurance Premium having been paid before closing. This is in addition to Initial Escrow Funding.

Some out-of-pocket Buyer costs are Paid Outside Closing (POC) and may not

show up on either the Preliminary or Final Settlement Statement. POCs can include: Property Appraisal, Credit Report for Financing, First year’s Insurance Premium, HOA / COA Application Fees, & Home inspections (not required, highly recommended).

Here in Florida, the choice of contract (and which boxes are checked) used to document and control the transaction indicates whether the Buyer or Seller pays certain negotiable costs. However, just about everything in a Florida Real Estate Deal is open to negotiation between the Buyer and the Seller.

Inaugural Broward College Pickleball Challenge

To Raise Funds For Scholarships, Educational Programs And Student Resources

Tapping into the fastest growing sport in the U.S., according to the Association of Pickleball Professionals, Broward College Foundation will host the Inaugural Broward College Pickleball Challenge, a fun yet challenging competition for players of all levels who share a passion for the game and a desire to further student success initiatives at Broward College. Funds raised from the tournament will support Broward College students by funding scholarships, educational programs and student resources.

Set for Friday, September 6th from 8:30 a.m. to 2:30 p.m. at the Diadem Pickleball Complex located at the Broward College North Campus, the Broward College Pickleball Challenge will feature up to 60 teams and 120 players.

“We are so thrilled to host what will be an exciting tournament that is open to Pickleball players at all levels,” said Nancy Botero, Chief of Staff for the Broward College Foundation. “We appreciate our enthusiastic committee who are dedicated to supporting our students and are thankful to the players who will join us for this fun, competitive challenge. The date of the Pickleball Challenge coincides with the 64th anniversary of the founding of Broward College. On September 6th, 1960, the Junior College of Broward County opened its doors and welcomed 701 students. With a faculty of 28 and only 19 staffers, classes were held at the former Naval Air Station Junior High on the western edge of what is now the Fort Lauderdale-Hollywood International Airport. Everything Is a Weapon When Totalitarianism Is Normalized

The U.S. government is working to reshape the country in the image of a totalitarian state.

This has remained true over the past 50-plus years no matter which political party held office.

This will remain true no matter who wins the 2024 presidential election.

In the midst of the partisan furor over Project 2025, a 920-page roadmap for how to re-fashion the government to favor so-called conservative causes, both the Right and the Left have proven themselves woefully naive about the dangers posed by the power-hungry Deep State.

Yet we must never lose sight of the fact that both the Right and the Left and their various operatives are extensions of the Deep State, which continues to wage psychological warfare on the American people.

For years now, the government has been bombarding the citizenry with propaganda campaigns and psychological operations aimed at keeping us compliant, easily controlled and supportive of the government’s various efforts abroad and domestically.

For example, in 2022, the U.S. Army’s 4th Psychological Operations Group, the branch of the military responsible for psychological warfare, released a recruiting video that touts its efforts to pull the strings, turn everything they touch into a weapon, be everywhere, deceive, persuade, change, influence, and inspire.

“Have you ever wondered who’s pulling the strings?” the psyops video posits. “Anything we touch is a weapon. We can deceive, persuade, change, influence, inspire. We come in many forms. We are everywhere.”

This is the danger that lurks in plain sight.

Weaponizing surveillance, pre-crime and pre-thought campaigns. Surveillance, digital stalking and the data mining of the American people add up to a society in which there’s little room for indiscretions, imperfections, or acts of independence.

When the government sees all and knows all and has an abundance of laws to render even the most seemingly upstanding citizen a criminal and lawbreaker, then the old adage that you’ve got nothing to worry

Weaponizing politics. Fear is the method most often used by politicians to increase the power of government and control a populace, dividing the people into factions, and persuading them to see each other as the enemy. This Machiavellian scheme has so ensnared the nation that few Americans even realize they are being manipulated into adopting an “us” against “them” mindset.

The war on terror, the war on drugs, the war on COVID-19, the war on illegal immigration, asset forfeiture schemes, road safety schemes, school safety schemes, eminent domain: all of these programs started out as legitimate responses to pressing concerns and have since become weapons of compliance and control in the police state’s hands.

Of the many weapons in the government’s vast arsenal, psychological warfare may be the most devastating in terms of the long-term consequences.

Aided and abetted by technological advances and scientific experimentation, the government has been subjecting the American people to “apple-pie propaganda” for the better part of the last century.

Consider some of the ways in which the government continues to wage psychological warfare on a largely unsuspecting citizenry in order to acclimate us to the Deep State’s totalitarian agenda.

Weaponizing violence in order to institute martial law. With alarming regularity, the nation continues to be subjected to spates of violence that terrorizes the public, destabilizes the country’s ecosystem, and gives the government greater justifications to crack down, lock down, and

Weaponizing digital currencies, social media scores and censorship. Tech giants, working with the government, have been meting out their own version of social justice by way of digital tyranny and corporate censorship, muzzling whomever they want, whenever they want, on whatever pretext they want in the absence of any real due process, review or appeal. Digital currencies, combined with social media scores and surveillance capitalism, will create a litmus test to determine who is worthy enough to be part of society.

Weaponizing compliance. Even the most well-intentioned government law or program can be—and has been—perverted, corrupted and used to advance illegitimate purposes once profit and power are added to the equation. The war

Weaponizing desensitization campaigns aimed at lulling us into a false sense of security. The events of recent years—the invasive surveillance, the extremism reports, the civil unrest, the protests, the shootings, the bombings, the military exercises and active shooter drills, the lockdowns, the color-coded alerts and threat assessments, the fusion centers, the transformation of local police into extensions of the military, the distribution of military equipment and weapons to local police forces, the government databases containing the names of dissidents and potential troublemakers—have conspired to acclimate the populace to

Weaponizing the dystopian future. With greater frequency, the government has been issuing warnings about the dire need to prepare for the dystopian future that awaits us. For instance, the Pentagon training video, “Megacities: Urban Future, the Emerging Complexity,” predicts that by 2030 (coincidentally, the same year that society begins to achieve singularity with the metaverse) the military would be called on to use armed forces to solve future domestic political and social problems. What they’re really talking about is martial law, packaged as a well-meaning and overriding concern for the nation’s security. The chilling fiveminute training video paints an ominous picture of the future bedeviled by “criminal networks,” “substandard infrastructure,” “religious and ethnic tensions,” “impoverishment, slums,” “open landfills, overburdened sewers,” a “growing mass of unemployed,” and an urban landscape in which the prosperous economic elite must be protected from the impoverishment of the have nots. “We the people” are the have-nots. The end goal of these mind control campaigns—packaged in the guise of the greater good—is to see how far the American people will allow the government to go in undermining our freedoms.

As I make clear in my book Battlefield America: The War on the American People and in its fictional counterpart The Erik Blair Diaries, the facts speak for themselves. Whatever else it may be—a danger, a menace, a threat—the U.S. government is certainly not looking out for our best interests, nor is it in any way a friend to freedom.

“I have patients - many of whom wind up working with Chris - who realize that their weight loss isn’t progressing because they’re not getting quality sleep,” Dafina adds. “When you aren’t sleeping well, your Cortisol Levels are higher, increasing your Visceral Fat. You tend to be more irritable; you may want to snack more and be less motivated to be active. Having an untreated sleep condition like OSA is going to be a major barrier to managing your weight in a healthy way.”

Research has shown that the relationship between OSA and weight can be reciprocal with some studies showing that Obesity increases the risks of developing OSA, but also that treating OSA may help spur weight loss.

Chris relies on Positive Airway Pressure (PAP) Therapy, using a device such as ResMed CPAP (Continuous Positive Airway Pressure) machines as the first line treatment for OSA. CPAP uses airflow to keep the airways open during sleep, and provides relief from the symptoms of OSA, which can make it easier to make the lifestyle changes needed to address Obesity concerns, according to Chris.

“Sleep Apnea can be overwhelming, but once a patient begins using CPAP, they often start to notice a difference,” adds Chris. “That extra energy from proper sleep may help kickstart healthier lifestyle choices. When we work with patients on sleep health issues and start to educate them about how weight may affect those conditions, they are in a better spot to adhere to treatment plans and achieve better health outcomes.”

“Simply starting the conversation is a critical part of a health journey, and with the addition of GLP-1 medications as a tool for weight management, we are seeing more people interested in engaging their doctors about weight and health in general,” Dafina adds. “As part of that, I’ve heard many more questions about sleep health. Sleep is such a critical piece of the weight loss puzzle. If a patient isn’t sleeping well, it’s going to be harder to follow a plan that requires them to change how they eat and increase their activity level, even with the help of new medications.”

Healthy weight management and successful OSA Treatment

“We’ve been prescribing these medications for Diabetes for some time, and with more people being prescribed GLP1s for Obesity, we’re constantly increasing what we know about how effective they are and the role they can play in healthy weight management,” adds Dafina.

While weight loss can reduce the severity of Sleep Apnea, her husband chimes in that it’s important to keep your healthcare professional involved in your sleep health decisions even if you have lost significant weight and feel less tired during the day.

“I’d usually want to do a Sleep Study to determine the impact of the weight loss on the Sleep Apnea before making any changes to treatment,” he says. “But we also want to make sure that if you are using one of these new medications that the weight you’ve lost remains or contin-

ues to improve once you come off the medication. If it goes back up, you are at risk of your Sleep Apnea getting worse once again, so we want to see people making long-term sustainable changes and make sure they stay vigilant if anything changes regarding their sleep health.”

Sleep Apnea: Are you at risk?

“The hardest part of my job is that I have to talk to patients about things that happen when they’re unconscious,” adds Chris. “Many people don’t know that they have a Sleep Disorder and so it’s impor-

tant to know your risk factors. If you have a bed partner, rely on them to let you know if you’re snoring or gasping for air at night, because that is a common sign of Sleep Apnea.”

For people who sleep alone, other signs that may indicate OSA include waking up frequently during the night or waking up with headaches. Diagnosing Obstructive Sleep Apnea requires talking to a health professional, but signs and

symptoms include feeling tired during the day, snoring loudly at night, waking in the middle of the night gasping for air, having a Body Mass Index over 30, or history of High Blood Pressure. It’s estimated that up to 80% of adults with Sleep Apnea are undiagnosed and untreated, so knowing your risk factors and having a conversation with your doctor is critical, book an appointmnet with your healthcare provider!

With everything going on in the world these days, it’s easy to see why families spend so much time apart from each other; busy schedules, and the internet take up most of our kids’ time nowadays. However, it doesn’t have to be that way; in fact, you could use one specific day of the week to bring your family together and enjoy some quality time with them – we’re talking about Taco Tuesday of course.

Families who spend time in front of a stove together on Taco Tuesdays—or any other night of the week—are usually closer, happier and healthier. This is because spending family time around cooking dinner forces you to talk about your day and connect with each other. Families that cook are also more likely to eat healthy meals, rather than drive-thru or pizza deliveries.

Family dinner doesn’t have to be an elaborate affair, and it doesn’t need to take hours to prepare. Keep it simple, easy, and fun with new ideas, such as beautifully designed charcuterie board. This may feel more like a grown-up treat, but with the right ingredients, even Taco’s can be delicious and a Taco grazing board can provide fun for the whole family.

No matter what you call it or serve on it, charcuterie boards, grazing boards and snack platters are all basically the same thing. • 1 15 Ounce Can of Corn

• 2 14 Ounce Cans of Diced Tomatoes with Chilies

• 1/2 Cup of Half-And-Half or Milk

• 2 Tablespoons of Onion Powder

• 2 Tablespoons of Garlic Powder

• 2 Tablespoons of Mesquite Seasoning

• 1 Tablespoon of Black Pepper

• Salt, to taste

• 1 Lime, Juice only

• 1 Cup of Chopped Cilantro

• Romaine Lettuce

• 2-3 Cups of Shredded Cheese

In a pan over Medium Heat, brown the Beef until it is cooked through and drain it. Add in the Black Beans and the Corn. Stir in the Tomatoes with the Juices and the Half-And-Half. Add the Onion Powder, the Garlic Powder, the Mesquite Seasoning and the Pepper. Season it with the Salt, to taste. Bring it to a simmer. Add the Lime Juice and stir it then sprinkle it with the Cilantro. Wash and chop the Lettuce. Place the Cheese and the Sour Cream in the bowls for the toppings. On the plates, top the Crushed Tortilla Chips with the Meat Sauce, the Lettuce, the Cheese and the Sour Cream, as desired. Business For The Arts Of Broward (BFA) in partnership with Broward Health is offering five South Florida-based emerging muralists the opportunity to work with Professional Lead Artist Lori Pratico in the commission of a highly visible mural at Broward Health Medical Center.

Funding for the mural is provided by The Wayne and Lucretia Weiner Fund of the Community Foundation of Broward and the Cathy and James Donnelly Family Fund at the Community Foundation of Broward and Crown Residential.

All entries must be submitted by midnight on Wednesday, July 31st, via Call for Entries (CaFÉ). Applicants are required to fill out the submission form to be considered: https://artist.callforentry.org/ festivals_unique_info.php?ID=13734.

Artists must submit 8 to 10 images of any previous work and provide a written one-page letter of interest that informs the committee about themselves and their art practice to date and include any themes noticed in their work and the materials used, as well as explaining why they are interested in this opportunity or pursuing a career in creating murals. Business For The Arts Of Broward requests applicants to be at least 18 years of age at the time of submission, be based in South Florida and possess reliable transportation to the job site. Artists should have previously completed one to five murals or large artworks.

Pratico will design the mural’s overall look and have the final say in its design and execution, and the final design will be pre-approved by Broward Health. Selected artists will have the opportunity to add their style to designated sections of the mural at Pratico’s sole discretion. A professional artist with more than 35 years of experience, Pratico started her arts career in Philadelphia as a billboard painter and has executed over 100 murals in 16 states. Her specialties include community engagement, hand lettering and surface design.

Through this mentorship with Pratico, each of the five selected emerging artists will receive hands-on experience in designing and scaling and working on large scale murals; up to a $5,000 Stipend with a maximum of 100 painting hours at $50 Per Hour; $30 Per Day Lunch Stipend; General Liability Insurance Coverage for $200$300 Value; name included on the mural; appropriate ownership of the project; visibility through a documentary style presentation of the mural creation and process that educates and promotes future artists; team Zoom meetings to review creating a proposal, applying for insurance, best practices, pricing, creating a budget,

selecting materials and anti-graffiti coatings; and continued career support available after the completion of this project.

“Mural artists require training and experience to transition from small paintings to large scale work and often struggle with applying for public art commissions and building their portfolio, so we are thrilled to give them this opportunity with such a high profile location,” Business For The Arts Executive Director Robyn Vegas said.

If selected, artists must be able to work outside on site for at least 70 hours and maximum 100 hours painting. Artists will work consecutively for five to seven days per week and anywhere from seven to 7.5 hours per day given weather conditions. Start date TBD.

Intersection Safety Cameras Aim To Curb Red-Light Running

As of September 1st, 2024, motorists in Sunny Isles Beach will need to think twice before racing through red lights at key intersections in the city. The implementation of the Intersection Safety Camera Program marks a significant effort by local authorities to enhance traffic safety and reduce the prevalence of dangerous Red-Light Violations that endanger both drivers and pedestrians. These redlight cameras will be installed at various intersections throughout the City, operating 24 hours a day, 365 days a year.

Understanding The Violations

A Red-Light Violation occurs when a vehicle crosses the white stop line after the traffic signal has turned red. While vehicles already within the intersection when the light changes are exempt, those entering afterwards are subject to penalties. The primary aim of the Intersection Safety Camera Program is to deter these violations by capturing video footage of offending vehicles and issuing fines accordingly.

The red-light cameras are strategically placed at several high-risk intersections across Sunny Isles Beach:

• Eastbound Sunny Isles Boulevard at Signalized Pedestrian Crosswalk (200 block)

(Southbound Lanes only)

• 159rd Street and Collins Avenue (North and Southbound Lanes)

These locations were selected based on historical data indicating a higher incidence of Red-Light Violations and associated Traffic Accidents.

The cameras are equipped with StateOf-The-Art Technology and will automatically detect vehicles entering the intersection after the light has turned red. Once a potential violation is identified, video footage is recorded and subsequently reviewed by the Sunny Isles Beach Police Department to confirm the Infraction.

“Photo Enforced” signs will be posted at these intersections. The cameras will be activated by sensors that detect vehicle movement when the traffic signal turns red. Each video recording is then reviewed by the Sunny Isles Beach Police Department before a notice of violation is issued.

During the Initial Phase from August 1st to August 31st, 2024, the program will issue warnings to violators. From September 1st onwards, a Fine of $158 will be imposed for each confirmed RedLight Violation. It’s important to note that these fines are Civil Violations and do not lead to points on the Driver’s License or affect Insurance Premiums.

Drivers who receive a violation notice have the option to contest the Fine. This

This past Sunday, we heard the news that President Biden withdrew from the Presidential Election. With the announcement came a flood of various reactions. Since the debate that created the speculations of Biden’s health, the assassination attempt on former President Trump, Biden falling and then announcing he had COVID-19 to the announcement he finally had decided to give up his run for a second term. These events have been like watching a season of As the World Turns or Scandal. While many were caught up in the frenzy of the National Election, dare I say things truly have gotten interesting. The seats of the Mayor and the Commission in Hallandale Beach are Non Partisan. In most cities this is the case for good reason. We do not decide social issues. We make decisions on Public Safety and Infrastructure. When was the last time anyone saw a blue or red pothole? Obviously when there is an issue that is of extreme importance such as the wars in Ukraine and Israel, we unite in support of democracy and against oppression.

City Of Hollywood Launches New Accela Permitting Software System

In a bid to streamline and modernize its permitting processes, the City of Hollywood is set to unveil its new Accela Permitting Software System this August. Aimed at simplifying the often complex and time-consuming task of applying for Permits and tracking their progress, the Accela Platform promises to revolutionize how residents and contractors interact with the city government.

The Accela System represents a significant upgrade over the city’s existing online services, offering a user-friendly interface and a range of new functionalities tailored to meet the needs of both individual residents and contractors alike. Scheduled for release in mid-August with Version 1.0, the system will initially cover a select number of Permit Types including: Demolition, Fence Installation, Window and Door Replacements, Plumbing, Driveway Construction, Electrical Work, Mechanical Installations, and Reroofing Projects. Accela is designed to guide and assist the building and development community. This platform marks a milestone in the City’s efforts to enhance transparency, efficiency, and customer service in our permitting processes.”

I have been extremely fortunate to work alongside Mayors around the county during many administrations. We worked with both Republican and Democratic Presidents. Each President faced different challenges. Terrorist Attacks, economic meltdowns, social unrest, pandemics and wars. Some worked with cities and others did not. I can share that since I have been Mayor of Hallandale Beach President Biden whether you like his policies or not there is one thing that is undeniable, he is the first in decades to fund America’s crumbling Infrastructure. Many have talked about it, but Biden has done it. After facing down COVID-19 he along with the support of Congress and the Senate passed the largest Bi Partisan Infrastructure Bill since Roosevelt championed the building of the Panama Canal in 1914. With the help of over 19 Republican Senators and 13 Republican Representatives, the House has approved a One Trillion Dollar Bill for bridges, roadways and transit. Even GOP Leaders Graham and McConnell supported the

legislation. Hallandale Beach has directly benefited from the American Recovery Act with investments in Transit and Roads. The other amazing legislation passed was Build Back Better. While there are multiple programs within the legislation we have benefitted from the investments in energy and climate.

An issue that I have championed alongside our mayors is the COPS Bill and Gun Safety. President Biden since his time as a Senator then Vice President has always worked to support funding for our Police Departments. He also has always fought to keep weapons of war off of our streets and advocated for Common Sense Laws. Biden passed one of the largest Gun Safety Bills in 30 years.

With the continued senseless deaths daily in our communities we all need to respect the right for individuals to own guns but it is time for common sense. As Mayor and a commission, we continue to support background checks and regulations to control high-capacity guns. Even President Trump passed an Executive Order to ban High-Capacity Weapons, Bump Stocks, only to have it

struck down by the Supreme Court. I know we all have various views. We are all angry in many ways over laws that have changed our country. Our economy, while strong, inflation is real and the cost of living, especially here in Florida, is astronomical. These conditions are a result of not just one party or one person. They are a result of forces from inside our borders and throughout the world. Congress has not been a bastion of compromise. To have the ability to work on Capitol Hill and make change takes work, compassion and compromise. While we cannot all agree on everything, we all owe a great debt of gratitude to President Biden and his years of Public Service.
