In fact, he was in Pino’s Studio on the day that includes: Manolo Blahnik, Jimmy Choo and Alexander McQueen. By Tracy Renee Lee and pieces together the lives of the deceased. She brings to life and reignites lost heritage. That is what my other daugh ter was asking for when she asked for her father to record his history. She wants to preserve his legacy and make it a living part of her heritage for her chil dren. Because she recognizes his outstanding qualities of honor, integrity, strength, loyalty, love, charity, dedication, and faith, she wants his story to be intact as it passes through the future generations of our family. She wants to ensure those vir tues remain important and natu rally ingrained into her posterity. As an adult woman and mother to her children, my daughter sees that virtues some times slip away as generations pass. She has witnessed the struggle to recover those virtues within the previous generations of our family, and she does not want to see that happen to her future descendants. The world is a tough place to live and a tough place to raise virtuous children. Children are bombarded from all angles to disregard the virtues of society and self, and to follow individualism as they interpret it. The problem with that is that children aren’t experienced or mature enough to understand the consequences of adult choices nor the importance of virtues. That is why they are chil dren and have parents to guide, love, and teach them. One hopes that children have parents who have decent objectives and are mature enough to have given up selfish behaviors and bad decisions. In the funeral pro fession, my daughter wit nesses families who struggle with virtues and families who thrive through virtues. It is a per spective that she is fortunate to see. It has made her an excellent parent who understands the seri ousness and failures of lawless ness and carelessness. My daughter understands that it is easier to build upon a good foundation rather than start from scratch. Therefore, she wants to ensure that her father’s history and virtues are the foundation from which her children launch their lives. I, like my daughter, am blessed with the tremendous for tune of having a good father. I grew up in the loving embrace of parents who loved the Lord and took the time to teach me the vir tues of character and life. I appreciate my parents’ time and effort in teaching me to choose good over evil and incorporate virtue into my life rather than fail ure and heartache. Their focus was to raise strong, successful, loving, and caring children into virtuous adults. Even when their children may have tried to wan der, they remained ever loving and gentle with us. They led us back to where we needed to be through kind nudges and loving directions. As a parent, I have tried to follow the examples and loving guidance through which my parents tenderly raised me. I have tried to empower my chil dren through the proven path of virtuous living, encouraging them to obtain their potential and serene happiness. Fortunately, before they came along, I mar ried a stalwart man, undaunted by my goals and willing to join my crusade in parenting virtuous children. My husband has been a good, generous, gentlehearted, and virtuous father to our chil dren and grandchildren. Our daughters attest to this truth through continual expressions of gratitude and love. My children have been incredibly blessed through him; thankfully, they real ize and appreciate their good for tune. His influence has imprinted his virtues into their personalities, ways of life, and eternal souls. I have passed along my daughter’s request for my hus band to record his life’s history for her and his future descen dants. I hope he will honor her precious request and provide his enduring legacy to our future family.Myname is Tracy Renee Lee. I am a Certified Grief Counselor (GC-C), Funeral Director (FDIC), published author, syndicated col umnist, Podcaster, and founder of the “Mikey Joe Children’s Memorial” and Heaven Sent, Corp. I write books, weekly bereavement articles, Podcasts, and Grief BRIEFs related to understanding and coping with grief. I am the American Funeral Director of the Year Runner-Up and recipient of the BBB’s Integrity Award. It is my life’s work to comfort the bereaved and help them live on.

My husband is a retired US Navy veteran. His career has been filled with amazing expe riences. Those experiences have contributed to making him an amazing man. I am sure most military wives feel the same about their husbands, but do their children? I was talking on the phone with my daughter the other day. Her husband also serves in the US Navy. She was talking about her father and his amazing experiences as a US Navy service member. She asked me to ask him to video himself telling the stories of his career. She said that she wanted them for her children and grandchil dren. My youngest daughter is a genealogist. She researches our family history as well as histories for other families seeking knowl edge of their ancestral lineage. She is a historical detective. She finds information that others are unable to find; treasures of knowledge, and hidden history. She finds letters and documents It is easier for your children to build upon a good foundation rather than start from scratch invited Rob to talk about his relationship with his mentors at our spectacular Chihuly & Chocolate event in 2019 and began to showcase some of his work in our Hot Glass Gallery. The Biden Administration is planning to reinstate rules withdrawn by the Trump Administration that add Gender Identity to Nondiscrimination Protections. It would also expand requirements to include any providers who accept Medicare Part B. It’s not altogether clear what this will mean. There is no evidence that Transgender or Gender-Nonconforming Persons are failing to get Prenatal Care or delivery of babies, treatment for Heart Attacks, Gall Bladder Surgery, Trauma Care, or other types of care that all types of patients might need — though it is pos sible that some Caregivers might use the “wrong” pronouns. The issue seems to be “Gender-Affirming” Care. Physicians might be pressured to provide care they think is morally objectionable or harmful to a patient. This was the reason why the Association of American Physicians and Surgeons (AAPS) objected to the rule in the first place. But exactly what kind of care? Language is the tool we use for thinking and the meaning of words is criti cally important. “Affirming” sounds like a good thing, a positive thing. It’s replacing the term “sex change.” Unarguably, it is impossible to change the Biological Sex, to switch out the Y or the Second X Chromosome present in every cell of a person’s body. Also, advocates claim that people “know” themselves “really” to be of a Gender different from the one “assigned at birth,” so the Gender is essentially not being changed. Puberty confirms and exhibits Biologic Sex, but in Newspeak this is not called “affirming.” After going through natural Puberty, the vast majority of GenderConfused Children accept the Biological Reality that their bodies constantly mani fest. So, many Transgender Activists insist that “affirming” therapy must be started before Puberty, using a Puberty Blocker such as Lupron (Leuprolide). It works by stopping production of the Pituitary Hormones that tell the Testicles to make Testosterone or the Ovaries to make Estrogen. Its main approved use is in Cancer Chemotherapy. It is also used in Infertility treatments and to delay pre cocious Puberty. Using it to suppress nor mal Puberty is an unapproved, “off-label” use. Lupron has numerous severe adverse effects. It stops the maturation of Sex Cells and may result in Sterility. It stunts growth and reduces Bone Density, among other consequences. It is not a harmless on-off switch that can delay a child’s development to give the child time to “explore” Gender Identity. While it may prevent or diminish irreversible changes such as a deepening voice, it causes its own, probably irreversible changes in many bodily systems. The next step is Cross-Sex Hormones to “affirm” (cause), the development of some secondary Sex Characteristics of the Nonbiologic Gender, such as Facial Hair, Voice Changes and Breast Development. But Sex Hormones are not magic potions; many character istics of the Biological Sex will persist despite years of therapy. The next and clearly irreversible step is Surgery. Surgery does not affirm body parts. Surgery merely removes functional organs and replaces them with non-functional imper fect replicas. For example, a skin-covered wound that requires constant dilatation to remain open will never have the function ality of Female Genitalia. Transgender Extremists may try to steer a child into this course, even without the knowledge or consent of a Female-to-MaleParent. Transgender people might enjoy showing off their “top sur gery” - if they had extremely expensive Cosmetic Surgery. If they haven’t, they will not look like the models shown on the internet, but will simply have a flat, deeply scarred, female-sized chest. How many surgeons explain the pos sible Urinary problems? Some patients will have to spend 10 minutes emptying their Bladder and will constantly drip Urine. “Bottom Surgery” is complex, pain ful and fraught with complications, while its results are typically far from the wishful expectations. Are these interventions “affirming” – or denying? Biological Women are denied their prospects for Femininity. They can lose their smooth skin, their Breasts, their beautiful Soprano singing Voice and their ability to bear chil dren. They are likely to permanently lose their attractiveness to men who desire a lifelong Female partner, wife and mother. Biological Men are denied their full height and strength, their Potency, Fertility and attractiveness to Women who desire a lifelong Male partner, protector and father to their children. Post “Transition” they will probably still have a distinctly Male Bone Structure and other typically coarser Male features. “Affirmative Treatment” negates the ability to expe rience intimacy in relationships in the way that Women or Men do. All patients will need lifelong Medical Care - continuous Hormones and management of adverse effects. But will the “Affirmed” people be happy with their identity and less likely to commit Suicide? We have very little longterm follow-up and for now well-funded Woke Activists are in control of Research, Treatment and are in a position to punish or cancel all Non-Affirming opinions.

“It’s All About the Documents”

This saga actually started when the building was turned over to the unit owners in 1966. Their documents required 100 percent of the unit owners to cast a vote to be able to pass an assessment.

Condo Wars

There now were many more structural issues that were cited and did require expanded permit reviews.Over the past years, I have heard these sagas over and over. This was a real eye opener for me and it was the first time I ever heard condo docs required a 100 percent participation in a vote. Even with a vote we can see repairs are not guaranteed. Recalls due to fights over need ing repairs truly put condos at risk. This is why I am 100 percent behind the new regulations. Responsibilities when living in condominiums do not stop at your front door and maintenance does not pay for major repairs. Sadly, if left to dysfunctional buildings, tragically another Surfside could happen. I like to tell residents there are typically many ways to get from point A to B. It does not mean one is right and the other is wrong. The goal is the same, to address repairs. All repairs must be done to South Florida Building Codes. That is where the City comes in. We do not run build ings. Even then there can be an array of product designs and solutions. I also like to share my opinion that cheaper is rarely better and in the long run can cost more money. As always, I am available for your questions, concerns and ideas to help make our City a better place! Please feel free to reach out at my office: (954) 457-1318. On my cell/text at: (954) 632-5700. Or email at: jcooper@cohb.org

By Hallandale Beach Mayor, Joy Cooper Last week I began to tell the saga of a local condo. I have left off names due to the fact they are still in an appeal process over slander. Over the course of 5 years, they have been struggling with board instability, recalls, president resignations, a hus band wife legal team that set up shop in the building without the residents knowing they were married and lastly receivership. In my opinion this saga actu ally started when the building was turned over to the unit own ers in 1966. “It’s all in the docu ments.” Their documents required 100 percent of the unit owners to cast a vote to be able to pass an assessment. Obviously the elected board was tasked with running day to day operations and able to charge maintenance like all buildings. This regulation meant any large building improvement would need to be voted on by all or put onto the monthly bill in a lump sum. According to the courtappointed receiver who is a CPA with over 20 plus years in con dominium accounting showed that the condo had run a deficit for years. While there was not a full forensic audit the CPA went back painstakingly through what checking accounts, bills, pay ments and records they could find or access through court orders. Accessing accounts took months and with our Police inter vention. The CPA calculated the board had run the building on an average of $100 Dollars per month per unit for almost 10 years.Apparently, like many condo boards, they did not want to increase maintenance. They prided themselves on having low fees. When they had to fix items, it was maybe a few thousand dollars here and there for paint ing, patching and only replacing broken items. The receiver, attorney and manager had to go back to the judge many times. They requested bank accounts access. Some were personal accounts set up by presidents to receive and send condo assets. The major request was to exclude deceased unit owners from the vote. Finally after plenty of work and going unit owner to unit owner a $1.7-Million-Dollar assessment was passed. Next, they had to negotiate and enter into contracts with vendors. In addition to the assess ments, they had no reserves. They had many bills that were months behind and unit owners with past due payments. They had to pass an additional flat fee of $5,000 and increase the monthly maintenance. They had success with collection with only one unit taken into collection and eventually paying in full and another filing bankruptcy. They finally thought they were begin ning to see the proverbial light at the end of the tunnel and then COVID-19 hit. Now it gets really weird. While all of this was taking place a unit owner called to report code issues in their unit. There were plumbing leaks, sewage backup, crumbling walls and paint peel ing. Now the manager had to deal with code hearings. There were reports of the unit owner placing an outside hose in the unit. Ironically, this was the one unit that did not pay and had to be taken to court. They went to the magistrate for the violations and believed not what happened. They were given time to file permits but when this did not take place, another hearing was scheduled. Due to COVID-19 there was a scheduling snafu and mailing addresses that were not updated by the manager. They missed a meeting and the magistrate started fines. By 2021 they were in the process of permitting. Surfside happened and everyone was on high alert. Every city like ours began to robustly review their 40-year inspection processes and began following up with ones that were submitted to see if work was completed. Obviously, this building did not do all the work. They were now being faced with a red tag situa tion. With the assessment in hand, the plumber began to submit plans. The problems with the plans were two-fold. First, we had started to change over our technology. We also were dealing with COVID-19 and reduced staffing levels. During that time some contractors, not all, were having problems working with the system. This particular permit was being rejected due to not addressing structural issues. They were told three times and by spring nothing happened. Then the permit commutations ceased and our Building Official started to look into a Red Tag. Residents were now extremely concerned that no work was being performed and $5,000 bill. They were lucky a bank lent them $1.7 Million origi nally, since they were in receiv ership, many banks would not touch them. So all other major expenses were being billed directly.Atthis point, the unit owners were getting elected officials involved. I was invited to attend a Zoom Meeting over July to see how I could help. I committed to have a joint meeting with our Staff from Code Enforcement, our Building Official, the CPA, Attorney and the City Manager. They were not aware at the time, but this was their last chance before I along with Commissioner Taub were going to the judge. The meeting lasted over 2 hours. I could not believe the story and was compelled to share it with our readers. At the conclusion of the meet ing there was finally an under standing and movement forward. The plumbing contractor and building contractor were at the meeting and a full permit pack age was submitted for the cool ing tower and plumbing. This was the most critical project that needed to be resolved. The Electrical Inspection Report was reviewed and it was found that many items could be handled independently as repairs rather than lumping them all into one permit, saving money and cutting time. Originally five years ago, the painting project was not that extensive. After time, dete rioration grows exponentially.

Eligibility Requirements

More freedom If you’re renting a home and you decide to paint the walls or the floors, you’re increasing the value of the home, but you don’t get to enjoy it. You’re adding value for your landlord. You also will probably need his permission before you do anything to the property. Well that’s no fun! When you own the home, you get to make all those life choices yourself, and if you do a good job and increase the value of the home, then you get to keep the profits on the property when you sell it. You deserve it Most importantly, home own ership can be a wonderfully rewarding experience, and you deserve to be part of it. A good home can change a person and even set a family on the right track. When you rent, it’s like try ing to make your home in some one else’s house. Take a chance on yourself, and invest in a home that will give you a place to belong to.

Think about that. If you can own a 3 or 4 bedroom home for what many people pay to rent a 1 or 2 bedroom apartment, why not buy the house? Stability for your family For most people, renting is viewed as a short-term solution. If you can afford to own a home and you’re not planning on mov ing anytime soon, then it’s really tough to make a case for renting in lieu of home ownership. On the other hand, a family is a long term commitment, and to go with that, you need a long term investment, such as a stable place to call home. Numerous studies argue that home own ership has a wide range of bene fits on child and family devel opment. When you own a home, you do something good for your self and your family.

Any home being purchased must serve as the borrower’s pri mary residence and must undergo a comprehensive home inspection. Eligible properties include new or existing singlefamily residences, condomini ums, villas and townhomes located in Broward County. Mobile homes and cooperatives are not Seller-fundedeligible.

In order to receive assistance via the Homebuyer Purchase Assistance Program, all appli cants must fall within certain eli gibility criteria. The program is only available to first-time home buyers with an annual household income that falls below 80 per cent of the area median income. Borrowers are also required to attend and complete a HUD Counseling Seminar prior to sub mitting an application. In addition to contributing 1 percent of the down payment from their own funds, all borrowers must pay a $750 Transaction Fee to the Housing Finance Authority of Broward County.

The Homebuyer Purchase Assistance Program provides income-eligible residents of Broward County with down pay ment assistance funds in the form of a deferred-payment loan. Borrowers receive funds on a first-come, first served basis. This program works in conjunc tion with Broward County’s First Time Home Buyer Program, a below market, fixed rate mort gage program.

down payment programs were eliminated in the Housing and Economic Recovery Act of 2008, but States and Local government agencies are still permitted to help borrowers finance their homes with second mortgages and grants. These agencies set different require ments that a borrower needs to meet in order to qualify for the grant programs, such as property location, and purchase price and income limits.

BENEFITS OF OWNING A HOME VS. RENTING Pay yourself, not your landlord In the current economy, rents have skyrocketed for the same space. Each month you own a home, you build equity in your property. That means you own a little more with every payment you make. You also have the opportunity to see your home increase in value, especially if you take care of it and make improvements. Let’s compare your rent payment with the monthly interest you would pay on your mortgage. When you rent, it’s like 100% of your pay ment every month goes just to interest and you never own any more of that property than you did before. When you invest in a home, you invest in yourself. Mortgages are Cheaper
