A joint venture between Miami-based real estate investment and development firm 13th Floor Investments and JSB Capital Group is preparing to break ground on Parks at Davie, a multifamily development in Broward County’s Town of Davie. Situated on the east side of Broward College’s Davie campus, on the northwest corner of Davie Road and Southwest 37th Street, the project will encompass 383 market-rate and workforce apartments across a series of five-story buildings. Santander Bank provided $67.5 Million in construction financing to kickstart the project’s development, which is slated to get underway later this month and be completed in 2027.
Preferred equity for the project was provided by Houstonbased Marble Capital. A team led by Aztec Group’s Peter Mekras assisted with the capitalization.

As we continue to replace and repair our underground Infrastructure, it is vital that residents understand where the revenue comes from to pay for 275.5 projected costs. Last week, I wrote about property taxes. The other part of the revenue equation includes shared revenues and fees.
The largest portion of Share Revenues are sales tax. There is a state formula. For 2025, we are guar anteed approximately $500,000 and if the state continues to allocate as in the past we may receive up to $1.7 Million. This is a small percentage of our annual budget which this year includes over eighty-seven million dollars in infrastructure projects.

Utility rates are set annually. The revenue generated by the rates can be bonded. This type of bond is called Revenue Bond. Without the guarantee of

City Of Sunny Isles Beach: Breaks Ground On The Future Intracoastal Sports Park
In a major step toward promoting health, wellness and community connection, City leaders officially broke ground on the future Intracoastal Sports Park on February 26th. This long-anticipated project will transform a currently closed construction zone, located along 158th Street and Collins Avenue, into a vibrant outdoor space for recreation and movement.
This City-owned .63 acre parcel of land along with an adjacent park easement is planned to be an extension of the Intracoastal Park system. With a playground at Intracoastal Park South, there
has been a demand for restrooms for those users. Additionally, there have been requests for active recreation in the form of tennis and basketball. This project includes the design and construction of a multi-use court and tennis court for these activities as well as a small building for restrooms, storage and a staff member, along with a small parking lot. It is planned to be a resident-only park to serve our entire community.
Members of the public joined elected officials, city staff and the project’s management team to celebrate the milestone.
Besides the multi-use sports courts for tennis and basketball, there will be outdoor exercise equipment, and a pedestrian pathway designed to encourage an active lifestyle.
“We are creating a space where people of all ages can come together, stay active, and enjoy the outdoors. It’s not just about sports—it’s about fostering a stronger, healthier community,” said Mayor Larisa Svechin.

The Musical Adventures of Flat Stanley: A Sensory-Inclusive Performance comes to the Amaturo Theater with a post-show meet and greet on Saturday, April 26th at 10:30 a.m. This performance, featuring everyone’s favorite twodimensional hero from the beloved chil dren’s book by Jeff Brown, is intended to create a welcoming and supportive envi ronment for children and adults on the Autism Spectrum as well as individuals with other Sensitivity Issues or Developmental Disabilities by making slight adjustments to the production including reduced sound levels, no flash ing or strobe lights and minimal special effects. Stanley Lambchop is your ordi nary, everyday, run-of-the-mill, 10-yearold who longs to travel the world, do something amazing and see something no one’s ever seen before. One night, the bulletin board on the wall above Stanley’s bed comes loose and falls right on top of Stanley making him really, really flat. In a whirlwind musical travelogue, Stanley scours the globe for a solution to his unusual problem. He’s stamped, posted and cancelled from Hollywood and France to Honolulu and beyond. Whether he’s thwarting a robbery at the Louvre Museum in Paris or “hanging ten” off the coast of Hawaii, Stanley closes in on his goal of being a three-dimensional boy once more. On his 11th studio album, “Transmissions,” singersongwriter Lee continues to expand his sonic range while sharpening his closely observed lyrics that squarely address death, aging and love. French Toast:
• 4 Eggs
• 2 Cups of Half-And-Half
• 1 Teaspoon of Cinnamon
• 1/2 Cup of Sugar
• 1 Tablespoon of Vanilla Extract
• 1/4 Stick of Butter
• 1 Loaf of Nature’s Own Butterbread
Bananas Foster Sauce:
• 1/2 Stick of Butter
• 1 - 1/2 Cups of Brown Sugar
• 1 Teaspoon of Cinnamon
• 3 Bananas, sliced lengthwise and quartered
To make French toast: In a mixing bowl, combine the Eggs, the Half-AndHalf, the Cinnamon, the Sugar and the Vanilla. Beat it until it is well blended.
On a nonstick griddle or griddle pan on medium heat, melt the Butter.
Dip each Bread Slice into the Egg Mixture until it is fully coated, two times each. Place on the griddle and cook it on each side until it is slightly brown.
To make the Bananas Foster Sauce: Melt the Butter and the Brown Sugar together; then, add the Cinnamon. Once melted into the Caramel, add the sliced Bananas.
Continue spooning the sauce over the Bananas in the pan.
Peanut Butter and Apple

• 2 Tablespoons of Peanut Butter
• 1 Slice of Nature’s Own Butterbread
• 1/2 Apple, thinly sliced
• 1 Teaspoon of Honey
Spread the Peanut Butter on one side of the bread, arrange the Apple Slices on top of the Peanut Butter and drizzle the Honey over the Apple Slices.

• 8 Boiled Eggs
• 1/2-3/4 Cup of Mayonnaise
• 2 Tablespoons of Mustard
• 2 Tablespoons of Dill Pickle Juice
• 1 Package, 2 1/2 Ounces of Real Bacon Pieces
• 1 Teaspoon of Garlic Powder
• 2 Teaspoons of Onion Powder
• Salt, to taste
• Pepper, to taste
• Smoked Paprika, for garnish, optional
Slice each Egg and place the Egg Whites on a plate and the Egg Yolks in a
of the Mayonnaise, the Mustard, the Pickle Juice, the Bacon Pieces, the Garlic Powder, the Onion Powder and the Salt and the Pepper, to taste. With a fork or hand mixer, blend until smooth. Add more of the Mayonnaise until the mixture reaches the desired smoothness.
Spoon or pipe the mixture into the Egg Whites. Garnish with the Smoked Paprika, if desired.
Note: Deviled Eggs can be made the day before and kept covered in the refrigerator until needed.

Yield: 12 shells and 12 tops
• 2 Cups of Shredded Cheddar Cheese
• 8 Ounces of Cream Cheese, softened
• 1/2 Cup of Mayonnaise
• 1 Jar, 4 Ounces of Pimentos, drained
• 1/4 Teaspoon of Garlic Powder
• 1/2 Teaspoon of Onion Powder
• 1 Package, 2 1/2 Ounces of Real Bacon Pieces
• Salt, to taste
• Pepper, to taste
• 2 Packages of Frozen Puff Pastry Shells
With a hand mixer, blend the Cheddar Cheese, the Cream Cheese, the Mayonnaise, the Pimentos, the Garlic Powder, the Onion Powder, the Bacon Pieces and the Salt and the Pepper, to taste, until it is smooth and set it aside.
Heat the oven to 400 F. Thaw them then bake the pastry shells for 15 minutes.
Remove the tops and set them aside.
Spoon the Pimento Cheese Mixture into each shell. Place a dab of the Pimento Cheese mixture on the tops for the smaller appetizers.
Notes: Pimento Cheese Mixture can be made in advance and kept in the refrigera tor up to 5 days before using. Recipe can be halved or doubled depending on needs.

• 1/2 Cup of Mozzarella Cheese
• 1 Package, 2 1/2 Ounces of Real Bacon Pieces
• 1 Teaspoon of Garlic Powder
• 2 Teaspoons of Onion Powder
• Salt, to taste
• Pepper, to taste
• 1 Package, 2 sheets of Frozen Puff Pastry
With a hand mixer, blend the Cream Cheese, the Mayonnaise, the Sour Cream, the Spinach, the Parmesan Cheese, the Mozzarella, the Bacon Pieces, the Garlic Powder, the Onion Powder and the Salt and the Pepper, to taste.
Heat oven to 400 F. Thaw and roll out the Puff Pastry sheets. Cut each sheet into 12 squares. Place each Puff Pastry Square into a hole in the muffin pan then spoon the Spinach Mixture into each square and pinch corners together. Bake them for 15 minutes and serve them warm.

One of South Florida’s longest-running music festivals is coming back to Islamorada from April 4th through April 6th, bringing a full weekend’s worth of world music to the Florida Keys Brewing Company located at 81611 Old Highway, Islamorada, Florida 33036. Cortadito, Miami’s leading ambassadors of Cuban folk music, has captivated audiences in Islamorada over the past year with their electrifying live shows. They released the first single from their highly anticipated album The Guajiro Triangle on February 7th and are set to release their second single prior to their upcoming festival performance.
Audiences can expect to hear a mix of new material from their album, along with beloved Cuban standards, including iconic songs from the Buena Vista Social Club. Electric Piquete is an award-winning Latin funk band from Hialeah who put out new music in September of last year, dropping their first full-length recording called Azabache, a collection of new and mostly instrumental music which is now streaming on all platforms and available on CD through Bandcamp. The first single and video is titled “Chunk,” a mid-tempo funk number mixed by Carlos “El Loco”

Afro-Latino Reggae Artist Philip Montalbán blends Mestizo, AfroCaribbean, indigenous cultures of Miskito, Rama and Garifuna influences in his music. Born and raised in the Bluefields region of Managua, Nicaragua, Philip is an international recording and touring artist whose most recent release is the infectious single called “Miami.”
Group Barrio Abajo plays the folkloric music of the Caribbean Colombia by using traditional percussion instruments and flutes, with modern instruments, presenting styles such as bullerengue, porro, chandé and more than 30 other unparalleled musical rhythms. Globally, their home country is known for cumbia and vallenato, but these are just two parts of their musically diverse heritage.

Petty Officer 3rd Class Gabriel Samy, a native of Fort Lauderdale, Florida, serves aboard USS Jack H. Lucas, a U.S. Navy warship operating out of San Diego, California.
Samy graduated from Dillard High School in 2017.
The skills and values needed to succeed in the Navy are similar to those found in Fort Lauderdale.
“Growing up, I learned to work hard, to never give up or falter under pressure,” Samy said. “Having that mindset put that fire into me. I feel like it’s helped me basically learn how to adapt. During hard times, it’s easy to give in and here you’re not really able to quit.”
Samy joined the Navy three years ago. Today, Samy serves as a machinist’s mate.
“I was working for a temp company before I joined the Navy and I met some prior enlisted guys who told me about the Navy,” Samy said. “They told me about traveling and having a steady income. They were still getting paid by the military while they were working with me.”
Jack H. Lucas is named for Marine Corps Pfc. Jack Lucas, who served in the Marines during World War II and earned the Medal of Honor for his heroism at the Battle of Iwo Jima after saving the lives of three Marines when he was just 17 years old. Lucas is the youngest Marine and the youngest service member in World War II, to be awarded the United States’ highest military honor for valor.
Jack H. Lucas is a Navy destroyer, a multi-mission ship that can operate independently or as part of a larger group of ships at sea. The ship is equipped with tomahawk missiles, torpedoes, guns and
a phalanx close-in weapons system.
More than 300 sailors serve aboard Jack H. Lucas. Their jobs are highly specialized, requiring both dedication and skill. The jobs range from maintaining engines to handling weaponry along with a multitude of other assignments that keep the ship mission-ready at all times, according to Navy officials.
The U.S. Navy is celebrating its 250th birthday this year.
According to Navy officials, “America is a maritime nation and for 250 years, America’s Warfighting Navy has sailed the globe in defense of freedom.”
With 90% of global commerce traveling by sea and access to the internet relying on the security of undersea fiber optic cables, Navy officials continue to emphasize that the prosperity of the United States is directly linked to recruiting and retaining talented people from across the rich fabric of America.
Samy has many opportunities to achieve accomplishments during military service.
“I’m most proud of my medals from Captain’s Cup,” Samy said. “It’s a competition between other commands on the base. We won the overall competition. I’m also proud of the stability I have now.”
Samy serves a Navy that operates far forward, around the world and around the clock, promoting the nation’s prosperity and security.
“Serving in the Navy means having integrity and protecting those who can’t defend themselves,” Samy said.

South Florida Symphony Orchestra (SFSO), led by SFSO’s award-winning Music Director Sebrina María Alfonso, will conclude its powerful 27th season of Icons & Rebels with Prokofiev’s Piano Concerto No. 3 featuring guest pianist Catherine Lan and Bruckner’s Symphony No. 4, “Romantic” on April 9th at The Parker in Fort Lauderdale and on April 10th at New World Center in Miami Beach. Both concerts will start at 7:30 p.m. A preconcert chat with Dr. Alan Mason will take place 30 minutes before the show at The Parker featuring in-depth conversation and insights about the work and composer.
