In the spirit of the Parade of Homes, we partnered with the Missoulian to deliver the Missoula Building and Design 2020 magazine. Within the pages of this magazine, you’ll find profiles and pictures from your favorite local builders, information about current building trends, and updates on Missoula’s current state of home construction. At the time of this writing, Missoula is experiencing record low inventories of homes available to purchase, and consequently, recordhigh sales prices. We live in a place filled with natural beauty and easy access to outdoor recreation. It is a lifestyle that appeals to people from across the nation and even internationally. Our population is growing, and our supply of new housing is struggling to keep up with demand. Our local builders and developers are
critical in the equation for housing supply and attainable home prices. If you look up and down the streets of your own neighborhood, every lot was likely created through a subdivision process; every home was granted a building permit by local agencies, and every home was constructed by builders and sub-contractors. The demand for housing in Missoula and the surrounding areas will only continue to grow. If we restrict builders’ and developers’ ability to provide new housing stock, we will continue to see our home affordability (and attainability) erode. One of their most distinctive local projects is Water’s Edge, a development of luxury townhomes on the Clark Fork riverfront. About 12 years ago, Hoyt Homes began the first phase of building at Water’s Edge as the general contractor. As the project progressed, they took the reins as developer in the second and third phases. harter Construction was founded in 1999 by partners Leon and Kimberly Chambers after reorganizing their two Montana-based building firms. As native Missoulians with over 35 years of combined experience, they strive to give back to the local community through their design work with homes and neighborhoods. One major project that highlights their dedication to community is the design and construction of a multi-generational duplex. This unique plan allowed a family to live together within one dwelling, yet retain their independence with individual units. With a focus on residential and light commercial construction, they also make Green Build and Energy Efficiency primary concerns in their in-house designs. From low-impact materials to complete construction systems, green building techniques are used extensively at Charter Construction. This mixed-use neighborhood provides an opportunity for residents to live, work, and play – all within a 10-minute walking distance. The pedestrian-friendly street design combines with dedicated open spaces and nearby local businesses to make healthier lifestyles more accessible to everyone. Planning residential neighborhoods with the concept of New Urbanism also makes more efficient use of local tax revenue, as less is spent on spaced-out utilities and roads. Additionally, mixed-use neighborhoods can enhance property values and reduce traffic congestion. Although passionate about their in-

volvement with the local building industry, the company is also dedicated to working with local youth to provide opportunities for trade education and apprentice labor. One of the owners, Leon, works to promote skills development training for teenagers between 15-19 years old. Charter Construction also provides donations of material to their trade schools. Meanwhile, Kimberly serves as the National State Representative for the National Building Industry Association, representing Montana nationally. wner Ryan Frey’s 30 years of construction experience is the backbone that holds Saddle Mountain Construction LLC in high esteem. Since 2008, the business has worked on several contemporary home construction and infill projects in Missoula and surrounding areas. Frey’s first job in construction was during the summers of high school, apprenticing as a carpenter in rural north-central Washington. After graduating, he began college in Spokane where he funded his education by working at the university’s maintenance plant and doing summer construction work. After receiving a B.A. in English, Frey returned to his love of carpentry by working on a variety of residential and commercial projects in Portland and Seattle. In 1997 he joined the Peace Corps to scratch
an itch for more adventure and experience. For the next two and a half years, he designed and built small water systems for villages in the South American country of Bolivia. Returning to the states in 2000, Frey’s accumulated skills and experience helped him to earn his General Contractor license in northern California. After eight years working on custom homes and remodels, he desired to return to the climate and atmosphere of his youth. s a second-generation contractor, Luke Chambers of Chambers Custom Design has had construction at the forefront of his life for as long as he can remember. he Continuum Builder Group is a collaboration between two long-time Missoula builders, Ryan Frey of Saddle Mountain Construction LLC and Jim Schafer of Straightedge Construction LLC. Twite Family Partnership
M
issoulians may not immediately recognize the name of the Lloyd Twite Family Partnership, but their work on the Linda Vista development has become a local landmark. Spanning hundreds of acres in lower Miller Creek, this southwestern neighborhood is home to numerous families. From the air, the Linda Vista neighborhood is intended to resemble a family tree. Generations of names branch into streets
and cul-de-sacs, bearing the first names of Twite family members. This naming tradition goes back to the 1950s when Jack Twite first began the development. His son, Lloyd, continues the sentimental practice as he further develops the area after starting the Lloyd Twite Family Partnership in 1963. The first street in the subdivision was named after Lloyd’s mother, Helena (pronounced He-lee-na). Soon, sibling names were added in the forms of Eldora Lane,

Darrell Lane, Raymond Court, Lloyd Court, and little sister Marilyn Park. As the development grows, streets continue to be named after relatives in the Twite family. During construction on the Linda Vista development, the Twite family put a priority on setting aside space for public parks. Government Affairs annual update I am pleased to report another successful year of community participation in the Government Affairs Committee on behalf of our Missoula Building Industry members. Our committee comprises local building industry professionals and associates who have accomplished incredible professional feats during this building boom. Those same individuals have been driving the success of our committee. Members of the building industry are very resilient, as 2020 has proven in many ways. We have altered civic engagement methods with
COVID-19 protocols and engaged members by participating in the City of Missoula Subdivision Regulation rewrite process, Missoula County Zoning Ordinance Update Steering Committee, and Missoula Area Metropolitan Transportation Plan updates. Staying active in these vital community growth discussions keeps the MBIA at the forefront of Missoula’s development process. We will continue to strengthen our partnerships with our local peer organizations to create a network of positive collaboration as we look to the future.
I have been impressed by the speed at which the building industry has embraced a virtual permit environment while remaining focused on the daily construction operations during the pandemic. Our government affairs committee recognizes how important it is to provide shelter for Missoula’s families, and we are proud to do our part. Missoula College’s Sustainable Construction program Talk to top construction industry leaders and managers, and quite a few will likely tell you they got their start not just from reading about construction…but by learning how to actually build things. The Sustainable Construction Technology program at Missoula College teaches students to do just that……a student that finishes the two-year program will participate in building an entire house. “We build it from start to finish just like any other construction company would,” said recent SCT Graduate Logan Ferda. “It gives you a really good baseline of what you’re going to experience when you get into the workforce,” he continued. The Construction Industry is already more than a decade into a significant shortage of skilled labor, and with projected growth of more than 8% a year through 2028, the need for skilled labor will continue to grow. Missoula College is working to fill that need and grow the construction workforce, providing training for both entry level and existing industry members. The Sustainable Construction Technology (SCT) program offers programs from as little as four months, all built around the two-year Associates Degree in Construction Technology. They also offer shorter Certificate Programs in Construction Helper, Green Building, Carpentry, and Construction Supervision. Students in the SCT program learn not only the hands-on skills required to build…..from framing, roofing, and siding, to sheetrock, fin-
ish carpentry and everything in between…but they also learn about the entire process along the way, with additional classes on planning, managing, estimating, and scheduling. They see what happens in real time when weather, material delays, or unexpected problems slow the process…..but more importantly they also see the results of their effort becoming someone’s new home. They learn a sense of accomplishment, being able to turn around at the end of the day and say “I built that!” First year student Cody Herbert started college in California studying chemistry and physics but said he quickly realized it wasn’t for him. ” I started realizing I didn’t want to be stuck at a desk all day. I wanted to work with my hands.” He moved to Montana to start the SCT program this year and couldn’t be happier. “I love it,” he continued “I’m learning a lot every day, skills I can take home and use on my own house.” And skills that he knows will allow him to “hop right on the jobsite” when he’s done. With an average starting wage of $17.41 per hour in Montana for entry level construction workers, and climbing from there for more skilled labor, careers in construction provide an incredible opportunity. The more you know the more you can make and a program like Missoula College SCT is important in providing that real world, hands-on training. “It gives you a huge head start,” said Brad O’Neil, Superintendent for Dick Anderson Construction who
has hired from out of the program, “now you can go out and pick up all the tricks and all the knowledge so much faster, so it really slingshots your career.” SCT Program Director John Freer and his faculty have a vision for the program to be a source for all construction training. “We don’t think our goal is to make anyone an expert in construction, that takes years in the field.” Freer said. “Our goal is to introduce someone to the entire construction process, and to give them hands-on experience in all facets of construction. With that kind of holistic exposure, they can learn what they like, what they have an aptitude for, and have the knowledge, skills, and confidence to successfully launch into their construction career.” With nearly 100% of students finding quality work after graduation, and recent graduates reporting multiple job offers long before graduation, students are in high demand and could definitely see the value in their Missoula College SCT degree. “It really sets you up for a good career, in an industry that’s not going away anytime soon,” echoed John Ross Class of 2019 and an Apprentice Carpenter for Jackson Contractor Group. 7 essential steps for painting kitchen cabinets An effective and affordable way to freshen up your kitchen is to paint the cabinets. For great results, follow these seven steps.

4. Remove all the dust Sanding the cabinets will create wood dust, which needs to be removed to ensure a smooth paint job. Start by vacuuming up the loose particles, then wipe down each surface with a damp cloth. Allow the cabinets to dry completely.
2. Clean every surface To remove fingerprints, grease and other residue, wipe down all components of the cabinets with a solution of warm water and liquid dish soap.
