Fischer Campus
Der Fischer Campus liegt im Gewerbegebiet „Sonnenschein“ in Burgsteinfurt. Das großzügige Areal verfügt über verschiedene Gebäude, die unterschiedliche Bauweisen und Baujahre aufweisen. Das Potenzial des Standorts sowie die Umnutzung von wertvollem Bestand spielen eine große Rolle. Mit diesem Entwurf soll ein CAMPUS für ALLE geschaffen werden!
The Fischer Campus is located in the „Sonnenschein“ industrial park in Burgsteinfurt. The spacious site has various buildings with different construction methods and years of construction. The potential of the site as well as the conversion of valuable existing buildings play a major role. This design is intended to create a CAMPUS for ALL!
Standort
Das Areal der ehemaligen Fischer GmBH & Co. KG liegt nördlich der Fachhochschule Münster und der Innenstadt. Die drei Standorte generieren ein Dreieck, in dessen Zentrum (500 m) sich der Bahnhof mit Zug- und Busverkehr befindet. Östlich grenzt ein Wohngebiet und westlich das Gewerbegebiet an das Grundstück.
The site of the former Fischer GmBH & Co. KG is located north of Münster University of Applied Sciences and the city center. The three sites generate a triangle, in the center of which (500 m) is the train station with train and bus services. A residential area borders the site to the east and the commercial area to the west.
Bestandsschutz
Die Frage, wie man behutsam mit Bestand umgeht, ist der erste Grundbaustein des Entwurfs. Die unterschiedlichen und spannenden Dachtragwerke sind besonders erhaltenswert und in den Fokus zu setzen. Die unebenen Flachdachflächen der östlichen Halle sind nicht erhaltenswert.
The question of how to deal carefully with existing buildings is the first basic building block of the design. The different and exciting roof structures are particularly worthy of preservation and should be brought into focus. The uneven flat roof surfaces of the eastern hall are not worth preserving.
Bestandsschutz
Einige, nicht dienliche Wände sind ebenfalls nicht erhaltenswert. Vor allem die identitätsstiftende Hauptfassade als Putzfassade, der markante Schornstein aus Backstein, die älteren Hallen mit der Backsteinfassade sowie die neueren Hallen als gerasterte, weiße Fertigteilbauten prägen das Stadtbild und zeugen von der Vergangenheit.
Some, not serving walls are also not worth preserving. Above all, the identity-creating main facade as a plaster facade, the striking brick chimney, the older halls with the brick facade and the newer halls as gridded, white prefabricated buildings characterize the townscape and bear witness to the past.
Bestandsschutz
Die Hallen weisen in sich eine klare und einfache Struktur auf. Das horizontale Tragwerk aus Stützen und massiven Außenwänden ermöglicht einen frei bespielbaren Grundriss.
The halls have a clear and simple structure. The horizontal supporting structure of columns and solid exterior walls allows a freely playable floor plan.
Bestandsschutz
Jede Halle hat ein individuelles Tragwerk. Vor allem diese spannenden Tragwerke sind erhaltenswert und in Szene zu setzen. Eine Sheddach-Konstruktion, weit spannende Fachwerkträger aus Stahl sowie Satteldach-Träger sind in den Hallen zu finden.
Each hall has an individual supporting structure. Above all, these exciting supporting structures are worth preserving and showcasing. A shed roof construction, far exciting steel trusses as well as gable roof girders can be found in the halls.

Die unterschiedlichen Dachformen und besonders das herausstechende Sheddach prägen das Erscheinungsbild des Areals.
The different roof shapes and especially the prominent shed roof characterize the appearance of the area.

Ein neues Flachdach auf der östlichen Halle erschafft eine klare Struktur in der Dachlandschaft. Das Stadtbild wird durch die unterschiedlichen Dächer und Baukörper bestimmt und soll trotz Eingriffe zur Belichtung und Belebung der Hallen auch in Zukunft diesem im Grundsatz entsprechen.
A new flat roof on the eastern hall creates a clear structure in the roofscape. The cityscape is determined by the different roofs and structures and, despite interventions to illuminate and enliven the halls, should continue to correspond to this in principle in the future.
Wandlung
Durch die vollständige Dämmung des Gebäudes wird ein warmer „Wohnraum“ geschaffen. Die Natur wird hierbei durch Atrien oder Bezug zum Außenraum in das Gebäude „geholt“.
The complete insulation of the building, on the other hand, creates a warm „living space“. Here, nature is „brought“ into the building through atriums or reference to the outdoor space.
Wandlung
Durch Kuben werden warme „Wohnräume“ in einem kalten Naturraum geschaffen. Die Natur überwiegt und ist das Hauptthema des Raumes.
Cubes create warm „living spaces“ in a cold natural space. Nature prevails and is the main theme of the room.
Kuben
Die eingesetzten Kuben werden warm und kalt ausgebildet, indem die Dämmung variiert. Die Belichtung der Kuben erfolgt über ein vollständig verglastes Dach. Im Wohnbereich wird transluzentes Glas verwendet, um die Privatsphäre in den unteren Kuben zu wahren. Die Belüftung der Wohnkuben erfolgt über Leitungen im Boden und in den Wänden. Die Höhe der Kuben orientiert sich an der Höhe der einzelnen Hallen.
The cubes used are designed warm and cold by varying the insulation. The cubes are exposed to light through a fully glazed roof. Translucent glass is used in the living area to maintain privacy in the lower cubes. Ventilation of the living cubes is provided by ducts in the floor and walls. The height of the cubes is based on the height of the individual halls.
Gezielte Öffnungen und Verglasungen der Wände und Dächer unterstützen die Strategie der abwechselnden Klimazonen. Im Außenraum sind die Ruhe-Zone, die AktivZone und die Mobilität-Zone bereits durch die ursprünglichen Gegebenheiten unterteilt. Diese Zonen weisen keine erkennbaren Schwellen auf und werden durch Bezüge zum Innenraum und passende Nutzungen ergänzt und bereichert.
Targeted openings and glazing of the walls and roofs support the strategy of alternating climate zones. In the outdoor space, the rest zone, the active zone and the mobility zone are already divided by the original conditions. These zones have no recognizable thresholds and are complemented and enriched by references to the interior and appropriate uses.
Bezüge
Die bestehenden Hallen orientieren sich durch gezielte großflächige Öffnungen zum zentralen Platz sowie zum nördlichen Wald des Fischer Campus und ermöglichen ein flexibles Hinzuschalten und Abtrennen einzelner Nutzungen. Die Innen- und Außenwelt verschwimmen miteinander und leiten die BesucherInnen und BewohnerInnen über das Gelände.
The existing halls are oriented towards the central square as well as the northern forest of the Fischer Campus by means of targeted large-scale openings and enable the flexible addition and separation of individual uses. The interior and exterior worlds blur together and guide visitors and residents across the site.

Neubau
Der Fischer Campus verfügt über verschiedene Gebäude, die unterschiedliche Bauweisen und Baujahre aufweisen. Ein Neubau ergänzt das Ensemble und steigert zudem die Wirtschaftlichkeit dieses Projektes enorm. Im weiteren Lebenszyklus kann das neue Gebäude aufgrund der einfachen und klaren Struktur sowie der langlebigen Bausubstanz anderweitig genutzt werden.
The Fischer Campus has various buildings with different construction methods and years of construction. A new building complements the ensemble and also increases the economic efficiency of this project enormously. In the further life cycle, the new building can be used for other purposes due to its simple and clear structure as well as its durable building fabric.
Der Fischer Campus spricht ganz Burgsteinfurt an. Egal ob jung oder alt, Studierende oder Berufstätige - jeder findet ein passendes Angebot am Campus. Die zahlreichen FahrradtouristInnen der Radbahn sowie der Fahrradrouten rund um Burgsteinfurt können am Campus übernachten. Für Sportbegeisterte gibt es ebenfalls neue spannende Möglichkeiten.
The Fischer Campus appeals to the whole of Burgsteinfurt. Whether young or old, students or professionals - everyone will find a suitable offer at the campus. The numerous bicycle tourists of the cycle track as well as the bicycle routes around Burgsteinfurt can stay overnight at the campus. There are also new exciting opportunities for sports enthusiasts.
Baukörper
Der Fischer Campus verfügt über vier bestehende Hallen und einen neuen Baukörper. Die Baukörper weisen unterschiedliche Tragwerke, Grundrisse und dementsprechend Qualitäten auf. Jeder Baukörper wird individuell, aber auch im Gesamtkontext betrachtet.
The Fischer Campus has four existing halls and one new structure. The structures have different load-bearing structures, floor plans and corresponding qualities. Each structure is considered individually, but also in the overall context.

Die ehemalige Textilfabrik in Burgsteinfurt soll auch in Zukunft eine Bedeutung am Campus haben. Ein farbiger Faden auf dem Boden verbindet alle öffentlichen Nutzungen sowie Außenräume miteinander und leitet durch das Quartier.
The former textile factory in Burgsteinfurt is to continue to have a significance at the campus in the future. A colored thread on the ground connects all public uses as well as outdoor spaces with each other and guides through the neighborhood.

Der Faden startet auf dem Platz der Mobilität und leitet automatisch die BesucherInnen durch den ehemaligen Seilgang in das Quartier hinein. Dann führt der Faden über den Basketballplatz zum Tischtennis unter und vor der Zeile. Schließlich umrahmt der Faden den Spielplatz und führt in den Wald hinein. Danach führt der Weg hinein in das Café und in die Küche und lädt zum Verweilen ein. Im Glashaus werden die BesucherInnen am Sportbereich und an den Co-Working Kuben vorbeigeführt und eingeladen mitzumachen. Nachdem der Faden die Alte Spinnerei wieder verlassen hat, zieht sich der Faden um das Amphitheater auf dem Marktplatz und bildet somit Sitzmöglichkeiten.
The thread starts at the Platz der Mobilität and automatically guides visitors through the former rope walk into the neighborhood. Then the thread leads across the basketball court to the table tennis under and in front of the row. Finally, the thread frames the playground and leads into the forest. After that, the path leads into the café and the kitchen, inviting visitors to linger. In the Glass House, visitors are led past the sports area and the co-working cubes and invited to join in. After the thread has left the Alte Spinnerei again, it winds around the amphitheater on the market square, forming seating areas.
Kesselhaus
Im ehemaligen Kesselhaus und der angrenzenden Halle mit Sheddach befindet sich das Hotel mit einer großzügigen Lobby. Betreten wird das Hotel über die identitätsstiftende Hauptfassade. Die Lobby ist durch Vorhänge vom Frühstücksbereich abgrenzbar. Der Frühstücksbereich wird durch ein großes Dachfenster belichtet und bietet in einer zweiten Ebene einen Ort zum Verweilen.
The hotel with a spacious lobby is located in the former boiler house and the adjacent hall with shed roof. The hotel is entered via the identity-creating main facade. The lobby is separated from the breakfast area by curtains. The breakfast area is lit by a large skylight and offers a place to linger on a second level.
Kesselhaus
Das Sheddach der angrenzenden Halle ist besonders beeindruckend und wird durch eine Dachhaut aus Glas in Szene gesetzt. Die eingestellten Warmkuben zonieren die Halle und erzeugen Zwischenräume, in denen die Natur Einzug erhält.
The shed roof of the adjacent hall is particularly impressive and is set off by a roof skin made of glass. The inserted warm cubes zone the hall and create spaces in between where nature enters.
Kesselhaus
In der Fassade zum Seilgang erzeugen Öffnungen Sichtbeziehungen zwischen BesucherInnen und BewohnerInnen. Großflächige Fenster an der nördlichen Fassade ermöglichen einen weiten Blick über das Quartier und den aktiven Marktplatz mit Amphitheater und Basketballplatz.
In the façade facing the rope walk, openings create visual relationships between visitors and residents. Large windows on the northern facade allow a wide view over the neighborhood and the active marketplace with amphitheater and basketball court.
Kesselhaus
Die Schlafkuben des Hotels sind im vorderen Bereich barrierefrei. Die übrigen Schlafkuben verfügen über eine zweite Ebene, die einen Arbeitsbereich unter dem Schlafbereich ermöglicht und die Höhe der Halle ideal ausnutzt. Die Glasdächer der Kuben ermöglichen einen Blick ins Tragwerk und den Sternenhimmel. Die Kuben sind auch in Krisenzeiten umnutzbar, da sich am Rand feste Nasszellen befinden.
The hotel‘s sleeping cubes are barrier-free in the front area. The remaining sleeping cubes have a second level that allows a work area under the sleeping area and makes ideal use of the height of the hall. The glass roofs of the cubes allow a view into the supporting structure and the starry sky. The cubes can also be repurposed in times of crisis, as there are fixed wet rooms around the perimeter.
In der ehemaligen Spinnerei ist das neue gemeinschaftliche Wohnen verortet. Durch zwei Atrien wird die Natur in das Gebäude hineingezogen und die Räumlichkeiten belichtet. Die Anordnung der Atrien lässt Blickbeziehungen innerhalb der Halle entstehen, sodass die Halle im Gesamten durchblickt werden kann. Die BewohnerInnen können sich somit immer wieder sehen, wodurch die Gemeinschaft gefördert wird.
The new communal living is located in the former spinning mill. Through two atriums, nature is drawn into the building and the rooms are illuminated. The arrangement of the atriums creates lines of sight within the hall, so that the hall as a whole can be seen through. The residents can thus see each other again and again, which promotes community.
P I N N E R E I
Gezielt gesetzte Holzkuben im Warmraum bilden durch ihre Anordnung verschiedene Wohngruppen, die jeweils im Zentrum die Gemeinschaftsflächen haben. In den Kuben selber befinden sich die privaten Schlafzimmer. Es werden drei unterschiedliche Arten an Kuben generiert. Der Kubus für eine Einzelperson und der für zwei Personen sowie die Nasszelle. Durch die unterschiedliche Anordnung entsteht eine spannende Wohnlandschaft.
Purposefully placed wooden cubes in the warm room by their arrangement form different living groups, each of which has the common areas in the center. The private bedrooms are located in the cubes themselves. Three different types of cubes are generated. The cube for a single person and the one for two persons as well as the wet room. The different arrangement creates an exciting living landscape.
Die Kuben werden über quadratische Dachfenster und das transluzente Dach belichtet, sodass genug Licht in die Kuben fällt. Die Kuben wirken von außen geschlossen und wahren damit die Privatsphäre. Die Höhe der Halle ermöglicht ein versetztes Platzieren der Kuben, sodass der Raum unter diesen genutzt werden kann. Das neue Wohnkonzept bietet Platz für Menschen unterschiedlichen Alters, die gemeinsam leben und sich unterstützen können.
The cubes are lit via square skylights and the translucent roof, allowing enough light to enter the cubes. The cubes appear closed from the outside and thus preserve privacy. The height of the hall allows the cubes to be staggered so that the space beneath them can be used. The new living concept offers space for people of different ages to live together and support each other.
Zusätzlich ist in der alten Spinnerei das „Wohnzimmer“ für Burgsteinfurt verortet. Durch einen zuschaltbaren Eventraum lässt sich der Raum an seine Nutzung anpassen und ist veränderbar. Der vordere Teil lädt zum gemeinsamen Entspannen und Verweilen ein, während der hintere Teil für Veranstaltungen genutzt werden kann. Daneben befinden sich Konferenzräume, die zum Arbeiten genutzt werden können sowie ein digitales Studio. Zum öffentlichen Platz orientieren sich ein Raum für Workshops und ein Pop-up-Store.
In addition, the „living room“ for Burgsteinfurt is located in the old spinning mill. By means of a connectable event room, the space can be adapted to its use and is changeable. The front part invites people to relax and linger together, while the back part can be used for events. Next to it are conference rooms that can be used for work and a digital studio. A space for workshops and a pop-up store face the public square.
Alte Spinnerei
Durch eine großzügige Öffnung im Dach fällt das Licht in den Kaltraum zwischen den Räumen. Die Natur aus dem Glashaus zieht sich weiter in diesen Bereich. Somit ist ein direkter Bezug zur Natur beim Arbeiten und während eines Workshops möglich.
Through a generous opening in the roof, the light falls into the cold space between the rooms. Nature from the glass house continues into this area. Thus, a direct relation to nature is possible while working and during a workshop.
Glashaus
Das Glashaus ist eine der „jüngeren“ Hallen im Ensemble. Dieser Kaltraum verfügt über ein spannendes Tragwerk aus Stahl. Dieses Tragwerk wird durch ein Glasdach in Szene gesetzt. Der Hauptaugenmerk liegt bei dieser Halle auf der Natur. Im Glashaus können die BewohnerInnen und BesucherInnen gärtnern, skaten, verweilen, arbeiten oder auch die Natur genießen.
The Glass House is one of the „younger“ halls in the ensemble. This cold room has an exciting supporting structure made of steel. This supporting structure is set off by a glass roof. The main focus of this hall is on nature. In the glass house, residents and visitors can garden, skate, linger, work or even enjoy nature.
Glashaus
Die Warmkuben im Glashaus erzeugen gemeinsam mit den Grünflächen einen organischen Weg durch die Halle. Die Natur zieht sich vom grünen Außenraum durch großflächige Verglasungen in den Innenraum. Zur östlichen Seite sorgt Polycarbonat dafür, dass Nutzer der Radbahn erahnen können, was in der Halle passiert, während sich die Halle westlich durch Verglasungen zur Scheune hin öffnet. Die Warmkuben bieten Platz zum Arbeiten und das Dach kann über eine äußere Leiter erreicht werden. Eine ganz neue Perspektive inmitten des Tragwerks eröffnet sich hier.
The warm cubes in the glass house together with the green spaces create an organic path through the hall. Nature is drawn from the green exterior space into the interior through extensive glazing. To the east, polycarbonate ensures that users of the bike lane can glimpse what‘s happening inside, while to the west, glazing opens up the hall to the barn. The warm cubes provide space to work and the roof can be accessed via an external ladder. A whole new perspective in the middle of the supporting structure opens up here.
Glashaus
Ein Warmkubus mit öffentlichen Nasszellen trennt das Glashaus in zwei Bereiche. Beidseitig führen Treppen auf den länglichen Kubus und ermöglichen einen Blickbezug in beide Teile der Halle. Im hinteren Bereich der Halle sind sportliche Aktivitäten verortet. Eine großzügige Bowl zum Skaten sowie eine Kletterwand an der Rückwand der Halle bieten ein neues attraktives Sporterlebnis.
A warm cube with public wet rooms separates the glass house into two areas. Stairs on both sides lead up to the elongated cube and provide a view into both parts of the hall. Sports activities are located in the rear area of the hall. A spacious bowl for skating as well as a climbing wall at the back wall of the hall offer a new attractive sports experience.
Scheune
Die Scheune als vorhandener Solitär agiert als Grenze zwischen dem nördlichen Wald und dem Glashaus. Durch eine Vergrößerung der vorhandenen Öffnungen und deren Verglasung ermöglicht die Scheune direkte Blickbeziehungen. Die Scheune dient als Café sowie als Gemeinschaftsküche.
The barn, as an existing solitary structure, acts as a boundary between the northern forest and the glass house. By enlarging the existing openings and glazing them, the barn allows direct visual relationships. The barn serves as a café as well as a community kitchen.
Scheune
Im oberen Bereich befindet sich die Gemeinschaftsküche. An diesem Ort können die Burgsteinfurter und auch BewohnerInnen des Campus gemeinsam kochen und sich austauschen. Die angebauten Lebensmittel im Wald sowie im Glashaus können hier zubereitet werden. Lernpfade im Wald und die direkte Nutzung der angebauten Lebensmittel fördern das Bewusstsein für Nahrung bei Groß und Klein. Ein fester Kern aus Nasszellen und Lagerräumen begrenzt die zwei Bereiche. Im unteren Bereich der Scheune befindet sich das Café zum Austausch und zum Verweilen am Campus.
The communal kitchen is located in the upper area. In this place, the people of Burgsteinfurt and also residents of the campus can cook together and exchange ideas. The food grown in the forest as well as in the glass house can be prepared here. Learning paths in the forest and the direct use of the grown food promote awareness of food among young and old. A solid core of wet rooms and storage areas delineate the two areas. The lower area of the barn houses the café for sharing and lingering on campus.
Die Scheune als Warmraum öffnet sich in die Natur und zum Glashaus und verbindet damit die zwei Naturräume miteinander.
The barn as a warm room opens into nature and the glass house, connecting the two natural spaces.
Der Neubau dient als weitere Möglichkeit des gemeinschaftlichen Wohnens. Das Erdgeschoss ist aufgeständert, sodass sich die Natur unter das Gebäude ziehen kann. Durch einen Glaskörper im Erdgeschoss entsteht eine einladende Empfangslounge für die BewohnerInnen und Aufenthaltsfläche für die BesucherInnen des Campus. Die Erschließung erfolgt über eine Kaskadentreppe, welche im Inneren des Glaskörpers sitzt, oder über einen Laubengang, welcher sich zum Gemeinschaftsplatz orientiert. Der Weg zum Gebiet zieht sich unter das Gebäude, sodass spannende räumliche Situationen entstehen, wenn der Platz auf diesem Weg betreten wird.
The new building serves as another option for communal living. The first floor is elevated, allowing nature to draw under the building. A glass body on the first floor creates an inviting reception lounge for residents and lounge space for visitors to the campus. Access is via a cascading staircase, which sits inside the glass body, or via an arcade, which is oriented toward the community plaza. The path to the area extends under the building, so that exciting spatial situations are created when the square is entered along this path.
Zeile
Über dem Erdgeschoss liegen drei Regelgeschosse, welche die Gemeinschaftsräume und die Schlafzimmer beherbergen. Diese werden durch die Kaskadentreppe voneinander getrennt. Die privaten Einzel- und Doppelschlafzimmer orientieren sich zum Grün an der Goldstraße und die Gemeinschaftsräume zum großzügigen Marktplatz.
Above the first floor are three regulation floors, which house the common areas and bedrooms. These are separated by the cascading staircase. The private single and double bedrooms face the greenery on Gold Street and the common spaces face the spacious marketplace.
Zeile
Durch die Verwendung einer langlebigen Beton-Skelettkonstruktion und einem Ausbau mit flexiblen Holzelementen lässt sich das Gebäude im weiteren Lebenszyklus ebenfalls als Gewerbeimmobilie nutzen. Dies wird begünstigt durch die einfachen und klaren Grundrisse. Das Material wird ergänzt durch Glas und Polycarbonat.
Thanks to the use of a durable concrete skeleton construction and an extension with flexible wooden elements, the building can also be used as a commercial property in its further life cycle. This is favored by the simple and clear floor plans. The material is complemented by glass and polycarbonate.
Zeile Das Dach ist als öffentlicher Dachgarten ausgebildet, welcher über die Treppe auf dem Laubengang erreicht werden kann. Auf dem Dachgarten befinden sich Gemüsebeete und eine grüne Wiese mit Pavillons zum Verweilen.
The roof is designed as a public roof garden, which can be reached via the stairs on the pergola. On the roof garden there are vegetable beds and a green lawn with pavilions for resting.
Atmosphäre
Der Fischer Campus beeindruckt durch die unterschiedlichen Eindrücke. Jede Halle erzeugt eine andere Atmosphäre für die BesucherInnen und BewohnerInnen. Sichtbeziehungen innerhalb der einzelnen Einheiten aber auch zwischen den Einheiten lassen die Hallen zu einem Campus zusammenwachsen. Natur in seinen verschiedensten Facetten findet Einzug in die Hallen und lässt ein neues Naturerlebnis erfahren. Die Schwellen zwischen Innen und Außen werden auf verschiedenste Arten „überwunden“. Indirekte Belichtung der Wohnkuben und offene lichtdurchflutete Gemeinschaftsbereiche verstärken ein Gefühl der Zusammengehörigkeit. Der Fischer Campus spricht alle Sinne der BesucherInnen und der BewohnerInnen an und erzählt im gleichen Zuge die Geschichte des ehemaligen Gewerbegeländes.
The Fischer Campus impresses with its different impressions. Each hall creates a different atmosphere for visitors and residents. Visual relationships within the individual units, but also between the units, allow the halls to grow together into a campus. Nature in its various facets finds its way into the halls and allows a new experience of nature. The thresholds between inside and outside are „overcome“ in various ways. Indirect lighting of the living cubes and open communal areas flooded with light reinforce a feeling of togetherness. The Fischer Campus appeals to all the senses of visitors and residents alike, and at the same time tells the story of the former industrial site.
