Welcome to the June edition of our HouseHunter magazine. You will find a selection of some of the properties available, both for sale and to let, across our network of local offices.

We have continued our investment in people and places, with both our Great Shelford offices having a complete make-over. Thank you for your patience with the teams during the refurbishments and move days, but we’re sure you will agree it was well worth it as they look great (pictures below). Feel free to pop in and have a look around.

Later this year it will be our Cambridge office’s turn, as we will be moving in to our brand new office. We won’t be travelling far though as our new building is just across the road! We installed a webcam and put together a time-lapse video of the construction of the new building, which you can view on our website at tuckergardner.com/ NewOffice/. This new office will give us some much needed extra space, as our teams continue to grow. We have recruited new staff across all our branches to meet the demand of the ever increasing workload, including Senior Valuers, Negotiators and Administrators.

The rate at which new homes are being built fell by 21% over the last year Data from the National House Building Council on the delivery of new homes in Cambridgeshire reveals that following a sharp fall in starts in the final quarter of last year, starts picked up again to 528 in the first quarter of the year. This is still some 46% below where they stood in Q3 2013 and 21% below the level achieved a year ago. This decline in new housing supply in the county will increase the pressure on existing housing stock, continuing to support house prices.

420 new homes completed across Cambridgeshire in Q1 2015 In the five local authorities in Cambridgeshire just 420 homes were completed, this is 20% below the average in the last eight quarters of 525. The newly elected government has committed to increasing housing delivery, with plans for 200,000 homes for first time buyers across the UK over the course of the next government.

240,000 new homes required each year to keep pace with demand – is this target achievable?

The Conservatives committed in their manifesto to help ease the housing crisis across the UK. Cambridge University research indicates that England needs to build 240,000 new homes per year to keep pace with demand, but is this target achievable? The most recent Tory administration (1979-1997) delivered an average of 171,365 per year, whilst the recent coalition government (2010-2015) delivered 565,000 homes, an average of 112,926 per year, compared to 146,335 under the Blair-Brown administration 1997-2010. In each of these cases the majority of new properties have been for private sale.

Market View 229,939 homes went on the market in Q1 2015, the highest since 2010 The Experian Property Index shows the number of properties that entered the market in Q1 2015 rose 5.2% from the same period in 2014. Properties over £500,000 saw the largest rise with 20.4%, while the number of properties available in the £250,000-£500,000 bracket increased by 17.4%. Rises were even greater in the East of England region, 22.6% for £250,000-£500,000 properties and 25.3% for those over £500,000.

House prices in Cambridge rise faster than central London for the first time in a decade Findings from Hometrack’s UK Cities index reveals annual growth in average house prices stood at 7.4% in Cambridge in March 2015, taking average house prices in Cambridge to £347,400. It is the first time since 2005 that the rate of house price growth in Cambridge has exceeded that of the central London boroughs (i.e., Kensington & Chelsea, Camden, Hammersmith & Fulham and Westminster). In these central boroughs annual house price inflation was running at between 3% and 6%.

Rental prices are also growing at a faster rate than the Greater London average In the three months to April 2015, average rental values for new tenancies in the East Anglia region have risen by 8.4% compared to the same period last year according to Homelet’s rental index. This is higher than the average for Greater London at 7.5%. Average weekly rents across the region stand at £778 pcm, nearly half those of Greater London with an average of £1436pcm.

Local Events HISTON & IMPINGTON FEAST

ELY AQUAFEST

5 JULY

Where: Three sites along the riverside in Ely - Lavender Green, Jubilee Gardens and the Maltings Green What: There is a fun fare, beer tent, burger bar and a miscellany of stalls, with charity, craft and a variety of business stalls providing something of interest to all.

A major crowd pleaser is the Annual Raft Race on the River Ouse, with numerous decorated rafts, from buses to tanks and from simple rafts to luxury liners - everyone enters into the spirit of the day and fun is had by all.

Meanwhile the two arenas provide varied entertainment through the day, often featuring local talent. There is music, dancing, interesting demonstrations and audience participation. There is also a great Raffle every year.

Any profit from this event is donated to local charities and worthwhile causes.
