MENTAL HEALTH

Mental health in the workplace is one of the challenges of our time. National data indicates that as many one in five1 employees are likely to be experiencing a mental health condition, with the state’s construction industry experiencing an increase in mental health claims over the past two years. Despite the construction industry experiencing the lowest number of mental health claims compared to other industry sectors. The industry has still experienced an 80 per cent increase in mental health claims over the past two years. In 2017, there were 133 mental health claims made by employees working in the construction industry in New South Wales, with the average claimant requiring 136 days off and costing approximately $67,000.

PROFILE

Mental health claims on average cost three times more than physical claims. This is partly due to the extended time off work many claimants require, with employees experiencing mental health issues taking on average, almost four times as long to return to work compared to employees with physical injuries. Due to the nature of the work, the construction industry can be

However, what is less widely acknowledged is the psychological impact of issues like job security, the transient nature of the workforce and workplace culture. This variety of skill sets has seen them recognised as leaders not just in the building industry, but by the WA Local Government Association (WALGA), private sector clients, land and property developers, architects, builders and individuals. concrete columns, structural steel roof spanning 50m, crane beams and exterior canopies. They also undertook the civil design that included bulk earthworks, site grading, stormwater drainage and associated compensating basins, concrete hardstands, fire service including fire compartments and the sewer pump station. An impressive feature of this build is the large 8m tall precast concrete columns supporting the roof and forming two large 25 metre wide parallel runways which support two 25 tonne overhead cranes and two 10 tonne cranes at 8m above floor level. The cranes were designed to operate in tandem, adding significant loads to the structure. Enabling the structure to support concurrent loads from the four cranes without compromising the allowable deflection limits required the type of innovative thinking DWA pride themselves on. The superstructure was initially designed using steel, with the crane support columns specified as 310 Universal Columns (UCs). During construction it was found that there was a long manufacturing lead time for the specified structural steel support columns. Delays in the availability of materials which would usually result in construction delays were no problem for the engineering expertise of DWA. Their knowledgeable engineers quickly designed an alternative approach using 8m tall, 2.5m wide by 0.3m thick precast concrete panel columns with cast-in steel baseplates that fitted the existing holding down bolts that had been already cast in the foundations for the previously designed 310 UCs. This lateral thinking quickly resolved the problem in a timely and cost-effective manner. This innovative solution demonstrates that DWA are able to adapt during the project lifecycle, offering a wide array of services which is invaluable to so many clients in this current economic market. DWA are currently also working on other unique and innovative projects in the building industry. They are working with Fastbrick Robotics (FBR) to provide structural support for the design of cement block walls which are laid by a large truck mounted robot that uses adhesive to fix the blocks together. This partnership demonstrates that DWA are quick to embrace new technology and all the incredible benefits it has to offer. DWA have been operating in Western Australia for 20 years and are ingrained into the work fabric of Western Australia. This can be achieved through a public-private partnership and the resources and resourcefulness of the private sector should be fully mobilised in a joint endeavour. In this regard, government and especially the planning authority can act as the facilitator to encourage and ensure that both public and private developments will conform to a green plan and to a high standard of design and management. Unfortunately what is missing in Western Australia particularly is a collective voice for architects that should be working together to enhance and promote a profession to face significant challenges, high quality design standards and influence government policies that impacts not just the profession but future designs standards.”

“I’ve always been interested in design but more so how buildings are physically created. It is such a dynamic industry with a variety of roles and projects that constantly challenge and motivate you to continue.” Having been with Contexx since their inaugural year, Adam has been working with Probuild since the two companies merged 12 years ago. He worked through the graduate program, initially as an undergraduate while at university, then moved into a coordination role. This enabled him to work on structure, services, shellworks, finishes and contract administration for a wide variety of projects during that time. He has been a project manager and, more recently, a construction manager on large-scale projects. Adam’s current role as Managing Director encompasses a wide variety of activities. While this still involves going out visiting project sites to engage with staff, his role now also includes engaging with clients and consultants on upcoming and new work, as well as liaising with the wider subcontract group. “I am focused on ensuring Probuild WA is a consistent business, which provides the same level of service to clients no matter what the project. A large portion of my role is people-

Developing and Consolidating a Successful People-Focused Business Model Probuild has a straightforward business outlook that has enabled the 30-year-old company to become one of Australia’s premier construction and design corporations. Quite simply… “Our success is built on our people.”

Industry-Leading Ideas and Methods So, what were the key company qualities that attracted Adam to Probuild, and those that have consolidated its status over the years? The simple answer is innovation and people. “Probuild values its people and the relationships with all stakeholders. The business has several long-standing employees as well as long-term industry-wide relationships that continue to grow,” he says. “Probuild continues to evolve and some of our current ideas and construction methods are

they want access to the best people. At Probuild we provide a dedicated point of contact for each project and hands-on involvement from our leadership team. Our culture of openness keeps us inspired and energised, and it is the reason so many graduates aspire to work with us.”

Adam Barker is well-placed to pinpoint how the industry has changed and evolved in recent decades. “Technology has and continues to advance rapidly, and will certainly be a key into the future of the industry. This has led to the incorporation of more efficient systems to assist our quality and safety processes,

Probuild projects, which is setting a benchmark for the industry.” As for his own main contribution to that evolution, Adam highlights being a part of leading the culture on projects and transferring this outward to other projects and other states. “In addition, being able to foster creative thinking on projects and develop these ideas into improved construction methods is a continued target.” One of the key lessons he has learnt from his experience in the industry is that developing and maintaining relationships are extremely valuable. Whether it is with subcontractors, internally with PCA staff, or with clients, consultants and other industry stakeholders, Adam places a great deal of importance on these relationships.

In addition to ongoing innovation, sustainability is also an essential aspect of Probuild’s business philosophy. “We incorporate this through the design and procurement phase of the project, as that is when it has the greatest impact on the development. Being a part of the design process and working with the consultant team as well as the end users allows us to provide ideas on life cycle sustainability. “However, in addition to this we are constantly reviewing our construction methods and working closely with the supply chain to develop more sustainable practices (including waste management, material selection, material deliveries, etc). “There is certainly further opportunity in this space and it is

PROBUILD TO DEVELOP THE LANDMARK RESIDENTIAL AND HOTEL PROJECT IN PERTH Back in the early 1900s, Perth’s riverfront was a popular haven for picnics and public bathing along the water’s edge. Over the years, however, the city grew apace and new development separated the river and the main metropolitan area, culminating in the construction of Riverside Drive in 1940. Fast forward to 2012, and the Metropolitan Redevelopment Authority’s ambitious commitment to reconnecting the river with the city was showcased during an official ceremony (presided over by the premier) to turn the first ground of the flagship Elizabeth Quay mixed-use project. According to the MRA, “Elizabeth Quay is at the heart of our plan to revitalise the city centre and enhance Perth’s reputation as one of the most liveable cities in the world. This $2.6 billion project creates a true waterfront precinct and is now part of the physical and cultural fabric of our city. “This landmark waterfront development reconnects Perth city with the Swan River to create a dynamic new entertainment and leisure precinct, set around a stunning 2.7-hectare inlet… Elizabeth Quay brings the river and the city together again, creating new

THE BUILDERS CHOICE MAGAZINE DECEMBER 2019

A much anticipated major television fundraising event, the Channel Seven Perth Telethon has been helping Western Australian children since it began in 1968. Telethon usually runs around 26 hours non-stop, from 6.30pm on a Saturday night in October, broadcasting live across Western Australia on TVW7 throughout the metropolitan area of Perth and the Golden West Network (GWN7) across the rest of Western Australia. Since 2004 it has been held at the Perth Convention and Exhibition Centre. Each year there are a number of worthy beneficiaries working on improving the lives of sick kids in WA. The funds raised in 2018 were distributed to 51 beneficiaries including Telethon Kids Institute and Perth Children’s Hospital. The event is the highest donating Telethon (per capita) in the world, with donations totalling in excess of $306 million. FRESH AND MODERN DESIGN The 2019 Telethon Home by New Level has been built for the second year by New Level Homes, part of the InVogue family and owned by JWH Group who have been building the Metropolitan Telethon home for the past 13 years. This year’s home brings a fresh and modern custom design to the leafy setting of the Hales Estate. Satterley and The Hales Estate, along with New Level Homes, will donate part proceeds from the sale of the home to Telethon. Designed with modern liveability in mind, The Hales Estate in Forrestfield features quality public open spaces, with all houses centred around a generous strip of parkland. Built around existing native Marri and Jarrah trees and the trickling waters of Crumpet Creek, the Hales is designed to retain the natural features of the site. Situated in Evergreen Grove, which is located adjacent from the newly landscaped parkland, the home is of double brick construction to the lower level and timber frames for the upper

HUB FOR FAMILY ACTIVITY The light and fresh kitchen with top-of-the-line Italian-made appliances from ILVE, together with the dining and living areas, create the perfect hub for family activity. The doors at either side of the family room slide open to provide access to outdoor areas. Towards the back of the home there is a large alfresco connecting the children’s activity area to the family space. Summer nights can be spent cooking on the built-in ARTUSI BBQ on the central alfresco nestled in between the lounge, hallway and living. Jim Ilias, General Manager New Level Homes, says that creating central spaces that the family can enjoy together while also having a private oasis is an outstanding feature of this year’s home. “Increasing the flow of natural elements into the home, all living areas have direct access to the courtyards,” he said. “The clever use of large sliding doors gives a seamless transition through the central alfresco and living areas bringing the outdoors in.” SANCTUARY FOR CHILDREN The children can enjoy their own sanctuary at the rear of the home, with three bedrooms lining the hallway together with a bathroom and separate powder room. An activity room that can grow with the family, perfect for a children’s playroom or a study, is flooded with light from the sliding doors to the alfresco area.

The main requirements of the brief were to design and create a stunning family home that will attract buyers to donate to the Telethon cause. It was important to design a home that has all the modern amenities a family would desire, but one that would differ from the design aesthetic of the 2018 Telethon Home, which is in the same street. The design also needed to take advantage of the natural surroundings The Hales estate has to offer. The view of the treetops in the park opposite the home was a main focal point of the master suite design.

Design Manager Brad McDonald said the foothills location required a softening of some of the stronger geometric forms of the home, which allowed material selections with a high level of textural warmth. “We wanted to present a home that you otherwise couldn’t buy on the market. THE BUILDERS CHOICE MAGAZINE DECEMBER 2019

Originally opened in early 1980, the Midland Gate Shopping Centre has undergone several major developments in its 40-year history, the first being in 1995 when the centre amalgamated with the adjacent Swan City Shopping Centre.

FURTHER EXPANSION FOR

Midland Gate Shopping Centre

Recent expansion works, however, mark the next chapter in the shopping centre’s redevelopment history, providing an additional 14,237m2 of retail space and an extra 257 car parking bays, making it the largest everyday shopping destination in Perth’s expanding east. Doric Contractors were the design and construct contractor, with this project being the third major retail development delivered by Doric for Vicinity Centres. Vicinity is one of Australia’s leading retail property groups with a fully integrated asset management platform and $26 billion in retail assets under management across 66 shopping centres, making it the second largest listed manager of Australian retail property. HERITAGE AND LOCAL ASPECTS PRESERVED Elements of local heritage and sustainability formed part of the build and customer experience was at the forefront of design and activation. For example, trees removed were repurposed in furniture pods, while excavated clay was dried and recycled into bricks that were used during construction. Other unique aspects of the project were the blending of existing structure into new structure and ensuring that the envelope is weathertight post completion, and the fact that the centre continued to trade through construction. Hames Sharley considers this project to be very significant, as not only have they designed the new extension, they also designed the new foodcourt refurbishment. The opening was an important milestone in the life of Midland Gate with other potential future extensions still possible in the future. Consistently named as one of the world’s top one hundred design practices, Hames Sharley’s portfolio of work is as diverse as it is innovative. The company has an established culture of provoking and sharing new ideas and are dedicated to exceeding client expectations in project delivery. All projects are designed to the highest standards and are consistently recognised amongst industry peers through the various awards that Hames Sharley has received.

In addition, three new fire stairs, two sets of travelators and one lift have been installed to satisfy legislative emergency access and egress requirements, and to facilitate safe and easy access to the new development.

Manjimup Shire President Paul Omodei said South West Energy Experience represents an important tourism and cultural asset which will expand and improve regional visitor and local experiences.

MOVING EXHIBITS A CHALLENGE The main challenges of the project came from the size and shape of the objects to be housed in the museum and their movement from their original locations to the construction site. With some items weighting as much as 20 tonnes, cranes were employed to put them on low loaders for transport to their new homes where they were again lifted by cranes and put into place before the main structure was assembled around them. The clay soils also presented some difficulties in that water came through the soil making compaction very difficult to achieve. This was overcome by dewatering and removing large amounts of soil, then replacing it with clean, compactable sand.

Since its inception, Civilcon has grown into a sizeable multiaward winning company, with a reputation in the South West for professionalism, quality of work, and service. The company provides services and expertise in the following areas: commercial construction; mining and civil construction; industrial construction; concrete construction; general contracting; Class 2 demolition and restricted asbestos removal; and maintenance and support services Civilcon has proved competitive in these markets in cost, quality and performance, thereby maintaining a competitive edge. Raking ceilings internally provided open spaces while stepped floor levels flow with the natural contours of the site.

The Champion Centre and Seville Grove Library are back in business following the successful completion of a major redevelopment. The renovation has created a vibrant cultural, social and multicultural hub within the City of Armadale, which is located 25 kilometres away from Perth. In 2017 the City of Armadale undertook a feasibility study to engage with the community to hear what they envisioned for a new centre. It was identified that the community wanted a new kitchen area to be the heart of the Champion Centre along with functional indoor and outdoor spaces. A range of hot desk areas, meeting places and outdoor spaces were designed to enhance these experiences, providing more open community access and encouraging greater collaborative use at the Champion Centre. The upgraded facility features the artwork ‘Ocean Swell’ by local Aboriginal artist Rohin Kickett, as well as a large mural depicting local Aboriginal children and the Canning River by Australian renowned artist Matt Adnate and local Aboriginal artists Rohin Kickett and Bradley Kickett. The collaborative artwork combines contemporary and traditional together, bringing the centre to life. The Seville Grove Library also received a makeover and the modern facility boasts state-of- the-art-technology and offers a traditional library service. It also has updated meeting spaces and additional computer facilities. This will increase training opportunities, improving literacy and job readiness in the community. This is going to be an important space where people come together to share their love of books, socialise and network. The City of Armadale secured a $4 million Lotterywest grant which was fundamental in ensuring this project came to fruition and can now be utilised by the 91,700 residents living in the area. It took 18 months for the work to be completed and it was worth

The Kambarang Festival was also held to recognise the redevelopment of the Champion Centre and incorporated a belated NAIDOC week celebration held on Tuesday, November 26. The Festival celebrations recognised Kambarang, as one of the six Noongar seasons symbolised by an abundance of colours and flowers. This festival transformed the City of Armadale’s Bob Blackburn reserve into a vibrant hub of excitement. City of Armadale Mayor Ruth Butterfield said it was so exciting to be a part of the festivities and officially to open our upgraded community facilities. “During the redevelopment staff from both facilities worked in temporary locations and it was challenging for both our teams and community members to be located away from their surroundings,” Mayor Butterfield said.

“It was well worth the wait - and evident by the number of our community members who attended, had the opportunity to tour the centre and enjoy Former City of Armadale Mayor Henry Zelones said: “The City carried out research that identified what the community saw as most valuable and we have incorporated and enhanced these areas, such as the new café/kitchen area, and also increased capacity for greater community access, participation and collaboration. “The newly transformed Bob Blackburn area will become a really important community hub that is designed to be widely accessible that will enrich people’s lives and the wider local community.” The City of Armadale conducted a number of events that marked the completion of this fundamental project including the official ribbon cutting and plaque unveiling on Friday, 18 October. In today’s competitive market, apartment developers are offering an ever-growing list of resort-inspired amenities to tempt buyers looking for that holiday-at-home lifestyle. Pools, gyms and rooftop terraces have long been the norm, but in recent years features such as sunset lounge areas, outdoor cinemas, yoga decks, cabanas, alfresco kitchens, herb gardens and fire pits have started appearing on the inventory of attractions tempting buyers to Perth’s newest apartment buildings. Vantage RiversEdge Apartments, a recently completed waterfront development, Edge Visionary Living in Rivervale, is a prime example of this latest marketing approach. Built by BGC Construction, the complex has 18 levels and 212 apartments, and features a rooftop cinema and terrace, a gym, café, residents’ lounge, infinity-edge pool with river views, theatre room and barbecue cabana. “Many downsizers, for example, don’t just want a low-maintenance home, they are actively looking for a home that offers them ways to relax, to enjoy life, and entertain friends and family. “Then there are the young couples or the FIFO workers who can come home and enjoy a real holiday break from work,” he said. “Buyers today have lots of choice, so they’re looking for resortstyle amenities that encourage activity, engagement and a sense of community. “This includes somewhere to entertain larger groups of people, or to offer friends and family that something special when they visit, such as a movie in an outdoor cinema or a home-cooked meal under the stars.” PRIME LOCATION With a prime location on the Burswood Peninsula, Vantage RiversEdge Apartments builds on the success of other Edge Visionary Living developments, including Botanical Apartments in Subiaco. “We regularly hear stories of people using the pool or gym in their apartment building every day, or meeting on the rooftop with friends for after-work drinks on a Friday,” Mr Hawkins said. Vantage RiversEdge Apartments is only a few kilometres from the CBD and well within walking distance of Optus Stadium and Crown Perth. The riverside location provides panoramic views from floor-to-ceiling windows, while the superior fit-out includes stone benchtops, air-conditioning and AEG appliances.

Having a waterway for a backyard opens up many possibilities for a distinctly different and pleasurable lifestyle: breakfast on the balcony watching watercraft big and small parade by; dinner on the patio enhanced by crimson sunsets and cooling summer breezes; and, should it be to your taste and circumstances, an atmosphere and regime of enduring holiday. Regatta Apartments, a residential development by Raw Form Building Company, embraces all of these possibilities. The brief for this project was to design a multi-residential development in the Mandurah Ocean Marina that would create quality, contemporary apartment living, without compromising on functionality or aesthetics. SITE FRONTS MARINA The landmark site fronts the Mandurah Ocean Marina and features a pedestrian boardwalk in front with potential for a good deal of passing traffic. It was therefore important to create an iconic building within this high-density setting. The development was to provide for an external outlook to the marina to the south while at the same time taking advantage of the ocean views to the north, with a connection to the public realm but also maintaining security within the site. The brief called for consideration to a northern orientation and to maximise natural light within the apartments. High ceilings were desirable along with quality finishes in a natural palette to

Addressing the brief, the design and consequent development contains three apartments of two bedroom, two bathroom configuration, all with an additional study/guest room. APARTMENTS CAPTURE THE VIEWS All apartments were designed to have waterfront views, and all were designed with the living space to the south to best capture these views. The ground floor apartment takes up the width of the lot and opens out to a courtyard overlooking the expansive marina. The upper floor apartments equally divide the width of the first floor and have a bonus loft space that can be utilised as a guest room or study, with its own balcony that looks out to the ocean to the north of the site. While the living areas are to the south, the open loft has been designed to capture the winter sun with the roof raking to the north and allowing the light to filter down to the living area below. DESIGNED TO BE COOL With the shape of the roof and location of openings, the cool afternoon breeze is drawn into the apartments via the southern balcony, pushing up to the northern balcony and out the rear of the apartments, thereby flushing out heat build-up from the day in just minutes. The form of the building with its raking roof and clean colour palette, allows the development to stand out amongst the other high-density buildings in the area.

Although double brick is the traditional method of construction in the residential building industry in Western Australia, lightweight methods continue to become more popular with both builders and clients due to the many benefits that accompany the use of lightweight systems.

Benefits of lightweight DEMONSTRATED IN MUNSTER BUILD

A recent residential build in Munster using products from Panels WA has provided compelling evidence of the advantages of this form of construction. The project was designed by the owner to fulfil his growing family needs while at the same time ensuring the home would be environmentally friendly. The home was designed to have an architectural edge with a pristine interior and, as such, provided a major opportunity for Panels WA to demonstrate how their products can be utilised in any form of project. The owner had done extensive research into what he wanted in his home and knew that thermal, acoustic and ratings were the major benefits of the Panels WA System. The client was made to feel a part of the project from start to finish, thereby ensuring a strong relationship which has endured to this day. Indeed, he has become a strong advocate of Panels WA and their products.

is no down time due to weather • Carpenters stand the walls on site, reducing installation time by up to 60% on a standard brick home • Stage claims can be accelerated due to process. For example, wall installation (and therefore plate height) can normally be achieved in four days after the slab is complete, with minimal slab cure wait time • PPS construction cleaning costs are absorbed by the manufacturer in the factory, not the builder on site • Panels WA’s system removes the traditional ‘cracking’

this form of construction. • Windows remain clean as there is no waste left behind from wet trades
 • PPS reduces scaffolding times for two-storey homes, saving significant money. Depending on the profile of the external board used, paint or texture coat
can be applied immediately and the scaffold dropped
 • With the advantage of quick installation of PPS compared to brick, roof
cover can go on straight away, meaning internal trades can start work
immediately
 • Fewer tradesmen, such as bricklayers, cleaners and

for builders. • Services can be chased quickly by router, eliminating traditional brick dust issues and decreasing service installer times on site • Plate height cleaning costs are reduced by up to 90% by eliminating bricklaying waste from site • No Bobcat or bin costs on site to clean up excess sand left by bricklayers or plasterers • Floor scrapes are eliminated
 • As there is no brick clean required, no harmful acids are needed which
protects the surrounding environment.

• Reduced structural steel is required for single storey homes due to lightweight construction. Utilising Panels WA’s patented floor system, no steels are required at all
 • Less storage is required for material needed on site i.e. no brick pallets, no site shed, and no wet trade sand bulking
 • P50 beads can be utilised to produce a ‘shadow line’ cornice effect with the
system, allowing a modern streamline alternative to traditional cornice.
Brick construction does not instantly offer this
 • Tie down rods can be applied post roof erection, allowing for exact
placement as opposed to the ‘guesswork’ required with brick construction
 • Traditional un-tensioned hoop iron tie down straps on brickwork allows for plate movement during dynamic wind loads, and promotes further cracking. Panels WA’s tie down rods are tensioned and provide a superior
continuous tie down, doubling as part of the engineered bracing system
 • The continual bracing provided by Panels WA tie downs is important in many Western Australian areas due to the wind loads experienced. Panels WA’s PPS system is cyclone rated
 • PPS is light enough to install on site by hand,

 • The Integrated Polyurethane Insulation eliminates the requirement for
traditional wall insulation
 • PPS does not hold summer heat like brick

DESIGN FOR DOWNSIZERS

With the number of baby boomers retiring increasing exponentially, many of them are reassessing their family homes and coming to the conclusion that, with their children having grown up and flown the nest, they no longer need large multiroom houses, nor do they want to expend the time and energy in maintaining them. Illustrating this trend, Raw Form Building Company recently built a residence for a couple in their sixties who were looking to downsize from their current five acre property into something much newer, much lighter and brighter, more energy efficient and without the requirement for maintenance that the had at their old place.

project took on something of a boomerang shape in order to direct the winter sun into the living areas. There were a number of large trees on the block which provided some challenges as did the necessity to provide space for an ATU waste water treatment system. Polished concrete floors were used as a method of storing heat in the winter. While concrete blocks are a robust material by their nature, it was found they need to be treated with care to obtain an optimal finish.

This three level contemporary house has been individually designed to maximise the potential of the site and measures at a spacious 918m2. Imperial Homes built this unique home while Adrian De Lucia Managing Director and principal designer at DW Concepts was responsible for this extraordinary design. Imperial Homes maintains a refreshing approach to the building process and they have withheld the test of time operating for over 30 years. Their experience is focused on custom luxury homes but has extended to commercial boutique office blocks, bespoke multi-residential and unit developments. Both Imperial Homes and DW Concepts are award winners and together they created something really spectacular which is so much more than a house, they have created a home. Imperial Homes really know how to build something astonishing. With their attention to detail from the initial design brief to the construction and fit out Imperial Homes created a unique and beautiful home for their clients. With the outstanding quality and craftsmanship of this home the outcome speaks for itself with extremely satisfied home owners.

QUEST JOONDALUP

Vibrant Northern Corridor

CUTTING-EDGE APARTMENT-HOTEL PROJECT CONSOLIDATES JOONDALUP’S BURGEONING GROWTH The last 20 years have been pivotal for Joondalup. As Mayor Albert Jacob notes, “The Joondalup city centre has flourished into a successful, highly liveable commercial, civic and cultural destination. Today marks another significant milestone in our journey, as work begins on this outstanding development.” He was referring to Quest Joondalup, a new apartment-hotel property developed by M/Group and built by M/Construction that is strategically positioned in the primary urban centre of Perth’s outer northern suburbs. The city centre already accommodates the Lakeside Joondalup shopping centre, Edith Cowan University and Joondalup Health campus, as well as substantial local and international office and industrial tenancies. Quest is Australia’s largest apartment-hotel operator for total properties, which are located in central business districts, and suburban and regional areas – with close proximity to head offices, business centres and key tourist destinations. The Joondalup location on Boas Avenue is seen as an excellent fit

traffic management in advance due to council requirements and neighbours owning the right of way adjacent to the site, as they needed 24-hour access to the laneway for parking at their property.” Due to the very tight construction program, the building design was modelled using a precast wall & floor system for speed and efficiency. Hollow-core pre-cast concrete floor panels were used throughout the building to complete a floor each fortnight. This further facilitated the construction program, as the trades were able to gain access to the floor area below to commence CUTTING-EDGE FEATURES FOR CONTEMPORARY SHORT-STAY ACCOMMODATION Quest Joondalup is a 90 key hotel comprising studios and one and two-bedroom apartments. Its design concept takes advantage of the fact that studios are considered a great alternative to regular hotel rooms. They feature a comfortable king bed and kitchenette; while the one and twobedroom apartments are equipped with a full kitchen and laundry facilities, providing a home-away-from-home experience that is ideal for families, professionals and larger groups. The development is accessed off the street-front into a large entry lobby, including a central lift accessing all six levels, with commercial tenancies on the ground level (and the opportunity for a café/restaurant). The ground floor also includes a conference room, guest laundry and gym, plus on-site parking. According to M/Construction Director Michael Read, the main challenges during construction included coping with busy traffic in Joondalup city’s main street. “This involved well-planned

their works under the main structure, which would usually be obstructed and inaccessible for a month by scaffold-props if the floor had been an in-situ suspended slab. “As the design was progressing so rapidly we had to re-think how the balcony structures would be incorporated into the build. It was decided to be a post-fix bolt-on light-weight structure which enabled the main structure to continue unimpeded. “In addition, the roof design was changed from a structural steel and sheeted roof to a flat concrete roof, which saved M/ Construction a month in program time and ensured the building was watertight ahead of schedule and avoided the wet winter months. With the concrete flat roof, it also gave us the opportunity to re-locate all the mechanical plant and equipment as well as hot water services on the roof instead of being installed elsewhere, as there was limited space available within the property.” Another challenge was the inability to lift or load goods and materials from the main street, so a designated area was created on-site to fit a tower crane and allow panel truck deliveries. “This was difficult with a limited lay-down area,” said

RISES FROM THE ASHES

On January 7, 2016, two people tragically lost their lives and 181 homes and buildings were destroyed when a raging bushfire swept through the small south west town of Yarloop. The fire is believed to have been initially triggered by a lightning strike, and by the time it had been extinguished some 17 days later it had destroyed almost 70,000 hectares of some of Western Australia’s best agricultural land. PROGRAM OF RENEWAL AND REBUILDING In the aftermath of the fire many people felt that Yarloop would never recover, however a program of renewal and rebuilding has since seen much of the town restored. As a result of a workshop held by the Shire of Harvey and the local community to discuss plans for the renewal of the town, it was decided that one of the priorities would be the restoration of the town hall, which was originally built in 1938, and the construction of a new community centre. In October 2018 Civilcon Construction was awarded the rebuild

In a recent build by Azure Luxury Homes in Buntine Road, Wembley Downs, the block had been subdivided which subsequently left an area of only 460m2, so the only way to take advantage of the view was to go up. The brief for the project was to utilise the natural sloping gradient of the corner block in order to maximise the view. The resulting design by NDP Design was a three-storey residence of 520m2. The lower floor of the house features a four-car undercroft with a small workshop. Moving up there is a theatre room, family living/ dining, laundry scullery and a fourth bedroom with semi-ensuite for guests. Upstairs again is a family retreat, study, ensuite bathroom and the master bedroom plus two other bedrooms.

THE TEAM

Blocks with attractive views are at a premium in suburban Perth and when a client has a block which provides a panoramic vista over the city and beyond to the hills, the design of a residence for the block will need to prioritise that view.

To cater for the client’s growing family and a taste for entertaining, the design provided for a seamless integration between internal and external living, with alfresco and pool areas positioned towards the front of the house. There has been a substantial use of natural materials – mainly stonework and timber - throughout the residence. Spotted gum timber flooring has been used in the staircase and rosewood timber columns in the front door, with an assortment of timber veneers to the cabinetry and throughout the project. Various porcelain materials have also been used including porcelain tile, large format ceramic benchtops and feature wall tiling,

NO MAJOR CHALLENGES Few problems of any consequence arose during the build with the main challenge being building a sizeable house on a tight block. The build took a total of 16 months to complete. According to Azure Luxury Homes director Steve di Fulvio, the most notable feature of the house is the infinity edge pool at the front of the house. “The pool plus the expanse of glass across the front of the residence provides quite an impact, as well as taking advantage of the view. “It also has a very nice floating staircase which helps to promote the open plan living area and sense of space that the client was trying to maximise on the small block,” Mr di Fulvio said. TRAINING GROUND AND INFRASTRUCTURE FOR EAGLES

The West Coast Eagles progression to being a major force in the AFL hasn’t always been matched by appropriate facilities for the club and its players. In the early part of the club’s 30-year history players often had to make do with training on public ovals with no change room or any other amenities. Subiaco oval was a big step up but now, with the opening of their new Lathlain training grounds, the

BRIDGESTONE TYRES KELMSCOT

Building to strict MARKETING REQUIREMENTS

It is an important marketing strategy for most large national retailers that the appearance of all their retail outlets are identical, or at least very similar, so that wherever consumers may go, the company’s stores are immediately recognisable. For those engaged in constructing such outlets, meeting these standards is rarely difficult when an outlet is built from the ground up, but they can present some challenges when an existing building is being re-purposed and refurbished to meet a company’s requirements. National tyre manufacturer and retailer Bridgestone Tyres recently engaged Cassari Group to convert a building in Kelmscott to their specifications, insisting on very specific

FOR VETERINARY CLINIC

Having previously operated from an old brick and clay tile 1950s house, the High Wycombe Veterinary Hospital needed to expand. The client approached Studio Origami Architects with a simple brief: increase the hospital floor area by 80m2 and use the new building to project a modern and appealing image to the public, all this within a modest and strict building budget.

the use of standard proprietary aluminium panels made the facade too expensive. It was then decided to go in a different direction with a different screening style: a metal woven screening.

Studio Origami provided the core architectural services, design and documentation, liaison with local authorities, coordination of specialist consultants, tendering, and contract administration. While the strict budget limitations created a challenge, Studio Origami perceived it as an opportunity to exercise their strategic thinking and creativity, winning the commission by providing the client with an inspired idea: instead of trying to make

The cost options were analysed with the client and a green light was given to proceeding in this direction. FUNCTIONALITY ADDED It was found that the screen column footings would be too deep and massive, but by employing a horizontal footing out of the ground the cost of digging was saved. SYMPHONY OF SKILLS CREATE

VIOLIN SHAPED POOL

stunning pool TE STUNNING POOL

Musicians are invariably passionate about their music and their instruments. The musical owners of a recently built residence in Dalkeith, however, have raised their enthusiasm to another level by installing a pool in the shape of a violin. And not just any violin, a Stradivarius no less. Inspired by a similar pool in New York - thought to be the only other violin shaped pool in the world – the local version is stunningly designed and executed and is a credit to the skills and dedication of the Western Australian companies involved in its construction. At the design stage of the three-storey residence, the client’s brief to the architect and builder, JAV Developments, was not to include a swimming pool as they preferred to have more rear garden space.

and an adjacent building which was still under construction and nearing completion. Fortunately at the time the dividing/retaining boundary wall between the two buildings hadn’t been built, thus allowing the use of machinery to dig the hole for the pool. With the steep gradient and a soft sandy surface, a Bobcat with positrack had to be used to cart the sand out of the hole and into a truck waiting on the main street. MATERIALS MANHANDLED TO SITE Once the pool shell had been constructed, the boundary walls, the concrete paving and the external steps had to be built. Consequently, the finishing materials for plastering, tiling of the pool and pool equipment had to be manhandled to the pool site. Because the pool had not been part of the initial design, most

CHANGE OF PLANS FROM CLIENT However after the construction had reached lock up stage, the client decided they wanted a violin-shaped swimming pool to be installed at the rear of the property. This created not a few challenges. The pool was to be located 6m below the ground floor of the main building and there was only a narrow gap between that

of the underground services had already been installed for the residence. This meant that soakwells, drainage and electrical services had to be relocated outside the pool shell, requiring careful detailed excavation around concrete footings. To ensure that the shape of the pool shell matched the shape of the violin as per the design, a surveyor was engaged to precisely pinpoint the location for the formwork with the correct radius curvature. The surveyor and the builder’s supervisor checked this twice before the concrete pour went ahead. The formworker
