From the Energy Efficient to the Energetic
I
n this month's quarterly we cover construction projects that are spread right across the energy spectrum (so to speak) – from 'low energy' designs that incorporate passive solar and energy-efficient systems, through to buildings designed for 'high energy' sports such as netball, gymnastics, water sports and track-and-field. We're all aware of the current emphasis on energy-efficiency, and it certainly seems that many designers and builders are coming up with innovative solutions to meet that requirement. These include using building materials that not only reduce energy-use requirements but that also save on a lot of the energy needed for construction – such as Aerostone panels, SIPs (Structural Insulated Panels), and AFS walling solutions. Other energy-efficient solutions covered this season include design elements and building orientation, rooftop PV solar panels, lowenergy lighting, water recirculating systems and the use of low-e glazing. Two particular examples of low energy design include a passive solar home in Esperance, and what has been dubbed the 'Butterfly House' in Leschenault. In the Esperance home – built by Simple Life Projects in collaboration with Ecotect Architects – the house has been built in two 'wings' which enables both living and sleeping
areas to have a north-facing aspect. The home is built in Aerostone-twin panels – a material that was chosen for its capacity to withstand a wide range of temperatures. The Butterfly Home at Leschenault by Dagostino Developments Arcologic Design also has a 'winged' design – and hence its name! This design element has provided it with not only a north-facing solar solution but also some great views. Both of these homes achieved an outstanding 8-star energy-efficiency rating. Another example is that of an affordable housing project at Hilton by Access Housing, which utilised NicheQ SIPs to provide thermal and acoustic efficiency, while reducing the time required for construction as well as the number of trades that needed to be involved. We also cover a beautiful multi-award winning bespoke stone house at Kununurra that incorporates passive solar and cooling and energyefficient materials, and apartment blocks at Cockburn that utilised an AFS walling system to save time and reduce crane dependence. This season included a number of projects revolving around a different type of energy! The new WAIS centre at Mt Claremont has been built in time for WA athletes to train for the next Olympics. The centre was delivered by the Department of Sport and Recreation and built by the Cockram company. It incorporates indoor runways, sports science

labs, hydrotherapy pools and many other features to meet the needs of elite athletes. We also take a look at the new netball centre in Jolimont, also delivered by the Department of Sport and Recreation, and built by PS Structures. This centre will provide a headquarters for West Coast Fever and Netball WA and facilities for community netball groups and other sports. Still in the arena of sports, the Crown at Perth recently completed its new sports bar that comes with three giant screens amounting to 137m2 of viewing area, a private corporate box with its own set of 12 Ricaro seats, a TAB, and bars for food and drinks. The sports bar was constructed by the Finlay Group and was opened to a packed VIP celebration in March. In this issue we cover many other interesting projects including a home extension done entirely using modular transportable construction, a renovation that combines old and new styles, some unique luxury homes, and a number of commercial developments. Both myself and business partner Addy Khosravi are qualified practising civil engineers and between us we have in excess of 50 years' experience in civil engineering, design, and construction. We bring a wide range of complementary skills to the business, as Addy was a specialist in land development and project management of civil engineering projects, and I bring in a wealth of experience in building and construction. This means together with our staff we can provide all the services required for a wide variety of projects. Why did you decide to start your own construction business? Richard Pappas Managing Director of Celsius Property Group Tell us a bit about yourself, and how and why you went into the property industry? In South Africa, my mum had been involved in real estate since I was just a little boy. At about the age of five I would go around with her and put up 'home open' signs, and when we relocated to Perth in 1994, our visa was sponsored by a real estate company. So really, I've been exposed to property all my life. That being said, I never had the desire to do real estate in the traditional sense of farming an area, listing properties and making sales. One day by chance I met the previous owner of City Life (which is now part of Celsius Property Group), and I was intrigued by the company's model of developing and selling property based around certain investment philosophies. At just 20, I took a job with the company as a junior sales agent, spending the next few years travelling to Kalgoorlie to assist people to purchase Perth property for investment purposes.
I chose Kalgoorlie because our company wasn't established there and I wanted to be responsible for creating my own market. It was extremely tough at first, especially given how young I was (and looked!) so I really needed to ensure my knowledge and customer service were secondto-none. I also felt it was important to practice what we preached, and so I purchased my first property in the Albany Bell Castle in Mount Lawley. On completion it had gone up a bit, and I had also saved a bit of money, which meant I had some equity to be able to do it again with another property. I met my wife in 2002, and she

and today we have six of our own developments under construction, with a combined total of 111 dwellings. In what ways does your company really stand out from the rest? We have built our business around our principle beliefs and passions, and we won't take on any work or listings that compromise that. Right now our focus is on low rise, medium density development close to the city with great access to shops, amenities and public transport. Directions 2031 is an important planning milestone established by the state government, which we subscribe to wholeheartedly, as Perth cannot afford to keep expanding through urban sprawl. Our business has become fully integrated, offering, sales, finance, property development, property management and strata management, which ensures we are able to deliver our clients a great experience. I personally still sell at least two properties every month, which keeps me at the
coalface and provides ongoing insight into what the market wants. You sound like you love what you do. What makes you happiest in your work? I enjoy making sales, I love creating win-win deals and I gain a great sense of accomplishment from turning land into vibrant mixed use developments. I love meeting people, finding out about them and assisting them. We have grown our business organically and from within, and it is immensely satisfying watching staff members start in one role and end up becoming a leader of one of our divisions. How do you envisage the company in 10 years' time? I have built the business to a point where now we have numerous leaders who will decide our future, and it might mean expansion into the commercial sector. Personally I see much of the same, completing win-win deals while helping people achieve financial success through real estate and a new place to call home.

Craig Forster Owner of Dream Homes WA Please tell us a bit about yourself, and how and why you went into the building industry? Originally, I started out as a civil engineer in the early 80s. When I joined the military I was mainly involved in construction and project management. So over a period of about 10 years I naturally gravitated towards construction. I find construction much more satisfying than design as you get to see a result of your works. The result isn't instant of course, but it does give you a good feeling to see something you were involved in 15 years earlier and to be able to say “I had a hand in that.” Following on from this my wife and I started a project management and building company in 2002. Dream Homes WA was born out of that company. In what ways does Dream Homes stand out from the rest? Being a small company enables us to provide that extra personal
touch in our work. We like to keep our services small and personal. We don't take on 20 or 30 or 40 projects at once, but keep it to a small number where we can be fully involved. I am on a construction site every day as I like to be fully involved in every single project, having a say in every aspect. This includes all stages such as planning, development applications and permits, colour selections, manufactured products – the whole works. This means that sudden unwelcome surprises are minimised – that is situations where things happen that should not have happened.
We are also involved in importing modular homes to Australia. We recently had some highly specific demands for construction of some townhouses and we found that local companies could not meet the requirements. This led to importing six townhouses from overseas, which we were able to build on-site within weeks rather than the months or years it would have otherwise taken. They were also of a high standard, being steel-framed with solid walls, concrete floors and double-glazing, and achieving an energy rating of over 7 stars.
What particular challenges has the company faced? The main one would have to be getting quality and reliable labour, especially for finishing such as plasterers and painters. It's hard to find people who are committed to the work at hand, especially when many people work according to an hourly rate. Sometimes we have to rely on labour hire companies to fill the gap. What makes you happiest in your work? It would have to be the satisfaction that comes with finished projects, and helping people achieve their dream homes. We form close relationships with our customers and end up being friends with them afterwards. Often our clients will send us Christmas cards and invite us over to show us some of the projects they are doing. For example I recently had a client who is a doctor and does

a lot of travelling. He told me he trusted my judgement and that if I saw something that needed changing while he was away, to go ahead with it. In fact we did add some cedar works and a few little inexpensive trimmings as we thought it would make a considerable improvement. It's these little touches that can sometimes make all the difference. My wife and I and our family put our heart and soul into every project, and we love to see the results and to help people achieve their dreams. And it doesn't have to take a lot of money to do so – it's possible to add those little touches at a reasonable cost and still get what you want. How do you envisage the future? With the high demand for housing in the state there will be rapid growth in the industry. However, we can no longer rely on traditional methods of double-brick building. There will be a much greater emphasis on modular building where homes can be made in a factory and then finished on site within weeks rather than months. The
townhouses we brought in from overseas were of a very high standard and quick to construct, which meant we ended up with a much better product. It's also easier to not have to keep an eye on tradespeople, but to supervise a manufacturing process. People turn up for work regularly in manufacturing. There are just too many external factors affecting tradespeople in Australia and we are just a very small part of their work. Therefore their emphasis is, quite rightly, on what is best for their own business. Modular building is used a lot overseas. In Australia we are about a decade behind in this regard; and in WA we are even further behind the rest of Australia! Not only that, but the younger demographic is very intelligent, astute and clear about what they want. They know bad quality when they see it, and no longer can a builder dictate what they can and can't have in their homes. So I definitely see the younger demographic shaping the future, and believe that modular construction is the way to move forward in the construction industry in Australia.

Perkins Builders 2015 is an important year for Perkins Builders as it celebrates its 50th anniversary. Some of the challenges ADCO has been facing Establishing and integrating new geographical operations into the wider business has presented many challenges. An example of this is our recent expansion into the Western Australian market. Unlike many of our peers, our strategy was not to purchase or joint venture with a local contractor instead opting to set up a standalone business unit in what has traditionally been a highly parochial market. Despite the challenges of starting from scratch, ADCO's people, culture, financial position and approach to business and project delivery have been incredibly well received. In the first year of operation our WA business achieved $50 million of turnover, on which we have built a strong forward work position in the State that will realise revenues in excess of $90 million in year two and continue to sustain the business in the long term. This all went according to plan, which is a credit to Adco and the tradespeople involved. The achievements Mr Kay considers one of the main achievements of the project to be the fact that construction of the building was finished ahead of time, which meant that the builders could vacate before the start of the fit-out, which was conducted by Bunnings' racking and merchandising team. Also of note is the fact that this project is generating interest and increasing business confidence locally, and may lead to more retail developments in the region. Adco is also very proud to have been involved in a project in the south-west region. “This was Adco's first regional project in WA, and as main contractor we mixed a range of local south-west subcontractors with Perth-based subcontractors. Overall, this worked well and we forged some good relationships with both. The project was a testament to the 'team' nature adopted by everyone

The new Bunnings Warehouse Australind is likely to prove popular in the expanding and growing area, which has a largely young demographic, and where more new residential building is going up. It is seen by many in the region to be a good investment in the local economy. Bunnings is also now a major employer in the area, providing around 130 jobs. estern Australian Skillaroos Joseph Pauley and Sharlene Kidd will soon join the world's best apprentices, trainees and students heading to São Paulo, Brazil, in August to represent their country in the ultimate trades and skills showdown. The 43rd WorldSkills Competition will see over 1,200 of the globe's top trades and skills people – from plumbers and welders to jewellers and hairdressers – representing 59 countries coming together to compete for the coveted title of World Champion across 50 skills categories. Australia's Skillaroos team will compete in 23 skill categories. Sharlene first got involved in Painting and Decorating in 2011. “A friend suggested painting when I didn't know what I wanted as a career. I tried a pre-apprenticeship course at MPA Skills, which I completed over 3 months full time. During this time, I developed a passion for painting and continued on by starting an apprenticeship.” “Before I did work experience, I didn't know fitting and machining was a trade,” says Joseph, who will represent Industrial Mechanics Millwright in Brazil. He first discovered his trade in Year 11 when he chose to undertake a Structured Workplace Learning subject. “Towards the end of my work placement at Albany Engineering I was

offered an apprenticeship.” Joseph recently completed the Certificate III in Mechanical Trade (Fitter Machinist) at Polytechnic West. ASPIRATION MEETS OPPORTUNITY This opportunity has been two years in the making for Joseph and Sharlene, starting in 2013 at their local WorldSkills Australia Regional Competition. “I first heard about WorldSkills Australia when I started my apprenticeship because one of the people I worked with placed third in another competition,” says Joseph. “My employer was keen to enter myself and another apprentice.” Joseph and Sharlene's regional medalwinning performances led them to Perth where they competed with over 500 apprentices, trainees and students at the nation's largest trades and skills competition, the 2014 WorldSkills Australia National Competition. The pair stood out from the crowd for both their skills and their determination and were subsequently offered a place on the Skills Squad, where the real work began. They were each assigned a dedicated Training Manager and undertook several months of intensive training with the overarching goal of being selected as a 2015 Skillaroo. The final decision came down to the competitors' performance at the inaugural WorldSkills Oceania Competition in Hamilton, New Zealand earlier this year, where the Joseph and Sharlene contributed two gold medals to the team's combined total of 10 gold, 10 silver and 6 bronze medals. The 43rd WorldSkills Competition will be held from 11-16 August at the Anhembi Exhibition Centre and is set to be the experience of a lifetime for the Skillaroos. “I've been spending a lot of time preparing and training for the competition,” says Sharlene. “It's a huge honour to represent my country in a trade that I love.”

Oldfield Knott Architects has been in operation since 1973, and is a Perth-based architecture and interior design company with a portfolio of projects in a variety of sectors including corporate, commercial, industrial, research, multi-residential, healthcare, hospitality, educational and retail. The company has a reputation for on-time and within-budget delivery, sound commercial design, excellent organisation and a flexible approach. In this particular project, Oldfield Knott performed two roles – that of architects to PS Structures, and provider of design services to Oceaneering for the integrated fit-out.. The brief This was undertaken as a design and construct project for PS Structures. The brief was for four new buildings, including a main warehouse of 5,000m2, two smaller workshops, and a two-storey office building. It also included an external concrete hardstand area of more than 15,000m2 in size to accommodate large machinery, bitumen car park areas and landscaping. Briefs were put forward by Jandakot Airport (lessor) and Oceaneering (lessee) with the design team providing documentation for project construction. This involved ensuring that the briefs for both lessor and lessee were being fulfilled. According to PS Structures, the client decided to integrate fitout and base-build construction during the design phase. This led to the employment of two teams – one for the base-build and one for fit-out. Oceaneering considers that this helped to fast-track the project so that it would be completed on time by October 2014.

The finished product The final outcome consists of the following: Main warehouse – 5,000m2 in size and consisting of structural steel frame, concrete tilt panels, internal mezzanines, large roller doors, Colorbond cladding, hard-wearing fibre-reinforced slab flooring, and internal finishes in cabinetry, vinyl and tile. Two smaller workshops – constructed in a similar manner to the main building but smaller in size. One of the workshops is 1,200m2 and the other is 400m2. Two-storey office building – 1,950m2 in size, constructed in structural steel with tilt panels, in-situ concrete, curtain walls, and insulated panels. This building also features front and rear balconies in Ultrabond cladding and with balustrades in clear glazing, and internal walls of mostly glazed partitions and Gyprock walls. Ceilings were done in flush Gyprock or tiling depending on acoustic needs. External – 15,500m2 concrete hardstand area that allows for large machinery and future expansion, bitumen car parks, and landscaped areas.

The main challenges Oldfield Knott principal Dean Wood said that one of the main challenges was that of brief changes during the project. In one instance, the changes involved joining two workshops together. This situation involved some back-and-forth discussions and consultations. Mr Wood said that changes of plan during construction of this type were not uncommon or unusual, and the contractors involved were not particularly fazed by it. However, Oceaneering decided after considering various options to revert to the original plan, keeping the workshops separate. Achievements of the project This was a tight project in terms of goals, deadlines and resource management, and according to Mr Wood, the two design teams (base-build and fit-out) worked well together from the outset, with each concentrating on the tasks required of them. Mr Wood considers the office building to be particularly outstanding in the way it complements the Oceaneering hightech image, describing it as “unusual and edgy” and really suiting the site it has been constructed on. He is particularly pleased with how it is set apart and stands out from other office buildings in the Jandakot precinct. The entire project was completed within budget and on time in October 2014, which is a credit to all the companies and teams involved. Oceaneering also appears to be happy with the result, especially as the company now has the capacity to incorporate all of its business activities into a single, well-designed and expertly constructed facility that matches well with the company's image and purpose.

n 2014, Crown Perth decided to transform its existing sports bar. The project included the installation of three giant LED viewing screens, a brand new bar with an enticing food and drinks menu, and a private viewing area. The transformation was overseen by Perth-based commercial construction company Finlay Group, under the leadership of Xavier McKeon. And judging by the response of the public, Crown's plan to provide the ultimate in sports viewing in the city has well and truly come to fruition!

Why this project? The former sports bar (known as Carbon Sports Bar) was very successful and popular, but had limited space and viewing screens. So Crown decided it was time to upgrade by offering bigger and better screens to replace the old projectors, as well as adding extra space, a new bar, and a corporate box private viewing area complete with 12 Recaro sports seats. This corporate box also comes with a personal host and catering – making it a bit like the Gold Class cinema of the sports-viewing world. The new sports bar had to have that dazzling wow factor, and this has certainly been achieved with the total 137sqm of viewing area, which is the largest in the country. “Our vision is to be the home of sport, and we feel that Crown Sports Bar offers spectators who either cannot be at the game, or are watching an away-game, a great alternative,” a Crown Perth spokesperson said. The construction process The construction process involved installing the three new screens, relocating existing gaming rooms and constructing the new bar in

the old keno lounge space, and keeping the bar operational while the rest of the project was being completed. The project also included extending the raised floor area of the existing bar, installing new carpet, replacing old wall panels, painting the bulkheads, replacing furniture, and installing a new TAB and the corporate box. All of this needed to be done with minimal disruption to the functioning of the surrounding areas, and with provision of complete safety for a very curious public. Before the giant screens could be installed, cabling had to be put in and structural steel had to be installed within the roof space for support. The screens were installed within two days and were fully functional within five, which was essential due to the timing of major sporting events. This achievement is a credit to both Finlay Group and Crown. The middle screen measures 13m x 4.5m, while the other two screens are 8m x 4.5m in size. The three LED panels connect together to provide a seamless viewing surround-sound experience. Overall, the project took six months to complete and was opened on March 18, 2015, at a VIP-packed celebration. Major challenges There were several challenges with this project. According to Mr McKeon, the main challenges included keeping the gaming floor and existing sports bar operational while the new sports bar was delivered in stages, and keeping the public out of the area. The staged aspect of the project precluded putting up extensive hoarding, so there was a need for constant vigilance to keep the public out of the barricaded work areas, to maintain a safe environment at all times. Other challenges included installing the engineering supports required for the new screens, and completion of the work in time for the schedule of major sporting events. All of these challenges were managed well and without any major problems or incidents.
SIZE DOES MATTER! In November 2014, Mega Vision Sound & Lighting and Big Screen Video submitted a proposal to upgrade the prestigious Crown Perth's projected screens to the latest high resolution LED screens. In March 2015, three record breaking full high definition LED screens were installed and launched to the public! Mega Vision and Big Screen Video's experience and knowledge was clear as they answered all questions thrown at them by the executive and technical team at the Crown. Installation of a large format LED screen, or three, requires a huge variety of elements to come together, in deadline conditions. The bigger the screen, the more complex the technicalities! Mega Vision and Big Screen Video managed to coordinate, test and light up the screens in minimal time. Project Manager, Shannon Blake from Crown Perth was impressed with both companies every step of the way, particularly when seeing the finished product. ‘The professionalism and expertise of Big Screen Video and Mega Vision has made working, in partnership on the new Crown Sports Bar project very easy. ‘The technicians are prepared and fully briefed on their roles and delivery, installation and set-up has been seamless.’ For Crown Perth, SIZE DOES MATTER! Together, the three screens add up to 130 square metres of LED, the left and right screens are 8 metres wide by 4.5m high (36sqm) and the centre screen is 13m wide by 4.5m high (58.5sqm). All three screens comprise of roughly 8.5million pixels! Director of Mega Vision Sound and Lighting, Jeff Georgiou, says the whole project was great to be involved in and seeing the finished product is extremely impressive. General Manager from Big Screen Video, Brett Delaney Says 'Crown Perth had the dream and we are very proud to have made it reality. Surely this is the best Sports Bar in the country?!' The screens are worth a trip to Perth purely to watch your favourite sports!

A successful outcome all round It certainly looks like the new Crown Sports Bar is a major success in every respect. The project showcases the vision and innovation of Crown, and the talent, expertise and ability of the Finlay Group to understand complex construction project requirements.
Achievements Mr McKeon considers the main achievements in construction to be the installation of the structural steel supports for the new screens in the roof space, and meeting the deadlines – especially as the timeframe was very tight which meant there could be no time wasted. “We worked closely with Crown to achieve a value-for-money result. Finlay Group has worked closely with Crown for 10 years now, and we have a good understanding of their needs in terms of strict deadlines, the operating environment, and the required level of finish that all need to be combined to achieve the best result on all projects,” he said. “It is a very unique environment that showcases Crown's ability to evolve and produce innovative ideas. The idea of having a corporate box to watch main sporting events and to be waited on within a casino is one thing, but to look up and watch the event on three massive screens cannot be done anywhere else in the country.” A Crown spokesperson said the bar was proving to be very popular. “The new Crown Sports Bar has proven to be a big hit with our guests. We have already experienced capacity nights for a number of events, along with increased visitation overall. Initial indications are very positive and feedback regularly includes comments such as 'this is the best sports bar in the country'.”

Project Challenges and Management There were numerous challenges in the construction: " Being built in stages with some of the apartments already occupied meant there was a risk of disruption to residents from the ongoing construction. To manage this situation, bulk earthworks, infrastructure and services (for example electrical transformers and in-ground services) to all four buildings were done first before any construction commenced. Shared amenities such as landscaping and the pool and gym were also built at the same time as stage one. " As for many construction projects, maintaining a balance between speed, quality, safety and cost presented a challenge. This was managed though good planning right from the start, with weekly coordination meetings between the Site team and subcontractors being held, as well as monthly meetings with the Site team, Development team and consultants..

Australand's multiple achievements: High quality assurance for each stage, and a high level of client satisfaction with minimal requests for rectifications. Innovation of design and construction, such as the AFS wall system, waterproofing between AFS boards and windows, and the use of AFS walls as planter boxes. Good management and planning which helped to streamline the processes as much as possible, and which resulted in a minimal level of disruption and environmental impact. Time management was also crucial for this construction. Australand manages its projects through their internal programming system, ASTA. Meetings involve assessing the programme's current status and considering any issues impacting on time factors and / or opportunities that could maximise time performance. With all stages being completed within timeframes of 15 months, it confirms that the time factor was very well managed over the four stages of the project. Australand was also in the fortunate position of being both developer and builder in the project. This enabled good communication and exchange of information and ideas, and meant that both sectors were able to work closely together as the one team. One of the major advantages of this type of setup is that challenges can be addressed as they arise, and innovations can be discussed, without causing major time delays for the project. Overall this is proving to be a very successful venture for Australand and is a credit to the organisation and all personnel involved. With the completion Kingston apartments, this should prove to be a very popular investment or living opportunity in the Cockburn region. est Perth-based company 3B Build recently completed construction of a mixed-used development in Clarkson for H. Broome Investments – a provider of early learning centres for children in Western Australia. The facility consists of a childcare centre, indoor play centre, party rooms, under-croft and ground-level parking areas, and several strata-titled offices. The project brief The client's brief was for a mixed-use building located in central Clarkson, consisting of a childcare centre for 90 children with a raised outdoor play area and a number of activity areas and play zones, an indoor play centre of 1,800m2 in size, four themed party rooms, a full commercial kitchen, a number of strata-titled offices, and basement and ground-level car park facilities. permit obtained in August 2014, stage one of building construction commenced. Stage one was the indoor play centre, which was opened to the public in February this year. Part of the brief from the client was to have the play centre opened by the beginning of the school year, as this centre also serves as an after-school care facility and this would enable them to capture the local school market. This meant that this stage needed to be completed within six months once the permit was obtained, which created a fairly tight schedule for the builders. Materials used included tilt-up concrete panel construction, which enabled greater speed of building, and Ultrabond cladding to provide a sleek finish to certain building components. With the childcare centre being built over the basement car park, lightweight construction was required above the suspended slab to avoid the need for additional reinforcement.

The project used a mixed-mode of construction, being a traditional lump sum contract but with certain components being delivered under a design and construct model – a setup that helped to deliver greater cost efficiencies overall. Project challenges 3B Build's construction manager Stuart Sadgrove outlined some of the challenges involved in the construction. One of these involved the construction team hitting limestone while excavating for the undercroft car park, which led to a need for extra excavation and the import of clean fill to create better stability. With the limestone presenting potential drainage problems, it was also necessary to redesign the stormwater system, which was

managed by the use of a Stormtech system. “This system enables sufficient storage of stormwater on site in a storm situation, while allowing the water to slowly leach away,” he said. Another challenge was that of a tight deadline and budget. This meant the team needed to experiment with a combination of delivery methods, which led to the combination of lump sum and design and construct modes for the project.

The centre was delivered by the Department of Sport and Recreation in partnership with Venues West and the Department of Finance – building management and works. The designers for the project were Sandover Pinder in a joint venture with architects dwp+suters, and construction was completed under a lump sum contract by Cockram Construction – a 154-year-old construction company with office locations throughout Australia and overseas. Background on the WAIS The WAIS was established in 1983 with the aim of providing local coaching and scholarship opportunities to WA athletes, as an

alternative to the common practice of training interstate. Since that time, the institute has provided for the needs of athletes involved in a vast number of sporting areas, including gymnastics, track-and-field, hockey, swimming, water polo and cycling as well as many others. During the 1990s, the WAIS pushed ahead of other Australian state sporting institutes in building its own dedicated facility. However, this became inadequate in terms of space and modern equipment, which led to WA lagging behind the other states. The new centre has overcome this problem by enabling the WAIS to provide modern, state-ofthe-art facilities and equipment to meet the needs of today's athletes. A major impetus for the centre was to complete construction in enough time to allow elite WA athletes to train for the Rio games. The builders and designers Cockram Construction covers four continents, with offices in thirteen locations across Australia, New Zealand, China, India and the USA. The company is involved in all aspects of construction, including project design and construction management, in a wide range of sectors from healthcare, pharmaceutical, education and research and development to sports and leisure, infrastructure, retail, and industry. Sandover Pinder is a Perth-based architectural consultancy, committed to the development of creative and innovative solutions across a wide range of sectors, including healthcare, hospitals and sporting facilities, both in Australia and overseas.
Building and construction Funding for the centre was announced by the state government in May 2012. Forward works, including bulk earthworks and the removal of hazardous materials, were completed by September 2013. By September 2014, all structural steel and wall and roof panels had been completed, and fit-out was commencing. The finished project was completed by April 2015 at a cost of just under $34 million, and provides facilities for up to 250 athletes. Features of the finished facility, which has a floor area of 5,000m2, include: 5-lane indoor runway, which can be used for a variety of activities including sprinting, long jump, pole vault and javelin. This 80m-long space also has a 10m ceiling height for indoor pole vault and javelin training. Multi-purpose sprung floor for training and testing. Laboratory for sports science research and testing. Environmental laboratory capable of simulating altitude, heat and humidity conditions. Altitude house where athletes can sleep at altitude to aid recovery and training outcomes. Three hydrotherapy pools (hot, cold and resistance) designed for recovery. Strength and conditioning gym (700sqm).

Project challenges Cockram Construction senior project manager Anthony Serratore said there were a few challenges involved in the construction of the facility. These were mostly in relation to a number of materials that were required for the building, which were not in regular supply in WA, particularly as this was a very unique project that required “thinking outside the square”. These materials were sourced from the eastern states, and even as far away as Europe.

source the suppliers and materials that could provide for this aspect of the building. In terms of aesthetics, the building is described by designers Sandover Pinder as “contemporary and dynamic,” involving the use of a “range of clean, strong materials.” These materials are designed to reflect the physique of an athlete in performance. “The main elements of the building's design are deliberately articulated as legible expressions of the relevant physiological elements of the human body, namely the skeleton, skin, muscle and internal organs,” the company stated on its website. At the opening, Premier Barnett described the centre as one that will provide a strong future for WA's elite athletes. “This highly sophisticated service centre will ensure West Australian athletes remain at the forefront of high performance
sport,” he said. “WA athletes who aspire to be champions now have access to facilities that are essential to supporting the journey to the highly competitive world of international sport.” The completed project is a beautiful and outstanding environment in which the state's best can pursue careers in their chosen sporting fields. It is also a credit to Cockram Construction and to the all the teams and individuals involved in the design and construction aspects of this high profile West Australian project.

New home of netball in JOLIMONT a boost for the sport

he new $26 million netball centre in Jolimont officially opened in March by Premier Colin Barnett and the Minister for Sport and Recreation, Mia Davies. The centre will provide office space for the governing body for netball in the State, Netball WA and also for West Coast Fever. It's expected to accommodate around 2,500 netball matches and 50,000 spectators and players in the first year of operation.

The client was the WA Department of Sport and Recreation in partnership with the Department of Finance. Background on the construction company PS Structures is a Perth-based mid-sized commercial construction company that has been in operation in WA since 1992, with experience in a wide variety of sectors. The company is committed to providing client satisfaction and believes in a

collaborative approach, good communication and in building mutually-rewarding business relationships. They bring technical expertise, experience and commitment to quality, safety and sustainability to all their projects. The State Netball Centre project The construction brief was for a two-storey modern centre that would meet the needs of both community and elite netball in WA, and also provide access for other sports where required and opportunities for the integration of WA netball clubs. It was to have four central courts of an international standard, as well as rehabilitation and injury prevention areas, elite facilities for players, administration area and car-parking for around 200 vehicles. Construction commenced in July 2013 and took 72 weeks in total. The main super-structure was constructed in structural steel frame, tilt-panel walls, reinforced concrete slabs, structural steel roof trusses to span 63m and profiled metal cladding to walls and roof. External finishes included Ultrabond aluminium cladding, aluminium windows and doors, solar shading, semi-opaque Lexan polycarbonate cladding and exposed aggregate concrete paths. Internal finishes included polished concrete floors in entry / foyer areas, engineered sporting floors, timber-framed stadium seating and perforated timber and metal wall cladding. The finished result is a beautifully designed, spacious, modern and elite facility that has certainly met the client brief.
It consists of: indoor netball courts and seating area (1,050 spectator seats) – 4,650m2 in total Office areas for Netball WA and West Coast Fever Rehab and injury prevention room Multipurpose room Multi-sport capacity Eight team change rooms Elite host changing facilities Kiosk and other amenities External artificial court Soft landscaping Car-parking and external lighting. Main challenges There were a number of challenges in construction but according to project manager Bob Hancox one of the biggest was a fire that occurred when the project was only about three weeks from completion. The fire caused extensive damage both inside and out to the eastern elevation. The most important action following this event was to ensure the safety of the site and building and make plans for immediate remedial works. Once this was done, meetings and inspections took place to more closely assess the damage and perform rectifications. This led to the demolition and rebuilding of half of the eastern seating area, as well as removal and replacement of several other

elements of this section of the building. Repainting and recommissioning of service installations were also required. The office areas were not impacted and the decision was made to allow the offices to be occupied at the earliest opportunity while the repair work was being done. This event delayed project completion by around 20 weeks, which meant the project took 72 weeks to complete rather than the planned 52 weeks. Other challenges included: Building in a largely residential area, which created the problem of limited access and the need to be particularly mindful of safety aspects. Height restrictions in the region, which led to lowering of the building. This required major excavation, retention and drainage works to be done prior to construction. The requirement for the main playing court to be column free with 63m clear span roof trusses – which meant that specialist transport and construction in three sections were required. While these and other events presented challenges they were all well-managed and overcome by the construction team, which is a credit to the talent and expertise of PS Structures.
Management at PS Structures state: “The effect of this occurrence [fire] should not be underestimated and had the relationships formed throughout the preceding 11 months not been as strong as they proved to be, the project delays could have been significantly worse than actually encountered. “The management of this event proved to be one of the most challenging and also rewarding aspects of the project, as this drew the team closer in their relationships and inspired 'outside the box' thinking with regard to the sequencing of works and design solutions.” Rob Didcoe at the Department of Sport and Recreation also stated: “I know the past six months has been stressful following the fire but the building is once again looking magnificent, and will be a wonderful boost for the sport as well as an important cog in WA's sporting infrastructure”. Client satisfaction is also evident with sports minister Mia Davies saying that “West Coast Fever will train here and the WANL will play their games here, so a lot of young players – and hopefully our future stars – will get to show off their skills on these courts”. Overall this has proved to be a very successful project, with PS Structures and the designers and contractors involved providing a facility that will not only boost the profile of netball in WA, but that is also aesthetically pleasing and expertly constructed in every aspect.
Achievements One of the main achievements was the development of a positive client relationship involving open communication and engagement. This enabled a sound flow of information and enabled better solving of problems and challenges and helped to ensure the project was not further delayed.

erth based company Total Project Management recently undertook a modern extension to a 1960s architecturallydesigned three-bedroom home in The Boulevard at City Beach. This project entailed extending the home upwards, adding an extra level which includes a master bedroom, bathroom, kitchen, and living area. Structural engineering company Pritchard Francis undertook the structural design, the architectural design is thanks to Mark Aronson Architecture, and the extension was managed by Michelle Lawrence of Total Project Management (Total PM). Ms Lawrence and her husband are also the owners of the property, which means for this project she is able to bring in a client's perspective as well as a project manager's!

Extension materials and features The extension added an extra level to the home, which was formerly a split-level house situated only a short distance from the

beach, and the project also included an alfresco area. The steelframed extension utilises texture-coated blueboard cement sheeting and Colorbond cladding. It also features a 6000mm wide full-height window with internal seat overlooking the pool in the rear garden. Colorbond cladding was chosen for both appearance, and in order to keep costs down, and blueboard for reasons of cost and to provide the desired “seamless appearance” with no visible fixings. Jarrah floorboards were used to maintain the heritage feel of the house. Other materials included a Proform flatpack kitchen, benchtops from Global Marble and Granite, and long-wearing polished concrete. Stacking doors from Jason Doors 2400mm in height were selected for the alfresco area, as doors any larger than this would have increased costs considerably. Other materials, accessories and services included Painted Earth for the feature painting, Fremantle Timber Recyclers, Ceramo Tiles for the bathrooms, Artistic Timber Floors, and Kitchen Headquarters for the appliances.
residential THE BUILDERS CHOICE Project challenges Ms Lawrence states there were several challenges in the project. These include: Incorporating the new style of the extension into an older home. Access to the rear of the home for construction equipment was narrow and limited. There were some problems early on with some of the contracted builders regarding quality of work and programs. These issues were able to be resolved. Living in the home while the extension was being done, especially as the back of the house was missing for several months. Retaining the beauty and character of the original home. She said that as the home was open plan and architecturallydesigned originally, it already possessed a number of unique features. These included the Toodyay stone stack, low decorative balustrading to the front balcony, floor to ceiling windows to the front of the house, thin profile bricks throughout the lounge areas (feature walls and built-in planter box) with racked mortar, the grid pattern ceiling that wrapped down the wall rather than cornicing that stands proud of the wall, and jarrah floor boards. “There was plenty of beauty to retain, and while we would have liked to retain even more, such as the timber panelling between the living room and kitchen, we like to think we did our best to highlight and enhance these features, hopefully for another 60 years.”
For this extension, time and cost-effectiveness were top priorities, and there was a degree of conflict with designers over the stacking doors and cladding materials. The clients were insistent about installing domestic-height stacking doors (rather than the more expensive commercial-height ones), and about using Colorbond cladding rather than a commercial application that would have delayed the project and made it much more costly.

Achievements and successes Despite some hiccups along the way, the finished product of a four-bedroom three-bathroom plus study home has resulted in very satisfied clients! concealed fixings was important for the seamless look we wanted to achieve.” She is also very happy with the feature window and feature picture-frame bench seat. It was very important for the owners that the front façade was kept as original as possible. It only received a coat of paint and some roller doors, but otherwise retains its original appearance. Retention of the old ceilings. “The ceilings tie in nicely between old and new. The original art deco ceiling is intact and highlights the building's heritage,” she said. Ms Lawrence said she and her husband had met some wonderful craftsmen, such as Painted Earth and Raw Edge Timber, during the project. “Their skills and level of care have made a huge difference to the end product,” she said. “Visitors are genuinely surprised after climbing the old 1960s stairs to find an open plan space that has visual connection to the rear garden. We love that the presentation is modest from the street. The spaces feel home-like. Our friends gather around the kitchen bench, or lounge around inside or out. Despite large open areas it still feels cosy.” Overall it sounds like this project has been a great success for everyone involved!

Sparkling Glass Home at Kununurra in a CLASS OF ITS OWN

n the remote Kimberley overlooking the Ord River sits Western Australia's 2015 Best Country Home. Constructed of glass and limestone tiles the design augments the raw beauty of this remote area. The modern spacious seven bedroom home was designed by architect Greg Eastman and built by Kununurra, based company Kimberley Green Constructions, headed by Peter Green. The house was a labour of love for Peter Green along with his wife Noelene, who were the builders and the owners. The use of glass throughout blurs the lines between inside and outside, and affords a view of the river from every part of the home. The ability to completely open up the south side enhances this inside-outside merging still further, and can also be used to cool the home during the warmer months.
The outside areas include a concrete driveway with exposed local-stone aggregate, water wise low-maintenance garden, timed sprinkler system, and natural windbreaks. Project challenges Any home of this standard and scale comes with challenges and this one was no exception. According to Mr Green there were several particular challenges in this project which included: Ensuring every room in the home had a river view. The use of glass throughout, which involved more than five companies and included individually cut pieces for obscuredglass cladding. Sourcing the best materials for the bespoke, top-level kitchen. The fact that the home is a major success indicates that all these challenges were overcome through good management, diligence and the expertise of all those involved in the project. The construction also required contractors and craftspeople to learn new skills and tasks during the project. There were also some time delays as a result of the location of the building, and the need to acquire unique non-standard materials. However, Mr Green stated that they took their time with the project, indicating that achieving the high level of quality and excellence desired was more important than the time factor.

Energy-efficiency features Incorporated in the design of the house are numerous energy saving features to reduce the environmental footprint of the structure. and roof to deflect heat, wall and ceiling insulation, highefficiency air conditioning, the home's elevation, which allows breezes to circulate under the decking, and the ability to open up the south side of the home. Other factors contributing to energy efficiency include the use of natural materials inside and out, blinds with thermal backing, LED lighting in work areas, waterproofing to external walls, and the thermal properties provided by the cavity between the steel frame and the glass cladding. Water conservation features such as reticulated water supply from the Ord River, three large water tanks, stormwater harvesting from the roof area, and waterwise irrigation system for the garden. Aesthetics and comfort The home has a minimalist style and enormous visual appeal, having been expertly designed and skilfully crafted in every detail, with no compromises, or cutting of corners in terms of quality. Mr Green said the kitchen in particular stands out for him, as it incorporates virtually every feature you would want. There is no doubt whatsoever that this unique home showcases the skills of everyone involved in the project, from the builders and designers to the tradespeople and contractors. The fact that it won so many awards also indicates that this home is truly in a class of its own in the north-west region.

Challenges and achievements Seacrest designer Peter Musuruca said the main challenges in construction included maximising the views to the river in order to display the design of the property to best effect, and the excavation for the undercroft area – challenges that were both expertly managed without major issues. It wasn't easy for Mr Musuruca to pick out particular achievements of the home's design, as there are so many outstanding features in this project. The whole house is a major achievement in itself, in terms of design and artistry, and how all the elements combine to work together. However, if a particular feature was to be selected, Mr Musuruca considers it would have to be the ceilings. These really stand out with their bulkheads, recessed lighting aspects, and level of detail. He also describes the home as looking “like a palace” when it is all lit up at night time. This home certainly has it all when it comes to luxury family living, as well as space for recreation and entertaining. The site and project brief The elevated 7,900sqm site overlooks the Leschenault Inlet to the west and has a wooded area to the east. The building site itself is situated almost in the middle of the property, which provides great views and also minimised the need for vegetation removal. The clients wanted a four-bedroom sustainable and climatesensitive family home that provided views of the inlet to the west, protection from strong winds and the hot afternoon sun, and the ability to capture the winter sun from the north. This rather complex set of requirements led to the unique 'butterfly' design solution which enabled all facets of the brief to be fulfilled.

The home has two double wings or pavilions that are situated next to each other in a butterfly configuration and are connected by an entry courtyard area. As well as meeting the desire for views and a northern aspect, the unique design also provides excellent cross-ventilation. The home is constructed from simple materials, including rendered brick, masonry, corrugated iron and low-e glazing. Home features Features of the home include renewable cork flooring in the bedrooms, louvre windows, a solar PV roof system, a rainwater collection tank, a shaded courtyard and alfresco area, and wall and ceiling insulation. The home also has polished concrete floors in the living areas. Polished concrete not only looks attractive, but also provides good thermal mass. In addition, it saves on the time, energy and materials required to apply a more standard type of floor covering, making it a very good 'green' flooring solution. It is also hard-wearing and long-lasting, and requires less maintenance than many other types of flooring.

The finished result is a home that has both passive and active solar features and which sits comfortably in its environment. Arcologic principal designer John Damant states: “A skillion roof to the two pavilions gives a modern aesthetic while the exposed timber, Colorbond cladding and Boral Classique feature walls remind of a country setting. Internally, a raked ceiling-line gives a sense of volume and floods the home with northern sunlight.” Project challenges A major challenge of this project was that of meeting all the clients' requirements and desires, which was achieved through the unique design and aspect of the building, the use of simple building materials and substantial glazing, and the inclusion of sustainableliving features such as solar PV panels, and the rainwater tank. The land itself also had a five-metre fall over its length. According to Mr Damant, this was resolved by “a cut-and-fill solution to maintain a viewing platform for the house, maximising the inlet outlook.” Mr Dagostino considers that a major challenge in construction was that of producing and later protecting the polished concrete floor. The timing and management of the production process was crucial to prevent the slab from drying out and cracks occurring in the final result. This task was carefully and expertly

Achievements Mr Dagostino states that he is particularly pleased with the success of the polished concrete floor and considers this to be a major achievement for the construction team. He is also very happy with the custom-home design and the uniqueness of the overall building. For Mr Damant, the unique design and the high energy rating of the home are major achievements of this project, especially as so much careful thought, planning and climate-sensitive principles went into all the design and construction stages in order to fulfil the brief. The fact that all of the clients' requirements have been met in the one building is a credit to both the design and construction teams for the butterfly house. The project shows that green design and construction can be not only practical, but also aestheticallypleasing and inspiring. It also shows how clever solutions can be found for building projects, even when there are complex requirements involved.

Mr Crogan said “by being involved in the early stages, Mr McDonald had a good understanding of the building and its particular requirements before he got to site, so he was able to identify potential issues before they arose. He was of great assistance in ensuring that the design was practical, which helps to minimise costs, whilst still respecting the energy-efficient design principles.”

Project brief The client brief was for a single-storey family home for a site in Esperance. The clients wanted the home to be water and energy efficient, and to utilise passive solar design principles. The result is a three-bedroom two-bathroom home built in two wings – one for the master bedroom suite and main living areas, and the other wing housing the children's bedrooms and utilities. Building the home this way in two separate wings enabled both areas to have a north-facing aspect. The two areas are linked by the main entrance and foyer. The home also features a study, activity room, and an open living and dining area. Features include a natural-oiled polished concrete floor throughout the building, low VOC (volatile organic compound) paints and finishes, Grundfos hot-water recirculating system, solar pergola, double glazed windows and doors throughout, Marri slab

n the lovely coastal town of Esperance, with its beautiful surf beaches and relaxed vibe, stands this stunning architecturallydesigned energy-efficient home. This passive solar home with an eight-star energy rating was built by Simple Life Projects in collaboration with Ecotect Architects – leaders in climate-sensible and sustainable building design in Western Australia. Simple Life Projects is a construction company which specialises in constructing environmentally-sensitive buildings that are energy and resource efficient. Managing Director Phil Crogan says the team at Simple Life works closely with the Client throughout the whole process. Mr Crogan makes himself available to the Client at all times, so the Client is able to keep directly in touch with the actual builder, rather than be channelled through different people or departments. This is a step back to a more traditional builder relationship, which Mr Crogan says keeps the lines of communication clear, and make the building process simpler for everyone involved. “It means that we only take on a few projects a year to maintain the degree of attention required”.

The project was finished on time and within budget, resulting in happy and satisfied clients and a very successful project for Simple Life Projects, Ecotect Architects, and all the contractors involved. Building materials The external walls of the building were done in what is known as the Aerostone twin-panel system, along with prefab mouldings from Linear Architectural Systems. This system of building was chosen for its effectiveness in maintaining a comfortable temperature inside the house, despite the wide range of temperatures experienced in Esperance's Mediterranean-like climate. Aerostone twin panels are composed of two Hebel aerated concrete panels separated by an internal cavity, similar to a standard cavity brick wall. The panels are held together and strengthened by steel channels and tie-down rods within the cavity. The cavity also allows for electrical and plumbing services as required. The Aerostone twin-panel system has the capacity to halve the time and number of personnel required to build external walls, compared to a traditional cavity brick wall. It also provides good thermal resistance whilst maintaining enough thermal mass to retain warmth in the cooler months. In this project, the team also wrapped the internal skin of the panels with a layer of Aircell Glareshield insulation inside the cavity to further minimise heat transfer.

The home also features European-designed double-glazed tilt and turn windows from Casver. Tilt and turn windows offer two opening options that can be used according to the wind and weather. In a tilt or 'awning' position, the windows tilt outward at the top which helps to remove warm air and provides good draftfree ventilation, while the 'turn' or casement position allows for fuller opening. Additionally, in a closed position, a tight seal is formed providing security and a tight envelope.

Efficient Building in HILTON Results in a 400% Yield

ith the high demand for social and affordable housing that exists in WA, the Department of Housing (DoH) has sought ways to create a larger and more diverse pool of community housing. In recent years, this has led to the DoH forming partnerships with providers in the private and not-forprofit sectors, in order to create housing solutions that are “available, affordable, and appropriate” for low to mid-income earners in need of places to live. In this capacity, Access Housing – one of WA's leading providers of affordable housing – took on the task of the redevelopment of a site in Hines Road Hilton through the DoH's Assets Transfer Program. For the project, Access Housing teamed up with Northbridge builders NicheQ – a construction company that has won numerous awards for excellence, innovation and quality. The result of this collaboration was a very efficient use of the site in more ways than one – including in construction materials, building methods, energy use, use of resources, and housing density yields.

Some background on Access Housing Access Housing is a not-for-profit company involved in the provision of social and affordable homes for rent or ownership in WA, with offices in Fremantle, Mandurah, and Bunbury. The company is able to fund projects through sales of some development stock to the private market. This mixed-tenure model is important for the financial strength and viability required for community building development projects. Access is very focused on efficiency in building projects. This extends to construction time and costs, building materials and methods, energy efficiency, environmental responsibility, and the use of available space to create higher-density housing solutions in WA. Aesthetics is of course also very important, in order to create living spaces that are comfortable, pleasing and attractive for people to reside in. The project brief The site in Hines Road contained an older fibro house that was no longer liveable and which needed to be demolished before any work could take place. This site was also identified as providing an ideal opportunity for an affordable housing project, in terms of housing density, building innovation, and location. The building was completed in February 2015, and the end result is four affordable, attractive and energy-efficient two-bedroom apartments, close to Fremantle, public transport routes and other amenities – bringing in a 400% yield in terms of affordable housing for the one property, at a cost of $777,460.
residential THE BUILDERS CHOICE How it was achieved For construction materials, NicheQ Structural Insulated Panels (SIPs) were used, along with a concrete slab floor and Colorbond roof. The SIPs panels were brought onto the site and cut to size as required to fit the construction. The final building was rendered in light tan and off-white finishes. NicheQ SIPs are composed of a polyurethane core sandwiched between two calcium silicate board panels that come in a range of standard sizes, and can also be cut to size as required. They provide a very efficient building solution in a number of ways: They reduce the need for insulation as it is already built-in to the panels. The panels simplify the construction process and reduce the need for numerous trades on site. They can substantially reduce the time required for construction. They provide a wide array of benefits, including thermal efficiency, acoustic insulation, durability, versatility and strength. They are also resistant to termites and to fire, and are suitable for use in regions prone to cyclones. With the use of SIPS for construction, waste and greenhouse gas emissions are reduced. NicheQ SIPs in particular are thicker than many other SIPS on the market, and are one of the most highly tested building systems in the industry. They are particularly suitable for construction in WA's climate. The use of NicheQ SIPs for this project resulted in an impressive overall energy rating of 6.9 for the completed building. The apartments have a light and spacious interior, with modern kitchen and bathroom appliances, and with timber-look laminate flooring from Malco Flooring. Other suppliers included Challenge Cabinets, Spence Doors and M&Z Painting, and Supreme Landscaping for the outside areas. Challenges To find out more about the project we spoke to Su Groome, Access Housing's General Manager of Property Assets. Ms Groome said that while the rectangular site had minimal slope and was relatively easy to develop, the main challenge lay in demolition of the existing building as it contained asbestos, which required safe removal by licensed hazardous material removalists.
Ms Groome also said the building looks very comfortable and athome in Hines Street, which still has many homes from the 1950s. She also said one of the great things about the finished result is the appearance. “It looks just like a big house rather than like a block of flats or apartments”. No doubt this helps it to blend in with the rest of the streetscape as well. All-in-all, a great deal of careful planning and innovation has been put into this building, and the desired result of providing quality, efficient and affordable housing for the site has been achieved. This project certainly showcases the expertise of both Access Housing and NicheQ builders, and has helped to revitalise the street and make a very positive contribution to the community.
Achievements There were numerous achievements in this project, according to Access Housing. These included: The use of alternative, innovative and cost-effective building materials to deliver four quality affordable dwellings on the one property. Ongoing energy efficiency due to the use of the SIPs system of construction. Rejuvenation of the local streetscape in the well-established suburb of Hilton. Quicker build-time due to having less trades on site and the simplifying of the building process.

Low-Maintenance Spaciousness for Bespoke North Beach Home

ometimes, having plenty of space in a home is not so much a matter of size as good design. This is certainly the case with one of Grange Residential and Construction's most recent projects at North Beach. This home was built for a couple who decided to downsize once their family had flown the coop, but who now feel their new home is more spacious than their previous one, even though it is less than half the size.

The interior was designed by Turner Interior Design based in North Fremantle – a company that focuses on innovative design and provides a full range of services including design, drafting, documentation, finishes and fittings. Clients' aims for the project The clients had a number of aims in this project: To create a bespoke home with a feeling of space and airiness, and a minimalist almost 'floating' look. Or as described by Brendan Green of Grange, a place with sharp lines and “not too flashy” in appearance. A low-maintenance home that doesn't take too much time away from hobbies, the beach and the golf course for upkeep! A place with enough space to enable them to spend time at home with their 14 grandchildren, and also allow them to entertain up to 30 people at a time. The home The approximately 450m2 modern luxury home is built in double brick, with a metal slimline 1-degree roof. It utilises a Deltacore precast panel system for the nine-metre suspended slab. The layout includes three bedrooms, two bathrooms, a north-facing alfresco space with ocean views, open-plan kitchen and dining, a family room, scullery, wine cellar and an outdoor kitchen in the decking area. The interior also boasts a sandstone floor and hand-cut stone feature tiling.

Design features include clean horizontal lines in keeping with the beach location, and expansive use of glass, which creates a light and bright internal environment while providing great sea views. Project challenges Grange's managing director Brendan Green considers the biggest challenge in this project was that of producing the slimline look of the building, in particular the minimal roof, which appears to only lightly touch the top of the house. Mr Green said it “took a lot of structural work behind the scenes” to achieve the light and minimalist appearance the clients desired. In other words it can be said that it took a lot of work to create an appearance of minimal work! Another challenge was that of the feature tiling, as almost every piece needed to be individually hand-cut. This required sitting down together with the tiler and owners to discuss the desired outcome, and arrange how the work should be done. These challenges were managed well, with the clients' goals being met. Achievements There are many achievements in this project. Mr Green said that both the clients and the architects are extremely happy with the finished result, with the owners stating that it is just what they were looking for, and that they now feel like they are “on holiday” in their new home. Some specific achievements include: Achieving the light, minimal look desired by the owners. Creating a home that is spacious, and in keeping with the owners' desired lifestyle.
Achieving the low-maintenance aspect of the home, enabling the couple to have time to enjoy their lifestyle and community and family involvement. Providing great views of the ocean. This is the type of project that showcases the importance of designers and builders really getting to know their clients so that they can grasp and understand what it is they want in the finished product. In a bespoke, architecturally designed and innovative project such as this, the importance of good communication and working closely with clients cannot be overstated. In this case, it certainly seems that the teams involved have pulled out all stops to fully understand the clients' needs and provide them with complete satisfaction. On a technical and aesthetic level, the home has been expertly designed, crafted and constructed to ensure that the owners obtained exactly what they specified in their brief. This was a very successful project in every aspect, and the home should provide the owners with a comfortable and enjoyable lifestyle in their retirement years.

Modular Construction Makes Sense in Mindarie Extension

odular construction has delivered a seamless solution for extending a family home in Mindarie. The homeowner wanted a second storey extension to provide a comfortable and spacious apartment for her elderly mother, with a minimum of fuss, and within a short space of time. The extension was built by Cockburn Central construction company Nexus Homes Group, led by managing director Matt Keogh.

When hearing the term “prefab modular construction” it could conjure up an image of low quality or uninteresting buildings. However, this is not the case with Nexus. The company offers custom modular homes and extensions that can be architecturally designed to suit specific sites, and do not compromise on quality in either construction or finish. Once the design of the home or extension is complete, sections of the building are manufactured in the Nexus factory and are then transported to the site and put together. The advantages of this method include lower site preparation costs, and much faster and easier construction. Modular homes or extensions in some cases may even be finished within a matter of weeks. Modular construction of this type is fairly new in Australia and WA in particular, although it is more common in Europe and North America. The Nexus Group's experience of working in the USA, Europe and Australia's eastern states has enabled the company to see the benefits of modular construction, and it has given Nexus the motivation to bring this building method to WA. Project brief In this project, the client was a homeowner in Mindarie who was keen for her elderly mother to reside with her, while maintaining her own sense of privacy and independence. The mother also wished to downsize, but was not too enthused about moving into

a retirement village or small unit somewhere. The modular construction utilised by Nexus provided the perfect solution to their dilemma. The brief was to extend the home upwards and provide mum with an apartment of her own with its own access and in a style that would suit her and also match the rest of the house. The apartment was to be of a high standard, and have its own laundry, bathroom, living and dining areas, kitchen and bedroom. Construction involved transporting in the prefab apartment in three sections with a crane, and putting it all together on site. The finished apartment The apartment took three to four months to completely finish offsite, and one more month installing onsite – including breaks such as Christmas and New Year and family holidays – at a cost of around $300,000. It is accessed from what was previously the ground floor study via a Tasmanian oak stairway, wide enough to allow for the addition of a stair-lift later on if required. Inside the apartment, there is a modern kitchen with induction cooktop, dining and living areas, as well as a bedroom, laundry and modern bathroom. Special inbuilt display cabinets were installed for the owner's collections of china and crystal. There is also a balcony that has remote-control blinds so it can be used in different seasons, and at night time. From the outside, the finished apartment really just looks like a top storey that is part of the original house, rather than a flat in its own right.
Challenges and achievements Nexus Group's managing director Matt Keogh said the main challenges revolved around bringing the crane and the prefab apartment sections on to a small site, while avoiding nearby power lines and other obstructions. However, no real problems were encountered with this, and Mr Keogh believes that the benefits of modular construction definitely outweigh any challenges. He considers the main achievements to be the fact that they managed to build the apartment in such a short space of time, and that it “looks great and as if it is just part of the whole house.” The clients are obviously happy too, particularly with the personal attention given to them by Mr Keogh and his team in order to give them exactly what they needed and desired, especially with the extra personal touches such as the inbuilt display cabinet. What is the future for modular? Mr Keogh considers that modular design could offer a solution for many new homes and renovations where convenience, value and time are major priorities. Certainly it seems likely that modular construction could become more popular in WA as more and more people recognise the benefits it offers, and especially when they see the high quality results that it can provide, such as the result delivered by the Nexus Group in this project. Sitting down and reflecting on this task it became obvious the best way of addressing this story was to speak to leading experts across a wide diversity of property related industries. They all had something to say, but what was very interesting, they almost all said the same thing! Running his own practise for a decade he has worked on many exciting inner suburban projects. Anthony Pillinger is a trained Quantity Surveyor/ Project Manager and Registered Builder. What do you think the building materials will be in the next 10-20 years? ANTHONY PILLENGER: We should see PV cladding and roof sheeting become a reality during this period. I'd expect the advances in energy storage to make the residential battery accessible to the general populace. A greater embracing of lightweight structures may well bring about technological advances in this area as well. AARON SICE: A definitive shift away from brick and tile for a large portion of the construction market. We don't see brickwork much, if at all, in newer apartment developments; and smaller sized infill product is divesting out of brickwork purely due to timeframes and product limitation. This is really setting the play for modular walling systems and modular roofing products, provided the costs are within reason. IAN McGIVERN: I see the trend moving to more light weight construction as this is already beginning. I see more recyclable materials being incorporated into the built form. Steel stud work and timber will become more common in wall framing, with external cladding being composite or board material. The technological advances in glass and thermal break systems will see more glazing as façade treatments. PHIL BERTRAM: There is an emergence of more light weight building materials being used and they are gradually becoming more understood by the market.
CATH EVANS: Construction methods used in the Perth market have been dominated by double brick, however this is likely to change as purchasers become aware of the economic and environmental benefits of other construction techniques. The availability of Basic Raw Materials (BRM's) including sand, gravel, clay and limestone, and the ability of the government to protect land containing BRMs will impact on the ability to deliver homes using traditional construction methods, and may necessitate the need for builders and purchasers to consider alternative methods. Modular/prefab construction will also become more competitive in price as more of this type of construction is used, benefiting from economies of scale. Likewise framed construction will also continue to rise in popularity as purchasers understand the benefits of this type of construction, including cost savings in construction and savings in operating costs of using energy efficient materials. Building materials are likely to include substitutes to current materials, including concrete/brick made from fly ash, steel or besser bricks, timber frame/lightweight construction including pre-cast concrete walls and timber. Bricks of course will continue to be used, but perhaps not be the exclusive construction material for a house, and will be combined with other materials.
