General Manager of Midland Brick Interviewed by Rocky Amatulli Can you briefly tell us a little about Midland Brick's history? For 70 years Midland Brick has been helping Western Australians build their dream homes. In fact the majority of West Australian's born after the 2nd World War would have grown up in a house built with Midland bricks or pavers. Today, Midland Brick is recognised internationally for the innovation it brings to the housing industry, together with exceptional quality and range – one of the largest in Australia. And it's not just bricks and pavers. Our products now extend to retaining walls, terracotta roof tiles and cultured stone. Our mantra is simple. “To continue to empower West Australians with sustainable and beautiful building solutions”. How then, did you end up at Midland Brick Greg? When I finished high school I took up a management cadetship at Selkirk Brick in Ballarat. I also embarked on an Industrial Ceramics course, followed by an MBA later on in life. I held various management roles across the Eastern seaboard (largely in a production capacity and on the technical side of businesses).

Later in my career, I held sales management roles before moving to Perth in 1997 and working at Metro Bricks. In 2002 I started working at Midland Brick as General Manager of Production. I then took on the role of General Manager in 2009. What are some of the facets of your role as GM? My role is varied and interesting. I get involved with development of business and capital investment analysis, improvement of brick and paver manufacturing plants, expanding into markets outside of bricks and pavers (for example retaining walls, stone and roof tiles) and product innovations. What else do you get satisfaction from (apart from these aspects of your role)? I enjoy working with customers to see/construct iconic buildings and locations in WA. I also love

profile THE BUILDERS CHOICE What are your proudest moments at Midland Brick as its General Manager? Winning HIA/MBA Customer Service Awards (with our last win in 2015) is certainly something to be proud of. But for myself (and Midland Brick) it's not all about us. Investing in Western Australian's has always been important to the company, and to myself since I've been living here. True community investment and support is about proving we are committed to our intent through action. The company provides continued community engagement through the support of Telethon Homes, Perth Zoo, the WA Fire Brigade and local schools. On a technical front, the opening of Kiln 11 and Masonry Plants is rewarding as the operation is now even more technically advanced, more economical and more efficient‌and our customers will aim to benefit from that advancement. What have you learnt from your working experiences here in WA? I've worked in the housing industry all over Australia and

I've learnt that Western Australia, without doubt, builds the best homes. Most are built in double brick so they're strong, durable, maintenance free and sustainable. With the right design they can be timeless and beautiful too. How has your industry changed since you first started? It has changed in many different ways. For example, there is now a heavy focus on safety, and Midland Brick considers itself a leader in this field. Energy efficiency is another area of change with minimum 6-Star ratings which have had a really positive impact on housing. Automation (as a result of technology) is another change. Computers and machines have certainly had an impact on the brick industry‌.although I'm still pleased to say that people are still at the heart of it. Styles and trends have also changed. They've almost come full circle as we see 'midcentury' retro styling revitalise itself and face brick have a

resurgence, and not only externally. I'm pleased to say that one thing hasn't changed however; that is, that bricks still stand the test of time! With change, often come challenges. What are some of the challenges (or insights) for your industry in the future? Maintaining quality over quantity. In other words, being cautious not to sacrifice what we have come to love in this great state for the benefit of speed of construction. Balancing new dwelling styles will also be a consideration moving forward, so that people can still appreciate the WA way of living. The bricklaying trade itself will need to manage its own challenges. Maintaining a balanced and fair industry for all stakeholders is important, as is enticing new apprenticeships (which is crucial to the longevity and growth of the industry). Monitoring and assisting the building industry generally, with the rising frequency of mental health related issues will no doubt also become a more significant issue for us all in future.

How would you like to be remembered (at a point hopefully a long time in the future), when you are no longer with Midland Brick? I'd be very happy to be referred to as someone who left Midland Brick a stronger and safer business that continues to provide beautiful quality product solutions for the WA building industry. And gazing ahead to the future once again, where do you see Midland Brick in another 70 years? People will always need a place to live. The change will come about in how that balances itself. Midland Brick will always be a key contributor of building products in whatever form that may take, not only in WA, but continuing its penetration into the Asian and New Zealand markets. Midland Brick has always been innovative, so its continuation to adapt and establish new solutions to old problems will always drive the company forward. It's the 'Midland Brick way'.

What does the Property Council do, and how are you involved? The Property Council is an industry association that champions the interests of more than 2200 member companies. It represent the full spectrum of the property industry, including those who invest, own, manage and develop in all sectors of property – whether they are creating landmark projects and environments where people live, work, shop and play across Australia. We advocate on behalf of the industry and we provide a raft of services to members like education and networking opportunities. The Property Council is represented in every state, and

I am now the WA Executive Director of the Property Council. My role is to be the public face and champion of the property industry in WA. I mostly involve myself in industry campaigns like the current public campaign to inform the community about the importance of the property industry in keeping WA growing after the mining boom.

including CEO's and chairpersons of property companies. They do a great job in the face of many challenges like NIMBY pressure groups, governments that are addicted to property taxes and lawmakers that delight in creating red-tape.

It sounds like your job brings with it many challenges. Can you share some of What inspires you to do these with us? your best in this role? However, our goal at the Property Council is to overcome these and other challenges for our members and industry stakeholders, so I find myself spending a lot of time explaining issues and having real evidence to support our advocacy; and relying on a raft of expert committees that provide me with all the advice I need on industry issues. What do you feel makes your particular approach unique? I like to think I understand the all big issues and I know who to call for the solutions that I do not have.

‘‘I get most of my inspiration from the many successful business leaders in the property sectors, including CEO's and chairpersons of property companies’’.

Are there any specific tools that you rely on to help get your message heard by the right people? I like using Twitter to get a quick message out and debate important issues, and I also like getting out of the office and catching up with people on the Terrace.

Are there any other exciting projects you are working on at the moment? We have commenced a new project that we have been planning. It involves the researching of new ideas for ageing commercial buildings and precincts in the CBD.

Are there any innovations that you've been instrumental in? I started the annual industry conference on multi-unit development in Perth. From only a handful of people attending five years ago, it is now a major event attended by up to three hundred business people.

I believe that you are as passionate about Western Australia as you are about property… Yes, I am a really fortunate person to be living in Western Australia and enjoying an everyday lifestyle that a lot of people in other countries dream about. I was born and raised in Perth and have also spent a long time working in regional WA. I am particularly fortunate to also be working in an industry that produces great products – housing and places to work and recreate, which are all essential parts of living.

How do you think the property sector has changed since you first started? Very much so. The property industry is much more diverse today. Nowadays, more women are active in leading roles within the industry, which is a good thing. More diverse companies (such as stock brokers) are also involved, as are other industries such as the growing retirement living sector. Some things remain constant however. For example, it is never too late to take action on an important issue that is still being contested, like the introduction of a bad law. Looking ahead, the biggest challenge I see is the threat of rising property taxes because other industries are more mobile and can go off-shore.

Large building companies both in the commercial and housing industries have invested millions of dollars over the years in refining their systems, methodologies and trade bases providing in some cases a “cookie cutter” model of delivering conventional built forms that provide a commercial return. Modular construction, prefabrication and off-site manufacturing provide a completely new concept to the conventional construction industry. It is to be expected that there will be resistance from an industry where margins are tight and market forces dictate returns. Making changes to proven methods requires a true understanding of the new methods and the entire process. It involves real world trials as well as major investment in training and modified processes, which encourages reluctance to embrace change almost a given. I believe there is a real place for Australia's modular construction and prefabrication in our built form environment, but I see one fundamental hurdle at present which is not only delaying the acceptance of this new technology but is causing harm to its future viability. Modular construction and prefabrication is not the "silver bullet" or fix for a projects problems or constraints. In any type of development there are three foundations that underpin the project; cost, time and quality. There is a widespread misconception that the new methods of construction can magically fix all three of these fundamental requirements. This has in part been caused by the modular industry itself in past years, however more seasoned manufactures and providers are now cautioning stake holders on the real benefits that can be achieved. Some architects

and designers have been quick to pick up on the perceived shift in acceptance and have promoted themselves as “Modular” architects. As a result there are stories of developers tearing up thousands of dollars on designing modular projects that will never see the light of day. Contractors become wary of allocating resources to price works that will never proceed. It would appear the only sector gaining from the shift in modular acceptance are architects and consultants who are paid to design projects that will never be realised. What needs to change? The message, I am asked on a weekly basis the same question by a variety of interested stakeholders “so it's faster, cheaper and better”. My reply usually ends up with a look of mild anxiety, “it will be quicker, the quality will be the same or better, but I can't guarantee it will be cheaper”. So here's my advice to any perspective developer or client looking at this exciting method of construction; if any manufacture, supplier, designer or builder tells you it's faster, cheaper and better quality, take a deep breath and walk away. As in any project, your product is as good as the delivery team you have engaged. Make sure you do your homework, look at previous completed projects and find out the consultants behind them. You should look at appointing a PM with runs on the board to oversee the entire design delivery process who understands the building process. Remember, when you complete a conventional build you end up with a room full of documentation. As cons, specifications, TQ's RFI's correspondence, emails to name a few, with modular you should have this before you start.

ooper and Oxley offered early contractor involvement advice to the client and design team in order to ensure the development of the Sage Hotel was feasible. This involvement helped deliver maximum value for the client via a high quality, 101 room hotel on a tight budget. Cooper and Oxley was eventually engaged on a construct-only basis, however the advice the builder offered during the initial design stage was fundamental to the project being given the green light. The client's main requirement for the project was that it maximise the plot ratio and deliver the maximum number of rooms possible on an extremely small site (as the footprint for the hotel tower was approximately 410 sqm). Another key requirement of the

project was the retention and refurbishment of the existing Heritage building on Hay Street – which housed the former Julio's Restaurant. Whilst contributing additional risk and complexity, this building added immeasurable value to the overall project and contributed to creating more of a 'boutique' style hotel than a traditional business hotel. The small hotel footprint resulted in the introduction of a cantilevered structure at Level 4 (over the existing Heritage building) which increased the gross floor area and added an extra 9 guestrooms to the building. This cantilever was technically challenging, however, it was the difference between the project being feasible or not – so it was essential that any technical problems were resolved. The cantilever presented a number of unique challenges. As it had to be built over the Heritage building below, it meant traditional formwork propping back to a solid structure was not possible. This led Cooper & Oxley to use Bondek permanent formwork in conjunction with some custom, heavy

steel angle-bracket style props to temporarily support the cantilever until the Level 6 slab was poured. Cooper and Oxley's involvement in this aspect of the build, in conjunction with the design team, ensured the client was able to maximise their return on investment. Additionally, a very large, 300mm thick precast panel with heavily customised structural steel cast-ins were used as key structural components to transfer the cantilevered loads back to the main structure. The steel cast-ins, precast panel and in-situ concrete structure all had to align within a 10mm tolerance in order for the

FOR SAGE HOTEL Working with builder Cooper & Oxley over the past two decades, Safemaster was once again honoured to be commissioned to provide a height safety solution for the new development of the multi-storey Sage Hotel, as well as the adjacent existing heritage building, located in the Perth CBD.

Designed to support higher load rating, these anchors were to 'align' with the tower's front panel features so as not to look out of place once the project was completed.

For a safe access to the existing Heritage building rooftop, a complete 4-1 SKYCLIMB combo access system (which consists of colorbond roof access hatch, fold-down ladder, ceiling ladder and suspension kit) was installed, together with Safemaster's X-ERT surfacemount anchors. The system is designed to be non-obtrusive and to preserve the heritage look of the building which involved limited space. As safety is of paramount importance for the maintenance and cleaning tasks of the external glaze facades/windows at the multi-storey hotel tower, Safemaster specifically provided abseil purlinfix anchors to enable safe access and practices.

“During the job, we were carefully inspecting key milestones at multiple intervals to suit the site construction program� explains Safemaster operations manager David Bell. This is to ensure works were completed to the highest standards and within the timeframe. Bearing in mind that the Sage Hotel is located in a high profile CBD area, Safemaster successfully completed all works in a thorough and safe manner, with minimal disruption to the dayto-day activities of the nearly residents and public. This included monitoring of noise controls, tools/equipment delivery routes to site, and timing of works. Safemaster also offered an annual inspection and a recertification programme to ensure the installed height safety systems were maintain compliance and fit for purpose.

Cooper and Oxley worked closely with its form worker (Fineform) and temporary steel structural engineer (Hera) to ensure these works were carried out in the safest, and most cost effective manner. Cooper & Oxley's ability to partner with quality subcontractors and work collaboratively with all parties was crucial in delivering this complicated stage of the project without delaying the works. Cooper & Oxley employed a ship-lap style precast façade system in order to remove the requirement for external scaffold to the full perimeter of the building. The site was extremely compact and would have made scaffolding not only costly, but difficult (and

dangerous) to erect. The use of a jump-form system to accelerate the structure was unusual for a project of this size, however allowed faster floor cycles to be achieved. Internal AFS load bearing walls with helix fibres were used in lieu of traditional reinforcement to further accelerate the structure. Numerous other techniques (including early works and fitout of all cabinetworks and kitchen equipment) were employed by Cooper & Oxley to ensure rapid delivery of the project in 16 months. Early contractor involvement during the design stage also avoided delays often associated between finalisation of design and commencement on site. Prefabricated bathroom pods (supplied by Hickory group in Melbourne) were used to move labour intensive trades such as tiling, plumbing and wall framing off site. This

What was the biggest challenge? There were two big challenges on this project. The first was the distance. Lubeca is a Melbourne based company and Perth is pretty much as far away from Melbourne in Australia as you can be. The second challenge was the geometry of the project. The centre core of the building was long and thin, only one cell wide, not something we come across very often. What was the solution? There were a number of solutions to overcoming the distance. The first was actually the most important and it was working with a client that was invested in getting the Lubeca Jumpform system to work as much as we were. We were lucky that in Fineform we had a client that we could work with closely, more as a partnership to get the Jumpform designed, delivered and assembled with a minimum of fuss and lots of cooperation. This involved sending materials from Melbourne to Perth by ship and also assembling and manufacturing some items in the Fineform yard. The second problem with the geometry of the core was overcome by some smart design that involved the offsetting of the hydraulic rams to maintain balance during the climbing operation. Lubeca supplied a supervisor for the assembly and installation of the system and was then able to train the workers from Fineform in how to maintain and climb the system in a safe and efficient manner. It was a huge success for both parties and the cooperation between Fineform and Lubeca a particular highlight.

Any delays in the pods would have had a detrimental effect on the programme however the supplier and Cooper & Oxley were able to manage this aspect and realise substantial benefits to the programme. The substantial Heritage building modifications also posed a significant challenge, revolving primarily around major structural modifications and the acoustic separation of the dining area and guestrooms above. Many of the loadbearing ground floor walls were removed to facilitate an open plan dining layout. This required

This was managed in a safe and effective manner, and the results are an extremely impressive and unique dining room and kitchen area. Additionally, the interior designer wanted to expose the underside of the Level 1 timber flooring as a design feature, which made acoustic separation with the floor above very difficult due to the lack of a ceiling. Cooper & Oxley proposed a floating style suspended floor to Level 1 which raised the height of the floor by some 300mm. This in turn led to the requirement of all doors and fireplaces to be increased in height. The end result however has excellent acoustic separation properties between the dining room and guestrooms above. Other aspects of the project that Cooper & Oxley had to manage included the installation of a contiguous piled basement with shotcrete finished walls and load bearing piles with a separate raft foundation to different elements of the tower, and the presence of existing services that were not shown on authority plans. Combine these with the inner city location on a busy main road, a very short programme, and Heritage works……and one starts to gain a better insight into the role of a builder on a project such as this. Unfortunately, the viewing public only see the results – a new, modern hotel and a restored Heritage building. The efforts of builders such as Cooper & Oxley (and its contractors and suppliers) is not necessarily seen nor appreciated.

Nation’s Top Fridgies Win Big at National Refrigeration Competition

fter three intense days of competition, the winners of the 2016 WorldSkills Australia National Refrigeration Competition were all smiles as they received gold, silver and bronze medals: The National Refrigeration Competition was held from Tuesday, 17 to Thursday, 19 May at the Melbourne Convention & Exhibition Centre in conjunction with the Air Conditioning Refrigeration and Building Services (ARBS) Exhibition. With fellow industry professionals looking on, it was game on for the nation's top 10 refrigeration apprentices. They had just 18 hours to

demonstrate that they have the best skills and knowledge of refrigeration and air conditioning in the country by completing four tasks: Installing a refrigeration system, commissioning an air conditioning system, refrigeration fault finding and electrical fault finding. The atmosphere throughout the three days of competition was filled with myriad of emotions. We saw plenty of flames flying on Day 1 as the competitors completed the majority of their welding components, much to the spectators' delight. The competitors found their rhythm on Day 2, serenaded by the hum of refrigeration vacuums. For the final few hours of competition on Day 3, the pressure was on as the competitors scrambled to finish their projects. Despite the tension, the competitors were all smiles by the time tools down was announced at 11:30am, clapping each other on the backs for a fantastic effort.

The stakes of this competition were high: Not only were these talented young men aiming for national gold and a trip to the annual Chillventa Exhibition in Germany, the competitors were vying for a chance to represent Australia as a Skillaroo at the 44th WorldSkills Competition in Abu Dhabi next year. "We're training hard, and it's hard to see where you sit until the day," says 2016 National gold medallist Nathan McHugh. "My heart is racing – it feels awesome!" Supported by the Australian Government and Heatcraft Australia, the National Refrigeration Competition is the culmination of close to a year of hard work and dedication for these talented young apprentices. Their journey began at WorldSkills Australia Regional Competitions held across the country when close to 100 young hopefuls stepped up to the plate. After their medal-winning performances at the regional level, the 10 competitors that progressed to the National Competition dedicated close to a year training for their shot at greatness. "We feel it's important to support the industry we're a part of," said Michael Ryan, Director of Sales at Heatcraft Australia. "It's important to encourage young people to achieve greatness, but also to realise that they're part of something much greater than what they do. In September 2014, Georgiou commenced work on the The Pocket development in Claremont, reaching practical completion in April 2016. With total developments costs (including land) in the order of $56 million, the project was for developer Georgiou Developments (an internal client, under their residential brand Georgiou Living). This premier development is the first apartment project at LandCorp's multi-million dollar Claremont On The Park, which sees the building's façade front sit right on the boundary line of Claremont Football Oval. Designed by award-winning architects Cameron Chisholm and Nicol, this project is only a stone's throw away from one of Perth's best retail precincts. Residents are within easy reach of public transport, golf courses, yacht clubs, the beautiful Swan River and pristine Cottesloe and Swanbourne beaches. The building's design included a traditional concrete frame, a mixture of AFS and lightweight walls, CFC sheeting and facades

which incorporated the Masterwall system (which was finished with Acratex render). The Pocket contains 95 one, two and three bedroom high specification apartments in a non-standard eight storey design configured to suit client's brief. The internal finishing products included Italian engineered stone tiles, glass and powder coated aluminium handrails, full height double-glazed window furnishings, Italian kitchens and cabinetry, timber floors, carpet, a range of internal security control systems and mechanical control systems with Wi-Fi capability. High quality features included: kitchens with reconstituted stone benchtops; Miele integrated dishwasher, gas hotplates and appliances, concealed exhausts and under-bench ovens; modern bathrooms incorporating toilets with concealed cisterns, wall-hung basins and wall-mounted mirrored vanity cabinets; 2.7m high ceilings with concealed reverse-cycle air conditioning in all bedrooms and living areas; balconies linked to living areas through flush-threshold sliding door for seamless indoor-outdoor entertaining; and all apartments being NBN-enabled. The high-end approach taken with the kitchens and cabinetry, in particular, was to ensure that these main focal areas presented to the highest standard. Georgiou sent representatives to Italy to inspect the quality of the factory and products, and to view samples, prior to engagement of this supplier.

The project has also been designed to Australia's best practice in environmentally sustainable design. Initiatives include cross ventilation, appropriate sunshading and double glazing to all provide comfort whilst minimising the need for mechanical cooling. A central gas powered water heating system and WELS-rated fixtures and equipment facilitate further energy savings. The Pocket (which includes 158 car parking bays in total) also has provision for smart cars to recharge. Given the project's close proximity to the Claremont Aquatic Centre and the new Claremont Tigers grandstand and clubrooms, the design maximised the available space of the lot as facilities such as a pool and gym were not required. This allowed Georgiou to reduce the strata levies and ultimately provide more competitive apartment pricing and lower ongoing occupancy costs for purchasers. This was a win for Georgiou and the project. However, the development was not without some unexpected challenges. Georgiou encountered a significant presence of limestone in ground, but through rapid implementation of large machinery any potential programme implications were mitigated. The site also required temporary retaining design which was nonexistent. Georgiou worked with specialist subcontractors to implement and deliver a strategy to safely and efficiently support surrounding areas of up to 8m high during the construction process. The decision to implement a ducted air conditioning system for client benefit meant additional co-ordination to ensure suitable installation of the systems within limited ceiling space. This was Georgiou Living's first residential significant development and it involved a collaborative approach between its property development, building and infrastructure business units to ensure the project was delivered successfully from inception through to completion. Georgiou is particularly proud of the way it managed the project, especially the fact that all recyclable materials were extracted and recycled in an off-site sorting yard as part of Georgiou's Waste Reduction Strategy (with more than 90% recycled). The company had 110 personnel on site at its peak and can boast No Lost Time Injuries (LTIs) or significant environmental incidents!

Georgiou also invested heavily in value engineering. One example includes the implementation of fully ducted air conditioning at no additional cost. This led to greater control and energy use optimisation due to air conditioning functionality within each apartment. Other examples include the implementation of water resistant permanent formwork system which led to programme value additions and assisted with earlier project completion, replacing of expensive tiles with equivalent products without compromising quality, modular Italian kitchen implementation which allowed the timely installation of quality kitchens on site and achieved programme value additions, redesign of Lobby 1 and Lobby 2 for client benefit without compromising quality or aesthetics, and the redesign of landscaping to the podium area resulting in additional useable area for residents and visitors. Project manager Michael Harvey says, “This project was unique, not only because it was for an internal client, but because the project programme allowed for an extensive defect rectification process. What this meant is that our team could concentrate heavily on ensuring every individual apartment was viewed by the buyer and that any defects were noted and rectified prior to practical completion being achieved. Having the time to fine tune defects resulted in the building being delivered to the highest level of quality – not only for the client, but for all 95 buyers.” Michael worked alongside Construction Manager Jason Ball on The Pocket. Jason (a registered builder) has 26 years' experience within the construction industry and has worked on a variety of projects in London, Sydney and Perth, notably in the commercial, retail, multi-unit residential, fit out and industrial sectors. he Hive apartment development (designed by Klopper & Davis Architects and built by Tydan Constructions) is located in North Perth, in a major arterial urban corridor serviced by high-frequency buses and the site of the future Light-Rail line. It is immediately north of the bustling Angove Street intersection and is a threshold location between the more urban sites to the south and west and the residential areas to the east. The extension of the Fitzgerald Street 'High Street' is re-enforced by the recent approval of another development (also designed by Klopper & Davis Architects) at 486 Fitzgerald Street‌..and

continued with Hive at 496 Fitzgerald Street. This activation within the area is exemplified by strong street front engagement, a diverse material palette and an articulated building form. Another proposed development immediately to the north of The Hive has also recently been approved for 11 apartments, as has second development to the south for 37 apartments, and a third project is currently being reviewed for a site further north. This site was therefore located in an area that logically lent itself to more intense development, and in consultation with the local authority and the design advisory committee, a proposal was developed to balance the community needs and expectation with considered urban infill that was in keeping with the future development of this corridor. Hive consists of 14 apartments; 2 units at ground level and 6 units on each of the two floors above. The 'edgy' building exhibits a

modern and contemporary design when viewed from Fitzgerald Street. A selection of 1 bedroom apartments ranging from 57-66 sqm and 2 bed apartments ranging from 77-87 sqm all with large balconies up to 32 sqm create comfortable, light and stylish spaces. Some of the key design aspects for The Hive were as follows: Landscaping The design includes new landscaping to the interface buffer zones with the neighbours to the north, south and east. The landscaping to the rear was given priority to protect privacy and reduce the impact of built form. Landscaping to the front of the development includes mature trees in keeping with the City's street tree policy and the parking area includes landscaped permeable paving to soften the front forecourt. Trees and plants selected are predominantly native (with the sparing inclusion of exotics) and all plants are drought tolerant and sub-soil reticulated. The design accommodates the retention of a number of existing mature trees which will allow the building to appear naturally settled and contextual. Cross Ventilation (via the creation of a breathable core) and passive solar design Through consultation with the Design Advisory Committee the design created a breathable visually permeable core. By compartmentalising the stairs and lobbies together, these spaces were able to be given access to external light and ventilation. This created lobby spaces which assist with the natural aspiration of the apartments and therefore significantly improved the thermal performance of the building. The site's east-west orientation created difficulties in

ensuring solar access for all the apartments. The design solved this through tessellated floor plates that staggered vertically. Street Level Activation and social diversity The design emphasised access and activation of the streetscape. Balconies and living spaces face the street and the ground floor terrace house included a landscaped forecourt and is accessed directly from the street. The building includes a variety of apartment sizes and orientation that create a diversity of housing stock and therefore diversity of social habitation. A clear delineation between the public and private realms has been created. This includes landscaping and articulated paving to the front and a screened parking area to the rear. External spaces connected to active living spaces were prioritised in this development. Balcony sizes range from 15 sqm to 27 sqm, and ground floor courtyards are open and landscaped. The open space for the full development, including balconies, is 54% or 570 sqm. Developments. Celsius initially approached KADA seeking to maximise this small site but more importantly design and develop something outstanding in a high profile urban location. The KADA design emphasises access and activation of the streetscape. Balconies and living spaces face the street and the ground floor terrace house includes a landscaped forecourt and is accessed directly from the street. KADA were design and project architects over the course of the project, and formed part of the successful delivery team on this project working alongside builders Tydan Constructions. For builder Tydan Constructions, the biggest building challenge on this project was the coordination of labour and materials due to the space restrictions on site. The site also had a clearway out the front, overhead power lines and a building that was set right forward. The building method used was AFS (which is a hollow-cored, permanent formwork). This site could not have accommodated traditional brick construction within a similar timeframe, and tilt up was also out of the question with power lines situated at the front of the site.

Additionally, with Fitzgerald Street being an incredibly busy road with traffic running into and out of Perth, another challenge Tydan faced was having a Clearway out the front from 7.30 to 9.00 am each day (impacting on early deliveries, and craneage which was also affected by the overhead power lines). Having to build a 3 storey structure that is practically boundaryto-boundary, Tydan had to split the construction process into 2/3 – 1/3 staging to allow logistics such as concrete pumps and craneage, whilst still remaining within the 12 month construction programme. For such a difficult access site Tydan credits its trades and suppliers for being considerate of the neighbouring properties during this

THE BUILDERS CHOICE Hive Apartments Both a design and construction achievement are the building's 'star attractions' – the 3.2 metre overhang on the front façade and the rear (which exudes a minimalist 'sea container' appearance.) The aforementioned staggered and tessellated building form is also worth additional note as it is a simple gesture that allows greater access to northern light and creates an articulated building form through a design imperative, rather than artificial applique or 'composition'. For KADA, each project is designed specifically for its clients. The firm works very much on collaboration as a design consultancy, expressing its architectural identity through strong architectural forms, qualities of light and shadow, material composition and spatial relationship – just as it has done on Hive apartments. For Tydan Constructions the project was a reminder that experience along with well organised and implemented construction management are able to overcome the adversity of difficult and challenging sites. Any builder can construct to a set of plans and specifications, but only a good builder can successfully deliver a project such as Hive within the set time and budget on a busy street with limited parking without disruption to adjoining neighbours – something that Tydan Constructions was able to achieve.

time, and also to the neighbours who were very patient with Tydan's trades parking on their front lawns. This was KADA's first project using AFS construction, which meant a steep learning curve for the firm. KADA worked closely with the AFS manufacturers to ensure the proposed architectural detailing was possible within the AFS construction methodology – which it was. What resulted is a unique and attractive looking building…..and KADA learning that AFS Logicwall is an excellent choice of building technique for construction sites with minimal laydown areas. From a construction viewpoint, the success of finishing the building on time and budget (which was Tydan's biggest concern for the project) caused great relief given the difficulty of the site. Tydan also achieved this without forsaking the delivery of a high quality product.

his project came about for Sovereign Building Company due to the friendship between one of Sovereign's Directors (Danielle) and a good friend of hers whose husband is an architect and director of his own architectural firm, McDonald Jones Architects. Sovereign Building Company designed and built this home from which the owner provided a basic sketch. Sovereign's head designer, David Michelon worked closely with the client to develop the design towards an end product that the client was satisfied with.

Sovereign's role therefore incorporated full council approvals and procurement of engineering details, design development and documentation, costing of the build, and construction of the home through to handover at completion. The main planning focus was to have all the bedrooms and a sitting room upstairs whilst providing a large open floor plan space on the ground floor along with the home's kitchen, living, dining and alfresco area all interacting within close proximity of each other. The main aesthetic influences were based around a desire to incorporate natural tones using raw building materials such as off-the-form concrete ceilings to the main area and the prominent signature 'V -shaped' concrete columns to the front elevation. This texture and finish was combined with the more architectural and sleek timber cladding and aluminium feature

louvres (evident by their use on the upper floor of the home's front elevation). There were numerous challenges to deal with on this particular project. The size and shape of the two storey home also presented a number of statutory challenges regarding the design gaining planning approval from the start. These early planning approval issues were overcome by liaising and working with both the City of South Perth and the immediate neighbours on both sides of the home in order to achieve a good outcome for all affected parties. The block also presented logistics and organisational challenges due to the tight site being located on a narrow street in the established suburb of South Perth. Great care had to be taken to avoid disrupting or inconveniencing nearby properties and residents in any way. These challenges were overcome by Sovereign Building Company via meticulous and detailed planning, and again working closely with the City of South Perth and the local residents. Finally, from a construction perspective (driven by the very design itself), the minimalist style of this home's modern design with its large cantilevered sections and bespoke V-shaped columns created many specific construction challenges within themselves. The final combination of exterior construction and cladding materials used were concrete, steel, rendered brickwork, Weathertex cladding and aluminium. The finishes are well balanced and will provide longevity for the design. From a maintenance viewpoint, the home should always look as good as it does now (or at least requiring little or no maintenance to do so). Internally the form and finishes are also quite architectural and of low maintenance…but still have character and presence like the outside of the home. This is done through the use of materials, form, and colour. For example, the kitchen has parquetry timber floors and white stone benches with charcoal contrasting cabinets and feature wall colours. This is an understated and fairly neutral

palette, but it is not boring or busy. It is just as would be expected from the inside of this home given the exterior. The project's location influenced the space usage and the requirement for a commercial tenancies on the ground floor. The corner location also provided other requirements and challenges in terms of presenting an appealing architectural profile to the street and general surroundings. The block being only 830m2 meant Stackit also had to be creative with regards to car parking. The resultant mix of modern, well-appointed 1, 2, and 3 bedroom apartments are now centrally located within the newly formed Rockingham Waterfront Village Precinct. The local council recognised the importance of the area and has committed substantial funds for further beautification and area enhancements. Many cafes, restaurants and wine bars exist in close proximity to Coast Apartments. Rockingham's award winning beach is literally only a 5 minute stroll away. The development is spread over 4 levels, and comprises 5 different apartment types that range from 52 sqm to 91 sqm excluding balconies and stores. What makes this project unique is the speed of modular construction – taking around 25 weeks in total to build as opposed to around 45 weeks using traditional methods. Site works on the block had started in October 2015, so that by the time the modules arrived from overseas, they could just bolt into place on the steel podium level. Allowing a day for customs checks and transport to site once the modules landed in Perth, the apartment block was up within three days. The apartments were all available for sale off the plan prior to completing construction, the advantages of the reduced timeframes for building are that the developers' holding costs were reduced and that buyers could settle and move into their finished apartments earlier. Apart from utilising modular design and construction methods (which are relatively new and still seen as innovative in Western Australia), Stackit incorporated other innovations on this project which it is proud of. For example, the company used a HRV (Heat Recovery Ventilator) which introduces fresh air within the apartment to be filtered and changed a number of times in a day. This avoids any 'sick building syndrome' issues and is a huge benefit to allergy and asthma sufferers. Another example is the way that the air conditioning and hot water systems work together. Heat generated from the air conditioning system assists in pre-heating the hot water system so it also doesn't consume as much electricity. All this equates to lower running costs for both the apartments' heating and air conditioning systems. The apartment building also boasts Rockingham's first car-stacker. Car parking is always an issue on these types of developments, so Stackit utilised two rotating mechanical car stacker systems. This means that within the space that 4 cars would normally occupy, 16 cars can be parked. This equates to increased space utilisation and efficiency, and the added benefit of greater security for occupants' cars……and

with kitchens, carpentry and bathrooms complete, right down to tiling and shower screens. “The modules were manufactured and fitted out in China. They were then bolted to a bulk cargo carrier and shipped to WA. About 30 modules were fitted together to form the 13 apartments that sit above commercial tenancies. Modular building is not a new concept – it's been around since the 1920s and '30s,” Ian says. “But using them for high-rise buildings is a newer concept for Australia”. “Speed and efficiency aside”, Ian says “there are also other advantages to modular construction. The builds are safer for several reasons. The project is at lock-up stage sooner so there is less risk of theft or damage. There is no need for scaffolding, just a boom lift or cherry picker. Modular units are thermally and acoustically engineered and once assembled, the building is simply roofed and clad”. Stackit is now in the final stages of negotiation on the supply and construction of three hotels. Modular construction has been gaining a solid reputation in WA as an innovative building approach for hospitality projects due to the many benefits including speed, quality, practicality and cost. Projects can present to market and start to earn income much earlier than traditional builds. On the apartment side, Stackit has another two projects that are being

drawn up by its architect and drafting team. This current project has generated so much interest from other developers that Ian believes that 2016 will be a very busy year for his company. “Consultants need to be engaged in the early stage of a project to work with us to resolve any issues. Modular designs must be thoroughly worked out, up front. Unlike traditional buildings where you can work through things as you go, modular must be planned correctly from the beginning. From a complexing point of view we have reviewed our design for lifting which will increase the speed of our builds and keep us at the forefront of modular design and construct. Modular Construction overcomes difficult access for New Home Build

his bespoke two storey, 3 bed/2 bath home built by Ausco was designed to meet the clients' specific needs. It is situated on a small block on Herbert Street, Doubleview, which is also accessed via a rear laneway. The block is only 230 sqm large, of which the house comprises 195 sqm. One might ask the reason why a particular method (modular construction) was chosen by the owners for their new home. Firstly, modular was selected for this particular build because of the small block size and restricted access. A normal brick-and-tile house would have resulted in smaller room sizes due to the thickness of the walls. Also, the long-term disruption to the neighbours during the build time was a deciding factor. Furthermore, the energy rating

that can be achieved by the use of this selected method is equivalent to a 6-Star rating. Ausco's role included the design, manufacture, construction and installation the house. The company liaised with the shire regarding planning, energy efficiency and other related design matters. Ausco was also the registered builder, being fully responsible for the site's management and safety. The client wanted a 'builder's finish' on this particular house, so Ausco were not engaged to complete driveways, internal painting, floorcoverings. Etc. These will be completed by the owner after handover. As the building is only 200mm narrower than the access laneway this led to design challenges for Ausco when trying to meet both local authority and client requirements. The building design needed to incorporate two car spaces off the laneway which was one such council requirement that impacted the original design. There were also council requirements regarding overlooking issues to be considered. Additionally, the owners also had their own 'wish list' of items to be incorporated in the design.


Modular – Doubleview THE BUILDERS CHOICE

The very tight laneway access also caused problems for both crane access and building delivery during the construction phase of the project. The location of the block meant that the only viable craning access was via the laneway. Ausco only had 75mm between their modules and the fences on each side of the laneway when delivering and installing the modules. Such limited access also made it difficult to size and position the crane. Disruption and safety of the neighbours was a large consideration when undertaking this project. These obstacles were overcome by Ausco with a letter drop to neighbours a week before this particular work was due to occur. The letter drop was accompanied with Ausco personnel knocking on the closest neighbours' doors and talking to them about the planned work. Ausco explained to them that one major day to deliver and drop in prefabricated modules was a lot less disruptive for neighbours than having a laneway constantly full of contractors' utes, trucks and trailers for approximately a year (as can be the case with traditional construction methods for a two storey build). The neighbours wholeheartedly agreed, and so the delivery and installation was scheduled tom proceed as planned. Ausco appointed spotters to keep an eye on proceedings, and positioned safety tape around the areas

affected on the morning of the delivery, as safety is always paramount. The main structural component of this building is steel including the chassis and lifting posts. The remainder of the structural framing is timber with various type of cladding materials used externally. Finally, there is plasterboard interior cladding, with high end finishes in the bathrooms and kitchen – just like a typical project home. “These types of projects have a quick build time with minimal site activity,” says Tommy Cooper, Ausco Project Manager. “The client receives the end product sooner and experiences much less disruption than traditional using methods. With some careful planning we can achieve the desired outcome, taking into account the restrictive space to install and doing it without increasing the costs”. “This is a unique project for a normal suburban block but I think we will be seeing more and more of these projects carried out in the Perth metro area. However, in saying that it's not a unique project for Ausco, as these are the type of projects we specialise in”. Tommy started his career in the transportable industry about 9 years ago and has been with Ausco for 5 years now, Modular design and construction is an exciting and growing sector of the building industry, offering fast build times and a very controlled building environment, which enables innovative companies such as Ausco to achieve shortened build times and a high quality finishes for their clients. Modular Construction paves the way for THE FUTURE

M

odular and lightweight construction have both travelled a long way from people's perception (and previous experience) that their new home or commercial building was limited to 'simple, box-shaped' forms. The proof of this statement is that you have probably driven past a building that is either modular or made from a lightweight panel system……and not even realised it! The reality is that this will happen more and more in the future, as modular and lightweight building system technology and design evolve to push the current boundaries even further. After all, industry (especially the building industry) is competitive, and time and material equate to money. The more of each of these limited commodities that can be saved on a project, the more profitable a project is for builders, developers and clients. Surely then modular and lightweight construction represent a win-win opportunity for all stakeholders in a building project. Perhaps in Australia (and moreso in Western Australia) we have had the luxury of space, time and resources, translating to a more relaxed approach to alternative building technologies and methods than say Europe or the USA where modular and lightweight construction have been more readily accepted and developed. But as with all things that we Australians do, we might be a bit slower on the uptake but eventually our 'can do' and 'hate to be beaten' attitudes kick in, producing some great innovation.

Counter to that innovation is the old adage “if it isn't broken, it doesn't need fixing”. Whilst this is true to a certain point, the building landscape is constantly changing. Simply not progressing and pushing boundaries because the apprenticeship, training and workplace practices are entrenched is not necessarily an argument for maintaining the status quo. And of course let's not forget the market itself. Consumers and end users are becoming more educated and savvy, so demand will help drive supply (and innovation). Fortunately, there is a place for traditional building methods and a place for modular and lightweight construction. And fortunately, there is a breed of architects, designers, builders, developers, suppliers and tradespeople who are committed to the development of modular and lightweight construction – sometimes much to the detriment of their pocket as breaking new ground is not always a initially a profitable exercise. The hope (and now realisation for some of these pioneers and entrepreneurs) is that their commitment pays dividends and makes them leaders in this new sector of our industry.

Some of these 'pioneers and entrepreneurs' are not large national corporations. Many are small to medium sized businesses that see the many benefits of modular and lightweight construction, and are prepared to back themselves. And many of them have comes through the industry via traditional training and experience. One example is Team Tindal. Jason Tindal started his apprenticeship as a roof carpenter, because his theory was 'if you could build a roof you could build anything'. Jason and his team subcontract their services to building companies, mainly in the transportable housing industry. They specialise in stand-up/lockup projects. Jason works full time on the builds with his team where the dominant materials used are timber and steel. Jason runs what he refers to as a 'young, enthusiast and experienced team that is

able and willing to travel to country jobs'. They find country builds unique and challenging as they are essentially building a transportable home which doesn't don't look like one. Another convert is civil engineer Serge Guerini from Worldwide Timber Traders. Having worked for many years in construction, Serge identified the need for prefabricated engineered roof and wall elements. Established in 1966 (and now celebrating its 50th anniversary) WWTT specialises in timber engineered products and architectural finishes. As would be expected, quality finishes abound in this home. The aforementioned Turkish travertine to the ground floor and bathrooms, parquetry floor to the first level, stipple finish plaster to parts of the front elevation, timber lined ceiling to the second living area and outdoor alfresco and the frieze frame to balcony's all combine perfectly to compliment the home's scale, style and resulting grandeur. Gino Di Vincenzo started out in the building industry as a young teenager, working on the weekends and during school holidays with his father who was a bricklayer for a custom luxury residential builder. Based in Bunbury, Tallwood Constructions has built many outstanding luxury homes in WA's south-west. These homes are often found (or perhaps more accurately, not found) amongst trees on large, secluded rural lots. And whilst this sounds romantic, the reality is that many of these homes are situated on sloping terrain, on rocky outcrops, or poor quality soil……which makes Tallwood's achievements even more spectacular and significant. (Builders Choice Magazine has been fortunate to feature some of Tallwood's work in previous editions, so readers will know exactly what we are referring to). The owners of this now renovated home had previously built a stunning home in the south-west with Tallwood Constructions. Tallwood had also completed a fit out of their professional offices and so Alex was honoured when the clients approached him to complete additions and alterations to this, their family home in Cottelsoe. The project consisted of the demolition of the existing rear of the home, allowing for the construction of the new two-storey rear section. The new area would create a large modern kitchen/dining and lounge on the ground floor with three new bedrooms and two bathrooms above – so the 'extension' itself was

sizeable. The existing master bedroom wing was essentially fully reconstructed. The remainder of the existing home was remodelled and refitted to make new again whilst maintaining the warm character of the original building. To complete the project, a wonderful new outdoor entertainment area was created. This included a swimming pool (complete with large glass viewing wall) and a new rear garage. The structure was then complimented by clever landscaping to complete the modern rear elevation of the home. All in all, the project was quite substantial‌...but well within Tallwood Constructions' capability. The main layout influences were driven by the client's brief which was quite specific with regards to creating as large a usable living space as possible, incorporating indoor and outdoor living, the use of modern ideas to the new areas, and quality fixtures and fittings throughout. This is all possible on a suburban residential block, but perhaps in some respects more challenging that on a large rural lot where space is abundant and options are more readily available.

Nonetheless, Tallwood Constructions has completed the renovation successfully and the owners are delighted with their 'new' home! Their new alfresco area flows directly off the kitchen/meals area, having the same floor level, and the timber floor finish internally continues under the 'covered' alfresco. The term 'covered' is emphasised, as the roof of the alfresco is not solid or permanently fixed – it is made up of swivelling aluminium slats (or blades) which allows for these blades to be adjusted to allow the sun in or conversely to screen the sun or block it out completely. The system can also stop the intrusion of rain. This operable louvered roofing system above this decked alfresco enables year round use of the outdoor area, making the outdoor area very versatile and useable. The block has a slight slope upwards towards the rear boundary, so it was decided to terrace the yard to create a few different levels for the rear outside entertaining area. The new pool is set higher and protrudes from the ground level. The rear lawned area is also raised (separated from the alfresco area by a planter) although it sits lower than the top of the pool. This lawned area also establishes the height of the floor of the rear garage. The pool is accessed via steps, but this does not mean that the pool/water is

not a feature that can be enjoyed from inside the home or from the alfresco area (as is usually the case with in-ground pools). This pool has a large glass panel to part of the side that faces back towards the alfresco and kitchen/meals/living rooms of the home. This glass panel creates a visual space and is a fabulous feature in daylight, and when illuminated at night, this large glass panel glows and produces a soft, gentle and soothing light. Though the outside area terraces up towards the back boundary, internally the levels work in the opposite way. The lounge, whilst part of an open plan layout that adjoins the kitchen/meals area, is sunken. The combination of open plan kitchen/meals/lounge offers a large uncluttered space, but the recessed floor to the lounge gives this space its own definition and cosiness. There is a modern suspended Fire Orb stainless steel heater that forms the focal point of this room, and there are views out towards the pool. The entire aforementioned area (kitchen/meals/lounge) opens up via large glass Skyframe doors which slide back completely into the exterior cavity wall so that the Blue Spotted gum flooring runs almost seamlessly from the house onto the deck. The view through the Skyframes from the lounge is of the stylishly landscaped outdoor garden area. The floor area between the meals and lounge features a descending spiral cellar. This is built into the ground and has a round glass access door with stainless steel trim which is finished flush into the timber floor. Like the Fire Orb heater, this modern and sleek feature fulfils the owner's desire for state-of-the-art fittings and features. The new parts of the home are clad externally with Jura Blue Grey large format sandblasted and brushed limestone tiles. The same tiles were used for the cladding, coping and treads to the pool area. These add texture and character to the new areas, making them feel established and homely, but are maintenance free so they will always look as good as they do today. And whilst this project may not be representative of Tallwood Constructions' largest or most challenging project, it is representative of the company's continued commitment to detail and fine workmanship – a hallmark for Tallwood and Alex alike. Tallwood Constructions is currently working on another renovation to a home in Cottesloe, along with several new architectural homes in the Cottesloe, Ferguson Valley, Busselton, Dunsborough, Yallingup and Eagle Bay. icinity Apartments are part of a new residential development within walking distance of a major transport hub south of the river. Located in Cockburn Central, Vicinity Apartments consists of a combination of 96 one bed/one bath and two bed/2 bath apartments, 10 commercial lots and an internal 3-level car park. Construction started in July 2014, and the site was developed in one stage but settled in two stages. The first stage of 30 apartments/5 commercial lots and the parking was completed by October 2015. The second stage followed on whilst Stage One residents were already enjoying their stylish apartments.

Built within an existing residential area, consideration had to be given to each stage of construction in order for a seamless transition and minimal disruption. This created a set of unique challenges, such as crane movements, noise, deliveries, material storage and location of site office amenities, as well as the priority of creating safe outdoor areas that could be used by residents while the second stage was still being constructed. Timing was critical, and consideration also needed to be given to providing optimum time for trade transition between stages. As Frasers Property Australia has an exclusive internal construction resource within a development and property organisation, extensive liaison between the construction and development teams occurs during the concept and design development phases of a project. In terms of tendering to sub-contractors, Frasers Property Australia

utilises the tendering standards of AS4120 for all major packages of each project. The selected subcontractor for the relevant package is reviewed via a tender interview to consolidate and confirm that all aspects of the scope of work have been considered. Following this process, a contract is offered. Despite having an internal build capacity, a clear client/builder relationship exists between the Frasers Property Australia development and construction teams. The benefit of such an internal relationship however is that knowledge is shared between the groups right from the start, and this creates efficient delivery of apartments, a high quality output and real value for the purchaser. As the design of the project was progressed with both the development and construction teams, the net result was efficient, cost effective design. This was undertaken through a design development process that included a series of Value Management workshops that also incorporates cost planners, sales and marketing and programming staff. On completion of construction, all subcontracts are closed through the execution of a contract value deed that ensures that both Frasers Property Australia and the subcontractor have satisfactorily closed out and agreed the final contract sum. A key challenge to a project such as Vicinity was maintaining a balance between speed of construction, quality control, cost control and ongoing site safety. Careful planning by the Frasers Property Australia's construction team prior to work commencing ensured all challenges were pre-empted and met while maintaining a progressive construction programme when residents were already living in the first stage. Because of the staged nature of Vicinity, speed, minimum impact and efficiency were key imperatives. These were met by utilising the AFS Concrete Logic Wall system, which is a permanent formwork system consisting of lightweight sandwich panels created by bonding hard-wearing fibre cement sheets to galvanised steel stud frames. The panels are quickly and easily erected on site, then core-filled with concrete to achieve load-bearing walls that exceed BCA fire and acoustic ratings. Not being crane dependent, walls were able to be erected one floor at a time with construction moving on to the next while finishing occurred on the floor below. To ensure a seamless project delivery, Frasers Property Australia's Vicinity project was managed through an internal Programme system called ASTA, managed by an internal programme manager. Each fortnight, a meeting was held with the site manager, construction manager, construction director and programme manager to assess the current status of the programme, and to consider any issues or opportunities that could interfere with the required time performance. All programmes were then updated by the programme manager and distributed to all relevant Frasers Property Australia staff and subcontractors/suppliers. Featuring active street fronts, balconies, terraces and commercial/retail units, the building has a contemporary style of architecture, and boasts state of the art sustainability features. All apartments have been finished to the highest standard, with

quality fixtures and fittings. Environmental and sustainability elements have also been included, like a solar PV system supplying power to communal areas. To enhance Vicinity's modern exterior, a number of treatments were incorporated and combined, including: AFS walls flushed at panel joints with a Dulux Acratex surface treatment. Powder-coated aluminium panels as a design feature to create both visual interest and privacy to windows. Glazed and powder-coated aluminium balustrades. Tiled balconies. Louvered aluminium doors covering the airconditioner housing on balconies. Architectural features such as full height external louvres and panels to create depth and dimension. The car park mechanical ventilation utilises a jet fan system. Due to the staged approach to the construction of Vicinity, the car park was designed to operate mechanically from a per stage arrangement and was inclusive of both stages. All wet areas in apartments, including bathrooms and ensuites, are all also mechanically ventilated. The hot water system is a centralised gas hot water plant room that fed each stage of construction as it was completed. All stormwater is housed within Stormtech pits in lieu of traditional soak wells, due to the location of the car park columns. In addition to the traditional electrical services which have been reticulated throughout the development, Vicinity included power generating photovoltaic cells. The cells are provided to allow for power generation for all stages. Power is reticulated to the common facilities and house power for the building. Each apartment in Vicinity has been finished with quality fixtures and fittings to enhance the aspirational lifestyle and expectations of residents. These include shadowline edge trim to the high ceilings, engineered stone benchtops and Laminex Metaline splashback's in the kitchen, stainless steel appliances (including oven

The apartments also have weatherproof sealing to doors and windows, reverse cycle air conditioning in living areas with video intercom. Frasers Property Australia, prides itself on exceeding purchasers' quality expectations. For example, its PSI (Purchaser Settlement Inspection) averages only 2.83 items per apartment which is well below current industry average. With Vicinity, Frasers Property Australia meet expectations by: Maintaining excellent communications between construction, customer service and development/construction teams during the design phase. This ensured that the design issues were resolved prior to the project progressing to site. Conducting thorough QA inspections throughout the construction process. In addition, prior to being inspected by the purchaser, Frasers Property Australia undertook a 3-step inspection process at the completion of construction. Extensive planning and programming of the construction process to ensure each element of the build was adequately resourced and completed. Vicinity's site team structure comprised a construction director and construction manager who oversee all projects, and site managers who specialise in structure and finishes. Throughout the life of the Vicinity project, good process and high-risk management were a priority. Site safety is an integral part of Frasers Property Australia's culture mindset, and includes good, clear and constant communication throughout the team. Frasers Property Australia awards iSafe (Safe Awards) quarterly to contractors for positive reinforcement of good safety practice and their attitude towards safety. Frasers Property Australia held a site BBQ function to present an award to a sub-contractor that shows excellent safety leadership on site and shared the latest safety industry news. Frasers Property Australia is accredited to AS4801 Occupational

Health and Safety Management System Certification and ISO14001 Environmental Management Accreditation. It also operates a comprehensive safety regime inclusive of monthly safety audits, monitoring of LTIFR and severity rates. A rehab programme, extensive training for staff, mandatory protective glasses and gloves by all site personal, no ladders on site, pre-start meetings prior to the start of work each day are also part of Frasers Property Group safety systems. aving bought this property in 2001, the owners wanted a new family home for themselves and their two young children. Their aim was to create a contemporary three storey home which included parking on the street level, living areas on the main 'ground' floor level and bedrooms on the upper floor level. They also wanted the home to have an emphasis on seamless internal-external connection that focussed on the abundant ocean views to the western side of the property. It had to be an energy efficient, and include light-filled spaces that allowed for adaption in its design for their young family as it grew. Located in City Beach, the house sat on a 1110 square metre block which had a 26 metre frontage that tapered to 10 metre rear

boundary. The block also fell 7 metres from the rear to the front. Because of this slope on the block, and its coastal locality, thought had to be given to how to develop internal spaces that connected to their respective sheltered outdoor spaces on the same levels‌..whilst still creating functional areas which catered for the family now and as it grew over the next 20 years. The clients' overriding desire was for the design to capture the uninterrupted ocean views to the western (front) side of the property, while introducing intimate living areas within large, expansive, light filled rooms. Designer, arc seven.1 took some of their inspiration directly from the suburb of City Beach itself. Inspired by the mid-century architecture that grew out of the development of the suburb during the 1962 Commonwealth Games, their brief focussed on designing a home that pays homage to (but interprets) that style in a contemporary manner. They therefore chose to reference the 1960's with their design and finishes, whilst still maintaining the contemporary style and feel their clients were looking for. It was decided that this could be best achieved by introducing form and

materials that were sympathetic to the era. The home was designed, and subsequently built by Vivendi Luxury Homes. From a structural (and form) perspective, the large floor plates, 12 metre long x 3 metre high frameless glass curtain wall along the front of the home, large cantilevers and geometric elevations certainly combine to give the home a retro feel with a contemporary look. Materials wise, external walls are a mix of double brick with acrylic render, and reverse veneer construction. The roof is Colorbond, and the windows are double glazed. These materials were all selected as they needed to hold up against the marine environment and weather. There is also a significant amount of bluestone cladding (with every piece laid individually) to provide a modern interpretation of a bookleaf cladding. To further reinforce Better Glazing. this '60's' design language, the home has timber lined ceilings throughout its main areas internally. From the enclosed garage located on the lower ground floor, one enters the home via a foyer (with its soaring two storey ceiling that connects the lower and main ground floor). This central access spine, whilst connecting the three levels, also plays an important part on light and air penetrating and circulating throughout the home, given its position and materials used. Moving from the lower ground foyer to the main (ground) floor, you are reintroduced to a view of the ocean via the 3 metre tall frameless glass window, which has been designed to frame this vista. This is also where you will find the main living, dining and kitchen areas. Additionally the sheltered outdoors living and dining areas are located to the northern side of these rooms, which means that they can effectively become internal or external spaces (via frameless bi-fold doors) depending upon the required use of the spaces and the weather conditions. There is also the whimsical (but intentional) use of round roof window 'sky lights' located within the timber lined ceiling in the outdoor areas. These allow natural day light to penetrate these areas, while creating attractive round patterns on the floor as the sun is passing overhead. These outdoor areas also look out onto the pool area and the children's play area located to the same side of the pool. Connection between these internal and external spaces was important and was achieved by specifically using the same materials and finishing details to both. Whilst there was a guest bedroom located on the ground floor, all other bedrooms are located on the first floor, with emphasis given to creating a master suite that reflected the owners' personalities. What arc seven.1 and Vivendi Luxury Homes have created is a home with beautiful and spacious open plan living, dining and kitchen areas, and outdoor living and dining areas for entertaining. This home has 4 bedrooms, a games / multipurpose room……and a 4 car garage to include parking for the owners' children's two future cars. The aim was always to create a light, airy, versatile structure that would offer flexibility to meet the family's changing needs, while going well beyond Western Australia's sustainability standards. The home's design and construction allow for uninterrupted views of the ocean, just as the owner's intended. It offers great solar access for passive heating in cooler months but has protection from the prevailing afternoon breezes and winter storms, whilst still capturing cross ventilation. connection between indoor and outdoor spaces, while taking in the ocean views that lie to the western side of the property by having its protected outdoor spaces located away from the strong afternoon sea breezes. arc seven.1's role was to create the design, produce documentation, and provide the interior design and project management services. Designers Jason and Nicole Saunders love “the open plan aspect of the design, along with the sweeping views of the ocean. The way in which it is designed when you look at the home from the street, means that the house feels like it is sitting back into the site, however when you are sitting in the living and dining room you feel as though you are floating over the site and have a great connection with the ocean. “The round roof light windows are also a nice feature in the way they cast their shadows make parts of this home somewhat unique”, they go on to say. “In hindsight, some of the construction details were experimented with to create the result…..like the play of light on the glass curtain wall and glass stair treads”. arc seven.1 is a building and interior design practice, established in 2004. The company generally concentrates on upper-end new builds and renovations. It aims to be a 'design driven' practice. Director Jason Saunders has been in the industry for 28 years. Initially starting in a small architectural practice (Colin Rule and Associates) and then working for several builders, before starting arc seven.1. he Metropolitan Redevelopment Authority (MRA), formerly known as East Perth Redevelopment Authority (EPRA), created the vision for Riverside, a 40ha redevelopment in East Perth which encompasses Trinity College, Queens Gardens, The WACA, Gloucester Park and the banks of the Swan River. Over the next decade, the redevelopment plans by the MRA and other key landowners sets out to transform the broader Riverside area into a mix of residential, commercial and public domains which will capitalise on the unique setting to become a cosmopolitan waterfront community and tourist destination.

available along Adelaide Terrace and Hay Street and the Causeway and Graham Farmer both in close proximity. Frasers Property Australia vision for the development was to create a luxury residential quarter comprising 3 mixed use residential buildings incorporating retail, restaurant and cafe units along De Vlamingh Avenue and Adelaide Terrace, along with a hotel providing short-stay serviced accommodation over one unified two level basement. Queens Riverside now comprises those four majestic towers – three residential and one hotel: QIII, QII, QI and Fraser Suites Hotel, Perth. The EPRA/MRA Queens Precinct Design Guidelines were quite specific and became the driver for the project, setting the expectation around the design. Those guidelines stated that affordable housing allocations had to be included in the development. The design also had to be sustainable as the guidelines also formed a condition of the land sale. Conditional also, was also the case for the activation of De Vlamingh Street. From Frasers Property Austalia viewpoint, there were other important design criteria for the project: planning to ensure views over Queens Gardens, meaningful and integrated streetscapes, and the need to provide diverse product that could be released to market in a controlled manner being amongst the more significant. The original MRA vision allowed for much lower height buildings so the challenge for Frasers Property Australia was to get approval

for greater massing in order for the project to be viable for them. Another problem was that the basement is 6 metres below the water table, so dewatering throughout the entire project became a continuous challenge. In regard to this matter, the experience and technical knowledge of the project consultants and contractors was heavily relied on to monitor and adjust the bores and pumping stations whilst working closely with Water Corporation to ensure the project remained within the environmental guidelines. At the opposite end of the buildings, erecting the halo structures became particularly challenging due the high winds experienced along Adelaide Terrace. The lightbox on the top of QIII is integral to the halo structure making for complex construction. This too was overcome through consultation and the expertise of various consultants and contractors. There were a number of firsts achieved by Frasers Property Australia with Queens Riverside: It is certainly a master planned community bringing tourism, residential, retail and hospitality to together in a symbiotic manner which is not unique in itself. However, it is one of the first to offer Concierge service to its residents. Furthermore, the buildings have been designed to achieve a 4-Star Green Star rating, and have central plant to heat and cool hotel and QIII tower buildings, and it is possibly the first (and largest) residential strata scheme to have 4 buildings and a combined two level basement in the one scheme. The project also represents one of the first residential developments to have an embedded network and substations. The Queens Riverside buildings are positioned amongst landscaped streetscapes above two levels of basement parking with boomcontrolled access, dedicated parking, storage facilities, bike racks and card controlled lift access to all floors. Queens Riverside features beautifully landscaped open links with water features and gardens with a European-inspired piazza flowing seamlessly between the four buildings. Many of Queens Riverside's apartments provide views and aspects of local area attractions such as the Swan River, WACA, Queens Gardens Perth CBD and beyond.

QIII was the first residential and second building of four to be delivered, with residents moving in during September 2014, with the neighbouring hotel Fraser Suites Perth being the first, completed in 2012. The QIII building incorporates the main source of amenities servicing residents in the Queens Riverside residential complex. QIII offers a range of one, two and three-bedroom apartments, townhouses and luxurious penthouses. At 26 storeys, this tower includes a total of 267 luxury apartments, a swimming pool and two Japanese- style hot tubs set amongst landscaped surroundings on Level 4; a residents lounge and media room on Level 2; retail units; a private residents gym and concierge facilities at ground floor level. QIII incorporated a unique residential design innovation at time of its construction: dual-key apartments structured with a shared lobby connecting two independent self-contained residences (so that they can also be combined into one multi-bedroom home if required) ; open-air Mediterranean loggias in some apartments (which can be opened up and enclosed with sliding glass and louvred screens) ; controlled central A/C plant, censored light activation in common areas, pull-out fob to turn off non-essential power; higher insulation and acoustic standards; louvre shading to most balconies; instantaneous hot water units set at 50 degrees; and double-glazing on the east and west side of the building. QII was the second residential apartment released at Queens Riverside and contains 107 apartments distributed across seven storeys – as well as access for residents to all of the common facilities within the QIII building. QII reached completion in April 2015 with residents moving in during the course of July and August 2015. QII offers a private residential lobby on Moreau Parade. Living options at QII include one bedroom studios and a range of one, two and three bedroom apartments in a variety of configurations. QI was the final phase constructed at Queens Riverside featuring 125 one and two bedroom apartments in a variety of configurations and a customised 3 bedroom penthouse. QI comprises of two boutique buildings each with their own private entrance foyers with the buildings co-joined by a sky bridge over Bollaert Lane at level 2. 'QI on Hay' is a five-level building of just 17 apartments, with a private residential entry on Hay Street,

directly opposite Queens Gardens, whereas 'QI on Moreau' is a seven storey mid-rise tower, accessed from Moreau Parade. A dramatic feature of QI's Moreau Parade streetscape is a 21 metre long coloured glass artwork custom designed by Kidogo. his 72 apartment development is the first of the three stage 'Tribeca' collection located in Rivervale's 'The Springs' precinct. Offering a vibrant and environmentally conscious lifestyle to a new wave of residents, BGC Development's broader vision was focused on bringing urban apartment living to a wide demographic, including first home owners, professional couples, families and downsizers. Achieving this vision meant providing a development that offered varying apartment layouts and sizes, over a broad range of prices. One significant design consideration for Tribeca was overcoming the potential problem of the exterior presenting as a solid and uninspiring cube. Originally the building parameters (as

outlined by the structure plan and design guidelines) predicated a simple box-like design, causing concern as the initial building outline would have lacked any depth, articulation or appeal from the street. The outcome achieved, reduced the perceived bulk and scale when viewed from primary streets, whilst also producing a high density development that integrated well with the pedestrian interface. Through robust and spirited design workshops, a vision to increase the overall articulation and cross flow of the development was conceived. Tribeca South was subsequently split into two separate and distinct buildings joined by a common lobby, with greater massing emphasis around the corners and terracing that scaled back along the promenade. This terracing ideology increased natural ventilation, and maximised penetration of northern sun giving the common facilities as much exposure to sunlight as possible. Fortunately, the site allowed for the construction of semibasement car-parking by utilising existing contours, and the resultant raised ground floor apartments increase the prominence of passive neighbourhood surveillance.

The design intent for this building was that it should have eyecatching street appeal, which was achieved through the consideration and use of handcrafted stone, composite timber cladding, painted render, louvered screens and public art. These have all worked together to culminate in a high quality end product. Commencing with a high density (R80) site with varying degrees of articulation, BGC Development has created a mix of 1, 2 and 3 bedroom apartments with internal areas ranging from 65m2 to 113m2. All apartments have large store rooms in the basement as BGC Development was mindful of bulky items such as bicycles,

kayak's and fishing rods which residents would want to have, given the apartments' proximity to the CBD, parkland, and the Swan River. Delivering a high-impact welcome statement, the lobby entrance is another highlight of the development. As the conduit to both buildings, this transition zone highlighted its need for airflow to ensure the area remained well-ventilated for residents and their visitors. Air-conditioning was considered (but given the sheer size and the ongoing running costs) it was deemed inefficient. Instead, a stunning custom designed fan to promote air flow was installed as the centrepiece.

Bounded by the Indian Ocean, Manning Park with its freshwater lakes, a number of existing shopping centres and schools, and future residential development, the Eliza Ponds Estate, has provided Perth residents with an attractive lifestyle option. These apartments are also appointed with all of the requirements that buyers have come to expect from a quality development – intercom, remote control security gate for parking and access reader for ground floor entry, security cameras, TV and Pay TV points, air-conditioning, built-inrobes, skirtings to walls, window treatments and carpets and tiling to floors. “With Orchard By The Sea, we wanted to draw from the project's proximity to the coast and weave in some of the local area heritage”, says Troy Felt (Managing Director of BuiltonCorp). “What we've been able to create is a great complex with modern costal design and durability, clean open interiors, plenty of light and balcony areas, and lots of storage space. Construction has been building RAAFA projects for over the past 16 years. From retirement villages, clubhouses and chapels, to apartments and nursing homes, both organisations have enjoyed a long lasting relationship and the benefits this has provided. The Alice Ross-King Care Centre is the fifth building to be constructed at the RAAFA Bull Creek site (which began with the building of bowling greens with undercroft parking, a pool house facility and two apartment blocks which BGC Construction has been working on this site since 2006). The contemporary Care Centre consists of 102 bed Residential Aged Care Facility over two stories with under croft parking for permanent, respite and dementia care

The construction package was competitively tendered, and awarded to BGC Construction in May 2014 to facilitate building commencement in June 2014. BGC was engaged as the main contractor under a fixed lump sum contract using AS4000 – 1997. Following though from initial tender review, establishment of agreement, on site induction and programming of works, BGC subsequently engaged all subcontractors for the project. BGC appointed a full-time contract administration team to the site (including a site manager and site supervisor) whose role was to deal with the day-to-day running of the project. This team was backed up by senior BGC management. The construction team worked closely with the architect and project manager to resolve any issues that arose, in order to achieve the required outcomes without delay or compromise to the building. All parties were targeting the same goal and therefore held tight control over the construction, installation, sequence of works, quality, safety and contractual requirements for the project. Building within an existing retirement village was always going to present challenges. Add to this a tight site, a two-way traffic

system, a lake and one starts to get an idea of the complexity of the RAAFA Bull Creek Care Centre build. As with all retirement projects, working within an existing village becomes a way of life for a builder. Traffic must be slowed, delivery areas clearly highlighted, and operating personal and gopher walkways maintained throughout the construction to allow the residents to enjoy their daily routine and access the other facilities on site. The building's basement was excavated 3 metres into sand. Located on the edge of 'Lake Howard' (an active water system owned by the Water Corporation) the ground water level sits within a metre of the basement slab level, therefore requiring dewatering to be carried out in order to construct these elements. The deepest areas were excavated for services, and the lift and electrical pits – all of which were formed and poured with insitu concrete using a Xypex waterproof additive.

Although this was a construct only project, as with all work BGC undertakes the builder worked closely with the architectural and design team to ensure the brief was met whilst still fulfilling the client's budget. One consideration to achieving this goal was the sequencing of the works themselves. It was paramount that BGC complete the RCF building and the services to support the new site. The civil and in-ground services works were so involved and vital to the building of the RCF building that these works were separated from the main contract. Commencing some 8 months before the RCF building was ready to start, these works slowly progressed from the site boundary around to the new building site – in preparation for not only the RCF building, but all for future works beyond. Since the pre-works included re-alignment and installation of a new road system and replacement services, operation of the existing systems had to be maintained during these works, and only once the entire infrastructure was complete could the final connections be made. BGC had to undertake careful planning with ATCO and Water Corporation to minimise downtime, whilst ensuring the client maintained operational use and cover for its residents. This involved working late, and temporary generator power hire to take advantage of lower usage timeslots – all done with consultation with the client to avoid any special function dates. Each of the buildings had to also be connected and tested individually before moving onto the next one. The roof structure was a 'design and construct' package under BGC's contract. This was undertaken with close consultation with the structural engineers to achieve the wide eaves and cantilevered areas. The larger spans and eaves detailing was achieved using a timber trussed roof system which was carefully designed and then installed. Some aspects of the project required pushing the boundaries of the design software to achieve the required outcome. The structure is comprised of fairly standard construction – brick walls, concrete floors, timber trussed roof and Colorbond roof sheeting. Basically, it's your standard '3-storey build' but just on a much larger and more impressive scale. The external blockwork walls were rendered and finished with a 3-coat Acratex acrylic trowel-on texture and finished with a coat of paint. intentionally plain to ensure the sections of contrasting lightweight aluminium composite feature panels catch the viewer's attention. These Alpolic feature panels are situated around the building on its corners and entry canopy. These panels are installed on an independent steel framework to give the illusion of seemly unsupported horizontal sections above the first floor level – the best example being the 8m wide cantilevered entry canopy. Around the building full height aluminium louvres are also installed, hiding the common services duct and housing the hot water units. The clever design of these panels is that they simply appear to be a feature of the building exterior but the removable panels allows access behind. Similar full-height louvre panels keep the sun from utility areas at the front of the building Large expanses of aluminium-framed, glazed windows and sliding doors with highlight windows were used on the structure to ensure the maximum amount of natural light can enter the building. The main dining/lounge areas facing the lake have the best views with walls made of glass. Glass balustrading has also been used on the balconies to ensure those lake views are not impeded. As the first new care facility at Bull Creek for some time, the building comes with the latest technology. The communications installation is as technical and current as any client could wish for. With all systems being IP (Internet Protocol) based, the nurse call system, CCTV, airconditioning and access control systems are all linked via the campus network allowing for local monitoring and control – both buildingbased and across the wider campus network. The monitoring and control station is located on site but not within this building itself, saving

on critical floor space. Being IP based means that the system can be modified as required and that it is adaptable to match the ongoing needs of the staff and facility. What this access control system ultimately provides within the building is freedom of movement while still maintaining a suitable level of security for staff and visitors. BGC is proud to claim that the project was brought in on time and on budget. The BGC Construction team worked tirelessly to maintain focus on the programme dates. The team checked and reviewed the programme requirements weekly and reported monthly to ensure all items were being completed as required and to programme. At monthly reviews, the current status at that time was logged and the impact sequenced to target critical and upcoming items ahead of time. Action and resources could then be directed into the areas of concern to ensure the programme dates were always met. The project once again proved that experience is priceless, and that clients will always benefit from that experience. Overall, the Care Centre represents only one of the many successful similar projects that BGC Construction has completed. The company was awarded the Master Builders Association's Best Seniors/Aged Persons Multi Unit Development for Orion Terraces Bull Creek in a ceremony held at the Perth Convention & Exhibition Centre recently, winning against a field of very strong contenders and projects. BGC's retirement and aged care facilities unit is one of Australia's leading providers, completing projects from $5 million to $50 million. Currently, the company has SwanCare Akora in Bentley (43 apartments over 5 levels with undercroft parking) and St Ives Carine Stage 1 (63 apartments over 6 levels with basement parking) under construction.


sloped towards its back boundary so it suited a split-level design. The width of the site meant that two car bays side by side were not possible so other options would have to be considered in order to get off-street parking. “We climbed on the roof of the old house and scouted the views. He (the owner) purchased the block the next day, and we went from there”, recounts Kris. “The brief was simple. He wanted a house to entertain friends and family whilst having the ability 'lock and leave' given his busy lifestyle. In terms of an investment, he also wanted to maximise the site yield and take full advantage of potential views.” Kris' response to the client's (and site's) requirements was extensive. The central courtyard allows north light into the heart of the home and creates a core where both the kitchen lounge area spill outside via bi-fold doors. A two storey void also creates a secure outdoors space with less opportunity for intruders while the owner's away. Kris worked in a 3-step split-level design to compliment the site and create a sunken lounge which is a cosy space, especially with its fireplace. The double storey north facing glass link soaks up the sun and warmth and spreads it throughout the home. The tinted glass also bounces a soft light back on to the adjoining two storey wall to brighten up a potentially dark southern wall. A feature timber screened balcony off the master suite punches though the steel portal frame creating both interest and a lockable facade. The timber box has built in bi-folds which open to views of Claremont but can create a private parents retreat. This façade with the bifolding screens really set this home apart in the streetscape. The flying roof form provides shade to the 'entertainers delight' – a large open roof deck (engineered to take a future spa) which takes full advantage of river glimpses to the south and the city to the east. This modern 3 bed/2 bath home (which sits on a 203 sqm lot) also includes an additional bed/study, but does not forego comforts such as a walk-in-robe. It also has approximately 40 sqm of roof deck and 2 securely garaged car bays via a car stacker. At 6.7 m wide getting 2 car

he owner of this home is a long-time friend from school of architect Kris Keen. He had been in contact with Kris over some prospective home sites he was considering, until his girlfriend's father took them to this particular one in Dean Street, Claremont. It was the middle lot from a subdivision done by the previous owner, and now neighbour. The lots were for sale prior to demolition of the old existing cottage and from the roof were views out to the Stirling Ranges. With this middle block, one could build boundary-to-boundary and not have the same setback or overshadowing requirements as the two blocks either side. The site

External and internal features and finishes include the timber box with custom bi-fold screens, the two storey high courtyard space with full height windows, a sunken lounge that created seating on the concrete floor ledge when the bi-folds are open, the timber clad stair with concealed WC and cellar underneath, dado/polished render wall to the living room, Blackbutt flooring and feature timber wall panelling, polished concrete floors and the exposed steel frame. And let's not forget the hand-picked Bradford Pear in the courtyard. Cost was critical as this project was always going to be part investment, part home. Elements such as the timber feature were expensive but have added value to the streetscape……and the home. The same could be said of the roof structure over the deck and the car stacker, but all of these decisions to proceed were conscious and calculated ones. A subsequent real estate agent's valuation on the finished home proved these to be good financial decisions. The home's detailed list of features and unique design did not come without some co-ordination and planning issues however as

Kris says that one of the wins on this project was working with a trusted quality builder to get the budget right. Kris feels that working this way was a much more effective way to manage the budget than just tendering the job out. Warren McDiarmid (registered builder and director of MCD Construction) was that trusted builder. As a qualified carpenter who completed his apprenticeship in 1984, Warren has worked on all aspects of both residential and commercial building. Having established MCD Construction in 2005, Warren was able to provide this project with his quality work with personalised service, tailoring the project to suit the clients' needs and budget. Having dealt with Kris (and his designer father Gary and their team) on numerous occasions, MCD Construction was approached to provide a budget for this project. The plan is really a courtyard house which allowed our client to keep the privacy he was after and create intimate entertaining spaces. Concurrent with this project, MCD Construction has recently completed an extension in Mt Hawthorn which comprises of building a new modern 2 storey residence to the rear of an existing federation style older home. The project was a huge success and we hear that it looks absolutely amazing! Kris' father Gary Keen has his own multi award winning design firm that Kris used to work with and for. From a very young age, Kris was on building sites earning his keep. He has always been passionate about designing, building and developing, and one could say it's in the blood! Kris love the creative and problem solving aspects of designing (as in this home), but also likes to carry out his own renovations and loves being on the tools. Kris works with trades on sites and that is experience that translates to his detailing and designs. Keen Architecture which specialises in the high end residential and the boutique commercial sectors across Perth and Melbourne has also been busy since this project. The company has a heritage renovation with a modern black zinc extension underway, 4 modern luxury apartments with office on a subdivided block in

North Fremantle, a large luxury 3 storey house out to tender in South Perth, a new house in East Fremantle just starting construction.
