The design intent for Tribeca East was to create a sense of community within the development itself, and this is enhanced by various communal areas that act as extensions to the living areas within each apartment thereby encouraging interaction and familiarity between neighbours. Residents can enjoy resort style common facilities such as the Soho Room, designed to provide flexible entertaining options to entertain guests, families or fellow neighbours and featuring a 16seat grand private dining room, lounge and theatre room and a fully equipped kitchen complete with scullery. The outdoor pavilion has a 15m heated lap pool and fully equipped Techno gym, all combining to create a secure self-contained lifestyle of convenience, function and comfort. To make full use of natural light, the design concept was centrally focused on a generous-sized courtyard, surrounded by massing,

In designing the Hawksburn Road streetscape, it was essential to ensure

the development both linked with and complemented the existing parkland and public open space by creating a uniform streetscape which drew residents toward the foreshore parkland. BGC Development sought to reinforce this connection in the design and landscape architecture of all three Tribeca stages, and have also introduced cross and through-linkages of green open space. The use of water-wise landscaping around the building ensures good interaction with the adjoining public open space, particularly around walkways. Existing trees have also been incorporated to good effect, softening the surrounding built form outlook. BGC Development has additionally ensured high quality landscaping of communal areas within the site to encourage residents to embrace communal boutique style living at its best. One area of note is the use of high quality materials for the façade of the development. The specific design intent for the complex was eye-catching street appeal, which was achieved through the use of handcrafted stone, various toned Alucobond cladding, painted render, louvered screens and public art, culminating in a unique, high-end finish. The terrace homes are a feature of Tribeca East, built with a style reflecting the surrounding local housing typology. This diverse dwelling option provides future residents of Tribeca East with a familiar housing style popular within the surrounding area, with an added benefit of resort-style apartment living. The terrace homes come with a 2 x 2 configuration, complete with a generous study, entrance courtyards, and with an added benefit of private bedroom balconies that allow increased natural light.

system which is integrated with a typical 200mm thick insitu slab. This added a number of benefits to the build by enabling concrete mass reductions, which in turn led to reductions in building height, cost and build duration. The design takes into account the natural slope and contour of the site, with the low-lying land designed to include a semiunderground car park. The depth of the basement and foundations were optimised to minimise the requirement for temporary sheet piling. The structural arrangement was set out to allow the walling system to act as a transfer structure, a design feature that saved up to 400mm of concrete across the entire building footprint, resulting in significant environmental and cost savings. An integral relationship of the project was BGC Development's alignment with BGC Construction. This ensured universal objectives were reflected in the construction methodology, practices and the final product. Through BGC's integrated delivery model the majority of the materials and services were sourced through BGC's various divisions including BGC Builders Supplies, Brikmakers, BGC Plasterboard, BGC Fibre Cement, BGC Concrete, Automated Surveys, and Envirotechnics and Apartments WA. pened by Premier Mark McGowan on April 23, the Aubin Grove Train Station is only a 23 minute train ride from Perth Underground. Located on the Mandurah line between Cockburn Central and Kwinana stations, the new station is expected to be used by 3,900 people each day. Mr McGowan said the $72 million train station and associated Russell Road upgrade were built while the line was still operational. “This project represents a feat of engineering,” he said, “with the station largely constructed off-site and then sections craned into place over the last 18 months.” In February 2015, national engineering and building construction company Georgiou Group commenced the 20-week Early TH ET EA M

Contractor Involvement (ECI) process for the WA State Government's Aubin Grove Station (AGS) Project. Through the ECI process, Georgiou worked with the client, Public Transport Authority (PTA), to provide advice on design, constructability and detailed program and costing advice. Georgiou also led a separate design team in collaboration with Main Roads Western Australia (MRWA) to establish traffic modelling parameters for the existing network including the new Aubin Grove Station. At the completion of the ECI stage, Georgiou was awarded two separate Design and Construct contracts: The Aubin Grove Station (AGS) for PTA, and The Russell Road Upgrade (RRU) for MRWA. Georgiou's involvement in the ECI process resulted in a complete engineered solution for the Aubin Grove Station including accurate traffic modelling to ensure the Russell Road Upgrade and surrounding infrastructure could cater for the present and future needs of the Aubin Grove Station. Georgiou's participation in the ECI also brought about significant cost savings to the WA Government and WA taxpayers, through

innovation and smart construction strategies and achievement of an ambitious timeframe which carved 12 months off PTA's standard fouryear “go to whoa” program for the development of a new station. Throughout the ECI phase the Georgiou project team worked closely with the Public Transport Authority and Main Roads WA to ensure planning was on track prior to construction commencing, thereby ensuring the project finished on time and on budget. This close relationship is considered key to the successful delivery of the project. The project scope for the AGS multi-modal station featured 2,000 parking bays, a pedestrian bridge across Kwinana Freeway and bicycle facilities including 80 spaces for bikes and connections to local paths. It also features passenger amenities which include toilets, lifts, stairs, escalators and a kiosk, together with staff amenities. The scope of works on the RRU project included the construction of a two-span, eight precast concrete beam bridge, spanning both the Mandurah Rail Line as well as the Kwinana Freeway, together with additional lanes on the approaches to this new structure on Russell Road and Gibbs Road. Both projects came with special challenges for the Georgiou project team, including working between two live and fully operational 25kV train tracks, a fast and relentless program (with over 70% of the station works scheduled activities being either critical or within two weeks of critical), heavy lifts for station elements, footbridge and bridge beams over electrified rail and freeway, severe space constraints (7.8m wide and 150m long), the risks associated with working adjacent to rail lines, limited freeway closures, immovable dates set 18 months prior and complex stakeholders interfaces.

The food is a rich tapestry of the new worlds of Cantonese cuisine with a nod to the Hong Kong palate. But behind this sophisticated, luxurious and stylish establishment there lies a story of a race against the clock to complete the fitout in time to meet a vital deadline. CDI was selected as builder for the project, based on their reputation for quality – important as this was to be a 5-star restaurant – and their ability to deliver on time. CDI's works included not only the restaurant but also the main entry hallway running through the complex. This was a mixture of porcelain panelled walls, raw cut stonework and a gold anodised aluminium baton ceiling with a wave pattern through it over its length. Custom made solid stone trough style hand basins were installed in the toilets.

The biggest challenge for CDI was time. The initial program was for 13 weeks starting at the beginning of December 2016 but this was dramatically reduced by six weeks to a seven-week program which ran over the Christmas/New Year period. This was because the restaurant owner wanted the opening to coincide with Chinese New Year, which is significant when opening a business, and the concurrence of other factors which occur only once every few years. The project's seemingly impossible time frame became a challenge to all involved to prove that it could be done. However this meant 4am starts, working 12 to 14 hour days and sometimes seven days a week. All trades sacrificed their Christmas and New Years break to keep the project on program, an effort and commitment feted as being unique. However there was some consolation in that restaurant owner Joe Lam kept workers happy with test cooks from the Caterlink kitchen during the build.
Consultants Datum101 and Hubble Design made themselves available at all times providing assistance in the background and keeping information and answers flowing to feed the project. The fitout included a 680m2 restaurant with two kitchens – a main kitchen and a DimSim specific kitchen – containing over half a

The main kitchen included an enormous single extraction hood measuring 10m while the DimSim kitchen had its own 4.5m extraction hood. Installations around the restaurant included acoustic ceiling panels of various shapes and sizes, feature tiled walls, marble clad columns, Brazilian marble reception and bar tops, and full perimeter glass and aluminium doors and windows looking over the river. The mechanical requirements for the fitout were immense, with air conditioning units, extraction fans and ductwork from the kitchen as well as fresh air supply fans and ductwork to the kitchens. All of this had to be contained within the ceiling space as it was a horizontal discharge system. The entire job hinged on the mechanical team from ENVAR being able to successfully overcome the deadline and complete the install in stages to allow other trades to continue with their work. As everything was contained within the ceiling space it was extremely crowded due to height restrictions which were complicated by a requirement for the highest possible ceiling panel achievable. Co-ordination with commercial kitchen designers and

installers Caterlink was also crucial for the kitchen installation. It literally came down to CDI tiling specific areas of walls and floors, then equipment coming in for installation while CDI continued to tile other important area. Despite the many dire predictions, the project was completed not just on time but three days early, a tribute to the teamwork and co-operation of all involved. CDI are actively growing the Hospitality/Food and Beverage aspect of the business and the 8 on the Point Chinese project is part of that expansion. The opportunity to be involved in such a project was an important addition to the works already completed in this sector and a natural addition to CDI's commercial fitout works. Through this project, CDI built a very close relationship with Caterlink. It became very obvious early in the piece that the cultures of the companies, their customer focus and the quality of product of both companies were a perfect match. CDI Group personnel who worked on the 8 on the Point Chinese project were Project Manager Jasen Nunn, Site Manager Stuart Robertson and CA Nick Richards.

hile those who have travelled to Bali may well be familiar with the Ku De Ta restaurant, its namesake in Perth is most definitely not an imitation of that esteemed establishment. Sitting over the river, the Deck is the restaurant's main bar space. Here you can enjoy a diverse cocktail menu, local craft beers and wines and local artisanal coffee from Little Owl. Offering picture perfect sunset views, West is a casual dining space for informal grazing. Serving fresh seafood and charcuterie from the restaurant's kitchen and seafood bar, The West also offers a selection of sharing plates with a strong focus on local produce. Ku Dining is the restaurant's contemporary dining room serving an a la carte menu from its large open kitchen. During discussions prior to the fitout with Perparim Rama of the architectural group 4M, it quickly became clear to Mitch Spencer of Ashbraye Building Services that the vision for the Ku De Ta fitout was for a very distinctive and unique creation. 4M were looking for a flexible and enthusiastic builder, willing to think outside the box and to find ways to make the project work without compromising the designers' vision, and Ashbraye fitted the criteria. Ashbraye Building Services began work on the internal fitout in October 2016 and the restaurant was handed over mid March 2017. Mr Spencer was the licensed builder and project manager for the

internal build, being responsible for all aspect of the job from sourcing contractors, ensuring OHS and building code compliance, and the construction of all elements of the fitout. A carpenter by trade with experience in residential, civil and structural construction, Mr Spencer founded Ashbryae in 2014, initially concentrating on small renovations and large shed installations. The company is now involved in a broad scope of works in both residential and commercial fields. Ku De Ta is unique in almost every aspect of design and construction from materials used, most of which have been completely designed and manufactured specifically for Ku De Ta Perth (many custom-made on site), to the layout of the three separate dining and bar sections. Micro cement, natural stone and recycled timber are the main materials used throughout the dining areas. Notable features in the construction of the fitout include the incorporation of suspended elements, such as the old Bunbury
jetty sleepers and the custom-made and designed lighting system in Ku Deck. Custom-made suspended burnt wood panels feature in Ku Dining. These took a lot of creative involvement from the team to ensure they were positioned in the manner in which they had been envisioned.

This particular operation called for a certain amount of creativity and a great deal of team involvement. Such a unique and ground-breaking project will, of course, throw up special challenges to be overcome, not the least of these being to ensure the opening deadline for the restaurant was met. Finding some of the more exotic materials and working with them to ensure they complied with the designers' vision was also challenging. Sometimes elements of the design could not be
made to work in they way they were envisioned and quick thinking and resourcefulness were needed in order to find suitable alternatives in order to keep the job moving forward. Many of the problems that presented themselves were overcome through the implementation of split shifts, reverse building and creative scheduling. Since the completion of Ku De Ta Perth, Ashbraye Building Services continue to carry out residential works but have begun to take on more commercial projects, with a number of restaurant refurbishments on the horizon.

The project structure consists of AFS walls, bubble deck precast floors, external face brick façade and internal stud wall. AFS walls were used for boundary walls, because they were quicker than block work and provided all the correct acoustic and fire properties; and AFS was used for the lift shaft. The internal walls are all stud walls, which had to comply with section J, fire and acoustic. And the main challenges? According to the builders, there were tight site restrictions with access problems (the tower crane was installed in a lift shaft). Furthermore, all the roads are one way and had dangerous services running through them that restricted crane sizes. The water table was also high and they had to dedicate a full month to de-watering. Great care was taken with the archaeological condition of the site once the ground was opened up to determine if there were any remains of a 1910 bakery; and a façade wall built of steel lintels was cast into the slab edge. he thriving southern regional centre of Albany continues to expand in both size and population and, with that expansion, comes the necessity for the constant development of infrastructure and amenities. Prominent on the list of priorities is the need for upgrading sporting facilities. One of the city's recent sports projects, the Centennial Park East sporting pavilion, is the centrepiece of the $26 million, 68 hectare Centennial Park sporting precinct redevelopment to provide new clubrooms, bar and function facilities, undercover grandstand and change room block to AFL standard.

Smith Constructions, one of the longest established construction companies in the South West and Great Southern, were chosen as the Construction Contractor, being engaged on a lump sum contract through the tender process. The company believes involvement in this landmark project was an excellent opportunity to showcase the ability of their team to deliver a high quality finish on a project with a complex and unique design. All building works were overseen by Site Manager Adrian Van Den Berg and contractual requirements met by Contract Administrator Marilyn Carpenter. Adrian and Marilyn were backed by an organised and committed team of the company's Albanybased employees who worked over a 13-month period to deliver the project.

In order to overcome these challenges an in-house team of carpenters, steel fixers, grano workers and riggers was assembled to manufacture the panels onsite. This eliminated the possibility of damage during transport, though performing this work outside of a factory environment added other variables and difficulties to control.

are supporting architects who assist with documentation. Gresley Abas was established in 2004 by Philip Gresley and Ahmad Abas and has since grown into a cohesive team of 17 dedicated professionals. The practice operates across a diverse range of fields which include public/institutional buildings, residential projects, major public art commissions, international design and ideas competitions, urban design and master plan studies. Gresley Abas' overall vision for the Centennial Park project created a strong pedestrian and service spine which connects revitalised sporting fields and a variety of activity nodes along the 2km long precinct. The scheme also fosters connections back into the community and adopts best practice water management strategies. The Pavilion is joint-use and was thus a challenge insofar as it is also the home of both the Royals and Sharks football clubs that utilise the precinct. Each of the sporting groups has access to secure office and storage as part of the community meeting rooms. The spaces have been planned to allow the greatest opportunities for shared use, while acknowledging the need for security and

privacy. The wide verandahs and generous glazing to the Function Hall allow unobstructed views to the playing fields on both sides. Creating multi-purpose spaces within the sporting complex to promote social inclusion and use by the greater community was central to the designers' brief. The function block incorporates a commercial kitchen, bar, kiosk, two cool rooms, function area and multiple office and meeting areas while the detached Change Room Block provides spacious areas to incorporate change rooms, ablutions, property rooms, first aid rooms and umpires rooms all nestled behind a tiered viewing platform. Gresley Abas led a large sub-consultant team delivering a holistic and visionary precinct plan, along with two major buildings within the precinct. The first phase of this project involved a comprehensive and integrated masterplan for the entire precinct, together with the design for the two key sports facilities: the Soccer-Cricket Pavilion and the AFL Football Stadium building. Notable design features of the project included the one-piece bullnose curved roof sheeting of which the longest is 42m, and the
parallelogram-shaped crème precast panels. The building also features a unique curved roof which is designed to be reminiscent of the granite-capped mountains and coastline that is endemic to the Albany region. Another important design feature is the elongated spectator area facing the oval, with a long bar facing it, enabling all patrons to see the match. The club bars on the other side of the main bar also have a clear view as the back wall of the bar is all glass. Other significant work in which Gresley Abas are currently involved includes Wickham community hub (going to tender soon) Laverton Community hub (currently in documentation) Dayton sports precinct (in documentation), Wyndham Aboriginal centre in Victoria (documentation) and Midland Youth Centre (completed this month). The Centennial Park project has brought Albany's sporting facilities up to the standard required of a Regional City. It is now the premier stadium in the region and a successful first step in delivering community-based spaces focused on shared use and social sustainability as outlined in the Sporting Precinct's Master Plan.

ith Perth's population set to reach three million by 2020, a new $20 million Cleanaway Super Materials Recycling Facility will slash the annual volume of waste that goes to landfill by up to 234,000 tonnes of recyclable material. Almost 500 Olympic-size swimming pools of recyclable materials will be processed per year at the South Guildford mega recycling project, giving it the potential to process the city's entire waste and thereby significantly reducing the amount of waste Perth residents send to landfill.

The Cleanaway facility is the most advanced commingled recycling system in the country, with eight optical sorters in operation to separate materials such as plastics and cardboard. Typically, a materials recycling facility operates with a maximum of three optical sorters and so the new technology employed at the new Cleanaway facility provides a capability unmatched in Australia. The facility is a complete recycling service in which refuse is delivered, sorted, packaged and removed from the plant. Having previously undertaken a project with Cleanaway, 3B Build Pty Ltd was invited to tender for the South Guildford facility and was subsequently awarded the design and build contract, with some well-defined parameters being provided. And, being a design and construct contract it allowed 3B Build to alter and modify

Situated on approximately 2.7 hectares of land, the site consists of concrete and bitumen areas that surround the substantial warehouse-type structures which house the recycling plant. 3B Build employs a management structure whereby each of the three directors is involved in the execution of every project the company constructs. One director manages the commercial considerations, while the other two directors undertake construction manager roles. This structure ensures that every project has at least two of the owners of the company involved in completing and overseeing the project at any given point in time. As a consequence the company is able to provide direct contact between the client and the owners of the company, in circumstances where at least two of the owners have an intimate and detailed knowledge of all aspects of the project's progress and execution on a daily basis.
In the case of the Cleanaway project the dedicated site manager and administrator was John Voorn, with support from Sam Davidson as director/construction manager and Ross Cooperwhite managing contracts. The project involved certain challenges, with construction of the various facilities continuing while at the same time allowing for the provision of access to staged handover areas. This ensured the internal fitout could be completed virtually in line with construction completion. Site coordination was paramount to the success of the project and demanded complete and unwavering attention to coordination. The tight program had to be overcome by detailed and minute planning which, again, underlined the importance of coordination to ensure client needs were met with early access during construction. The majority of the materials used consisted of concrete, structural steel and colour bond cladding to enclose the vast warehousing needed for the complete recycling process, where rubbish enters the facility at one end of the plant and is processed into recyclable product by the time it reaches the other end. According to architect Anthony Pintaudi, the key design considerations were based on a firm commitment to enforcing the Tribe brand “through innovative architectural design with highquality finishes within a low-cost operation model”. To that end, they utilised the flexibility of modular building capabilities together with Tribe Modular's exclusive manufacturing/construction facility. “The upfront design development and prototyping of the module design allowed for an efficient and high-quality end result.” The studio team was just as focused on ensuring maximum efficiency in the use of space in order to reduce operational costs; and took advantage of innovative building services and fire engineering techniques. Part of the challenge of this project was to preserve the existing trees within close proximity to the building in order to create a home set among established trees. This connection to nature utilises large windows to take full advantage to the outlook to enhance the charm of the building. The design and orientation maximizes the passive thermal properties of the site with louver windows allowing the client to take full advantage of the sea breezes to cool the house. The sophisticated architectural flair of this building has created more than just a well-built residence, but rather a treasured home. lose to the beach and not too far from the CBD, Innaloo continues to increase in desirability and popularity and, as a consequence, there is also an increase in the construction of more desirable and upmarket houses and units in the area. Typifying this trend is the recently completed group of seven apartments by SOL Construction in Lilacdale Road, Innaloo. The apartment complex is not a typical block of units stacked one on top of the other. Rather, it consists of two separate buildings with generous space between that accommodates a secure car park. This modern design ticks all the boxes for inner city apartment living with overall street appeal. The street view reveals the facades of only four of the modern and attractive apartments which means

the size of the complex is not immediately apparent. Continuing with the clever design of the block, a total of seven apartments were accommodated on a site that would normally only fit six, yet it still retains a sense of uncluttered space. Also high on the list of design requirements was the need to ensure that the seven individual neighbouring properties had a high degree of privacy and security. Further enhancing security, the complex is gated and secure with intercom to each apartment. NBN fibre has been installed in every apartment instead of copper. Other notable features include the central driveway which passes under the upper floor apartments, and the face brick arch to the front elevation. A combination of face brick and acrylic texture coat finish to was used on external walls. Materials used include concrete slabs, brick for the walls and metal for the roofing. The interior design continues the precept of spaciousness with each apartment consisting of two bedrooms, two bathrooms, kitchen, living, meals, alfresco or balcony and storeroom.

Also challenging was the need to hold construction to front ground floor apartments at plate height until the rear apartment building had reached a point whereby restricted access – head height – would no longer pose an issue. This added at least two months to the build program. SOL Construction had worked for the client for this project previously, having done an extensive renovation on their own home in Floreat. They also took on the job of gutting and
refurbishing the client's warehouse/office building in Welshpool. Having been impressed with SOL Construction's previous work, the client gave them complete control from start to finish on the Lilacdale Road project, with the client entrusting them to make every decision. The happy result was that the client was thrilled with the outcome. The Lilacdale Road project was a success story from start to finish: it came in under budget, it was completed two months early, and the client is very happy with the final result.
