Traditional timber framing and new mass timber building systems are revolutionising the design and construction sector in Australia and taking timber construction to new heights. Advancements in the use of lightweight materials, such as timber, along with greater access to, and affordability of, building processes associated with its use, are making converts of some major players in the WA property sector. "Mass timber really opens up the opportunity for timber buildings to be built larger and in commercial circumstances where you've got higher loadings that are required," he told Builders Choice Magazine. "Over the past five years I've met with developers looking at utilising CLT on apartment projects in Perth; it comes down to the financial risk of doing what we know versus doing something new.

"The key to this becoming prominent in the market is that the system is cost comparable, if not financially beneficial, and reduces construction duration. "As the market adopts the system and volumes increase, the pricing will continue to come down, so as we move out of a niche market into more volume it'll become more financially beneficial.” Feedback from attendees at this years Built Evolution Conference reflected that the high quality of presenters provided a range of “fast, content rich, remarkable Photo Lendlease speakers” and that this year’s Conference was heralded the best in its three year history. Up Close + Personal with Peter Doggett ■ What does your work mainly consist of and do you specialise in any particular field? Almost all my work is residential, and most of that is along our coastal suburbs with beach front sites from Yanchep to Cottesloe, projects with modest budgets to large multi-million dollar homes. It’s a special challenge designing homes in the beautiful but often hostile environment of the Indian Ocean. I offer a flexible service tailored to each client’s particular needs, ranging from site inspections and evaluation, concept design, development/planning approval, detailed design and documentation, interior design and contract administration. I’ve designed a number of builders own homes and so naturally they don’t require the complete service that others may and I’ve designed for speculative developers where time frames and budget control are of high priority.

It’s a special challenge designing homes in the beautiful but often hostile environment of the Indian Ocean My father was an aircraft engineer, and my mother had been an aircraft radio operator, and from a young age I was going to be a pilot! However, the week before enrolments in architecture closed my mother casually asked “Have you thought about becoming an architect?” That sounded pretty cool and two days later I was enrolled in architecture. I would never look back and I would pursue flying some other way.

■ What was your first job and how did that affect your early career? My first job was whilst I was still studying and was with a ■ Tell us a bit about yourself and how your career began? I had an interview and without any drawings or references I was offered the job. We worked on a diverse range of projects including multi-storey, mixed residential/commercial developments, wool store conversions, inner Sydney office refurbishments, and a luxury harbour-side residence. This gave me invaluable broad based experience from the outset. It was in Sydney that I passed my professional practice exams to proudly proclaim myself an architect. Being a small firm I was able to learn very quickly from the partners, and looking back, given a lot of responsibility for a young architect in his first job. And it was in Sydney that I took

up hang gliding – flying was in my blood! After 5 years in Sydney I left the firm as Design Architect and travelled to Europe. After about a month I found myself surfing and working in the south of France, in Hossegor. I was living in a beautiful three storey house, literally on the beach, nestled amongst sand dunes, and it was here that my particular interest in coastal residential architecture originated. ■ Why did you start your own practice? I wanted to concentrate on my passion for bespoke homes in coastal locations and running my own practice gives me more creative freedom. ■ What role do you fill at the practice? My main role is of course design architect, but as a sole practitioner I personally handle all the other aspects of the process other than the interior design, which is done jointly with my interior designer wife Kim. The practice operates from our home office so we can keep the daily running of the practice to a minimum. This means my time is productively spent directly involved with clients’ projects.

Workplace Training Advisory Australia (WTAA). WLA itself provides a number of courses which include the Advanced Leadership Program, the Executive Ready program and the Leading Edge program. Marquee events include the Australian Women’s Leadership Symposiums, the National Defence, Police and Emergency Services Women’s Leadership Summit, and the Australian Women’s Leadership Forum. 100 Days For Change A recent particularly successful project, 100 Days For Change, was a grassroots movement which, in 2018, encouraged all organisations and individuals in Australia to make at least one concrete change to improve workplace gender equity. Up to

200,000 Australian employees (both women and men) were positively impacted by the three-month project. The organisation also pledges to provide $100,000 each year for Aboriginal and Torres Strait Islander women to attend networking events. From time to time WLA works with specific industries (particularly male-dominated ones) to increase the opportunities for women through its own or joint funding programs. For example, a pool of scholarship funding is currently available for women working in the construction and engineering sector to participate in a range of leadership development courses. (Expressions of interest close June 21 - www.wla.edu.au/consteng) A further example is WLA’s work with Hort Innovation (the government department that looks after the Australian horticulture sector) to provide co-funded developmental opportunities for women within the industry. This involves a total investment of $273,000 across five years with the project currently being in its third year. Excellence in Women’s Leadership awards Each year a select group of individuals are recognised for Excellence in Women’s Leadership as a way of thanking some remarkable people for outstanding contributions. he 573-room, 23-storey tower in Stirling Street is Perth’s first purpose-built student accommodation of this type. It was developed by Stirling Capital in partnership with global accommodation investor GSA, and will be operated by award-winning The Student Housing Company. Stirling Capital have adopted a design-led approach, with a focus on providing high-amenity yet affordable apartments, many with shared facilities. “We are creating communities students will want to be a part of,” they explain. “These are built not, as you might expect, on campus but in the inner city where there are established shops, restaurants and bars – plus excellent access to buses and trains.” A mix of studios and shared apartment living, The Boulevard offers extensive communal facilities

to foster student interaction, including swimming pool, gymnasium, communal kitchen and study spaces and rooftop lounge. The Stirling Street location is an emerging urban village at the heart of the city’s cultural precinct. The area is highly accessible to all universities and public transport, and within walking distance of the new museum and art gallery, as well bars cafes, shops and restaurants. Construction of the facility began in early 2017, and the entire project was delivered in around 18 months – the first six months being in the ground, and working through a complex ground and first floor structure. The project successfully reached completion in time for the start of the 2019 academic year, which also allowed the client’s fit-out to take place during the New Year break.

elevation recess is clad with vitrepanel. As for the degree of difficulty, access was limited as the site has buildings on three sides and Stirling Street to the east, and the building footprint takes up the entire site. Fitting in a crane and hoists created programming difficulties, and the programme was further compressed by delays with access to site. Careful management enabled the floor structure to be completed in five days, and the overall structure was finished by late July, which allowed the site crew to concentrate on completing the 571 beds and 351 bathrooms by Christmas. None of the technology is new in the building, but it is nevertheless a significant departure from usual construction techniques. The core was jump-formed in the conventional way, and the external precast walls were loadbearing so there are no columns within the accommodation levels. To speed up construction, a corbel was cast into the wall panels and angle bolted to the core so that hollowcore panels could be dropped straight into place, with minima propping. There were curtain walls in some locations so a steel beam was spanned between the panels to pick up hollowcore. There are more than 600 bathrooms and

kitchenettes in the project, each with several slab penetrations. Two teams were employed to drill the cores as soon as the topping was poured on the hollowcore, this enabling them to keep up with the fiveday floor cycle. When it came to the hollowcore floor planks and precast wall panels, interdivisional teamwork was particularly strong throughout the project. Early collaboration between divisions facilitated an innovative approach to the design, including delivering the wall panels cast with integral support corbels for the hollowcore panels, to facilitate and expedite site erection.

This approach attracted great interest from the construction industry, as spanning the hollowcore panels from outside wall to outside wall eliminated the need for additional support beams or columns during construction. Early on during the construction, the use of hollowcore brought challenges, including plumbing access and the logistics of attaching crane bracing to the panels, both of which were promptly resolved at the design stage as a result of effective collaboration. The connections from the hollowcore to the wall panels were workshopped with a focus on ease of constructability.

This was the case in a recent project for Broadwater Builds where their clients chose Wembley Downs as the place to build their dream house. Together with a family member they purchased a large block with an old house which they demolished and then subdivided the block.

Adjacent is the dining room with a central tiled feature gas fireplace. A steel spine staircase with European Oak treads leads up to a sitting room on the next floor. The best sunset views can be enjoyed from the master bedroom on the top floor with large windows and glass doors that lead out onto a balcony.

Although it provides attractive views the site also presented a number of problems, a major hurdle being a substantial amount of limestone requiring rock breaking. The tight nature of the site, as well as being a rear block, created a logistical challenge in performing earthworks, staging of materials and coordinating trades, which meant that schedules and resources had to be planned well ahead. At times a bobcat had to be craned into various positions in order to progress with the earthworks.

Australian Team announced to compete at the Worldskills International Championships

ith less than five months until the opening of the 45th WorldSkills International Championship taking place in Kazan, Russia, WorldSkills Australia has selected an elite team of 40 people, including 15 competitors and 25 experts and officials who will represent our nation at the competition – the leading international skills event for 2019. The 15 young men and women from across Australia, known as the Skillaroos, will compete against the best apprentices and trainees from the 60 WorldSkills member countries in the hope of becoming World Champions in their chosen trade or skill area. The Skillaroos, all aged between 19 to 22, represent a wide range of trades and skills with the majority aligning with the National Skills Needs list, these include: Cloud Computing, Electrical Installations, Plumbing and Heating and Graphic Design Technology. The 45th WorldSkills International Championship will bring together more than 1,600 young people, representing 60 countries and regions who will compete in 56 skill competitions. It will take place in Kazan, Russia from 22-27 August 2019. It is expected that more than 250,000 spectators will attend the Championships. Australia, currently 10th on the WorldSkills rankings, is aiming to better this and hoping for a top 5 finish.

istory was never far from the minds of Icon Cockram’s construction team when they began work on Shenton College’s pacesetting second development stage. The college is located in a bushland setting between Perth’s CBD and the Indian Ocean, occupying the site of the former Lemnos Hospital, which provided treatment and support to returned World War I servicemen suffering from war-induced mental health issues. Opened in 1926, the hospital’s layout and structure embodied contemporary, functional design ideals. According to Shenton’s website, when the number of patients increased following the war,

additional wards were constructed, transforming Lemnos into a large complex of striking buildings that are now heritage-listed. Opened in 2001, as the amalgamation of two senior high schools, Shenton College is today recognised as one of Western Australia’s leading public schools, and it was keen to consolidate that status with the construction of state-of-the-art stage two facilities. Contracted by the Department of Finance, Icon Cockram’s main challenge was not only to respect the college’s august history but also complete the work with minimal disruption within a live school environment. “As such,” explains business operations manager Scott McConn, “a traffic management plan was introduced to prevent site vehicle deliveries/movement taking place during school drop-off and pickup times. Also, as the school has several heritage buildings and gardens, a significant amount of planning was undertaken so as not to impact on these areas during the road realignments and new infrastructure works.”

The work comprised the construction of new buildings, alterations and additions to existing buildings, external works, landscaping, site services, car parking and roadworks. The new construction included a two-storey Learning Hub, a single-storey Materials Technology building and a single-storey Gymnasium. In addition to concrete substructure, steel superstructure and roof framing, lightweight steel framing for external wall claddings, metal roofing, aluminium framed windows and doors, and lightweight internal wall construction, all the new buildings required complete internal fit-outs of services, fitments, fixed furniture, equipment and finishes. Alterations and additions to the existing “Arts” building involved new doors and partitions.

The Learning Hub structure was simple in its design: concrete columns to support the first-floor slab and precast panels to create a full-height auditorium space with structural steel roof framework. Structural steel columns were used to create the support structure for the steel-framed roof, and a cantilevered concrete slab supports the precast and rooms in the north-west corner. Most of the external visible elements are constructed from a mixture of plain and etched Equitone panels in a grey and white finish engraved with a Banksia flower motif. The Materials Technology building comprises a structural steel portal frame on pad foundations with a core-filled blockwork retaining wall 3.7 metres high from the lower ground level to the

It is clad extensively with steel cladding and aluminium composite panelling to the design studio. Duplication of the existing gym required the removal of four existing main columns and a party wall on the south elevation that created the vast open span once the duplication phase was completed. The new centre line of the gym required thickening of the existing main parallel chord truss by adding a new chord truss on top to hold the new suspension roof span of 24 metres between two existing structural steel columns. The gym is clad in etched Equitone at ground level and steel cladding to the upper areas, with an aluminium composite panel detail to encapsulate the box gutter.

Construction Methodology... and Main Challenges According to Scott McConn, a detailed coordination of project deliveries to ensure the program dates were met was required throughout the construction. “The interface with the project team also required some innovative thinking to ensure all buildings within the project met their respective programs.” Three rooms of the existing school were documented to be refurbished in a single package, after completion of the main Learning Hub. “By splitting the three rooms from a single element into three individual elements, we were able to complete these works during school holidays and complete the project as a whole early, with no disruption to the school.” In fact, the contract was reduced from 638 to 591 days.

As for the main challenges, in addition to the aforementioned traffic management plan, and meticulous planning to avoid any impact on the heritage buildings and gardens, Icon Cockram found that, “as records of existing services were very subjective, during the excavation works numerous fire pits were encountered, along with asbestos waste. The asbestos was removed out of hours as per school agreements. “Redundant services were encountered, and all had to be traced and checked prior to removal. This hampered the works initially, but we were able to make up this lost time during the build.”

The team also had to overcome other site constraints. The initial forward works for the main Learning Hub involved the clearing of bush and scrub, with several mature trees removed and repurposed; they were milled and retuned as bench-style seating and flooring for the main entry to the auditorium. As the gym was used on a daily basis, works were undertaken that enabled the structure and external envelope to be fully constructed, thus enabling the demolition and removal of the party wall to be carried during the school end-of-year break. The existing gym flooring had previously suffered from water damage and consequently additional works were undertaken to remove and replace 20 per cent of the floor while still maintaining the program to enable the facilities to be open and in use at the beginning of term. www.kilmorefixing.com.au Prior to commencing the project Norup + Wilson undertook an extensive consultation process with the Town of Victoria Park which continued for more than a year. While this period was longer than normal, it ultimately led to the granting of a Development Approval which was issued ahead of the Town’s newly-formed development framework. This meant that the approved height and scale were well above existing regulations, with approval being made on the basis that the new rules would allow a higher scale of development. As a result, the Crest Apartments project set the benchmark for other developments in the Burswood Peninsula. Whole process managed by Norup + Wilson Norup + Wilson managed a team of consultants which included, amongst others, architects, engineers and services consultants, and developed the plans from conceptual stage right through to building licence.

The company deemed it important to control the whole process in order to ensure that the opportunity to deliver the intended quality could be guaranteed. Marketing and sales were managed by Norup + Wilson with Trident Properties securing the majority of the sale contracts. In order to ensure a high level of technology was maintained throughout the building Norup + Wilson worked in collaboration with Opticomm to develop a high-quality technology-advanced development. This includes extending the services that run over the fibre backbone to include MATV, Foxtel, internet, intercom services, CCTV, air conditioning control and more. This fibre backbone means that the building is in part futureproofed because additional services can be added in and reticulated to the apartments in a ‘plug and play’ manner. There are also other levels of technology in the building including biometric door locks, wirelessly controlled lights, access via NFC on

residents’ phone and intercom services that are diverted to their mobile device. External and dividing walls between units have acoustic and thermal properties which perform well in excess of the norm, and windows are triple glazed. Designed to be unique The main design driver was to have a building that was completely unique and one in which residents would be proud to live. To this end Norup + Wilson worked on extensively articulating the facade. This not only gave the building a unique fluid look while still maintaining a functional square apartment floor plate, but also allowed for a fair amount of cross ventilation and natural light within the apartments. While there are many apartment buildings that have rectangular, recessed balconies, few wrap right around the building as do those at Crest Apartments. This full wrap-around has a number of benefits, including: ■ Solar shading: having a balcony wrap around the apartment is akin to having an extended eave around a house: it creates a shade device for the apartment below. While many apartments now have a solid glass facade, which looks great, residents soon discover how poor the thermal properties are;

■ Increased acoustic rating: full wrap balconies help lower the impact of noise because they require the sound be bounced off the balcony soffit before coming into the apartment. By comparison, a pure glass facade would have a window that, when cracked open and facing the noise source, would mean that residents would hear the full impact; ■ Increased size: balconies are substantially larger and therefore become functional living spaces; ■ Easy access: every apartment can access their windows, and most bedrooms open up onto the balcony; ■ Increased natural ventilation: many apartments have full height doors that open onto the balcony which means that the units get a substantial amount of cross ventilation. ■ The balustrade was custom designed so that it extended past the slab edge. This aids the clear band theme as well as facilitating the ability to easily clean the facade. One of the larger challenges in this project was to create a unique product. With the majority of the product in the Rivervale area targeted to investors, Norup + Wilson felt that the building should be designed to cater for the owner/occupier market. With this in mind purchasers were offered the opportunity to not only upgrade the finishes, but also make changes to the layout.

rispy Kreme originated in 1937 in Winston-Salem, North Carolina USA where the first Original Glazed doughnut recipe was created. Since then the brand has become a dominant fast food favourite, launching in Australia in 2003 and now with 27 stores across NSW, Victoria, WA and Queensland. The company had been looking to open a third store in the Perth market in a location that was easily accessible for delivery options and a Hay Street site was found that met this requirement. The

Brief for functional retail store The project brief requirements included providing full design offer in the tenancy space available, achieving all branding, marketing and operation requirements in design and delivery, and delivering full scope on time and on budget. The design requirements were focused on creating a functional retail store highlighting the qualities of the sweet treat brand that is Krispy Kreme. The store, which was the fourth of its kind to open in the Australian and New Zealand markets, was designed to create a colourful sensory experience from the moment consumers set eyes on it through to point of purchase.

Once inside, customers experience a visual with a ceiling of sprinkles and neon lighting with all features designed to give an abundance of discoverable and shareable moments. Richmond and Ross Consulting Engineers were employed to manage the project end to end, which included concept design, DA tender, procurement, construction and defects/variations (post construction). Richmond and Ross have been working with Krispy Kreme for many years and have a number of similar projects in the pipeline for the future. Based in Sydney, Richmond and Ross initially started from, civil and structural design but extended into architecture and project management services due to high client demand. The company has a substantial involvement in shopping centres, fast food and drive

throughs, public domain, bulk and fuel retail, 5 star and tourism institutional, industrial and infrastructure projects. Clients include Krispy Kreme, McDonalds, Bunnings, Caltex, BP Fuel and Stockland industrial. Highly visible to passing traffic The Hay Street Krispy Kreme corner tenancy has high visibility to pedestrians from two sides and thus ensures plenty of seating options and a decision was made during construction to make use of the open space outside the shopfront for alfresco dining. As part of the fitout existing hydraulic services had to be relocated, however the requirement for relocation was identified and dealt with early during the construction phase. Joinery and counter tops were manufactured in Melbourne but delays in their fabrication meant that the builder’s handover to the client was later than anticipated. This meant the time between handover and the opening date deadline was reduced as the

Occupation Certificate delay The WA requirement for the Occupation Certificate (OC) to be issued by Richmond and Ross’s contracted private certifier to the council meant that a certain amount of time was required time for the council’s approval. In other states the equivalent of the OC is

issued by the Private Certifier and does not require Council to be involved. With the delay in obtaining an OC, Krispy Kreme was in very real danger of not being able to legally trade on opening day. However Richmond and Ross were able to work closely with their private certifier and the council to ensure the required documents were fast-tracked for the timely approval of the OC. Despite the delays with joinery and counter tops and the suspenseful period of waiting for the approval of the OC, Perth’s newest Krispy Kreme store is now open and operating successfully.

One of the main challenges was creating a curved wall in the main area while still concealing the cavity slider doors and strip lighting. The feature wall lighting was placed in such a way as to appear to be floating down the wall. These lights provide a focal point that leads you into an entry area where the void over the staircase is highlighted by a stunning chandelier made from wine bottles by leading industrial designer Ruth Allen. The client also sent Ruth 50-year-old King Brown glass bottles that had been used for Italian tomato sauce, to be blown and changed into the feature pendant lights that hang in the alfresco areas.

The Velux skylight centred over the kitchen island bench also represented a key challenge, with the objective being not only to increase natural light but also frame the space. Bearing in mind that it was a raked ceiling shaft, a channel had to be designed to contain the strip lighting and keep it straight on the edge to light the bench below. As the client loves cooking, Miele cookware was incorporated throughout, as well as a large scullery space to maximise the kitchen area. Dekton was selected for the kitchen and alfresco tops due to its strength and durability. The tops are scratch-proof and cantilever the island bench top to one end by 600 millimetres,

The client was extremely happy with the build, and the premises have already attracted a lot of interest from prospective tenants. We are pleased that we could bring a much-needed medical facility to this highly sought-after, ever-expanding residential area south of Perth.” Buildcom Construction specialise in tilt-up panel commercial construction, but for this project the client requested brickwork construction – in tune with the neighbouring residential estate’s aesthetic – and the builders were able to adapt fully to their requirements.

“We are extremely pleased that we could bring a much-needed medical facility to this highly sought-after residential area” One of the other main challenges was completing such complex commercial work within a built-up residential area. “We had to be aware of the noise,” adds Toby Mountain, “and have adequate traffic management in place due to the nature of the site, with entry to the estate very busy at certain times of the day – which differs from a general industrial area.” Customised Solutions for a Medical Environment Extending over 560 square metres of floor area, on a 1,145 square metre site in Piara Waters’ Riva Estate, the new medical building comprises a pharmacy, tenancy and foyer on the ground floor, and five consulting rooms plus surgery room, pathology area, board/meeting room and kitchenette on the first floor. The building was constructed on a corner parcel of land, which provides excellent access with ample parking bays. It also lends itself to foot traffic, with footpath access to the pharmacy from the roadside. Special features included a Schindler lift, Polyflor medical grade vinyl (provided by Wall to Wall Carpets WA), nine-millimetre Exotec

applied to the building’s exterior facade (adding both aesthetic interest and depth), “acoustic lagging” to all plumbing work, and automatic glass external sliding doors. The client required these and other particular components to be included in the fit-out to accommodate certain aspects that are mandatory in a medical environment, ensuring privacy and mitigating disruptive sounds travelling through the building. As part of the electrical works, for example, an RCD was installed on all power points, and each point had to meet an earth resistance reading that is specific to a medical centre and is a safety requirement. The interior fit-out was taken care of by Regency Ceilings, with all internal walls in the medical facility comprising 76-millimetre steel studs, and three layers of 13-millimetre gyprock in total. The extra layer of qyprock keeps the sound between the consulting and surgery rooms to a minimum. Plumbing was another area that necessitated acoustics control. Pipe acoustic lagging was applied to all the internal pipe work to reduce any sounds emanating from flushing toilets and the use of taps within the facility. Toilets in all the bathrooms were also installed with softclose seats to reduce noise. Schindler was chosen by the client to install the lift: a 3300EU model that includes fire alarm control, intercom and automatic

evacuation. Accommodating nine passengers with a rating load of 675 kilograms, the lift also had to be compliant with a standard St John Ambulance CPAT stretcher, in order to provide first-floor access for patients. The choice of flooring was based on slip-resistance, longevity and sterile conditions. Medical-grade vinyl was installed to the surgery room and commercial grade vinyl to the staff meeting and lunch room. Due to the medical nature of the facility, Dulux “SteriGuard” (provided by Turbo Painting & Decorating) was chosen for internal painting. This is used for premises where chemical and harsh cleaning may be required to keep an area sterile. The type of paint ensures less need for re-painting in the future. Supa Cool installed the Daikin air-conditioning system, which was tailored to meet the needs of each area; the ceiling tiles throughout were 1200x600 mineral fibre; and 100millimetre aluminium skirting was chosen by the client for the carpeted areas.

With such meticulous attention to detail, and a painstaking commitment to accommodating the facility’s key medical-based construction criteria, the client was understandably pleased with the final results. Buildcom was commended on the finish and the time it took to deliver a high-specification build, and Piara Waters Medical Centre has already attracted a large number of general practitioners interested in occupying the facility.

remantle’s popularity as a chic residential community in the vanguard of home design has much to do with its wideranging architectural history. As Rachel Pillinger, designer/draftsperson of an innovative project completed by Swell Homes in South Fremantle, notes, this venerable past covers a broad spectrum from heritage colonial buildings to weatherboard workers’ cottages, and from Italian influenced mid-century homes to larger port-side industrial-scale factory warehouses. “This diversity, I think, brings a strong sense of individuality and quirk to the aesthetic of Fremantle – it’s definitely unapologetic and something locals relish and invest strongly in. We’ve found that being a port-side location many Fremantle-based clients are very willing to embrace the diverse style of ‘Freo’ and love to

incorporate a range of coastal, natural and industrial elements – partly as a way of honouring a location they love within their homes, but also due to the hard-wearing aspects and easy-care nature of these design trends. There is a definite bias towards a generous use of natural materials due to the way they age, their suitability to a coastal location and their ease of maintenance.” These aspects played an important role in the property featured here. “We were quite lucky on this job as the clients were fairly clear about their brief right from the get-go and had a clear idea of the aesthetic they wanted for their house. They were committed to a fairly easy-going industrial aesthetic, and we included features like warehouse-finished concrete flooring downstairs, Colorbond steel cladding and some face-brick feature finishes. “They wanted quite a strong appearance to the street frontage of the house and we were happy to help by generating some 3D renderings to give an idea of various colour schemes and cladding choices.”

Creative Design Solutions One of the early problems was that the house had an existing retaining wall from a prior planning approval and a strong slope to the rear of the block, which pushed construction further towards the street than was strictly allowed by council planning regulations. There was also a lesser slope and existing stone towards the street so Swell Homes had to design around both those level issues. The two-storey house comprises four bedrooms (three main bedrooms and a guest room for the owner’s parents when they come to Australia), open living downstairs (kitchen, living and dining), and an additional small activity area, together with the bedrooms upstairs. The house has one bathroom, an en-suite and a powder room, while the guest room also has a small shower/vanity area that was designed in order to minimise hallway and passageway areas. A deck area comes off the main living area and allows views over the pool (accessed by bi-fold doors and a window seat), which sits lower than the house/deck area. An additional solar access-friendly alfresco area is positioned to the north. According to Rachel Pillinger, the client intends to eventually cover this with a pergola to help bring garden elements right up to the house. “In regard to colour schemes, the client was very keen right from the initial brief on a strong dark (charcoal) colour and steel cladding for the upper walls, and ended up opting for a lighter colour for

the external lower walls. A face-brick fence and natural timber decking were selected to help bring some natural texture to the outside appearance.” The darker external wall colour was carried through to some elements of the interior. Many of the tiles for the laundry, en-suite and bathroom areas were dark grey (anthracite-type colours) with natural flecking or mottling to soften the appearance. Most internal walls were kept neutral white with natural finishes (timber, concrete, bricks) to add tone and texture and tie in with selected landscape decking and feature face-brick elements (landscaping was done by the clients). The client had a friend who did formed concrete bench tops so these were incorporated throughout, and basins were integrated in all the vanity areas for easier cleaning. “The natural finish to the concrete bench tops provides a wonderful textural element to the main living area – they have a wonderful solid, grounding appearance and are surprisingly smooth to touch. They also bring another thermal mass element within the home – something that works wonderfully for Perth’s Mediterranean climate. They are expensive to build initially (although I believe the cost is slowly on the decrease as more suppliers get on board) but exceptionally long-lasting and age well, as chips and scratches are naturally part of the aesthetic of concrete.”

A feature face-brick finish wall running through the kitchendining area creates added continuity with the external and internal appearance of the house (echoing the face-brick entry fence). It also adds warmer natural tones to help harmonise with the concrete floors and bench tops. Water-efficient appliances and fixtures were selected from Swell Homes’ supplier at Reece, and ceiling fans (supplied by Beacon) were used to maximise the cooling effect of the famous Fremantle Doctor sea breezes. “In addition, thanks to great access to northern light, the clients have barely had to use any heating throughout their first winter in the house.” Enhancing Natural Light and Energy-Efficiency As the block was fairly narrow (less than 12 metres), Swell Homes had to carefully model the shadow cast by the northern neighbour (a two-storey house). “This did mean,” says Rachel, “pushing much of the living areas further south to ensure that winter light made it all the way into the house even in mid-winter. The hallway leading to the open living areas has full-height glass to the north to ensure that the sun hits the wall behind in mid-winter to create a vertical heat-sink that passively heats the house.” Overhanging upper floors and eaves were modelled carefully to ensure that the solar heat gain in summer is minimised and windows are positioned to catch sea breezes for natural cooling. “These are probably the elements that always give us great satisfaction: to know that clients heat and cool their homes for free (without burning fossil fuels) for decades to come and without compromising space or functionality is always something that we get a buzz from. Many of the trades who worked on building or finishing the house loved the easy and open flow of spaces and the integration between the outdoor and indoor areas.”

lready well known for its Dolphin Discovery Centre, visits by wild dolphins and the nearby mangrove walk, the Koombana Bay foreshore precinct is undergoing an $11.55 million development funded by the State Government. The area features a playground, barbecues, boardwalks, toilets, environmental interpretations and lookout tower. The lookout tower is a striking structure that sits 15 metres high on the Koombana foreshore area providing a 360 degree view of the bay and the city of Bunbury. The structural steel inlays,

composite decking, feature lighting, anodized aluminium screens and concrete access path and stairs combine to make a stunning addition to the existing recreational area. BGC successful tender The project was awarded to BGC Construction by the Department of Finance after successfully tendering via Tenders WA. The tender was submitted by BGC Constructionâ&#x20AC;&#x2122;s regional office in Bunbury. BGC Construction was engaged as the Head Contractor, with the role of safely delivering the defined scopes of work in accordance with the project brief. However the background to the tender was not a conventional one and the project required a sensitive and tactful approach on the part of BGC.

BGC Construction Bunbury was originally made aware of the project by one of their subcontractors who asked them to tender for the project. The tender submission was submitted through Tenders WA to the Department of Finance who accepted BGC’s tender offer. Issues from insolvency The project brief required BGC to bring to completion the Koombana Bay lookout project that had been unfortunately delayed due to the insolvency of the original builder. Due to the insolvency there were significant issues – particularly financial - for the subcontractors engaged by the previous builder. The outstanding scopes of work were developed by the Department of Finance and provided to BGC to engage

nominated subcontractors to complete the project. BGC developed a program for the works and provided supervision and contract management to completion. Given the issues already experienced by the nominated subcontractors, BGC had to carefully manage not only the scopes of work but also the resulting damage to supplier confidence. The major subcontractor helped BGC to instill confidence in the team and rally them to complete this important project. Significant effect on subcontractors BGC Construction Regional Manager Ross Marshall said the brief required BGC to provide contract management, site supervision and leadership to complete a project that was devastated by the previous builder’s insolvency.

he owners of this Ascot home already enjoyed a stunning setting but they were keen to take greater advantage of the Swan River frontage. They also wanted to modernise the residence, and in Nulook Homes they found the ideal custom builders, not only to realise their dreams but also to ensure the whole project was completed with meticulous and personal attention to detail. Nulook Homes are a relatively small building company – focusing on around 10 projects a year – and they have a big vision of what works for individual clients. The owners wanted to update their home and take advantage of the river views, explains Nulook Homes’ Peter Edwards. “To that end, the property was immaculately renovated and extended with

multiple living areas, an expansive balcony and substantial windows which allow them to enjoy the Swan River scenery from all levels. The update of a contemporary aesthetic completes the renovation with modern tones and timeless textures.” Nulook Homes worked off the owners’ own concept sketch, which they had completed through an architect, and the building team made some slight changes before starting on site, as well as additional updates throughout the build as the owners watched their home come to life. “As part of the design we incorporated provisions for a lift to provide future proofing for the owners, and the universal upstairs room can be closed off to use as another bedroom for guests if needed.” The project involved substantial extensions to both the ground floor and the upper floor areas, all with a contemporary aesthetic. These included creating open-plan living, kitchen and dining areas, and a balcony on the second floor to take advantage of the river views. Natural light was also especially important. “To achieve this we used large spans of glazing at the front to allow natural light to flood in to the home and to maximise river views.”

Substantial work was required to the existing ground floor slab to rectify rising damp issues. In addition, an extensive termite reticulation system was installed, to deal with termite issues in the area caused by decaying trees along the river.

Other major challenges involved diverting water around the new build, and capturing expansive views while maintaining the home’s privacy. The engineers also required the builders to support the existing suspended slab, and a feature fireplace was incorporated to conceal the support beams. James Hardie Scyon products were used in the eaves for both longevity and aesthetic purposes. In the end, the owners were delighted with the project’s successful overall outcome, especially being able to maximise the view from all the main living areas, the master bedroom and the ensuite, and the amount of detailing and craftsmanship that was integrated into the home. Thinking Green... Strong Commitment to Waste Management Sustainability is always an important issue for Nulook Homes. In the case of the Ascot addition featured here, this entailed retaining the majority of the existing house and materials, and recycling or reusing materials; fitting the house with PV/Solar Panels; re-spraying the original staircase and re-using it with new treads; using LED light fittings throughout for energy-efficiency purposes; and closely overseeing the demolition stage. “The disposal of waste was strictly monitored by the builder and site supervisor throughout the build,” notes Peter Edwards. “Monitoring of ordering, scheduling and quantities was undertaken throughout the build in order to minimise wastage, and the builder had the ability to edit orders and quantities on site via a tablet.” “Our focus is to minimise the amount of waste generated, maximise the amount of material which is sent for re-use or

“We kept a good portion of the existing home but we were able to still give the appearance of a new build” recycling, minimise the amount of material sent to landfill, and educate trades about our processes.” A site recycling cage and general waste cage were kept onsite throughout the build. “These were monitored by the site supervisor and the builder, and disposed of by either our own truck or a contractor at the relevant recycling facilities. Site cleans were completed on a regular basis to ensure a clean and safe work site. Trades were educated on the separation of waste to allow for easier recycling, and provided with cutting plans in order to reduce the amount of wastage.“ Specifically... bricks, tiles and concrete were re-used on-site as appropriate or

recycled off-site; brick straps were kept aside and collected at the end of the brickwork stage; framing timber was re-used on site or recycled off-site; all asbestos, hazardous and/or intractable wastes were disposed of in accordance with WorkCover Authority and EPA requirements; plumbing fittings and metal elements were recycled off-site; formwork was reused; and off-cuts were sourced and separated carefully to facilitate re-use, resale or recycling. In addition, a site shed was provided on site to store materials safely in order to reduce theft; while, to aid in reducing illegal dumping, a monitored CCTV was used to deter dumpers. The project began following an approach by YU Interior to AMG Home Builders to collaborate to design and develop a home that was not only cutting edge in terms of its finishes, but was also both functional and practical. The brief was to design a home that was perfect for a young family or downsizing couple without compromising the feeling of space, with the design inspired by the New York style loft aesthetic. The end result is a modern industrial-looking home with large oversize rooms and open plan living. Space for a three-car garage Built on a 395m2 sub-divided block, the home has three bedrooms, a fourth bed/study and three bathrooms. The unusual shape of the block and its wide frontage allowed the inclusion of a three-car garage.

The design, build and fit out was a collaboration between AMG Home Builders and Yu Interiors and it is currently a display home and a working Studio for Yu Interiors. With many distinguishing features, the most notable are the external Colorbond Matt cladding on the front elevation as well as the feature brickwork. The featured brickwork on the front of the home continues into the entry/gallery inside the house, creating a stunning feature wall first seen as one enters through the front door. Making a very bold statement, the black timber joinery throughout is another standout feature of the home. Eclectic use of materials The choice of and use of cladding and the eclectic use of materials brought with it various challenges but these were overcome by AMG Home Builders through substantial research

and meeting with suppliers and trades in order to ensure the end result would be perfect. Complementing the build was the high standard of furnishing and staging by YU Interior. According to Matthew Kriskovich, one of the directors of AMG Home Builders, land sizes and shapes in Perth are a constant challenge. “This particular project is a testament to what can be achieved on a small lot, and it has helped us to understand and appreciate the requirements and demands for these types of homes,” he said. s a martial arts teacher in his spare time, Budo Group Director Peter Hunt is keen to bring a venerable Japanese philosophical approach to his company’s operations. “Budo” is a Japanese term describing a form of martial arts, literally translating to “Spirit of the Warrior” or the “Way of the Spirit”. The name consists of two parts: “bu” (martial) and “do” (the way), both combining to encapsulate the idea of cultivating something for personal growth through life. In short, explains Peter, a lifetime practice for self-refinement. “This refers to the idea of formulating propositions, subjecting them to

philosophical analysis and then following a 'path' to realise them. This is not unlike the building process of devising plans, assessing them, then following the process to complete the contract.” Budo Group’s commitment to channelling this “spirit of the warrior” in the development and performance of the company was illustrated clearly in this project for a modern two-storey dwelling in a newly developed area of Gwelup. The layout was designed by the client, with a few final touches and measurements made by Spacewise Design, and engineering by B Waddell Consulting Engineers. According to Project Manager Ryan Hunt, in addition to a modern design and build, the client was looking for symmetry, or at least making focal points central. “They also focused a lot of the design and layout on ‘good energy’. The block is quite small, so we worked with the client to make the most of the limited area and maximise living space.

“We achieved this by having higher ceilings to make the space feel larger, a frameless glass balustrade to ensure the hallway was not closed off from the void and landing, and frameless shower screens and hob-less showers to open up the bathrooms – to name just a few of the main features.” Another key aim was to create an energy-efficient home and block out noise from the adjacent freeway. To that end, for energyefficiency and reduced noise, Budo Group installed double- glazed windows, air cell throughout all cavity walls, ceiling batts and a tin roof insulation. “The client is a bit of handyman when it comes to cars,” recalls Ryan, “and we had the unusual request to double-brick the boundary wall, insulate the garage door and install air-con to the garage.” Innovative Building Solutions... and Minimal Design Impact One of the key challenges involved engineering a way to span a concrete slab across the width of the house. The process was to first eliminate structural issues like this in the development stages,” says Ryan, but some things only came to light

as the house was being built. “The house is one-of-a- kind, never been built before, so we had to rule out issues as they came up. We consulted the engineer to see what could be done to keep the concrete floor and not have to move to a timber frame, and together we were able to come up with a solution.” Another challenge was creating maximum space for air-con, electrical and plumbing prelay, while maintaining minimum impact on the design and ceiling heights. “We managed to limit the impact of prelay by creating a void in one of the wardrobes from the first floor to the ground floor. We also had the kitchen, toilet and laundry next to each other, which allowed us to have just one path of exit for exhausts. We used the bulkhead in the kitchen and the theatre for the air-con ducts.” The Budo team suffered a few setbacks due to the presence of a large development underway next door, with the fence removed, a retaining wall taken down and the road being ripped up. “There wasn’t much we could do about this other than communicate and work alongside the developer, to arrange deliveries and access.”

I’ve had thefts on every site I’ve worked on, not just the sites I’ve managed. Some have been worse than others. This one was particularly bad, with a theft count of approximately $30,000.

“We had site fencing, temporary doors and sensor lights, but nothing seems to deter thieves. Perhaps the next step would be security cameras or guards/dogs. But this, of course, will add costs to the build. “The best way to avoid theft, in our experience, is to have items delivered to the site the same day they have to be installed. One of the main requirements of the brief was for one level to contain an adult living area with access to the gardens, pool and alfresco, with vistas to the river also being important. A separate upstairs living area for teenage children and a four-car garage and storage area to the undercroft were also requirements. The interior of the residence was designed to receive substantial light ingress from every angle but with excessive illumination and harshness limited by strategic design and placement of verandahs. Artique Homes director Malcolm Goode said project emphasised the need to be totally flexible in design. “There is a difference between listening to a client’s requirements and hearing what they are really saying: hear more, as the home should be about them, not about the designer,” he said. esponding to Perth’s constant and substantial metropolitan expansion and the problems that accompany it, the Western Australian government has embarked upon the creation of Metronet, which it says is Perth’s most ambitious public transport program that will connect suburbs, reduce road congestion, transform Perth and create thousands of new jobs. Concomitant to the Metronet transport system, a number of strategically chosen new estates comprising of narrow lots have been zoned for medium density. However the policy of creating smaller lots in new subdivisions does present challenges because when building a two-storey

residence, cost and construction times increase. Express Living Homes has taken up this challenge and their success in doing so is to be seen in a recent build in Golden Bay. Situated between Rockingham and Mandurah, Golden Bay has a youthful population with 46% couples with children and 77% owner/occupiers, hence its suitability for medium density development. Filling the gap between apartments and houses In meeting the challenge Express Living Homes planned to fill a gap in the market between an apartment and residential housing and in so doing produced two- bedroom, two-storey homes on green titled land, with carports, for less than the cost of nearby apartments. The objectives were to hit price points less than or at least similar to a 2 x 2 apartment or traditional 3 x 2 home, to build the homes faster and to make them affordable but attractive. Most narrow lot designs and small residential home designs focus on making a home smaller, however this project used apartment design ideas to make small lot homes bigger.

The project was different in just about every way: how it was marketed, how it was sold, the materials used and the way in which it was built. The homes were marketed from renders and offered architectural features not normally associated with affordable homes. They were sold off-plan like apartments, using ‘look books’, and thereby appealing to customers who would normally not choose to build. Modular construction employed Constructed from timber when most homes in Western Australia are made from brick, the homes were made and built using modular construction methods and were constructed to lock-up in a spectacular 2.5 days with a total build time of 8 - 12 weeks. As with any innovative project, the challenges were many: different materials and finishes had to be trialled on site; the construction process had to be fine-tuned with cranes and setting out of the concrete to ensure speed; councils and planning departments had to be educated about the product in order to obtain relevant approvals; and, educating valuers about the product so buyers could get finance to build these homes. Introducing a new method of construction into a market used to conventional methods was always going to be difficult, however Express Living Homes had a very positive team attitude and believed that what they were doing would open the door to better

ways for people to buy homes in Western Australia. To acquaint the industry with this new product they conducted seminars for valuers and met with planners, architects and engineers in order to assuage any concerns. Growth of multi-storey developments Unencumbered by some of the height restrictions imposed by some other local authorities, Burswood has of late seen a recent growth of multi-storey developments. A recently completed complex built by Proud Constructions in Hampton Road exemplifies the type of development becoming more prevalent in the area. The project came with a challenge in that the client presented Proud Constructions with a design that was greater than the budget they had allowed. However, with the help of Incite Creative Architecture, Proud Constructions were able to redesign the sixstorey building to fit in with the client’s budget without sacrificing the luxury features and style of the building. This was achieved by focusing on the strategic reduction of unnecessary building features and the use of efficient construction practices. Proud Constructions was able to enhance the functionality of the building and deliver a high quality finish within the desired budget.

Tilt panels and Ritek system used To further reduce costs the site team used tilt panels and the newly developed Ritek wall construction system. Being a new material and new process for the business, organising the Ritek installation was challenging and rewarding for all involved. Proud Constructions believed that it was important that the client had control of the materials and finishes used within the project and assisted the client to order appliances, tiles and carpets direct from the supplier.
