Tell us a little about yourself, and how you became the Executive Director of the Property Council? As someone who graduated as a geologist, I spent my first 10 years in the Australian Mining industry, finally ending up as a property industry executive and lobbyist. This might be seen as strange, but through a series of positions from mining….to the WA public sector….to a Director of Industry and Trade at the Chamber of Commerce & Industry, I finally transitioned into my role at the Property Council. So I like to think that this journey actually makes some sense.

Most of us have heard about the Property Council. Can you explain its main functions in industry? The Property Council of Australia is the peak Industry Group representing those companies that own, invest, manage and construct property in all its forms from Office, Retail, Residential, Industrial and Retirement Living. Accounting for around 12% of the state's economic activity, the WA property industry employs around 200,000 people and

generates around $12 billion in wages and $6.4 billion in taxes – so you can see that it is an important industry which needs the correct representation. Our members benefit from this representation, as well as 350 national conferences, forums and other events we hold annually, sponsorship opportunities and the right to participate on one of our committees. Ultimately, as a member organisation, we are simply about benefitting our members.

What roles do you undertake within your role? As the WA Executive Director I represent the interests of our members in WA in any way I can. I am the spokesperson for the industry in our state, so I represent our industry to all levels of Government. I lobby for positive change in government regulations, and reductions of costs and red-tape that affect the economic performance of the property industry here in WA. To be more specific, improved property taxes and planning rules, the rights of property owners and the provision of public

Principal Architect of Gerry Kho Architects Interviewed by Rocky Amatulli Do you think that you were always destined to become an Architect? I guess it was a natural progression into this profession. I've always had an interest in the arts and sciences. Architecture is a sweet combination of the 2 polar opposites. Generally, design was something that I was naturally drawn to. However, architecture is my passion, not just a day job. After high school, I completed the two degrees [5 years in total] for Architecture at Curtin University, graduating with Honours. I've often referred to the course as 'boot camp' due to its intensity. Upon graduation, I worked for a small local firm for about 2 years before starting on my own at a tender age of 25 because I craved more creative freedom and even more importantly, to practice architecture with a focus on the craft. I went through the Architects registration process which involved a harrowing 3 part examination in the same year. So shifting forward to now, can you outline the types of projects that your firm becomes involved in? Being a multidisciplinary firm we work on a range of projects from

In retrospect, what I've found enjoyable to work on was never based on the building typology, but how interesting the brief was to me. An interesting client who is enthusiastic, open minded and easy-going also makes the process a delight and memorable which impacts positively to the outcome of the project.

As the founder of the practice, where do you spend your time, and how do you manage to remain inspired and creative? I'm the principal and design architect of the practice which involves designing [naturally], the daily running of the studio, operating the business and the running of projects – so I'm exercising both sides of my brain! I supervise my team and work closely with them on each project until completion. As far as inspiration is concerned, I gain that mostly from the brief, site and context [cultural]. With more intimate projects like residential architecture, I draw inspiration from the client's personality and lifestyle.


profile THE BUILDERS CHOICE Is dealing with intangible creative ideas challenging? Sometimes. Our main challenge around this relates to new potential clients (who have never dealt with architects before, especially in Perth) for residential projects. Some of these clients do not know anyone else who has dealt with architects either, and in their minds they have misconceptions – such as architects being exclusively for the affluent in the community. They've not heard of the social housing projects we get involved in, or that we can work within their budget. Unlike selling a product which a buyer can see, feel, listen to, smell and test drive (like a car), what we offer is a service. In the beginning it is intangible so generally, it is difficult for some potential clients to see the value in what we do.

We are however, at an interesting and definitely challenging time due to the health of the global economy and the end of Australia's reliance on the resources sector [especially here in Western Australia]. As project budgets get tighter, architects will need to become even more creative with 1) how they practice, and 2) how to design fantastic buildings with limited resources. Do you have any materials you particularly and your team like working with? We love working with concrete, steel and timber especially in their honest form. We're also interested in modern alternative materials as evident in our current project list. What have you learnt from your experiences as an architect? Philosophically speaking, I've learnt a lot about myself. Believe it or not, the business and practical stuff were the easy bits. Let's just say that the architecture industry is definitely not for the faint hearted especially if you're running your own firm.

How do you get around this situation then? Ray Kershaw Director of Mondo Exclusive Homes Interviewed by Rocky Amatulli How did you become a builder? I ‘started out’ in the industry when I was a young teenager, working school holidays and the odd weekend for my father who was a carpenter and ran a renovation/addition company. I swore blind I would never end up in the building industry and set my sights on a career in IT. I followed the path of TEE for University entry through school. I then attended the orientation at University for IT and immediately knew it was not in my blood. The very next day I set off with my father to enrol in TAFE’s Building Registration Diploma. That week I started full time for my father and began my trade apprenticeship with him. Four years later I went on to start my own renovation/ addition company whilst still studying. I soon saw an opening to move into residential site supervision for a project builder and knew this would assist me with my studies. After 18 months of proving I was successful in my supervision I was approached by a

commercial building company and soon became fully entrenched in that market, working on luxury apartments and commercial properties. By 25 I had finished my night studies at TAFE and gained the experience required to apply for my Builder’s Registration. I was successful and became one of Perth’s youngest ever registered builders. The next year I started my own company. What is it that you do on a day-to-day basis? I am the sole director and, as a result, I oversee everything from design right through to construction, and eventually completion of the home. I am personally involved in the supervision alongside my site

supervisor and I complete all the estimating, scheduling and contractual matters leading up to that point. Where does Mondo Exclusive Homes fit into the West Australian residential building market? Mondo Exclusive Homes are designers and builders of bespoke homes in the Perth metro area. Our projects cover both ends of the budget spectrum and we strive to keep our clients on budget no matter which end they sit at. Our clients get the benefit of working directly with me as the owner and builder and we maintain a core group of trades to ensure consistent quality and efficiency on our sites.

Because our homes are custom designed and built, it often means that we have clients coming to us looking for something different to what the market offers – or sometimes they have a difficult block to build on. We love this type of work because it’s not the same day-in and day-out. Every day, work going through our company is different – with different challenges. That’s what makes it enjoyable. There is no better feeling at the end of a project than seeing how happy the client is with their new home which has been custom designed and built around their lifestyle…..and knowing that we have been a part of something so significant in their life. Does this aspect of individual designing and building present any challenges? Any home that has never been built before will always present a challenge. profile THE BUILDERS CHOICE like to change things as they go along; that is all part of the building process, but it can also challenge some builders. In our case however, we understand that clients might want to make changes to their home, so we will always try to accommodate where we can. We deal with challenges by spending plenty of time on site with our trades, clients, designer and engineer to overcome any situations encountered with building a custom home. Many clients can’t visualise their home from a plan. I find by getting my clients out on site, I can explain the construction to them, and if we need to make a change to the design we can hopefully deal with it before it’s either gone too far to change or will cost too much for them. Bringing our designers and engineers to site has also been a great way to show clients how things go together. Often what works on paper doesn’t on site, and sometimes people can’t understand why. Sometimes, it’s only when they can physically see something that they can get a full understanding.

What observations have you made on the building industry so far? There have been massive changes here in Perth. I also see apprentice shortages as another challenge for the industry in the future. Can you share your journey on how you came to get involved in Alda Consultants, and the services it offers? I left my previous role as Managing Principal of Woods Bagot's Perth Studio in 2009 and re-opened my own practice as Alda Consultants in 2010, to specialise in designing for manufacture and assembly (DfMA). This was at the start of the mining boom in WA when modular construction was the preferred method of delivering housing projects in the North West and remote areas of WA. Initially I worked for Rio Tinto and Gumula Corporation and established their modular housing

Built by Spadaccini Homes, this impressive residence must surely represent the pinnacle of new luxury home design and construction in Western Australia. With a footprint of some 750 square metres, and over three levels (basement, ground and first floors) this vast home is over 2,000 square metres in size! The difference in levels from the undercroft floor to the upper level ceiling is circa nine metres. In terms of a commercial equivalent, it has a similar size (and appearance) to a small office development. And drawing somewhat on a commercial office, the home's exterior is clad in white and pale grey aluminium panels, with clear glass balustrading and copper canopies above, which all combine to express the angular, contemporary elevations of the home, and provide it with a weather resistant skin to protect it from the marine environment given its location opposite the Indian Ocean. Contrasting these 'commercial' finishes are rendered walls, white marble blade walls and charcoal floor tiles – more recognisable signatures on a large luxury homes. Feature iron gates and significant planting and water features complete the exterior and

soften the front elevation, lending the home more of a luxury boutique hotel feel. The word undercroft normally refers to an area underneath a home that consists of a large garage, and sometimes a cellar and store room. In the case of this home, it does contain all that‌.and more! The main store room itself is around 25 square metres big. There is a smaller store room next to a cellar (which are both opposite to a large stairwell leading up to the ground floor), along with a lift and machine store. Two other store rooms take their place in this undercroft, but the star of the show is the large vehicle parking area‌.complete with its revolving turntable. The entire floor (and turntable) are large format marble tiles, and even the ceiling has been given the 'superhero' garage touch with dropped plasterboard ceilings and linear recessed fluorescent lighting, not to mention marble columns. These must surely be the best garaged cars in Perth!

The ground floor comprises an entry/lobby/stairwell again worthy of any boutique hotel, especially as it comes with illuminated marble treads, and a large pond and water fountain as a backdrop visible through the glass behind. To the right are three bedrooms all with their own ensuites, and to the left are the guest bedroom/ensuite, gym/steam room /tea prep area, laundry, and a large sitting/games room with bar at one end. Even rooms such as the humble laundry are given the luxury treatment with ample stone bench and cupboard space (both underneath the bench and overhead). Cupboard doors are touch open and in either gloss finish (underbench) or timber (overhead). These would look equally as good in any kitchen. If this is the laundry, then imagine the home's actual kitchen! Equally, the ensuites in the three 'minor' bedrooms include full height tiling with feature walls fully clad in marble, along with marble vanity tops with inbuilt recessed basins, and feature mirrors with tapware protruding from them.

The upper floor is not to be rivalled by its lower counterpart in any way. Having climbed the sumptuous stairs, one finds the study and master bedroom/ensuite/dressing room to their left. The master bedroom has full height upholstered fabric paneling to the wall behind the bedhead. Its ensuite is visible, though enclosed behind full height glass, so that it appears connected to the master bedroom. Entry into this ensuite is via full a height glass door, again enhancing the feeling of space and continuity between the rooms. Immediately adjacent to the fixed glass panel at the master bedroom end of the ensuite is a free standing bathtub on a raised marble platform. A sculptured stone bench again incorporates the basin and drainage, and mirrors over a recessed toiletries shelf again try to distract occupants into thinking that this is not a home, but a hotel. On the opposite side of the home on this level are more large communal rooms – the kitchen/pantry/cool room, a powder room, the dining area, a semi-enclosed sitting area, and a family room. Just outside and adjacent to the family room is a large (40 square metre)

entertaining room which is enclosed by operable glass panels which provide comfort during windier weather but still allow full views across West Coast Drive to the Hillary's Marina. The entertainment area also leads to a plunge pool. Temptation could have led to adding plenty of ceiling details and embellishments, however smart restraint has resulted in a few simple ceiling level changes via bulkheads. This allows for maximum ceiling heights which a home of such huge proportions needs. Similarly, the floor finishes could have been different in every area but cleverly (and practically) most of the home's floor is tiled, again resulting in continuity, spaciousness and minimal maintenance being required. n a few short months, the next generation of apprentices, trainees and students will face the ultimate challenge as they compete against the nation's best at the 2016 WorldSkills Australia National Competition, Melbourne. Over 500 competitors from across the country will converge on Melbourne Showgrounds from Thursday, 6 to Saturday, 8 October for their chance to secure the coveted title of 'National Champion' in over 50 skill categories. Among them will be 81 competitors hailing from all corners of Western Australia. Luke Brown, an apprentice plumber from Osborne Park will represent the Perth North Region in Plumbing at the National Competition. At just 22 years old, Luke always knew his path lead

to a trade-based career. “I knew when I was at school that I wanted to work in the construction industry,” says Luke. “I have always enjoyed seeing things built and getting a job done, and it was really a matter of which trade to go into. After I left school, I worked for a year as a building supervisor and it was during that time that I decided I definitely wanted a qualification in plumbing. There is such a variety of work in plumbing, I just knew it was for me.” Meanwhile electrical student Jesse Turner has also commenced training for the National Competition. The 21 year old Karratha resident was encouraged to take a chance at competing at the regional level by his employer. “Time management was the most stressful part of the competition!” says Jesse. “The thing I had to remember was that I was competing against myself and the clock!” Despite the pressure, Jesse impressed the judges and earned a gold medal and his spot at the National Competition representing the North West WA Region. WA State Manager, Fiona Johnson says, “After a very busy regional year with a record number of competitions, we are really

erry Kho Architects was invited to tender for the design of the new Ronald McDonald House in 2011. The firm was announced as the winner towards the final quarter of that year, based on the concept and scheme that it presented. The design brief that was initially provided by the client was sketchy, having only an indicative set of spatial requirements. Other than that, the brief also called for the building to utilise the most progressive, creative and sustainable design and construction methods available. Gerry Kho Architects immediately saw this as a positive, as it gave the firm some freedom to build on the brief. The design was subsequently driven by the direction that Gerry Kho Architects adopted – that this new Ronald McDonald House

would not only be an opportunity to provide accommodation for patients and families in a difficult period in their lives, but also to improve on the current model of housing facility of its kind; improvements that were not only limited to the physical structure, spatial programming, technology or environmental sustainability but also the social and human aspect of the Ronald McDonald House to work towards the idea of a Ronald McDonald Home i.e. 'A Home Away From Home'. During the design phase, other than the complex project programming normally required, effort and attention were also focussed on the lengthy approval of the development by QEII, the City of Nedlands, City of Subiaco and the Development Assessment Panels. This involved a large number of meetings, presentations and negotiations. Approvals were also needed from the RMHC in-house building committee and stakeholders. Amongst the more detailed manner in which Gerry and his team worked to achieve a green building (such as strategic decisions on construction type, the selection of low embodied energy, low VOC

and FSC, Green Guard or Green Star rated materials) their approach in the creation of environmentally sustainable architecture extended beyond passive solar design, energy efficiency, the structures and its relationship with the environment to also embody the human interaction with the building and its natural surrounds in a holistic way. Gerry Kho Architects' studies into Biophilia Hypothesis suggest that there is an instinctive bond between humans and other living things, in particular nature. Studies have shown the positive effect of interaction with nature and vegetation on the recovery periods of the patients, and also the emotional welfare of their family who are inevitably affected. As well as the building form itself, techniques also included selection of finishes, textures and materials that reminds occupants of nature – hence the extensive use of timber, stone and overall natural palette of materials. Furthermore, the building was designed with the intent of being able to view the outside – sky, trees and landscaping from every occupiable space.

An underlying concept of 'connection' also focused on creating social hubs that offered opportunities for 'chance meetings' to encourage users to interact, to share, to relate, to heal and to form a community and support system. Gerry Kho Architects' design intent was to provide a place of comfort, convenience and promote compassion amongst the occupants, not just within the immediate family affected but also between families. A journey of exploration exists throughout the building. This journey begins with the path towards the main entry influenced by the fluidity of the canopy leading to a 'secret garden'. The travel 'distracts' the user from their anxiety to prepare them and to create a sense of curiosity, play and exploration. This intimate approach suggests that this is not another medical building that these families frequent.

The main visual feature within the social spaces (from levels 1 to 4) is the light shaft that sits in the linking bridge building. The circular light shaft adds drama as well as highlights all the communal spaces on each level and visually connects all 4 levels vertically.

there are visual and physical links between the built form and the surrounding fabric, particularly the relationship with the New Children's Hospital as well as relationships with existing pockets of green spaces as a response to current/potential passive activities. The proximity of Crawford Lodge to the west and the OHCWA to the east of the site impacted the construction of the building from the outset, with the basement walls being constructed using the latest ICW injected system – enabling the forming of the basement walls without excavation first, and without the erection of retaining systems. During construction, care also had to be taken by the building contractor as the site is also surrounded by existing residential dwellings, so issues such as noise and traffic disruptions (caused by the construction of the New Children's Hospital nearby) had to be managed along the already congested Monash Avenue. Guidelines from QEII basically mitigated creating adverse effects to the surrounding residences as well as the site's neighbours. Based on activities on site, the contractor worked at certain hours of the day to reduce the risk of disrupting the neighbourhood. Parking availability for tradesmen from all the other nearby construction sites in the area was an issue initially but fortunately the neighbourhood seemed to have gotten used to work vehicles parked in front of their houses. The function of the building which has also been described as a 'hotel' for regional families has other amenities such as a full commercial kitchen, boardrooms, offices and other spaces that would be deemed commercial. Low-e glass played a role in the façade to minimize heat gain in the building. The architects have also minimised the number of windows on the west and east elevations to the point where some walls are totally blank to reduce the negative impact of the harsh sun from these two directions. These contribute to the energy efficiency of the building. Principal Gerry Kho believes that “the resulting building is one that goes beyond expectations of what can be achieved. I think it to be a considerable improvement on current models of this typology. The building will be formally rated by Leadership in Energy and Environmental Design [LEED] which is a global body for the assessment and certification of green buildings that has more stringent assessment criteria than the national Green rating. This building will be the first of its kind to be LEED rated in Australia”.

“On the whole, our approach to design was innovative, especially to do with environmentally sustainable design. That is, we weren't focused on just how the building responds to climatic conditions and the environment in a technical manner. We took into account the human senses that had a lot to do with how humans interact with the building and the environment. I'd say this building is a piece of universally sensitive design”. “The built form is totally different to anything seen in Perth. Externally, the combination of large walls of rich cedar wood cladding, the playful colours and natural textures are unorthodox in this part of the country. The materiality and textures also flows inside the building to tie the external to the

internal spaces as part of our holistic approach. We've used plywood internally for cladding and cabinetry which is also unusual here. Aesthetically, the natural tones, textures and colours of ply accentuated the warmth of the interior. More significantly, the ability for plywood to be shaped and curved enabled the cabinetry and features to be created to suit the curvatures of the interior to achieve our design intent of creating 'soft' and soothing spaces for the users”. “I've learnt a lot from pushing design boundaries on this project, but most of all I learnt how charitable local businesses and large corporations are in terms of the funding of this great community project”, says Gerry.

BGC Builds NEW CAMPUS for BCC

he newly built Mercy campus for the Bunbury Catholic College was collaboratively design by Broderick Architects and CODA Studio for a greenfield site in Australind. The master planned college was created by the construction of three buildings – YALS, Learning Commons and T&E. The YALS and Learning Commons buildings are two storey with the T&E being single level and primarily constructed of concrete and brick externally with a metal roof. Other external elements include prefinished aluminium panel window alcoves, timber cladding, aluminium fenestration with coloured solid and low-e clear glazing, off-form concrete, painted concrete, galvanised balustrading and exposed structural steel.

Stage 1B (which was extremely high in detail and relatively complex, and utilised a vast combination of materials) was awarded to BGC Construction by way of competitive tender from a shortlisted field of pre-qualified builders. The final contract sum is approximately $18M. The high quality materials and specified finish were not compromised, and therefore accordingly the delivered project demonstrates excellent value for money. The three new blocks include training facilities for CAD design, food technology, textiles, woodwork, metalwork, machining, art, science, chemistry, biology, physics, and general purpose learning. In addition there is a cafeteria, generous staff areas and ample amenities/ablutions. The project scope also included landscaped courtyards, covered sports areas, car parking and associated infrastructure. All new service connections including transformers were associated with these facilities (with forward works comprising bulk earthworks and drainage by others and all remaining works undertaken by BGC including new service connections, fire boosting and electrical mains).

Internally these buildings have skylight-lit inhabitable stairs that are lined in brilliant yellow and orange ceramic tiles and vinyl flooring. This feature alone is striking however the extensive use of plywood cladding, solid masonry floors, off-form concrete ceilings, painted gyprock curved bulkheads, face brick walls, internal coloured glazing and patchwork fabrics highlight the enormity of the construction challenge. The tiled light scoops and theatrette like stairs have deinstitutionalised the buildings whilst enhancing their educational purposes. The programme was set for completion at the commencement of the scholastic year and therefore 'set in stone'. This dynamic project was not without the typical construction issues however the collaborative effort of BGC's project team and the support

from the architects and client was a catalyst for the successful opening of the campus to accommodate its first students. This project was very complex, finely detailed and time challenging. The architects demanded a particularly high standard which provided a performance benchmark for BGC – the result is a very well built structure that has been finished in exemplary fashion. The hallmarks of this project are obviously the brick and carpentry workmanship. Of particular significance was the incredible level of detail and quality of workmanship in the façade brickwork. The decorative brickwork is ornate and includes timeless examples of dentils, soldier courses, featured protrusions (quoins) and negatives, stackbond and some polychromatic. The curved brickwork features and lintels were complex and time consuming however the results are stunning.

ceilings. This extensive use of timber, predominately Class 1 hoop pine required many hours of planning, setout, execution and finishing to achieve such a remarkable result. The plywood cladding adds soothing wooden tones and doubles as a durable surface for the long term management of wear and tear. Other stunning examples of detailed workmanship are observed in the tiling of light scoops and feature columns – although simplistic in nature the workmanship required to achieve such a result can not be underestimated. The landscaped courtyards and sporting arenas are finished equally elaborately. Areas for rest and play have been included with oversized planter boxes covered in grassed domes. The linkways

provide feature and protection for transfer between buildings. During construction, fortnightly site meetings were held by BGC, and given the degree of difficulty of the project it was paramount that all parties worked together to achieve a successful outcome. At times there was some healthy debate and differences of opinions, however regardless of anyone's position, an agreement on how to move forward was always reached. The robust client-

builder relationship allowed for effective and professional outcomes that ultimately added to the successful delivery of this project. The site was managed from BGC's Bunbury office with a dedicated site supervisor and finishing supervisor who were located on site full-time. Senior BGC management played a huge role is supporting and advising the site staff and subcontractors, and by providing technical expertise and assisting with direction. The complexity of the project, level of detail and demands of the

programme were intense. At the same time BGC Construction was handing over the Eaton Fair Shopping Centre, the Woolworths Supermarket and the National ANZAC Centre from the same management resources and utilising many common subcontractors – so the management work load was extreme and concentrated. In these circumstances it could be assumed that some compromise on quality would occur, however it did not. ased in Germany, the Aldi chain was founded by brothers Karl and Theo Albrecht in 1946 when they took over their mother's store (which had been in operation since 1913) in the German town of Essen. The brothers built up a chain of stores until, by 1960, they owned 300 shops, and split the operation into two separate groups that later became Aldi Nord and Aldi Süd. The two operated independently, each within specific areas. In 1962 they introduced the name Aldi (a syllabic abbreviation for Albrecht Diskont). 'Self-service' was still a relatively new retail structure in the '60s and Aldi became the first company in Germany to adopt this new retail concept. In 1983, Aldi Süd started chilled distribution depots and sold fresh products such as cheese, yoghurt and sausages.

To support these planned stores, Georgiou has delivered the first distribution centre in WA for Aldi Australia, after being selected to design and construct their new Jandakot distribution facility – a contract worth $57 million. Capable of supporting in excess of 70 retail stores, the 55,000sqm distribution centre includes refrigerated areas, ancillary buildings, an office, extensive heavy-duty hardstand areas and landscaping. Throughout the tender phase, the Georgiou project team invested an enormous amount of work into developing an innovative and cost-competitive design for Aldi. The centre was designed to support low lifecycle costs over a 30-plus year life – a major consideration for Aldi, which has positioned itself

worldwide as an environmentally responsible company. This crucial project for Aldi establishes their presence in WA and forms the basis for their expansion and the distribution of their products locally. The building has been designed with major internal spans between support columns to the client's requirements, and also has significant working heights. The facility includes super-flat high quality concrete floors, and a refrigerated store which operates to minus 14 degrees. The distribution centre also incorporates complex integrated testing and process areas involving refrigerating, fuel distribution, truck wash, power, IT, fire control and ammonia storage services. The business started out over 20 years ago with Platinum Homes (its custom designed residential home building brand) however Builton has now grown into a projects based business that has both a commercial and a residential division. With May Central, the company's second apartment development project, Builton managed the entire design and construction process. This included procurement of funding for the purchase of the land, all necessary approvals, apartment sales, and construction of the development. The development comprises 27 apartments configured as either 1 bed 1 bath, 2 bed 1 bath, and 2 bed 2 bath (with a variant that also includes a Study Nook). It is located a few blocks from the Swan River and the Maylands Golf Club, so the location itself makes this complex desirable, let alone the architecture of the development, or layouts and finishes of the individual apartments. Located on a corner site and close to the Swan River, Builton wanted to maximise the aspect looking back towards the city and river precinct. The somewhat triangular site (bounded by Peninsula Rd, Joseph St and Kathleen Ave) sloped from front to rear. Situated in one of Perth's older and more established suburbs, Builton also encountered a large Norfolk pine tree to the front of the site which it successfully retained and incorporated into the development.

There was also a natural spring that ran past one of the boundaries which provided some challenges to Builton. Overall, obstacles that the site presented were all overcome with good design coupled with consultation with neighbours and the local council. The nine ground floor apartments are typically 2 bedroom and average around 70 sqm, with the exception of a couple of smaller 1 bedroom apartments. These all have their own courtyards, the largest of which is 43 sqm. On the first and second floor, courtyards are replaced by balconies which generally range between 15 and 20 sqm – increasing the living area of their respective apartments by

around 25%. Internally, all of the 2 bedroom apartments include a bathroom configured as an ensuite. Each apartment also includes built in robes to its bedrooms, a 4 sqm store adjacent to the entry door, and one secure car bay. The apartments have lots of natural light and spacious balconies or courtyards to enhance the outdoors”, says Troy. “We also believe strongly in simplicity – we try to minimise wasted areas by eliminating gyms, pools, and other similar facilities that some developers are keen to incorporate into their projects. This enables the strata fees to be kept relatively affordable for residents and owners, which also made May Central popular amongst owners and tenants” Low maintenance finishes are also part of that 'simplicity' philosophy that Builton has with its projects. Externally, the complex features AFS cladding panels and polished feature walls, with metallic screens and glass balustrading. This combination gives the façade a modern clean look that won't date or require large amounts of care and maintenance. ollywood Private Hospital is a modern, state-of-the-art acute care hospital in Nedlands. From very humble beginnings in 1942, Hollywood has undergone significant redevelopments and expansions that have seen the hospital evolve into a modern facility with over 700 licensed beds. The hospital is now a part of Ramsay Health Care Group (Australia's largest private hospital operator), and Ramsay Health Care has invested over $200 million at the hospital since purchasing it in February 1994. With over 830 accredited specialist doctors across a wide range of specialty areas including orthopaedics, urology, cardiology, gastroenterology, oncology, psychiatry, rehabilitation, general and plastic surgery and general medicine, the hospital provides vital services to

many West Australians. The recent $63.3 million expansion project which had its inception many years ago, again demonstrates Ramsay Health Care's ongoing and long-term commitment to Hollywood Private Hospital and the West Australian health system. Western Australian builder Cooper & Oxley began working on the Hollywood Private Hospital back in April 2012. Following a tender submission, Cooper & Oxley was selected to provide Early Contractor Involvement (ECI) services. ECI involved Cooper & Oxley liaising with its contractors, providing budget costings to the client and assisting with design development. Cooper & Oxley was able to provide various attractive cost saving solutions (which included staging of works and using alternate materials and finishes) without compromise to the overall project delivery or services that the hospital would eventually offer. The contract for construction of the project was subsequently awarded to Cooper & Oxley in May 2014. The firm quickly mobilised its project team, headed up by Project Manager Jonathan Firth, Site Manager Calan McClay, and Contract Administrator Meg Anderson.


commercial THE BUILDERS CHOICE buildings to 3 sides extensive underpinning works had to be carried out in the form of bored piles and grout injection. Prior to these ground works commencing critical existing infrastructure which ran through the footprint of the new building had to be removed and/or diverted with the most notable being the diversion of the existing chilled water pipework which served the entire facility. This work was carefully planned collaboratively with the Hospital and relevant contractors in order to ensure a smooth transition when the relocated pipework was brought back on line. These works were also planned in such a manner that when the new building had to be connected to main chilled water infrastructure no further shutdowns of the system were required. The internal finishes (whilst needing to be practical to meet the requirements of the facility) have been installed to a high standard, and the use of bulkheads and detailed ceiling junctions highlight transitions between departments. The primary project challenge from a builder's point of view was centred on the requirement for the existing hospital to remain fully functional throughout the project. This meant staging works

As this project entailed the expansion of an existing hospital, the main design and construction influences on the project focussed on dovetailing into the overall construction scheme and hospital masterplan, and also ensuring compliance with the Western Australian Health Facility Guidelines for Engineering Services 2006. More specifically, the project included adding a lower ground commercial kitchen, six ground floor theatres, a first floor plant room, 30 bed wards to floors two and three, a fourth floor ward shell (for future expansion) and fifth floor roof top plant. The project was also extended to include the medical fitout of these areas. The external finishes to the building is generally a mix of aluminium curtain walling, aluminium and terracotta claddings and louvres and sun-shades. The wards to the East and West façades overlook landscaped decks, complete with glass balustrading. The new kitchen, theatres and wards structure consist of mass concrete pad footing foundations with the upper floors being concrete framed structure. As the new building was bound by existing

THE BUILDERS CHOICE commercial (including scheduling the disconnection of services) so as not to interfere with normal hospital functions, maintaining patient and staff access to existing hospital throughout construction, ensuring patient and staff public safety through construction, complying with infection control and dust mitigation requirements and interfacing existing and new parts of the hospital (particularly in the case of locating existing services). Throughout the construction works the existing adjacent buildings which were comprised of the Kitchen, Administration Building and Surgical Wards had to remain fully operational with the biggest logistical challenge being the coordination of site deliveries and Kitchen deliveries. This made the expansion not too dissimilar to an inner city construction project. Site deliveries had to be managed and scheduled in such a manner to not disrupt the day to day functionality of the existing Kitchen. This process was managed through liaising with the Catering Managers on a daily basis and via weekly meetings to discuss upcoming works which may have the potential to disrupt the facility. Subcontractor and material scheduling were carefully monitored by Cooper & Oxley in order to maximise the use of limited site laydown areas. Communication then (rather than just the ability to build well) became the important cornerstone for ensuring the project's success. The Cooper & Oxley project team established a close working relationship with the hospital's Facility Manager to ensure the hospital was aware of upcoming works and potential disruptions. A fortnightly 'Interface Meeting' was held and became a useful forum for communicating the scheduling of shutdowns for services tie-ins, road closures and other disruptive works. Public access (and the maintaining of it without creating public risk) also featured heavily on the list of requirements that Cooper & Oxley had to manage as the head contractor on the project. Due to the inherent interface with the general public and hospital staff, and the ongoing requirement to maintain trafficable routes for laundry and meal service carts directly adjacent to the only site access and egress point, regular risk workshops were conducted

with the Facility Manager and the other Heads of Department as the construction activities changed. This collaborative environment enabled the situation to be managed throughout the life of the project with appropriate levels of risk mitigation being identified and adopted – resulting in very little disruption to the hospital's activities. Infection Control Requirements were also managed through regular meetings and the implementation of an infection control checklist which was completed on a weekly basis. When it came to interfacing new to existing, Cooper & Oxley worked closely with the Facility Manager to utilise his thorough understanding of the hospital's undocumented, 'as-built' information. Prior to mobilising to site, Cooper & Oxley's Services Manager and key services subcontractors (together with the Facility Manager and the client's consultants) carried out extensive surveys of the existing critical services contained within the footprint of the new building to determine the most appropriate means of temporary and permanent diversions. This early involvement enabled Cooper & Oxley to plan the staging of the works through the demolition phase, and managing diversion of critical existing services whilst reducing the disruption to the existing occupied facility whilst maintaining the construction programme and the cost budget. Muriel Avenue, Innaloo was an existing, run-down apartment building owned by Llew Eynon (the accountant for all project designer and builder, Turquoise Developments). Llew approached Turquoise owner Talbot Le Page with a concept and asked Talbot to provide a cost to design and construct his proposed building. Turquoise was able to meet Llew’s budget and requirements, and was successfully awarded the project. Whilst constructing the building, Llew had Turquoise also complete the internal office fitout for his company ‘LG Accounting’ with the practical completion date being the same for both the internal fitout and base build.

According to Turquoise Developments’ Contract Administrator, Sasha Holloway, “This was our biggest challenge to date. I was the Contract Administrator for the entire duration of the build. For a stage of the build I also had the opportunity to administer and site supervise during the start of the internal fitout to insure all trades were aware of our task at hand. Ryan Melling from our office was the project manager on this project, and his assistance was invaluable. Our company undertook (and completed) the entire design and construct of the proposed main build and internal fitout with one completion date”. “Our client wanted the majority of the first floor to be ‘LG Accounting’ with the front of the building providing for a future tenancy. The bottom two tenancies were also created as future lease spaces, while there was a client requirement to still have a large and secure carpark for his staff. He wanted the building to be big and noticeable (within the current building codes). He really wanted it to stand out. He also wanted the interior to have that cool but homely look about it. Llew did not want it to look like an everyday working place”.

“We are able to design and construct something different, and with any challenges that came up for consideration, we were able to find solutions there and then. One of those challenges related to the site and method of construction for the new building. With the building constructed using tilt-up concrete panels, space and access became major considerations due to buildings on either side of this site. This was our biggest challenge”, says Sasha. “We has to form, pour concrete slabs, and lift our panels in 2 stages to accommodate the build. The advantage to our client however was that the project progressed quickly due to the construction method used. The project also provided our team with a great learning experience due to the tilt-up panel construction method and all the safety requirements that accompany it”. The exterior structure predominantly comprises painted concrete tilt up panels with large sections of structural steel and glazing sections and a Colourbond roof. Externally, the building is imposing but not out of place. And given that it is essentially a tilt-up slab structure, it does not look like it belongs in an industrial zone. It is not

conservative, but it is understated. However, the internal fitout of the offices are very different – quirky, but functional……and definitely not expected for an accounting practice. Textured, weathered zincalume roof sheeting clad the reception counter, and bright abstract graphics adorn the internal glazing panels to meeting rooms and walls behind the reception counter and in the staff lunch area. The otherwise neutral grey tones of the carpet tiles and workstations and screens are occasionally interrupted by punches of bright orange carpet tiles and orange under-desk pedestals. Again, not the expected response to the interior of an accountant’s office. The interior is bright and spacious, and creates a stimulating environment for LG’s staff and clients alike. This seems to be symbolic of the style and enthusiasm that Talbot and his team bring to their projects. The Muriel Avenue project was Turquoise Developments’ first completed ‘design and construct’ project. Talbot Le Page Homes trading as Turquoise Developments was established in 2012, and the company provides both residential and commercial builds. Talbot Le Page Homes is overseen by Talbot and his team whilst, Turquoise Developments is run by Ryan Melling and his respective team. Contract Administrator Sasha Holloway was originally in South Africa, moving to Perth just over 4 years ago. He has always had a passion for building and design, and through a friend, met Talbot Le Page and who offered Sasha the opportunity to join his team. Starting as a TA (Trade Assistant) with the Talbot Le Page Homes Sasha moved to estimating until finally becoming the Contracts Administrator for the group’s commercial division, Turquoise Developments. The company currently has a 9 apartment ‘design and construct’ project using the Formcraft wall system at 588 Newcastle Street, West Perth. Sasha is also about to complete a 10 unit brick development at 14 Vincent Avenue, Westminster, and is preparing to commence forward works for 36 apartments in brick for Handle Property Group on Springs Avenue, Midland.

City Beach gets NEW SURF CLUB ... ... and more

he Town of Cambridge undertook an Australia-wide competition for the development of a new surf club building, three commercial tenancies, public amenities and a major public open space as part of the City Beach Redevelopment. Experienced architects, Christou Design Group was awarded the project. Being such an important public facility, the brief was progressively developed through extensive consultation with the community and stakeholders to refine the initial design concept. Even subsequent to the development of design options for the Town, the current design still manages to retain the original concept design that won Christou Design Group the contract. This demonstrates Christou's ability to translate briefing material,

stakeholder expectations and aspirations into a well thought-out design, with the result being a built project that stays true to the original intent. The design responds to the unique needs of the surf club, community and three separate commercial operators. It also integrates lifestyle, health & wellness and community safety, and retains the iconic low scale context of City Beach. The new surf club replaced the outdated facility, and includes a gymnasium area and administration and bar facilities. The commercial tenancies have been leased to Odyssea Cafe and retail businesses, providing a much-needed vibrant social hub on the beach front. The project, despite its orientation to the west to capture the stunning views, achieves all energy efficiency and sustainability targets established by the Town of Cambridge sustainability policy. Furthermore, the landscaping strategy respects the unique coastal dune vegetation and the materials used for the construction have been highly researched for longevity under the harsh coastal conditions to ensure that lifecycle costing and embodied carbon are optimised.

The design needed to produce a building with a 50 year lifespan which is located in a severe marine environment. Additionally, separation of the base build and fit-out contracts, and coordination of three separate tenants with differing requirements had to be considered. As lead consultant, Christou Design Group developed and implemented strategies to deal with each of these issues adding value to the project. Design requirements aside, the client and project planning required maintaining public access to the beach throughout the entire construction period. This was coupled with complex topography and site access requirements. Facilities include an extensive landscaped public plaza and event space, a public viewing platform for 180 degree view of the iconic WA coastline, a beachside public promenade, 1400m2 of internal leased restaurants and function areas and approximately 600m2 of external leasable area. There is also a new 1610m2 surf club building (which is inclusive of protected courtyard, gymnasium, function rooms, members change, storage facilities, and emergency response and first aid facilities).

In June 2014, Georgiou commenced work on building the facilities which saw the National Company undertake all building works associated with the multi-million project. This included the other works such as construction of new roads and extensive shaded and landscaped recreational spaces. As the building is located on the beach, Georgiou had to work very closely with the Town of Cambridge to ensure minimal disruption to beachgoers. Additionally, an extensive traffic management plan was in place to ensure deliveries and construction works didn't disrupt the travelling public. Whilst building in an idyllic location like City Beach might sound like fun, working in this exposed location subject to high winds every day resulted in significant delays being experienced by the project team.. The construction package was separated to allow specialist seawall contractors to undertake an early works package to construct the protective seawall prior to main building works. installed on a steep incline requiring major planning and temporary works support. The specification required an extremely high quality of fittings and finishes on the project due to harsh marine environment and the ocean located only 25m from the building. Extensive coordination with the seawall subcontractor working immediately adjacent to the site was also required in order to avoid clashes and delays. The design and construction required strict compliance to the specification, requiring QA & QC processes to be adopted for all activities on site. Part of the new building incorporates a 'green roof' – large expansive areas of grassed roofing constructed on concrete slab over the gymnasium, surf club and function rooms. A new waterproof membrane system for the tenancy roof structures (to European design standards) was specified and installed to ensure absolute water tightness. The project includes large expanses of concrete surfaces with a high-class finish and colour control specified to achieve the required appearance. Detailed planning and logistics played a crucial role in ensuring successful delivery of the project. Relocation of mature Norfolk Pines to enable construction activities to proceed, maintaining a public interface due to popularity of beach, and tight timelines due

to handover required for tenants to open up for Christmas trade and in time for the Surf Life Saving Club to recommence operations for public safety were all part of the challenges overcome by the Georgiou project team.. At the peak of the construction period, Georgiou had more than 85 personnel working on the project. The development incorporates grass-topped roofs and viewing towers accessible to the public, more than $3 million of hard and soft landscaping (including the relocation of several mature pine trees), extensive open pathways, public plazas, an amphitheatre, precast concrete feature wall panels and high-quality finishes throughout. With completion of the major works in the precinct, the client has acknowledged the high level of finishes and workmanship achieved on this build. Georgiou can also claim nil Lost Time Injuries (LTIs) or environmental incidents on the project, and no community complaints. Additionally, the client and the tenants were given early access to allow for their specialised commercial fit-out. Given its iconic location, the building has received overwhelming support and use from the community…..and will continue to do so for the next 50 years or more!

The old surf club was to be demolished and rebuilt to include the new surf Club as well as 3 new food tenancies. “My role as the interior designer on this project extended past simply selecting furniture and materials. Having become involved in the project so early, I worked very closely with the clients to guide them through conceptual design, design development and eventually through documentation to completion of the project. Working together we discussed how the interior was to be presented, developed the overall costings of products, liaised with the local authorities to meet the design guidelines set by the Town Of Cambridge and the project architects, and reviewed layout, furniture and fitout options.” “The resultant colours used in the interior reflect the aquamarine colour of our beaches and ocean, and the molten golds that of our great Western Australian sunsets. Sandstone floors, driftwood-like timbers, burnished bronze and rusticated copper create a seaside feel whilst adding an international design aesthetic to set the scene for patrons. We really wanted to create a venue that draws heavily on the visual seduction of the ocean but offers the epicurean experience – drawing inspiration from the beach bars of Bali, Mexico and the Greek Islands. I think that the combination of these colours arouse harmonious feelings, inspire good friendships, and promote happiness and prosperity.” From a space planning viewpoint, the diverse selections and flexible furniture arrangement allows areas within the venue to be used for informal gatherings, intimate dining or as a casual café style eatery. As space was tight for all the required amenities (kitchen, WC's, office, staff room, plant rooms) and with only one option for the location of the kiosk at one end of the structure, planning to adequately meet all spatial requirements and most importantly to take full advantage of the views was critical to making the venue work. In the original planning concepts, the idea of going underground was a consideration. However after lengthy discussions, by simply dropping the floor level to create the required height for a mezzanine above the tenancy created sufficient space for most of

Melissa reinforces that it was crucial to use quality products that would withstand the elements, being a coastal café located right on the beachfront. The choice of materials, lighting and furniture (such as using Raw Edge local tables and Australian customised outdoor furniture from Join Pty Ltd) are cleverly combined together with world known brands such as Kettal chairs and tables. The metallic waxed fresco wall by local firm, Painted Earth. Tiling as features, timbers elements to soften the interior and add texture, a mix of reflective surfaces, bronzed metals and bespoke lighting all work together to create this interesting interior. “I'm quite proud of the timber lighting fixtures”, says Melissa. “They were designed to not only fill the expansive ceiling space but to reflect the bow of olden day ships. The lighting 'rigs' became a functional and visually interesting platform for the beautiful lighting to hang from. Rough sawn oak was used to mimic the softness of ocean driftwood for these rigs.” All that said, the project was still challenging, involving a newly built structure that was essentially an empty, predominantly glass, shell, requiring a full fitout to create not only an aesthetically

This involved numerous hours of liaising by major stakeholders on the project given its location, ownership and public and civic standing. There were still budget, construction and design constraints that had to be adhered to. What Melissa learnt from the project is that “with the benefit of hindsight, there is always better ways to manage any project by all the parties involved. Listening to the people that know, and dealing and working with the trades on site is always invaluable.” On this project, Melissa was assisted by her friend Samantha Stoveld who hails from a sales/decorating background. Melissa also worked closely with the venue's owners Fabio & Eleanor Hupfer to bring to life the ideas from their dream. Additionally, Melissa owes much credit “to Graham Taylor of Perth Cad Centre for his assistance and development of the CAD drawings/documentation, as well as his valuable knowledge of the hospitality industry's design codes and standards. Also, a big thank you to David Stone of Buitlform Projects for his tireless project management of the fitout. Working closely with this team made the project progress with ease and helped make it much more enjoyable”, says Melissa Melissa Kovacs shares that she was always interested in design, and from an early age she decided that would be her chosen field on a beach excursion her geography teacher ask Melissa what she would completing her first two years of Graphic Design course but later deciding that it was not for her. Eventually, the latter that became her chosen career. “My design career started off with Hames Sharley Architects, working on retail projects within prominent shopping centres around Perth, so I guess this is why after working on commercial projects within the CBD (corporate design), residential & health, it would be the hospitality industry I would enjoy the most. My own practice, Design Ideas, started in 2001, during which time I was a partner in a design showroom called Attitude Design Collective which represented Australian Designers.” “This project represents the pinnacle of my career so far. More importantly however, my clients have a wonderful, iconic venue that Western Australians will hopefully enjoy eating at for many, many years. It was very satisfying to have been a part of that.”

he Globe Building and the Baird Building were two separate heritage listed buildings, located on Wellington Street, within the Perth CBD. The buildings form part of the broader 140 William complex and are in a prime position, opposite the future Kings Square development and in close proximity to Perth Arena. The properties were acquired by the Brockwell Hotel Group, with the intent of creating a unique hospitality venue. Oldfield Knott Architects were appointed Project Architect and worked closely with the property owners to design the venue, creating a concept which would fill a niche within the Perth market.

Their design involved the connection of the two disused heritage listed properties, creating a single building featuring three separate bar spaces, an eatery and alfresco dining spaces. The project presented many technical challenges, with the need to retain key heritage features and ensure the structural integrity of the building, whilst also creating a practical modern venue that would attract patrons and comply with current standards and codes. In 2014, the tender documentation was released to a select pool of contractors, whom they felt had the capacity and ability to execute the works in accordance with the original design intent. CPD Group was awarded the works, however the project was then placed on hold due to challenges with liquor licensing. In 2015, following significant negotiations with the approving authorities, approval for the landmark project was finally granted.

The delays in the planning process however, meant that timing was critical for the property owners and a timeframe of just 20 weeks was agreed, despite the complexity of the works. Several high profile stakeholders also became involved with the project, including the State Heritage Commission, Department of Finance and the property managers of the 140 William complex, Jones Lang LaSalle. Ongoing communication and managing the expectations of these key parties was critical to the overall success of the project. As Head Contractor, CPD dedicated significant resources to the project, to ensure it was completed in a timely manner. The CPD team included Contract Administrator Graham Wilson and Site Supervisor Paul McMahon, as well as a team of their tradespeople, including carpenters, cabinetmakers and painters. The key requirements on the project included structural modifications and significant demolition to both buildings to create a single property, installation of a goods lift and a disability access lift, retention and restoration of key heritage elements within the

building, fitout of three separate bar spaces and an eatery incorporating high end architectural finishes and a number of imported feature materials, construction of two largescale coolrooms and keg store separate from the kitchen area, and construction and fitout of a new state of the art commercial kitchen and two large courtyard spaces for alfresco dining. The buildings themselves had a huge influence over this project. This is reflected in the material selections and bespoke architectural finishes on display throughout. The project has captured the unique personality of these beautiful buildings, highlighting key features and building upon them to create a stunning finished product. The project incorporated a number of unique products and materials (many of which were imported from Europe) presenting further challenges to the already tight project schedule. CPD's Contract Administrator worked closely with the design team and the onsite construction team to manage the procurement process, ensuring all items were ordered in advance

and any long lead times were able to be absorbed within the programme of works. Protection and retention of heritage elements was also a major challenge. Preserving the buildings character was a key deliverable, yet many of the heritage features required significant repairs and restoration. The identification of like for like materials and/or appropriate renewal techniques was often challenging and contributed pressure to an already restricted programme. Key concerns centred on movement of the building or damage to heritage features during the demolition phase and subsequent installation of new structural supports. The delays at the front end of the project meant that the property owners were under pressure to get the venue operational as quickly as possible. For CPD Group, this meant that any design alterations, latent conditions or unanticipated onsite issues had to be accommodated within the agreed programme. There were a number of logistical challenges associated with the works, largely due to the CBD location and proximity to a number

of other building projects, as well as many tenanted properties. Scheduling of deliveries and managing the movement of both trades and vehicles around the site was quite difficult. Safety was also a key concern as the nature of structural modifications and demolition of walls in an aged heritage building made some components of the work particularly risky. The CPD construction team worked closely with its Safety Manager to identify appropriate risk controls and develop the lowest possible risk approach to these works. To help manage the level of risk associated with the structural alterations to the building, CPD Group installed new sacrificial concrete footings to the building, to assist with the propping of the structure during the demolition of the connecting walls (which were load bearing). During and immediately following these works, the onsite team undertook constant monitoring of the building, which identified some movement of the structure. To contain the unanticipated movement of the building, additional structural steel reinforcement and additional concrete footings were installed immediately. The building was monitored closely following these works and no further movement was identified. The timeframe, scheduling and procurement issues were managed through strategic construction programming and early procurement of all materials and subcontracts. The majority of finishes (including the tiles, timber and lighting) were imported and hence all had lengthy lead times. The CPD Group team maintained constant communication with suppliers of these items, to ensure the product was of exceptional quality and ready for use on arrival. Logistically, this also meant key items arrived on site as needed, minimising the need for onsite storage in the limited space available and reducing the likelihood of accidental breakages. All deliveries were scheduled prior to 6:00am, reducing the impact on surrounding properties and minimising delays due to traffic holdups. CPD Group worked closely with the key project stakeholders, including weekly client and tenant liaisons, in an effort to minimise

impact on adjoining tenancies and maintain open channels of communication. The State Heritage Commission were provided regular access to the property and an opportunity to advise on the selection of key materials and restoration approach for certain elements of the building. Due to the heritage nature of the building, acrylic based paints and renders were unable to be used. As an alternative to acrylic based renders, CPD Group used Rockcote render (applied by Painted Earth) to achieve a concrete look finish without any acrylic products. Ferrodor paint was used on all the exposed structural steel beams throughout the building, to achieve a 'rusted' finish, contributing to the heritage look and feel of the building. The result is a magnificent building with exposed structural steel beams, recycled black butt timber bars and wall cladding, a bespoke perforated powder coated pyramid aluminium feature ceiling, exposed aggregate concrete, recycled Jarrah and American Oak floors, glass screens, stainless steel balustrading, a Supawood feature ceiling, and 36 different types of tiling throughout! The project's success also demonstrates the value of extensive quality control from the earliest stage of the procurement process and the importance of maintaining positive relationships with subcontractors and suppliers. The quality of materials and products sourced for these works was exceptional and every trade on site committed to maintaining the highest standard of workmanship, which has made a huge difference to the finished product. The project could not have achieved this standard without the commitment and dedication of CPD Group's subcontractors. mperial Homes' client for this residence wanted a luxury individual home that suited their family dynamics and lifestyle, and would realise the full potential of the site. More specifically, the brief requested a single storey home that the family could enjoy and grow with, and an undercroft garaging solution. Imperial Homes' influences for the home drew on classic, contemporary and Hamptons style architecture. This translated to light, bright and soft tones which were infused into the architecture to create an open, inviting and warm atmosphere and ambience for the home.

The resultant home caters perfectly to the client's requirements. It has an undercroft area with garaging for ten cars, two store rooms and a cellar which comes off a foyer at the base of the staircase from the ground floor level. There is also a lift which accesses this lower level from above. The 'ground floor' is elevated some two metres above the street level, creating an imposing front elevation for the home, which means that the garage is not a full undercroft. The garaging does however create a terrace above its entrance, over which the office and bedroom 3 are situated. This 3/4 façade treatment externally gives the home both elegance and grandeur. The dynamic façade has had a positive impact on the streetscape. (It should be noted, that the 'single storey and undercroft' design is unique in the luxury home market and is the perfect resolution for the dynamics and topography of the site).

Externally, a feature stone boundary wall separates the road level from the home's ground floor level. This is broken up by rendered pillars and iron balustrading. A low planter sits below the stone wall. Bristile Planum Slate roof tiles and a cedar panel sectional garage door to compliment the walnut with Aneeta translucent entry door (which has a glazed double hung window in the middle) contrast the light painted tone of the exterior render. Other operable and fixed full-height glazed doors and windows on the front elevation are framed from American black walnut, and the exterior floor tiling is antiquated Jura Blue Grey Limestone. An exposed aggregate driveway with a 'cobblestone' brick paving border complete the front elevation stylishly. The main floor of the home contains the family sleeping quarters (master suite/dressing room/ensuite), two double bedrooms (with own ensuites), office, kitchen, scullery, dining/living, alfresco, laundry, and a separate entertainment room located on the opposite side of the alfresco area. Add a lift, stairwell with void above, gallery……and you have a sumptuous home! The spaces that make up the home are free flowing and well connected whilst having their own identity, purpose and use. Detached from the home overlooking the swimming pool are the guest quarters – a bedroom, ensuite and living area complete with

kitchenette. The pool has aged planking and tile borders, and the pool blanket is concealed beneath these. Connected to the guesthouse and pool is a spa. Both are fenced off with frameless glass balustrading. The 3/4 height volumes which continue internally are a consistent theme throughout the home, creating a sense of dimension and space. Rather than simply line these coffers in plasterboard however, Imperial Homes has chosen to use a planked painted timber finish – a Hamptons trademark in terms of both texture and appearance. These raised areas also allow for the installation of feature pendants (or ceiling fans) which require suitable volume and height to look and function correctly. These raised ceilings feature in the large living/dining room, alfresco area, and the entertainment room – areas where most families and their guests spend their time together. These three areas also share another similarity – they all overlook the rear landscaped garden and swimming pool, so they are also all visible at the same time.

complete with timber mantelpiece. The same stone reappears again in another full-height 'back-to-back' stone fireplace which faces both the entertainment room and the undercover alfresco area. This creates design continuity with the repeated use of this feature material. It also incorporates a timely (and no doubt well used) feature into the home which will be cool and fresh in summer and warm and cosy in winter. Truly a house for all seasons! Dominant internal finishes include Spotted Gum timber flooring, laid with 180mm x 21mm planking. The use of timber continues within some cabinetwork (such as in the kitchen preparation bench/breakfast bar, alfresco cupboard unit, entertainment bar and master robe) which provides an overall feeling of warmth and sophistication, and compliments the home's architectural style perfectly. The balance of cupboards are all white with Nickel handles and light coloured stone tops – again very Hamptons. For example, the kitchen benchtops and splashback are polished Versailles (a natural stone). The alfresco and entertaining areas have honed Versailles and the guesthouse has Caesarstone Frosty Carina and polished Calacatta marble tops. Swell Homes and Ambient join forces with Arcologic to create this Mt Pleasant Home

well Homes is a builder specialising in the fields of energy efficiency and passive solar home construction. Owner, Anthony Pillinger, has been building extensions in the Perth market since the 1980's, and has developed a team which is very experienced in renovations and additions. In 2015 the company was proud to win the HIA Greensmart Renovation/Addition Project of the Year Award, after many years of being a finalist. Swell Homes also builds 'design and construct' custom built homes, and to date has been a regular finalist at the HIA awards (with the anticipation of taking out this award in 2016). Designs are created by Ambient, produced and overseen by Rachel Pillinger. Every home design by Ambient considers crossflow ventilation, provision of natural light, solar passive maximisation, water saving potential, and power saving features.

Swell Homes' team for this Brian Street project comprised Anthony 'Ant' Pillinger (Contracts Administrator), and Ben Lamond (Site Supervisor). The company's supervisors are all very hands on within their projects, and the 5 supervisors usually assist each other on sites during the running of a project, backing each other up as required. Ant and Ben are both mates from their University days, and both completed the Bachelor of Applied Science (Quantity Surveying). Andrew Annandale, Steve Dickie, Nick Ling, Matty Readhead, Jimmy Baker and Mike Voynovsky have all either completed their Diploma in Construction or are currently working toward completion. “We all were exposed to construction early in our lives”, says Ant. “Andy with a sheet metal worker's trade, Steve and Matty with a carpenter's trade, Nick an experienced hammerhand, Jimmy with a mechanical draftsperson qualification, and Mike with a ceramic tiler trade background”. “We are essentially design and construct operation, with Ambient providing contract documentation following the DA outline provided by Arcologic. Our structure is that we have a

Construction Manager overseeing contract documentation and execution, with a supervisor dedicated to each job. In the case of this project, we were approached by John Damant of Archologic to provide a budget based upon a plan that had an approved Development Application. This was forwarded on to the owners who selected Swell Homes and Ambient to prepare the full set of construction drawings, specification, and contract to meet the budget”. “From the outset, this home required energy efficiency, and solar passive design married with medium to high quality finishes. This was driven out of the approved DA and the budget provided by Swell. Multiple versions of the budget were produced after the client's decision to select Swell Homes to build their home. Through some renegotiation of the scope of works, we eventually hit the mark on the client's brief for quality and price”. One aspect of this home that is prominent, is its light weight. While masonry a polished concrete slab were used on the ground floor (to provide mass and also give an economical outcome), the upper floor and walls were all timber framed. To achieve mass in the upper floor, Swell used Hebel Powerfloor (a 75 mmm thick aerated concrete flooring panel which was fixed to a traditional timber frame) in lieu of a suspended slab, in order to reduce construction costs and time, and to maintain thermal mass in the upper floor which was generally made of lightweight products. Swell also uses Foilboard vapour barrier in lieu of builder's paper on all of its projects. This is applied to the East, West and Northern faces, and their designs allow the void between the cladding and the Foilboard to

breathe whenever possible. Anthony says that he finds that they can obtain superior insulation performance by using these designs, products and methods. The home also has CFC cladding, and a tin roof, and the Energy rating that has been achieved by the combination of all of these selected products in this home, is 6-Stars. “The convectional aspect of our sun facing walls I believe to be quite innovative. We did discuss these with regards to commercialisation, with representatives of CSIRO about 3 years ago, however I believe that the concept should be freely used in the industry in zones where heat is the predominant condition. The use of one-off or custom scaled products such as the solar screens do set this building apart visually. I believe that the heat chimney effect that our walls are built to emulate whenever possible, while unseen, is also unique”, says Ant. The interior of the home incorporates a combination of timber and laminate finishes to cabinetwork. This is best highlighted in the kitchen. Externally, the use of decking mirrors the same timber tones as used inside, providing balance and texture. Rusted decorative steel panels which form external gates and screens also pick up the same tones as the timbers. An enclosed central courtyard (complete with decked walkway and pebbled garden) can be seen through multiple full-height windows situated in the main living/dining areas and bedrooms. The home may look simple and unimposing, and this is not without intent. However its design is detailed and complex, and its construction is well planned and executed. “The job flowed quite cleanly for, and variations were mainly housekeeping. Sourcing custom shade louvres from interstate was a bit of a challenge, but far from insurmountable. This new home, pool and pool house project was constructed in less than 1 year. All in all, I think this home represents one of the easier jobs that we built last year!” “We also learnt that Arcologic are great designers, and they attract nice, like-minded clients. We found through this (and subsequent jobs) that Arcologic and Swell Homes make a great combination. I think that John and his team have found a long term partner in Swell Homes, given our ability to deliver both documentation and finished product on cost and on time.” Swell Homes has recently finished building some attractive and appealing homes in Fremantle and the surrounding area, and the company is currently carrying out with will be a breathtaking renovation to a home near Fremantle. The home has amazing river views that Swell Homes shall capitalise on further. “We are pleased to say that we are still busy despite being in Western Australia, where mining, oil and gas are all having a somewhat negative impact on our economy at present, not to mention other worldwide trends that are occuring. Predicting the degree of impact on the housing market is tough when considering current versus future demand, and employee levels that our company is committed to”, says Ant. “Part of our success stems from nurturing and training a team of brilliant people who all love to work together to achieve the goals of Swell Homes…and its clients”.

Darren now has a well-established building company that is dedicated to the art of construction. Building on years of knowledge and hands on experience, Darren has an eye for details and a passion for construction. He has grown his company on the strength of hiring like-minded skilled trade's people who take pride in the quality of the work they do. So it is natural that Core chose to build this spectacular home in Floreat. The brief for this Dunblane Road home was to build a bold yet beautiful residence with multiple living areas and a flexible floor plan. The home also had to be energy efficient and incorporate lots of natural light and ventilation. The house was designed around three living areas providing maximum flexibility for zoning off and enjoying the home. Having provided Chindarsi Architects with the design brief, Core then took on all the aspects of material selection, interior design, costing, and site management of the build. It would be a fine balance to make the most of the surrounding tree filled views whilst allowing in as much natural daylight into the home as possible‌..without compromising on the home's liveability. But both Chindarsi and Core have managed to achieve this. The front right hand portion of the ground floor has a master sized bedroom/robe/ensuite combination, an office, and an enclosed home theatre. The other side consists of garaging, a laundry, store and powder room. Centrally and spilling out to the rear of the home are the kitchen (complete with scullery), breakfast bar, dining and living areas. This 'entertaining' zone overlooks the pool and rear decking and gardens through expansive operable glass doors. There is also a substantial covered alfresco area which incorporates a built-in cooking station.

arren Johnston, owner of Core Developments, has worked in the building and construction industry in the UK and Australia for 30 years. He initially studied to become a qualified carpenter, then continued on at University part-time to gain a degree in Building studies. Darren started working in his family's business after leaving school, working his way through all of the departments within that construction business. Building high-end residential homes and converting Victorian houses into upmarket apartments was the main focus of the company in its early years, however in his last 10 years there (before leaving the UK for Australia) the company grew and Darren was building public buildings such as nursing homes and schools. After moving to Western Australia 9 years ago with a wealth of residential and commercial experience, Darren obtained his builder's registration and worked for a local high end residential builder and then a large multinational commercial builder to gain the local experience. Darren started Core Developments & Construction Pty Ltd in 2007 and the company has been going from strength to strength ever since.

Upstairs there are additional bedrooms, bathrooms, study and relaxation areas‌including that 'other' master bedroom. Incorporating a master bedroom downstairs and another one upstairs creates flexibility for a families changing requirements as children grow up. The concept also accommodates easily for guests or growing children. Whilst the home comprises predominantly lighter and muted tones/colours in both the exterior and interior, it is elements like the timber entry door and upper level balcony wall cladding (on the exterior), the timber wall panelling, cupboard and bulkhead (in the kitchen) and the use of natural stone and timber trim to vanities (in ensuites) that add the balance and warmth to this contemporary home. Contrasting warmer coloured cabinetwork and carpet to the bedrooms also work in the same way.

We also put in lots of 'wow' factors like the lap pool being framed by the house on two sides, beautifully detailed cabinetry and the stunning handmade reclaimed Tuart timber staircase”. “Whilst traditional double brick construction was used on the ground floor (incorporating cavity insulation), a steel portal frame was used in conjunction with timber frame was used on the second story Master wall cladding system was then applied. This almost combines elements of residential and commercial construction. We really wanted to prove that building homes that are energy efficient doesn't have to cost the earth (no pun intended). I hope that our hard work and dedication to this project has paid off”. In short, Core wanted to create a modern, yet timeless looking house that has a great street presence without looking out of place. This is a goal has been well and truly exceeded by Darren and the Core team.

Core didn't want to simply build a great looking (and wellfunctioning) family home – although they have certainly done that. Darren wanted to create an easy-living family home using materials with high insulation values, and incorporating solutions such as double glazing, cavity insulation, master wall cladding. Core has a long history of using these types of products in its buildings, and given Darren's UK experience it's no wonder. For example, the home incorporates UPVC double glazing throughout taking advantage of better thermal insulation, offering the owners noise reduction, and providing better security. All these benefits add up to cost savings for the owners. “We wanted to create such large family home that still is very energy efficient and easy to live in whatever the weather is outside. Through utilising the best insulating materials on the market and having great orientation for the house, we were able to give the

An additional four ground floor studios, which had originally been earmarked for retail/commercial purposes, were recently subject to a landmark decision by the City of Fremantle to enable dual commercial/residential zoning through the introduction of an innovative 'loose-fit' installation that easily allows for conversion from a studio apartment to a shop and back, with little intervention.
