S
hutterstock is best known as a photo image agency and not generally associated with the building industry. It is, however, also considered an authoritative purveyor of general design trends so we were intrigued to check out its 2018 Creative Trends Report. Of the 11 styles Shutterstock expects to emerge this year, at least two are especially relevant in the general context of construction and architecture: “New Minimalism” and “Natural Luxury”. According to Shutterstock, “Minimalism is evolving from its modest roots to a look fit for modern times. The new minimalism goes beyond crisp, clean lines to feature bold, vibrant colours and fluid styles that reimagine this consistently popular art form.” And natural luxury… “Rising from the popularity of bohemia and new age aesthetics and practices, this style incorporates the swirls of marble or the ripples of agate for a luxe effect that can be subtle or dramatic. Stones like marble
contain all the history and secrets of the Earth, adding a sense of mysticism to their innate beauty.” The outstanding projects featured in this issue highlight Western Australia's own pacesetting status in the design industry, combined with an ongoing commitment to innovative building techniques. They also highlight the meticulous coordination among trade professionals, clients, supervisory authorities, etc., that is required to ensure the successful culmination of any modern-day project. One classic example of this is a longstanding informal collaboration between Tallwood Constructions and Dane Design Australia that recently involved the replacement of an ageing home in the south-west region with contemporary “mirror-image” residences. When it comes to architectural design, Western Australia has the benefit of a vast diversity of exquisite panoramic landscapes to help set the scene, and D'Agostino + Luff
Architects were able to take advantage of magnificent ocean views in Augusta for a stunning residential building project. Elsewhere in this issue we feature some of the state's premier commercial projects, including Ecorp Project Management's cutting-edge work on The Gateway Shopping Precinct in Alkimos Beach; TRICON'S construction of a new Dan Murphy's store at the Secret Harbour shopping centre; and the Georgiou Group's completion of the largest office development undertaken in Joondalup. Another project showcased EMCO Building's significant expertise in the education sector, the eye-catching new building for South Metropolitan TAFE; Northern Aspect Construction drew on their considerable experience to build a complex of aged living units that could withstand any future cyclonic winds in the “tropical oasis” of Carnavon; and Mercedes Construction so successfully overcame the daunting challenge of a residential project in West Perth that they won an MBA award in the category of “Innovative Construction for Small Lots”. For a little recreation, we also checked out Aloha Surf House, where Kurt G. Vravnik Constructions has installed Australia's first (surf-able) indoor wave pool. Finally, we revisited research published by the Supply Chain Sustainability School last year which showed that greater sustainability knowledge in construction and infrastructure supply chains is increasingly helping to minimise risk and improve how business is conducted. HENLEY – THE DESIGNER’S TOOL Havwoods’ Henley is the ultimate designer’s tool: a pre-finished engineered collection from two of Europe’s finest mills which combine wonderful fashionforward aesthetics with practicality, durability and structural integrity. The three 19mm planks feature a triplelayered construction with a 4mm European Oak top layer. This is bonded to a layer of solid birch or alder with a birch or alder ply base. Innovation and regulation within the construction industry is evolving at a rapid pace, and sustainability is an increasing focus as building professionals struggle both to conform to client, supplier and government obligations, and to implement policies and procedures. Research published by the Supply Chain Sustainability School in June 2017 shows that greater sustainability knowledge in construction and infrastructure supply chains is increasingly helping to minimise risk and improve how business is conducted, leading to higher quality outcomes with no additional cost. Put simply, better sustainability education means better businesses and better buildings.

Overcoming supplier struggles As a result of the findings, the Supply Chain Sustainability School selected online education and CBD training provider, Pointsbuild, to be its first Knowledge Partner to help reach and educate building professionals. Through the partnership the organisations will promote the School's free sustainability learning resources whilst offering complementary and advanced courses accessible

or 32 per cent, of School members have seen economic, environmental or social benefits from improved supply chains. The benefits being captured by members include increased awareness of their priorities and objectives, better reporting and reduced waste.

Gateway to the Community Cutting-Edge Shopping Precinct in Alkimos Beach

hat vision has now come to fruition, with the first main stages of the project completed. Undoubtedly, one of the keys to its success has been a firm commitment to the community. “Ecorp has formed a very close working relationship with Lendlease (the Alkimos Beach Master Plan development manager) and LandCorp to ensure the built form complements the needs of the community, from a functional and visual perspective.” Stephen Shircore, Director of Meyer Shircore Architects, reinforces George Naoum's comments. “The design process was a collaborative effort between the developer, Lendlease and LandCorp. The challenge was to provide a balance between the client's brief and developmental requirements whilst delivering an architecturally thought out scheme.
“It was also crucial to establish this development as an anchor in the area for people to identify it with the qualities the Alkimos suburb projects – the outdoors beach lifestyle and a healthy, growing community. “This was,” adds Stephen Shircore, “the main principle that drove the choice of architectural features, materials, finishes and colours. It was also pertinent to maintain economical feasibility in terms of budget and maintenance. Together with a holistic approach to space planning with an aim to activate street frontages, the combination of hardy finishes and cladding with further articulation of building elements such as awnings, fenestration and feature columns resulted in a design that emanates a sense of vitality to the vicinity.” The Gateway Alkimos was designed with the intention to create an active hub in an up-and-

As director of Ecorp Project Management, he saw an excellent opportunity to acquire all lots at The Gateway Shopping Precinct in Alkimos Beach under one holding – via an EOI process conducted through Lendlease for LandCorp. “This would,” he determined, “ensure a high standard of design quality and continuity throughout the development site.”

“Ecorp has formed a very close working relationship with Lendlease and LandCorp to ensure the built form complements the needs of the community, from a functional and visual perspective” coming suburb, with young families as a main demographic. “In order to improve the quality of life in Alkimos,” says Stephen, “the development is composed of building functions that will cater to the general needs of residents, essentially transforming it into a centre of vibrancy with many different activities.” These specifically feature an Alkimos Fresh IGA and other retailers and services including a childcare centre, play centre, pharmacy, medical centre, liquor store, hairdressers, barber shop, gift shop, 24-hour gym and even a pop-up library. A burgeoning food scene at The Gateway is highlighted by the opening of Alkimos Tapas Restaurant as well as pizza, kebab, fish and chips and Thai, while a family-friendly tavern is also under construction. “Once the tavern is complete and operational,” says Stephen, “it will further boost the active presence of the current development and add a sense of community for the residents in Alkimos.” Work on Stage One commenced in August 2015 and reached practical completion in September 2016, comprising the 1,500 square metre IGA, specialty shops, community library, pharmacy, gift shop and Lendlease sales office. Stage Two comprised the child care centre (opened to the public mid-2017) and child play centre (late-2017); and Stage Three the 450 square metre medical centre (also opened to the public late last

year), including a mole clinic, dental practice, chiropractor and martial arts facility. The gym and food tenancies (pizza, Thai, kebab, fish and chips, and tapas restaurant) followed as Stage Four in November 2017; and Stage Five of construction began on the tavern in January this year, with its opening scheduled for Christmas 2018. The aforementioned commitment to the local community is reflected in several other pacesetting initiatives. The Gateway Shopping Precinct, together with Lendlease, hosts evening markets on the front landscape and lawn area on the first Friday evening of each month during the summer period, consisting of live music, food trucks and children's play activities. In partnership with Lendlease, The Gateway also hosts an annual street fair in Turnstone Street, which includes free events and entertainment for the local community. In addition, and again in partnership with Lendlease as well as the City of Wanneroo, the precinct has supported the trial of a community satellite pop-up library. “This is a first in Australia,” notes Marcus Bosworth, Ecorp's Project Manager for The Gateway. “It has been very popular with the local community and provides a platform for how commercial retail development can interact with important community services.”

While architects may strive to make the most of a site's visual assets, sometimes there is simply not a great deal to work with. In a recent project in Augusta, however, Busselton-based architects D'Agostino + Luff were presented with a site with an outstanding panorama across Flinders Bay, ensuring that one of the prime design objectives would be to take advantage of the vast ocean views.

Following their brief, D'Agostino + Luff Architects designed the home to provide maximum privacy from the street, making a particular feature of the vast ocean views across Flinders Bay. The home is low-maintenance and makes use of materials that fit in with the property's surrounds. A combination of face brick, spottedgum external timber lining, and copper feature elements and facings were used. The home's design includes a simplistic single-storey elevation to the street, which hides the striking two-storey façade that incorporates a large cantilevered balcony. Timber parapets create visual impact The combination of timber-lined parapet walls of varying heights created a number of visual elements, with the spotted-gum wall cladding ageing over time to a silver ash colour and the copper to slight patina. Copper blades were used near the entry area to provide a striking, contrasting feature to the timber and the necessary support for the cantilevered entry cover. The lower level of the home includes three bedrooms and a living space, while the upper floor contains the main bedroom, study and

open-plan living area. D'Agostino + Luff Architects designed the home to ensure each habitable room features views of the bay. Sheltered courtyard The home also boasts a sheltered courtyard on the northern side of the block, which offers an external retreat that will remain calm during strong winds. D'Agostino + Luff Architects provided full architectural service including the design, construction documentation and the administration of the building contract. The company was founded in 1996 by Joseph D'Agostino and Stuart Luff, who joined forces after studying together at university. They specialise in residential architecture, but also design for the commercial sector. They complete three to four homes each year. Built by Multiplex, the redevelopment has almost doubled the Centre's existing size from 38,535m2 to approximately 63,000m2 of retail floor space. Construction took place in a live shopping centre environment.

3,000 car bays The project also includes the construction of a new multi-deck and shaded rooftop car park to increase the number of car bays at the centre to over 3,000. The transformed centre offers more than 220 stores, including the introduction of the first 'next generation' David Jones store in WA and a Target store to complement the existing major retailers in the centre - Kmart, Big W, Coles and Woolworths. It also features a range of food and dining options including a café and restaurant precinct with al fresco dining designed around a water oasis; a contemporary café terrace-style food court with outdoor seating; and a food market hall offering fresh food and convenience items. The centre also features children's play areas and improved access. Refurbishment of the existing Centre includes new floor finishes, updated lighting, painting, toilet and amenity upgrades, updated signage, ceiling upgrades and new mall furniture.
Designed to reflect coastal character The new-look Mandurah Forum has been designed to reflect the coastal character of Mandurah. For locals and visitors alike it is now the 'everyday getaway – a laid back oasis where people can shop, feast and connect. The redevelopment of the centre had a staged opening from late 2017 to early 2018. The complete transformation of the shopping centre includes an expansion in size to approximately 64,000 sqm, an addition of around 26,000 sqm; a brand new David Jones; a brand new Target; upgraded Coles and Kmart; Woolworths and Big W; five mini majors and some 220 retailers; a new alfresco casual dining precinct with a water oasis, and both indoor and outdoor cafes and restaurants; a new food court with an adjoining indoor-outdoor dedicated children's play area; a brand new fresh food market hall; and, a new multi deck car park with a centre total of over 3,000 car parking bays.

he challenges in completing this outstanding residential project were daunting on several key fronts. Not only was the working space tight but access for construction was also complicated, requiring meticulous traffic management and trade coordination – and even a live sewerage redirection. In the end the project in West Perth was a resounding success, eventually being honoured with an MBA award in the category of “Innovative Construction for Small Lots”. “It was an intensely programmed project,” recalls Adrian Gagiero, Director of Mercedes Construction. “Full trade coordination was required during the build due to catering for the small work areas

and heavy traffic. Deliveries had to be well timed and scheduled, which meant the building program was constantly updated to ensure the project was kept on track, and coordination of deliveries was considered with the local residents, taking into account the room on site and subcontractors' requirements.” Architect Barry Baltinas substantiates these difficulties. “The space that we had to work with was extremely tight and access for construction was challenging. The design responds to the site's unique connection to the water elements of the Swan River, the earth elements of Kings Park and the air elements of the space and views. The home's vertical conceptual framework responds to these whilst being constrained by its block size and topography.” Several applications were made to the council for permanent work zones and temporary road closures. “Prior to any road closures, pamphlet drops to residents were essential,” notes Mr. Gagiero, “to assist with the overall communication of the street access arrangements.”

A live sewerage redirection was also required on site, which meant a temporary system for a period of two months. “We had to re-organise the job around the sewer to ensure there was no inconvenience to the residents and broader community. Refurbishment of the existing sewer line was part of the overall house build, and was completed in stages when the project progressed around those works.” Design Connections with Earth Elements The 168 square metre lot is located in a cul-de-sac and the house is built on six levels comprising a basement, split-level floors one to
four, and a rooftop area with pool. “This verticality required an ordered sequence of zoning as you travel up the home,” explains Mr. Baltinas. “The home was prioritised accordingly, with living zones on the higher levels to take advantage of the views and outlook whilst the bedrooms were on the lower levels, providing a more serene tree-lined outlook. This ordering was also a direct response to acoustics.” At the street front there is a living green wall façade creating a natural connection to the public domain. Expanding and contracting similar to our breath – which connects us to life.” The external fabric of the home comprises exposed and washed aggregate concrete walls whose individual textures and colours draw inspiration from the colours and aggregate found in Kings Park. This natural texture continues into the home, encompassing the six-level central light void. “As you move throughout the building,” says Mr. Baltinas, “you continually have that connection to this earth element from both within and out.” The central light-filled spine that runs up the vertical void within the home also contains an open glass lift and stairs, with this glasssurrounded circulation space providing a continual connection to the external elements. The dining room is built in a mezzanine style above the living area and sits directly under the glass-bottom rooftop pool, “creating a play of light and colour through the reflection of the water elements whilst taking its visual cues from the Swan River beyond”. The angled glass skin that encapsulates the living and dining room creates a waterfall effect when rainfall navigates its way down the

glass façade. The glass-bottom pool features its own glass face wall cantilevered out toward the Swan River, and this rooftop space links directly to a kitchenette and living and relaxation area. “A location where the freedom to express subtle sculptural form in architecture links itself to this unique and rare setting,” says Mr. Baltinas.

According to Mr. Gagiero, “A high level of coordination was required to ensure that all the angles and connection points worked without any damage occurring. All panels were inspected by the builder for quality and consistency before being transported to the site. Both site supervision and strong rigging expertise were required to ensure the success of this vital element.” AFS panels were used in the basement structure, allowing the project to get out of the ground and up to street level in a compressed time-frame. Foundations were based on a screw piles design due to the existing main sewerage lines and the need to work around essential infrastructure in the area. Due to the nature of the site location, limited access and laydown areas, a tower crane was required. This necessitated a structural upgrade and design coordination with services to provide sufficient room for the crane base. One of the other main building challenges related to the difficult site conditions was the requirement for a combination of ground stabilisation techniques (screw piling and micro-fine grouting) to ensure the steep benched configuration of the land was suitable for the building. A public thoroughfare used by pedestrians, tourists, and exercise personnel was subject to extensive traffic management to ensure the safety of the public while allowing the work program and deliveries to be completed, including semi-trailers transporting precast panels down a narrow and steep street and the complicated logistics of delivering and dispersing more than 100 tonnes of marble. Other key issues that had to be resolved included the installation of more than 126 six-metre deep 220kN screw piles, completed in three stages as site access was tight due to limited work space and adjoining structures. The installing machine size was limited to a 13tonne excavator to provide the operator with maximum manoeuvrability around the site. Granite tiles and washed aggregate panels were chosen to take advantage of their high thermal resistance, thus improving liveability and decreasing energy expenditure to suit a comfortable environment. The house was designed to take advantage of the outstanding views. Aneeta windows with no centre transom were used for optimum results, and this philosophy was also applied to the

To add to the creative feel of the house a glass floor panel was inserted in the pool base – visible from the third and fourth floors. Energy efficiency was an important element in the design. Solar panels were used to provide a different power source to run the house during daylight hours; and the glazed façade incorporates double-glazing and motorised louvers to assist in obtaining a high energy efficiency rating. In conclusion, for Adrian Gagiero, in addition to the project's MBA award and its high-quality finishes throughout, other aspects that gave the team a special sense of satisfaction and achievement were “dealing with clients, neighbours and authorities to ensure we minimised the impact of our works while allowing the construction processes to proceed: the innovative building techniques and materials used to accommodate a unique design; and a construction program meticulously created to ensure seamless delivery and work processes for materials and trades”.

bviously we are not entirely impartial but we will say it anyway. When it comes to surfing, the Western Australian coastline has few – if any – rivals anywhere in the world. It is, quite simply, a veritable surfing paradise. For anyone planning to recreate that nautical haven indoors, we would therefore expect the experience to be of a similar incomparable quality, and that was unquestionably the case when Adam Blackwood the Director of Aloha Surfhouse decided to follow his dream which was three years in the making and set up Australia's first (surf-able) indoor wave pool here in WA.

To bring this innovative and intriguing project to fruition, they turned to Kurt G. Vravnik Constructions, who have a diverse background in the industry. According to KVC, Aloha Surfhouse was “just up our street”. The project comprised the conversion of an established retail factory/warehouse unit into a multi-function recreational facility. “The original scope included the construction of an indoor surf pool 10 metres by 18 metres with a maximum pool structure depth of four metres below the existing floor slab level. This scope included viewing galleries, cafeteria and kitchen, changing rooms, toilets, reception area, retail area and alfresco café area.” Once the initial design was approved the scope was increased to include a clip 'n climb indoor climbing centre, together with a yoga centre and party rooms.

“It is like a conventional wave pool but on steroids” One of the main challenges was designing and constructing a canopy over the pool area which would capture the vapours and humidity developed by the pool. “This was achieved by constructing a hinged timber framework connected to the existing steel roof frame, and covered with lightweight sheet cladding. The canopy has outlets connected to a large air handling plant to circulate fresh air under the canopy.” Another challenge involved excavation work for the pool inside the existing factory unit. The team had limited access to the site and were required to work under the canopy constructed over the pool. The canopy had to be constructed before they started the excavation works, as its construction would not have been possible after the pool was excavated.
Various options for the pool excavation were considered but the chosen solution was a combination of chemical grout stabilisation to depths of up to two metres. For the deeper excavations, steel beams were concrete-piled into place at regular centres, and sections of the existing reinforced concrete floor slab were cut to width, placed between the steel beams and allowed to “sink” as excavation works were undertaken. “This allowed us to recycle a large portion of the existing floor slab.” The build also required its own separate substation to support the four large submersible pumps that power the waves, the mechanical engineering and the overall electrical demands of the project. To meet the tight project deadlines KVC coordinated 30-plus teams of skilled specialist contractors who often were required to be on site seven days a week.

To meet the project timeline, a 2.5tonne transformer had to be air-freighted to the site from the U.S. to power the huge pumps that create the waves. Many components were also fabricated and shipped from the U.S., Germany, Canada, New Zealand and Turkey. The wave machine is a patented system, so little technical information is available. It is, however, quite colourfully described as being “like a conventional wave pool but on steroids”. There are plans to construct a Surfhouse in all capital cities around Australia. Kurt G. s the academic year got underway at South Metropolitan TAFE in late January, students and staff discovered that their facility was anything but “the same old TAFE”. The tertiary institution is now housed in a brand-new building, constructed in Murdoch by EMCO Building. The outstanding facility perfectly showcases EMCO's significant expertise in the education sector, built up over many years on projects throughout Perth and regional Western Australia. The project reached practical completion in November 2017, in time for the arrival of the 2,000-plus students who study a wide variety of courses at the campus.

From first glance, it is apparent that the 11,500 sq. m building, built at a cost of $43 million, is a world away from what many people picture when thinking of a TAFE building. Without a doubt, the most eye-catching feature – and the first thing visitors will notice when they approach the building – is the distinctive suspended façade. It not only adds visual appeal, it was designed by architects Armstrong Parkin Architects to serve as a shade screen across the northern face of the building. The façade is constructed of fibre reinforced concrete panels, utilising an innovative technique to minimise weight. Without traditional reinforcing, the structure's weight has been reduced by at least 20 per cent. It is cantilevered and hung from the building's second and third floor slabs.

As EMCO Building's CEO Ron Keogh explains, the feature provided one of the biggest structural challenges for the project, and was the subject of considerable discussions during the planning stages – particularly in terms of how to minimise the risks involved in having such a large structure attached to the front of the building. “The installation process took a couple of weeks and was quite a meticulous operation. It came in segmented pieces which were lifted into position by crane, and bolted to the supporting structure. It's a bit like a giant meccano set. “It certainly gives it that 'wow' factor when you arrive.” The new training and administration building for South Metropolitan TAFE, formerly known as Challenger Institute of Technology, includes facilities for the teaching of a wide range of courses, from hairdressing, massage, beauty, nutrition and fitness, community studies and early childhood to information technology, business and management. The ground floor of the new building contains specialist training facilities, including eight hairdressing and beauty salons, a gymnasium and a simulated office, a library, cafe, and student amenities and student services areas.

The first floor contains further general and specialist training facilities including a virtual nursery and playgroup, computer laboratories and learning areas, while on the second floor are staff offices, meeting rooms and amenities areas including a large balcony. The success of the project is in no small part a result of the very close working relationship that developed between the EMCO Building team, Armstrong Parkin Architects, and the client. Stepping inside, one of the first things students see is the magnificent, broad ironbark staircase that links all levels of the building. The balustrade was wrapped in Baresque, an acrylic product which was used throughout the building, featuring in the cabinetry in several of the reception areas and teaching facilities. Timber, including Western red cedar, has also been used extensively throughout, most notably featuring in the soaring ceilings in the entry foyer. Site access, which was very restricted due to the location and the extensive footprint of the development, created a number of challenges for the team. Prior to the commencement of structural works on the building, the project required approx. 26,000 m3 of clean fill to be imported

structural topping, a combination precast concrete and Ritek wall system core, and insitu reinforced concrete stairs. The structure at Level 7 is also complimented by structural steel columns and roof members. Overcoming Tight Site Footprint As mentioned above, infrastructure blocked in the project on all sides. To the north and the east of the boundary, explained Project Manager Steven Pilling, the site was bordered by Shenton Avenue and Davidson Terrace (respectively) – two major roads used by the City of Joondalup. Adjacent to Shenton Avenue is Joondalup Health Campus and adjacent to Davidson Terrace is a café strip and highrise apartments – neither of which could be impeded by Georgiou traffic during construction. To the west, the site was bordered by Joondalup House, which is currently tenanted by the Department for Child Protection and could not be encroached upon. To the south was Joondalup House's carpark, which also could not be blocked off during construction. The entire site footprint was 5,197 square metres, with 2,219 square metres taken up by the development. “The project required a very high level of client interface in order to ensure it ran smoothly,” said Pilling. “Heavy emphasis was placed on the coordination and liaison with key project stakeholders including the client, designer, City of Joondalup and subcontractors. Given the close proximity of the project to major roads, businesses and infrastructure, as well as local residents, the project team had

“For Georgiou, we strive to work closely with our clients to value-engineer the best solutions, whether they result in time or cost savings or a safer construction methodology to protect our workforce” to negotiate throughout the build to minimise their impact.” The team were restricted to work hours between 7am and 7pm six days a week. “Deliveries and concrete pour times also had to be negotiated with the City of Joondalup well in advance to ensure minimal disturbance to the surrounding area.” Solid Commitment to Innovation and Buildability Several innovative construction techniques were adopted on the project to provide cost and time savings on the construction programme, according to Pilling. “The design of the project was subjected to a continuous review process to enhance buildability and provide better value construction options throughout the project lifecycle.” These key contractor innovations and problem-solving issues included: Construction of core – the original design for the core was revised to compliment construction sequencing. Geometry of canopy – the modelling and detailing of the canopy took the team a number of weeks to perfect before construction began. “The connections from primary to secondary steel proved to be more difficult than anticipated and provided significant challenges to Georgiou and its specialist subcontractors.” External façade installation – the curtain walled façade was reengineered by Georgiou so it could be installed internally to reduce reliance upon the tower crane, with the added benefit of improved safety. “The project team used a curtain wall system rather than a stick build system to ensure the installation adhered to the

construction programme. The façade was delivered as ready-tohang panels, which the team could simply hoist and bolt to the primary steel instead of having to use a framing system. This saved on time and money, in addition to eliminating the need for perimeter scaffold for installation.” Transfloor flooring system – the team decided to fix all handrails to the end of the transfloor planks before lifting instead of after. “By using this innovative technique, the team mitigated significant safety risks associated with open leading edges.” As for other significant, aspects…the project's main external feature is its steel frame architectural canopy with Apolic Cladding – an aluminium composite panel with a mineral core. The façade features stark white aluminium louvers and perforated folded screens, which give the development its distinctive look. Supplied by local company Denmac, the screens are constructed from three-millimetre aluminium, which helps to reduce solar gain on the floor plates. Each panel is finished with a white powder coat and is bent in three places to give it a distinctive diamond shape. One of the major commitments to sustainability involved removing all waste from the project by an approved company, with all appropriate reports provided. “Waste was separated into various streams to allow for recycling of steel products for disposal into the most appropriate facility for concrete, general waste and organic waste. As an end result, the project recycled an average of 97 per cent of all site materials, which we aim to achieve across all our projects,” concluded Steven Pilling.

he setting of a deadline for a building project will be influenced by a number of factors, not the least of which will be the client's timeline for occupation of the building or premises. Deadlines can thus be critical in a commercial setting where the achievement of time objectives can make a difference between profit and loss for the client. Time was a vital ingredient of a recent project for TRICON, who were contracted to construct a new Dan Murphy's store at the Secret Harbour Shopping Centre under very tight time constraints.

Project initially delayed The project had initially been delayed due to planning issues and the client was keen to get it completed in order to meet their tenant's deadlines and to increase patronage at the shopping centre. Throughout the construction phase TRICON worked closely with the tenant Woolworths Ltd and their fit-out contractors to facilitate an integrated fit-out, commencing some eight weeks earlier than originally scheduled. Through the acceleration of the base build works the certificate of occupancy and PC was achieved much earlier than scheduled, enabling the store to open in November 2017 – to take

Premises build in 16.5 weeks In achieving the client's objectives, TRICON constructed the premises in an impressive time frame of 16.5 weeks, which was a remarkable 10 weeks ahead of schedule. Located some 62 kilometres south of Perth, Secret Harbour is a short distance from Rockingham and Mandurah and is commonly perceived as being an outer suburb of the capital city. Its beach is popular with locals and attracts visitors from nearby localities.
With the southern coastal strip continuing to develop, the demand for expanded and more modern shopping facilities has also grown. As a consequence, the Secret Harbour Shopping Centre has undergone a major $58 million development, with the upgrading of an existing Woolworths store and the addition of major retailers including Coles, ALDI and Dan Murphy's, together with a host of smaller retailers. Minimum disruption required As well as the time constraints involved in the building of the new Dan Murphy's store, TRICON was also required to construct it with minimum disruption to the existing centre and its tenants. However, one of the most significant challenges for TRICON was the fact that although they had been contracted to construct the Dan Murphy's project on 2012 specifications and documents, they were instructed to deliver to the new 2017 Dan Murphy's brief, which placed even greater pressure on procurement and lead times. Collaboration and communication between their client and Woolworths Ltd (the tenant) was thus paramount to the success of the project. Also crucial was communication with the Development Manager and Centre Manager on daily construction activities and the use of the car park and shopping centre entries in order to minimise any potential impact. The project site was consequently restricted to a very confined area so that car parking was not impacted. To this end, TRICON used precast concrete wall panels produced off site and delivered on the day of erection.

Costs were controlled through the judicious selection of materials, while careful design provided an open feeling that could have so easily have been lost because of the narrowness of the block. The main materials used are James Hardie Axon Board and Exotech raw. The house was designed with a number of notable and innovative features including a pitched lined ceiling in the kitchen and dining area, a glass faced rendered double-sided fireplace, and polished concrete floors.
Front view is deceptive The front view of the residence is deceptive. From the outside the house looks quite modest because the actual length and openness of the house are not readily apparent. However, after passing through the front door and into the kitchen, the whole interior opens up to create a unique feeling of spaciousness. Marc MacKinnon was the project manager on the project, assisted by the Mackbuild team and designer Drew O'Dwyer from Oxstudio. “The project shows that even when working with a tricky, narrow space, through careful design, combining materials and space you can create a home that works really well and has a great feel,” Mr MacKinnon said. Two in one In a recent project, Tallwood Constructions were approached to provide a price to demolish two existing homes in the south west region and to build two new homes – mirror images – together with a freestanding boathouse. The brief called for the replacement of the ageing home with well-designed modern residences and required the design to make the most of the exceptionally well-positioned seaside block. Although the concept called for mirror images, the building was designed as a single entity rather than two separate dwellings joined together. However, each half was required to function as an individual dwelling.

Designed with sea views in mind With the block being right on the beachfront, full advantage of the beach and sea views needed to be taken, ensuring that the seaside outlook could be enjoyed all year round from carefully designed entertaining areas that could be enclosed during extreme weather conditions. The beachfront weather and the fact that the only access to the block was from the rear via a busy road were the main challenges to be overcome.
Aluminium shutters were employed to enclose the ground floor entertaining and outdoor kitchen while the design of the first floor balcony protects it from weather and at the same time maximises the sea view. Double glazing and cavity insulated ground floor brickwork, together with the installation of structural insulated panels (SIPS) to the first floor, reduce noise and help to negate the extremes of weather and temperature that can be common in the south west.

The cost to the environment and the consumer has also driven change in various areas of the construction industry and the lack of quality sand for concrete has driven up prices due to transport costs from outlying areas. However the truss and frame method has presented itself as a viable alternative. The epitome of lightweight construction, it cuts the cost from the ground up, from foundations through to roofing materials. In the domestic market the reduction in block size has not only reduced the footprint of homes, it has increased the need for a second storey. Now, rather than having to wait for concrete to dry and cure, stud frame and cassette and joist flooring allow the next floor on a building to be installed almost immediately. Innovations, such as durable, fashionable colours and fire retardant cladding, are being introduced regularly. Aerated Concrete Panels as well as Compressed Fibre Cement products can be applied over the top of cassette flooring systems as well as

timber and steel joists, with timber or concrete toppings used to reduce noise and maintain a solid substrate which can be covered with carpets and or timber flooring. Cold-formed steel framing Since the earliest examples of cold-formed steel framing found their way into Australian homes and low-rise buildings more than two generations ago, steel has been demonstrating its credentials as an ideal offsite manufacturing material. Technological advances – particularly in the last three decades – have accelerated the move to smarter, lighter, stronger and more durable structural members and components for every part of a building's structure. At the forefront of this transformative wave has been the digital design and manufacturing revolution, forcing the reinvention of every part of the manufacturing process. Lighter and stronger steels have enabled production equipment to reduce in size, enabling higher volumes of customised assemblies from smaller
spaces. Computer guided manufacture of most components integrates smoothly with the digital space in which buildings are now almost universally constructed. The fundamental attributes of steel are showcased in this emerging landscape: high strength-to-weight ratio, enormous versatility, low wastage and outstanding durability are just the beginning. When a steel-framed offsite assembly is designed and constructed, it will hold its physical dimensions and functionality throughout the rigours of transportation, installation and service conditions. It will meet every fire resistance requirement and resist attack from biological and environmental agents. A number of builders are using floor cassettes to speed the construction of town houses in South Australia. The choice of light, strong, durable cold-formed steel also enhances the other materials essential to a successful project. Floor cassettes take off One manufacturer of light gauge steel framing, services the residential and commercial building sectors. Their core products include wall frames, floor joists and roof trusses, with approximately 90% of projects completed on a supply and installation basis. The prefabrication of frames and trusses is absolute in the LGS environment and it makes good sense to look for ways to expand on the many benefits afforded by steel framing. While floor cassettes are far from being a new technology, the system has been relatively off the radar in the South Australian market. With the recent increase in medium density and multi dwelling construction in Adelaide the opportunity to reduce build

times, improve safety and de-clutter the work site has led to the development and roll-out of floor cassette systems. Builders and developers alike are showing a great deal of interest in the system and they have been quick to acknowledge the need for change from traditional building methods given the smaller building footprint, the emphasis on worker safety and increasing pressure for build time reduction. Cassette sizes vary from 12m2 to 24m2 with optimisation of materials and labour being a primary consideration. Joists are an open web design made from steel, providing ease of access for plumbing, electrical and air conditioning services. Floor cassettes are designed with the builder's chosen flooring material in mind and wet area set downs and the associated wet area flooring material are built in.

Cassette design criteria ensure that the majority of loads do not require permits or escorts. In most residential projects the truckmounted crane can be utilised eliminating the need for double handing and additional crane hire.
On average, an installation team of three can place a cassette and secure it to the frames below in 15-20 minutes, resulting in up to 250m2 of flooring regularly being placed in a single day. This activity would normally take the same team four to five days. For builders, the speed to install is the icing on the cake. Installation of upper walls and trusses can get underway the following day and the building site stays a lot cleaner and safer as a result of not having multiple packs of material staged ready for traditional onsite construction. With pressure mounting on LGS installation resources the local market becomes more aware and accepting of steel framing. The reduced time spent on site ensures the installation workers are moving on to the next all-important project sooner.

Self pierce riveting High-tech fastening in the form of self piercing riveting (SPR) started life in Australia in the early 80s. SPR is used to assemble cars, trucks, silos, steel frame houses and many other products around the world without the sparks, dust, smoke and noise associated with welding. For the same reason that car companies rely on SPR to assemble the whole vehicle body, fabricators of steel framing rely on it as a quick, consistent, reliable, high strength fastening method. SPR does not need pre-punched holes or post-painting, the rivets are auto-fed on a tape so that, at the press of a button, a rivet is set with continuous quality. Virtually weightless, the rivet tools are suspended overhead from an XY rail system to cover the full area of the wall frame or truss. Small locating dimples can be rollformed into the stud and plate and riveted over when placing one or multiple rivets in each joint, an advantage in cyclonic areas requiring higher strength joints. New homes more bushfire-resistant at lower cost Recent bushfires have again demonstrated the destructive power of ember attack. In fact CSIRO post-disaster surveys of bushfire damage typically find that some 90% of houses in bushfires are destroyed due to ember attack. However houses constructed with non-combustible building products have an inherent benefit as they cannot burn when subject to ember attack. As a deemed-to-satisfy solution in the National Construction Code, the National Association of Steel-Framed Housing (NASH) Standard for Steel Framed Construction in Bushfire Areas can be used for the design of steel framed houses in designated bushfire areas.

The NASH Bushfire Standard was developed from full scale testing of building assemblies by CSIRO using the most powerful bushfire simulator in Australia, which is located at the NSW Rural Fire Service training centre near Mogo, NSW. The NASH Bushfire Standard is based on non-combustible construction. In a nutshell, basically anything that might be reached by an ember or subjected to a radiant heat flux of 40 kW/m2 must be made from non-combustible material. The Standard covers dwellings with steel floor, wall and/or roof framing, steel roofing and a range of non-combustible wall claddings. Some of the benefits of using the NASH Bushfire Standard for design of homes in bushfire areas include: For major building elements, one solution for homes constructed in BAL-12.5 to BAL-40 and another solution for BAL-FZ Steel fascia can span up to 1200mm Steel roof cladding is not required to be sarked for BAL-12.5 to BAL-40 and normal sheeting installation can be used without additional sealing Normal component clearances and workmanship may be used on the building exterior. If the building is weather and verminproof, component detailing is adequate The format of the Standard facilitates easy selection and checking of the solution for each building element. romoted as a 'tropical oasis', Carnarvon is located some 904km north of Perth. Known for its banana plantations, tropical fruits, seafood and warm climate, the town is situated in the heart of the Gascoyne region. With an average yearly temperature of 26 degrees Celsius, Carnarvon can be an exceptionally pleasant place to live. The only downside is that the town is occasionally visited by tropical

cyclones, although they average only one every five years. The most recent was Cyclone Olwyn in 2015 which caused substantial damage and dislocation in the town. Construction projects in areas like Carnarvon must therefore take into account the necessity of designing and building structures that may have to deal with winds of cyclonic strength. A recent project in Carnarvon by Northern Aspect Construction – the building of 15 single aged living units – required particular attention to the probability that it would be subjected to cyclonic winds at some time in the future. Project of importance to town and builder The project was one of importance in Carnarvon as the town was lacking in aged care housing. It was also important for Northern Aspect Construction as this is the market upon which the company wishes to focus.

‘‘This innovative building construction method gave them the ability to increase the insulation quality and install better windows with an upgrade to a double glazed cyclonic system’’ This job was won via a tender put out by the Department of Housing, however the original tender specified transportable housing. Through the tender process, Northern Aspect Construction provided two tenders, one being an alternative tender. This alternative tender, which was won by Northern Aspect, provided the opportunity to change the building system from a steel frame system to a timber frame and steel portal system, the company's own unique structural system. This innovative building construction method gave them the ability to increase the insulation quality and install better windows with an upgrade to a double glazed cyclonic system. This method also increased the energy efficiency rating from 7.2 to 9.0 energy star rating, which greatly exceeds Building Codes of Australia requirements. Specific building technique employed After winning the alternative tender, Northern Aspect Construction were able to construct the units in situ and to implement their own specific building technique. The build time and tight budget were particularly challenging aspects of the project. Fifteen units needed to be completed within five months, which involved building over the Christmas/New Year period, and everything had to be built to withstand cyclonic conditions. Nevertheless, from the building designs to the
construction to colours, landscaping and key handover, the whole building project was completed within five months. The very short time frame for the project was achieved by working long hours and by employing a totally organised approach. All trades followed a time building program to minimise delays and all products were ordered and on site when required. Designed for older people, the units feature a high efficiency rating and are fitted with cyclone proof Forza laminated double glazed windows. External materials used include oak colour wood grain weatherboard, weatherboard mosaic panels, shale grey corrugated tin, surf mist Colorbond roof sheeting and charcoal Forza aluminium windows and doors. Gyprock walls and ceilings, together with ceramic floor and wall tiles, were used in the interior. A Gyprock shaft lined firewall was also installed. There have even been some innovative applications in roof construction, with everything from standard roof-lines to curved structures.
