Cutting-Edge Building Trends and the Fourth Industrial Revolution
A
theme that took centre-stage at this year’s World Economic Forum in Switzerland will have significant repercussions around the globe, covering a vast sphere of sectors including the Western Australian building industry at a regional level. The concept of a “Fourth Industrial Revolution” – one of the key issues discussed in Davos in January – is a reference to changes in the way we work, live and interact due to a combination of technologies. The term was coined by Klaus Schwab, founder and executive chairman of the Geneva-based WEF, in his 2016 book "The Fourth Industrial Revolution”. He noted that a technological revolution was underway "that is blurring the lines between the physical, digital and biological spheres". In other words, technologies such as artificial intelligence, autonomous vehicles and the internet of things are merging with humans' physical lives. Like the previous three “Industrial Revolutions – the first, powered by the steam engine; the second, mass production in new industries (steel, oil and electricity); and the most recent “digital revolution, highlighted by inventions of the semi-conductor, personal computer and internet – the fourth revolutionary era offers great opportunities for progress across a broad industrial spectrum. Here in Western Australia, companies in the building sector are already operating at the forefront of these new revolutionary trends, and we are pleased to highlight many of them in this March issue of The Builders Choice Magazine. Starting off in the commercial sector... Lanskey Constructions drew on their extensive previous experience working with Aldi in Western Australia to complete the base-build and fit-out works for the retail company’s latest outlet in Warwick Grove; and Tydan Constructions met the challenge of difficult terrain in Mundarang to raise the familiar golden arches of a new McDonalds.
Combining professional with personal requirements in a modernday workplace setting, Eldridge Homes completed an extensions project in Mindarie, adding therapy facilities to an existing residence; while, focusing on a more “traditional” multi-use concept, M/Construction were inspired by the style of Mount Lawley’s Federation-style homes in creating a stunning new development. Meanwhile, in Claremont, With_Architecture Studio and PS Structures transformed Christ Church Grammar School, consolidating and reducing the educational facility’s footprint in the process. On the home front... Parklyn Constructions carried out a substantial renovation and extension in South Perth; Contour Projects created one of their “niche build” family residences in North Beach; Danmar Developments highlighted the potential of living near the city in a premium North Perth location; and DMG Architecture catered for the “downsizer market” in Minim Cove. Elsewhere this issue, we offer congratulations to Azure Luxury Homes for their 2019 Master BuildersBankWest Housing Excellence Award; and look at a growing trend away from cavity brick and increasing interest in alternative methods of wall construction. And finally... a pacesetting government office project in Joondalup, designed by MKDC, built by SHAPE Australia and focusing on two issues that will play key roles in how the Fourth Industrial Revolution not only changes but also enhances our lives: nature and sustainability. Public Art, is, quite simply: art that belongs to the general public and is not contained within the confines of art galleries or museums. These artworks can take many forms, ranging from major monuments such as solemn Anzac Memorials – to irritating graffiti – to something totally ephemeral and whimsical such as temporary art installations and performance. What they have in common is that they are all, in a sense, creative expressions of ourselves as human beings – whose first attempts to ‘make our mark’ as it were, was daubing in ochre or inscribing with sharp stones on cave walls, stretching back into the mists of time. It seems to be part of our character as humans, to create, through the means of visual and tactile forms, whether two or three dimensional- icons and images, infused with symbolic meanings with which we express
within the formal environs of an art gallery. This is a personal and subjective approach, where basically the artist can do as they wish. The visitor is then invited into that ‘sacred space’almost like visiting a church for a solemn occasion, where one can contemplate, be enveloped in, and touched directly by the artist’s inner vision of joy, pain, angst, beauty or tranquillity. New Preparatory School unifies dispersed learning spaces Founded in 1910 and originally known as Christ Church Preparatory School, Christ Church Grammar School initially consisted of a single classroom with nine students.

ocated in Claremont and overlooking Freshwater Bay, the Anglican day and boarding school for boys has since developed into a prominent educational establishment with 1,650 students, providing pre-primary to Year 12 classes. A recently completed project – the new Preparatory School – has consolidated and reduced the physical footprint of the existing Preparatory School which had previously been dispersed across the campus. The project has facilitated the unification of all the existing
Preparatory School learning spaces into a single building configured over three levels, with general learning areas on the lowest and uppermost levels separated by a middle plane of administrative and specialist learning spaces. A key feature of the form and arrangement of the new Preparatory School is the central Innovation Hub. Sited within a large undercover play space this sculptural element houses Technology, Research and Innovation spaces.

Time frames and set budget achieved Bob Hancox, PS Structures’ project manager for the project, said his company’s involvement as principal contractor included program, safety, quality and cost. “Budget delivery was paramount to achieving the client’s expected quality levels and performing the work in a safe and timely manner,” he said. “Time frames were achieved and the budget that was set was achieved.” The challenges in building the new Preparatory School were unique in that everything had to be done within an existing school environment. Challenges included the location of the site within the campus, limited access through the main school thoroughfare, the requirement for students to be able to cross the access road during the day, and receiving large deliveries to the workplace.
Challenges overcome “This meant the management process involved the control of the access gates, control of the timing of various activities, and stockpiling materials during non- school times so we didn’t need to continually deliver material, particularly the structural elements,” Mr Hancox said. PS Structures is currently working on a number of other projects including AGEIS Aged Care Residential Facility Shorehaven, Iona Presentation College – Stage 5 and 6, Carine Senior High School Expansion for BMW, and Curtin University – Midland Campus. The company provides services in a number of areas: private and public tender, construction management, design and construction, and construction development. Roof Access Made Possible Through Safemaster Safemaster Case Study: Christ Church Grammar School Acknowledging Safemaster’s commitment and achievement in the height safety industry, Safemaster was once again engaged to work alongside PS Structures to undertake the entire height safety package for the new development of Christ Church Grammar School project to achieve safe roof access for on-going roof maintenance tasks. The comprehensive work scope includes design, manufacture and installation of roof access systems, as well as fall protection equipment. To gain access to the south and north roofs of the new developed building, SKYCLIMB fold-down ladders were installed to provide safe ceiling access and egress, integrated with internal ceiling ladder and SPACEGATE roof hatch. All this equipment works as one system to allow easy access onto the roof from inside the building. In addition, a total of 59m of SLIPNOT walkway was implemented to establish a safe walking path to protect workers against fall hazards, whilst safeguarding the roof sheeting from unnecessary traffic damage. SLIPNOT walkway is one of Safemaster’s founding products, its lightweight, non-corrosive and anti-slip
features make it ideal to suit the most demanding structural and environmental conditions. Another notable mention of the project is the PROLANE plant platforms which are custom designed to fit around existing plant and equipment. The revolutionary low-cost platform is a strong and lightweight aluminium construction to minimises the risk of roof penetration. s one of Perth’s most iconic neighbourhoods, Mount Lawley provided ample inspiration for a multi-use development created by award-winning M/Construction, part of M/Group. The three-storey M/25 by Match, located on the main road (Walcott Street), comprises 30 apartments plus six commercial units on the ground floor. According to director Michael Read, M/25 drew its design vision from the suburb’s Federation-style red brick and terracotta homes. It incorporates natural light and cross ventilation into the apartments via the landscaped, central courtyard. The apartments’ decor includes black

and white surfaces with elegant fixtures, creating a contemporary design with the end-user in mind. As a company aligned to M/Group’s own industry-leading values, Cameron Chisholm Nicol was engaged to design M/25 – and they remained true to Mount Lawley’s heritage. The facade uses contrasting shapes, materials and colours to link the lively urbanism of Walcott Street, and create a strong corner presence that is set to become “a local landmark, offering architecturally- designed living in a convenient and desirable location”. The main challenges faced by M/Construction centred on site constraints and logistics. “There was very limited lay-down area for materials” notes Michael Read, “and we only had one-side access during the duration of the build. This meant that all deliveries of materials had to be thought out and scheduled correctly. These would coincide with the requirement to have regular mobile cranes onsite and traffic management to coordinate traffic flow.”

Highlighted Project Aspects and Cutting-Edge Features Danpalon was used as the weather-proof backing material behind the perforated artistic screen at the building’s main entrance, “which provides a unique look to the building from the inside during the day, and the outside during the night”.

“The facade uses contrasting shapes, materials and colours to link the street’s lively urbanism” Black finish aluminium SHS sections were installed throughout many of the external openings (windows and balconies) to create a picture-frame effect on the building’s facade; and a smooth set plaster finish was applied to the external ground floor walls to create a point of difference from the other levels. As part of City of Vincent’s requirements, an art contribution was designed to include a wall mural by renowned Australian artist Kyle HughesOdgers. The brickwork walls also provided added appeal in comparison to the stud frame plasterboard walls. Elsewhere, an Acratex texture coat was applied to the external surfaces of the building, and an Acrashield coating was applied over the Acratex texture coat to ensure long-lasting added protection. This was substituted for skim coat in areas that M/Construction believed would have had issues with weather damaging the skim coat. M/Group is highly respected for its solid commitment to sustainability, and the M/25 project is emphatically at the forefront of industry standards in this respect.
“We strived for minimum waste by choosing specific products and ensuring all were accounted for during the build,” notes Read. “We used products that will ensure longevity for the building and reduce maintenance/replacement of materials. “Upgrading the water-proof coating to the level one landscaped courtyard area ensured that we would not have to worry about potential leaks and added maintenance to the car park area below, now and into the future.” All appliances installed have a high WELS and Energy star rating. One of the key successes achieved during construction was an ability to assist the client with design changes to upgrade areas of the building that M/Construction believed needed attention. “Redesigning the lobby area and incorporating a decorative timber panel ceiling not only improved the overall look of the lobby but also elevated the appeal for the end-users. “Taking on the mechanical ventilation as D&C, and simplifying it, reduced costs and eliminated the requirement for additional

housands of young apprentices, trainees and students are embarking on their WorldSkills journey as skill competitions kick off in regional and metro areas across Australia in the lead up to the 2020 WorldSkills National Championships. WorldSkills competitions celebrate excellence while creating opportunities for young people, who are passionate about their skills and training, to test themselves against their peers. These skill competitions provide young competitors with a support network made up of like-minded peers, industry experts and potential employers. Past WorldSkills Australia regional and national competitor now Skills Squad member, Anthony Cobb shares “I’d encourage anyone to have a go, and compete. It’s challenging, and you really have to push yourself, but it is a very rewarding experience. The skills and knowledge gained are so valuable, and will really benefit you in your chosen career.” The WorldSkills Australia Skills Squad are currently training with the hopes of being selected to represent Australia at the 2019 WorldSkills International Championships in Kazan, Russia. Outdoor lifestyle Accommodation for the clients’ young family was an important part of the brief, together with a need for an enjoyment of the outdoors, all of which led to the design including a large alfresco area overlooking a swimming pool. The home incorporates modern but warm styling with its functionality enhanced by the installation of high quality and tasteful fittings and fixtures. ature and local culture played key roles in a pacesetting government office project in Joondalup designed by MKDC and built by SHAPE Australia. According to client development manager Christian Perrin, the client commissioned a fitout because they were moving out of the CBD and required the amalgamation of several different departments into the one building. The project consisted of a standard building fitout but with all seven floors having to be completed at once. The client’s main objective was to reduce environmental impact during construction and maximise recycled content in order to reduce waste – and SHAPE Australia focused meticulously on this commitment throughout the project.

“To achieve their goals,” says Christian Perrin, “we engaged a waste management company who would provide us with a monthly report on the waste they had been taking. The report contained what percentage of waste went to the landfill and what was recycled. These reports were provided back to the client for reference. Completing the project on time was also of key importance to the client.” The overall design of the workspace, adds interior designer Alexis Kusinski from MKDC, was based on five key natural resources: subterranean, land, water, flora and fauna, and air. “This integration of nature and embodiment of each resource is most evidently depicted in the custom-glazing film design on each level, where photos of the local environment have been collated to create a uniquely Western Australian narrative. “This connection to the land is also expressed in the selection of materials, including the use of natural stone veneers, rammed earth and gabion feature walls. These organic elements bring the outside in, directly referencing the natural environment and exposing beauty in imperfection, sitting in juxtaposition to the other elements of the workspace that are more streamlined.”

The rammed earth wall was a first for the state, notes Perrin, comprising a concrete formed wall with various colours mixed through the structure, and predominately made of sand and cement, with layers and patterns. Other main aspects of the project included feature ceilings, the use of natural products, and the aforementioned focus on recyclable elements. In recognition of the new office being located on Noongar country, and to further illustrate the Department of Water and Environmental Regulation’s strong connection with the Aboriginal community, at the time of going to press, the Department was undertaking an “Expression of Interest” process, inviting a local Noongar Wadjuk artisan to work with the project team to create a 50-metre design for the front-of-house glazing film. The idea is for themes of Aboriginal culture and storytelling to create an immersive experience for staff and visitors, educating people about the Joondalup area’s rich Aboriginal history, particularly the significance of the wetlands and Lake Joondalup. Flexible Workplace Design... and Enhancing Wellness The office accommodates more than 700 permanent staff. All workstations are electronic sit-to-stand and all printer utilities are centralised, with the aim of promoting movement and wellness in the workplace. Each staff member has their own locker, allowing for flexibility in the future. The new workspace has been designed to a 5-star Green Star standard, with environmental sustainability a key focus of the design in all aspects. Each floorplate was designed to maximise natural light to the workstation areas, explains Alexis Kusinski, limiting most built form to the core. “All materials and finishes were consciously selected for their good environmental qualities, including their percentage recycled content and ability to be recycled at the end of their life.” Salvaged Blackbutt timber sourced from Harvey in Western Australia was used to

create all of the large meeting room tables and the impressive 24person boardroom table. “In total, 21 tables were designed and manufactured locally in Yallingup, supporting local businesses and reducing the overall environmental footprint. Another key feature of the design is the wagon wheels installed from the ceiling in the staff hub. These wheels were sourced from a local salvage yard in Perth and used to create a unique design statement.” The staff hub is brimming with character, equipped with a barbecue, table tennis table and diverse range of seating, including more intimate spaces defined by internal glass louvres. “The hub has been designed to look and feel like a modern cafe, creating a point of difference from the workspace, but still acting as an area for informal meetings. “We endeavoured to create a hub that focused on people’s wellbeing, a green and light-filled space that would bring people together.” Natural plants were installed throughout the workspace, promoting wellness through increased indoor air quality.

All large meeting rooms can be booked online or via the booking system terminal. Two large meeting rooms and the boardroom are equipped with state-of-the-art video conferencing systems, and all other meeting rooms have Skype for business available. The training rooms on the ground floor are divided by glass operable walls, allowing the entire space – which can accommodate up to 400 people at a time – to be opened up for large meetings and announcements. A number of meeting spaces have been left as “technology-free”; instead, equipped with sliding whiteboards and flexible furniture, “encouraging fun collaboration and impromptu brainstorming sessions”, says Kusinski. Upmarket unit complex on historic Knutsford Hotel site The popularity of near-city locations continues to soar, and for good reason.

or those who work in the CBD it means just a few minutes on the bus – or maybe an invigorating walk – to get to work rather than having to face the unpleasantness of a long, tiring and often frustrating commute by car or public transport. It’s the difference between arriving at one’s workplace fresh and ready to be productive, or frazzled and not really in the right frame of mind. Living near the city also means having easy access to upmarket retail outlets, various professional services and dining and
entertainment precincts. Indeed, the money saved on personal transportation costs can be surprisingly significant. A premium near-city site, the Knutsford Arms Hotel in North Perth, was identified by Danmar Developments as having the potential, scale and position for development and was acquired by the company in 2012. Conveniently located across the road from Blake Street Merchant, the site is also close to supermarkets, restaurants, food outlets and specialty stores along nearby Angove Street.

Danmar both developer and builder The project commenced in late 2017 and achieved PC in December 2018. With its diverse in-house skill sets, the Danmar team was able to take on the roles of both developer and builder to bring this mixed development to a successful conclusion. Danmar examined numerous design options and with the collaboration of the City of Vincent decided on a mix of units comprising of 15 one-bed units, 10 two-bed units, four commercial offices and a cafe, together with a full level of underground car parking. Finish and specifications were set to a standard worthy of the location and the demographic. BKB Building Group’s involvement spanned over a 12-month period with Danmar Development. General Manager of the BKB Building Group, Wayne Ellard, said: “Our major scope was the supply and commissioning of the building’s fire hydrant pump set. “This also involved assisting at the design stage with technical information and support, working through the finer points required in meeting the Australian Fire Standards AS2941-2013. “We were certainly excited about this project and obviously working with Danmar Development, all went as planned and we are looking forward to the next opportunity that arises.” Constructed using AFS and Dincel (poured concrete elements and light weight framework), the project has substantial presence with

highlighted yellow features, double glazing, curved feature corner design and an art element incorporated into the striking design. Danmar’s Commercial Manager, Thomas Tierney, said that specific risks were identified and dealt with in the project including boundary retention systems, construction within 3mm of the boundary, footpath retention, services in the vicinity plus planned traffic management during the build period. Dincel walling system was used in the basement, lift pits and water tanks. In all areas below ground level hydrophilic strips (waterbar) were incorporated and Xypex waterproofing agent was added to the mix to ensure best results. Aircon units on roof instead of balconies With owner comfort in mind, Panasonic Air conditioning units were strategically roof/basement mounted thus avoiding their placement on balconies. Design throughout the complex was directed towards ensuring end-users would have a functional, usable space that would stand the test of time. Enhancing the overall luxury look and feel, the development features double-glazed heavy-duty windows, bi-fold doors and sliders and highest quality finishes. Dulux Acratex was the choice on all external walls with vibrant yellow being the main feature colour – something a bit different to standard two-tone greys and whites. The council art 1% contribution – a binary

he opening of a small food store in the German town of Essen in 1913 was the precursor to the development of the world-wide retail colossus ALDI. An expansion program in the 1940s led to the opening of the company’s 50th store in Germany in 1954, growing to a network of over 300 stores by 1960. ALDI adopted the ‘self-service’ retail concept and continued to expand throughout the world to the point where there are now over 10,000 stores across three continents selling everything from groceries to liquor to lawn mowers. With over 40 stores in Western Australia, ALDI’s latest retail outlet has recently opened in the Warwick Grove Shopping centre.

Lanskey Constructions was appointed the fit-out contractor of the new store, in conjunction with completing the base-build works. The project superintendent was Maze Architects. Lanskey Constructions have a long-standing relationship with ALDI Australia and have completed several new builds and fit-outs in Western Australia. Lanskey was engaged by Vicinity under a design and construct arrangement to complete the ALDI base-build works which, in turn provided the opportunity for them to tender and win the fit-out works for the new store. Nine-week timeframe Commencing in early October 2018, the key requirement was to ensure that the new store would be ready for opening by December 12. A standard fit-out program is 14 weeks but through

Collaborating with Maze Architects on a daily basis to coordinate and incorporate the fit-out works into the base-build program and under the base build design and construct arrangement, Lanskey had the flexibility of being able to alter designs to assist with fit-out activities. The fact that the work was taking place in a busy shopping centre meant that steps had to be taken to avoid disrupting other tenants as much as possible. However the major challenge was to meet the ALDI completion date and the Lanskey team worked round the clock with clients, designers and subcontractors to ensure works were completed and
the store could open on time. This was aided by some night shift works with a number of subcontractors in order to alleviate any potential impact on follow-on trades and activities the next day. Challenge of working in busy shopping centre Another challenge arose due to location of the new store within Warwick Grove Shopping Centre: the new ALDI loading dock was located towards the rear of the store and had the potential to impact on the Kmart loading dock. Working closely with Maze Architects, Lanskey took the initiative to alter the design of the ALDI loading dock to ensure ALDI and Kmart could use both docks simultaneously, thereby eliminating cross falls.

he golden arches of McDonalds restaurants are ubiquitous throughout suburbia and many country towns, and the popularity of their product has seen the company continue to expand with new restaurants regularly opening. There is a common appearance and design to McDonalds restaurants, and consequently any challenges encountered in building a new restaurant are more likely to be those arising from the site rather than other aspects of construction. This was very much the case at a recently completed McDonalds restaurant in Mundaring where builders Tydan Constructions had to overcome a number of difficulties posed by the terrain and its composition.

Careful planning required Construction programs and timelines are critical to the successful completion of any project, particularly fast food: staff have to be employed, equipment sourced from the eastern states has to be procured, marketing and advertising material planned. Completion to pre-organised and agreed dates is of high importance. Careful planning is required to ensure the kitchen contractor has enough time to install, test and commission prior to opening, while decor fitout must be completed to the highest standards prior to the restaurant opening.
Mundaring McDonalds THE BUILDERS CHOICE
‘‘Tydan Constructions have completed 21 restaurants to date with new builds and refurbishments which include Mundaring, Jolimont, East Victoria Park (refurbishment), Mandurah and the award winning Melville restaurant’’ The McDonalds Mundaring Project involved the construction of a new fast food restaurant situated over two significantly sloping brownfield lots with existing houses that were demolished by the client prior to Tydan Constructions taking possession of the site. The site required extensive retaining walls, 6.5 meters high and all had to be done to suit the natural ground conditions. This was complex in itself as the site was a class 4 site (clay couldn’t be taken off site due to the prohibitive costs) and required all material to be retained on site including the extensive spoil that was generated from the stormcell system. Tough going in wet weather As the project was well into the wetter months and a higher than normal rainfall, the site conditions were very tough going and it was virtually unworkable due to the saturation of the clay. This was overcome after some investigation and engineering solutions were implemented resulting in the whole site being treated via lime stabilisation. This process physically changes the molecular structure of the clay into a more workable and compactable product.
Once the lime stabilisation process was completed, the foundations of the building could finally commence allowing the rest of the building to follow. The building process, inclusive of the lime stabilisation process, took a total of 26 weeks (six of which were delays in the stabilisation and wet weather). Had it not been for Tydan Constructions investigating and implementing the lime stabilisation process the client would have incurred substantially greater costs and the completion of the entire project would have been delayed. Clay sites need careful consideration Construction/Operations Manager Geoff Roepen said that the experience illustrated the fact that careful consideration and investigation are needed on works on clay sites which, where possible, should be programmed for drier months. “This would not only save the client money but deliver the building in quicker time,” he said.

lose to the Perth CBD and bordered on two sides by the Swan River, South Perth is just a couple of kilometres from Perth’s CBD and features many attractive amenities. These include the shopping and dining precincts of Mends and Angelo Streets, the picturesque South Perth foreshore, Royal Perth Golf course and Perth Zoo. The area also provides easy access to the freeway and Canning Highway. Just about anywhere in South Perth is a prime location and there is scant risk in this area of over-capitalising a residence or residential block. With many residences in the suburb beginning to show their age, substantial renovations are becoming more common. Such was the case in a recent South Perth project where Parklyn Constructions renovated and extended an existing 1960s home.

The renovation included the exterior façade, while the ground floor was extended in two directions. A new top storey was added with a new master bedroom, ensuite, sitting room and balcony. Important project for builder Parklyn director Roger Martin said the project has been an important one for his company as it is the first double storey extension that they have done in the South Perth area. “We met one of the owners through a business networking group and they were kind enough to let us quote on the project,” he said. “The project was designed by Urbanbox Residential Design, however the council requested some significant changes at the planning stage and, through unexpected circumstances, we ended up doing the construction drawings and engineering for this project.”

“Through our early discussions with the owners we were able to incorporate energy-efficient designs into the project.” The clients’ main requirement for the renovation/extension was to create sufficient space for their growing family. It was also important that the project should not look like an add-on to the existing home, and to ensure that the new sections were built as energy efficient as possible within budget constraints. The first floor was constructed with timber studwork and a timber suspended floor, then clad in the EPS cladding system and rendered. This, along with the extensive insulation used in the walls upstairs and along with the energy efficient smart glass used in the windows, provided a very comfortable living area on the top floor. Lightweight first floor eased load on ground floor The ground floor was constructed in double brick and rendered external walls to allow the old to blend in with the new, while the first floor used a lightweight timber construction to help
reduce the loads on the ground floor. The first floor was wrapped in orange board foam cladding and rendered to match the ground floor. The roofing was replaced with new zincalume as it tied in with the ambience of South Perth. As the work progressed an unexpected bonus became apparent in that there was a sensational view from the balcony on the top floor giving the owners a great panorama of the city skyline. During the early stages of the project materials were delivered into the property but as the build progressed it was necessary to have traffic management in place so that deliveries could be made on the verge and then moved onto the site. avity brick has been the predominant choice for external wall construction in Perth for many decades. There are a variety of reasons for this – an abundance of clay, availability of materials and labour, well-draining sandy soils that can be easily compacted to accommodate heavyweight construction, and a long held belief that houses built from brick are "just better". However, I think this trend has been slowly changing. While the majority of the project home building industry still build using cavity brick, in my own work I have observed an increasing interest in alternative methods of wall construction. Of the last ten or so

projects I have designed, only two have used cavity brick, and then only for the ground floor level. My first experience of working with wall materials other than brick occurred in 2009. I was designing a home for a young family who had recently returned from living in Melbourne, and who were accustomed to living in a timber-framed house. Their site was in Swanview, and had highly reactive soils – cavity brick wall construction would have required expensive concrete footings and pile foundations. We ended up using a structural insulated panel system (SIPS) that was lightweight and had high levels of insulation, which could be built quickly and cost-effectively in conjunction with a conventional concrete slab on ground. The SIPS system we used was relatively new at the time, but has now become a popular alternative construction method.

Civilisations around the world has been using brick for many thousands of years, and it is tried and tested method of construction. However, there are a few of reasons why brick isn't always the best option: Thermal mass: brick has a high level of thermal mass, which can help keep a building warmer in winter and cooler in summer by regulating the way heat is retained and released. However, too much thermal mass in a building can compromise the thermal comfort in a building, by making it harder to keep warm in winter (by absorbing too much heat from the air), and cause the building to overheat in summer (by retaining too much heat). In my experience, a house with good solar passive orientation and exposed thermal mass on the floor eg. concrete slab on ground is about the right amount of thermal mass.

Insulation: building materials with high levels of thermal mass generally lack insulation, which means they can't resist the flow of heat from one side of the material to the other. To build a wellperforming home using cavity brick will generally mean that insulation needs to be installed in the cavity. A loophole in the energy efficiency performance requirements in the current National Construction Code (NCC) has been exploited by a number of builders in Western Australia, allowing houses to be built without cavity insulation. However, this has now been addressed in the new edition of the NCC which comes into effect in May 2019. Embodied Energy: refers to the amount of energy that is required to produce a particular product or material, and typically accounts for the extraction, manufacturing, transport and disposal of the material. According to the Australian Government Your Home website*, a cavity brick wall (860MJ/sqm) has between 2-5 times

While materials with high embodied energy are not necessarily "bad", high embodied energy often means high carbon emissions, and so we will need to think more carefully about the materials used in building construction as we transition to a lower carbon economy. These are some of the reasons why the builders I work with and many of the homes I design today tend to use framed construction (mainly timber, but sometimes steel). Some of the advantages to framed construction include: Speed and convenience: framed walls can be modularised and pre-fabricated, and then assembled quickly once delivered on-site. For the houses where I have still used cavity brick, upper floor walls are built from framed construction, eliminating the need for brick hoists. Services such as plumbing and electrical wiring can be easily installed inside the wall frames – no need for brick chasing. Flexibility and choice: There are variety of cladding materials and external finishes available that can be used in conjunction with framed construction – this makes it possible to articulate the facade of a building in different materials, which can help to create more interesting designs. Framed construction can also accommodate changes in the building geometry such as projecting or recessed walls, which is helpful since I'm an architect and tend to design more complicated shapes! Performance: With appropriate levels of bulk insulation and sarking correctly installed as part of the external wall, framed construction can provide a high level of thermal performance,

while also avoiding moisture and condensation issues. Steel framing requires the addition of a thermal break between the external cladding and the steel studs to minimise thermal bridging, but there are easy to install products available for this purpose. Framed construction can sometimes experience issues with sound transmission compared to masonry construction, but there are a variety of factors that can impact this other than just the wall construction. Incorporating higher density wall insulation or plasterboard, resilient mounts and ensuring gaps are properly sealed can also help to address unwanted sound transmission. Cost, of course, is probably the most significant, influencing factor in the decision making process: we've found that for the houses I design, framed construction is more cost-effective compared to cavity brick and masonry construction. As I wrote earlier in this article, there's nothing wrong with brick, and it can still be a cost-effective way to build a well-performing home; new and innovative building materials are not necessarily better. However, we are developing a greater understanding about the impacts of the building and construction industry, and now consider a wider number of factors when deciding how we build. I've found the ubiquitous use of brick isn't always the best option, and saying "but that's the way we've always done it" is becoming a less convincing justification for keeping things unchanged. I believe greater choice – brick, framed and no doubt others – will ultimately result in better quality, higher performing buildings that will benefit homeowners as well as industry. *http://www.yourhome.gov.au/materials/embodied-energy

MG Architecture had a clear vision when engaged by developer Blackburne to create a benchmark project catering for the “downsizer market” in Minim Cove. It was important for the bulk and scale of The Cove apartments to remain consistent with the existing developments in the completed LandCorp Minim Cove residential subdivision. According to DMG Architecture Principal Lindsay Allen, “The apartment design is consistent in scale and materiality with the neighbouring established houses and natural landscape. The building was designed to provide a frontage that contributed to the interest and safety of the neighbourhood.”

Blackburne’s brief for the 2,884 square metre site was to create a product offering to assist with the transition from single residence to apartment living in the exclusive location. As a result, DMG Architecture were committed to developing an exceptional offering of 26 private apartments, “each uniquely designed incorporating spacious living areas, large balconies and terraces, large storerooms and car parking. There are no pools, gyms or yoga rooms within the development. The surrounding natural amenities of river, ocean and parklands far outweighed the need for facilities, keeping strata levies significantly lower than comparable developments.” The result, says Lindsay Allen, is that overall the apartments have provided an increase in accommodation choice in the area. “The dwelling sizes respond to the social and locational context of the site and meet the needs of the local community by allowing

“The building was designed to provide a frontage that contributed to the interest and safety of the neighbourhood” mature families the opportunity to downsize, with some residents moving from within a one-kilometre radius. “Many residents have reported an increase in social interaction with their neighbours in The Cove development, greater than experienced in the surrounding residential suburb.” Close Engagement with Neighbours to Minimise Impact The project is nestled on a steeply banked site in North Fremantle, and the design required an innovative approach and engagement with the neighbours to minimise the impact on the established residential community, including a staged construction process. The built form mass was split over two levels to respond to the 13.5-metre sloping topography. To mitigate the development’s perception of bulk and scale, the design incorporated a skewed orientation of built form on the upper terrace; a dynamic roofscape along the street frontages; a variety of building materials, openings, angles and wall structures; landscaping provided in the street verge; and a landscaped roof terrace to reduce the impact of a roof structure in the foreground. The key structural challenge, due to the site’s slope, required a concrete reinforced retaining wall to be built at speed to ensure
that the integrity of the existing main utility services was maintained, including a high-pressure gas main and pedestrian pathway. “We were mindful that an interruption to services would impact on neighbouring established properties and the broader local community.”

In addition to the ground level stone retaining wall, the project comprises a two-storey development above and a landscaped garden deck visible to all occupants and visitors on entrance from Tyrone Street. The apartment planning was designed to maximise the view corridors, with each individual apartment vista being screened and distinctive to its adjacent unit. There are two separate basement car park levels and a minimum of two car bays per apartment. Car parking for the residents was designed to have unobstructed access from the least-used road, keeping traffic away from the main roads, limiting build-up for the neighbours and creating a safer environment. The collaboration with, and contribution of, various consultants was pivotal to the development’s outcome, says Mr Allen. “The Cove’s success was not possible without the careful design, coordination and execution of electrical, mechanical, hydraulic and services disciplines.” Specialist lighting consultant DJ Coalition’s key contribution was to highlight the architectural forms at night and enhance the development, with lantern elements strategically located throughout the landscape and roof terrace concept. As Fremantle Mayor Brad Pettit noted, CAPA’s landscape team were involved with designing The Cove’s first ever “green roof” on an apartment in the City of Fremantle. Further enhancing the project’s “green” credentials, a life-cycle sustainability assessment was undertaken by CADDS “to maximise the initiatives and benefits to the apartment occupants in the short and long term”. An ESD Strategy was prepared and detailed the overarching approach to achieving a highly sustainable outcome.

Contemporary Aesthetics Highlighted by a Bold Design The architect proposed a simple yet bold design in response to the site’s prominence in the North Fremantle precinct. In order to affect “a balance between strong, crisp architectural forms and finishes with commercial constructability”, DMG Construction partnered with the architectural development team to ensure the external finishes met the client brief while ensuring durability and longevity. “The primary concern was the location of the development in close proximity to the ocean environment. Careful detailing and selection of materials and contractors ensure effective resistance to the sun, salt and wind in a harsh coastal environment.” As for internal finishes, the aesthetics in The Cove apartments’ design feature “a modern contemporary concept with clean lines and flat planes, combined with intricate finishes and materials to enhance the views and natural light into each apartment.” The civil works component of the project provided another major challenge, due to the location and size of the site. “Careful planning and programming by the project team ensured that the civil works were completed efficiently to maintain the construction program.” Early consideration of the construction methodology enabled terracing of the site and benching two main levels to work up from the lower and down from the upper until the two faces joined. “This required careful coordination by the construction site team to work safely, on two faces without impacting the surrounding residents, businesses, transport, services and utility networks.” The site’s constraints were overcome on all occasions through a collaborative and consultative approach adopted by DMG Construction, the architect, consultants and numerous authorities and stakeholders.

“They old concrete arch verandah was pulled down and we created a new timber and sheeting verandah,” Mr Oliphant said. “The eaves at the front of the home and all around the house were lined with timber battens about two inches by half an inch (5cm x 1.3cm). In some areas you may have eight battens all lined up in a row. They were all put in individually one by one, then the painter had to go around and seal them all and cover all the fixing marks. The timber battens are a really great feature to the house.”
Earthwork challenges The owner and director of Eldridge Homes, Jensen Oliphant, said that when the home was built the earth working equipment that we have now was not available. “When you put a penetrometer into the ground it just drops through it,” Mr Oliphant said. “We were trying to build up next to a house that needs compaction to a certain level and trying to do that to a house where compaction levels are not there is a challenge in itself. “We dealt with each challenge as it came and often just had to think outside the square. We had to build part of the ensuite extension into the master bedroom in the existing home and compact the area.” Maintaining the Federation style of the house began with the front verandah.

For example, new skirting boards, architraves and cornices were added and a loft was built into the ceiling space over the new extension, which can easily be transformed into a room if needed at a later date. With the consent of, but without cost to the owner, the roof frame was constructed to the extension in such a way that the ridge did not require supports. “We always think of potent opportunities that will benefit our clients and we don’t ignore them,” Mr Oliphant said. “There was obviously old plastering work that needed to be fixed up. We had to rewire the entire home, so there was a lot of patching involved. n recent years the workplace has changed and evolved for many people. Where once workers left home every day to go to work, whether that be an office, workshop or a factory, many now have been able to take advantage of the advances in communications, particularly the internet, to work at home and avoid the dreary, de-enervating daily commute.

Local councils have also become more tolerant of professional people setting up practices in their own residences and this has enabled even more people to work from home. A recent project by Eldridge Homes in Mindarie, where extensions were made to a residence in order to provide therapy facilities, exemplifies this trend. The work included creating two therapy rooms, a waiting room and a bathroom. In achieving this, an existing bathroom was fully renovated and a bedroom was turned into a laundry. A separate entrance to the main part of the house was put in so that clients could easily access the therapy suite and privacy could be maintained for the residential area.

The plans not only allowed the client to run her business from home but also provided for the possibility of changing the new extension into two separate 40 square metre studio apartments. This could be accomplished by modifying the waiting area to become another bathroom which could be accessed from one therapy room, and installing a door between the other therapy room and the existing bathroom. These apartments could then be rented to create a permanent income from students or Air B&B holiday makers, or used as accommodation for family members such as adult children or elderly parents. Director and owner of Eldridge homes, Jensen Oliphant, was involved in every part of the renovation and extension process.
Mr Oliphant said that the owners are very happy with the extension and renovations to their home.
Going the extra mile “The client wanted to create an extension from which to run her business,” Mr Oliphant said, “So I went to the council to establish whether she was able to run this type of business from home. I obtained the necessary paperwork for her application and I assisted her with completing the application. “The fact that I was able to help her achieve what she wanted and provide personalised service before we had even signed a building contract helped in her decision to choose Eldridge Homes over other building companies. “You have to go the extra mile and help people as much as you can. People are time poor and often not sure how to achieve what they would like so you need to be prepared to find out all the necessary information for them as well as helping them design and plan for what they need. People appreciate specialised service.”

Steve Di Fulvio from Azure Luxury Homes said one of the client’s most important requirements was to have the open plan living on the ground floor, which has the added benefit of also utilising the uninterrupted views over the hills. Mr Di Fulvio was particularly pleased with the timber joinery on the job, as well as the three metre high book-leafed tiling to the feature bathroom and en suite. “We were overall happy with the detailing and quality of the work, which is a testament to the trades,” he said. “It’s about surrounding yourself with the right guys and tackling challenges as they arise.” Commenting on the overall visual appearance of the residence, Mr Di Fulvio said the client wanted a minimalist look with clean lines.
