t's hard to believe that we are already a quarter of the way through the year! Just as we get through the Christmas break and get back into the swing of work, we are already ticking March off the calendar. As usual, Western Australia's building industry has been active, producing excellent projects as it always does. We are proud to feature projects such as Harrisdale Senior High School (a Taylor Robinson/EMCO project), Sealy Australia's new WA office, sales and manufacturing facility (built by Thomas Building), The Metro Hotel (an SPH Architecture + Interiors/DCI/Total Project Management collaboration), and St Vincent de Paul Society's new headquarters (designed by
Meyer Shircore). These projects showcase the continual efforts of our talented and hardworking architects, interior designers, builders and consultants, who always put the client and their project first. Similarly, another pool of talented companies who continue to demonstrate their skills in a range of residential projects, range from unit developments (built by Dasco Building Group), through to new homes in Applecross, Claremont and Eagle Bay (from Contemporary Design & Construction, Piran Builders and Tallwood respectively). Then there are the individuals who continually strive to improve standards within the industry – individuals such as Alex Robinson (from North Coast Design)

Marty, can you explain what your business UCC does? Simply put, I'm in the business of helping sales teams and individual salespeople win MORE business. UCC provides professional training, coaching and mentoring to those committed to improving their results. Irrespective of sales experience there is always another level, whether it's converting more leads, shortening the 'buy-cycle' or increasing sales margin. We teach ethical strategies of influence and sales psychology to guarantee results. You use the word 'guarantee'. Do you guarantee results? I believe in putting my money where my mouth is and I've never had to refund a workshop or consulting fee yet. It's all about adding value to the
customer beyond their expectations. The results of my training are immediate. Regularly, I'll be approached by a workshop participant on the second day and they will tell me of the success they've had overnight. I just love it when they say they've just won business that they would never have got before learning the strategies on the first day.

I've heard you being called 'The Sales Psychologist'. Is that your qualification? Even though I've been studying psychology for 20 years I'm not a clinical psychologist, but I am qualified as a Master NeuroStrategist of NLP which is a specialist field of behavioural psychology. The phrase 'sales psychology' deals with the thinking and behaviour of both the sales person and the buying strategies of the different types of client personalities. Put it this way, when you're able to sell to your customer in the same way that they will buy your product, you will win more business more often.

RESIDENTIAL & COMMERCIAL That obviously isn't all there is to it, surely? Of course it is! Let me ask you two questions. When did you last go to a place with the specific purpose of buying something, they have it in stock, and it's about what you expected to pay, but you ended up leaving and buying from the competition at the same price? Why was that? Because you didn't like the salesperson or the service! I've asked this question all around Australia in every workshop, and it's always the same answer. The salesperson and or the service they provided got in the way of the sale. Now logically if the product/service meets your needs, no salesperson would ever deliberately stop you from buying it, but inevitably they do so without even realising. Interesting. So why do salespeople do that? The problem is that the salesperson doesn't understand your 'how YOU buy'. We all have our own buying strategy and we love to buy our way. Nobody likes to be sold to or told how to spend their money. But it's actually not the salesperson's fault if they've never been trained properly. All sales people sell the same way they buy unless they've learnt otherwise. It's actually normal. That's how I failed so miserably in my first sales job. It wasn't until I discovered 'chameleon selling' did I start to succeed in sales. This lead to mastering the influential selling strategies in NLP and things really kicked off for me in a career that has now spanned numerous market fluctuations. I'm not saying this to boast because I've known many very gifted sales people, but as I mentioned, I wasn't born a natural salesperson. I invested in my success.
So what do you think about the current housing market? It's very, very challenging and only the most resourceful will survive. People living in the past won't make it. The often misquoted Charles Darwin actually said “It's not the strongest of the species that survives, nor the most intelligent that survives. It is the one that is most adaptable to change”. Putting to one side the obvious economic situation which we have little control over, we need to focus on the things we can control. People are still buying, the only question is from who? And that's where we do have some control. Sales is a numbers game – more bees to your honey pot means more business, but nobody has an endless marketing budget and every business is focused on their ROI. Improving lead conversion is the most effective and essential strategy to improving the bottom-line. Speaking of the bottom-line, many say that the building market is price driven? Any idiot can 'sell a hundred dollars for 50 bucks'. If a customer doesn't have the money or can't get the finance, they can't buy. That's one reality. For the rest, price is only one contributing factor in the decision process. Price is the last piece of the puzzle we use to justify our decision. The cheapest price is only the winner when the customer can't differentiate the value between the rival offers. Maintaining margin is one of the key strategies our clients uncover during training, because any business can go broke being busy. What does North Coast Design provide or do? We are an architectural and structural design & drafting company, working on homes, units, renovations, sheds, commercial units, industrial warehouses, retail outlets, restaurants, daycare/childcare centres, gyms/fitness centres and pools/aquatic centres. We also do retaining walls, aluminium structures and jetties. We have recently expanded into engineering, 3D design work and interior design. Essentially, we complete drawings for builders, owner-builders, council submissions, certification for illegal structures, fitouts, etc. Tell us about yourself and how your career began? I am a father of 5 children (ranging from 9 to 21 years old) so I have always been hands on and involved within the community. I have been in
design and drafting since I was 20, leaving school at 16 to become a carpenter. While maintaining a job as a carpenter, running my own team and maintaining my family, I put myself back through school and started my drafting company. What roles do you fill at North Coast Design? As director of the company, I complete the initial sketch designs for clients, combining their ideas with my knowledge and expertise. I also run client meetings throughout the build to help clarify or answer questions. In the last year and a half Jayden and Alex, my two eldest sons, have been introduced to the business in recent years, with Jayden (a qualified draftsperson) being our junior designer, and

Has that philosophy led to any innovations that you've developed? The challenge is just to stay modern, to keep up with new building techniques and materials, to ensure that you are always being as economical as possible, and listening to design trends. As living needs and wants change, both commercial and residential projects will continue to evolve. You must ensure that

John is a structural engineer and has been a builder and a developer in Perth for 28 years. He has delivered in excess of $3b of end value work in the market place. Dave is a qualified Quantity Surveyor and has over 15 years' experience in both Australia and Overseas as both a contractor and a developer. Tell me a little about the types of projects you get involved in, and what types do you enjoy most? We love making a positive impact to the area in which we develop. We have received so many compliments for developing a network of food and beverage restaurants in the Precinct – Mount Pleasant as it'll enhance the area once the development is complete. Partly why we sold out these tenancies within the first few weeks of the launch. Where do you draw some of your main inspirations from? “We are now developing some really interesting projects. The Crest for example is truly aimed at family living. With a kids pool, kids play area, exercise areas, lounges, outdoor cinemas, as a games room, finally families can live inside the building without having to rely upon the surrounding parks, not that they don't have easy access to those as well.” Dave Wilson

What were some of the main challenges on projects? Each development has its own challenges. Sometimes it's getting the Council to approve the development and other times it's a construction related issue to overcome. Few developments are without a challenge. In the past 12 months, the biggest challenge has been the market which has seen slow sales and negative media on the property sector as a whole. Fundamentally, the development industry (housing, apartments, offices, retail, etc) is on stable ground with their own cycles (market, supply, demand, etc). Collectively we hope that professionals and development companies can work collaboratively. How do you overcome them? By taking one step at a time. Every challenge can be overcome, it's just a question of how much time, energy and money it'll take.

From mobilisation to site in April 2015, works commenced from June 15 with major piling and earthworks underway on July 15, delivery of the concrete frame, some 52,000m2 of concrete slab over two towers and a combined 28 levels in the subsequent eight months. Delivery of the office tower, including an integrated fit-out of three of the seven floors, was achieved in 18 months. The Aloft Hotel with 224 guest rooms and infrastructure is due to be completed in just 23 months. The introduction of an integrated fibre optic backbone to allow communication throughout 25 Rowe over one network (in lieu of the conventional structured cabling solution required) expedited delivery of the fibre service to ensure commissioning works could progress within the required timeframes. With the quality of finish throughout the hotel and in particular the FoH, sourcing product internationally required careful management and procurement, ensuring a timely delivery could be achieved. Increasing efficiency and reducing energy costs has been a prime object of the project strategy, with 25 Rowe's contemporary, highly effective design targeting a 5-star Green Energy Rating and a 5-Star NABERS energy rating.

The National Competition writers will also be required to assist WorldSkills Australia with the planning and preparation of the competition packs, including email or phone correspondence and cluster meetings for related skills. As part of the organisation’s ongoing review of operations and our commitment to continually improving all aspects of the competition process, the National Competition writer’s role will be filled only from applicants who make their submission in the following format and who meet the following criteria and deadline. It also has a series of smaller storage rooms, depot offices, toilet and changeroom facilities, bin compound, and a large fire storage tank and pump room. Another part of the new development, the multi-purpose administration building is also relatively substantial in size – a testament to the success of this organisation in meeting needs within the community. The building dimensions are 70m x 23m including the retail store, making it around 1600sqm in area. The client brief to architectural and interior design firm, Meyer Shircore, was to create a functional, yet warm and inviting interior which would accommodate a variety of facilities such as a chapel, training rooms, amenities and sufficient workspace for staff interaction and collaboration. each of these themes and dispersed blocks of colour throughout the building. Bright blues (furniture, carpet and walls) and green (living walls) adorn the reception for example. Similarly, greens (workstation fabrics and plants) enliven clusters of workstations which are adjacent to other clusters in their corresponding Ocean and Desert themes. Another textural element (which runs through the more 'serious' side of the building, such as reception and the chapel) is timber. Whilst the
use of timber veneer would have been preferable for feature wall and ceiling panels, or the reception desk, Meyer Shircore have specified a laminate to meet cost constraints. This looks like veneer, is detailed like veneer (with its negative shadow-lines) but doesn't cost like veneer. Clever design detailing to create a subtle cross (via a more pronounced negative detail) within the chapel demonstrate that the designers were not taking any short cuts on this project despite budget. seem to have gone that extra mile in order to extract every possibility from the budget ... all to the client's benefit. Similarly, the designers have not skimped on the quality of finishes and fittings chosen for the project. As material specifications will impact directly on the performance and durability of the interior, it is reassuring to see that well-known brands such as Forbo (floor vinyl), Interface (carpet tiles), Dulux (paints), Elton (wall panels), Laminex (laminates) and Hufcor (operable walls) were specified, amongst other respected products used. Meyer Shircore's design team has produced and interior that is worthy of any organisation that wants a functional and
contemporary office environment which provides a stimulating and enjoyable place for staff, volunteers and clients to work and interact in. There's bold (but balanced) use of colour in floor finishes, wall colours, graphics, furniture and workstation screen fabrics. This conveys a clear message to all who encounter these spaces – that whilst St Vincent de Paul Society provide a much needed service to those less fortunate, the environment in which it operates from does not need to be melancholy or second-rate. In fact, it will surely also be as a consequence of the wonderful interior that Meyer Shircore has created that St Vincent de Paul Society will only continue to achieve greater things in our community.

rchitect Clayton Lindley of Naked Architecture worked in collaboration with Andrew Hagemann of Fringe Architects, to produce the design for this bespoke home which starts at entry as human scale single storey, gently steps and slopes up to upper floor and down to lower ground floor. A below ground pool with infinity edge is located at the lower ground level. This is truly an executive home with high quality finishes and fixtures. The clients gave the architects carte blanche with regards to the brief and using the site's slope. With its 7.5m building height limit, the architects developed the current building envelope and massaged the spaces into an L-shaped plan over three levels which achieves a superb result on a challenging rural site. features striking three dimensional form and floor plans, with soaring roof overhangs and expansive glass to the upper floor in response to the stunning views. The spacious ground floor has a relatively straight, 20m wide rear elevation, made up of the garage, laundry, study, entry and bedrooms 2-5. However, the front elevation (which is almost as wide) has a slightly articulated master bedroom/alfresco/decking/pool combination. Within its kitchen, dining, living room and another study situated above the ground floor, and its three soaring angles canopies, this makes first viewing of this elevation very impressive. In particular, it is the way in which both on plan and in elevation the elements of the home are angled to give it balance and breaks despite its overall mass. This balance is further assisted by the use of lighter colour tones for the vertical elements (light

grey walls, windows and glass balustrading) versus the darker tones of the 'horizontal' (angled) Colourbond roof canopies which provide a framing of sorts to this home. The way in which a number of materials have been combined (rammed earth, face block, CSR Barestone, Revolution Roofing Maxline 340 roofing and walling, double glazing) without clashing or becoming overbearing in any way is a testament to great architecture and design. Practical features such as rainwater harvesting, double glazing and thermally broken frames, hydronic heating throughout upper floor in lieu of air conditioning all contribute to energy efficient living, which is in itself also great architecture. This home required significant excavation as the pool (which appears to be a ground level when in the home) is actually at lower ground level. Reinforced concrete, waterproofing (both inside and outside the pool walls) were required to ensure that, neither ground water nor pool water leaching through the walls and base reduce the integrity of the pool structure. Reinforcement and surrounds stabilisation also ensure that uplift forces due to heavy seasonal rains do not cause movement in the pool structure. experiencing a significant comeback in housing, particularly large custom design homes such as this one. Apart from its structural properties, steel was also used as a feature, with some exposed beams and columns forming part of the homes aesthetic. This lighter 'visual weight' material (along with large expanses of glass) juxtaposes with the heavier looking rammed earth parts of the build. From a construction viewpoint, steel and glass both require precision in measurement, installation and finishing – again something that Tallwood has plenty of experience with. The total floor areas for the home are 347m2 for the lower and ground floors, and 146m2 for the first floor. The home was built at an approximate cost of $2.5 million Alex Campbell began his career in the Building industry more than 30 years ago and established Tallwood Constructions in 1998. Alex says "I feel strongly drawn to assist our clients realise the dream of their beautiful and innovative homes and am inspired by the talented architects and skillful designers we have been fortunate to work with.” In that time, Alex has learnt that his clients

he new Harrisdale Senior School is the first stage in a two stage high school for the Department of Education and will ultimately grow to accommodate up to 1500 students when Stage 2 is finally completed in 2020. Architectural consultant Taylor Robinson (having successfully designed and delivered many new primary and secondary schools over the past 20 years) was awarded this project through a Public Work Tendering process facilitated by Building Management and Works in 2013, and was responsible for the design, documentation and contract administration during construction.

Harrisdale Senior High School is designed to accommodate 750 students in Stage 1 and incorporates an Administration Centre, Resource Centre, CafĂŠ, Physical Education Centre, a Learning Community (for the first intake of Year 7 students), a Science Block and a Design & Technology Block. The new facilities were to be designed to be robust and low maintenance and to be of a contemporary design to reflect the status of a new secondary school. With this project, Taylor Robinson was keen to explore methods to simplify floor plans, building footprints and roof forms, combined with more efficient construction detailing to save time and cost whilst still delivering a contemporary state of the art education facility. From an architectural point of view, the design was conceived as a series of individual buildings that have a public side and a private side. The public facades of the buildings are comprised of bold sections of patterned face brickwork while on the facades of the

buildings facing in to the heart of the school the architecture becomes more lightweight with less brickwork and more exposed structural steelwork and cladding materials. The building design is complimented with colours that were derived from those found in the flora and fauna in this native bushland setting. Externally, Taylor Robinson combined Colorbond metal roofing, exposed face brickwork, lightweight wall cladding, prefinished CFC panels, aluminium sunscreen panels and exposed aggregate coloured concrete paving. More specifically, the buildings were designed with a bold brickwork pattern incorporating Flemish bond brickwork in select areas and brightly coloured aluminium screens were incorporated to conceal roof mounted mechanical plant and for sun-screening elements to main Library building in the heart of the campus. The bold architectural language with its face brick patterning, striking roof profiles and use of coloured screens to
conceal roof mounted evaporative cooling plant and for sunscreening on the two storey library building create a contemporary architecture befitting a state-of-the-art secondary school. From a sustainability aspect, the project targeted a 4 Star GreenStar equivalent through the use of initiatives such as low embodied energy building materials (e.g. carpet tiles and marmoleum floor finishes), roof mounted photo voltaic cells (to contribute power back to the grid), low energy light fittings in all teaching areas and administration offices and low flush toilet systems to student and staff toilets. The construction of the five highly specialised secondary school buildings included high spec classrooms, science rooms, library facilities, separate drama and arts studio, machine rooms, workshops, health education facilities, a sports hall, a variety of common facilities and quality external landscaped areas.

The new school was constructed within a tight time frame of 59 calendar weeks in order to be ready in advance of the new school year in 2017. To provide sufficient time for the school to be built, a forward works package was let for the earthworks on this greenfield site. The construction contract for Harrisdale Senior High School was placed to tender early 2015 by Building Management and Works and awarded to EMCO Building in mid-2015. Incorporated in 1986 EMCO is recognised as a major contractor in the WA Commercial construction sector – including but not limited to Retail, Sporting Facilities, Education (both Private and Public and including Primary, Secondary and College/University), Health & Aged Care, Apartment & Multi Residential, Heritage, and multi-residential building sector, offering the full range of services from refurbishment through to large-scale new builds and their associated infra structure packages – so the company was well suited to deliver this project. Irrespective of the project type and size, EMCO remains focused on its core objective which is to provide a high quality building service at all times ... something EMCO has certainly done on this project. Apart from the architecturally designed buildings, the school also comprises beautiful hard and soft landscaped areas and pristine oval and sports facility, high quality external areas including granite pavements, imported benches, tables and table tennis facilities – which all formed part of EMCO's construction scope. Given the
volume of works that were required to be completed over such a short period of time, the project required attention from the EMCO project management and construction team. Daily site numbers ranged anywhere from 150 to 220 people for the full duration of the works. The site programming of the works was critical in the success of project and is a testament to EMCO's site manager, Robert Woods. Site works revolved around micro managing all trades right down to material delivery times, arrival and departure times of working trades, large structural element deliveries and concrete pour schedules. Programming of the works was required to also allow EMCO to pre-fabricate and procure items for the project so as to ensure that key build elements are detailed, reviewed and fabricated in line with programme's

requirements. Of particular note was the quantity of feature face brickwork required to be laid. To complete this work, EMCO employed over 30 bricklayers on site consistently for over 5 months. More than 1.1 million brick were laid. EMCO completed the Harrisdale Senior High School on program by the end of September 2016. This allowed the school ample time to move in and get established well in advance of the arrival of the first intake of Year 7 students on February 1st 2017, at a final value of around $40,000,000. The result is an exciting and robust facility for students, staff and visitors alike. The new school also provides the community with an iconic development which will set a new standard for architecture and construction in the area. Commissioned by the owner as a home for a family of four, the spaces are generous but not overly lavish. Employing the concept of “shelter around activity”, a downstairs media and reading room and a second, modest living area at the top of the stairs retain a visual connection with the communal spaces. The striking geometry of the Cawston Road residence – distributed over 430 square metres of floor area – also provides a foil for the leafy remnants and mature trees in the original and neighbouring gardens. The distinctive two-storey cube features a counterpoint in the strong horizontal lines of the living-diningkitchen pavilion on its northern side. The linear sweeps of white render and the use of cedar for window frames break up and dilute the severity of the dark brick. The residence's layout further reinforces themes of context, programme and use with a ground level that carefully integrates public/private function, accommodating an open-plan kitchen, dining and living space, two additional bedrooms, media room, laundry and garage. The architects and builders worked closely with Realm Landscape Architects to ensure that the existing landscape elements were considered an asset and were enhanced by undulating surfaces. Landscape elements are composed of robust materials and planting that reflect Western Australia's environmental conditions and complement the architectural intent. The home's openness allows it to take full advantage of prevailing winds rather than creating a dependence on air-conditioning. Thermal mass provides a counterbalance to the openness, retaining and dispersing heat loads during the cooler months. Materially, this mass also adds to the dynamic form through the intersection of transparent and masonry volumes. Utilising passive sustainable design principles consolidates the foundations for layout, orientation and architectural language.
Cost and sustainable outcomes were also considered in the context of a robust selection of materials. Hardwearing surfaces are juxtaposed with renewable timbers to create a sense of warmth and tactility. Material and volumetric junctures are enhanced with an integrated lighting concept that pays homage to key elements and surfaces, while continuing to maximise the essential theme of merging inside and out. Layout, material selections and volume respond directly to the client's brief, and help future-proof the house so the family can evolve and grow over the years. etro Hotel Perth (located in South Perth) was built in the early 1970's. Along with its new Aspire Wing, the ground level refurbishment is the first major upgrade for the hotel in its busy history. The Metro Hotel fitout aspired to capture the essence of a modern Australian aesthetic in a 4-5 star quality setting. Taking cues from the active outdoor lifestyle of its location on the fringe of the South Perth foreshore, the design played on creating the illusion of open, airy and light-filled spaces within the challenging confines of the existing enclosed and introspective spaces devoid of natural light or outlook.

SPH Architecture and Interiors chose an eclectic palette of textures, organic patterns, botanical motifs, warm timbers, lush greenery, pops of tertiary colour and neutral tones to maximise the light reflectance and emulate an alfresco theme with the opposing dark, visual contrast adding a sense of drama and intimacy at the entry statement and soft seating zones around the bar. The extent and variety of areas being fitted out as in the Metro Hotel is not often found in a single project. This meant that there was an unusually large range of materials used for the fitout, all involving specialised installation and integration. These were sourced from Germany Belgium Austria Portugal. The selective use of sustainable, durable, and low maintenance materials such as oriental strand board, Valchromat solid colour MDF, compact laminate and acrylic solid surface products from Corian and

Baresque, helped to value engineer a solution to meet the project's budget (which was otherwise heavily allocated towards the services refurbishment of the nearly 50 year old building. The interior needed to appeal to the hotel's existing FIFO demographic whilst attracting new and local clientele from the surrounding residential area. Enhancing the very essence of its location through the material palette, integration of indoor planting and manipulation of artificial lighting was a substantial challenge, especially with low ceiling heights, massive structural beams and columns and small windows with views looking directly onto a carpark. The design met these challenges to create a beautiful and functional space that is an unexpected surprise from the exterior façade of the building. Within the greater space, there are a number of smaller, more intimate zones, such as the banquette, bench seating alcoves and the lounge furniture that offer various settings which patrons can choose from to suit their needs. Functionally, this open plan arrangement is ideal for maintaining visual connectivity in order for staff to efficiently supervise and service all areas simultaneously. As a multidisciplinary architecture and interiors studio, SPH's designers have exposure to a diverse range of projects sectors. This results in cross pollination of design methodologies. SPH's design philosophy for the Metro Hotel was based loosely on the principles of Activity-Based Working (ABW) methodologies, a growing trend adopted by many large corporations for their office designs. ABW
is a workplace strategy that provides people with a choice of settings for a variety of workplace activities. Translated into a hospitality setting, the idea was to provide these choices for both patrons and employees within an open plan arrangement. The staff are able to easily navigate between hotel reception, restaurant maître de counter, and bar according to guest requirements, while the guests are able to occupy a number of different seating options within the public front of house spaces that suit their purposes in a relaxed and free-flowing environment. With a new entry canopy, lobby, reception, bar, restaurant, kitchens and function rooms, these areas were first step in the overall upgrade of the hotel, and needed to complement and integrate with the new wing. CDI was approached by Metro Group to assist in the fitout. CDI was chosen based on its reputation for being able to manage challenging projects and deliver them on time and budget. For CDI, the project confirmed the company's long held belief that a relationship based focus is the only way to secure the required outcomes. It also confirmed that a refurbishment project like this requires a very specific set of skills, knowledge, experience and commitment to be delivered successfully. Being a building of considerable age meant that no

ealy is a well-known and long established international brand. The company was founded in a town called Sealy in Texas in 1881, and has been manufacturing mattresses ever since. Operating in Australia since 1923, each state has its own mattress factory. This project showcases the newly built Western Australian factory warehouse and distribution centre, workers change rooms, office facilities (including training room and showroom), fire pumps and tanks, compressor room and staff recreation courtyards. Thomas Building was contracted to build the facility from scratch, including all external works such as concrete paving, landscaping, stormwater retention basins and connection to fire

services. The warehouse is constructed of tilt panel walls with a steel roof structure. The office is a steel structure with metal cladding externally and lined stud frame construction internally. Aluminium windows and doors are incorporated within the external office walls and the front feature canopy has Alucobond soffits, fascia and feature entry columns. An important part of the construction of this project was to faithfully embody the time, effort and attention to details that the client had put into the project. After building over 10 of these facilities, the client paid particular attention to the amenities provided for workshop staff, office staff and sales staff. Each of these groups has been provided with their own facilities. For example, the sales and workshop staff have been provided with independent state of the art

The client's (and architect's) attention to detail becomes even more evident as one travels through the building, as there is not one single item that has not been thought about – right down to the paintings, wallpaper and tapestries that adorn the walls, making the staff environment more enjoyable and again enhancing their experience. The Thomas Building project management team allocated to delivering Sealy's new WA headquarters has many years' experience in building factories, warehouses, retail and bulk goods outlets, and is well attuned to the idiosyncrasies associated with tilt panel and structural steel roofing construction. That team was headed by Otto Muriale (contract administrator) and Jorge Dos Santos (site manager). Otto, a civil engineer and a registered builder started his career building the Wungong Dam, and was intimately involved with the earthmoving and extractive industries and associated vertically integrated businesses. This earnt him the title of Fellow of the Institute of Quarrying. He has been in the building industry since 1992. In 2006 Otto branched out into the commercial building market, and during his commercial career he has completed a number of multiunit developments, mixed use multi-storey developments, restaurants, warehouses, factories, distribution centres and schools for both government and private sector clients. Site manager Jorge Dos Santos completed a 5 year construction apprenticeship which covered carpentry, joinery, plastering and brickwork, as well as completing courses in construction industry health and safety. Jorge's skillset on the Sealy build covered project planning, site administration, time management and supply/labour programming.

he new Forrestdale corporate services group facility for Hitachi Construction Machinery (Australia) Pty Ltd consists of 4 large steel framed buildings (a 2 storey office building, a warehouse building, a branch building and an amenities building), along with 65,000m2 of concrete hardstand, associated precast concrete panels, cranes, racking, conveyor, passenger lift, goods hoist, paint spray booth, truck washing facility, roller doors, parking, security and landscaping. The project was tendered, resulting in a contract of approximately $45 million. BGC Construction was awarded

'preferred contractor' status early in 2016, and then worked with Hitachi and the lead engineer to resolve design inconsistencies and to value engineer the project. BGC was able to reduce the project cost by a figure in excess of $500,000. BGC then quickly mobilised works on the site, starting off with extensive filling that was required. As the site is located in a low wetlands marsh which regularly floods during heavy rain, civil works involved raising the existing ground levels by approximately 1.4m. This meant importing around 150,000m3 of clean fill to this 110,000m2 site. The fill also had to allow water to infiltrate at 6m/day, which could not be achieved with certainty using conventional sand filling. BGC chose to use coarse recycled

material topped with crusher dust to create the solid but permeable working platform. The project is surprisingly highly serviced for an industrial development. A bio retention system which runs on three sides of the site was incorporated to manage the storm water which is a result of the expanses of paved outside areas. With this system, biologic elements in the water degrade naturally and then filter into the ground water. New water and sewer lines also had to be installed to service the site and its facilities. These new lines required extensive underground boring works under Tonkin Highway. Some works to the north of the site had to be carried out adjacent to existing high pressure sewer and gas mains. BGC
developed an environmental management plan which ensured that any potential hazards associated with these (and other works) were identified early, and mitigation strategies employed. As a result, there were no environmental or safety incidents on the project. Due to financial constraints imposed by the downturn in the mining industry, two buildings which initially formed part of the bigger project (Mining Manufacture and Remanufacture) were placed on hold, however their infrastructure was developed and built to accommodate them at a future time. The foundations of all the buildings are conventional pad footings, as would be expected. All buildings are steel framed single storey in their construction, except for the office which has a suspended slab on permanent

steel formwork. Its building façade is a combination of tinted fullheight glazing and expressed joint fibre cement. The internal finishes to the office building contain elements of timber finishes, glazing, indoor gardens and a large glass roof panel. Other buildings are typical industrial buildings in their internal finishes. Most of the buildings have some concrete walls forming them, and all have corrugated iron sheet cladding to their remaining walls and roof. The manufacturing building is generally clad in Colorbond, with 6m high bi-fold doors leading to the interior that are protected by steel clad awnings. The buildings range in height from 9m high for the warehouse, up to 18m for the manufacturing buildings, and generally are all single span. Unlike the other buildings, the warehouse has a super-flat floor, screeded using laser screeding equipment. Each of the buildings has a specific purpose – and the services and equipment incorporated within them reflect those purposes. Services and equipment include plant exhaust extraction systems, turret and gantry cranes, paint booths, compressed air, fuel distribution, grease and oil distribution and recovery, and oil separation, as well as standard air conditioning and electrical and hydraulic services. The entire site (except for the bio trench around

the site) will eventually be paved with 270 thick post-tensioned concrete. Some of the slabs are protected by 20mm steel plate for heavy machinery traffic. The project did not contain any significant construction difficulties for BGC, but it was logistically challenging. BGC had an eight month construction programme in which to complete the three main (and several ancillary) buildings and to pave most of the site with the posttensioned concrete. The critical path ran through the external paving which could not start until the buildings were clad. BGC mitigated the problem by procuring the steel from a fabricator who had the capacity and organisation to provide the steel as the footings were completed. BGC also precast the wall panels rather than pour them in-situ to avoid delays. The paving was planned to the last degree so that as soon as an area was available, or the adjacent slab was finally stressed, it was prepped and poured. BGC commenced filling the site in June 2015 and finished the paving in December. Initial commissioning took place in January, ready for hand-over. The buildings were actually ready for handover more than 4 weeks ahead of programme, however the external utilities were not, and so final commissioning could not happen for several months.

his client was referred to PIRAN BUILDERS through 'good old fashioned' word of mouth. Unlike most builders however, PIRAN has very experienced civil engineers (with an excess of 30 years' experience in construction) on board, so the company could provide this client invaluable input into their project. This allowed the design to be simplified and become more workable before actually being constructed. Typically, every PIRAN design is integrated in advance of construction to ensure that all details are properly documented and provided to the contractors so that construction can be carried out easily and completed without any problems. (PIRAN prides itself on its strong in-house team of engineers and architect which allow the company to confidently

undertake the design and documentation of various types of buildings using this methodology). PIRAN negotiated with the Town of Claremont to ascertain the local authority's planning requirements for the proposed residence. PIRAN's in-house architect has in excess of 14 years' experience in the design of various double storey buildings and her skills include construction and detailing. She liaised with the relevant planner, and then systematically prepared all relevant documentation so that a DA could lodged with the Town of Claremont. After approval of the DA, PIRAN appointed its various sub-consultants (surveyor, energy efficiency consultant, structural engineer and geotechnical consultant) to undertake their specific tasks and provide further design input which could be incorporated into the detailed drawings required to obtain a building permit. The client required PIRAN to provide the best possible floor plan for a 300m2 lot in Alfred Rd, Claremont using standard methods of construction. PIRAN's architect accepted the client's challenge to maximise the habitable areas on such a small block. The other challenge was to provide a turnaround facility for the vehicles

allowing them to manouvre before being able to exit the site safely. This was problematic due to the lot's location on the crest of a hill. With considerable amount of design effort, PIRAN's architect managed to overcome the problem and come up with a workable solution to satisfy both the client and local authority requirements. The site also happened to be located on a very busy road making construction much more difficult ... and with the site sitting on the crest of the hill with very little visibility for signage, and no parking within the vicinity of the site, PIRAN had its' work cut out. Even a simple task such as the delivery of bricks required dedicated traffic management whereby the access road had to be closed off temporarily for brick delivery. Additionally, on every concrete pour PIRAN had to once again close off the road so that its suppliers could deliver and place concrete. On this project, virtually every construction activity had its own challenges affecting the way (and timing) in which that the task could be completed. In order to improve vehicle movement and safety to the site, PIRAN redesigned access by constructing a new retaining wall coupled with additional earthworks. With a reduction in grade, easier access was provided for cars to enter and exit the site safely.
What PIRAN has been able to do with this site is to design a building that is unique when compared with other residences in the vicinity whilst also introducing a front feature with contrasting colours so as to complement the residence and set it apart. PIRAN has been able to maximise the floor area by providing the client with 5 bedrooms and 3 bathrooms on their 300m2 lot, whilst also including a reversing bay for cars to safely enter from, and exit to, the road. The building was constructed using standard building materials (bricks/concrete/timber/cement/tiles). Externally, the unique front feature has contrasting colours and a planter box to allow this building to stand out from the others in the area. Additionally the residence has a sizeable alfresco at the rear. Internally, all floors are clad with bamboo planking, including stairs. Bedrooms are covered with carpet and wet areas with floor to ceiling tiles. the individuality of the rooms to suit each of our personal tastes and uses,” says Steve. “Based partly on our last residence, and many years of experience on what we felt would be functional, visually impressive and very liveable allowed us to create this home”. Putting aside the fact that it is the owners' personal residence, as a designer-builder Contemporary Design and Construction was well suited for this project given the company's main expertise lies in the delivery of ultra-modern, skillion and flat roofing homes on difficult-to-build-on blocks. The site that this home is now situated on is no exception to that, as it is has a narrow (11.5m) frontage. Steve wanted to create an open feel that did not accentuate the narrow block width when looking at, or being within, the residence. Part of the solution was through the use of linear cladding on the external façade, assisted by large rooms internally where an open stair case and outlook straight

into the alfresco and pool areas help to create that feeling of space and openness. There were expected challenges with the narrow frontage, with parapet walls required on both sides of the residence against the existing neighbouring properties. This led to tight construction access for scaffolding, rendering, brick work and decorative concrete finishes. Being able to get the materials to the rear of the property with limited access became even moreso of an issue. Fortunately Steve's 'on-site' experience overcame these issues. Another restriction which arose (literally) was the high water table which created a problem for the 2.1m deep pool that Steve and his family had planned. Their innovative solution was to lift the pool up out of the ground by half a metre and to finish the surround with a coping. They used a washed aggregate finish in such a way that the finish blends in with the

alfresco flooring (although being subtly different with only 7mm aggregate used as compared with 12mm on the alfresco floor). A seat around the far side and water spout end complete the pool. Cedar lining to the coffered alfresco ceiling provides a counterbalance to the aggregate flooring by adding in some warmth and softness. Steve and Trish chose a zinc look Ultra Bond aluminium composite cladding on the external façade, complimented with laser cut aluminium panels for the balcony balustrade. Internally, they opted for stainless steel balustrade on the stair case, with the spotted Gum treads and risers to the stairs. Their open plan kitchen has an island bench that doubles as a dinner table during casual dining for the family. For their range of cabinets, same coloured laminates have been used, but in different textures depending on their application. “The home functions perfectly on all three aspects – as a display home, a family home and an office,” says Steve. “We entertain our guests and have large functions frequently, and there is certainly plenty of open room and space, whilst still maintaining that feeling of being together. For each occupant of the residence to have their own space designed individually
to their requirements and functionality, whilst having consistent colour schemes and selections throughout, means that the home should suit other families ... should we ever decide to move out”. “It has been an interesting project for our company to undertake. It proves that when all our family members (who also happen to work together) collaborate and share their ideas on the functionality of the home, that positive energy to achieve a common goal and the building process can be very exciting, productive and rewarding”. As a family business consisting of Steve, Trish (who oversees accounts and interior design selections), their daughter (who has just completed her Masters of Architecture) and their son (who at 17 works part time on site alongside a full-time supervisor), they make a formidable team who can meet the challenges of difficult sites and produce outstanding results. The project constituted a custom build home wherein M/Construction provided a turnkey solution where M/Construction drove the design, and project managed and constructed the new home. The client had very clear and concise ideas on the design, layout and finishes which were influenced by their overseas experiences as well as inspiration from high-end home magazines. From a layout perspective, the client had some very express specific requirements insofar as accommodating their family (which consisted of the two parents, two young children and a live-in grandparent). They wanted 'common areas' where they could all come together as a family whilst still having their own separate living zones within the home. The home's focus is therefore primarily on being an extended family home, so facilities such as large pool, swing set, sand pit and vegetable garden are all visible and usable elements. They are there as hubs for entire family interaction rather than be tucked away hidden from view. This reinforces the importance that this client places on family values ... which M/Construction has responded to perfectly.

‘‘The client had very clear and concise ideas on the design, layout and finishes’’ The next (but equally as important) aspect of the home's design is that element of privacy and separation for the three 'groups' who will occupy the home – the parents, the children and the grandparent. The parents' retreat is 'self-sufficient' with its own library, kitchenette, substantial ensuite and robes, whilst the childrens' zone has large bedrooms and each child has their own bathroom. The grandparent also has her own private zone separate to the rest of the family, so everyone is catered for. This is very much a luxury home that has been designed to be 'lived in', not to be a showcase. It would have been easy for this set of individual group requirements to result in a highly segmented home, however due to well considered architectural and interior space planning, this is

In order to accommodate all of the client's requirements, the resulting home is two storey, with a void connecting the two levels for continuity. The concrete slab on the upper level required significant engineering to create the large void between the two floors, and whilst concrete columns have been used to suspend the upper level, the columns are unobtrusive and inconspicuous giving a sense of a floating upper floor. the floating staircase between the floors. It is a prominent design piece which is immediately visible upon entering the home, however the owners did not want it to dominate the entrance. Therefore considerable engineering was undertaken to build a structure that was contained fully within the wall cavity. The stairs do not have a stringer or any midway support, with the finished result being that the steps appear to be floating against the wall with no obvious supporting structure visible. Nestled between an internal courtyard and the backyard and is the focal point of the home, the contemporary kitchen with its marble, stone over the island, integrated Miele appliances, and large island

It also features a concealed scullery (which is also extensively fitted out) with the scullery doors manufactured from the matching material of the kitchen cabinetry finish so as to blend in and conceal the fact that there is a scullery at all when not in use. The kitchen is grand yet functional for the daily routine and use of a family of five. It is the central hub for the home where the family can gather, but is also designed for entertaining. asco Building Group is no stranger to the successful delivery of apartment projects. The company, founded by Damien D'Ascenzo in 2000, is a wholly WA owned and operated boutique builder, delivering multi-unit residential developments and bespoke architecturally-designed single and multi-storey luxury residences. Dasco was engaged to build this ten Class 2 apartment project in Rockingham. The project client runs a short-stay accommodation business offering both corporate lodging and family holidays, and this

project represented a planned expansion to their existing business. Given the importance (and potential risks and costs) associated with the project, Dasco worked in close collaboration with the client to maximise the site yield and outcomes for the project. “Site utilisation and orientation played a significant part, as the entire site had a primary street frontage with two secondary street frontages,” says Dasco General Manager, Wayne Gasmier. “Positioning the apartments on the primary street frontage with a north-western orientation provided the greatest impact by breaking up the elevation and giving the apartment courtyards and balconies privacy whilst overlooking the Rockingham foreshore some 200m beyond. Because each apartment was to be used as short-stay accommodation for business people and families, the design philosophy focussed on two main ideas, being 'ease of use and low maintenance.”

‘‘Site utilisation and orientation played a significant part, as the entire site had a primary street frontage with two secondary street frontages’’. Challwell St has a mixture of one and two bedroom apartments which make up its two levels. Each apartment on the ground floor has a front courtyard off the dining/living areas, and all upper floor apartments have balconies. However, the 'offset angle' design with each apartment being set back from its neighbours creates a more interesting streetscape whilst also providing absolute privacy without any overlooking between apartment courtyards or balconies. Quite cleverly, this layout and orientation also gives rise to each bedroom being adjacent to the adjoining apartment's bathroom, so no two bedrooms in neighbouring apartments abut. In a similar vein, no living rooms are next to bedrooms, with all living rooms butting up against each other (though again slightly set back from each other due to the angled orientation of each apartment). This means that living rooms do not sit against
bedrooms on adjacent apartments ... again demonstrating a thorough understanding of the intended use of the apartments, the end user's requirements for comfort, and how to maximise that with forethought and design. Comprising rendered brick construction with Colorbond skillion roofs, the build was cost effective and functional but still provide the owners a low maintenance building. A choice of a stronger charcoal accent colour and frameless glass balustrading compliment the modern façade allowing this short-stay accommodation to look much more like privately owned townhouses. Architecture aside, other notable features of the development include Metaline splashbacks to kitchens, high raking ceilings with highlight windows to some of the upper floor apartments, a video intercom system and sliding vehicular entry and exit gate for guest convenience and security.

INFILL Property Group purchased this site in Hamilton Hill 10 years ago – prior to council undertaking a rezoning of the area. The company's aim was to deliver affordable housing close to Fremantle, built to a high specification. Under the new zoning INFILL could have actually built up to a 3 storeys project, however James decided that the building wouldn't match the surrounding residential environment and therefore decided on a 2 storeys development instead. INFILL decided the best use for this site was to construct 16 'walk up apartments' Class 2 on this R60 zoned site, and Dasco was contracted to build. Bounded by Rockingham Road and Davilak Avenue, and abutting a public open space, design considerations led to the creation of two buildings which would minimise the dominance of the structure over the site. An iconic tree located in the neighbouring public open space to the west was also taken into consideration during the design phase.

Though built with relatively traditional construction methods materials using double brick, Colorbond roofing and feature face brick, 'The Ambles' are anything but average. They include Bosch appliances, induction cooktops, timber flooring, audio intercom system, sliding vehicular entry/exit gates, feature brickwork to piers, and powder coated slatted infill panels to courtyards which provide both privacy and passive surveillance of the neighbouring streetscape. Perhaps the most prominent feature of this project is the artwork – a painted mural along the stepped masonry screen wall that faced Rockingham Road. This was a requirement from local Council, so INFILL commissioned a local artist to create this 'masterpiece' which has an iconic nautical Fremantle theme which now gives the project a distinct identity along with its 'canvas' to showcase local artwork.
