88 BESPOKE HOMES Feature very strongly this Season
T
his season, we cover a number of bespoke homes that have been designed to meet specific client briefs, but which also required overcoming some rather significant challenges – such as highly restricted sites, building on a canal front, and in one case, working on a project while the clients were overseas. At Mt Lawley, BE Projects constructed a three-sided home on a tiny 180sqm triangular corner block for clients who were also the architects for the project. This home, which also serves as the clients' office, is attracting some interest in the local area. This project proves that with good design and innovation, it's possible to create a building that provides comfort and spaciousness, even where there are very tight size restrictions. In contrast to the three-sided house is a luxury 1,100sqm mansion at Peppermint Grove built by Signature Homes, which incorporates a number of unique design elements the clients had picked up on while working in Canada. During construction, the clients spent quite a bit of time overseas, which meant that communications during those times had to be done remotely. The clients' physical absence also required putting a lot of trust in Signature Homes to fulfil their requirements. The results speak for themselves!
At Port Coogee, City Beach Exceptional Homes has built a unique and striking home on a man-made island at the edge of the canal. Being situated so close to the water required careful selection of hardwearing materials, and the application of treatments to the steelwork. As part of the brief, the clients also wanted a full-size basement garage that would open out for access to the canal by boat. The finished home makes a bold statement, and is another home that is attracting some local interest. Another custom home was built in Mt Claremont by Princi Homes. The client saw another Princi home and decided he would like something similar – but still unique – for his block of land. Part of the brief was for the installation of custom mouldings to external openings and rooflines to create a timeless classic look. While getting the mouldings to fit presented some small challenges, you wouldn't know that from looking at the finished product. In East Freo, Core WA was commissioned to build a meditation centre as an attachment to a residential home in a busy built-up area. The clients had quite specific requirements for the centre, including that it be free from noise and distraction. Site restrictions also placed some serious limits on the positioning of the centre.

The outcome however is a beautiful, peaceful space that has already won a Small Project Architect award. As well as these unique homes, we also cover the makeover of the building at 565 Hay Street that forms part of the Cathedral Square re-development in Perth. This 1960s office block, formerly the Public Trustee building, was stripped back to its bare bones and re-formed into a beautifully designed sustainable building that is contributing towards the revitalisation of the Cathedral precinct. In another custom development, Baldivis Secondary College recently completed its Stage 2 building project, the design of which is based on a contemporary interpretation of the typical Australian shed or warehouse. The design was arrived at not only for aesthetic reasons, but also for durability and faster construction. The college has won a number of awards for the design and sustainability of its buildings. He takes a 'hands on' approach to every project, dealing directly with clients and supervising every build on site. Every effort is made by Darren and the team to fully understand clients' needs and produce the desired results. Core prefers to use its own trades rather than hire contractors, as this creates greater responsiveness to the different needs of projects, delivers a speedier result and saves on costs for clients. The company is also involved in the project design phase, although in some cases clients may prefer to use their own designers. Darren states that a vast majority of Core's business is repeat business. This in itself is a great testimonial for the company, and is testament to the dedication to each individual and their project, which reassures clients of the commitment to quality and realising their dream. Sustainable projects Core aims for sustainability in the projects it undertakes. By incorporating good design,
correct building orientation and the right materials into a new home or renovation from the start of a project, it's possible to substantially reduce heating, cooling, and lighting costs without construction necessarily being more expensive for the client. David Barr What made you decide to go into architecture as a career? Even as a child I was fascinated with creating, building and solving problems. By the time I was in year 10 at high school, I had decided to undertake my mandatory work experience at Brian Klopper's architectural studio in North Fremantle. After working on a large A0 drawing board tracing floor plans of the restoration work to the old Salvation Army Building, followed by working on site as a labourer, I was well and truly hooked. From that moment forward, I decided to pursue the path of becoming an architect. Why did you decide to start your own business? After studying for five years, I developed a strong passion for architecture, beyond it being merely work. For me, it also became a hobby and a constant pursuit of learning. I felt that in such a creative industry I needed to pursue my
own ideas and aspirations, and the way to achieve this was through the commencement of my own practice. Before embarking on this journey, I had worked for three design-focused practices – two in Western Australia and one in Barcelona in Spain. As well as day-to-day practice, I took on sessional teaching positions at Curtin University and at the University of Western Australia. The diverse roles of practice and teaching provided me with varying insights as to how to procure work, manage clients and practice architecture. After several years of gaining

Where do you draw inspiration for your designs from? Inspirations for projects are derived from varied sources – such as a creative project brief presented by a client, a unique site, the background or history of a client, a historical narrative of a place, or a context in which a project is situated. More generally as a practitioner, I find inspiration from local, national and international architects, as well as other creative industries such as artists, photographers and musicians. Each one of these pushes creative endeavours in new directions, all in the pursuit of beauty. Are there any particular challenges you've faced in your career? Starting the business in the midst of the global financial crisis certainly threw me a few challenges. However, I saw this situation as a positive and used it as a force for becoming resourceful in procuring new work. It also enabled me to develop more confidence in financially difficult times, both in the present and for the future.
Do you have a favourite project? Every project in the office is a favourite, with each one having its own creative pursuits and often taking a long time from concept to the completion of the built form. The process of each project also moves far beyond the final outcome of the built form, becoming part of the relationships that have developed between the client, the architect, and the builder. I have developed great relationships with my clients over the years, and in many cases have come to know their family members as well. How do you envisage the future of home design in Australia? One of the key challenges today and into the future is affordability and sustainability. To deal with these conditions, future homes will be smaller, more efficient in space planning, and in closer proximity to other homes. This will result in higher density housing, and the sharing of facilities with other surrounding homes and communities to assist with greater housing affordability.

How did you get started in the construction industry? With a passion for tech drawing and maths I started my career in civil engineering, having graduated from Curtin University of Technology. During my time as a civil engineer, some of the projects I worked on included the Jandakot Airport redevelopment and the Glenariff Estate project. I later moved into construction working as a foreman and consultant and to project management. I really enjoyed seeing projects come to life and transforming concepts into reality for clients. Prior to starting my own business, some of the jobs I handled included project management and site supervision on the Perth Convention Centre Auditorium, Harbour Town and the first roll out of the Department of Building and Works BER packages.
In 2010 you founded your company BE Projects with colleague Dennis Beard. What made you decide to start your own business? I have a passion for construction and seeing the design develop into reality. I had so many ideas I wanted to implement to add a difference to both the product I delivered and to contribute to building industry development of a professional pathway for young people and trades. Dennis, who is an established builder in Perth, was on board with the idea and over the last five years
we have made steady growth to incorporate strong values and I believe we have a great recipe for success in the industry. In what ways does your company BE Projects stand out from the rest? We offer a personalised service for each project. Our values include good communication and following up on what we say we will do. We also have a strong teamwork culture, and working in a team means that we challenge each other to come up with the best solutions and outcomes.
Another factor is that we developed expertise in a range of projects in various sectors. We have project experience in commercial construction, primarily educational and municipal buildings, technical construction, as well as architecturally-designed residential construction. We can offer all services from the initial concept stage to the final outcome. A particularly interesting project was a new teaching area for the Perth Waldorf School – a unique design with large-span curved timber trusses. Technical projects include working with specialist trades to complete building works for multiple fire main projects, commercial kitchen installations and new science laboratories. The Architecturally designed residential projects are sophisticated projects both in design and in terms of size and shape of the block. This includes the recent completion of the 'triangle' home at Mt Lawley. This one consisted of a tiny 180sqm triangular-shaped block of land, with access issues. Another recent project completed in Gooseberry Hill, involved a challenging site with a steep 15m incline over the 35m block. The team accepted the challenge and developed innovate ways to make the construction possible.

When did you do your first renovation, and how did it go? Our first renovation was in 2007 in Embleton. It involved an 80sqm extension and complete rebuild of the front of the property. My dad helped me through this – he has been a building supervisor for 40 years, so I've always been around building. One of the first things I remember doing was playing with floorplans on the floor of dad's work office when I was maybe five years old.

There is also a surprise at the end that will blow people away – I won't say too much but it will not disappoint. Matt and Kim to the Rescue isn't just a renovation show. It is a show that uses design and logic to deal with people's problems. Esprezzo Café, Noranda Palms Shopping Centre – this was my first commercial project. We extended the floor space into the adjoining shop next door, and recreated the interior to an elegant industrial spec. I really enjoyed the process and look forward to working in this space again. What motivates you to do the work you do for people? My intention in studying architecture was to create public spaces, buildings for people that change the way they interact and feel for the better. always been torn between design and social work. I feel my strengths are understanding and feeling the grooves, ebbs and flows of societies, and I really enjoy creating scenarios that create change. I think it is my purpose, at least for the time being. I guess I should also mention that I feel like we only have 80 or so years to live, and to leave without having helped someone less fortunate is madness. My show asks a group of people to stop for four of those days to donate their time to change another's life forever. I think it's important to think beyond ourselves. Do you have a favourite architect or interior designer who particularly inspires you? Interior designers – Jonathon Adler, Abagail Ahern, and David Hicks. There are too many inspiring architects to mention.
What do you find to be most the rewarding aspects of your work? Sky High Renders – I love the challenge and the craft. We get to fly around Australia creating very specific looks for people's houses that are quite beautiful. We take it seriously and treat every job like it is our own. I love the fact that it is a craft, it has to be learnt over a long period of time. Like playing a piano. What do you see yourselves doing in 10 years' time? I have plans to live in New York at some stage. I guess careerwise I'd like to be working in major projects around the world. Ones that affect real change and deal with real problems. I'd like our show to reach a national platform. A lot of TV is pointless and for the money. My intention is to change that.

Ngoolark and Baldivis Secondary College now lead the way into the future as the finalists in the World Architecture Festival 2015, undoubtedly to be followed by other exciting projects which are yet to be completed, are in their early phases, or are yet to be commissioned. Other recent projects include: King's Square 2 The construction of KS2 by Broad is a 13 storey mixed use commercial office and retail building. KS2 is one of 4 new buildings in the first stage of the King's Square precinct, the redevelopment of the old Perth Entertainment Centre site. Designed by JCY, in association with Sydney based Crone Partners, the PCA A-Grade Commercial Office development has been designed to maximise daylight penetration and views, whilst also responding to environmental conditions to achieve a 5 star Green Star and As-Built rating and LEED Silver rating. Wesfarmers Court, Curtin University Curtin University's recognition to develop a student focused campus sees the Wesfarmers Court precinct to develop into the new 'gateway' to the Curtin campus, strengthening connections to the main, pedestrian avenues. The project consists of a steel framed structure inserted between the Curtin Business School, Angazi Cafe and the
Lance Twomney Theatre. The structure's large expanse, covers the entire courtyard to provide a framework defining a functioning courtyard with perimeter perforated screens and a fully operable roof canopy. The space has been dispersed with various loose furniture to allow for a versatile function area as well as the day to day social hub for students. Year 7 and Performing Arts, John Curtin College of the Arts (featured on page 66) This new Year 7 teaching facility has provided new accommodation for additional general teaching areas and associated student and staff amenities, science classrooms and additional dance studios. The design of the building has allowed direct connections to this central courtyard and the landscaped terracing that serve as a functional backdrop and amphitheatre for outdoor activities, teaching, social interaction and school performances. Now with stage one nearly completed, we revisit Precinct on Ogilvie in stage two. This development stage will consist of a 22 storey building, incorporating 212 apartments and a number of bars and restaurants at the ground floor and first floor levels. Norup+Wilson and Oracle Projects director John Norup plans to continue to set a new benchmark for apartment living, with premium finishes and an extensive list of optional upgrades helping to create a unique positioning in the luxury apartment space. “With the successful completion of stage one, we are now looking forward to creating and delivering a 22 storey building which will have all the world class facilities that you would expect for a high quality development and those facilities will be available
to Stage 1 residents as well. Currently we are progressing with plans to house a range of restaurants, wine bars and tapas, which encapsulate an elegantly designed double volume piazza. The outside dining areas within the piazza area will be under cover and we're planning some great artwork which will draw people in to have a look at the Precinct.” Progress on this project has been swift, with an innovative 'topdown' construction method utilised. This was achieved via piling the basements prior to the Main Building Contract. So when the Builder started on site they commenced with the ground slab and started building the floors up and then later commenced excavation of the basements beneath.
UNIQUE AIR-CONDITIONING SYSTEM FOR PRICINCT ON OGILVIE The air-conditioning system specified and installed by Aussie Air Projects at the Precinct on Ogilvy was designed specifically with limited ceiling space in mind to house the air-conditiong units. The Mitsubishi HI ducted systems have built in condensate pumps to remove condensate without compromising the ceiling height in the rooms. Each apartment is also zone controlled to give the apartment owners absolute comfort and control over each room. The commercial tenancies have their air-conditioning systems designed as fully ducted systems that have individual stand alone systems allowing each tenant full access and control over their system. Another inovative idea is the use of Jet fans in the basement car parks. The system senses the levels of Carbon Monoxide in the zone and ramps the fans up to freely move the air from the inlet of the car park to the outlet grilles and the far end of the car park. This eleviates the need for expensive ductwork. and grilles. When asked about the system, Aussie Air Projects Director, Dave Hughes reiterated the advantages of the car park exhaust system and the flexibility offered to apartment owners and commercial tenants alike with the type of units installed.

ustralia's current population sits at almost the 24 million mark, and is growing at an approximate rate of 1.4 % per annum according to the Australian Bureau of Statistics in 2014. With the population expected to reach between 37 and 42 million by 2050, our cities are rapidly expanding to accommodate this rising population. HIA projections indicate that to meet the demand of our growing population, approximately 186,400 new dwellings are required to be built every year in Australia – with current construction figures indicating an annual deficit as a result of only 157,000 actual dwellings commencing per year. Currently we are
seeing traditional construction as the typical method that is being used to try and fill this demand. With a national annual shortfall of 30,000 homes and an additional 13,900 dwellings required per year in Western Australia alone, why is our need for more housing not being met…..and more importantly, how will this need be met? One answer is building prefabrication. As a relatively new player to the construction industry, the uptake of this time-efficient, modern method of construction (as an

Prefab – short for building prefabrication – is the fabrication of any part of a building at a place other than its final location. It comes in the form of wholly prefabricated buildings, prefabricated rooms or pods, modular construction and components that are complementary to traditional construction. Adopted successfully in many countries (particularly throughout Europe) prefab offers many benefits. The building industry has already seen prefabrication deliver time savings, improved workplace conditions, supplier flexibility, improved building quality, reduced waste and increased sustainability performance as the main advantages over traditional methods of residential construction. The same also applies to the commercial building sector. In light of this, why haven't we seen the prefab industry thrive? In part, it is due to the industry's familiarity and comfort of hanging onto 'old' habits. In order for Prefab construction to take its rightful place in the building industry, the entire industry needs to work together to advance prefabrication, and make it more competitive and acceptable when compared to traditional construction methods. Prefabricated building needs to push into the construction and public mainstream the same way that traditional methods (such as double brick construction) have over the years. During the latter half of the last century the brick industry developed a strong campaign to promote the use of double brick in residential construction. We can see the success of this campaign in almost every suburb we drive through. This is exactly the sort of thing that the Australian construction industry needs to do for prefab building. We can take many positive lessons from numerous examples of successful prefab use in Japan, the USA, New Zealand and Europe. In Sweden for example, a large percentage of families live in high quality, fair priced, prefabricated houses. In Germany, their equivalent industry body has established display villages and show houses from different manufacturers, demonstrating that there is something for every taste and every budget, and that sustainable design is vital. In the UK, hotel chains such as Travelodge use modular construction for new projects, and often the fittings and furnishings are shipped in the modules. Recently, prefabricated student housing projects in excess of 20 floors have been completed. Fortunately, the Australian design and building industry is not without guidance on this growing method of construction – thanks to the inception and ongoing efforts of PrefabAUS.

here is a general acceptance that Perth is running out of unconstrained sandy 'A' Class development sites – especially as urban development moves down the southern corridor where higher water tables reside. These are the sites which land developers previously passed over in preference for the more unconstrained locations – but now they are taking a second look in the absence of better alternatives. From a simple site remediation perspective, modular and framed construction provides a better fit and a lower cost built form response to constrained sites. For double brick construction to sit on less than A class it still requires either a high degree of site remediation – imported sand, as much retaining and expensive, thicker concrete footings and more steel to mitigate against movement.

A great example of this is Cedar Woods' The Rivergums estate subdivision (Baldivis) and some of its other more recent land acquisitions – where some of the constructed lots can only achieve an 'S' classification. At The Rivergums, Cedar Woods still has plenty of 'A' Class lots. But there is a range of lots which are 'S' Class after remediation. S classification refers to a degree of soil movement, where expected settlement can range from 0-20mm of movement. The coastal plain in contrast, is generally A classification and therefore suits masonary construction. The prices at The Rivergums for the S Class lots are an average of $15,000 below surrounding competitor estate prices, to accommodate the additional build-cost of masonry on 'S Class' soils. However, if the lot purchaser was to build with light-weight construction on S Class, they can effectively pocket the lot price savings – as framed construction costs very little to build on these lots when compared to A class. This is why Cedar Woods has become a strong advocate for frame and panel homes at the Rivergums – because it represents the best value outcome for the customer. From an owners' perspective, the homes are earthquake and cyclone rated, and are termite, rodent and rot resistant – making the home safer and more durable. The ongoing electrical consumption and running costs are also reduced due to the fully insulated cladding panels. Another significant contributor to the estate is Thompson Sustainable Homes – a Queensland company that now operates in Western Australia thanks to the involvement of Ian Holloway. This provides major savings in rent, relocation, etc. This timeframe also included a complete fit out; airconditioning, blinds, lighting, living area tiling, carpets and internal painting. The other major bonus is the pickup of an additional 5% floor area because of the variation between double brick (with its 230 mm external wall) against framing which is a 90 mm wall”. “There are further bonuses and they are the advantages for the environment. The star ratings were in excess of seven. Waste is minimal – there were only two, 4 cubic metre bins used. Less concrete was used, timbers were from a renewable resource, and the home has less embodied energy. Heating and cooling is more effective because it acts like an 'esky' – you're literally only heating or cooling the air inside the building – so less overall energy is required”. It is evident that the Western Australian building industry is undergoing significant changes in the way it will deliver homes in
the future. With these changes, come changes in the buyer's expectations and increased choices. Overall, the buyers win, the environment wins, and the residential building industry wins. Not a bad outcome at all!

This particular project began from an idea Marc had since he started to produce larger park homes for one of the villages the family company owns – as he could see that the quality and speed of construction where both improved significantly. Since the lot sizes in outer areas of Perth has decreased, the buying public are now wanting smaller homes with quicker build times. Marc strongly believes that the solution is to start building good quality modular homes. Once a land buyer has formal finance approval and title of their block, a modular home can be completed on that residential block much faster than in standard brick-and-tile construction. Also these modular homes are built in a controlled environment so the workmanship should always be perfect. The builder doesn't have any weather conditions to deal with and all contracts/trades have inspectors checking their work daily not just at the end of a project
– so any defects can be rectified at the time. The savings to the buyer also extend to site works, meaning that buyers have more money to spend on their finishes and fittings (such as a better kitchen for example). Another supporting factor for modular construction is that more of these outlying land developments in Perth are encountering poor soil conditions for traditional residential construction. Using concrete footings only solves that problem when the soil is removed and replaced with sand fill, and then compacted before strip concrete footings are poured in concrete. Brick and tile homes then simply sit on these concrete 'donuts'. In the case of lightweight modular homes, it only took Spagnolo Group 5 hours to have their block ready for the home to be situated on – as the home included its own prefabricated 'base'. Spagnolo Group (along with a large Perth builder) wanted to get into the house and land market so this project was considered a 'test run'. In doing so, Marc says that they have “had a few hurdles insofar as weight, and transport has been the biggest issue. This home had two modules, and each module weighs 32 tonne's having a length of 16 metres and a width of 4.8 metres. To overcome this the home was craned into position. Once this home was landed onto the site, we were onsite immediately – finishing off the home, including building the garage and large adjoining patio. It was all completed in 3 weeks after home was placed on site”. Regarding energy efficiency, the home also achieves a 6-Star rating. Moving forward, Marc say that the company will be looking at using framing for the whole home, but look at a light weight concrete bases so that it can eliminate the crane hire cost, hence saving the client more money. “I suggest people coming out to Baldivis to look at the quality and build of this home. Everyone that has been though it so far is impressed. We will be looking at house and land package with modular construction starting at $399k in the next few months”, Marc proudly says. n our second instalment of alternative building materials and what impact they might have on the Perth real estate market we are going to focus more on the end user, that being the home owner the project developer or the investor. For some of us, we remember the old brick is best advertising campaign that was mounted by one of Perth's leading brick manufacturers many years ago. The flow on effect at that time and the legacy it has left was purchasers, owners and developers all started to focus on brick as a preferred construction material, with the perception being anything that wasn't brick wasn't as good.

How do you think the market is reacting and is going to react to these changes? AARON SICE: The market appears to be reacting as if it's 'business as usual'. I guess at the end of the day, as a consumer, you want a choice; in previous years gone by, Perth-ites had little to no choice of building materials. I do see end-buyers still performing that dreaded knocktest, but then I also see endbuyers physically seeking out alternative products and almost 'snubbing' a double brick dwelling. Oddly enough, I'm also experiencing those who were staunch brick-buyers and builders starting to understand its limits with construction and insulation properties – possibly because the benefits of other materials are now becoming more obvious and apparent. However, I don't think brick and tile is going anywhere, anytime soon.
ANTHONY PILLENGER: Enhanced solar gathering, widespread household DC batteries, and residential oversupply would result in an explosion in electric cars. After this, these changes could well help shift our attention to even greater water saving. I am aware of recently developed composite products which comprise water filled walls for both ambient mass and drinking water. With energy self-sufficiency and oversupply to grid by residential houses, a collective drive for greater water efficiency would need to be encouraged. IAN McGIVERN: I believe the younger generation will have no issues with our changing
methods, as both overall cost and life cycle cost will partly drive the change. There appears to be an acceptance by younger people to change when factored with the environmental advantages. The reluctance of
lending institutions and valuation experts accepting alternative construction, against conventional construction, is starting to change. There will always be strong resistance from certain market sectors, as these groups have built a formidable business over many decades in bricks and mortar. PHIL BERTRAM: There has been a fairly negative reaction by many Bank Valuers to this change to date unfortunately. I have seen a number of cases where the valuation on a property has suffered as a direct result of the Valuer not considering light weight construction materials to be an option of comparable quality. For the most part however the market has been relatively open to it. Younger people have been far more receptive and in time I would anticipate that Banks and Valuers will begin to better understand the advantages in these alternative construction techniques. CATH EVANS: The Perth market has largely not moved away from the preference of double brick construction, as it is considered that this is more economical, has better resale value and performs well environmentally (better insulation and energy efficient). Further education and an increase in the awareness of the benefits of alternative construction techniques, in conjunction with the availability and cost of BRM's, will influence the market acceptance of these changes.

Do you see any negatives coming out of these new trends? AARON SICE: Unfortunately, yes I do. New materials being used in somewhat inappropriate circumstances. End-user not understanding any care and maintenance issues from a new product. New providers of the endproduct not being in business long enough to effect a suitable warranty. However, these are the standard hallmarks of a new industry, just like Solar, Double Glazing, and Insulation etc. All these industries have overcome their downfalls and I am confident that as the construction market evolves, these issues will be better understood and avoided.
AARON SICE: One of the bigger benefits will be a wider pool of trades to construct a dwelling with – and a wider demand for different trades. There's real employment incentives when a new market opens up – which equates to more consumer choice, faster construction times, less interest paid during construction, a (hopefully) smaller carbon footprint and greater efficiencies – which means less waste, or waste that is more easily recycled/repurposed. Efficiency is the backbone of a good industry.
As they are lighter than conventional construction, they require less ground works and can be built on sites where previously the cost of ground remediation prohibited the construction. As higher density occurs, the cost efficiency in public transport improves; this will enable better public transport to be provided. This should slow down the urban sprawl and help alleviate the need for major capital works programs providing major infrastructure to our growing urban footprint.

CATH EVANS: Not so much 'negatives', more challenges, particularly in the availability of skilled tradespeople in alternative construction techniques/ methods, and that can operate in the project home market, not just as a boutique business. Another challenge will also be educating the public that that alternatives exist that will allow the consumer to weigh up the benefits of a range of construction methods and materials, ultimately giving them more choice.

and thousands of volunteers dedicating their time and expertise made the competition possible for close to 1,200 competitors competing in 50 skill categories. Albany-based fitter machinist, Joseph Pauley (pictured above) was surprised and honoured to win a silver medal in the Industrial Mechanics Millwright category. “When my name was called out as coming second place, I found it hard to believe,” says Pauley. “I knew I had done fairly well in the competition, but hadn't thought I had done well enough for second place.” The competition proved particularly successful for Pauley, who was also named Australia's 'Best in Nation'.
training & development THE BUILDERS CHOICE “When they were calling out the names for each country's 'Best of Nation' winner, it didn't even cross my mind that I was in the running. The person sitting next to me said, 'This will be you, Joe!' and I just thought, 'Yeah, righto – I doubt it!' I was pretty happy that I had done that well.” The 43rd WorldSkills Competition is the culmination of two years of dedication to professional development for the Skillaroos. Their journey started in 2013 with their medal-winning performances at the regional-level competitions. After advancing to the 2014 WorldSkills Australia National Competition, these talented individuals were selected to be part of the Skills Squad – a new concept WorldSkills Australia introduced in 2014 with an overarching goal of bringing the best team possible to the international competition. The Skills Squad spent several months training as much as possible with the aid of mentoring from WorldSkills Australia's team of dedicated Training Managers and Compatriot Support Experts. “When I first met Joe at the National Competition in Perth, I could see that he had some excellent trade skills,” says Peter Buttenshaw, who was Deputy Chief International Expert in the Industrial Mechanics Millwright category and spent the last year training Pauley. “Joe was extremely quiet and I think lacked confidence in his abilities. After working with him over the past twelve months, Joe has grown as a young man and his skills and abilities have developed unbelievably.” Both Pauley and Buttenshaw agree that Joseph's success at the competition were made possible in part by the ongoing support of Pauley's employers at Albany Engineering. “Sonny and the guys have been a great support leading up to and during the competition, giving Joe all the support he needs. “I think the skills and experience that Joe has taken back to Albany Engineering will be beneficial to his employer,” says Buttenshaw.

What's next for Pauley? “My plans now are pretty much go back to work. I would like to do some more up-skilling in the future, and I'm also keen on staying involved in WorldSkills Australia in some capacity.” DISPELLING MISCONCEPTIONS In conjunction with the 43rd WorldSkills Competition, world leaders in vocational education and training gathered together at the WorldSkills Conference to discuss the latest issues faced worldwide by the sector. WorldSkills Australia CEO, Mark Callaghan also had a number of valuable meetings with industry leaders from around the world to discuss the issues each country face. “Raising awareness that vocational education and training can lead to viable career opportunities is well and truly a global issue,” says Callaghan. “University education continues to be the primary focus throughout the world, and a VET system such as we have in Australia doesn't even exist in some countries.” Callaghan asserts that competitions and events that celebrate trades and skills excellence play an important role in addressing the misconceptions of trade and skill-based careers and increasing the status of VET.

“The benefit of WorldSkills is that it is a collaborative approach to the problem – it brings together industry leaders from around the world to talk about what works, what doesn't and what can be done to achieve better outcomes. The Duke of Carramar – A modern venue with traditional values

the public interest and was providing a much needed amenity to the area……and then by sympathetically changing the design and orientation of the venue to better suit the local residents nearby, we got the desired result”. The brief given by the Kapinkoffs to the project architect (Oldfield Knott Architects) was that the venue needed to be designed for the local residents nearby, and was to have a modern British theme. It also had to have an operationally focused design. The main aesthetic requirement was to take all the aspects of a traditional British pub and bring them into the 21st century. The Kapinkoff family wanted the venue to include all the features of those Westminster, Tudor-style venues, but modernise them. This meant including bulkheads above bars, having lots of exposed brickwork and plentiful wood, weathered and antique brass, booth seating, plush carpet, wallpaper and fireplaces. The final product now includes innovating lighting and design features such as the diamond LED feature ceiling above the restaurant. “It's definitely a focal point of the venue”, says Adam. “I also love the exposed brick, and if we did this again, we would have used a bit more”.

dam Kapinkoff is very proud of the latest member of his family – The Duke. Some might be mistaken for thinking that The Duke is a new sibling or child, but in fact it's the name of the Kapinkoff family's latest venue in Carramar. The Kapinkoff family company is well entrenched in operating hospitality venues in Perth. It currently operates 4 hospitality venuity for over 35 years, in both regional and metropolitan Western Australia, so it was just a natural progression for Adam to get involved. “Being a part of a family operation, I have been involved with this project right through from land acquisition until the first day of trading”, says Adam. “The project has taken a lot longer than we thought it would! The process commenced in 2007 with the acquisition of the land subject to liquor licence. Our original liquor licence application was unfortunately denied, even thought there was overwhelming support from the local community”. “The project had to endure two Liquor License applications and a Supreme Court determination before a Tavern licence was issued. By liaising continuously with the residents and proving to the Department of Racing, Gaming and Liquor that this venue was in

Frank Iemma (Senior Architect at Oldfield Knott Architects) since 1985 reflects on the project and its inception. “The project first came about in our office in 2007. The Kapinkoff family are repeat clients of ours, so we already had a good working relationship and understanding of how they operated. They wanted to develop what ultimately became an 1,100 square metre tavern with 3 areas – a Public Bar, a Lounge Bar, and a Restaurant – together with their associated courtyard/outdoor areas”. “It was very clear from the outset that the clients wanted a very functional and economic layout. Operations was important on their list of requirements. Visually, they also had a very clear direction, being the modernised British pub. They were keen to see us
incorporate lots of rustic finishes which included aggregate floors, timber and second-hand brickwork”. “We were subsequently engaged to provide the clients and their project with the building design, followed by the design of the interior, and then documentation and finally construction contract administration”. “The main challenge wasn't so much an architectural design one, but was one of approvals! The Liquor License grant process became drawn out, and ultimately ended up taking 6 years”. Frank says that the project's size is one of its greatest features. “Patrons feel comfortable as the internal spaces are not overly big, however they always looks full even at 50% patron capacity. venue and facilities are easily managed….so we think that we met one of the clients' main requirements” – And indeed they did! Overall, the Kapinkoff family is very satisfied with their new 'baby'. It is a testament to the family's clear vision and experience in the industry, married with Oldfield Knott's expertise and professional (and unwavering) commitment to is clients and their projects. And The Duke will surely provide the owners and their many patrons a great deal of enjoyment over the years to come – not unlike any new family member. RAISING THE BAR – This new Bar and Bistro in Ashby gives the suburb a new local landmark

he 2,000 square metre plus tavern, the Ashby Bar and Bistro is situated on Pinjar Road in the northern suburb of Ashby, on the eastern side of Lake Joondalup. The venue has a 4 distinct areas – a 160 person Sports Bar with a TAB facility in it, the 200 seat Bistro and its South American inspired Garden Bar, a Liquor Superstore, and a Drive-Thru Bottleshop. Frank Iemma, Senior Architect for Oldfield Knott Architects says that the project first came to land in their office in 2006 when the firm was approached by repeat client, Endeavour Properties & Tenfold Investments (who also operate The Gate Bar & Bistro and The Brook). Frank, who has been a Registered Architect since 1989 and working with Oldfield Knott since 1985 has been directly involved in many such projects – but each with its own specific brief…and challenges. In fact, the Ashby may not have been at all if it wasn't for Oldfield Knott's experience in the area of hospitality design! For the Ashby, the client brief stipulated that they wanted a functional and economic layout to the new venue, with areas similar in size to the Gate Bar & Bistro. It had to appeal to the middle income belt, and have the design of 'a clubhouse'. This would have appeared to make the project relatively straight forward for the architectural firm.

The tavern is one part of the greater Neighbourhood Shopping and Commercial Centre Site that also currently supports a service station. A supermarket, retail/food tenancies, an office building & a medical centre will eventually see the site fully developed. Ultimately, to bring a project of this type and calibre to its completion, Oldfield Knott applied many years of expertise, and fulfilled key roles in the creation of the venue – building design, interior design, documentation, and construction contract administration. The overall influences were contemporary, though the venue has a distinct Moroccan flavour to its interior. This gives it a character and feel that sets it apart from any other venue of similar size and function. Frank says that the terrace bar and courtyard area, and the building's vaulted ceilings and big roof are some of the Ashby's more notable features. That said, it would be remiss not to mention the 7 square metre outdoor superscreen. Materials include texture adding elements, such as slim face bricks, exposed aggregate concrete, and slate roof tiles. Additionally, rich fabrics in the Bistro add warmth and texture to the interior. Overall, the goal has been achieved – it looks and feels like a Clubhouse. From all reports, the venue is well patronised and as such has indeed been well received by the neighbourhood and local communities of the area. Oldfield Knott has successfully completed another hospitality project which it can add to its portfolio. It can also claim another satisfied client. Frank has been working in the specialty field of Hospitality for over 20 years. The Principal of the firm Ian Oldfield has owned & operated taverns and has intimate knowledge of all things Liquor Licensing. The firm naturally fell into hospitality after it was established in 1973.

The site is situated in a prominent position with panoramic views over the Swan River and Leighton Beach. The luxury apartment building consists of 51 high spec apartments. The clients design brief was to build the most luxurious apartment development in the Western suburbs, focusing on the highest standard of finishes and acoustics, to suit mainly local affluent downsizers. This was a design and construct project with the collaboration of Gary Dempsey and Drew Gillespie which commenced in December 2013, and completed in July 2015.

The initial Development Approval (DA) was done by Architects Zuideveld Marchant Hur. The interior design was done by Akiva Design. The clients are Taskers Living. The Project Manager is Gary Dempsey Developments. Project description The finished building consists of 47 stunning apartments and four exclusive penthouses, built over six levels with 270-degree panoramic views over the river and ocean. Layouts include one, two, three and four-bedroom options all boasting large balconies. Architectural design has been done to complement the property's coastal surrounds and to take advantage of the West Australian climate. Features include a solar-heated mosaic-lined pool, sauna, fully equipped gymnasium, ground-floor cafĂŠ, located just 200m from the river, and a short stroll to Leighton beach front. The building also has a 30kw photovoltaic system to reduce communal power costs. Electric car charging facilities are available for all residents. The building also boasts a 6 star energy rating.

Exterior finishes and materials: The chosen method of construction was in-situ concrete frame structure with precast wall panels and curtain wall windows, finished in Alucobond and with an insulated Colorbond sheetmetal roof. Commercial double-glazing has been used for windows and doors, and the private balconies have frameless glass balustrades with marine-grade stainless steel hardware. Materials were carefully selected for various purposes, including resistance to corrosion and climate, aesthetics, thermal and sound insulating properties, and energy efficiency. These include: In-situ cast corners and columns – to eliminate visual joins and create a smooth seamless look. Alucobond cladding – chosen for various properties including low-maintenance, weather and shock resistance, ability to reduce thermal expansion, and a clean and consistent finish.

Anticon insulation under the sheet metal roofing – for thermal and noise insulating properties and better condensation control. Frameless Grade-A tempered glass for balcony balustrades – to provide unobstructed views and for its breakage resistance. Marine-grade stainless steel hardware on balconies – for climate protection and resistance to corrosion. Plywood timber panelling for soffit lining – selected for a 'true timber' look, thermal insulating quality, and for its ability to resist dust build-up and graffiti. Challenges and solutions There were a number of challenges in construction. DGC management stated that potential challenges and problems were considered and solutions created early on at the design stage, prior to any works commencing. During construction, frequent and open communication was also important for enabling good solutions to be developed quickly when issues arose. Specific project challenges included the following: Limestone caps over the site. This was dealt with by excavation and installing sheet-piling retaining on two sides of the site. Access constraints, including single access only to the southern end of the site. Good planning by DGC meant that road closures were avoided. Water mains required upgrading for the project due to the presence of a high-pressure gas main. This involved coring under McCabe Street and around existing services. Being situated in a residential area the risk for noise and disruption was present. This was managed though dustsuppression, ensuring the site was kept clean and operating during specific times only.

Dual effort sees modern design complement history

ased on a scenic site within the John Curtin College of the Arts campus, with views over Fremantle, the Indian Ocean and Rottnest on the horizon, this joint project between Emco Building and JCY Architects and Urban Designers, saw a new school facility come to life. The development of this new school facility consists of various elements, including the design and construction of a new, Year 7 facility, incorporating dance studios, classrooms and science labs and extensive architectural metalwork to the building façade. The external environment has been enhanced with landscaping and the

creation of outdoor activity spaces which surround the new facility, facilitate recreational and performance areas and effectively create external classroom environments. John Curtin College of the Arts is a landmark school situated in Fremantle, Western Australia. It was the first school in Australia to offer theatre arts and dance as specialist subjects and has continued to provide specialised curriculum, extension and enrichment for gifted and talented Arts students and those identified as academically gifted. With such a rich history in the education and arts space, and the continuous preservation of the various architectural styles that form part of the overall building style, it was important that JCY Architects and EMCO Building took into consideration the institution's history, while preparing it for its future.

The new facility has been developed with the intention to not only improve the learning environment but to also provide a natural flow and connection between the internal classroom and teaching areas with the external environment and surroundings. The site for the new Year 7 teaching facility is located on one of the many tiered plateaus surrounding the main school central facilities. The project criteria required it to be strategically positioned to simultaneously provide separation of the building from the sloping terrain, whilst enabling the creation of a central courtyard and amphitheatre setting reminiscent of the school's early building forms. The new facility has direct connections to the central courtyard and the landscaped terracing that both serve as a functional backdrop and amphitheatre for outdoor activities, teaching, social interaction and school performances, providing both teachers and students with a diverse teaching and learning environment. Construction of the new facility saw the utilisation of a refined building solution. This building methodology optimised efficiency when it came to the structure as it successfully avoided transfer slabs and unnecessary costly construction. This composition of simple and robust materials is elegant and finely detailed. Combining a simple palette of construction materials, the smooth finished neutral concrete panels contrast against the almost Mondrian style composition of the colourful infill panels. To further enhance that nature of this project and its place in this historical institution, a Western Australian government initiative 'Percentage for Art Scheme' was leveraged. The objective of this scheme is to improve the quality of the built environment and the value of public facilities whilst creating opportunities for Australian artists through the commissioning of public artworks. This is financed using an allocated percentage of the cost of the project. As part of this project, several artists were consulted and two successful ones were selected to collaborate and contribute to this new facility. Artists Dawn and Philip Gamblen were evaluated to have what was considered the most interesting approach conceptually, thematically and visually, creating a sense of dynamic energy and liveliness through strategic placement of repeated forms. EMCO Building and JCY Architects and Urban Designers worked together to incorporate these artistic visions into the new building. They successfully delivered an outstanding array of work, which brought the new facility to life, including a sculptural veil that wraps the building facade, perforated patterns that encase the stairwells and embossed designs that adorn the concrete panels. All of which contrasted with the simple clean construction materials used for the main building framework. However, the most striking element was the complex folded screen developed from the simple geometry of the golden right

triangle. Over 300 of these elements were installed and assembled over the building façade, creating a complex tessellation that ultimately delivers an intricate pattern. This stunning feature generates a constantly changing play of light and shadow and sense of dynamic movement. Simultaneously it serves as a façade sunscreen component. Not only is it extraordinary from a design perspective, but also it required extraordinary effort from a construction perspective. About the project, General Manager of EMCO Building Ron Keogh says, “The Year 7 Facility is testament to how good buildings result from good team work and mutual respect amongst the complete design and construction team. EMCO Building enjoy a positive and co-operative relationship with JCY and it was this relationship that ensured this complex build was completed within a tight timeframe and the college received this impressive new facility for the start of the 2015 academic year.” In addition, Glenn Russell, Principal of JCY Architects and Urban Designers remarked “This project represents an example of a collaborative synergy of architect and artist in the design of this wonderful project for John Curtin College of the Arts which is only part of the success. To explain the energy-star system further – buildings achieving six stars provide up to 25% savings on energy bills in comparison to five-star buildings, and are also up to 5°C warmer in winter and up to 10°C cooler in summer. Higher ratings of 7 stars or more provide even further cost saving and comfort benefits. This means WestEnd apartment residents can be assured of reduced energy costs compared to lower-rated buildings in WA. A particular feature of the apartments is shared stairway access from apartments, rather than the more traditional access from a shared corridor. Builton Managing Director Troy Felt explained that this was done to provide additional privacy to apartment residents and feel more like townhouse living. Main challenges and achievements Builton is a seasoned building company in Perth with many years of experience in construction in residential and mixed-use developments. Glazing used for the windows and sliding doors is 10.76mm thick laminate, selected for its noise-reducing properties, while balconies are fitted with glass balustrades.

Background The Public Trustee Building and Law Chambers at 565 Hay Street were formerly one joined, rather uninspiring1960s office block, which unfortunately overshadowed the Cathedral Square and didn't fit well with surrounding buildings or contribute to the precinct's design framework. The aim of the redevelopment was to provide a remedy for the above challenges, and also create greater connectivity between Hay Street and the Cathedral, as well as improve the building's relationship to the streetscape and increase public interest and activity in this part of Perth. A 4-Star Green Rating was also required as part of the finished construction. For this project the decision was made to demolish the Law Chambers on the western half of the building (making way for the new City of Perth library), and reuse the remaining superstructure of the Public Trustee Building. The process involved stripping the building back to its basic structural 'skeleton' for redesign into a high-quality sustainable building tower offering eleven levels of courtroom and office space as well as ground floor retail and hospitality services. This method provided a number of advantages including lower energy use than would be the case for demolition and rebuild, as well as a savings on time and resources and less disruption to surrounding residents and business activities.
New Hay Street Development Contributes to Cathedral Precinct Restoration

he recently completed makeover of the 1960s office block at 565 Hay Street in Perth formed part of the redesign and redevelopment of the city's Cathedral and Treasury precinct. Redevelopment works have also included restoration of the old Treasury Buildings, construction of the new 5-level public library, upgrades to St. George's Plaza, and various other projects. ADCO Constructions, a highly successful building company that has had decades of experience in all facets of commercial, industrial and other types of projects, was commissioned to complete the internal fitout of the Hay Street building following completion of the base-build by Northerly Constructions. The client for the project was the WA Department of Finance, Building Management and Works (BMW). The Architect for the internal fit out is Parry & Rosenthal Architects. The completed premises will provide a new home for the State Administrative Tribunal (SAT) with hearing and mediation rooms, judicial chambers and staff accommodation.

Building fitout brief The brief for the building interior covered 7,700m2 of floor space, and included high-spec fitout for the following: Five floors of tribunal hearing rooms. One large hearing room. Four mediation suites. Twenty-eight offices for the State Administrative Tribunal (SAT) judicial members. Six levels for staff and judicial offices. The project involved the extensive use of high-spec timber panelling and joinery, a highly sophisticated security system as well as the installation of detailed acoustic ceilings and partitions as expected in a Government building. Project Manager Tom Skinner of ADCO stated that the fitout was handed over progressively, level by level, to allow for the installation of client appointed AV, ICT and furniture contractors. Final handover was complete on 17th July 2015, with the SAT

The SAT has entered into a 25-year lease on the premises, and is the first tenant in the Cathedral Square precinct redevelopment. Challenges The main challenge in the fitout involved overcoming site issues, such as minor discrepancies between base build drawings and actual on site as built dimensions, as well as ensuring the high quality standard expected of a Government building was achieved. These challenges were managed successfully by the team at ADCO together with the Architects and the consultant team, with the project being completed within budget and time deadlines.
‘‘Twenty-eight offices for the State Administrative Tribunal (SAT) judicial members.’’ Achievements Mr Skinner considers the main achievements to be that of providing high standard offices for the Government on-time and within-budget, and attaining client satisfaction from BMW. Judging by statements made by the Finance Minister Bill Marmion client satisfaction has certainly been achieved, with Mr Marmion expressing his appreciation of the building's transformation. He stated at the official opening of the new State Administration Tribunal in July: “The innovative, repurposed State Administrative Tribunal building not only promises improved judicial service for WA, it marks the beginning of Cathedral Square as a vibrant new community and cultural centre for our city. I congratulate the Department of Finance, Building Management and Works in delivering this project to the Department of the Attorney General's design brief, and to the demonstrated high standard, both within time and budget parameters”.

Features of the overall finished building The outside of the building is also impressive, featuring extended floor plates on some of the lower levels which provides a shaded colonnade for the ground level retail outlets. This section also has a terracotta façade that fits well with the precinct's heritage buildings, with its vertical and horizontal inserts subtly reflecting the cross symbols on nearby structures. Other specific features include a curtain wall glazing façade, integrated programmable LED light boxes that produce colourchanging lights and brighten up the region at night, as well as a 4Star Green rating, and 4.5 star NABERS (National Australian Built Environment Rating System) and energy-efficient lighting and mechanical services. Contribution to the precinct The new offices at 565 Hay Street have been designed to form part of the Perth's justice precinct, which also includes office accommodation for the Treasury and the Attorney General's Department, as well as the District and Magistrates Courts and the Supreme Court. The redevelopment of the Cathedral Square in St. George's Terrace is expected to create a new and modern hub for people to use in the city's heart that also celebrates Perth's history and heritage. Innovative Secondary College in Baldivis Wins Design Awards

aldivis Secondary College is a new, vibrant and cutting-edge school catering for Years 7 to 12 students in the Baldivis region, south of Perth. The college is committed to excellence, interactive learning, integrity, mutual respect, sustainability and creativity. It was within this highly positive learning environment that the construction of the $25.3 million second stage of a $75.8 million building project was undertaken. The client for the project was the Department of Education. The company responsible for building management and works was Cooper & Oxley – a multi award-winning company situated in Jolimont that has over sixty years of involvement in the commercial construction industry. The project came under the leadership of Cooper & Oxley's site manager Adrian Hackett. Architectural design was undertaken by Perth-based company JCY Architects and Urban Designers.

Project brief The brief was for the re-development of the existing community college, which included a two-storey arts and learning centre, new single-storey classrooms, and a physical education area, as well as outdoor courts and carparks. The design has been based on a contemporary interpretation of an Australian industrial shed or warehouse, while the overall school layout has been designed to create a community or village-like environment, where all elements of the school are linked in some way, such as through courtyards or walkways. The school currently has over 1,000 students, and the aim of the building projects has been to enable the school to increase its capacity further. The construction has been staged in order to minimise disruption to the school's daily operation, to provide a gradual connection between the existing and new sections of the school, and to allow for future expansion and growth in numbers.

Project description The re-development is constructed in concrete with structural steel framing, and cast in-situ and precast structural wall panels, and has considerable external metal cladding. Industrial paint in silver, charcoal, bright red, orange and yellow has been used to render the cladding and external walls, with sections of the building also being finished in complex custommade chequer plate sourced from China in red, green, orange and white. This unique plate material has the appearance of random placement and creates an artistic feel to the building. It is extremely long-wearing and resistant to rough treatment, and has also been incorporated into internal corridors for that reason. In general, materials have been chosen not only to complement the industrial-like design, but also for their robustness, durability and low-maintenance qualities, as well as to enable the construction to be completed within a tight program. The use of basic, bright colours was selected to reflect the safety-colour palette of industrial buildings. Sustainability has been incorporated into both stages of construction, and includes solar orientation, shading, insulation, water-harvesting and wind turbines. Landscaping includes considerable tree-planting to reflect much of the region's bush landscape. According to architect Will Thomson of JCY Architects and Urban Designers, the school has been designed to reflect the region, being “closely linked to the Baldivis physical, cultural and

of the school. The company is no stranger to projects of this type and managed these aspects of the project professionally and successfully. Some delays were also experienced due the sourcing of materials from overseas. The window louvres for example were sourced from Germany, and not only had a long lead time, but were also late arriving due to delays in shipping. Cooper & Oxley states that the team managed this disruption “by removing the louvres from the critical construction and installing them after practical completion.” Another challenge was that of the unique chequer plate, which was sourced from a single supplier in China. This material came in a range of complex shapes and sizes, and placement of
the tiles had to be carefully coordinated off-site prior to its final installation. Achievements and successes Despite the challenges along the way, the project was successfully completed on time and within budget. However, as always, the main factor determining the success of any construction project is that of satisfied clients. Satisfaction has been thoroughly achieved in this project, with the school now providing a vibrant environment with modern learning resources for its students, and Principal Keith Svendsen describing the facilities as “outstanding.”

The college has won an Australian Institute of Architects (AIA) award and a sustainability award, and a Council of Educational Facility Planners International (CEFPI) Australasian Education Facility design award. It has also been selected to be a finalist in the completed schools category at the World Architecture Festival in November 2015. Project brief The project brief was to construct a meditation and teaching space as an extension to the Kadampa community's existing property, which was a large early 20th century home on a site that had been reduced from its original size due to a previous subdivision. The property provides a residential space for community members, and is located in a built-up urban area surrounded by other residential and commercial properties. The brief came with quite specific architecture requirements that would be in line with the intended use of the space. There was also a requirement to separate the space from the residential home and surrounding activities and distractions, and to establish the meditation centre as an independently functioning space. Builders and architects Construction was carried out by Osborne Park company Core Developments and Construction (Core WA), owned and run by Darren Johnston, who emigrated from the UK in 2006 bringing his construction expertise with him. Core WA is committed to high quality construction in extensions, custom homes and commercial construction projects, and has a particular focus on sustainability, energy efficiency and reduced waste. Architectural design of the extension was undertaken by Bernard Seeber Architects in Fremantle, a company with a broad range of projects in its portfolio. Project construction There was a limited amount of space available for the centre due to a sewer easement on the northern boundary and street-front setback on the south side. The extension was carried out on the east and west sides, with a walled enclosure being built to separate

he Dharmapala Centre, owned by the Kadampa community and run by volunteers, is a Buddhist philosophy teaching and meditation centre in East Fremantle that adapts its teachings for a modern clientele. Staff at the centre offer classes, courses and retreats designed to give students the skills required to attain greater peace of mind and happiness, using methods they can incorporate into their modern busy lives. While the Kadampa community owned a residential home on the site in East Fremantle, they were using rented premises for the meditation sessions, and desired a space of their own that would incorporate a design that was sympathetic to and compatible with their philosophy, activities and core values. This led to the construction project.

the centre from the residential space and provide a clear sense of independence, as required by the clients. The finished centre includes a large timber-lined space for meditation that can be opened out along one side into the walled enclosure, as well as a bathroom, kitchen, entry area and Dharma gift shop section. The side opening and roof openings allow in light, and provide ventilation. Specific features include a copper-lined door, window shutters and intricate geometric-patterned ironwork on windows and external doors. A strategically-located mirror also aids in the management of the internal space. From the street, this property looks like a residential home, other than the sign out the front indicating it is a meditation centre. Project challenges The home is situated on a small-ish and rather complex site. Size and other restrictions meant that the design and

construction teams certainly needed to think outside the square to provide a solution that would meet the client's needs, which led to the decision to build the centre in its current location on the block. Core WA describes it as being a “very tight site with a shared driveway.” According to the company, specific challenges included removal of the existing swimming pool and working around the main sewer, which resulted in the need to pile the site. Bernard Seeber Architects describes it in this way: “Planning and design referred to the core values of the Kadampa community through complimentary spatial clarity and appropriateness, while creatively occupying a restricted complex site.” Despite the restrictions on the property, the fact that the teams involved arrived at a workable and aesthetically pleasing solution is testament to their expertise and creativity. Successes and achievements As well as providing a peaceful and tucked-away meditation space for the clients, the project also won the Iwan Iwanoff Award for Small Project Architecture.
This award is for the most significant project for the advancement of architecture in the small architecture category. To provide some background, Iwan Iwanoff was a Bulgarian architect who studied in Europe and then settled and worked in Perth, building his own house in Floreat to experiment on with different styles and materials. This award is certainly a prestigious achievement for Bernard Seeber Architects and for Core WA, as it showcases the ways in which creative solutions and good design and construction can be arrived at even in highly restrictive situations. The Dharmapala Centre is now in full swing. Full use is being made of the space, with the centre offering weekly classes and support for the local community, indicating that this has been very successful project for everyone involved.

The clients and their brief The clients, Simon and Donna Jackson, had seen a number of homes built by Signature Custom Homes and were so impressed by the quality of workmanship and attention to detail that they realised they wanted one of their own. The home was to have a unique look, and to incorporate some of the design elements the Jacksons had experienced during their time in Canada.

They were actually based in Vancouver during the project, and were making occasional short trips back to Perth, which meant that most of the communication with the Signature Homes team happened remotely – either online or by telephone. This also meant they needed to be able to put their trust completely in the design and building teams from start to completion of the project. Signature Custom Homes' director Dave Steadman and the building team kept the Jacksons informed all the way through. This meant they were able to see the project go from a concept on paper to a building skeleton and then to a fully formed home, without being present for much of the time during the process. Challenges and achievements As the clients were based for most of the time in Vancouver, they needed to be able to place their full trust in Dave Steadman and his team. This was also the biggest and most complex single home project that Signature Custom Homes had undertaken up to that point.
There is even a butler's pantry with top quality appliances including Sub-Zero fridge and freezer, and food preparation and storage areas. Kitchen features include stone benchtops, oak breakfast bar, lacquered cabinets and scullery. Mr Jackson's office is also on this level, and has been designed for overnight conferences to take place without disturbing the rest of the household. Top level – upstairs is the sleeping area. It includes a master suite which comes with a customised bed with retractable television, and an ensuite with stone-topped vanity, freestanding bath and shower with frameless screen. There is also a private balcony and some great views of the river. There is a children's wing on this level with four bedrooms, each with its own ensuite and walk-in robe. The kids' area also comes with a lounge area for the family's three sons and a private balcony area for their daughter.

esign and building company City Beach Exceptional Homes likes to live up to its name. The company's aim is for all its projects to be unique and exceptional, and to “stand out on their own.” Certainly this has been achieved with this unique home in Othello Quays Port Coogee. The home is positioned on the edge of the canal on a man-made island, and is apparently attracting a lot of interest from passers-by due to its striking red and white façade and minimalist appearance. According to owner and manager of City Beach Exceptional Homes, Brian Connor, the clients are extremely happy with the finished result. Their new abode has provided them with what Mr Connor calls a “lifestyle home” that is flooded with natural light and provides some great views across the water to Rottnest Island.

Project brief The brief was for a custom-built low-maintenance and spacious family home on the Port Coogee canals, with a northern aspect to allow access to the canal and to take advantage of oceanic views. The clients also wanted a large garage area not only for cars, but also for storage of surfboards and kayaks and to provide easy access to the water. Home description The building: This is a three-level, four-bedroom 650sqm home which includes a full basement that is 250sqm in size and has enough room for five cars. The basement garage can be driven down into from street level, and can also be opened out onto the back canal – a feature which enables boat servicing and which also allows in extra filtered light.

The building has been oriented to take advantage of natural light and sunlight for warmth, which reduces the need for artificial light and heating. During winter, the floor absorbs heat from the northern sun, while in the warmer months shading and natural cross-ventilation are used to cool the house, reducing the need for air conditioning. Interior: The inside of the home has an uncluttered simplicity about it, with bold colours adding a sense of playfulness, and natural materials creating a sense of warmth and comfort. The main level includes living and dining areas, games room and a north-facing alfresco area, while the bathrooms and bedrooms are on the upper level, where there is also a balcony with glass balustrades. The interior of the home is light, spacious and modern, with quality finishes and fixtures. Finishes in the kitchen area include glass splashbacks and dark timber to add warmth. Bathroom finishes include bold red for the walls and large mirrors to create a feeling of space. Natural stone flooring has been used to add a warm texture.
High ceilings and the extensive use of low-e glazing – including three-metre high glazing across the rear of the house – allow in plenty of natural light and provide 180-degree views across the water. Exterior: Angular shapes have been incorporated into the façade which frames the front of the house, while a black blade wall that runs from the street front to the centre of the home provides strength to the structure of the building and also makes a bold statement. THE BUILDERS CHOICE residential Project challenges Weather conditions: Being positioned close to the Southern Ocean meant that materials had to be carefully selected to suit the climate. This required using hardwearing materials and applying special treatment to steelwork. It also meant that there was a need to avoid the use of any timber linings, and to take steps to weatherproof the house to protect it from leakage. Sunken garage: In this design, the clients wanted a garage on the bottom level, but also desired that the main level access be close to the street. This led to the need to excavate to create a basement-level garage below street-level. The design is also unusual in that the basement is of a full size rather than partial, as is often the case with excavated lower levels. Mr Connor said this presented some challenges, but managing it was really only a matter of good planning to achieve the desired outcomes. Successes and achievements As well as good management of the challenges, there are numerous successes in this project, including:
Alucobond – an aluminium composite material that is practical and eco-friendly as well as beautiful. Materials were selected for lowmaintenance and also for the contrasting appearance between the rough/textured and the smooth/bright. Other features of the home include a pool, private jetty, and low-care waterwise landscaping.
The home's eye-catching appearance, which is, according to Mr Connor, creating quite a bit of public interest, with people “stopping to take a look.” Achievement of a home that meets not only the clients' brief for a light, bright and modern home with views and access to the water, but that is also low-maintenance, especially considering how close it is to the ocean. Construction was completed much more quickly than anticipated, taking around 15 months, with handover occurring six months ahead of schedule. Mr Connor said the positive comments from the owner's friends and associates on the quality of the finishes were very reassuring. “We strive to raise the bar with each home we build.” The building company is particularly pleased with the black blade wall at the front of the home, the basement garage, and the way the northern sunlight filters into internal and external living areas overlooking the canal and private jetty. Lastly, the clients are over the moon with their new home and lifestyle – which is what really matters in the end when it comes to the delivery of the finished product! They report being particularly happy with the home's spaciousness and uncluttered nature, as well as the pool, alfresco area and canal access. City Beach Exceptional Homes has been written up in several publications for its unique and stunning designs and use of natural materials. Certainly the achievements in this project show that the company has lived up to its own standards and its reputation with this home-on-the-water at Port Coogee.

Custom-Built Classic Home in Mt Claremont Meets Expectations

ituated at the top of a hill in Mt Claremont with great views of the city stands this custom-built classically styled family home constructed by Princi Homes. The two-storey four-bedroom home has a number of special features throughout and really stands out in its position on the quiet street. The project brief The client is a real estate investor who purchased the block several years ago. He met Antonio Princi through a mutual friend, a real estate agent who was selling a property built by Princi Homes – a family-owned business based in Malaga that specialises in all areas of home construction and believes in providing the highest possible quality of service to all its clients. After viewing the property, the client decided that he wanted a similar home for his block of land. He met with Antonio and his son Anthony and hired Princi Homes to undertake construction of the home.

Home description Materials and external features: The finished home is over 460sqm in size, inclusive of outdoor living space such as the patio and alfresco area and the three-car garage. The home is constructed in double-brick with concrete

footings and floors. Treated pine has been used for the roof structure, with Monier Horizon roof tiles. External walls have been plastered and coated with Dulux texture coat and finished with a double coat of AcraTex texture paint. Glazing has been done with VLam Hush glass – a glazing material with high noise-dampening properties that belies its thin and light appearance. A particular feature of the home are the pre-cast mouldings to all external openings and roof lines, chosen to create the timeless classic appearance that the client wanted. Outside the house, walkways in washed aggregate concrete with built-in garden planters overlook the home's alfresco entertaining areas. There is also a security camera system that covers the boundary and the entry point of the home. Internal features include: Grand entrance area and sweeping staircase with wrought iron balustrades and American oak handrails. Modern kitchen with gloss and semi-gloss pro-form cabinets, natural granite benchtops, impressive 3.6m-long breakfast bar and a two-way pantry that can be stocked with groceries from the garage passageway entrance. There is also a scullery area with modern appliances, including two under-bench ovens, a steam oven, and induction and gas hotplates. Alfresco area overlooking the yard with a six-burner barbecue and commercial rangehood, making it ideal for entertaining.

Flooring differs throughout, with carpeting to the upper levels, theatre room, office/study, guest bedroom suite and the upper part of the staircase. Downstairs, the main floor is laid in polished tiles in a light earthy colour and the first five steps of the staircase are finished in dark-coloured granite. A particular special feature of the home is the use of sliding doors for most of the internal door openings. These doors open and close by sliding into the brick cavity walls, which means that most of the internal doors do not need to swing into the room space. Overall, the home has achieved a six-star energy rating which means it should be comfortable to live in even during a cool, wet and windy winter or a scorching hot summer.

Challenges and achievements Princi Homes has been in operation since 1992 and is very experienced and accustomed to providing high-quality homes in the Perth region, so there were not too many challenges in this project. The only challenge was that of getting the custom mouldings to fit properly to achieve the distinctive but classic look that the client was after. The building has been designed and built to suit its tiny triangular-shaped lot and to maximise every bit of usable space, while providing the clients with the privacy they desired.

Builders for the project were BE Projects under the leadership of director Troy King, with Simone Robeson from Robeson Architects doing the design work.
It was also necessary of course to work closely with the council and owners of neighbouring properties to gain the necessary planning approvals for this unique project.
Project brief Clients for the project – a professional couple – were also the architects for the building, which was to provide them with their new office for the architectural business on the ground floor, living space above and a spare room with its own bathroom. The list of desires for the building included views to the outside – Hyde Park is close by – balanced with a need for privacy, and for the building to be minimalist in style with plenty of internal spaciousness and a luxurious feel. The clients contracted BE Projects to do the construction work – a company that is dedicated to meeting clients' needs and with plenty of experience in buildings that are efficient as well as innovative.
Finished result The completed project consists of a 28sqm home office accessed at street level, and a 70sqm living area above with a striking cantilevered triangular-shaped balcony which lines up with the site's apex corner. The home was designed economically, with savings in some areas allowing for the desired luxury finishes in others.
Project challenges This was no ordinary or standard build. The shape and size of the block at 180sqm presented challenges in itself. It is also positioned in a very busy area only a few minutes from the city, has an easement at the rear boundary, and is very close to power lines. According to Mr King, all this required a “careful and deliberate management process.” He also says that modified scaffolding was required for good safety management, due to the proximity of the power lines.

Exterior: The exterior uses brickwork for the lower office level, while the upper living level is made up of sharp geometric shapes and has been rendered in polar white. This level also includes a projecting steel-box window with one-way glass, which allows the owners to see out while maintaining their privacy. Low-e acoustic glazing has been used to dampen noise from outside. The boundary wall has been painted with a rather hypnotic mural by a local artist, adding an extra creative flourish to the property. Interior: The inside of the building almost brings Doctor Who's Tardis to mind, in that it appears quite remarkable that it could have such a

spacious interior! The main living and dining area is minimalist, open-plan and spacious, while also possessing a sense of warmth and comfort. There are no cluttered or cramped areas inside, and there is also plenty of storage – which includes a low cupboard in hoop pine plywood right along one wall for books and magazines, and use of the under-stair space for storing the couple's pushbikes. Internal materials, fixtures and features include: Custom-steel for balustrading and steel-box window. Ebony-stained LVL (Laminated Veneer Lumber) beams for the stair treads. Flooring – burnished concrete flooring displaying varying colours and textures in the living areas, achieved by using a careful process while finishing the wet concrete and carefully sealing it with a natural oil. Hoop pine plywood used for panelling, cladding and for inbuilt furniture. Ensuite – charcoal mosaic tiles have been used throughout. There is also a custom mirrored storage cupboard to add a sense of space, a clear skylight above the shower for stargazing at night and Rogerseller plumbing fixtures. Kitchen – includes 2-pac polyurethane for cabinet fronts, matt ivory tile splashback, and an island bench with a polished Nero Marquina marble top. This is complemented by a marble table with black steel legs that fits into the island bench when not being used. Miele and Smeg appliances have also been installed. Glazing – clever use of low-e glazing has created a very light and airy interior. This includes a stunning waterfall skylight window above the staircase that adds a luxurious tone to the building.

Mr King considers the main achievements to be the fact that the clients were satisfied with the results, and that they felt able to go away a couple of times during construction – which shows the level of trust that had developed in the relationship. He is also particularly proud of the unique waterfall window above the stairs, and the honed concrete floor which adds a warmth – unlike so many concrete floors which can be cold and hard in appearance and feel. The clients are obviously very happy with their office and abode, which certainly showcases their belief that it is possible to affordably develop small odd-shaped lots into spacious, innovative buildings. It also provides them with an excellent advertisement for their architecture business, which is now being run from the very office built by BE Projects.
The home has a number of inbuilt furniture pieces that have been designed by the architect and builder throughout the process. The clients have also added their own furniture to match the home's interior. Successes and achievements There are so many successes in this project it's hard to know where to begin. On a site of this size and position just being able to meet the clients' brief leaves little room for error! Both
