Is there a particular project dear to your heart? “I have over the years enjoyed all sorts of projects both big and small. Without doubt, the most successful projects are the ones where there is a synergy between everyone involved, between the client, architect, builder and tradespeople and artisans. Teamwork brings the best results. For such teamwork to occur there needs to be both clear direction and transparency right from the beginning of the design stage of the project. But the best project is always the next one!”

How would you describe your ideal home? And where would it be? “So many ideas and so little time! Here is a list of ideas rather than a description... winter sun- seeking living spaces... dappled shade for the summer... a retractable glass roof for star gazing... a trafficable roof-top garden... intimate spaces rather than big spaces... a house that could accommodate the whole family when they are around but that can be ‘shut down’ in components for when it is just the two of us... and of course room for the dogs. As to where it is: somewhere central with a view and access to shops and transport.”

Home with a view
Perth is endowed with many areas that feature attractive and often stunning views, whether they be in the hills, on the coast or around the river.
W
hen a residence is to be built on a site that features inspiring panoramas, the challenge for architects and builders is to ensure that house they design and construct will take the best advantage of its scenic surrounds. This was very much the case for LUXUS Homes and Shayne Le Roy Design when they designed and constructed a family residence on The Esplanade, Mt Pleasant, where the site featured an abundance of attractive scenery. Mr Le Roy is one of Perth’s leading luxury residential designers and was awarded Designer of the Year by the BDAWA in 2013.
Maximising the remarkable views With the site being situated on the banks of the Swan River, the clients envisaged a design that would maximise the enjoyment of their remarkable views while at the same time providing a relaxed, resort style of environment for their young family. They were also keen to provide a safe and separate outdoor area for their children, away from the bustle and intrusion of the riverfront road.

Design worked around site constraints By working within the site constraints, a design evolved which allowed sympathetic use of the contours to overcome a lack of ground level visibility while also providing an entertainment deck which would capture the full extent of the commanding views. The design for the site also provided the basis for integrated but individual living spaces that could provide privacy and retreat for both parents and children through the construction of a tri-level home.
The site also provided its challenges. By creating an under croft and sinking the garage, the non-essential living areas of gym, theatre, cellar and pool bathroom were moved to street level, effectively overcoming one of the major site obstacles. As a result, the first floor became the home’s focal point with the open plan living and kitchen areas flowing into an elevated entertainment deck and outdoor alfresco. Although this provided uninterrupted views and the additional privacy and respite from street noise that the clients sought, it also generated its own challenges in that the deck included a swimming pool. Waterfall edge to the pool a perfect solution The solution came easily by simply incorporating a waterfall edge to the pool. Functional and aesthetically pleasing, the edge maintains a level of privacy while also providing an interesting and imposing facade when viewed from street level.

As a major part of the brief was to create a feeling of warmth, natural products were used extensively throughout the residence. In being chosen, Kevin is now a member of the Skills Squad team, which was selected after their success at the WorldSkills Australia National Championships in Sydney last month. The championships saw more than 400 of Australia’s best apprentices and trainees compete for the title of National Champion in one of 50 trade and skill categories.

Kevin won silver in the Cabinetmaking category and is now working towards representing Australia at the world’s biggest skills excellence competition, in Kazan, Russia, in August 2019. The best young apprentices and trainees from more than 70 nations will compete in Kazan for the title of World Champion. The Skills Squad team members, who range in age from 17 to 23, will spend the next 10 months working with a dedicated training manager. Kevin will work with Ashlee Scinocco from South Metropolitan TAFE. Skills Squad team members have been selected from a broad array of trades and skills, ranging from traditional trades such as Bricklaying and Cabinetmaking to skills of the future including Cloud Computing and IT Network Systems Administration. The team of 23 includes five females in the trade/skill areas of 3D Digital Game Art, Car Painting, Beauty Therapy, Fashion Technology and Graphic Design Technology. At the last international championships, held in 2017 in Abu Dhabi, Australia finished the competition in 10th position in the WorldSkills International rankings.

For WorldSkills to have outstanding competitors in these areas is very encouraging and an absolute credit to the competitors, their training providers and employers.” Mr Judd congratulated them on their selection as a Skills Squad team member and said Skills Squad members would need to show dedication, commitment and excellence to be chosen to represent Australia in Russia. “It’s wonderful to see the opportunities these young people are being given through their trades and skills.” Mr Judd also recognised and congratulated the training managers on their appointments and applauded them for their commitments to developing their industries and mentoring the Skills Squad members. A training camp will be held in early September for Skills Squad members and their training managers to develop training programs. hile many people might think of a pole house nestled amongst the trees in the hills as idyllic, building and living in such locations can present many problems and even dangers, as bushfires in recent years in the more populated areas of the Darling Scarp have demonstrated. As a result of recent tragic fires a set of standards and regulations (Bushfire Attack Level) have been put in place to regulate buildings

in defined bushfire zones. A Bushfire Attack Level (BAL) is a means of measuring the severity of a building’s potential exposure to ember attack, radiant heat and direct flame contact. It is measured in increments of radiant heat expressed in kilowatts/m2. Some builders prefer to avoid projects in the less settled areas of the hills, mainly because of the BAL regulations. There can also be substantial difficulties involved in building on difficult blocks, which may present with considerable slopes, rocky outcrops and be strewn with boulders. However for Ironstone Homes the challenges of meeting BAL regulations and dealing with difficult blocks are their bread and butter. Ironstone Homes principal Troy Butcher said the company specialises in the difficult builds that no one else wants to know about.

Project on Kelmscott ridge line An example of Ironstone Homes’ experience and expertise in this area was exemplified by a recent build on the Kelmscott ridge line. The site overlooks the Brookton Highway valley and is precariously steep with only a small section of the lot being useable for building. Surrounded by natural bush and located within a high bushfire risk area, a strong design process in line with alternative construction methods was required to meet the budget, BAL40 construction complexities and to maintain the beauty of the natural landscape and surroundings. In collaboration with Darklight Design, Ironstone Homes resolved a construction methodology that would sustain the bush fire attack necessities and meet budget requirements. Using this base methodology, a simplified rectangular pod for each core family and private area was positioned along the ridge line. Interconnecting passages and bridges then link the zones. This reduced the building’s impact on the natural

landscape and kept the structure below the pods to a minimum, thereby saving on build costs. The building footprint did not follow a conventional bush pole home which allowed for a modern interpretation of the traditional pole home architectural style, external cladding and roof forms. Cladding the house in low maintenance and fire-retardant materials, such as metal cladding and fibre cement claddings, created a striking home that literally hangs off the side of the ridge line. Steep site a challenge Ironstone Homes’ Troy Butcher said that apart from BAL requirements, the greatest challenge was the steep embankment on the site. “Our philosophy is to try and eliminate as much site work as possible and try and deal with the block, because site works are costly and if you can avoid them, do so. And these costs can be avoided through smart design.”

Mr Butcher said that being a clay site, there were problems with site works and the time of year. “We got stuck with doing site works in the middle of winter,” he said. “We had all the footings dug and it rained, it just poured. And because the soil doesn’t drain up there, and there is rock underneath it, we had to shut the site down for four weeks until it dried out. Another challenge was access to the site and getting diggers down to it. “With those hilly sites there is granite there and you just don’t know when you are going to hit it,” Mr Butcher said. “We were very lucky and only had a couple of footings where we hit stone. So we had to design around the problem: instead of having smaller, deeper footings, we designed the house, in consultation with the engineer, to have wider, shallower footings, the idea being the less you dig in the ground the less likely you are to hit rock.” BAL specifications a major consideration Building to BAL specifications using non-combustible materials was clearly a major consideration and much research was involved in

finding suppliers who could provide compliant materials at a suitable price. Mr Butcher said that windows were a good example of the difficulty in finding the right supplier. “There are a number of BAL 40 windows available, but there are three ways to create a BAL 40 compliant windows and one of them is a lot cheaper than the other two. We were able to find a window supplier (BGS Windows) that had had all its windows tested and therefore didn’t have to have screens and some other requirements.” The supplier chosen by BGS Windows uses the fully-tested and certified system. AWS has 50 tested windows to BAL 40. This range allows BGS to glaze within 400mm of the floor without requiring screening. commercial sliding windows. 6mm toughened glass was used throughout together with aluminium mesh to screens which included BAL 40 rated splines. Non-combustible materials used throughout Mr Butcher said an adjustable stump system using Duragal, made by One Steel, was employed on the site. “So we have non-combustible stumps, a metal bearer and on top of that we went to a timber floor joist. The whole house is actually timber-framed but we made it comply with metal wall cladding and fibre cement cladding. “What we have done is build a pole home using metal poles, metal claddings and non-combustible material.” Ironstone Homes are currently working on a BAL 40 house in Darlington and a BAL 29 house in Wandi. Other projects include a renovation/extension in Swan View and another in Kelmscott (BAL 40), an A-frame house in Darlington and a farmhouse in Narrogin.

hile most new homes are designed with younger people with children in mind, few include features that will be useful to the occupants as their lives progress. Planning for the future, indeed the inevitable, is rarely part of the design brief for a family home. A recent residential project in Cottesloe by Prestige Homes, however, has taken into account the current and future needs of the owners, who are an older couple. The house was designed by their son, architect David Mitchell, who has worked in house design around Perth for some years and is now a project manager for a development company in Sydney.

Prestige Homes director Andrew James has known the clients for many years and was thus able to refine the house’s response to their needs. Prestige was engaged as the builder to provide a full turn-key product and, as the detailing was minimal, they worked with the architect during construction to finalise all outstanding details in order to achieve a high end product. Apartment and lift Design features in the two storey home which will allow a comfortable progression of the years include an upstairs selfcontained apartment which could be used by a resident carer should the need arise. The home also has a lift core so that a lift can be installed at a future date if required.

All hallways, door openings and the downstairs ensuite have been designed to cater for wheelchair access and the home has been specifically designed to be low maintenance. The downstairs section of the home includes a kitchen, pantry, living, dining, laundry, powder room, master bedroom with walk-inrobe and ensuite. The upper level can integrate into the ground floor so that the building can function as a four bedroom house, or it can potentially be used as a self-contained apartment incorporates three bedrooms, two bathrooms, laundry, kitchen, living and dining. Art deco influence The architect, interior designer and owners all had a substantial influence on the project in terms of design and construction, with the residence being designed to provide an art deco/beach feel. Venetian render and paving/cobblestones provided something of a European character, while curved walls, both external and internal, also contributed to the overall effect. Despite a world-wide search, broadline glass as required by the original design could not be found so narrowline glass with
low iron and was substituted. The glassed area features detailing on the flush sills to the ground floor with electric awning windows downstairs. The upper floor ledge and windows have been waterproofed. A high level finish of cabinetry works is a highlight of the interior of the house. Other highlights include marble mosaic to the ensuite walls, commercial windows and doors, sisal carpet to the stairs and upstairs, with oak herringbone parquetry timber flooring. A large timber veneer pivot door separates upstairs and downstairs.

There were also the views from the historic Civic Centre gardens that had to be protected.” Another major consideration was creating a “connection” with the location’s ocean views. “By incorporating roof planters, we were able to screen all the neighbouring roofs from the views to the penthouse apartments. By using native beach vegetation, the aspect appears as though you are sitting in the sand dunes looking out to the ocean. The palette of materials also reflects the location, with Portuguese limestone tiles that mimic the beach sand and random split-stone walls that mimic the coastal limestone cliffs. “As the townhouses aren’t high enough to gain the expansive ocean vistas enjoyed by the apartments on the upper levels, the focus for these units are secluded landscaped courtyards.” As to be expected for such a cutting-edge project, it incorporates significant design innovations, including a one-way vision solar film on the large bedroom windows facing the street. “This provides privacy to these rooms without impeding the view, and it also provides protection from the glaring setting summer sun.” Referring to ADC’s decision to develop the project in Cottesloe, Rod Hamersley explained, “Based on our research and knowledge of the area, we identified that there was significant supply

constraint in Cottesloe of high-quality apartment product and subsequently pent-up demand from buyers. The property is located in an elevated position facing the Indian Ocean, and neighbours the Cottesloe Civic Centre, so we knew that the opportunity would never be matched again. “The residences’ design is a direct response to the location – neutral tones, clean lines, seamless transition between indoor and outdoor living spaces, and the highest level of finish and attention to detail ever delivered for a project of this nature in Cottesloe. Each residence is unique, with no two floor plans the same. The architect selected Portuguese limestone as a key feature of the internal and external spaces of the project, which has come up beautifully in this location. “Our role is to identify the opportunity and bring the appropriate partners to the table to deliver on our vision for the site. Banham Architects and Adrian Zorzi Builders were the perfect partners for this project and they have delivered on the brief, creating spectacular beachfront residences with an impeccable attention to detail.” As for the future, he said, “We would love the opportunity to purchase another site of this calibre in Cottesloe, but unfortunately there are limited opportunities with such incredible views available.”

Council and residents one of the biggest influences The desires of the council and residents very much dictated the feel, the bulk and the scale of the building and they were one of the biggest influences on the project as a whole. Responding to the desires of the neighbours, the project was designed to have a character and feel similar to the surrounding homes. “The facade needed to blend in with the streetscape,” Mr James said, “but, as it was a development, we needed also to maximise the yield to make the project viable.”

Prestige Homes was the project manager and builder and the Kensington project is the largest they have undertaken thus far. The company was engaged at design stage, assisted through planning and then provided a full turnkey product through to landscaping and blinds. Prestige assisted in the amalgamation of the two lots on which the complex was built and also with the titling of the units. Architect Mark Setorio from Mark Anthony Designs provided the design, with a number of other consultants being engaged due to the size of the project. The main materials used in the build were brick and weatherboard cladding, engineered timber flooring, stonetops, and brickbond wet area wall tiling.

imber and Steel framing is the construction method of choice for homes in Australia & other parts of the world such as North America and Canada. In fact Australian house framing systems have been built on traditional North American framing methods with materials and technology suited to Australian conditions. During the past 4 years West Australian designers and builders are incorporating alternative construction methods with their more traditional Brick construction system for many reasons. Speed of construction for second floors, reduced block sizes, energy efficiency just to name a few. The most common form of low mass wall construction uses lightweight timber or steel framing as the structural support system for non-structural cladding and linings such as fibre cement, plywood and steel. Insulated lightweight walls reduce heat loss and can have minimal embodied energy, depending on the cladding material used. Fibre cement sheet, plywood and other sheet cladding systems have low embodied energy and generally low environmental impact. They are very durable – although maintenance is required for any painted surface.

Timber used for framing is a renewable building material and is sourced from sustainably managed plantations and native forests that can be harvested and re-grown again and again. Australia currently has around a million hectares of plantation pine forests that is used for the majority of framing. This will ensure that Australia has a reliable source of framing timber into the future and highly efficient mills and healthy competition means that timber framing is the most cost-effective construction solution. Although timber framing has been used in Australia for many years, framing systems has been refined to cater for the changing size and shape of Australian houses. Experience gained through earthquakes and cyclones has lead to design standards that ensure that timber and steel framing can be used throughout Australia and is supported by proven fastening, bracing and cladding systems. Prefabrication and Modular Construction Both Timber and Steel framing systems can be designed and partially assembled off-site. A typical prefabricated house frame can be delivered on the back of a single truck and then craned or lifted in to position where the floor, wall and roof elements can be fixed and braced together. This means that frames are factory accurately constructed offsite while site preparation can be completed so that on-site erection time can be minimized. Elements can be easily joined together and extensions and alterations are easy. New and innovative cladding

plywood, fiber cement or engineered timber. These systems usually achieve high levels of structural efficiency with high insulation levels. Many now use environmentally preferred materials. One Australian SIP system, for example, uses panels made from forestry waste through a carbon zero manufacturing process. While already an environmentally preferred product, its sustainability performance could be further improved through use of recycled cellulose (paper) insulation as a substitute for the rigid foam insulation material. The range of SIP products are growing rapidly. These systems can be particularly effective
because they position the mass where it is most useful and can use environmentally preferred materials to provide insulation and structural integrity. Autoclaved Aerated Concrete AAC, contains closed air pockets that make it lightweight and fairly energy efficient. These systems fit between high and low mass with either moderate density, such as AAC where high mass concrete is used to trap tiny air bubbles. Medium to low embodied energy, fair thermal mass, reasonably good insulation.

he Swan River played a key role in the design of this stunning townhouse. The site in Mosman Park had an eightmetre fall from Riverside Drive down to the river and, using the natural contours and limestone outcrop, the house – designed in conjunction with Matthew Crawford Architects and built by Lime St Projects – was devised to maximise the views across the river. The main objective, in short, was to create a sophisticated townhouse, featuring a contemporary design with a focus on light and airflow and an exceptional river aspect.

“From the outset,” said Matthew Crawford, “the challenge (and equally the opportunity) offered by the steeply sloping site was to create two distinct residences that made the most of the stunning views across the Swan River. “Working within the building codes, to the last millimetre, it was possible to create four cascading levels of accommodation, each with fantastic views. This means that the views over the water to the limestone cliffs of Blackwall Reach are available to both levels of both houses. Further, to satisfy the strata title conditions, all the living spaces between the front house and the rear house are completely separated vertically.” The home embraces both the open air and the north-eastern rear aspect, with natural light being a key aspect in the clients’ brief. “Working within the height constraints of the Mosman Park Planning Scheme, the objective was to achieve a spacious design with a unique streetscape;” explained Crawford.

To that end, devices such as the pebble roof (over the lower house) create a calm outlook from the upper house; while the breezeblock wall and lightwell in the lower house incorporate light and air into the deepest part of the plan. Each house encompasses three bedrooms on the upper floor, with their own en-suite bathrooms, and the master bedrooms

The lower floor houses living, kitchen and dining areas, studies, laundries, powder rooms and access to outdoor entertaining spaces. These lower levels also extend out to a large lawn with landscaped gardens and a pool. The upper house has the advantage of a large open-aspect terrace located above the garage of the lower house, offering expansive views to the north-east, including the Perth city skyline. The palette of materials is contemporary: gunmetal grey metallic cladding, texture coat render over brickwork, and commercial grade aluminium joinery with large-format low-emissivity glass windows. The lower house roof incorporates a double-layer torch on membrane covered in river-washed pebbles. This enables the roof pitch to be safely minimised in order to maximise the views from the upper house. The same membrane system is used to ensure the long-term watertight qualities of the lower house sitting room, which is located under the garage entry driveway. A variety of materials were used both internally and externally, including: stone-covered roof, metal cladding, glass, French Oak timber floors and textured plaster. Light, bright and white European styling with sophisticated black, grey and stainless steel accenting gave a minimal but warm feeling to the home.

Keen architecture, you guys are the best and we really enjoyed working with you. Again thanks for all your help with this major CRL project.” Lead designer and contract administrator for the duration of the project was Joseph Panetta. Sanpro Construction were the builders for the project, which consisted of a 4,400m2 warehouse and a 600m2 office/showroom.

Lack of site space a challenge The challenge of a lack of site space for essential services was overcome by a design concept that enabled services to be located on the roof of the building and concealed by a strategically designed facade. One of the more notable features of the project was the entry statement with its diverse palate of materials across the facade that featured a strategic colour selection to tie into the tenant’s corporate branding. All 166 units and the commercial tenancies that comprise Liv Apartments feature environmental, energy and water-saving initiatives aimed at reducing energy consumption and the occupier’s bills. These include solar panels, edible gardens, landscape irrigation, a waste reduction strategy, energy- saving ceiling fans and public plaza space with a lawn. Georgiou was awarded the design and construct contract for the $61 million Defence Housing Australia (DHA) project in September 2016. Completed in August, the development is located at Queen Victoria Street Fremantle, previously known as the Toyota Fremantle site. The redevelopment comprises residential apartment accommodation (166 units) and ground level commercial/retail suites (1,325 square metres) totalling approximately 14,000 square metres of net saleable area with associated external works.

Awarded national recognition by Bioregional Australia for its application of the One Planet Living (OPL) Principles in September 2014, Fremantle had been using the OPL Framework for the previous two years, including “the development of a holistic and comprehensive strategy designed to guide progress towards a ‘One Planet’ lifestyle for the council, residents and business community by 2025”. Fremantle’s internal “Sustainability Integrators”, who had been trained in using the One Planet Principles, developed its One Planet Strategy and One Planet Action Plan. This outlined the city’s targets across the 10 One Planet Living Principles for their internal operations and their vision and aspirations as a whole. These aims are based on the Common International Targets for One Planet Councils devised by Bioregional, and each has an accompanying indicator, monitoring mechanism and baseline. hen any area experiences significant growth, one of the key community services invariably requiring urgent attention is schooling. Such was the case in Margaret River back in 2016, and to help address this vital issue they turned to BGC Construction. Numbers were approaching capacity at Margaret River Primary School at the time, prompting educational authorities to commission construction of an important new piece of infrastructure: the Rapids Landing Primary School. The $16.7 million contract was awarded to BGC Construction through Tenders WA just two days prior to the 2016 Christmas shutdown, with work commencing in late January 2017 and the

project achieving completion on 9 January 2018 – just in time to welcome its first cohort of students for the 2018 school year. The new independent public school is highlighted by state-of-theart facilities and a new oval that has been made available to the local community, accommodating the increasing number of junior and senior sports activities within the Shire of Augusta Margaret River. Regional Manager of BGC Construction Ross Marshall said he was extremely pleased with the quality of work and the fact it was completed within the tight timeframe. “We delivered the project on time and within budget, making it a successful contract all round. “Given the regional location, challenging timeframe and inclement weather delays, the BGC team is to be congratulated for their outstanding achievement – with particular thanks to Christian Niedo and Craig Winter, who led the regional team.”

Completion of the project would not have been possible, he added, without the input of several other BGC divisions, including BGC Brikmakers, BGC Plasterboard and BGC Cement. The programme was set for commencement of the scholastic year in 2018 and therefore set in stone. “This dynamic project was not without the typical construction issues. However, the collaborative effort of BGC’s project team and the support from the architects (Kent Lyon) and the client was a catalyst for the successful opening of the campus to accommodate its first students on day one-term one 2018.”
Conventional Complexity... and Diverse Array of Materials and Details Extending over a 61,000 square metre site, with 3,400 square metres of built area, the construction project was relatively high in detail and conventionally complex, with a vast degree of materials and construction details and a particularly challenging site. The works under contract included a new primary school, with the cluster of buildings including administration offices, a dental therapy clinic, four teaching blocks with an early learning centre, a resource and staff building, and a covered area with canteen and music room.

According to Ross Marshall, the sheer size of the challenging clay site and typical Margaret River inclement weather was overcome by successful planning and execution at a site level. “Several delays were experienced due to inclement weather and design changes

but BGC were able to deliver the project ahead of their entitlement for additional time, and provide early access for staff to set up for the pending students.” The buildings are typically concrete slab, double brickwork, and metal roof structure with metal roof cover. he contrasting aspects of Floreat’s building legacy and modern-day “garden suburb” focus presented an intriguing challenge for the developers of this impressive home. “In my search for the unique attributes of the site for Roscommon House,” explained architect Neil Cownie, “I looked to the history of the suburb – its town planning, architecture and ideals of the original subdivision – for direction in creating a new house with a strong ‘sense of belonging’. “With a significant legacy of modernist and brutalist buildings still remaining in the suburb, I felt a responsibility to produce a design

for this new house that not only served the needs and desires of my clients but was also in conversation with the ethos of the suburb, without mimicking or replicating the past.” Mosman Bay Luxury Homes subsequently transformed Neil Cownie’s design into an exceptional home featuring an undercroft double garage, open plan living areas on the ground floor and an impressive upstairs private roof garden off the master bedroom. He paid meticulous attention to respecting the suburb’s gardenorientated history, creating a landscaping concept that blurs the boundaries of inside and outdoors through the use of “pocket” courtyards and roof terrace gardens. “The spatial arrangement of the pocket courtyards is also driven

by environmental concerns,” said Neil Cownie. “The building is teased apart to maximise winter solar penetration and to capture prevailing cooling breezes.” Complementing the house’s passive solar design, the front roof conceals a 16.5kw photovoltaic array comprising 50 panels, which boosts the property’s energy self-sufficiency; while timbers and finishes within the house were sourced from sustainable resources.

t was one of Perth’s most eagerly awaited and ambitious projects, and a key component was successfully completed by MG Group. Officially inaugurated in March, Scarborough’s foreshore redevelopment is highlighted by the second largest skate park in Australia, including Western Australia’s largest competition skate bowl. Creating a twelve-foot deep skate bowl is considered to be the most complex and challenging design requirement of any skate park building element. And – in this case – accomplishing such a

seamless construction phase was a resounding testament to the skill and experience of MG Group’s management and trades team. Providing a vibrant new life to an iconic Perth beach precinct that is popular with tourists and locals alike, the Scarborough redevelopment project has transformed the beach area into an engaging, friendly and yearround leisure complex for people of all ages to enjoy. The $100 million development features the new Transit Hub, Scarborough Beach Pool, Sunset Hill and changes to parking and roads to make the area more pedestrian-friendly, while also improving connections between foreshore businesses and the ocean. The beach development was further enhanced with the upgrade of Scarborough’s local surf club in April. The scope of MG Group’s work, which began in July 2017 and was completed in March this year, included: drainage, detailed earthworks and excavations, forming and pouring walls, forming and pouring concrete skate elements, stainless steel balustrade and stainless steel cast in the skate elements.

In addition to the skate park, MG Group’s contract with Georgiou (for the Metropolitan Redevelopment Authority) comprised additional hardscape concrete works for detailed in-situ walls and stairs throughout the northern end of the foreshore precinct. In all, the work completed by MG Group extended over 4,000 square metres. MG Group’s dedicated project management and on-site trades team consisted of up to 30 direct employees working to an extremely tight programme. The key challenge, according to the company, was to manage the complex scope of the concrete and civil works in accordance with the project schedule, while also strictly adhering to quality, safety and environment aspects. Another challenging aspect involved relocating the fragile Scarborough Tower Clock, a state- registered commemorative structure dating to 1979. “Our company project-managed this contract working closely with Georgiou and provided all in- house qualified tradespersons

ducational centres are vital community assets that require meticulous care and attention when earmarked for major refurbishment work. In the first place, the priority is to minimalise disruption; and second, to ensure the finished project is of an impeccably high quality. This was the challenge faced by Rivett Construction when contracted to carry out a stage project for St Columba’s Catholic Primary School’s new administration building, undercover hardcourts and restoration of the original church building into a multi-purpose teaching space (for a total value of $4.2 million).

In the end, the project was a resounding success – but not before Rivett were faced with an unexpected additional challenge. The original brief for the existing church was for a minimal cleanup and repair. However, on investigation, the building was found to require a significant refurbishment and structural repair. Fortunately, all those involved were fully committed to the new construction requirements and parameters. According to director Steven Rivett, “The school took the brave decision to complete the restoration work to a very high standard, creating a learning area that would be the envy of other schools, a boon for the students and staff, and one that the school can be very proud of. “We were able to develop a great working relationship with the architect, school and consultant team that allowed a very difficult project to be completed with minimal disruption to the operations of the school. This was fundamental to the success of the project, given the occupied nature of the existing school and the tight confines of the site.

Without this team we would not have been able to achieve what has been achieved. Now the school can continue to meet the needs to the community moving forward, with quality facilities.” The project was required to be completed in stages. The new administration building was on the edge of the site and completed first; the undercover area was in the centre of the school site, creating limited access and surrounded by existing building and facilities; and the original church building was further into the school and was required to be completed last. The staging system
was formulated to ensure that the school administration and essential services would not be disrupted throughout the project. The original construction programme was extended to accommodate the additional work discovered within the existing church building, and the initial stages of the project were eventually completed and handed over to the client for occupation nine weeks ahead of the initial programme. For Steven Rivett, the highlight of the church section of the project involved the repairs and restoration of the original brickwork that was uncovered under plaster and 1950s sheeting. “This has created a modern space that utilises the original 80-yearold materials and workmanship.” Close Interaction with School Community and Public Commissioned by the Catholic Education Commission, in conjunction with St Columba’s School, the project was a continuation of previous development stages of the site under the

direction of Parry & Rosenthal Architects. The school has been expanding and developing over the last 80 years, and this latest stage seven of the project was aimed at continuing the design themes and modern facilities required for the school community’s current and future needs. The main challenges at the start of construction, recalled Steven Rivett, were highlighted by the extremely tight working space and the school’s ongoing operations. “Being a legacy inner-city school, there was close interaction with the school community and the public. Limited site access and facilities required that the project have a tight schedule and coordinated delivery of materials and equipment.” Parry & Rosenthal Architects were the project architects, and the construction work consisted of the aforementioned three key elements: ■ A new 360 square metre administration building, Type A construction, with limestone facings and Colorbond roofing to match the existing new buildings. ■ New undercover sports courts, featuring structural steel and a Colorbond roof structure.
■ Restoration of the existing 80-year old church, including the entire removal and replacement of the roof structure, and internal brickwork repairs to completely match the original face brickwork. One important consideration was that all the building details and finishes needed to match the original building following years of renovations and additions. The construction team were also required to remove the existing boundary limestone retaining walls and replace them with a 90lineal-metre by four-metre high structure. The restoration work comprised: ■ Removal of all wall linings and plaster work, and re-pointing of all internal and external brickwork with heritage lime mortar. ■ Replacement of all services. ■ A complete new roof structure utilising traditional hardwood exposed timber frames and joinery to match the original timber beams. ■ New acoustic ceilings. ■ Replacement of original arched windows. ho needs The Block when you can observe a major refurbishment project in your own home area while enjoying a pleasant cup of coffee with friends? At least that was a fascinating option for locals in Kingsley as work progressed on the Dome Cafe. Buckingham Re-Development Co. incorporated observation windows so customers could view the project taking shape, prompting one person to comment that they no longer had to watch the popular TV show because they were part of the excitement of the cafe-restaurant’s own cutting-edge renovation.

Undertaken by Buckingham Re-Development Co. and designed by NOMA architectural studio, the project involved extending and altering the existing Dome Cafe with an upgraded commercial kitchen, expanded al fresco area (including added louvre system and outdoor heating) and new building for the dining area. All the work had to be completed in accordance with the Dome concept – one of the most globally recognisable brands in the cafe business – including equipment, fixtures and fittings, contractors and design. “We loved the cafe we had and so did our customers,” explained owners Linda and Andreas Walewski. “We just needed more of it. We wanted to keep the friendly feeling of community and to provide the full Dome experience of ‘A Place of Warmth and Comfort’ by installing booths and bench seats. We were keen for the addition to look seamless, as if it had always been there, and we wanted to maximise the outdoor area so that it could be used in all weather conditions. And the kitchen, which was the starting point for the whole project, needed to be completely upgraded and extended.

“After the first meeting with Simon Venturi, our architect, it was clear he understood what we wanted and he worked with us to achieve everything in the limited space available.” In addition, they said, “We wanted to keep as much of the cafe running as possible throughout the building process so that our regular customers didn’t miss out on their coffee.” To that end, Buckingham Re-Development Co. took special measures to minimise any particularly loud building work during operating hours, scheduled early-morning or night crews, and managed to erect false walls and hoardings to create maximum interior space, as well as a fence around the building area in time for the official announcement of the project – plus, of course, the aforementioned observation windows for building aficionados! “We needed to work within strict time parameters and Buckingham Re-Development Co. avoided any major disruption to allow us to trade over Easter, before beginning the main part of the build and then completing the project three days early to allow us to be up and running at full capacity for the WA Day long weekend.

material palette of dark unpolished timber floors, jarrah timber, wainscoting curved to the shape of the wall, and fancy cornice that is in keeping with the brand’s identity. The project required a solid working partnership between the tenants (Linda and Andreas Walewski) and the landlords and property owners (Gerard and Leonie O’Brien). Buckingham Re-Development Co.’s main construction activities were centred on tenant works including the kitchen equipment and upgrade carried out in accordance with the plans from the Dome Project Management Team, cornice, timber floors, tiling, new timber bi-fold doors and painting; and landlord works covering an extension of the base building to accommodate extra tenancy premises, plus all earthworks, demolition, concreting, structural steel, al fresco louvres, brickwork, render work, roofing, awnings, Alpolic canopy, glazing, doors, plumbing, electrical, mechanical, ceilings/wall linings, toilet upgrades, limestone walls, mesh screens and painting. All the standard features of the Dome Cafe design were incorporated into the dining area (fancy cornice, rustic timber floors, wainscoting, lighting); and the operable louvre system facilitates year-round use of the spacious outdoor al fresco areas. Locally sourced materials were also used in order to reduce construction time.

The build was undertaken in phases, with the construction team hoarding off areas they were working within, then slowly closing out the restaurant area – leaving the front counter to serve takeaway options to customers. The final works required the entire premises to be closed for a minimum period of time, allowing the owners to maximise their trading options throughout the build period. This tight time-frame for completion of the refurbishment clearly called for meticulous forward planning and scrupulous adherence to the scheduled time-scale. Furthermore, as the venue required a full refurbishment and upgrade to the back-of-house, this work needed to be carried with minimal loss of operational time for the client. In the end, the builders were able to successfully coordinate the tenants’ trades work so that it coincided seamlessly with the
base build and fit-out without losing precious time and disruption. Exercising an exceptionally high level of quality control throughout this project, BRDC eventually met both the time and the budget schedules.
