When the scale of the disaster became apparent, I wanted to make sure that Standards Australia was directly contributing to the broader Australian response,” said CEO of Standards Australia, Adrian O’Connell. By funding access to this standard together with the Commonwealth Government, Standards Australia hopes that as communities rebuild after these most recent bushfires, they do so with access to Australia’s construction standard that deals with bushfire prone areas.

The announcement comes just months after Standards Australia put in place a new distribution and licensing framework to provide more options for delivering access to Australian Standards. will be jointly funding the access until 30 June 2021 using the sponsored access pathway outlined in the distribution and licensing framework. “When we announced our new distribution and licensing framework in November, being able to announce a partnership like this so quickly is a significant achievement for all involved. I would like to thank Minister Andrews and her Department for working with us over the last few weeks to make this happen,” said Mr O’Connell. Standards Australia’s Distribution and Licensing Framework Policy launched last year and has been paramount in the company’s ability to fund and open access to this standard and is an important example of how the new framework can support communities.

“It’s the nature of Standards Australia to support our nation and having control over our content has given us the opportunity to do this,” concluded Mr. O’Connell. AS 3959:2018, Construction of buildings in bushfire-prone areas provides guidance to professionals in the building and construction industry and is primarily concerned with improving the ability of buildings in designated bushfire-prone areas to better withstand bushfires. Regarding the bushfires more broadly, Mr. O’Connell said it was too early to say what if any work needs to be done with technical standards following the bushfires.

“Everything that we’ve heard so far is telling us that houses built to the standard performed well. We’re currently looking for data about how AS 3959:2018 homes held up and working with relevant committees to support their ongoing work to help in this rebuilding phase.” AS 3959:2018, Construction of buildings in bushfire-prone areas, will soon be available as a PDF to all Australians until 30 June 2021. Standards Australia is working with its distributors on making the access available. Standards Australia will make a further announcement on access points in the coming weeks. www.standards.org.au

Nearly half of female tradies surveyed for the report have stated that they have worn casual, or non-safety clothing on-site due to a lack of options available to them, with (40%) saying that they feel less safe at work as a result of ill-fitting garments offered to them. Three in five women also said that they have worn workwear designed for men. When wearing ill-fitting workwear, female tradies have reported that they are more likely to feel more self-conscious (45%), feel like they don’t belong (20%), and feel like they can’t work as hard as they want to (33%). Bisley Workwear consulted with five Australian female tradies who were able to consult on the real practicalities of women’s needs on the jobsite. One of these female tradies is Aimee Stanton. Aimee said: “It was brilliant to be involved in the design process; from being

According to the research, Aimee is not alone in the challenges she faced. A startling 9 in 10 (87%) female tradies surveyed also reported experiencing difficulties when trying to find protective clothing or workwear. It will also help those in the community who are experiencing a change in their mental health to avoid a possible hospitalisation. CONSTRUCTION BY BGC CONSTRUCTION The construction-only project was awarded to BGC Construction in March 2019 by competitive tender via Tenders WA for the Department of Communities. Key stakeholders include the Department of Communities, the government’s Mental Health and Mental Health Recovery Services, SPH Architects and BGC Construction. The facility has a total building area of 929m2 and is located on a lot of 3002m2. Buildings include 10 sole occupancy single bedroom units, an administration building and a communal building with kitchen, dining, lounge and multi-purpose areas. There is also a basketball court and a communal courtyard. Ross Marshall from BGC said the company has been involved in many community and health projects.

“The construction industry is not immune to mental health issues so for our team to work on this project was fantastic.”

PROUD TO DELIVER PROJECT “This project adds to our portfolio a specific mental health capability that we have been proud to deliver,” he said. “The construction industry is not immune to mental health issues so for our team to work on this project was fantastic. The project was well documented, well managed and a refreshing experience to deliver – profoundly the project can be described as a ‘feel good’ project as it was a pleasure to deliver.” However the design provided a number of challenges including a constrained site, while a tight delivery period gave a further test. In meeting these challenges BGC provided a full-time site manager and a dedicated contract administration team. The buildings were planned in stages in order to ensure that access for concrete and brick deliveries was not encumbered. BGC also had to manage the close proximity of high voltage power lines and adjacent high pressure gas infrastructure. Challenges pertaining to quality included vertical half bond brickwork, intricate timber pergola structure, detailed metalwork, acoustic ceilings and integrated security systems.

Essence Claremont residents are able to share outstanding facilities which include a wine cellar, private dining room, library/media room, outdoor terraces and a substantial central garden. One of the major challenges of the project was the fact that the building envelope was right up against the boundary line, which meant that material laydown space was basically non-existent. However the biggest challenge by far was the programming and management of material deliveries and loading logistics in a coordinated and efficient manner. Construction on the 4913m2 site commenced December 2017 and was completed in November 2019. Some 240 people worked on the site during peak periods. The complex comprises three buildings, each of which has separate lobby entrances, with all of them sitting on top of a shared, landscaped podium on Level 1. Walls are a combination of rendered masonry/concrete with acrylic render and architectural cladding with architectural feature panels and renders.

Powder coated aluminium frames and double glazing with acoustic laminate feature on all apartment windows and sliding doors. Apartment windows are a combination of sliding and awning style windows. SECURITY THROUGHOUT THE BUILDING Security Lighting, a video intercom system to control access to ground floor residential lobbies, and CCTV with eight camera points throughout the building are all part of complex’s security. A fully secure store room is provided for each apartment and secure bicycle storage facilities have also been provided. Three compliant lift cars have been installed, each with stainless steel lift door, tiled floor and high level finishes to walls and ceilings.

Floors/slabs are concrete to engineering and acoustic specification with non-slip tiles to walkways and covered areas.

Private kitchen and dining areas feature Miele appliances including 90cm oven, combination steam oven/microwave, dishwasher, refrigerator, induction cooktop and rangehood. Reconstituted stone benchtop, stainless steel sink and designer tapware, together with natural stone flooring throughout complete the picture.

Roofing is generally a combination of Colorbond and Maxline Metal Sheeting, or similar, to top floors and common areas. There is a concrete roof to footpaths on the podium courtyard and isolated areas for plant.

Hot Water is supplied by a central solar-boosted hot water system. A reverse cycle ducted system provides air conditioning to living areas and bedrooms with zone control to two and three bedroom apartments.

Barwon funded the project and became the owner of Hillarys Plaza upon completion. DMG Architecture was engaged by AGEM Property Group to design the Hillarys Plaza development, which is a two-level convenience centre planned to accommodate a diverse mix of national and local tenancies including complimentary food and beverage, commercial service operators, medical and office spaces. The Westfield Whitford City redevelopment, positioned across the road, provides tenants with an estimated 220,000 per trade area. This new commercial hub revitalises the Hillarys town centre providing additional amenities to residents and efficient floor plate design to maximise retail space.

Located on the corner of Marmion and Banks Avenues, the centre is a near neighbour of the very substantial Whitford City complex. One of the challenges involved in building a new shopping complex in a settled residential area included the amalgamation of existing residential lots. TRAFFIC PROBLEMS Addressing any possible traffic problems, the complex features double storey car parks with dual vehicular access points of Banks Avenue and Monkhouse Way, with commercial tenancies over two levels. A victim of the all-conquering Covid19, Perth’s magnificent Optus Stadium is tragically likely to remain in isolation and unused for at least the next six months. The main stadium PA consists of 18 Nexo arrays, each combining 12 Geo S12 elements together with three LS18 18-inch sub bass cabinets. An additional 200 Nexo ID24 cabinets provide coverage in the spaces obscured from the full Geo S12 range.


EVEN SOUND COVERAGE With cabinet positioning largely dictated by simulations using Nexo’s NS-1 software, the special Geo S1210 and S1230 modules provide long-throw capabilities for the even coverage required across seating areas.

The key features of Kingspan Kooltherm are its ability to deliver high levels of thermal resistance within a very thin fire-resistant profile with a fast installation method.

The inclusion of three additional LS18 sub bass cabinets per array extends the LF response to 32Hz at –6dB, with vertical and horizontal control of the system further enhanced by the incorporation of the Geo S12’s Hyperbolic Reflective Wavesource technology.

Up to half the thickness of the equivalent conventional bulk insulation, Kooltherm allowed for the maximum use of space and ceiling heights. This, coupled with the fact that it is a product manufactured, tested and certified in Australia, gave the builder and contractor peace of mind when it came to compliance and continuity of supply. The product was delivered direct to site on demand through Kingspan Insulations’ Perth distribution centre.

With sustainability and energy efficiency a key consideration in the design and operation of such a large facility, the designers specified the high performing Kingspan Kooltherm Insulation as the thermal insulation for soffit application.

Dr Matt Glanville of CPP Wind Engineering in Sydney said it was amongst the largest stadium projects they have worked on, with a brief covering many different aspects of wind engineering. 48

LIGHTWEIGHT FABRIC ROOF “We provided scope to investigate structural aspects of the wind design, particularly the roof, which needs to withstand 1000-year return period wind loads. It’s a lightweight fabric roof,” Dr Glanville said. “The tunnel blows air in a straight direction towards the Optus Stadium model. “Using a circular turntable which can rotate 360 degrees we can replicate the full-scale wind environment for each wind direction, on a model scale, for this Perth site location,” Dr Glanville said. “Without wind tunnel testing it is almost impossible to forecast the magnitude of ‘hotspots’ (localised peak wind pressure areas) on a building surface induced by highly turbulent peak wind gusts that a designer may not intuitively locate.” “The reason we do wind tunnel testing and have been commercially for the last 50+ years is because the tunnel can reproduce scaled turbulence important for measuring peak gust wind speeds and design pressures on buildings. “The wind tunnel testing helped determine the locations of windbreaks and landscaping around the perimeter of the stadium.” The company also investigated wind driven rain penetration into the stadium and carried out studies to optimise the size of the open roof/façade gap. CPP has used wind tunnel testing on several major Perth projects including Fiona Stanley Hospital and Elizabeth Quay developments. Eastern state projects include Barangaroo, the new International Convention Centre and Theatre in Darling Harbour and Queens Wharf, Brisbane. CPP has also worked on projects in Southeast Asia including the Marina Bay Sands in Singapore.

Following considerable collaboration and coordination with various stakeholders the campus features artwork, landscaping and signage which reflect the strong connection to the Wadjuk Nyungar people. HIGH-TECH SIMULATION SUITES The state-of-the-art building incorporates high-tech simulation suites and collaborative learning spaces. It will accommodate students across Curtin University’s Health Sciences disciplines, including medicine, nursing, physiotherapy and pharmacy, together with local health professionals for skills development and joint research. The project’s main builder was PS Structures and members of the construction team included William Lillie – project manager, Martin Matthews – site manager, Andrew Muir – contract administrator, Michael Scruby – junior contract administrator, and Sonya Northcroft – document control. The building is comprised of complex structural forms, including intricate cantilevered concrete elements, which took considerable planning and effort to construct. They include intricate face brickwork with Flemish bond, impressive raking walls and brise solei sections which contribute to the distinctive link to the Midland surrounds.

Brick work was completed to the highest standard exceeding all expectations of the design intent. Other building elements include aluminium windows and doors, impressive Curtin walling - complete with Indigenous by Justin Martin, Susan Milne and Greg Stonehouse appearing across three levels – and Colorbond roofing and cladding. WORKSHOP PRECINCT COMMEMORATED Hard and soft landscaping to the external of the building further complement the building and the general surroundings, with interpretive rails to commemorate the historic scene of the Midland Railway Workshop Precinct. Level 1 provides four collaborative learning spaces, each capable of accommodating 30 to 60 people. Learning rooms 1 and 2 are separated by a central operable wall and, when the wall is in its open position, the two combined rooms can accommodate up to 180 people. Equipped with the latest state-of-the-art audio visual equipment, the learning spaces enable remote access to teaching and learning. Level 1 also includes open student areas with a modern fit-out to provide a welcoming atmosphere for flexible and informal collaboration. The impressive end-of-trip facility offers bike storage, change rooms and lockers that also contribute to the 5-star Green Star rating achieved on this build. Level 2 is home to four simulation suits, known as FILM rooms, which are designed to replicate real life healthcare scenarios for learning and training. Each suite includes a separate collaborative pod with a one-way glass separating wall, allowing for observation and assessment. Also on Level 2 is a range of relaxed, informal learning spaces, collaborative pods and balconies which overlook the historic railway precinct of Midland.

OPEN DESIGN WORKPLACE ACCOMMODATION Workplace accommodation is located on Level 3. The open design with operable work stations and views over the external landscaping provides a comfortable workplace for staff. The workplace accommodation includes a large meeting room and kitchenette and several other quiet rooms. Informal student spaces are also included on Level 3 providing an array of lounge, bench and café style furniture as well as a student break-out area with modern kitchen and balconies. Materials used on the build include concrete, face bricks, glass and aluminium, timber ceilings, recycled timber seating, polished and exposed concrete flooring and paving, and metal cladding. The salt water swimming pool with deck features coping in exposed aggregate concrete is on this level. A mixture of glass and aluminium panel pool fencing highlights the pool and provides an unrivalled level of luxury This area is truly exquisite as there is so much there to be savoured: so many wonderful memories will be created in this beautiful space.

AURORA MELBOURNE CENTRAL

iconic city skyline FLAGSHIP LUXURY RESIDENTIAL PROJECT IN MELBOURNE A particularly noteworthy feature of Aurora Melbourne Central is its height and scope. The 92-storey luxury development is one of the tallest – and most iconic – building landmarks in the CBD.

Situated at 224-252 La Trobe Street, the 124,000 square metre development is Melbourne’s tallest mixed-use tower, with the building rising 285 metres from its founding level to a highest point 287 metres above sea level. It was designed to be constructed in thirds, and the project was completed and occupied in stages. “Aurora Melbourne Central was strategically planned and constructed to enable a seamless staged handover,” says Probuild Victorian Managing Director Sam Delmenico. “Residents have been able to move into the first completed stages since September 2018, whilst construction continued safely above at higher levels.” The first 330 apartments were handed over on time, which represented an unprecedented settlement rate for new owners. This was thanks to both the staged handover and the building’s outstanding construction quality. “The quality standards achieved with The Probuild Construction System resonated with buyers, achieving a settlement rate of over 99 per cent,” notes Sam Delmenico.

Just as impressive, however, is how the development integrates seamlessly with the existing underground rail transport system and retail centres located below. It is, in fact, the only residential development with direct access to the rail loop and Melbourne’s retail precinct.

Full-scale construction and fitout from level 66 to level 92 occurred while residents were living in apartments 20 storeys below. To enable this, Probuild’s tailored construction methodology delivered the permanent and exclusive ground floor lobby on La Trobe Street, while construction traffic was directed to dedicated loading bays and a concrete pump stationed on Little La Trobe Street. “This meant our ‘live’ construction site was separated from residents, and impacts from sound, dust and vibration were minimal.”

AURORA MELBOURNE CENTRAL MAGNIFICENT TEAM EFFORT According to Sam Delmenico, the successful construction of such a large tower required meticulously planned collaborative efforts by all involved. This was especially the case with new residents and construction activities having to co-exist. Aurora Melbourne Central was designed by Elenberg Fraser – a renowned architecture firm that Probuild has worked with on a multitude of projects across Melbourne. The integrated design has allowed for an unrivalled amount of communal space to be included within the tower, including Melbourne CBD’s tallest resident lounge and bar.

To implement this design, Probuild directly procured several construction products including joinery designed and manufactured in Italy and 11,787-individual façade panels from South-East Asia. “Probuild’s direct procurement and established supply chain management processes helped achieve exceptional quality outcomes, ensuring resident settlements were seamless.” In addition, and true to its name, Aurora Melbourne Central had over 3.1 kilometres of dynamic LED strip feature lighting installed and programmed to display nightly the colours of the iconic Aurora Australis.


COMMITMENT TO INNOVATION, SUSTAINABILITY AND SAFETY The project team continued Probuild’s pursuit of LEAN technologies and systems, taking on a “live asset tracking” technology pilot program involving Ynomia and CSIRO, which was used to track waste bin status and movement across the entire project. This enabled monitoring of all the waste that was produced on site, at the source. “In keeping with Probuild’s commitment to the environment, and our Corporate Social Responsibility charter,” says Delmenico, “being able to monitor which trades and activities produced the most physical waste informed the development of processes and solutions with our subcontractors to significantly reduce waste going to landfill.” In response to the unique risks and challenges involved with the building, and in line with Probuild’s commitment to innovation and continuous improvement, the team invested in DOKA safety screens. The Aurora Melbourne Central team developed a world-first integrated solution with the screens, enabling the façade to be installed within a sealed construction zone, and eliminating a significant amount of risk associated with installing 300-kilogram façade panels 270 metres above ground. The perimeter safety screens provided an encapsulated works zone as well as structural support for the integrated lifting “monorail” used for façade panel handling and placement.

MEADOW SPRINGS DESIGNED TO ENCOURAGE VISITORS “Importantly, we wanted the facility to be light, bright and spacious. We wanted a building where residents can see outside from any location, we wanted the spacious layout, with large lounge and dining areas, plus intimate areas, to encourage visitors to linger longer when visiting their loved ones. In the outdoor area we allowed for a playground to encourage families to bring younger children in to see their grandparents.” The new facility includes 37 new spacious rooms, all of which include stylish country décor, a large picture window, ensuite bathroom, fridge, television, built-in wardrobe and a user-friendly nurse call system. The project consists of six accommodation wings with six bedrooms in each wing. The building also has communal areas, medical treatment rooms, respite room and nurses station. Facilities and services include occupational therapy, activity programs, podiatry, physiotherapy, doctor, meals prepared on site, cleaning, personal laundry and hairdressing. Located 4km from Mandurah’s city centre, the Meadow Springs facility is set within landscaped cottage gardens with easy access to walkways, barbecue areas, neighbouring lakes, parklands and public transport.

Gary Batt Architects were the project architects and leading consultant for the design and documentation process and the superintendent for the construction phase. EXPERIENCED IN AGED CARE DESIGN Mr Batt explained that the main influences on the design come from what his organisation already knows about good aged care design and dementia enabling design. “We know that there will be cognitive decline in most residents over time, so all facilities, whether dementia specific or not should have dementia-enabling qualities inherent in the design,” he said. “Key to this outcome is an abundance of natural light, (to help regulate resident circadian rhythms), and the windows bringing in the light have an added benefit of connecting to the outside landscape, which is a basic human need.” Homelike scale and ambience, Wayfinding and acoustics were other key influences on the design aspect.

Project types include aged care facilities, dementia specific facilities, independent living and communal facilities for “active agers”. GBA has a core focus on dementia design. They are currently working on their Cape Care project in Dunsborough, which comprises an 80-bed care facility and 21 apartments. The care facility is two storeys and dementia enabling, and the apartments are bespoke independent living over five storeys and incorporate the CWA hall and a sky lounge. UNIVERSAL CONSTRUCTIONS BUILDER AND MANAGER Universal Constructions built and managed the construction of the new facility. Works were also carried out to the existing buildings and grounds including a new entry to the existing administration building, improved roads and driveway, new carparks and landscaping. Universal Constructions’ Contract Administrator Carl Barrett said the timeline for the build as very restrictive due to the project’s bespoke complex design and the interface of services between the new building and the existing buildings. “We were working within a site that was occupied by aged care residents and had to complete our project with as minimal disruption as possible to the residents and staff,” he said. “The site area for the construction of the new building was very tight and the building footprint was large and positioned very close to the boundaries, which made construction and access quite difficult. “These problems were overcome by a lot of hard work and extra

Mirrabooka shopping mall renewal

Shopping malls need to be regularly updated and improved in order to ensure they continue to be perceived as attractive, fashionable and functional by both shoppers and tenants. The scope of a mall’s renewal may range from minor redecoration right up to major construction or reconstruction. In all but the most major projects, however, the work needs to be performed while the mall is “live” and its retail outlets continue to trade. And therein lies the challenge.

That challenge was met by Focus Building Company during a recent refurbishment of the Mirrabooka Square Fresh Food Mall by working at night. However this further complicated the project as after each night’s work had been completed, the area had to be cleaned and tidied to ensure minimal disruption to trade the following morning.

WORK CLEANED UP EACH DAY Strategic planning was particularly important as demolition had to be performed and made good each day. Floors and ceilings, for example, were removed and replaced by concentrating on small portions at a time. Traffic management plans were regularly reviewed and approved by Focus Building Company’s QHSE management team, the project manager, centre management and the client. Retail property investors, the Peron Group, had provided Focus Building Company with a brief to revitalise the existing Fresh Food Mall at Mirrabooka Square and the adjacent entry way. This included bringing the outside in through natural light, constructing a breezeblock feature wall at the mall entrance, a modern refresh to Entry 5, and an industrial refurbishment to the mall internally. Additional architectural skylight tubes were installed between new timber ceiling frames to provide natural light throughout the mall. The existing terrazzo flooring was partially removed and replaced with ceramic herringbone tiles to the perimeters of the mall. ENTRY ALSO GIVEN A FACELIFT The external of Entry 5 was also given a facelift with new cladding, perforated mesh screens, fabric awnings, concrete seating, planter-boxes and landscaping. Various dry and wet fire services were also upgraded across the centre to bring it up to the required standard. During the course of the project a number of anomalies in the original building were discovered. Due to the centre being over 40 years old no one knew what to expect when removing old surfaces and the floors were of particular concern: it was discovered in some places that there was no structural slab under the existing terrazzo and urgent action was required to remedy the situation. As a collaborative construction company Focus Building Company worked with all stakeholders, including centre managers, consultants and contractors to carry out the works without affecting the centre’s patrons or tenants. This required highly effective management of the delivery and handling of materials and demolition waste, contractor management and time frames, risk minimisation, and coordination of services and works.


That challenge was met by Focus Building Company during a recent refurbishment of the Mirrabooka Square Fresh Food Mall by working at night. BEENLEIGH STATE SCHOOL

chook run FOR QUEENSLAND HIGH SCHOOL

School building projects throughout Australia can often be different, challenging or diverse, but there would not be many where a chook run was an integral part of the total concept. A recently completed build by Bryant Building Contractors at Beenleigh State High School in Queensland involved the construction of a two-storey General Learning Area consisting of 10 GLAs, staff workroom and meeting rooms, collaborative space and amenities. Also included in the project were a car park, landscaping including planting, irrigation, shade sail, seating and concrete features. Beenleigh State High School is a public, co-educational high school serving Queensland’s Beenleigh and Eagleby areas. However, with the school boasting a vibrant agricultural program, the project also included an external agricultural shed with a chicken run.

BEENLEIGH STATE SCHOOL BRYANT BUILDING CONTRACTORS APPOINTED HEAD CONTRACTOR After tendering for the project with the Department of Education, Bryant Building Contractors was appointed as head contractor for the construction of the building. As a commercial construction company that specialises in school projects throughout Queensland, the Beenleigh SHS project was very relevant to their growing portfolio of education construction projects. Also involved in the project were Tuff Yards Pty Ltd, a 100% Indigenous team of qualified tradesman and apprentices who have been providing quality construction, landscape and maintenance services to many government and commercial departments since 2008. Tuff Yards Pty Ltd has been involved in numerous projects including all Commonwealth Games sites in South East Queensland, the Carseldine Precinct, Australian Catholic universities in Brisbane and Sydney, numerous Queensland police, fire and ambulance stations within Queensland, the Helensvale Train Station upgrade, and the Macleay Island Ferry Terminal upgrade. MINIMAL DISRUPTION REQUIRED Bryant Building Contractors was required to ensure minimal disruption to the school’s operations, especially in connection with the agricultural farm which was situated in close proximity to the site. The agricultural sheds had a big influence on this project, which is quite unique in that facilities such as these are not normally a part of every GLA project in education. Bryant ensured the school was kept informed on all aspects of this important part of the project during construction, and also provided regular site inspections. Large volumes of rock were encountered during the early stages of construction and, as they were a latent condition, they were unexpected. ADDITIONAL HOURS WORKED The problem was overcome by working additional hours in excess of those tendered and adopting a methodology that ensured the correct machinery was utilised to quickly breakdown and remove the rock in order to enable footings and trenches to be installed at the earliest possible time.


There were some quality issues with the specified linings supplier which led to Bryant formulating a policy of carrying out ITPs on the quality of material before it is installed, not just post installation. Main materials used on the build were brick, block, timber stud, timber trusses, Colorbond and FC linings. BRICKWORK AND RESTORATION BY AG BRICKWORK The contract for brickwork at the new school and restoration and repointing to the old building was handled by AG Brickwork. Aidan Glass of AG Brickwork said getting the old building back to its former glory was something of a challenge. “We had to pretty much repoint the whole building and patch it up to make it look original, without having it looking too modern,” Mr Glass said. AG Brickwork has been established for the past five years, having started in residential brickwork and expanded into commercial work. “We take a lot of pride in our work,” Mr Glass said. “I am onsite all the time to ensure a high degree of quality control in order to get a better result in the end. Established in 1990, Veale Auto Parts have continued to expand for the past 30 years and they now have 17 stores in Western Australia, ranging from Joondalup in the north to Mandurah and Bunbury in the south. The company is continually increasing its stock range to the point where they now carry over 160,000 line items of automotive parts, which in turn has led to the need for a new distribution centre. Buildcom Construction was engaged to build the new centre which is located in Vincent Street, Bassendean, in the Tonkin Highway Estate. Buildcom were the head contractor for the project and completed all works from design through to handover.

ONE VINCENT STREET allow for ample staff parking and visitors at any one time and, although the distribution centre is not open to the public, future extensions and further growth will ensure that car parking bays will never be an issue. LARGEST WITHIN THE ESTATE The 8,000m2 warehouse includes two lunch rooms, a conference room, two kitchenettes and five bathrooms including disabled. This development is one of the largest within the estate and, as such, the aesthetics of the building were considered to be very important. As the client preferred a ground level office rather than two storey, Buildcom opted for external features to bring the building to life. Alucobond cladding in the company colours was installed by Aluminium Cladding Installations, thus adding extra depth that painting alone would not be able to achieve. The washed aggregate panels to the sides of the warehouse walls, completed by Sonz Concrete, were an extra feature which was designed to take away the common, tired concrete box look so often seen throughout Perth. Other features include: a 1500m2 wide canopy for the loading and unloading of goods, 10 mini roller doors for the anticipated installation of an automated packaging system on a conveyor belt, and 21 vents to ensure natural ventilation through the building. WET PIPE SPRINKLER SYSTEM INSTALLED Due to the size of the warehouse the building required a Fire Sprinkler and Occupant Warning System to be installed. A wet pipe fire sprinkler system has been installed throughout the facility, in accordance with AS2118.1-1999. The system includes 86

two sets of sprinkler alarm valves located in the fire pump room at the north east corner of the property. The fire pump set, including dual diesel and jacking pump, was installed in the pump room at north west corner of the property. The fire system water supply is provided by two dedicated fire water tanks, each of 243KL capacity. Fire water tank supply in-fill is supplied from 1 x 100NB branch from the town’s main off Vincent Street. Upon operation of the fire system a signal will be sent to the Fire Indicator panel which is monitored by the WA Fire Brigade. Buildcom engaged West Oz Fire to complete the works. LANDSCAPING USED NATIVE PLANTS The external 2000sqm of landscaping, consisting of native trees, shrubs and grass as per the local government planning scheme, was installed by New Growth Landscaping. One of the main requirements of the project was to plan for the client’s rapid expansion, which meant that time frame was of the utmost importance in order to ensue that stock could be delivered without the need for extra storage costs. Commenting on the project, Buildcom director Andy Lulich said, “While everyone can always fine tune something, we truly believe our dedication and hard work from all engaged has shined through. We are all proud and thankful for this project and look forward to completing many more.” Established in 2011, Buildcom Construction is a Western Australian based company which specialises in the commercial construction sector.

ST VINCENT AGED CARE GUILDFORD While most building enterprises are usually fairly straightforward, a recent project by EMCO Building at St Vincents Aged Care in Guildford was a little more complex than average in that it involved not only construction but demolition, renovation, refurbishment of heritage-listed buildings and the removal of asbestos. The St Vincent’s Aged Care Development is a new, $28 million dollar, 86 bed, two-storey residential care facility, located by the Swan River in Guildford. The aged care facility overlooks a leafy green park on the banks of the river and many of the rooms take advantage of the location, overlooking both the park and river. The architect has cleverly designed contemporary-style bay windows in the first-floor rooms to maximise the views from bedrooms to 180 degrees. In addition to this, the rooms and the entire facility are fitted out to a very high standard.

THE TEAM

EMCO Building’s scope of works began in March 2018 with the demolition of the existing buildings, including the removal of all existing asbestos. Construction of the project, designed by Peter Hunt Architects, included the new multi-level care facility along with associated earthworks, landscaping, footpaths and new car parking.

ST VINCENT AGED CARE GUILDFORD REFURBISHMENT OF HERITAGE-LISTED BUILDINGS The project also incorporated the refurbishment of the existing community centre and heritage-listed buildings. The new and the refurbished buildings will provide all future residents with a range of first-class facilities, including physiotherapy, podiatry, GP, and pastoral care. Being located in Guildford, the ground conditions were challenging due to the clay soils on the site. Building the basement therefore required careful planning to ensure the construction activities avoided the worst of the weather extremes in both wet conditions, where the soils became almost unworkable and muddy, and in the very dry conditions when the clay hardened so much that digging became extremely difficult.

Indeed, it was very much a race against time with the works having to be done and fully out of the ground during the months when ground conditions were favourable. Careful planning of the construction schedule ensured the works commenced and were completed at the right time, while continuous monitoring of the works to meet the program dates for each critical milestone meant any risks of program overruns could be mitigated. While this is something that EMCO Building undertakes on all projects, the risk of not meeting the program dates on this particular project were great. However their experienced team managed the whole process smoothly and difficulties of the soil conditions were kept to a minimum.

PROJECT MATERIAL SELECTION The project material selection included brick to external façades, while the upper levels were clad with a light-weight metal cladding and insulated to the highest standards. Curtain wall glazing was incorporated in some areas of the building to create feature corners and to maximise light that entered communal spaces. A large solar array was installed on the project to assist with energy efficiency and to reduce the power consumption from the grid. Glazed feature-covered walkways lead from the main visitor entrance to the reception areas. Internally, feature timber panels, ceramic tiles and a variety of floor finishes were incorporated throughout the facility to provide a warm and welcoming feel to every space.

ST VINCENT AGED CARE GUILDFORD EMCO SKILLED IN HERITAGE PROJECTS The heritage factor of the project makes it somewhat unique, however following their successful refurbishment of St Mary’s Cathedral in Perth, EMCO Building is no stranger to heritage projects and so the renovation of a number of heritage buildings throughout the St Vincent’s Aged Care development site created few problems. The project also incorporated the refurbishment of the existing community centre and heritage-listed buildings which included a rare, intact, freestanding store and cellar which date back to 1837. During the construction the site team exposed many hand-made bricks together with unbroken bottles, probably dating back to the 1830s or 40s. These artefacts were given to the owner of the facility for storage and display. As would be expected, specialist materials were used in the refurbishment of the heritage buildings including lime mortar bedding and repointing, specially sourced refurbished bricks to match existing bricks, and paint colours selected from heritage pallet ranges. EMCO Building has been successfully operating in WA for more than 35 years, delivering projects in metropolitan and regional locations ranging from $1 million to in excess of $70 million in value.

As in all areas of commercial activity, companies in the building industry are not immune from financial disaster. The results of a building company’s financial collapse will invariably include a flow-on loss of revenue for contractors and subcontractors and inevitably dire disappointment and financial loss for the builder’s clients. However, sometimes the collapse of a builder can eventually lead to a happy ending for the client. “This issue of distance was overcome by ensuring trades and staff members were well informed of progress on site, clearly planning each process required to keep the project moving in the right direction. It clocked up a lot of kilometres but did not compromise the smooth running of the job,” he said. “As a company this project enabled us to refine our communication and productive skills. Being such a large home there was a lot more to be considered in terms of the finer details. Clear communication and team work was the key to ensuring this job was a success,” he said.
