Ask any builder and they’ll talk about demanding the cheapest price from their suppliers in order to maximise their margins. Seems logical – but is it really the best way to make more money from supplier partnerships? We sat down with Mike King, Owner and General Manager of INFINITI AIR & SOLAR, to find out why upselling products and streamlining installation is proving to be more profitable.

Why upselling to premium products leads to fatter profits So Mike – tell us a bit about how Infiniti came about? I formed Infiniti in 2016 after watching builders suffer work double-ups, cost blowouts and unhappy end-users due to poorly coordinated installation trades. To solve the problem, we developed a unique in-house service integration focused on making life easier for builders. And it’s been a resounding success. How does it work exactly? Well, rather than the traditional model of outsourcing contractors that you have no control over, we brought all our trades in-house. This meant we could deliver a seamless, more co-ordinated installation experience, in less time. In fact, we often install in just a day. We were

Homebuyers are now considering air-conditioning features at the same time that they’re making other important building decisions, like selecting benchtops, carpets and window treatments. And that’s a crucial change in behaviour, because growing evidence shows today’s homebuyer is actively seeking out ways to make their homes more energy efficient, particularly in our era of climate change and rising utility costs. In fact, a recent study by the University of Melbourne shows homebuyers make decisions based on energy efficiency and are willing to pay more up front.

Why should builders trust your relationship with ActronAir?

Tell us about yourself and how you got into your profession? AP: Since I was at a very young age, I was always interested in Architecture and Constructions. I was always fascinated by looking into buildings with interesting structures and designs.

This has enabled me to undertake projects of choice with clients and developers looking for the same outcome – A great product at a great price.

PT: Since childhood, I’ve always wanted to be an architect. Never a pilot or a doctor.

I established my own building company in June 2008. So far it has attained contracts in excess of $ 30,000,000.00.

Tell us about your business operations and services? AP: President Constructions Pty. Limited is one business whose focus is to bring a quality product to our clients at the best cost price possible. After becoming disillusioned in how the industry is being pushed to cut costs to produce a not necessarily good quality, but good looking product, I realized that the only way to maintain integrity was to open my own company.

I have more than 25 years’ experience in the building industry, both in commercial and residential projects.

All the projects are fully insured and use the best of trades and quality products within the parameters of each and every contract undertaken. PT: Parm Tjhung Designs Pty Ltd is an award-winning design and supervision service. We are experienced in residential and resort developments in Australia and overseas. A career highlight came alongside U.S architects Mitchell/Giurgola & Thorp when designing and documenting various areas of the New Parliament House in Canberra Australia, including an early-stage construction administration role. How do you see your own role within the company? AP: I am always proud of my work and always do my best to achieve the best outcome for my clients. Most of the projects, I personally supervise the work from start to finish. PT: As the owner and designer of the company I have always taken pride in the product delivered to the client. From where do you draw your inspiration? AP: Mostly by looking at beautiful buildings, bridges, etc. Either in Australia or overseas. PT: Not sure about this, I have never thought about it until now. It could be heritage from the country I came from (Indonesia). It could be from my travel and other people’s great work. Perhaps a natural interest in space efficiency and flow, ergonomics, interior design, and landscaping. What are some of the main challenges you have faced over the years? And how did you overcome them? AP: Difficulty to find good trades. Most of them had no pride in their own workmanship and no loyalty whatsoever. To overcome this problem I usually treat my trades with respect and offer fair prices and responsibility. Now, most of the trades who are working with me have been doing so for more than 10 years. PT: Council regulations and red tapes at the planning stage. I overcame them with patience and perseverance to achieve amicable results for both the Council and the client. What are the key lessons you have learned from your experiences in the industry? AP: To treat your clients with the utmost respect and service. Always consider their requirements and do the best to oblige. PT: Always approach a job enthusiastically, big or small. Clients remember what you did and didn’t do right. The industry will always go up and down, but be prepared to diversify when it’s lean. In what ways has your industry changed and evolved since you first started? AP: Safety in the workplace is more and more stringent. These days work safe officers will visit the sites more often than when I started. PT: It is more safety and health-conscious now. A shift towards catering for retirement, downsized living, and now baby boomers are coming to roost. Aged care is also coming into focus. Tell us about your relationship with each other? And when did it start? AP: It started about two years ago when my client asked me to price two houses in Winthrop designed by Parm. I was successful in tender and ended up building the houses. I was very impressed with Parm’s designs and drawings which were very comprehensive and easy to follow. During constructions, he was very helpful and co-operative in any matter that I was not sure about or had any queries. He is very friendly with a very good temperament.

What do you enjoy doing when you are not at work? AP: Golf, travel and spending time with the family. PT: Pot around, golf, travel. How would you describe your dream home? And where would it be? AP: It would be a two-story house located near the city with less maintenance. Currently, I am living in a two-story townhouse with a loft in East Perth. PT: A simple but stylish single level home with lots of convenient user-friendly features, and a courtyard garden for outdoor entertaining. It would be in Applecross, not far from the river. BC

PT: Two years ago, when I was introduced to Albert by a mutual client. We both believe and always strive to go the extra mile for our clients. Tell us about the projects that you have worked on together? AP: A Winthrop residence. The client wanted to downsize from their three-story to a two. It was a challenge and we were pleased to meet with the client’s wishes and needs. PT: At Heatherley Parade, Winthrop. The block shape of this house is narrow and long, which is reflected in the home design. Whilst this house is slightly smaller and different in its design,

ne of the great privileges as a writer for the Builders Choice is meeting with the people behind the awe-inspiring projects we feature.

I recently met with Darren Williams at his new home in Jindalee and instantly recognized that his life is quite literally built around his passion - his business. Fish Doctor is a family business run by Darren and his wife Melissa, ably assisted by their three young children. Darren and Melissa’s home is awash with aquariums inhabited by a colorful array of fish and corals. It’s a fabulous sight and is still a work in progress. Darren has just recently returned from Reef Stock — An International Saltwater Aquarium Exhibition in Sydney — which he describes as “exhausting”, but “well worth the effort.” “It was a pretty full on weekend,” Darren said. “Logistically it was a big challenge; the whole day

So, where did it all begin? “It goes back to me initially leaving high school. I studied a couple of years full time to complete my Certificate II and Diploma of Aquaculture. “I was working for a freshwater fish importer here in Perth before I moved over to Queensland. “There I spent three years working for Cairns Marine - the biggest marine aquarium specimen collector in Australia - shipping fish all over the world, from little Nemo’s to big sharks and stingrays! “I moved back to Perth and started up Fish Doctor in 2005. “At the time I was working a seven day fortnight at Midland Brick. This allowed me to have seven days of the fortnight to slowly take on more jobs and build the Fish Doctor business.

“I got to the point where I would work through the day on Fish Doctor, get an hour or two of sleep, do a 12 hour night shift at Midland, and then go back to it. “Eventually I pulled the pin which was just over 10 years ago. The last thing you want when you’re doing a water change on someone’s aquarium is to be laying a hose over their expensive flooring!

“The kids are really enthusiastic about the business and always look after the fish and the coral on the rare occasion Melissa and I are away. “I’m always looking to pick up more custom builds and generally continue to grow the business.” BC

“If you allow for those things during the initial design process then it’s just a matter of a disguised pipe out the front of the property that can be easily hooked up to hoses on the back of my truck for water changes. “It just makes it a lot quicker to do the servicing as well. This allows him to propagate corals. Coral propagation refers to the cutting and growing of coral and is often accomplished through a process called fragmentation or, as it is commonly called, “fragging.”

TRAINING & DEVELOPMENT Go to https://ctf.wa.gov.au/school/students-and-parents/school-based-programs/ and apply today. The Scholarship Program is a VET in School program designed to deliver the best students to industry. The qualifications are endorsed by the School Curriculum and Standards Authority and can account for four units towards WACE upon completion. The course will run with Certificate II programs at specialised, handpicked RTOs that also includes 20+ hours of mentoring and specialised training completed by industry specialists and experienced mentors. The students will need to apply and successfully complete an interview process to be considered for this program.

TRY-A-TRADE PROGRAM The Try-A-Trade program is managed and 100% funded by the CTF and is available to all year 9 and 10 students throughout Western Australia.

he program, designed as a first step for those who demonstrate an interest in building and construction, gives students a taste of different trade areas to allow them to make more informed choices.

They run between March and November and are three days in length. Try-A-Trade introduces students to a real trade training environment, with courses coordinated and delivered by specialist trade training organisations and trade qualified lecturers. CTF’s Industry Training Advisors attend each course and deliver presentations to the groups providing key information and guidance towards the next steps in their career and education.

Students who successfully complete this two-year commitment will be highly sought within the industry after graduating school. Students that successfully complete one of the following qualifications as part of their WACE can apply to the CTF for an Award of $250.

CERTIFICATE II IN BUILDING AND CONSTRUCTION: TRADES PATHWAY

The Trade Pathway provides students with the essential theory, skill and workplace experience for entry into construction trades. During the first year of the course Year 11 students will undertake key competencies common to a range of trades and combine this with site-based work experience. In the second year (Year 12), students can select from six trade-specific competencies and combine these with site-based work experience. Upon successful completion, students will receive the Certificate II in Building and Construction (Trade Pathway).

PERTH’S GAME CHANGING STADIUM Builders Choice takes a look at some of the contributors that helped to create the OPTUS STADIUM and set it apart from other world-class venues around the globe.

ptus Stadium has transformed the way fans experience major sport and entertainment events and in doing so has become an Australian national icon in a short space of time. Over 100 contracts were used in the construction of the venue, from the pouring of the first concrete slab in mid-2015, to the final blade of grass being

cut prior to its first major sporting event in January 2017. In its first year of opening Optus saw over 2 million fans attend 43 major events and has since been named the most beatiful sports stadium in the world after winning the World Architecture and Design Award for Sports at the 2019 Prix Versailles. The multi-purpose, 60,000-seater, outshone New York City’s Louis Armstrong Stadium and China’s Hangzhou Sports Park Stadium to claim the World title.

CPP WIND ENGINEERING AND AIR QUALITY CONSULTANTS CPP were invited to participate in the Perth Stadium project at the concept design stage. Dr Matt Glanville of CPP Wind Engineering in Sydney said it was amongst the largest stadium projects they have worked on, covering many different aspects of wind engineering. “We provided scope to investigate structural aspects of the wind design, particularly the roof, which needs to withstand 1000-year return period wind loads. It’s a lightweight fabric roof,” Dr Glanville said. WIND TUNNEL TESTING The tunnel blows air in a straight direction towards the Optus Stadium model. Using a circular turntable which can rotate 3600 it can replicate the full-scale wind environment for each wind direction, on a model scale, for this Perth site location. Without wind tunnel testing it is almost impossible to forecast the magnitude of ‘hotspots’ (localised peak wind pressure areas) on a building surface induced by highly turbulent peak wind gusts that a designer may not intuitively locate. It is now common to find wind engineers seated on expert panels of design professionals to assess competitive designs for state–significant developments. “People now realise the importance of wind engineering in building and structural design,” Dr Glanville said. “We are most effective at the front end of design. “The reason we do wind tunnel testing and have been commercially for the last 50+ years is because the tunnel can reproduce scaled turbulence important for measuring peak gust wind speeds and design pressures on buildings.

The test section is in the bottom half of the tunnel and comprises a circular turntable that they place their models on. The model of the structure being tested is placed in the centre and surrounding it are models of other buildings typically within a 500 m radius of the proposed structure. A window is placed in the side of the tunnel at this point to allow observations of the test. In the lower part of the tunnel between the fan and the test section is what they call the fetch, a series of blocks that can be raised or lowered within the tunnel to create a scaled version of the atmospheric boundary layer, which reflects the likely wind conditions in the area.

“The elderly and frail can have difficulties even standing during strong gusts. To ensure safety in the public domain we need to mitigate conditions through wind breaks and landscaping. “Wind tunnel testing helped determine the locations of windbreaks and landscaping around the perimeter of the stadium.” >>

CFD is well suited to modelling bounded wind flow through the confined space between the roof and seating bowl, but will not properly model the turbulence of unbounded wind flow over the upper roof surface – wind tunnel testing is needed to capture peak wind loads on the upper roof surface induced by turbulent gusts.

ENVIRONMENTAL STUDY The stadium site is exposed to strong prevailing Perth winds from the east, south west winds, and on summer afternoons the ‘Fremantle Doctor’ from the ocean can be quite strong. “In this controlled wind tunnel environment, we can change the combinations of ground level ‘roughness’ to represent terrain and buildings surrounding any given site,” Dr Glanville said.

“We can then reproduce atmospheric boundary layer profiles as they will exist at any project site location. We used a hotwire probe at different locations within and around the stadium model to measure the different local wind velocities. “We take all the velocity measurements from the tunnel tests and combine them with the Perth wind climate data. We determine the wind velocity and its probability of occurrence then compare that with third party pedestrian wind comfort criteria.

“We also investigated wind driven rain penetration into the stadium and carried out a few studies to optimize the size of the open roof/ façade gap. “We investigated the sensitivity of the gap on concourse wind comfort, rain penetration and also thermal comfort. The gap provides natural ventilation to the concourse which is a positive during summer.”

STRUCTURAL AND CLADDING STUDIES This value engineering exercise ensures the safety of the stadium structure under wind loading and ensures correct wind load distributions are determined for the roof structure. The same tests were used to determine cladding loads for the stadium façade and identified local ‘hot spot’ wind pressures where the façade needs additional localised strengthening. Internal partitioning loads were also derived from the wind tunnel test results but with reference to CFD simulations.

“In the wind tunnel air is the testing medium,” Dr Glanville said. “It cannot be seen without flow visualisation tracers such as smoke, whereas CFD output is highly visual with colour streamlines and contours. “The windiest zones we conventionally represent by the red end of the visible spectrum; the calmest zones are blue and violet colours. “It’s easier to interpret and, although CFD is not so good at predicting the gustiness of external flows, it is very good, in fact superior, to wind tunnel testing, when looking at tightly bounded flows inside a building.” For Optus Stadium, CPP investigated the height sensitivity of the upstand at the top of the seating bowl. “The concourse at Optus Stadium is semi-enclosed, so we have trouble modelling viscosity within a small physical scale model,” Dr Glanville explained. “This is where we use computational fluid dynamics (CFD) - a numerical model of wind flow through the stadium interior. “CFD can reproduce wind flows and thermal ranges inside the building.” With both tools it is possible to fully replicate the wind environment inside and outside the stadium.

The negative with CFD is that it struggles to reproduce turbulent gust wind speeds which are important for planning pedestrian wind safety and also structural design wind loads. That’s why both wind tunnel testing and CFD are used hand in hand by CPP. As well as taking wind velocity readings at pitch level, where the players are, CPP also took measurements at various heights above the field of play, with the emphasis on understanding the range of wind speeds that could be experienced throughout the football projectile path.

AIR QUALITY ISSUES With regards to kitchen, generator and smoke exhausts, CPP used the wind tunnel and tiny scale stacks and piping to represent exhaust points on the scale model, to simulate the dispersion of those exhausts from different relief points and their potential to re-ingress into the stadium. It made recommendations on exhaust flow rates and stack configurations to minimize any air quality impacts. Dispersion of vehicle emissions within the enclosed basement carpark were made using CFD modelling. PERTH PROJECTS AND BEYOND CPP have used wind tunnel testing on several major Perth projects including Fiona Stanley Hospital and Elizabeth Quay developments. Eastern state projects include Barangaroo, the new International Convention Center and Theatre in Darling Harbor and Queens Wharf, Brisbane. CPP have also worked on projects in Southeast Asia including the Marina Bay Sands in Singapore. CPP worked on the Optus Stadium project for 2 years.

he recently completed Child and Parent Centre at Westfield Park Primary School is an impressive example of the concept, delivering a large range of services for those within its catchment area. The array of programs and services at Westfield Park include antenatal

education and child health, parenting information and programs, kindergarten, mental health support, and occupational therapy and psychology. RIVETT INVOLVED FROM THE START Rivett Construction was involved in the project from the commencement of construction through to the designing of the space in cooperation with the project architects. The project involved the refurbishment of an existing building, starting with a complete gut-out of the internal space. In order to achieve this some existing walls were removed, as were most ceilings and all of the fixtures and fittings. The new walls, including operable walls, were then installed, flushed and sheeted. New services were installed and the floors and walls were made good. Finally, the new fixtures were fixed of and the building painted. Rivett Constructions also built the new playground outside the building.

FineForm Concrete’s experience with combined construction methods proved invaluable, thus ensuring the efficient and accurate cycle of typical floors, delivering a high quality finished product to the client. Double height balconies and the cantilevered sixth floor slab provide striking architectural elements to the façade, however, these elements offer a challenging construction methodology. FineForm’s expertise made these complex elements appear simple, whilst still upholding the highest level of safety and effectiveness.

With a relatively small building envelope and boundary to boundary structure, detailed planning and delivery was crucial to ensure the construction programme remained on track. Stirling Street holds a large traffic footprint, therefore to ensure the safety of pedestrians, personnel and other parties, a traffic management system was required when transferring materials from roadside to the job site. This included halting of traffic when cranage was performed over Stirling Street, restricting footpath access and displaying correct road signage.

uilt on the site of the previous aquatic centre, the magnificent new leisure centre rises like a phoenix to encompass state-of-the-art fitness facilities and a plethora of sparkling indoor and outdoor pools, all housed in a modern and attractive structure. The City of Armadale chose PS Structures for the build and Donovan Payne Architects for design.

In-ground works consisted of pad and strip foundations, with associated cast-in HD bolt for structural steel frames and intermediate foundations for tilt panel construction. In situ concrete pool shell structures were used and sequencing of works for associated foundations were co-ordinated with pool structure installation as backfill and consolidation around the pools needed to be completed prior to the foundation install. NO SECOND CHANCE Quality of site preparation and concrete works relating to the pool shells was critical as there would be no opportunity to re-visit these structures following associated foundation works. Structural components for the building frameworks consisted of tilt panels to the numerous areas of the dry side facilities including the gym, administration office, staff training room, group fitness area and plant rooms.

Structural steel framework formed the main pool and wet side facility structural work. This consisted of a column and beam braced frame with long span truss members providing clearance over the pools. A 3-coat epoxy surface treatment was required throughout the structure due to the environmental factors of a building of this nature. The main entrance area is supported by numerous ‘tree’ columns that have been integrated into the structure and façade treatments. >>

Pool services have been upgraded within the existing plant room area with new pumps, filter media, chlorine lines and controls.

Integrated BMS controls between mechanical and pool contractors control panels then regulate the ‘call to heat’ and flow to the HX units. This is then piped to the injection bore which is fitted with control valves at the bore head which regulate pressure and flow of the re-injection side of the system. Service installation consists of conditioned areas to all parts of the building with the exception of the outdoor leisure, ASHI–YU and existing pool area. A chilled water with heat recovery air conditioning system has been integrated with the geothermal system to provide heating during the winter months. This is delivered by a series of air handling units for heating and cooling and fresh air provision to manage chlorine levels within this environment.

POOL SERVICES UPGRADED Pool services have been upgraded within the existing plant room area with new pumps, filter media, chlorine lines and controls. The new plant room extension was fully fitted out to cater for the new pool installation. A high quality finish to all areas was specified and this was combined with the durability requirement for a facility of this nature, with material choices reflecting these requirements and the volumes of visitors anticipated at the facility. The project duration originally called for was 56 weeks but this was extended to 58 weeks following the award of a two-week extension of time for weather-related delays. Practical completion of the project was achieved on February 18, 2019 with contractual matters being finalised by March 31, 2019.

With more homebuilders moving away from traditional double-brick construction, lightweight framing methods commonly used in the Eastern states are becoming more common in Western Australia. WORDS PAUL GOLDIE

ne of the main benefits of lightweight framed constructions is that they can be prefabricated and installed onsite in a fraction of the time of traditional building practices and will cost less.

CHOOSING THE RIGHT MATERIALS According to Ross Squire Homes’ Senior Sales Consultant Adam Steel, timber and steel are the two most important materials in lightweight building. Location is also an important factor in choosing materials. “If you’re building within a couple of hundred metres of the coast, timber frames would be your best move as some builders would not offer a warranty on a home built with steel frames close to the ocean,” Mr Steel said. “The negative to steel is it can rust, even though it is galvanised. “If a customer is too close to the coast we check if they can get a warranty with the steel frame and tell them when a timber frame is their best option.” INSECT DAMAGE CONCERNS Although timber frames are generally treated for termite damage and come with guarantees, Mr Steel said many people were still worried about the possibility of insect damage. “Some people are paranoid because they know someone who has had white ants in their house,” he said. “Even though you have warranties, they do feel happier with a steel frame.” While white ants can still damage other parts of the home, Mr Steel said it was more important to manage them through physical barrier systems and treatments.

“There’s a low economic and global impact if it is locally grown plantation timber,” Mr Steel said. “A steel component requires a lot of processing to become a usable product, whereas timber is just milled.” Timber maintains its structural integrity longer than steel when exposed to heat, according to Federal Government research, although at the end of the day both materials are susceptible to bushfires. Mr Steel said while both timber and steel had their advantages he would recommend, depending on the circumstances, combinations of both. “Timber is great in the roof because it doesn’t conduct heat and doesn’t move day to day, so it’s a bit quieter,” he said. “Steel is fantastic for wall frames because it’s a really true, honest, straight, lightweight and strong product.” >>

he riverside suburb of Attadale is situated along the southern side of the Swan River and is renowned for its luxurious high-end properties with breathtaking views over the Swan River, city and parklands. With that in mind, it is little wonder that Azure Luxury Homes was asked to build this new three-story family home with the design services of Alana John Design.

Azure Luxury is a fresh and innovative building company based in Perth and founded in February 2011 by a team of highly experienced registered builders with a focus on professionalism, attention to detail and client satisfaction, all with a personalised service. The main design objective was to utilise the views of the park from the main kitchen and central dining area, with the focal point being the vista of the river and the city. The house is built on two blocks, with a house footprint size of about 1100 sq. meters. This allowed for the use of a big back yard for a growing family. hen it comes to constructing the perfect home at the request of the owner there a few better examples than this Winthrop residence. This project posed a challenging combination of practicality and style for designer Parm Tjhung and builder Albert Pang of President Constructions. “The Client wanted to downsize from their three-storey mansion on a large block to a cosy two-storey home on a smaller block,” Mr Tjhung said. “The intention was to make the house future-proof with a requirement that it must have user-friendly design features on the ground floor for day to day living with one eye on taking them towards a later stage of life. “In the living area, there was a need to create an airy and spacious feel to defy the compact size. An open plan was highly desired and made the most sense.” The owners of this delightful corner block share the home with their adult son which necessitated that the home was designed for wheelchair accessibility and mutual privacy. Another requirement to the build was a master bedroom interconnected with a study on the ground floor. DESIGN SOLUTIONS With regard to the external appearance, the client desired a flat roof that had to be stylish and maintain a modern look moving forward. The client’s distinct preference for a flat roof in lieu of a pitched roof presented a challenge; How to avoid the house looking like an office? The solution was a façade made up with a vertical central element and horizontal massing of different depths.

With these factors in mind, Mr Tjhung saw an opportunity to allocate the main living areas – the kitchen, dining, alfresco and lounge – in a position that would best take advantage of the morning and northerly sun aspects. “All the rooms open and flow into each other,” he said. “To introduce an open and spacious feel I located a void above the lounge area, opening the ground floor ceiling to a two-storey height. “The master bedroom and the study are interconnected on the ground floor, with three other bedrooms on the upper floor. One bedroom has its own ensuite for the adult son, with the other two bedrooms sharing a bathroom between them.”

he project consisted of 1300m2 of combined retail space for the landmark tenant Farmer Jacks plus 6 stand-alone specialist tenancy spaces for a cafe, hair and nail salon, and fish and chip shop. The civil scope included addition stormwater drainage to the existing Ashby Tavern carpark, installation of two new grease traps, resurfacing the existing carpark and creation of additional car parking spaces for the shopping center. The structure consists of full height concrete pre-cast panels with a timber truss framed roof to the external tenancies with a steel-framed Farmer Jacks flat roof and feature turret. Inside the main Farmer Jacks tenancy, back of house works include two cool rooms, chicken cookers and kitchen space which further incorporated two mezzanine decks. One deck was constructed with a suspended slab for Farmer Jacks staff and management rooms. The other a suspended steel plant deck for all of the plant and equipment in addition to the centre’s main flat roof. All new landscaping complements the external surroundings and neighbouring businesses. Credentia Construction Site Manager Chris McEwan said that, “working in close proximity with live businesses and residential properties was a challenge. “The site is located between the busy Ashby Tavern, adjoining bottle shop and a petrol station, which shares a carpark and roadway,” he said. “At times during the construction, public access was restricted to enable service feeds to be installed from Pinjar Road to the site.” To mitigate the disruption and maintain public access between these roadways, Credentia completed the trenching in two stages, closing one half of the road at a time, enabling public vehicle access to pass through. Pre-cast panel deliveries and crane positions were coordinated with the access requirements and all surrounding business were notified regarding the staging of panel erection, mobile crane locations and truck egress, ensuring minimal disruption during trading times.

Credentia developed a detailed traffic management plan which managed entry and egress to a site which documented all gates to be manned, controlling public safety and ensuring truck drivers were across the truck routes during these high-risk precast panel installation works. Following completion of the nine month project, Chris McEwan said, “The project ran seamlessly from start to finish thanks to the collaborative approach shared amongst the consultants (Led by Oldfield Knott Architects) and our dedicated team of subcontractors. The quality of workmanship and detail should be commended ranging from finishes to precast concrete panels, minor particulars like feature mouldings and exposed aggregate pedestrian paths and pram ramps.” Credentia Construction Directors Willie Boylan and Ron McDermott both commended Site Manager Chris McEwan for the high standards he set with regards to health and safety. The site was always very clean, ensuring a safe working environment, and as a result, the site had no lost-time injuries (LTIs) setting a high standard for all projects. Ashby Village is well received within the community as local residents praise the construction works and share excitement for the growing community within Ashby enjoying the convenience the Village provides for their daily needs. he Little Sisters of the Poor mission began in two small cottages on Adelaide Terrace but before long it was obvious that larger accommodation was needed. In 1921, the Sisters moved to Glendalough and took residence at the former St Kevin’s Industrial School for Boys. This site near Lake Monger remained home throughout the 20th century but despite regular maintenance the building continued to degrade. Following the completion in June of a new build by Komemo Construction, the Sisters now have a home befitting the hospitality and care they provide. It is a residential aged care community with internal communal lounges, presbytery, convent and chapel. With the overriding goal being to maintain the residents’ wellbeing in body and mind, Salim Lee Architects Planners were chosen for the project. Alongside, Project Architect Frank Del Borrello and Marc Jones from Komemo Constructions over saw the project. The project comprises of a series of buildings starting with a 60-bed aged care facility which is separated from the more privately accessible buildings of the convent and presbytery. The community building is divided into four, 15-bed wings. Each of the four wings has spacious, bright and airy streetscapes with living areas at the end of each wing. Each room has its own private ensuite and comfortable sized bedroom with access to a wall-hung smart television. The TV is programmed to receive “live” mass celebration from the chapel for those residents unable to attend. Wi-Fi is also made available, not only for the residents, but also for visitors within the facility. Each bedroom has its own separate entry defined with a colour and stained glass panel and letterboxes.

These rooms exit onto a common 5 metre wide “streetscape.” An 8 metre high acrylic roof makes it easy to visually assess the weather conditions outside. Face brickwork and painted walls combined with landscaped pockets, path lighting and benched seating all further enhances the openness of the passage. Unique and innovative features, including original artwork, sculptures and atrium lounges invites a social and interactive lifestyle. All four wings lead to their respective dining areas connected to a common central atrium lounge having a 9.5 metre acrylic roof with a central pergola and landscaped area. The walls have been adorned with a historic display of the founding order of the Sisters in mosaic tiles. Intentional use of various types of floor covering assisted in determining space allocation throughout the facility. This was further enhanced by the furniture layout setting.

Externally, pathways and landscaped areas provide an opportunity to enjoy the outdoor settings. A communal space adjoining the aged care facility provides an outdoor area with a covered barbeque facility and a â&#x20AC;&#x153;grottoâ&#x20AC;? for contemplation and mass services. This space is separated by a pergola structure and landscaped strip with tall hedges. Within the complex, but separated for privacy, is the presbytery/guest house and convent. These form an integral part of the facility offering spiritual guidance and dedicated

devotion for the wellbeing of the aged residents. Central to these buildings linked by a covered glass enclosed walkway is the Chapel which offers solemn reconciliation and communal gathering for praying, meditation and mass services. Due to the harsh conditions of temperature differences in the old Chapel, floor heating was installed for the better comfort of the aged parishioners for its daily use. The simplicity of space and diffused natural lighting and vaulted aisle ceiling with stained glass windows provides a solemn place of worship.

The owner explains how he decided to take a design course and worked on a concept with MK Building Solutions for several years before bringing his dream to realty. “I had completed a Master Degree in Building Information Modelling at UWA to learn how to design, document and coordinate the design using the latest design technologies,” he said. “My wife and I were looking to live close to the urban centre. The trade-off was land size. We solved this by building multistorey and introducing private elevated courtyards on each floor to maintain the connection to the outdoors.” The small block size meant that liveable real estate was at a premium. As such, the design was documented and coordinated using 3D modelling. The architectural, structural and the mechanical services were included in the model to ensure the building elements fit and that all available areas were capitalised. A point cloud laser scan of the neighbourhood was used to put the development in context with the existing developments. By doing that, the designers were also able to check whether the height of the dwelling would be too overwhelming or dominating to the surrounding developments. A sustainability consultant and a landscape consultant were engaged for the design, and during construction mindful steps were taken to placate neighbouring properties. The owner said, “We chose the structure of the building to be prefabricated structural steel with timber infill framing. The intent was to limit the impacts of the construction on the area with cleaner and quicker trades. “The steel also enabled us to span larger areas without the need for interim supports. Having large open areas on the ground floor was very important to the overall feel to the ground floor living area.”

Not only does this urban new build feel open and full of light, it offers generous views overlooking Perth City, and a vibrant stroll to shops, parks and cafes. Although location was never an issue, General Manager at MK Building Solutions, Laila Ansari said, “The well thought out layout makes great use of a small plot of land with clever outdoor space solutions and ample living space internally for a young growing family. “The design requirements asked for 42% open space which makes the footprint of the building 116.7m2. “To utilise the area most efficiently the design went 3 storeys. This gives the building a total building area of 262m2 (including elevated courtyards). On each storey there are open courtyards to achieve the requirements. “The Lot had a couple of level differences meaning the west elevation was retained 1m high along the whole elevation. The ground floor lounge toilet and laundry are sunken into the ground by 1m. “The project is also a good example of how to use small R40 block in urban areas.” >>

On the 1st floor there are three spacious bedrooms and a large bathroom.

Instead of having the green plot ratio on Ground floor, the design strategy was to scatter green pockets of vegetation along with green walls across the three floors within the built form. This means each floor has its own outdoor area which is inviting yet privately tucked away in the midst of the urban jungle itâ&#x20AC;&#x2122;s situated within. The use of canister lighting and up-lighting wall sconces throughout the home diffuses the lighting to create more shadowing allowing the mood to feel more dramatic and edgy. The white cabinetry in the kitchen and bathroom are adorned with River White Leathered finish Granite offering a level of elegance to an otherwise simplistic colour palate. Internally, recycled WA Blackbutt has been used on all floors, recycled Jarrah treads on the staircase, and Jarrah door frames with an oiled finish. The door frames are finished with a shadow joint to match the ceiling walls junctions throughout the house.

As you walk through each level of this three storey home, you get the feeling of being transported into a New York loft style apartment.

Kitchen bench tops are real granite 20mm and tap ware and fixtures are in the matt black design range. A softener has been installed to manage the water quality and for a glass of something stronger built-in recycled black butt wine racks are on display. The exterior of the building is wrapped in Colourbond and red bricks with prominent steel framed window boxes. Aluminium doors and windows are double glazed units in a sumptuous satin black colour. Ground floor walls were built using a recycled red brick with a white mortar. To bring the look from the exterior inside this brick has also been used internally on the staircase and entry wall. The staircase balustrades are a vertical stainless steel rope that spans from the ground floor to the third floor. Recycled Jarrah hand rails are offset from the wire wall. The balance between utilising old and new materials with recycled red bricks and recycled WA Blackbutt flooring helps brings the house to life along with other considered design features. The completion of the project took seven months from start to finish with the clients happily moving in with only a few minor internal details to finish off. erth’s waterfront properties surrounding the Swan River are some of the best and most valuable homes in WA and one of the very best views and locations available can be found on Bindaring Parade, Claremont. Providing close proximity to prestige private schools, the beach, and the Napoleon Street Cafe strip, this location is in high demand. Bindaring Parade’s east side properties are located on a narrow 45-meter-wide strip of land poised 38 meters above the Swan River. The property’s North-East facing block features a steep bank of natural vegetation that drops down to the water’s edge. From this unique vantage point, this majestic home enjoys uninterrupted views of the Swan as well as amazing 180° views over Perth CBD, the Freshwater Bay Yacht Club and the Perth foothills beyond. This site provides a unique Zen-like quality and a beauty that is hard to describe. It makes living in this apartment a very special and privileged experience for the owners to enjoy. THE OLD PROJECT This featured additions and alterations project was carried out within an existing luxury apartment constructed in the 1990s. Unusually, both the donor apartment and the new additions and alterations project were designed by the same architect; John Colliere of the Claremont based architectural practice, Colliere Architecture. “Originally, the donor site of the 90’s apartment project was a private school,” Mr Collier said. “They sub-divided the lot into three blocks, creating six apartments, three sets of two. “The configuration of the design solution for the site was quite unusual, a bit like a Rubix cube.

“The middle two of the six apartments featured an 8.5-metre long swimming pool and alfresco on the roof. “They were premium sites.” The original apartment provided an already luxurious 362 m² of internal living area, a 203 m² five-car garage and cellar together with 160 m² of terraces and balconies. “Having an apartment with a five-car garage, cellar and a lift was very unusual at that time, more so than now.” “The apartments were aimed at successful couples with older children and they sold to high profile owners. “But it wasn’t focused on young children.” THE NEW PROJECT The new owners loved the original apartment with its elegant, generously proportioned spaces and rooms, quality finishes and tall 3.4-meter ceiling heights. However, to maintain and extend the quality of their home, they sought out John Colliere, wishing to adapt and expand an already luxurious apartment. >> The Builders Choice Magazine | September 2019 85

To suit their needs the new owners wanted Mr Colliere to create a relaxed family entertaining area suitable for their growing number of grandchildren. “The owners came to me and said; “We would love it if you could work out a way to give us a family room. “The redesign required meeting the new design brief.” Planning changes allowed an additional 32 m² of internal floor area (now 394m2) to meet the requirements of a new family room and subsequently a total reconfiguration and modernization of the kitchen, scullery, pantry and laundry areas. Mr Colliere and Associate Director, Philip Geraghty, worked closely with the owners to extract the benefits of new planning codes brought into effect since the original building was completed. 86 The Builders Choice Magazine | September 2019

“Philip and I worked closely with the owners on the interior design, detailing and integration of services. “The projects construction was made that little bit more challenging by the owners opting to remain in occupation of the apartment during the construction of the works. “To allow the owners to remain in residence during construction, we worked in close collaboration with Jason Snell of JRS Building Services to ensure that all works and services remained uninterrupted. “Considerable challenges were easily met with the excellent on-site working relationship.” One of the main construction challenges of the design was to integrate these new requirements and additional space under the existing apartment and its swimming pool above. “We worked closely with the original structural engineers, Airey Taylor, to carefully integrate the new transfer beams and structural requirements, Mr Colliere said. “Like most alterations and additions projects, there were many construction and detailing challenges to overcome during the demolition and construction phases including working close to the apartment owners living above to minimize construction noise and service interruptions. “However, these considerable challenges were easily met with the excellent on-site working relationship we enjoyed with JRS and their quality on-site trades contractors. “The successful collaborative approach achieved the very high-quality standard of finish evidenced in the photos. From an architect’s point of view, it’s a truly great pleasure to work with quality tradesmen and builders.”

With six Raine Square buildings dating back to the 1800’s it was imperative to be mindful of these heritage locations during planning and construction. Speaking to Architecture and Design magazine, Charter Hall’s Regional Development Manager for WA, Bradley Norris said, “The key was to consider how the buildings were being used at the time and the relationship they would have with the development. “We really saw the importance of these buildings and we think the precinct wouldn’t be the same without them. 92 The Builders Choice Magazine | September 2019

Designed with contemporary coastal living in mind while respecting the fabric of South Fremantle’s past.

“On its southern boundary, where the project abuts an existing heritage house, the building height was stepped down and then later, following negotiation and collaboration with the local authority and neighbours, altered to further reduce the effects of overshadowing and overlooking. “The two-storey high brick boundary parapet wall on the eastern side, which was originally part of the existing factory that was demolished, had to be incorporated into the new building design.” Internally, the finishes of the apartments flow from the industrial to the contemporary which is achieved using timber and light, concrete-look colour schemes along with matte-black accents. The project team was also able to accommodate purchaser design changes with minimal disruption to the program. Each apartment has a contemporary and eclectic mix of materials, textures, and finishes that evoke a uniquely South Fremantle feel.

For the external finishes Joshua noted that, “Due to the close proximity of the ocean, the project required extra attention to the selection of some materials and products such as stainless-steel hardware and treatment of the external metalwork finishes. “All screens were originally designed to be timber. However, due to the fire requirements and regulations, they were redesigned to be aluminium wood-look screens which is better for future maintenance and longevity.” Minimum waste was another important factor and it was achieved by choosing specific products which were all accounted for during the build. Coordinating a project amidst the busy pedestrian and road traffic of South Terrace was a logistical challenge for Joshua and his construction team. “Main challenges included ensuring neighbours, including residents and businesses, were not impeded by our construction schedule. There was pressure from both boundaries regarding their concerns with disruptions. “To combat this both myself and the Site Manager had regular meetings with them, providing open communication, and keeping them up-to-date with different construction milestones and all potential impacts to them.”
