Welcome A very warm welcome to the July 2013 edition of the Rayleigh Local Business Guide. Finally we’ve had some great sunshine and I am always reminded of holidays in Cornwall with delicious Cornish Cream Teas. However, you do not have to travel out of Essex to find the perfect Cream Tea. We feature 4 great Cream Teas in Essex for you to enjoy (page 6). We also have our regular ‘What’s on in Rayleigh’ feature on page 18 to get you out and about in the local area. We also have our regular local community feature on the Acres Way Kennels, based in Castle Point. The dogs we featured last time, Dexter the Doberman and Coco the cross have both been re-homed successfully! This month we are featuring 2 new dogs, Cleo the Lurcher and Max the Staffy in the hope that we can find more loving homes (pages 12). In our regular articles on the History of Rayleigh we feature the Long Lost Pubs, Inns and Taverns of Rayleigh (page 8) – we never realised all of these pubs existed until we started researching! We also have our regular financial column from our financial expert Martin Lamb from Joseph R Lamb Independent Financial Advisors (see centre pages). Our brand new innovative website www.businesscard-directory. co.uk continues to grow. Our readers can now find the contact details and location of all their local businesses in a straight forward and easy format with direct links into the business’s own website. Have look a good look at the new website the details of which can be found on the back page and the inside back cover of this Rayleigh Guide. We’re sure that you will find the site clear and easy to use! If you have any interesting stories about Rayleigh or if you are a local team, association or charity that would like to be featured in any future editions of the Local Business Guide then please drop us a line at: info@ thelocalbusinessguide.co.uk

Rayleigh History Rayleigh’s long lost pubs, inns and taverns
W
e are lucky to have many fine watering holes in and around Rayleigh. Over time, there has been 14 different hostelries - many of which are now confined to history. Do you remember any of them? The Lion was once one of Rayleigh’s premier inns located next to Kingsleigh House. It was also called the Lyon, Red Lion and Golden Lion. It ceased trading in 1930. Built in 1560, this inn was the favourite haunt of Rayleigh clergy, who would quench their thirst there after a lengthy sermon. The Elephant & Castle was on the corner of Castle Road and the High Street. It closed in 1923 and it’s licence was transferred to the Weir Hotel. The Drovers Arms could be found on the Hockley Road close to Nelson Road. It was demolished early in the 20th Century. As the name suggests, drovers would stay overnight with their sheep penned in the field at the side. The photo below shows a wedding party outside the pub. The Bull was built during the middle years of Elizabeth I’s reign, c.1560, it was renowned for bull baiting, a cruel practice of tethering a bull to a stake
to be taunted by dogs, often until mortally wounded. Local feeling turned against the Inn when in 1574 a group of 28 townsmen decided to take the law into their own hands. They succeeded in breaking into the Bull late one night, but were caught. The Crown dates from the 1700s. It is timber framed and served the gentry and local wealthy families as a ‘Stout and Spirit House’ as well as being a major staging post for coaches to and from London. The Chequers stood almost next to The Crown named not after the board game, but after an ancient species of woodland tree. Also there has been - The Green Bough by Mount Pleasant London Hill, The Three Horseshoes near Holy Trinity Church, The Five Bells on Hockley Road, The Plough & Sail opposite the Salvation Army, The King’s Head near Holy Trinity Church on the site of Bowen’s Tea shop, The Angel unknown location, The Three Cups also location unknown & The Bricklayer’s Arms on Trenders Avenue.

Can you help Re-Home a Dog from Acres Way Kennels? Adopting a Dog
I
f you think you can offer a dog a good home, the first thing you need to do is to go down to the kennels, select a suitable dog you like, take it for a walk and see how you get on. Some people and dogs just don’t get along, so before reserving a dog, the Acres Way staff would need to see if you suit each other. If you have children, or another dog, they recommend that you bring them with you, to make sure that everyone will get on. Once you have visited the dogs, and hopefully found one that matches your lifestyle and expectations, a member of staff will arrange a convenient time for a home check. These are usually carried out within 2 or 3 days of your visit and take about half an hour. Once the home check is complete, you’ll be able to collect your dog. You will need to bring with you some identification showing your current address, and the £130 adoption fee.

THE LOCAL BUSINESS GUIDE WORKING FOR THE COMMUNITY
Money Guidance
by Martin Lamb Dip. PFS Certs C11 (MP & ER)
A
recent survey showed that only a third of the population trusted Financial Advisers. This is disappointing as our incredibly complex financial services market means that the layman has virtually no chance of making the correct decisions without some professional guidance. The point at which you chose to retire and draw your pensions may well be the most important financial decision you make in your life. Your pension fund is likely to be your second largest asset after your home, and the decisions you make with at retirement may well be irreversible and can affect the rest of your life. We may moan about the NHS but we should all be thankful that as a result of medical advances and ‘free’ treatment for all, that life expectancy has risen incredibly since the war, so much so that many of us will be retired for more years than we earned a decent living. Just think about that for a second, you may well have started earning ‘proper’ money in your early thirties, be retiring thirty years later, and live into your early nineties…………….. That is scary. Just think what prices were thirty years ago. How much did you pay for your first house? What were you earning then? Inflation may well be higher going forwards than over the last twenty years, so just how will your pension fund cope? Most of us retiring will accept the first ‘quote’ presented to us by our pension providers. Once this is done it probably can’t be reversed and you could be locked in to a static, uncompetitive annuity. It may not provide any benefit for your spouse or partner in the event of your death, and almost certainly won’t have any element of inflation proofing. Even if you shop around using annuity comparison sites, many of these do not find the best deal
14
and will they walk you through all of your choices? Have you heard of Temporary Annuities, Investment Backed Annuities, Income Drawdown or Enhanced Annuities? These products all have features that differ from ‘conventional’ annuities, and if you don’t consider them, you may well be making the wrong choice. Remember this may be the biggest choice you ever make! Much of the material sent out at the point of retirement is confusing and unclear. Before you accept any pension quote and draw your pension you need to ask yourself; How much Tax Free Cash should I take? Why should I take Tax Free Cash if I don’t need it ? Do my existing pension plans have any valuable guarantees that are not obvious? How much spouse or partner’s pension should I allow for? Do I buy an inflation linked annuity? What happens to the funds on my or my spouse or partner’s death? Can I pass my pension fund on to my children? Annuity rates are at an all time low, should I retire later? How can I get an income but not lock into low annuity rates? I want to keep working and need some cash but not my pension, how can I do this? If you don’t know the answers to these questions, then you need advice! At Joseph Lamb’s we have been providing point of retirement advice for over 40 years. We can help you to plan your retirement from a few years out if needed or even help you to retire earlier than you may have expected. Contact us for a free initial consultation and a copy of our retirement guide. Martin Lamb, Dip.PFS Certs CII (MP & ER) Investments may go down as well as up, Past performance is no guarantee of future performance. the art of accountancy
Is your accountant right for you? It is the start of a new tax year and one that sees many changes with Real Time information (RTI) for payrolls, universal credits and cash accounting for the self employed. It is a time when many consider their business structure, tax efficiency and planning for the year ahead. As part of this review they may change accountants having been disappointed with the previous years tax return and a lack of advice regarding changes to legislation, and the effect on them. The question though is how do you know that you are not just going to end up in the same position or worse? Choosing an accountant is an important decision and you need to find one that matches your needs, you feel comfortable with, can trust and whose fee levels are fair. We've produced the following checklist to help you choose and get the most from your accountant. Understanding. Get an accountant you can speak to openly and honestly that you understand and who understands you. Will Visit You. Ask them if they will visit you for an initial consultation free of charge. Why do you have to spend time travelling, find parking and wait around for them when they are trying to get your business? Gives Tax Ideas. Ask them what tax ideas they have for you. You want an accountant who will pro-actively come up with regular new ideas. 16

SALES SUPERSTAR WANTED 15k – 50k ARE YOU A SALES STAR? IF SO, WE WANT YOU ON OUR TEAM Don’t even call unless you are the best and can prove it! Earn 15k if you’re average, £30k if you’re good, and £50k plus if you’re great! This opportunity is in the On-Line Directory industry, but we hire star performers, not backgrounds. Young or Old - if you have the stuff, we’ll know. We will train someone who has everything that we want. Small base, but huge performance rewards to get you to 50k and beyond each year. Must be fantastic at opening doors and getting appointments from a cold start. Must be highly self-motivated, a terrific presenter and communicator, and a fearless closer. Come and build your own empire within our fine, expanding and progressive company. We have an experienced and dynamic team, a superb reputation and need real stars to bring in the best accounts.
