Welcome A very warm welcome to the December 2014 edition of the Southend & Westcliff Local Business Guide. As we head into 2015, our article on page 4 gives you some great ideas of how to keep your New Year’s Resolutions. We also have our regular ‘What’s on in Southend & Westcliff’ on pages 22 and 23 where we feature a pantomime, an exbhibition on World War 1, an evening of mediumship, a talent competition, a film festival and a new and nearly new baby event. In our regular community feature on the Acres Way Kennels, based in Castle Point (pages 10-11), we are pleased to say that 1 of the dogs featured last time has been rehomed successfully and another is currently on a farm with a foster family. We have 3 new dogs that are all looking for new loving homes. We also have local community articles about the history of The Ritz once one of Southend’s most popular cinemas (page 16) and a feature on local charity ‘Peaceful Place’ (page 24). We also have our regular column from our financial expert Martin Lamb from Joseph R Lamb Financial Advisers (centre pages).

Cloudy2Clear Windows – Service With A Smile! It’s been a crazy few months for Cloudy2Clear Windows. The company which specialises in repairing windows which are steamed up, broken or damaged by replacing the panes – not the frames has grown rapidly as homeowners take advantage of their services. Managing Director Chris Miller feels that it’s all about service. ‘Our product is simple. If your double glazing is misted up we can replace the glass at a fraction of the cost of a new window, in any type of frame, and with a new 5 year guarantee. But it’s not just about saving

people money, although that obviously helps. Many tradespeople have struggled since last year and I honestly feel that during the good times a minority perhaps didn’t focus on customer care as much as they should have done. We make sure we turn up when we say we will, do the job the customer requires and leave their house as clean as a whistle. I often get comments back from customers on how they really didn’t expect that sort of service which, in a way, is very sad for the service industry as a whole.’ Cloudy2Clear service the Benfleet, Hadleigh, Thundersly and Canvey

Island areas and Chris is finding that his approach is a major factor in his success.‘The truth is that it’s not just the personal satisfaction that I get from doing a good job but also it makes good business sense. I get a huge amount of business from friends and family

of people I’ve done work for, which just goes to show how much a little bit of effort is appreciated.’ So, if your windows are steamed up, broken or damaged give Chris a call for a free quotation on 0800 61 21 118 and he’ll be happy to help!

To register visit www.cancerresearchuk.org If 2015 is the year you are finally going to give up smoking, there is lots of help and advice available from the NHS. There’s more help available from the NHS if you are determined to lose weight in 2015. To find all kinds of support visit www.nhs.uk/livewell/loseweight. New Year’s resolutions need not be health based! Why not commit to giving some of your time to charity by volunteering at a local organisation. There are plenty of opportunities in the local area and the Southend Association of Voluntary Services provides a service matching indivuals to volunteering opportunities. Can you help Re-Home a Dog from Acres Way Kennels? Adopting a Dog

I

f you think you can offer a dog a good home, the first thing you need to do is to go down to the kennels, select a suitable dog you like, take it for a walk and see how you get on. Some people and dogs just don’t get along, so before reserving a dog, the Acres Way staff would need to see if you suit each other. If you have children, or another dog, they recommend that you bring them with you, to make sure that everyone will get on. Once you have visited the dogs, and hopefully found one that matches your lifestyle and expectations, a member of staff will arrange a convenient time for a home check. These are usually carried out within 2 or 3 days of your visit and take about half an hour. Once the

home check is complete, you’ll be able to collect your dog. You will need to bring with you some identification showing your current address, and the £130 adoption fee. Their staff will be on hand if you have any questions, and will be able to guide you through the adoption process. All the staff and dogs at Acres Way look forward to seeing you Re-Homing Update We are pleased that Dizzy the Lurcher Cross has been successfully re-homed and that Roxy the Mastiff is now happily being fostered within a farming environment. It is with great sadness that we have to inform you that Faith the St Bernard had to be put down due a severe and rapid deterioration in her health.

Money Guidance H

MRC have announced the final rules following the momentous budget changes announced earlier in the year. These new rules will become effective from April 6th next year, so if you are planning on retiring soon you really need to be aware of them. They give new flexibilities not seen before, that counter many of the anti-pension arguments and in one fell swoop will have made saving for retirement via traditional pension policies rather than Buy to Let or ‘exotic’ schemes, truly interesting again. In fact I wonder whether the Government’s concern over the proliferation of ‘exotic’ (often offshore property) schemes and house price rises caused in part by Buy to Let investors alienating ‘real’ buyers and creating an economic bubble, was not a primary reason behind their thinking in trying to get conventional pension planning back on savers financial radars? The two main causes of concern for savers in pensions have been the low level of income available from annuities due to low interest rates and the idea that pension funds ‘die’ with you. Neither of these have been strictly true for a while, but by the Government making pensions more flexible more and more people are now thinking positively about saving for retirement again. With auto enrolment in the workplace now happening, we all need to have confidence that our pension funds will deliver a real benefit for us and our families. I believe this has been achieved with the new rules, which in a very concise summary are; Tax Free cash remains at 25% of your pension fund from age 55. No requirement for anyone to buy an annuity or conventional income product. Your pension can remain invested until needed, even after obtaining your Tax Free cash. There will be no limits on the amount you take from your pension. If you wish to enjoy it over the early years of retirement that will be your choice. If you would rather invest it to make a sustainable income, or even any combination of income and lump sum withdrawals then again, the choice is yours. If an annuity hasn’t been purchased by the time you die, you can transfer your entire remaining fund tax free to your spouse. Or you can leave the fund to your children subject to a tax charge which is currently

14

under review and expected to reduce. As long as professional advice is sought you can transfer from Defined Benefit or Final Salary schemes in order to benefit from these new flexibilities - this may be especially useful for high earners or those with a limited life expectancy. This option will be removed for Statutory Government schemes such as Local Government, Civil Service etc. Prior to the new rules being introduced in April 2015 small pension funds of less than £30,000 and up to three plans with values less than £10,000 can be accessed entirely with no need to buy any form of ‘income’ product. These can be accessed from age 60. As always there is some complex detail behind these rules, especially around taxation and on-going pension contribution allowances, so before making any steps you should always seek advice from a professional regulated by the Financial Conduct Authority. The Government have promised to fund a scheme to provide everyone with ‘guidance’ around these new rules, but we have yet to see what this will look like and how comprehensive it will be. Whilst it is a good idea to make guidance more available, would you rather talk to someone with basic training - or trust your finances for the rest of your life to a qualified professional? I know which I would rather choose! At Joseph Lamb we have been dealing with pensions and retirement for nearly 45 years and have a number of fully qualified pension professionals ready to guide you through the new retirement maze. As always an initial consultation is free and we may be able to simply point you in the right direction, or formulate a plan for your finances for the rest of your retirement, including the most efficient way to provide legacies for your family.

Southend History - The Ritz T

he Ritz was one of the most popular cinemas in Southend. It was a grand and imposing building on the corner of Church Road and Grove Road sat between the Palace Hotel and the Grand Pier Hotel and was opened on Thursday 14th February 1935. The building housed some 2225 seats as well as a Conacher 4/13 organ, full stage facilities and a large bar upstairs with sea views. It was designed by Robert Cromie F.R.I.B.A who also designed the Regal Cinema in Margate along with many other cinemas across England. The Interior The interior decorations were designed by Mollo & Egan with all the seats of the luxury type fitted with Dunlopillo arm pads and presented in jade green. The walls were painted silver, green and gold walls, with sweeping lighting coves, which transversed the ceiling and continued down the walls. The auditorium was 120 feet long from the curved walls at the back of the stalls to the curtain line and approximately 100 ft. wide. It was approached through an imposing vestibule and main entrance hall 70 ft. long and 35 ft. wide. The Ritz was originally operated by County Cinemas Ltd before being taken over by the Oscar Deutsch Odeon Theatres chain in 1939,and later by the Rank Organisation. The Flood of 1953 In the early hours of the 1st February 1953, towns all

16

along the east coast were left submerged under many feet of water by extremely high tides combined with a storm surge. The Ritz thanks to its elevated position on top of Pier Hill was not flooded and was opened up by it’s owners free of charge to the Southend Corporation so it could put on a Flood Relief Charity Matinee hosted by Richard Attenborough. Rank carried out a modernisation of the Ritz in 1956 with seating being reduced to 1,891, the cafe was later closed and converted into a ballroom, but eventually it became disused. The Cinema was refurbished again in 1968 but just four years later the Rank Organisation closed it on 29th July 1972. The last film to be shown was “Doomwatch.” Rank converted the Ritz into a Top Rank Bingo Club that was later operated by an independent bingo operator and re-named The Invicta Bingo Club. However the bingo hall was short lived and closed down in 1978, leaving the building empty and unused and it quickly became derelict. Demolition of this once fine building began in January 1981.

Local Charity - Peaceful Place P

eaceful Place is a small but growing charity supported by and serving people in South East Essex. Their aim is to improve the lives of people with young onset dementia and those that care for them. At the heart of their services they operate a Day Centre from their base in Rochford which focuses on providing active, stimulating and person centred activities in a safe and friendly environment as well as community based activities enabling people to continue to live life to the fullest. They also provide advocacy services to people living with young onset dementia, providing much needed support to individuals and their families as well as regular support groups for carers and those with a young onset dementia diagnosis. The day centre is open on weekdays between 8.30 AM and 4.30 PM with a high staff to member ratio. Their aim is to stimulate the mental, physical and social skills of their members. Activities include pool, air hockey & table tennis, art, crafts & pottery, pub games & quizzes,

24

weekly outings & restaurant visits, live music & guest speakers and much more. Peaceful Place are able to go the extra mile thanks to the support of local people. They have a team of volunteers in the day centre and at their shop. Those who help fundraise are invaluable and it is because of their hard work and commitment that Peaceful Place can make sure they provide support that makes a difference. Younger adults with dementia under 65 years old and living within the Rochford, Castle Point and Southend areas can be referred to the service by contacting the Day Centre Manager on 01702 546476 or by email to DCM@peacefulplace.co.uk. If you would like further details of the individual services provided by Peaceful Place please visit www. peacefulplace.co.uk.
