Local History
Rayleigh Weir Stadium R
ayleigh Weir Stadium on the main Arterial Road (where Sainsbury’s at Rayleigh Weir is today) was first opened in 1948. A gentleman called Frank Arnold had obtained a licence from the British Speedway Control Board to open a 385 yard track at Rayleigh and work started on the site in January 1947. The first venture at the stadium was Speedway and Rayleigh became the home of the Rayleigh Rockets team. The first ever fixture was a friendly meeting against Leicester taking place on 24th July 1948 in front of a crowd of 11,500 with a display by the London Irish Girl Pipers. The winner of the first ever race was Rockets Captain Ron Howes. The Rockets closed in 1958 but re-opened again in 1960 and rode at the stadium until 1973. They were always well supported with crowds of over 10,000 but were less successful on the track.
The owners of the stadium wanted to maximize the use of the venue and over the years it also hosted greyhound racing, stock car racing, harness horse racing, open air wrestling, cycle speedway and firework displays. The only reminder of Rayleigh Weir Stadium today is the road alongside the supermarket called ‘Stadium Way’.

Money Guidance O
ver the next few months I am going to outline the services we offer at Joseph Lamb, this month I am going to be looking at ‘Equity Release’. At Joseph Lamb Equity Release is one of the areas that we continue to offer full Independent advice in, as each solution is carefuly researched and tailored for each specific client. Terminology can be very confusing in our industry as the adviser community, HMRC and the regulators can use differing names for what are essentially the same products or services. The term Equity Release is now accepted to be any form of service or product that enables you to extract some monetary value from your home, whilst you are still living in it. The target market for these products is the ever growing number of retirees, especially those who find that at some point they are starting to struggle financially as their pensions are not keeping pace with inflation. There are two main types of Equity release, the first are now known as Lifetime Mortgages. These are essentially mortgages in reverse and can be arranged on most homes when the owners are over 55. The amount you can borrow is generally dependent on your age, the older you are the more you can borrow. If there is sufficient equity in your home you can repay other existing loans or mortgages and use any surplus for nearly any purpose; to improve your standard of living, increase your income, home improvements, make modifications to your home to improve your mobility or even to move to a larger home. The majority of Lifetime mortgages are set up on an ‘interest roll up’ basis. This means you do not have to pay the interest payments, instead they are charged to your mortgage account (usually at Fixed Rate), and the loan, plus the accumulated interest is paid off in the future when the last occupant has gone into long term care, or upon their death. This means that the some of the value in your home has been enjoyed by you, for whatever purpose, and the ultimate net value of your home is reduced by the amount of the final balance. This will not be a suitable situation if your primary concern is protecting the value of your estate for your children or beneficiaries, but if this is not a concern to you then this may well be suitable. There are Lifetime Mortgages available that operate exactly as above, but that also give you the option to make all or some of the interest payments, to prevent the final balance rolling up too much. These may be of interest if you have a reasonable income and want to protect your beneficiaries interests, and to help them through life, for example you could raise capital to gift to your children or grandchildren for a deposit for house purchase and make some payments of interest in order to protect the final value of your estate for their benefit. You can also limit the amount of interest accruing by setting

your Lifetime Mortgage up as a facility, drawing down portions of the agreed loan only as you need them. An example may be that you could borrow £50,000 but only draw down £15,000 to improve your home, you will only be charged interest on the £15,000 with a further £35,000 in reserve to draw down at some point in the future.You retain the right to live in your property and the products we recommend mean that you can never owe more than the property value. The other main type of Equity Release product is a Home Reversion, in these you do not borrow, but rather you sell a percentage of your home to the provider, who provides you with a secure tenancy for a nominal annual rent. The amount you will receive is generally a lot less than it’s market value as it could be many years before the provider recoups their cash when the home is sold, again on vacating the property to enter long term care, or death. If the property value increases then the amount to the provider will increase similarly. However, care must be taken when considering any form of Equity Release. You should always consider other options, could you sell and downsize? Take in a lodger? Equity Release should always be considered as the last resort but the products are now much more competitive than in the past (a range of APRs from 3.5 to around 4.5% for most Lifetime Mortgages), are much better regulated, all providers of advice need to be regulated by the Financial Conduct Authority, and operate in a much more professional market. Always seek professional advice, Joseph Lamb are members of the Equity Release Council, an organisation set up to promote awareness of and confidence in the Equity Release Market. Member firms have to meet the ERC membership criteria whether they are advisers or lenders. A puzzle to solve - Can anybody help with names

e were recently given this photograph and need help identifying some of the people in it. The photograph can be seen in the Museum during opening hours (Wed, Fri, Sat & Sun 10.00am – 4.00pm). The picture was taken outside the Congregational Church, Crown Hill, Rayleigh and is at present in the Rayleigh Town Museum.
