Dear He & She, We’ve scored a fantastic fixer- upper in Sleepy Hollow – our very first home! Because of the great mortgage rates, we’ve got a little left in our budget to start some remodeling, and the bathroom is first in line. Any great ideas? - First Time Lil

HE SAID Dear Lil, Congratulations on buying your first house! There are many things you can do to get that bathroom ship-shape, and, if you want to save some money in the process think about some “DIY” (do it yourself) projects. Bathroom sinks and faucets - even toilets these days - can be purchased at big box stores in a wide array of styles and colors. They can go a long way in refreshing your bathroom space, as does a nice backsplash that you can create yourself. You might not get exactly what you are looking for, but compromise is a part of life, isn’t it? Personally, I am a huge fan of a sleek, modern shower. It’s a bit more of a task, but these too can be self-installed. A warning though - read the instructions very carefully a few times before starting - and enlist the help of a few very strong male friends. (And ix-nay on the cocktails until the job is done – it’s hard work!) I really hope you and your husband will enjoy the time you spend together remodeling your bathroom. I’ve found it can be a very bonding experience to work together on home repair projects. HE

SHE SAID Dear First, Allow me a moment to respond to HE. Oh, poor misguided HE, thank goodness I let you talk first, so I can correct the woes of your ways. This is not a mere “house” – this is their first and perhaps forever home, especially in this glorious neighborhood! And, the bathroom is NO place to skimp on money, and certainly not a place for first time DIY’ers or let me tell ya, they might never make it to the bedroom together again! HE, I am all about the art of compromise, but, if you think marital bonding and home repairs go together, it’s no wonder you’ve been divorced four times! Lilly girl, check out the resource guide in the back of this magazine and find a few contractors that tickle your fancy. Then get on the phone, the Internet, and start roaming showrooms to create your dream space. Choose designers and contractors that speak “I get your vision.”

Next, look up, and then look down. How about a skylight for watching sunlight and moonbeams reflect on a pristine marble floor below? Above the counter sinks combine functionality with affordable allure. And grey is all the rage this season for accent colors and décor - so find fifty shades or so and play, play, play with texture and depth. Great for monogramming towels and his and her bathrobes! I DO agree with HE on one thing - I love contemporary showers too! But let’s get it right – after all, it’s an every day requisite! MAGINE a heavyweight celebrity chef who cooks like the pro she is, tells the BEST stories about food, fame and folks - such as a Christmas Eve paean to jazz great Dexter Gordon by Marin metal rocker Lars Ulrich - and much, much more.

Introducing Rachelle Boucher, our county’s stellar personal chef and chief of all things cuisine related for Standards of Excellence appliances in San Rafael (one of several showrooms around the country). Rachelle knows a great deal about stress-free holiday entertaining from décor to presentation of the feast – and also about kitchen remodeling - two topics of particular note in this issue of Marin Home, so I’m off to harvest her thoughts and share the bounty with you. We bond over our Philadelphia area roots and ratatouille, which she teaches me to prepare in the classic French style, easy to reproduce here in Marin with our abundance of fresh vegetables and herbs. You can make a nice batch of the time honored Herbe de Provence from scratch, if so inclined, that can last right through the holiday season – this prowess is sure to impress the heck out of your family and guests. Rachelle was trained as an artist, and worked in several vibrant downtown “Philly” restaurants to pay for art supplies, food and the proverbial roof over her head. Quickly she found the creativity in cuisine intoxicating. Now she hosts national and local chef events, and creates cooking programs for Standards of Excellence. (Suggestion – sign up for one of these pronto!) Regarding holiday entertaining, Chef Rachelle advises one to first reset expectations, renew the sense of true holiday joy, then delegate, delegate, delegate! This means from start to finish, whether it be a reliable student or two to serve and/or wash dishes, or perhaps a seasoned (pun

intended!) chef to helm the kitchen. Working yourself to the bone does not a happy hostess make, she warns. Keeping décor simple also avoids stress and maximizes the beauty of our surroundings. The chef suggests scouring the Marin Farmer’s Market, and a visit to Heath Ceramics for a bowl of seasonal citrus from Rose de Santis for an all in one, beautiful solution. She also suggests a firm clean-up plan, to avoid a kitchen pile-up of epic proportions. Think about bussing stations for silverware, dishes, trash and recycling. Plan ahead, way ahead – it pays off in spades. Now for the ultimate kitchen remodel vintage 2013, think steam technology, induction cook tops, intuitive convention ovens and new custom finishes. And Mon Dieu Food Network addicts, stainless steel is waning as the dominant finish trend – you heard it here first! Please say hello to glossy black ovens, reflecting the look of flat screens, and finishes such as slate and enamel metallics, which are also hot. She is currently celebrating 25 years in business, and she points out passionately that not one day has gone by when she feels she is “working.” What she is doing is translating, creating, staging a show, and becoming the beloved “white knight” - the peoplepleaser. To Stacy, the food is but a part of the tool chest, like paint for Picasso. The art is in the production. On the verge of her 30th birthday it dawned on her that she knew how to do absolutely nothing except be a “party girl” - so she decided to enter the party business. She started at the bottom at minimum wage and learned everything she could. Her mentors were often wealthy dowagers, one in particular, a member of America’s 60 Families (referring to Ferdinand Lundberg’s 1937 expose on the super-rich), who advised Stacy to avoid logos, business cards and listed phone numbers. To this day, her phone numbers remain private and she has no website. She does however, have scores of clients, many who hire her again and again. While Stacy suggests there are no “worst” stories to tell - it’s the wrong

business for anyone who recalls a “worst” scenario - she does recall a few “odd” ones. On one occasion her staff showed up at a posh home where an event was scheduled, to find the hostess naked. She warmly informed the staff that clothing was optional. The staff elected to stay dressed, but the party went on. And of course there are the occasional “swinger” parties where discretion is always on tap. Team Stacy knows well, C’est la guerre! For this holiday season, Stacy notes again, the most important trend is to be you - to share and connect after a busy year with cultural traditions and old family recipes. She recalls an event where a couple had recently moved here from Iowa, and while they wanted to fit into the Marin lifestyle, the wife would not capitulate in serving her conventional Midwest recipes in her own cherished chaffing dishes. It was a huge hit and a great lesson in being true to oneself. Trend makers include comfort foods with a fun twist – one of Stacy’s favorites a “meatball bar” perhaps with bison and blackberry chipotle sauce, or Thai chicken in a red curry sauce. And, to the delight of the masses, ANYTHING BACON works! She suggests seasonal veggies are always in style, six ingredients or less a

rule of thumb, and passing appetizers that look like works of art but always followed by “real” food on the buffet table. And, a super Stacy caveat – absolutely no Costco or TJ’s hors d’oeuvres – everyone recognizes them no matter how you try to disguise them! If you can’t afford to hire a caterer, go simple and homemade. And, identify what you serve in a cute or pretty way; it is true that food allergies have risen 18% in the past ten years. and pink, green and silver, or icy turquoise. Combine rustic with some sparkle for this year’s chic; repurpose or recycle with imagination, and bring a bit of the outdoors inside to create warmth and harmony. Her popularity attests to the fact that these feelings are enthusiastically reciprocated!

Tomasi Design

After purchasing their Tiburon home, one of the first things the owners wanted to do was update the kitchen. They were hoping to create a look that was both more traditional and also lighter in appearance. Designer Christopher Tomasi achieved both of their goals by replacing all the doors and drawer faces on the perimeter cabinets and had them faux finished in a softly marbled cream. He also built a lighted glass cabinet that matched the refaced cabinets to display stemware. Replacing the modern tile backsplash with a more traditional tile and installing an elegant glass light fixture over the existing island completed the transformation. “Refacing cabinets has less of an impact on the home and homeowners than a more extensive remodel,” says Tomasi. “There’s both less mess and less cost when you keep the layout and just work on the aesthetics of a project.”

Rempe Construction

Modernizing a Lucas Valley kitchen to make it feel current yet still work with the mid-century style of an Eichler home was the challenge for this design team. The owners wanted the space to be multi-functional and have more storage. “This is a place where everyone assembles for daily meals and to do their homework as well as entertain guests,” says contractor Steve Rempe. “They wanted to cover all their bases.” Architect Bill Hansell designed a simple, but elegant solution that would meet the needs of the family and also give easy access to the outdoors. A central island and custom kitchen table provide multiple workstations. Gunmetal gray cabinets topped with white CaesarStone create a streamlined, contemporary design where apple green barstools provide a pop of color. Carefully placed skylights and clerestory windows wash the walls with light. Oversize pocket doors allow the owners to close the space off from the rest of the house for privacy and sound control.

Avalon Builders

Modernizing and opening up this kitchen last remodeled in the ‘50s were the primary tasks for Michael Beutel and his team at Avalon Builders. The original kitchen and family room were separated by a closet and small bath. Beutel took down walls to create one great room with a dramatic oval island. In the process, he also discovered a minimal concrete foundation poured over brick which necessitated upgrading the perimeter foundation. Hand-hewn ceiling beams from the original 1930s home give the entire room a rustic feeling, as does the trim on the mantel made from large pieces of timber found on Beutel’s property in Sonoma. Limestone floors and countertops add cohesion to the design. The unusual island was fabricated with a ¼” piece of steel running underneath the countertop in order to support the overhang. “People could dance on it if they wanted to,” says Beutel.

Lamperti Kitchens

After moving from the East Coast to be closer to family, the owner of this Mill Valley cottage-style home wanted to update the blonde wood ‘70s kitchen to give it a more sleek, contemporary look. Designer Jayne Ariyoshi of Lamperti Contracting & Design used a sleek gray and white color palette featuring reflective materials like the large glass backsplash tiles to make the room feel more expansive. Glass front upper cabinets also make the space seem more open. Though the kitchen was relatively small and done on a budget, several items make it feel “top-drawer.” High-end appliances, like the 30” Wolf range and 29” Sub-Zero refrigerator, accommodate a serious cook. The larger scale (6” x 12”) of the tiles feels substantial. And the updated lighting, including the trapeze track, lends a sophisticated ambience to the kitchen. “This is an elegant gem of a kitchen,” says Ariyoshi.

Kitchen and Bath Updates When a full-blown remodel isn’t in the budget, try these DIY solutions for giving tired, old spaces a fresh, new style by Kelly Berg

Clean It and Fix It It may seem obvious, but an intense deep cleaning can do wonders. Scrub every little corner of your space. Sometimes what’s old looks old just because it has years and years of accumulated grime. And repair everything that’s broken. Fix the loose handle on the refrigerator. Recaulk. Regrout. Tend to all of those little things that can drive you crazy. As you clean and repair you just might notice your kitchen or bath isn’t quite as bad as you first thought. Or maybe it is. In that case, keep reading.

Get Clutter-Free and Organized There is no substitution for a well organized space. Even a beautifully designed kitchen or bath can be cringeworthy if it isn’t properly organized. Go through each and every cabinet, nook and cranny and get rid of food and toiletries that are just plain old. With everything out, take the opportunity to organize and sort like you’ve never sorted before. Buy new baskets, bins and other organizing containers for all of your loose items. And no, it’s not a big waste of time. Organizing now can help you successfully plan for your future remodel. Tile It Up Some old bathrooms and kitchens come with tile. Some don’t. Sometimes that’s a good thing. If you don’t have tile, consider installing a backsplash behind your sink. Sound complicated? Not necessarily. A few creative options: tile adhesive on a roll, backsplash “kits” and wallpaper. Perhaps you’re even considering selling your home and need to make a few changes to get top dollar. Whatever the case, you may very well find yourself in that zone of needing an update for your kitchen or bath but not having the necessary funds, or inclination, to tackle a full-blown remodel. Don’t fear. Kitchen and baths can often be updated fairly inexpensively. Here are a few ideas to get you on your way to creating a fresh, new look for your tired spaces.

Resuscitate Your Cabinetry No need to live with dingy, dirty outdated cabinetry. Even the grungiest of cabinets can benefit from a few updates. Painting is your best option. It might not be the easiest job to tackle, but consider your alternatives. It’ll be worth the effort. White is usually a safe bet, but don’t be afraid of bold colors like cherry red, kelly green or even black. Then change out the knobs, pulls and hinges. Want to take it a step further? Add glass inserts to a couple of cabinets. Or even replace doors entirely if the boxes are in good shape. Finish off with some fun decorative shelf paper and you’ve got yourself a whole new look. Treat Your Windows Window treatments don’t have to cost a ton of money. A simple cafe curtain can even be made with few vintage tea towels or leftover fabric. Not fond of fabric? Try a decorative window film for privacy, glare reduction and texture. And if your trim has seen better days, spruce it up with a fresh coat of paint in a bold color. Fix Your Fixtures There’s no reason why you have to settle for outdated faucets and shower and bath fixtures. If they are grimy and broken and ugly, replace them. If you are planning a remodel soon, invest in fixtures you love so that you can reuse them when it comes time for your full-blown update. The Right Light Lighting is a crucial element of any space. Consider replacing outdated fixtures with something you love. Just like with your shower and bath fixtures, good lighting fixtures can be re-used when you finally do tackle that big remodel. If your light fixtures aren’t too bad, consider at least adding dimmers. They can give your kitchen a

candlelit glow, which is ideal if you are trying to hide less desirable design elements. Let Your Walls Talk Painting the walls is probably the easiest way to overhaul a space. This is no exception in the kitchen and bath. But don’t stop there. Consider other wall treatments like chalkboard paint, stencils and wallpaper. And don’t forget the art! It doesn’t need to be fancy. Mirrors, plates, vintage trays - almost anything can turn into art when thoughtfully hung. Under Your Feet Replacing or improving the floor doesn’t have to be part of a huge remodel. Vinyl tiles can be purchased and installed inexpensively and work great for a retro-style kitchen or bath. Wood flooring in disrepair? Consider patching and painting it. Down to the concrete subfloor? Stain it. At the very least, invest in a cool area rug. The point is, don’t ignore it. Live in Style Don’t underestimate the power of decorating. And don’t neglect decorating just because the kitchen and bath are utilitarian spaces. These spaces need just as much attention to detail as the rest of the home. Everything down to the hand towels and soap dispensers should be considered an opportunity to add style and personality. And if you think it’s not necessary because you will eventually remodel, think again. It may be two, three, four years before that happens. You shouldn’t have to settle living with spaces you hate in the meantime. And who knows? After all of your “small” updates, you might decide you don’t need that full-blown remodel afterall. KITCHENS & BATHS 1.  LANDMARK BUILDERS Multiple sources of light create a pleasant atmosphere in this Sausalito kitchen. Pendant and recessed lights in the main kitchen area bounce light off reflective surfaces like the stainless steel shelf and glass tile backsplash. 2.  Michael Rex & ASSOCIATES The kitchen in this newly constructed Mill Valley Home is part of a great room that includes the living room and dining room (the family room/den is next door.) Accordingly, the cabinetry needed to feel more furniture-like so designer Michael Rex used wide plank alder and custom details like the wood apron on the limestone-topped rounded peninsula. 3.  Ross Painting A good paint job adds subtle substance to any design project. Though the sunny tile is what catches your eye here, the meticulous prep work and finish painting by Ross Painting elevate the entire project. 4.  Stroub CONSTRUCTION As part of an entire house remodel, contractor Steve Stroub gutted the existing master bathroom. The new design features a vaulted ceiling and windows that capture views of the lush exterior gardens. New cabinets and a

matching window frame are made from walnut and the vanity top from a slab of honed “Jura Grey” limestone. The floor is covered with large 18” x 18” tiles cut from the same type of stone. The beautiful “Paris Bath” soaking tub by Water Monopoly provides the room’s focal point. 5.  Schalich Bros. Construction In keeping with the Craftsman style of the home, this bathroom features period-appropriate design elements executed in a pleasing color palette of pale neutrals. Wainscoting details on the walls evoke traditional paneling while the vanity with built in dressing table recalls simple Craftsmen cabinets. 6.  Caletti Jungsten With an eye to eco-friendly materials and designs, Ken Dunlop was able to re-use about 80% of the framing lumber to reconfigure the walls and space. He used a fibrous cement material by Squak Mountain Stone comprised of recycled paper, recycled glass and low-carbon for the countertop. Low or no-VOC finishes were used on the wall and cabinet surfaces. All the lighting is on occupancy sensors so that it turns off when people exit the room. Tips on How to Maneuver Through the Permitting Process by Michael Rex, Architect  photography by Trevor Henley

S

o, it’s time to do something about your small and dated kitchen or worn out bathroom. How do you turn your dream into a reality? How to avoid the nightmares you’ve heard about? The process is often like a roller coaster, where the ride is both terrifying and thrilling, with lots of ups and downs and never knowing what’s around the corner. Here are a few tips to make the ride a bit smoother when navigating the permit process:

1.

Keep it Simple If you want it fast and affordable, stay within the existing building envelope. Going up or out adds significant costs and delays in plan approval. Rearranging interior spaces and upgrading finishes results in an “Advance to Go” card without landing on Boardwalk.

2.

Learn the Rules If you must add on, first talk to a City Planner to see if you can add floor area. Confirm you’re planning in conformance with City codes. Avoid variances if you can.

3. Start with Accurate Plans Get a topographical survey if you’re building on even a slight slope and a boundary survey if you’re building near a property line. Have accurate drawings prepared of the existing conditions. 36  W I N T E R 2 012   MARIN HOME

Talk to Your Neighbor Before investing in planning, talk to your neighbors about what you have in mind. If you want to go up, climb on your roof and see who’s looking over it. Look out their windows to confirm you won’t block views or sunlight, or create privacy problems. Ignoring your neighbor’s needs is one of best ways to get bogged down in the approval process, plus create bad feelings that are hard to mend.

5.

Get Some Help If you’re new at this, consider retaining the services of an architect or design professional, because it’s painful to learn the hard way. They can help you plan an optimum layout, guide you through the process and prepare the drawings for a building permit and for your builder. Check with a structural engineer if you’re removing walls to be sure they aren’t holding something up or stiffening your building against wind and earthquake forces. If you need help, choose your team well. If you select the right architect and contractor, chances are your project will go well. Get one of these two wrong, and you’re likely to have a problem. Get references, visit their office, speak to their recent clients, and go see their work.

Your decisions along the way determine which experience you have.

6.

Avoid Cutting Corners Remember the five P’s? Proper, Preparation, Prevents, Poor and Performance. The money you spend up front planning your project will give you more control of the larger dollar amounts when building it.

Do Your Homework Be clear on what you want. Clip pictures of things you like, or better, go to websites like www.houzz.com and tag your favorites. Visit showrooms to see what’s out there. Write your goals down. Always communicate in writing, because it’s miscommunication where things usually go haywire. Have your attorney review all contracts before signing. Along with your written goals, include your budget for everything, including fees. Provide 3 numbers; a lower, preferred cost, a higher cost you could live with, and a third, not-toexceed figure. Know it will cost more than you expect or what you’re told – it always does.

8. Friend or Foe City Officials quickly separate the pirates from the good guys who play by the rules. Be the latter. They’ll work with you and be more helpful if you are. It matters who you talk to, because some officials are more knowledgeable and helpful. Ask around whom’s the best to work with and then ask for that person by name. Keep them in the loop as things change. 9.

The Finish Line Besides insuring that the required inspections are accomplished during the course of construction, be sure you get the building permit officially finalized. Otherwise, the unfinished process could come back to haunt you or a future buyer. The best advice is be thorough at each step, be patient but determined, and keep your sense of humor. Listen to your intuition, because if things aren’t right, they’ll only get worse, not better, if you don’t take prompt action. For some, the process is a nightmare, for others, it’s a joy. Your decisions along the way determine which experience you’ll have. When it’s done, you’ll enjoy the new space for many years to come and soon forget the potholes getting there.

More than 50 million Christmas trees are purchased, of those, about 30 million go to the landfill*. UGH! I have decided this year that number one on my holiday gift-giving list is Mother Nature. I hope you will join in me in giving Mother Nature a gift by implementing some of the ideas below.

DECORATIONS • Have a living tree. Potted trees are lovely and you can enjoy them year-round. • Buy an artificial tree that can be reused every year.

Use energy-efficient LED (lightemitting diode) or solar-powered lights. These lights add a sleek look to your holiday decorations.

ENTERTAINING • For holiday meals and parties, hit up your local Farmers Market for some fresh locally grown goodies. • For a large party, consider renting durable dishware rather than using disposables. • Use outdated calendars taped together to make a unique New Year’s tablecloth. GIFTS • Look for gifts that are unpackaged or minimally packaged. • Help someone recycle — give a

Dimensions of Wellness: Financial wellness is an intricate balance of the mental, spiritual and physical aspects of money. This unique combination is an ideal to strive towards in our dealings with money. Financial wellness is having an understanding of your financial situation and taking care of it in such a way that you are prepared for financial changes. Maintaining that balance consists of being comfortable with where your money comes from and where it is going.

Q: How do small businesses qualify for a loan? A: Be prepared by adhering to the 6 “Cs” of credit when applying for a loan with any bank. Credit:

Capacity:

Pull your credit rating in advance. If you have a good credit score, you already have a head start. For a poor credit rating, you should take steps to repair it before trying to get a business loan.

Basically, do you have the ability to repay the loan over time? This includes the ongoing strength of your credit and cash flow, debt-to-income ratio, and the amount of the new debt to be serviced. Other non-financial factors that are considered include your time in business and expertise in the industry.

Collateral: Determine in advance what assets you are willing to put up to secure the loan. This might be your home or personal investments. If the loan is not repaid, then the proceeds from the sale of the assets will be used for repayment.

Cash flow: Positive cash flow and stability will show the bank you are capable of paying back the loan.

Q: The stock market has recovered nicely and mortgage rates are quite low. Is now the time to purchase a second home as an investment property? A: Too often we forget to look at the big picture when making financial decisions. Before we can answer this question, we need to carefully consider the following: How are my assets currently invested? What liabilities do I have associated with those assets? When looking at our investments, we sometimes forget to include the current value of our primary residence and the associated mortgage.

Investing in residential real estate can be quite profitable. However, it is generally not a passive or liquid asset class. Also, when using a mortgage to purchase a property, significant financial leverage results. This will magnify gains and losses. For example, investing $100,000 in a $500,000 residence creates 5 to 1 leverage. A 20% move up or down, results in a 100% gain or loss on investment. Also, commissions, taxes, and repairs are based on the value of the property and not the size of the investment.

Before Hiring A Contractor

Don’t pay in cash.

Stick to your schedule of payments and don’t let the payments get ahead of the completed work.

Contractors cannot ask for a deposit of more than 10% of the total cost of the job or $1,000, whichever is less.* (This goes for any home improvement project, including swimming pools.)

A free telephone call to CSLB or a few clicks on its website can help you verify that your contractor’s license is in good standing and that he or she has the skills to complete your project.

Check Out the License By law, anyone in California who contracts for or bids on a construction project valued at $500 or more (total labor and materials) must be licensed by the Contractors State License Board (CSLB). To qualify for a license, a contractor must verify four years of journey-level experience in the trade, pass both a trade and license law examination, and post a license bond. Since 2005, all new contractors are required to pass a background investigation that includes a criminal background check. Contractors are required, by law, to put their CSLB license number in all advertisements. Unlicensed operators are required to say they are not state-licensed in their advertisements.

Ask to see the contractor’s plastic pocket license and photo identification. Verify the license and make sure it is in good standing by visiting the CSLB website: www.cslb.ca.gov or by calling CSLB’s toll-free automated line: 800.321.CSLB (2752). Get at least three bids and ask for references on work the contractor has completed in the local area. View the contractor’s past projects in person.

Get It in Writing •

Make sure you have a written contract and don’t sign it until you fully understand the terms.

All changes to the contract, or “change orders,” need to be in writing and signed by both parties.

Keep a job file of all project papers and payments, and don’t make the final payment until you’re satisfied with the job.

Homeowners waive their three-day right to cancel if they sign a “service and repair contract,” which is different from a standard “home improvement contract.” (Service and repair contracts are usually for emergency repairs where the consumer initiated the contact and cannot wait.)

Complaint Forms If you have a complaint against a contractor, free forms are available at www.cslb.ca.gov or call 800.321.CSLB (2752) and ask for a copy of A Consumer Guide to Filing Construction Complaints and a complaint form.

* There is an exception to this rule for about two dozen contractors who have filed a blanket performance and payment bond with the Registrar. This information is noted on the contractor’s license detail page on CSLB’s website.

Construction Project Check-List 1.

Check the contractor license number at www.cslb.ca.gov to make sure it is current and in good standing.

Ask to see the contractor’s pocket license and a current photo ID.

Ask for a current list of contact information (telephone number and business address) for the contractor, sub contractors and suppliers.

Find out from your local building department whether your project needs a building permit and confirm that your contractor 5 will obtain all necessary permits. Get at least 3 contractor bids and references, and check out, in person, recent projects by the prospective contractors that had similar specifications.

Ask whether your contractor carries general liability insurance and workers’ compensation insurance for employees.

7.

Make sure all project materials and expectations are spelled out and signed in a written contract, including clean- up, debris removal, and site security. Ask your contractor if he or she understands exactly what you want.

Have a timetable for each phase of your project and the corresponding payment schedule spelled out in the contract. Do not let payments get ahead of the work. Pay no more than 10% down or $1,000, whichever is less.*
