Distributing 7000 copies a month With the warm weather and the glorious sunshine we have been enjoying, what a wonderful way to bring in June. Always wanted to join the circus? Well it’s start of carnival season, with carnivals in Askam and Dalton this month. It’s Proms for many of our youngsters.We have some excellent offers for our ladies, to help prepare for the prom.The start of the world cup, with one of our local entrepeneurs off to film the matches in Brazil. and of course Father’s day on the 15th. We also have some great gift offers for dad. June is a busy month. Lets hope the weather is kind to us and we can enjoy a few BBQ’s outside with family and friends in June. On June 10th I will be flying out to Brazil to take part in the TV Broadcasts that will be supplying pictures of the football matches that you will be watching at home or in the pub in this year's World Cup.

It is the fourth time I have been invited to go along to the World Cup Finals and on a professional level it is a great honour. On a personal level as someone who likes to travel, my only hope is that I get chance to see some of the country particularly an opportunity to visit the Christ Redeemer statue in Rio de Janeiro and look down on that famous view of the city.

It goes without saying that to be a camera operator on the World Cup Finals, you have to be able to do your job well, though in my opinion, fifty percent of the reason you're there is your ability to fit easily into a large team of people, all spending time away from their families and who doesn't mind drinking a Caipari単a or two!

I will be involved in filming only seven matches in the 20 days that I am in Brazil, and no, I won't to be filming any England games unfortunately. Although that is kind of a relief, as the last time I filmed England in the Germany World Cup, I allowed myself to get very excited and was crushingly disappointed when they went out against Portugal.

It doesn't go unnoticed that I will be away for Father's Day, as being someone who regularly works on Premier League and Champions League football matches, you have to commit to being away from your family a lot. It is for this reason that I have decided to bring the benefits of my knowledge from working in broadcast for 20 years to companies in this region and stay closer to home.

Landlords have specific legal responsibilities to their tenants when it comes to gas safety Understanding the law for rental accommodation

As a landlord, you are responsible for the safety of your tenants. Landlords' duties apply to a wide range of accommodation, occupied under a lease or licence, which includes, but not exclusively: residential premises provided for rent by local authorities, housing associations, private sector landlords, housing co-operatives, hostels rooms let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways. The Gas Safety (Installation and Use) Regulations 1998 deal with landlords’ duties to make sure gas appliances, fittings and flues provided for tenants are safe.

Landlord's responsibilities

If you let a property equipped with gas appliances you have three main responsibilities:

Maintenance: pipework, appliances and flues must be maintained in a safe condition. Gas appliances should be serviced in accordance with the manufacturer’s instructions. If these are not available it is recommended that they are serviced annually unless advised otherwise by a Gas Safe registered engineer.

Gas safety checks: a 12 monthly gas safety check must be carried out on every gas appliance/flue. A gas safety check will make sure gas fittings and appliances are safe to use.

Record: a record of the annual gas safety check must be provided to your tenant within 28 days of the check being completed or to

new tenants before they move in. Landlords must keep copies of the gas safety record for two years.

MODERN DESIGNS

All installation, maintenance and safety checks need to be carried out by a Gas Safe registered engineer.

If a tenant has their own gas appliance that you have not provided, then you are responsible for the maintenance of the gas pipework but not for the actual appliance.

You should also make sure your tenants know where to turn off the gas and what to do in the event of a gas emergency.

What if my tenant won't allow me access to the property?

The contract you draw up with the tenant should allow you access for any maintenance or safety check work to be carried out. You have to take ‘all reasonable steps’ to ensure this work is carried out, and this may involve giving written notice to a tenant requesting access, and explaining the reason. Keep a record of any action, in case a tenant refuses access and you have to demonstrate what steps have been taken.

What if I'm only renting my property for a short period of time?

Even if a property is only rented for a short period of time, perhaps only a week as a holiday home, you are still a landlord and have specific duties for gas safety and these include having gas pipework, appliances and chimneys/flues in the property checked for safety by a Gas Safe registered engineer. Summer holidays are just around the corner

Here we are in June already, approaching the longest day of the year. For some of you, I am guessing a month full of football could feel like the longest month of all and all you would like to look forward too is a holiday after it! If you are looking for some inspiration as to where is popular this year, then my suggestions below may help you drift into holiday heaven, It is true to say that holiday hotspots trend, I often notice that there will be increased demand for one destination all at once. Once someone discovers something wonderful about a destination, word gets round quickly. I’ve found an increasing number of people are asking about Italy. Be it for a short break, or a couple’s getaway it has so much to offer. Venice, Rome and Florence are obvious city break choices, but staying in each of these cities offers easy access to Verona, Pisa and Sorrento. If you have a couple of weeks then I’d recommend hiring a car or taking the train between these places. I have done both, trains are efficient and inexpensive, whilst hiring a car allows you to drive through the most stunning scenery to small traditional villages to experience the real Italy - beautiful food, wine and friendly people. Italy offers some real gems to be experienced. For families travelling this summer, many have opted for a villa or holiday cottage over an apartment. The cost doesn’t have to be prohibitive but many come with their own pool and outdoor eating area and if you can fill the bed space then it can work out really good value for money. Villas normally start with sleeping for two – and can sleep up to eight (if not more) so for two families it is an affordable

option. Often with villas you will need a car because of their location but there are still plenty that are close to local amenities and public transport too. Popular destinations for villas are the Spanish Balearic and Canary Islands, the Greek Islands, Portugal, Italy and France. So if football isn’t your thing, immerse yourself in thoughts of where you would like to escape to once it’s all over and let me help you find something to look forward to. Writing a will can be very emotive and for most people it is a private affair. Your signature on your will has to be witnessed by two people who are not mentioned in your will but your witnesses do not have to read the contents of your will. They are simply signing to say that they saw you sign your will, that you were not under any pressure to sign it and that when you signed your will you knew what you were doing. It is advisable to let those who are appointed under your will, such as your Executors, Trustees and Guardians know that they have been appointed and at the same time check that they would be happy to assume those roles. Similarly, it is advisable to let your Beneficiaries know that they may receive a benefit under your will so that they can ensure once you have died, depending upon the size of your estate and the assets you hold, your Executors may need to apply for Probate. This is a legal process whereby the Court certifies that your Executors are legally entitled to administer your estate. At this point your original will is sent to the Probate Registry and once proven your will becomes a public document. Once your will becomes a public document anyone can obtain a copy and read it if they

so wish. There is a cost associated with obtaining a copy of your will and so unless you are a public figure or a celebrity it is unlikely that anyone other than your relatives would seek to obtain a copy. However when writing your will it is worth remembering that it’s contents may very well end up in the public domain. A small extension has been added to the ground floor of the Medicine Garden so that we can now provide an accessible therapy room for people with limited mobility. A grand opening will take place on Sunday 6th July 12noon – 5pm, herbal teas, fresh juices and Meldings will be available to try. Anyone interested in finding out more will be very welcome to call in for a chat and to sample some delicious seasonal refreshments.

The Medicine Garden is also home to ‘Meldings’- unique blends of plant and vibrational energy - which are designed by Sarah Atkinson and Jane Alexander.The Meldings have been created to support emotional wellbeing and are a little like Bach flower remedies. Our highly qualified therapists also run a selection of regular events and workshops including twice monthly meditation evenings and a monthly Reiki share. We host lots of workshops including Reiki training all levels up to Master Teacher, Crystal therapy workshops, introductions to herbs and herbal medicine as well as workshops which explore deeper aspects of spirituality and spiritual life.

During the spring and summer Sarah Atkinson leads a series of herb walks throughout the South Lakes and, with Jane Alexander, Melding walks, based in Foxfield: where the Meldings are grown and made.

Once a month we invite carers to come along for reduced price treatments on the last Thursday of the month and we also hold regular Open Days with taster sessions available for you to try – herbal teas are always available throughout the day – so keep an eye on the What’s on page in the pinfold for future dates!
