The Manager's Message

Dear Homeowners,

any questions, please contact Brittany Hawkins at bhawkins@cmacommunities.com.

With fall approaching rapidly, we are hopefully getting closer to cooler day/night temperatures. With the change of season, I would like to give a little guidance on landscape items that will need to be implemented in the near future. • Warm season turf will need a fall pre-emergent to help prevent winter weeds. • Seasonal color beds will need to be changed out to fall/winter appropriate plants with seasonal color. • Leaf removal of fallen leaves. • Installation of new mulch to help plants and trees retain moisture and warmth for the fall/winter months. If you are planning any fall projects, be sure to submit an application with the needed supporting documentation and review fee to the Design Review Committee prior to the start of work. If you have 4

The fencing along Lake Crossing and Blackjack Rd has been repaired and repainted. The Parkway trees along Lake Crossing and Lake Sterling Blvd will be limbed up in September. Thank you for your cooperation and patience navigating through COVID19 and the pools operations. The last day the pools will be open is on Sunday, September 27th. Keep a look out for a pool survey in the upcoming months! If you have any questions, please email me at tquinn@cmacommunities.com. Regards,

Tammy Quinn,

Community Manager for Sterling on the Lake

Tennis Committee New Residents – Please be aware that the Sterling on the Lake Community Association has an exclusive contract with Gwinnett Tennis to provide individual and team coaching for residents. Residents may not employ an outside coach to provide private coaching on the Sterling on the Lake tennis courts at any time. This includes coaching for both adults and juniors. If you are interested in receiving tennis lessons in SOTL, please contact Chase Hodges at chase@gwinnetttennis.com (for adults) or Hannah Keeling at hannah@ gwinnetttennis.com (for juniors). A complete list of rules for use of the tennis courts, as well as information about all current SOTL tennis programming and events, can be found on the Tennis page on the Sterling-Life website.

Transition Committee The transition committee is focused on working with Newland, our Board, HAC and all SOTL Committees. The Transition Team has met and is focused on a smooth transition from a developer HOA to owner HOA. Here are a few of the items we have been working on. a. Review and collection of all necessary documentation which we would need to have access to post turnover such as property and building plans, permits, deeds, comprehensive financial records, tax records and audits. The list of documents being collected is long, and the committee has the responsibility of having each of these reviewed to be sure they meet our ongoing needs. b. Review and collection of all contracts in force between the HOA and external vendors and service providers such as landscaping and pool maintenance to ensure this is comprehensive and that there are no surprises at turnover. Most September/October

contracts cannot be changed until after turnover, but our review will help us be ready for that after the turnover date. c. Review and collection of all our governance documents – the rules and regulations under which we all live and which each of us signed at the closing process for our homes. We are working with legal advisors and Committees to advise on potential changes before and after the turnover. d. Review and maintenance of the punch list of items we believe requires correction by Newland prior to/and after turnover. The Transition Committee is working with Newland, the Board and Management, to prioritize these issues. Joe Langford Chair, Transition Committee

Community News

Lakes and Trails Committee Your Lakes and Trails Committee has been working hard this year to maintain our lakes and trails for everyone to enjoy. We recently had overgrowth removed from around the lakes, repaved the trail behind the clubhouse, planted new trees on the island, rounded up geese for relocation, added fertilization to the lake water to improve lake health, had the pavilion picnic tables repainted (thanks to the ROMEOS), posted trail name signs, and added a new webpage for Lakes and Trails to the www.sterling-life.com website. We also created a SOTL Trail Guide that’s available and downloadable from www.sterling-life.com. You may have noticed some geese are back in the lakes since we removed the 53 geese last month. The geese you see now are migratory geese who spotted some nice lakes in a beautiful community and decided to stop in for rest and refreshment. Our resident geese were banded and relocated to the Clark Hill Wildlife Management Area by USDA wildlife management. Some of those geese also

had their wings clipped so they can fly to evade predators but can't fly home to SOTL. Our lakes will always attract waterfowl, and while some will just stop in for a visit, some may decide to move here permanently. We'll keep an eye on the population, so we don't get in the situation we've had for the past few years where the geese didn't migrate, were a nuisance, and caused damage to plants and grass. Committee volunteers most recently invested their time and sweat equity into re-tasking the old benches that were replaced at the tennis courts. This adds a much-needed amenity to the trail system with little to no cost to the community. Our volunteers cleaned and repainted eight of those benches, and you may have seen committee volunteers on the trails the past couple of weeks installing the benches along the trails. Oliver McClellan Chair, Lakes and Trails Committee

Modification Committee

Modification Requests Does your home need some work? Not sure if your project needs approval?

Most projects that are performed to a home or lot require prior approval from the Association. Please plan accordingly for all projects, including holiday and birthday gifts. Failure to receive prior approval may result in unauthorized modification fines. Projects that require approval include painting the home new colors, roof replacement, deck modifications, landscaping, playground equipment, etc. The Design Review process is outlined below. 1. DRC meetings to review applications are scheduled every 2 weeks. Contact the HOA office to confirm when the next meeting will be held. 8

All documentation (2 copies) must be submitted the Friday before the meeting date. 2. Modification Application – can be found under the documents tab on www.sterling-life.com 3. Supporting Documentation – ensure all required documentation, including but not limited to, paint samples, roof shingles, plat/survey site, materials lists, renderings, etc., are included with your application. Failure to provide the required documentation may result in delays in the processing time. 4. Review Fee – there is a $75.00 review fee for most projects. Please confirm with the checklist if there are additional fees required. All fees must be paid prior to starting the review process. Fees are payable via check or money order. If you have any questions, please contact Brittany Hawkins at bhawkins@cmacommunities.com.

Landscaping Committee

Introducing the SOTL Landscaping Committee Hi SOTL neighbors! The Landscaping Committee is newly formed committee that is focused exclusively on landscaping in our neighborhood’s common areas. Surprisingly, SOTL has never had a Landscaping Committee before. We held our inaugural meeting on June 8 and seven residents were appointed with voting rights: 1. Tracy Clement - Chair 2. Kay MacMillan - Secretary 3. Shelley Cyphers 4. Janet Jemo 5. George Varzaly 6. Gary Nix 7. Stan Bogdan We meet once each month and have met only twice thus far. Because it’s a new committee, we are still focused on setting up the administrative and foundational elements that will allow us to serve our community. This includes: • Creating landscaping standards: what hardscape, plants and planting styles communicate who and what Sterling is? How do we create a unified plan for the areas that need some love? We believe this is a necessary first step if we are to ensure that we are 1) fixing issues and 2) being intentional with a larger purpose. • Defining and documenting what is in our purview and what is not • Documenting areas that need attention • Creating a process for soliciting and responding to resident’s concerns • Addressing the landscaping needs at SOTL’s main entrance that will result from the roadway construction Obviously, we are still trying to get on our feet with this, so your patience is greatly appreciated! Look for monthly updates to be posted here and online. If you have questions or concerns about the landscaping of common areas in SOTL, please feel free to reach out to us via email: landscape@sterling-life.com. Best Regards from the Landscaping Committee 10

Recycling Event

Huge shout out to all the Sterling on the Lake residents that participated in the recycling event this year! We had the largest turn out to date! New Life Technology Group took in almost 10,000 pounds of e-waste that now won’t be hitting the landfills. They also took in dozens of laptops to support our Computers to Kids program! Atlanta Paint Disposal collected over 555 gallons of paint! Document Destruction Services shredded a truck and a half of paper! Hall County Animal Shelter collected THREE carloads of supplies including towels, toys, sheets, blankets, food, and treats! AMVETS collected two truckloads of supplies for the American Veterans. Sterling on the Lake would not have been able to put on this event with Boy Scouts Troop #130. If you donated during the event, then you know how hard the boy scouts were working to make sure residents could stay in their cars as the young men unloaded them. THANK YOU FOR YOUR SERVICE TROOP #130!

Cub Scouts

Be a part of Scouting! Your kids will have a blast while learning valuable life skills based on citizenship and community service, science, sports, first aid, hiking, nature, and much more! Toss some shrimp on the grill!

Cooking meals over an open flame imparts a unique flavor to various foods, and shrimp is no exception. Grilled seafood can be a perfect light alternative to grilled meats, which can be filling, something many people prefer to avoid when the weather is especially warm. The following recipe for “Grilled Garlic Shrimp with a Fresh Heirloom Tomato Sauce” from Laurey Masterton’s “The Fresh Honey Cookbook” (Storey Publishing) provides a less filling but delicious alternative to more traditional backyard barbecue fare. Grilled Garlic Shrimp with a Fresh Heirloom Tomato Sauce Makes 6 servings For the marinated shrimp 1/2

cup extra-virgin olive oil

1/4

cup red wine vinegar

2

garlic cloves, minced

36

large shrimp, peeled and deveined

12

6-inch wooden skewers

For the tomato sauce 3

pounds assorted large heirloom tomatoes

1

small sweet onion, minced

1

garlic clove, minced

1/2

teaspoon sea salt

1/4

teaspoon freshly ground black pepper

1

tablespoon honey, preferably sourwood honey

1/4

cup fresh basil leaves, cut into thin strips (chiffonade

is the formal name for this cut), plus more for garnish

Sea salt & freshly ground black pepper

Directions 1. To marinate the shrimp, combine the olive oil, red wine vinegar and garlic in a large bowl. Stir to combine. Add the shrimp and allow to sit, covered, for 1 hour. Stir occasionally. 28

2. Prepare a medium fire in a charcoal or gas grill. Soak the skewers in water for at least 30 minutes to prevent them from burning. 3. To make the tomato sauce, bring a medium pot of water to a boil. Place one or two tomatoes at a time into the boiling water. Watch them and, as you see the skin split, remove with a slotted spoon and place in a bowl of cool water. At this point, it will be very easy to slip off the skins. 4. Cut the peeled tomatoes into a small dice. Put the cut tomatoes into a large bowl. Add the onion, garlic, salt, pepper, and honey. Stir gently to combine. 5. Skewer the shrimp, 3 per skewer. Grill the skewered shrimp for 1 to 2 minutes on each side, until they are pink. Sprinkle lightly with sea salt and a couple grinds of fresh pepper. 6. Just before serving, add the basil leaves to the tomato sauce. Taste and add more salt if necessary. 7. Ladle the tomato sauce onto a serving platter and arrange the skewers on top of the sauce. Garnish with more basil leaves and enjoy!
