Dylan Kruger Delta City Councillor

A second term councillor with the City of Delta, Dylan Kruger is quickly becoming a dynamic thought leader on municipal issues across Metro Vancouver. A regular guest on local talk shows, Kruger’s fresh, youthful perspective on issues such as the housing crisis are helping him to stand apart as a bright light in the dogfight that is local politics.

“I’m fighting to bring them back, and to make Delta an attractive and fun place to raise a family,” says Kruger. It’s this “family first” approach that resulted in Delta Council approving free youth and seniors passes to recreation facilities city-wide. Outspoken on the need to increase housing options, Kruger is passion-

Born and raised in Delta, Kruger is now raising his one-year-old daughter in the same community he grew up in. His Twitter biography says that he is “fighting to keep young families in our community.” When asked about this, Kruger references the many friends and acquaintances that have been forced to leave Delta due to lack of available housing options.

ate about revitalizing Delta’s downtown areas, including Scott Road, Ladner Village, and Tsawwassen Town Centre. He has voted in favour of adding more housing choices, while also recognizing the need to upgrade Delta’s aging parks and recreation infrastructure. In 2020, he authored a motion to expand local restaurant patios onto municipal sidewalks and parking lots, which was unanimously supported by council. He has championed making the community more vibrant through the development of pop-up parks, community art projects, as well as music concerts in local parks. As a member of Mayor George Harvie’s Achieving for Delta team of councillors,

Kruger has also consistently voted to keep Delta’s taxes among the lowest in the Metro Vancouver region. “At a time when affordability is a key concern for people, it’s vital that local governments lead the way in keeping costs low while providing needed core services for our residents,” said Kruger. “I believe strongly in Mayor Harvie’s fiscally responsible vision for our city.” Kruger also says he is proud of the Delta Police and Delta Fire Departments. He supports Delta’s “no call too small” approach, which makes his city among the safest and most desirable places to live in British Columbia.

As a result of his work on Council and as a community advocate, Kruger was named one of the Top 20 Young Leaders of Delta by the Delta Optimist in 2022. He was also named as one of the Peak’s Emerging Leaders of 2022 in the category of Politics and Government. “As a new parent, I’m not just fo-

cused on the next four-year term, but on the next forty years of community planning in Delta. I’m thinking of the city my daughter will grow up in, and hopefully one she will start a family in one day. To build that city, we need to be forward-thinking in our approach,” said Kruger. There’s no question the future is bright in Delta, both for local residents and for Mr. Kruger.

Decoding Canadian Mortgage

Closing Costs

Appraisal Fees: Some lenders may require an appraisal to determine the property's market value, ensuring it aligns with the purchase price and loan amount.

Buying a home is an exciting milestone, whether you're a first-time buyer or a seasoned homeowner. As you embark on your journey to secure a Canadian mortgage, it's essential to be well-informed about all the associated expenses, especially closing costs. Closing costs are the fees and charges that homebuyers must pay to complete the purchase of a property and finalize their mortgage. These expenses are typically paid on the closing date when the property title officially transfers from the seller to the buyer. Therefore, it's crucial to budget for these costs in addition to your down payment and other expenses. Land Transfer Tax: This provincial tax is one of the most significant closing costs and is based on the property's purchase price. Some provinces offer rebates for first-time homebuyers, so it's essential to research the specific rules in your area.

Home Inspection Costs: While not typically a closing cost, a home inspection is an essential expense to consider. A qualified inspector will assess the property's condition and identify any potential issues. Mortgage Insurance: If your down payment is less than 20% of the property's value, you may be required to pay for mortgage default insurance through the Canada Mortgage and Housing Corporation (CMHC) or a private insurer. Property Insurance: Homebuyers must secure property insurance to protect against potential damages and liabilities. Aman Duggal, DUGGAL MORTGAGES, Surrey, BC

Legal Fees and Disbursements: Hiring a real estate lawyer or notary is essential to handle the legal aspects of the property transfer. Legal fees can include reviewing the purchase agreement, conducting title searches, and ensuring all necessary documentation is in order. Title Insurance: Title insurance protects the buyer and the lender from any unforeseen title defects or ownership disputes that may arise after the purchase.

ESSENTIAL TIPS FOR HOME INSURANCE

Your home is more than just a place to hang your hat; it’s where your heart resides. Safeguarding it should be a top priority. Home insurance isn’t just a policy; it’s your peace of mind. Here are some valuable tips to help you navigate the world of home insurance. 1. Assess Your Home’s Value: Before diving into home insurance options, take a moment to assess the value of your home. This includes not only the structure itself but also your belongings inside. Understanding the worth of your assets will help you determine the coverage you need. 2. Choose the Right Coverage: Home insurance comes in different forms, such as dwelling coverage, personal property coverage, liability coverage, and more. Tailor your policy to match your specific needs. For instance, if you live in an area prone to natural disasters, consider adding flood or earthquake insurance. 3. Document Your Belongings: Create an inventory of your possessions. This can be a lifesaver in the event of a claim. Use photos, videos, or a detailed list to document your valuable items and their estimated value. Keep this record in a safe

Knowing the exclusions will help you make informed decisions about additional coverage, such as jewelry or art insurance if needed.

place, preferably digitally, for easy access. 4. Understand Deductibles: Your deductible is the amount you must pay out of pocket before your insurance coverage kicks in. Higher deductibles often result in lower premiums, but make sure you can comfortably afford the deductible should the need arise. 5. Review and Update Your Policy Annually: Life changes, and so do your insurance needs. Make it a habit to review your policy annually and adjust it as necessary. If you’ve made significant home improvements or acquired valuable assets, update your coverage accordingly. 6. Bundle Your Insurance: Consider bundling your home insurance with other policies like auto or umbrella insurance. Insurance companies often offer discounts for bundling, which can help you save on premiums. 7. Shop Around for Quotes: Don’t settle for the first quote you receive. Shop around and compare rates from different insurance providers. This can potentially save you 24

know if your family lawyer is good. Does a friend or family member recommend the lawyer? Are online reviews from past clients favourable? Is the lawyer respected in the legal community? Hear what others have to say about the lawyer, and trust your instincts.

What makes for a good family lawyer? There is so much at stake when your relationship breaks down. Parenting, child support, spousal support, division of property and debt, and family violence are just some of the issues that can arise. When you are in the midst of a separation or divorce, it is difficult to know what steps to take. A good family lawyer will guide you through the process, protecting you and your legal rights and helping you achieve a fair resolution. What does a family law lawyer do? What your family lawyer does for you depends on your unique needs and the family law issues you are facing. That being said, all good family law lawyers will do these things: • Listen to your situation • Explain your rights and how the law applies • Help you understand all available options • Advise you on the best strategy to resolve your family law problems. So, for example, your family lawyer can help you by negotiating a separation agreement to resolve your family law issues. Your lawyer can also help you explore alternative options such as mediation or collaborative divorce to reach an agreement. If it is not possible to resolve your family law issues out-of-court, your family lawyer will present your best case in

a family court action so that a judge can make a decision. What qualities should your family law lawyer have? A good family lawyer knows the law and has the courtroom experience to back it up. Beyond knowledge of the law and litigation experience, your family lawyer should be compassionate, friendly, and available to take your calls and emails. Communication between you and your lawyer is of vital importance in family law matters. For that reason, it is highly recommended that you have a meeting or phone call with prospective lawyers before deciding which lawyer to hire. Some family law firms may offer a free initial consultation for this purpose. Family law deals with sensitive and important personal matters. Your family lawyer should be forthright with you about the strengths of your case as well as any potential risks. After the initial consult, consider whether you felt comfortable sharing information with the lawyer. Consider whether the lawyer was patient, listened to you when you explained your concerns, and took the time to explain the law and your options. How do you know if your family law lawyer is good? Your subjective impression of the lawyer is extremely important. But there are also objective ways to 26

CELEBRATE THE SPIRITUAL BEING IN YOURSELF

Let light of Diwali shine! Diwali, also known as Deepavali, with its origin in Sanatan Dharma philosophy and history is a cherished festival celebrated by millions of people now across the world. It is one festival that has multiple layers and many stories behind its origins, the most famous is the story of Lord Ram and his victory over Ravana, King of Lanka. Apart from the religious reasons, Diwali has a beautiful spiritual side too. The profound words of The Upanishads, “Tamassoma Jyotirgamaya,” which mean “From darkness, lead us into light” are one of the core principles of Diwali. These days we often talk about with friends and peers about the worries of the world, the difficulties of our times; this Diwali, lets talk about how each one of us can be the light and create peace, harmony and warmth around us and radiate it to extended community.

lit room fills us with happiness and optimism, while a dark room instills fear and sadness. This principle extends beyond the physical realm to our inner selves. The spiritual essence of Diwali is guiding humans to illuminate their inner self first, to be the light in the life of others. To celebrate Diwali in its true sense we must first embark on an inner journey to self-discovery and self-improvement. You can take this journey under the guidance of a Guru or a life Coach who can help you identify your strengths and weaknesses and build a plan to enhance your mental and emotional

Tim LaHay is the co-founder and managing director of The Barley Merchant Taproom & Kitchen in Langley, BC. Prior to opening his first restaurant as an owner in July of 2021, he spent over 30 years working in the restaurant industry at places like McDonalds, The Keg, Sammy J’s and Redwoods Golf Course all in leadership roles. It was at these places that he developed his true

In the years to come, he developed an online persona as The Craft Beer Tourist where he built a large audience on social media documenting his hiking on beautiful trails around BC with a local craft beer in hand. He became an advocate for drinking local and used his platform to elevate awareness of the independently owned and operated breweries that were popping up all over the province. It was during this time that he truly fell in love with the culture and community that surrounded the growth of the BC craft beer revolution that was taking place. It was this love that brought both his experience in the hospitality industry and his passion for supporting (and drinking) local that gave birth to the idea of opening a restaurant that showcased everything BC has to offer. At The Barley Merchant, everything behind the bar is made in BC by independently owned and operated businesses. In the heart of the restaurant is a beautifully rustic, custom 50 tap draft tower. It serves up 34 constantly rotating craft beer options in every style imaginable. It also pours 8 different kinds of local craft cider and 8 BC wines. Beyond the draft tower, they also have a full, elevated cocktail program that uses BC spirits exclusively and an extensive line up

Exploring theAncient Wisdom of Ayurveda A Holistic Approach to Health and Well-being

In a fast-paced world dominated by modern medicine and cutting-edge technology, there’s a growing interest in alternative approaches to health and wellness. One such approach that has gained recognition in recent years is Ayurveda, an ancient system of medicine that originated in India over 5,000 years ago. Ayurveda, often referred to as the “science of life,” is a holistic system that focuses on achieving balance and harmony in the body, mind, and spirit. Here, we will delve into the principles and practices of Ayurveda, exploring its philosophy and its potential to contribute to a more balanced and healthy life. Understanding Ayurveda Ayurveda, which means “the science of life” in Sanskrit, is a comprehensive system of healthcare that encompasses a wide range of practices aimed at promoting overall well-being. The core principles of Ayurveda revolve around the idea that each individual is unique and that there is no one-size-fits-all approach to health. Instead, it recognizes three

primary doshas, or constitutions, that determine an individual’s physical, mental, and emotional characteristics. These doshas are Vata (air and ether), Pitta (fire and water), and Kapha (earth and water). Balance and Harmony The central concept of Ayurveda is achieving and maintaining balance and harmony within the body and mind. When the doshas are in equilibrium, an individual experiences good health, while an imbalance leads to various health issues. Ayurvedic practitioners focus on identifying an individual’s dominant dosha and creating a customized wellness plan to restore balance. This may include dietary changes, herbal remedies, lifestyle adjustments, and various therapies. Ayurvedic Diet Diet plays a crucial role in Ayurveda, as it is believed to be a primary source of the doshas. The type of food one consumes can either exacerbate or pacify the doshic imbalances. The Ayurvedic diet emphasizes whole, seasonal, and organic foods. 36

It categorizes foods into six tastes: sweet, sour, salty, bitter, pungent, and astringent. To achieve balance, an individual is encouraged to eat foods that complement their dominant dosha while avoiding foods that aggravate it. Herbal Medicine Ayurveda relies heavily on herbal medicine to address various health concerns. Ayurvedic practitioners have an extensive knowledge of herbs and their therapeutic properties. Herbs are used to create remedies that support the body in its journey towards balance. Common Ayurvedic herbs include ashwagandha, turmeric, holy basil, and triphala, among others. These herbs are used to treat a wide range of conditions, from digestive disorders to stress and anxiety. Mind-Body Connection Ayurveda places a strong emphasis on the connection between the mind and the body. Emotional and mental well-being is considered equally important as physical health. Ayurvedic practices such as meditation,

The Times of Canada | November 2023 Edition

yoga, and pranayama (breath control) are used to calm the mind and promote emotional balance. These practices are believed to help individuals connect with their inner selves and reduce stress, which is often considered a root cause of many health issues. Holistic Healing In Ayurveda, the approach to healing is truly holistic. It recognizes that health is not just the absence of disease but a state of complete well-being that encompasses the physical, mental, and spiritual aspects of life. By taking a holistic approach to health, Ayurveda empowers individuals to take charge of their well-being and make conscious choices that align with their unique constitution. While Ayurveda is not a replacement for modern medical treatments, it can complement them and provide a valuable framework for maintaining and improving overall health. As with any healthcare system, it is advisable to consult with a qualified Ayurvedic practitioner for personalized guidance. Whether you are looking to improve your physical health, enhance your mental well-being, or seek spiritual growth, Ayurveda offers a wealth of wisdom and practices to explore on your journey to a more balanced and fulfilling life.

Creating an Eco-Friendly Haven: The Path to an Energy-Efficient Home In an era where environmental concerns and rising energy costs are becoming increasingly important, creating an energy-efficient home is not only a smart choice but also a responsible one. An energy-efficient home not only helps you save money but also reduces your environmental footprint. Here, we’ll explore the key steps and strategies to transform your house into an eco-friendly haven, promoting both sustainability and comfort.

can significantly reduce heat loss during the winter and keep your home cooler in the summer. Look for windows with a low U-factor and solar heat gain coefficient (SHGC).

2. Upgrade Your Lighting: Consider replacing traditional incandescent bulbs with energy-efficient LED or CFL bulbs. These bulbs use less energy and have a longer lifespan. Installing dimmer switches can also help reduce energy consumption.

7. Water Efficiency: Install low-flow showerheads, faucets, and toilets to reduce water usage. Fix any water leaks promptly to prevent unnecessary waste.

Understanding Energy Efficiency Energy efficiency is the practice of using less energy to achieve the same or better results. In the context of a home, this means consuming less energy while maintaining or even improving comfort and functionality.

3. Efficient Appliances: When replacing or upgrading appliances, look for the ENERGY STAR label. ENERGY STAR appliances meet strict energy efficiency criteria and can save you money on your utility bills over time.

Here’s how you can make your home more energy-efficient: 1. Seal the Leaks: Before diving into costly energy-saving upgrades, start with a comprehensive energy audit. Inspect your home for drafts and air

8. Proper Ventilation: Ensure your home has good ventilation to maintain indoor air quality. A well-ventilated home is both healthier and more energy-efficient.

4. Smart Thermostats: Install a programmable or smart thermostat to regulate your home’s temperature efficiently. These devices allow you to create schedules and adjust settings remotely, optimizing energy use. 5. Landscaping: Planting trees and shrubs strategically around your home can provide shade in the summer and act as windbreaks in the winter, reducing the need for heating and cooling. 6. Energy-Efficient Windows: Energy-efficient windows with proper insulation 40

9. Solar Power: If feasible, invest in solar panels for your home. Solar energy can provide clean, renewable power, reduce electricity bills, and even allow you to sell excess energy back to the grid. 10. Energy Audits: Periodically conduct energy audits to identify and address any new energy inefficiencies that may have developed over time.

home upgrades, making it more affordable to implement these changes.

Benefits of an Energy-Efficient Home 1. Cost Savings: An energy-efficient home typically enjoys lower utility bills, saving you money over time. 2. Reduced Environmental Impact: Using less energy decreases your carbon footprint, helping combat climate change.

3. Improved Comfort: A well-insulated and well-ventilated home is more comfortable year-round. 4. Increased Property Value: Energy-efficient features can enhance the resale value of your home, as more buyers seek sustainable options. 5. Government Incentives: Many governments offer incentives, tax credits, or rebates for energy-efficient

Transforming your home into an energy-efficient haven is a win-win. You save money, reduce your impact on the environment, and enjoy increased comfort and property value. Whether you start with small changes like upgrading your light bulbs or invest in more significant upgrades like solar panels, every step toward energy efficiency counts. So, take the initiative today to make your home an eco-friendly space that benefits both you and the planet.

Navigating the Skies: Mastering the Art of Long-Haul Flights Long-haul flights, those journeys that take you across continents and time zones, are a marvel of modern transportation. Yet, for all the wonders of jet-setting across the globe, they can also be physically and mentally demanding. To make your long-haul flight experience more comfortable and enjoyable, we’ve compiled a guide filled with tips and insights to help you master the art of long-haul travel.

In-Flight Essentials: Pack a travel pillow, eye mask, earplugs, noise-canceling headphones, and a cozy blanket to make your flight more comfortable. Snacks and Hydration: Bring your favorite snacks and an empty reusable water bottle to stay hydrated. Long flights can be dehydrating.

Choosing the Right Flight Selecting the right flight is crucial for a pleasant long-haul journey. Here are some considerations:

Entertainment: Load your devices with movies, TV shows, books, and games to keep yourself entertained. Airlines often provide in-flight entertainment, but having your options is a good backup.

Direct vs. Connecting: Direct flights are often preferred, as they reduce travel time and potential stress associated with layovers. However, connecting flights might offer more affordable options.

Staying Hydrated The dry cabin air can be dehydrating. To counter this, drink plenty of water before, during, and after your flight. Avoid excessive caffeine and alcohol, as they can further dehydrate you.

Airlines and Seat Selection: Research airlines for comfort, in-flight entertainment, and seat quality. Consider upgrading to premium economy or business class for added comfort and amenities.

Coping with Jet Lag Crossing multiple time zones can lead to jet lag. Consider these strategies to minimize its impact:

Packing Essentials Packing strategically is essential for long-haul flights:

Set Your Watch: As soon as you board, set your watch or devices to the time zone of your destination. This can help you mentally adjust and reduce jet lag.

Comfortable Clothing: Opt for loose-fitting, breathable clothing in layers. Don’t forget to bring warm socks or slippers.

Adjust Your Sleep: If your flight crosses time zones significantly, try to adjust your sleep schedule in the days leading up to your journey. 62

In-Flight Comfort To stay comfortable during the flight: Walk and Stretch: Get up, walk around, and stretch your legs at least once every few hours to prevent stiffness and promote blood circulation. Dress in Layers: Cabin temperatures can fluctuate, so dressing in layers allows you to adapt to your comfort needs. Choose Your Seat Wisely: Select your seat based on your preferences. Window seats are great for resting your head, while aisle seats offer more mobility. Healthy Eating On long flights, avoid heavy, rich meals. Choose lighter, easily digestible options to prevent feeling bloated. Respect Fellow Passengers Maintain good in-flight etiquette: Use headphones when listening to music or watching videos. Avoid loud conversations or speaking on the phone. Be considerate of personal space and seating arrangements. Bon voyage!

Existence

is celebrating Diwali every day

“A religious person will be festive each moment. His every breath is an expression of gratitude and benediction.” …Witnessing is the path to beauty. No withholding of fuel, because in the fuel is life. No decrease of energy, it must be increased – because energy is bliss, and God is just a name for the supreme energy. You cannot attain to it through de-energizing yourself. You can only experience God when your energy is growing to such abundance that it floods all your boundaries and barriers. You can attain it only when your energy is overflowing, flooding all the banks. How can a dry river reach the ocean? As the water becomes exhausted, puddles will appear obstructed by heaps of sand; everything will go dry. And if the river flows any further at all it will be only to form a few more such puddles – if you withhold the fuel. Enhance the energy of life! Let life-energy reach to its ocean – and at that point, there is no end to it, because the energy of life is infinite. With life-energy, excess is impossible. You cannot have too much energy, because no matter how much

you have, you will discover that there is still more. The river that is bound for the ocean has to have abundant water and abundant joy. A flowing force is needed so that it does not end in puddles but can maintain the flowing journey across all boundaries, immersing all that obstructs… and such a river one day will finally reach to the ocean. If you are to reach the ocean, you will have to become the ocean to a certain extent, because only like can meet like. If God is infinite energy, then de-energized you cannot meet Him. If He is vast, and you are depleted you cannot meet Him. So at least to some extent become like Him. If He is life, how can you journey to Him as a corpse? Look around! He is dancing. Flowers are blossoming in Him, melodies are pouring from Him, and all-around life is full of exultation. We have a few festive days. Once a year we observe Holi, the festival of colours, painting ourselves and each other with bright colors. Once a year we celebrate Diwali, the festival 64

of lights, and light many lamps in the darkness. But our life is dry and dull; and it is just because this is so that man has had to create festivals. The birds, the beasts, the plants, the rivers, the waterfalls – they have neither Holi nor Diwali. It is because man is sick that he is satisfied with just one Diwali. One Diwali is just a consolation. So, on that day the new clothes, the firecrackers, the lighted lamps – and then we return to the same gloominess, the same prison, the same misery, the same anxiety. When Holi comes, and we sing and dance, breaking all bounds and throwing off our normal codes of conduct. On that day we throw all our morality, rules and etiquette to the winds; for one day our river flows, breaking all disciplines. But do you think that a river that flows for one day of the year is going to reach the ocean? And even this one day is only an apology for the real flowing; it is just a mockery of our real selves! Look at nature: there is Existence enjoying Holi every day, and celebrating Diwali daily. In nature the colors flow afresh every day, new flowers

The Times of Canada | November 2023 Edition

open each morning. Even before the old leaves fall, the new buds are bursting out and the new shoots are springing up. The festival does not stop even for a moment – it is nonstop, every moment is Diwali. Such will be the life of a religious person. He will be festive each moment – he is grateful that he is. His every breath is an expression of gratitude and benediction. And this is a byproduct of witnessing. In witnessing there is to be no frugality with the fuel; you are not to be de-energized. And neither is the lid to be weighted down – you are not to be turned insane either. It is not intended that you should explode into madness, be broken into chaotic pieces. Witnessing means seeing from a distance whatever is happening. This burning fuel is very beautiful; these rising flames have a magnificence, and this life, which is manifesting itself like a fire, has a

deep attractiveness. These songs of boiling water – the humming, the bubbles, the foam, the rising steam – it is all so beautiful! All this is accepted. Remove the lid, let the steam. Let the fire burn and the steam fly free and you see all this from a distance, and an extraordinary truth reveals itself: that you are watching all this happen in the body. This fuel, this water, this steam, all are happening in the body. You are surrounded by it, but you are beyond it. The day you begin to see that you are beyond all that which is surrounding you each moment, you have transcended. From that day on you will no longer be disturbed by anger, you will not be troubled by sex. From that day, even if you enter into sex you will be standing at a distance, and now you will know that you are flowing with the supreme

65

energy of existence. If existence wills that you should enter into sex, okay! Let it be done! And even if you are angry, after this day has come, then anger will be a playing, a game, an act. If it is necessary, you will allow it; but not for a single moment will you be identified with it. You and the passion will remain separate. To be in the world, but not of the world; to be in the body, but to not belong to the body; to pass through the river, but without getting wet – this is the essence of witnessing. TRUCKING & SAFETY CONSULTANT Trucking is a business like any other business, but it demands a lot more work. Hiring the drivers, buying insurance for the trucks and cargo, looking for the loads to dispatch the trucks, creating and sending invoices to the customers, paying salary to the employees etc. is a small example of the work that the owners of the trucking company do. This does not seem like a lot of work, but do you know what else is required in the trucking business? Safety and Compliance. Safety and Compliance is very important in the trucking business. We often hear that someone needs a safety consultant for his trucking company. What these safety consultants do is beyond the outreach of an employer. Today we are going to talk about the role of the Safety Consultant in the Trucking Industry. The main job of a good safety consultant is to keep the trucking company in compliance with the regulations of the Ministry of Transportation

and National Safety Code. It is the responsibility of the safety consultant to monitor the driver logs regularly to make sure that the commercial motor vehicle drivers are following the hours-of-service regulations. They also make sure that they have all the records of each truck, trailer, and driver in their respective files. If a record needs to be updated then they make sure that they update the files with new records like updated driver licence, updated passport, updated abstract and many more records which are required by the National Safety Code. The safety consultants also help the employer with filing the fuel tax to the Minister of Finance. Not only the fuel tax, they also file Oregon miles, New York miles, Kentucky, and New Mexico miles as well. Not filing the fuel tax and all these miles affect the business as the company gets fine from the respective state and the state governments can stop the trucks from crossing the state lines. 68

The responsibilities of the safety consultant do not finish here. They also help the employers in obtaining new Canadian and US authorities to start their business. They also help in obtaining and renewing all the Canadian and US permits that a trucking company needs to run its trucks. It will not be exaggerated if I say that a Safety Consultant is the backbone of a trucking company.

Step-by-Step Guide For

First Time Home Buyers

Buying your first home can be a daunting task, but it’s also an exciting one. By following these steps, you can increase your chances of success in the competitive Vancouver and Fraser Valley real estate markets:

1. Get pre-approved for a mortgage. This will give you a good understanding of how much you can afford to borrow and what your monthly mortgage payments will be. It will also make you a more attractive buyer to sellers. 2. Work with a realtor. A good realtor can help you navigate the real estate market, find homes that meet your needs, and negotiate the best possible price. They can also help you with the paperwork and other logistics involved in buying a home. 3. Start your home search. Once you’re pre-approved for a mortgage

and have a realtor on your side, you can start looking for homes. Be sure to consider your needs and budget when making your decision.

4. Make an offer. Once you’ve found a home that you love, you’ll need to make an offer. Your realtor can help you determine a fair price and negotiate with the seller on your behalf. 5. Get a home inspection. Once your offer is accepted, you’ll need to get a home inspection. This is an important step to ensure that the home is in good condition and that there are no major repairs that need to be made. 6. Close on the home. Once the home inspection is complete and you’re satisfied with the results, you can close on the home. This is when you’ll sign the final paperwork and transfer the ownership of the home from the seller to you.

Government Schemes for FirstTime Homebuyers The Canadian government offers several schemes to help first-time homebuyers purchase a home. These schemes can help you save for a down payment, reduce your monthly mortgage payments, and qualify for a mortgage with a lower credit score. Here are some of the government schemes available to first-time homebuyers in Canada: • First-Time Home Buyer Incentive (FTHBI): The FTHBI allows first-time homebuyers to borrow up to 10% of the purchase price of their home from the government. This money can be used as a down payment or to reduce the monthly mortgage payments. • Home Buyers' Plan (HBP): The

78

HBP allows you to withdraw up to $35,000 from your Registered Retirement Savings Plan (RRSP) to use as a down payment on your first home. You must repay the money to your RRSP within 15 years.

and budget. A realtor has access to a wide range of homes, including unlisted and pre-listed homes. This means that you’ll have more options to choose from when you’re looking for a new home.

• Canada Mortgage and Housing Corporation (CMHC) First-Time Home Buyer Loan: The CMHC FirstTime Home Buyer Loan allows you to borrow up to 5% of the purchase price of your home from the CMHC. This money can be used as a down payment, but you will need to have a minimum down payment of 5%.

• Negotiate the best possible price on your new home. A realtor is skilled in negotiating and can help you get the best possible price on your new home.

Why It’s Important to Work with a Realtor Working with a realtor is an asset when buying your first home. A good realtor can help you with the following: • Find homes that meet your needs

competitive real estate market. It’s vital to make sure that the realtor is licensed, experienced and has a successful track record. Once you’ve found a good realtor, be sure to communicate your needs and budget clearly. The more information the realtor has, the better equipped they will be to help you find the perfect home.

• Navigate the home buying process. Buying a home can be a complex process, but a realtor can guide you through each step. They will help you understand your options, make informed decisions, and avoid costly mistakes. If you’re serious about buying a home in the Vancouver or Fraser Valley regions, it’s important to work with a good realtor. A good realtor can give you a significant advantage in the

A Vibrant Showcase of Heritage and Conservation In a mesmerizing fusion of tradition and celebration, the South Canara Association of Vancouver (SCAV) transported the heart of coastal Karnataka, India, to the Bell Performing Arts Centre in Surrey on September 2nd, 2023. The performance was of Pili Vesha, the Tiger Dance, a captivating display that transcended borders and united communities.

ment. This dance embodies a profound commitment to preserving and promoting a cherished traditional art form. It unites the Karnataka community in Vancouver, filling them with pride as they carry forward the hopes of their ancestors.

Originating in the picturesque coastal towns of Mangalore and Udupi, Pili Vesha began as a celebration of Goddess Durga but has evolved into an emotion that knows no religious bounds. Regardless of faith, the people of Tulunad consider Pili Vesha an integral part of their identity. Adorned in elaborate tiger costumes, dancers take to the streets, accompanied by rhythmic drumbeats and lively music, creating an awe-inspiring spectacle that often graces temple premises and public spaces.

Under the banner of Pili Nalike Vancouver, the dance group is composed of exceptional individuals, each bringing their unique talents to the stage. The performers who graced the audience included Yashaswi Mendon, Lucy Sequeira, Elton Dsouza, Divya Shetty (Sparrow), Glevin Andrade, Rahul Poojary, Sumit Kothiyal, Sadashiva Ashok, Anusha Dhananjaya, Ankish Ajith, Shifali Ashokkumar, Ashween Dara, Vinisha Albuquerque, Kruthika Salian, and Norbert Cutinho. for auspicious occasions. As the vibrant beats of Pili Vesha resonated in Vancouver, this performance bridged generations and continents, inviting the world to experience the profound emotions that reside within the soul of Coastal Karnataka, India. The event was not just a cultural display; it was a heartfelt pilgrimage that showcased the essence of tradition, devotion, unity, and an urgent message to save tigers. The “Save the Tigers” banner proudly held on stage promoted the preservation of India’s national animal, adding a meaningful layer to this remarkable enactment of humans in tiger disguises. In a world where cultural heritage sometimes fades, the South Canara Association of Vancouver’s (SCAV) Pili Nalike group stands as a torchbearer, ensuring that the flame of Pili Vesha burns brightly across borders, connecting hearts and souls and celebrating the rich tapestry of human expression. Guide to Making Your Home Winter-Ready As the winter season approaches, it’s time to prepare your home to ensure a warm, safe, and comfortable living environment. The chilly weather, freezing temperatures, and potential winter storms require homeowners to take several steps to winterize their homes. 1. Heating System Inspection and Maintenance: The first and most crucial step in preparing your home for winter is to ensure your heating system is in optimal condition. Schedule a professional inspection and maintenance service for your furnace or central heating system. Clean or replace the furnace filter and stock up on heating fuel if you use a fireplace. 2. Seal Leaks and Insulate: Drafts can be a significant source of heat loss during the winter. Inspect your home for drafts and seal any gaps or cracks around windows, doors, and other openings with caulk or weatherstripping. Consider adding insulation in the attic, walls, and basement to improve energy efficiency. 3. Chimney and Fireplace Maintenance: If you have a fireplace, it’s essential to have the chimney cleaned and inspected before lighting the first fire of the season. Ensure the damper is

functioning properly, and stock up on firewood if you use a wood-burning fireplace. 4. HVAC System Servicing: If you have central air conditioning, have it serviced and cleaned to transition from cooling to heating mode seamlessly. Check and clean air ducts to improve airflow and heating efficiency. 5. Prepare Your Plumbing: To prevent frozen pipes, insulate exposed pipes in unheated areas of your home. Disconnect garden hoses and shut off exterior water faucets. 6. Check and Adjust Insulation: Ensure that your doors and windows have adequate insulation. Consider using draft stoppers for doors to prevent drafts and heat loss. 90

7. Thermostat Settings: If you have a programmable thermostat, set it to save energy by lowering the temperature during the night or when you’re away. A few degrees can make a significant difference in your heating bills.
