And while the rebates for solar power ran out of money a little over a year ago for existing homes, there’s still a program for new homes with substantial rebates; this is called the New Solar Homes Partnership program. As of last month they had $57 million left for rebates but, because there’s a waiting list involved, it’s important to submit an application and have it approved soon. PG&E also has rebates available for home energy upgrades through a program names “Energy Upgrade California”. The rebates range from up to $2,500 for a basic home upgrade to up to $4,500 for their “Advanced Home Upgrade”. If you would like more information on these topics please visit www. pge.com. The focus today will be rebates from PG&E but, that said, I don’t want readers to forget about the 30% Federal Tax Credit. The tax credit can be used for solar electric and hot water heating systems and a variety of other energy measures! You can access the “Motherload” of all energy-related financial incentives from this web site - http://www. dsireusa.org PG&E currently has appliance rebates for energy efficient clothes washers, refrigerators, natural gas tank-type water heaters, electric heat pump water heaters, and variable speed pool filtration pumps. Recycle your old fridge through PG&E and they’ll pay you $50. Why take it to Waste Management when PG&E will pay you to come get it for you? PG&E also has rebates for solar hot water heating systems for homes with natural gas. These are for domestic water heating only, and don’t

oving is seldom easy. But even after all of the boxes have been unpacked and the furniture moved in, some of the difficulty of moving remains. Much of that remaining struggle can be traced to adjusting to your new environment. Though many people settle into a new residence after a short period of time, acclimating yourself to a new community is a taller order, especially for those without friends or family already entrenched in the community. The following are a handful of ways men and women who recently relocated to a new community can acclimate themselves to their new surroundings. • Join a local community organization. Local community organizations provide great opportunities to meet new people and learn about a town or neighborhood. Parents may find such organizations more accessible, as associations that focus on local youngsters are quite common. Adults can join parental organizations sponsored by their children's school or volunteer with an extracurricular organization, such as a local youth sports program. These are great ways for moms and dads to meet fellow parents and begin forming new friendships.

Inviting neighbors over for a casual backyard barbecue is a great way for men and women who are new to a community to meet people and form new friendships.

Singles or married couples without children also can take advantage of community organizations. Volunteer with an environmental cleanup group or sign up to play in a recreational sports league with neighbors in your age group. Opportunities to assimilate into your new community abound, it just takes a little effort on your part to get involved. • Make an effort to meet your neighbors. The days of yore when everyone

Once you have settled in, knock on your next door neighbors' doors and introduce yourself. If you really want to go the extra mile, host a casual backyard barbecue and invite your neighbors and their families. Such an affair can be a great way to break the ice and you might just find your neighbors share similar interests.

• Don't be a shut-in. Communities are often home to numerous traditions, and many such traditions are aimed at increasing the sense of community within a given town. Summer carnivals or winter holiday balls can make for a fun way to assimilate into a community and meet your neighbors. Leave the couch and your television behind to take advantage of such opportunities when they present themselves. • Join a professional organization. Many professionals find the demands of their careers are simply too great to give them the amount of time they need to fully assimilate into their new communities. In such instances, men and women might want to join their local professional organization, which can help them meet professional peers and make contacts that can pay both professional and personal dividends. If no such organization exists in your community, consider starting one. The difficulty of moving is often considered a burden on children. But adults may struggle to acclimate to a new community as well. Making that adjustment and learning to thrive in your new community may require some creativity and a little extra effort on your part, but it can be done.

lthough the real estate crisis might have broken some homeowners’ hearts, many folks are ready to start dating again, according to two Gallup polls. One poll shows Americans again believe real estate is the best long-term investment, better even than gold, stocks, bonds, and savings accounts. High-income consumers are the biggest believers in homeownership as an investment — 38% of people who make $75,000 or more

think real estate is the best longterm investment. Lower-income consumers, those households earning less than $30,000 per year, believe gold is a better investment than homeownership. It’s a Good Time to Buy A second Gallup poll found that nearly three in four Americans say now’s the time to buy, an attitude that could increase homebuying activity and home values over the next year. And the expectation that home

prices will rise is further fueling the buy-now belief. Back in 2011, only 21% of Americans expected home prices to rise. Today, 56% of those Gallup polled expect local home prices to increase. Looking back with 20-20 hindsight, it’s clear that the scant 21% of people in 2011 who thought prices would rise were right. The median U.S. home price rose from $166,100 in 2011 to $197,000 by 2013. The take-home from the Gallup poll? Most people can’t predict the

future of the housing market any more than they can predict where the stock market and the gold market are headed. Fortunately, most of us buy our home because we want to put down roots. But we also see buying as an investment. We know once we pay off the mortgage we’ll have a free-andclear home to live in during retirement and wealth to pass along to our heirs. Rising and falling home prices over a few years don’t matter so much if you’re investing for the long run.

or a long time we industry specialists have been asking for this product: the Hybrid Reverse Mortgage. Before getting into the details of this new HUD approved and FHA insured reverse mortgage product, let’s remember existing products: the fixed rate reverse mortgage, typically used to pay off an existing mortgage and the adjustable rate, typically used to establish a reverse mortgage credit line. A concern expressed by some clients, regarding the current reverse mortgage credit line product, depending on their age, is that while the interest rate on what is spent is currently in the 2% start range, the rate could increase over the life of the loan to the cap of 10 % over the start rate. The interest rate adjusts up/down monthly and is tied to a stable index, the Libor. Over the last 15 years the Libor index has gone to a high of approximately 9% and hovered in the 3-7% range predominately. Reverse mortgage clients NEVER accrue interest charges on their unspent credit line funds, and they are NOT making monthly payments on money they have spent, thus there is no possibility of a fluctuating house payment, however, interest is accruing on spent funds, and the higher the rate, the higher the loan balance will
